Fenerbahce from Istanbul. 

Unfortunately Fenerbahce ended up leaving Alanya with all 

3 points even though Alanyaspors biggest supporter was on 

the stands to cheer for the local heroes. 

Renovation of streets in Alanya 

Alanya municipality has been rebuilding 

"Alaiye Street" in Alanya City center. 

They street now has new sidewalks, bike 

road as well as underground garbage 

container system. 

In need of a helping hand or a good advise? 

Mayor of Alanya municipality said that 

"The prestige street is now an example 

street. We will improve several more 

streets as we planned now and it will 

continue with other streets".

gathered in the complex to cook the traditional 

"asura soup". 

Despite the poor weather it was a succesfull 

event and it inspired the Finnish owners to cook 

traditional Finnish fish soup next Sunday.

Also we help renovate and modernise apartments 

and we have just finished work on a bathroom 

where the new owner wanted to upgrade it a bit.

Alanya Municipality Social Services - House Cleaning 

Service 

We follow the legal procedures of our 

complexes the we are managing. We are 

going through the list of reminder letters 

for the residents who are in debt. 

We always advise you to make sure that 

your house/building has administration 

management before you buy. 

Alanya Municipality Social Services has established a 

"house cleaning service team" for disabled and elderly 

citizens. 

The team consists of 4 cleaning ladies and one barber. 

The team is serving around 80 houses per month and 

also provide dinner services during Ramadan.

Recycling in Alanya 

Alanya is among the best municipalities in 

Turkey in terms of recycling waste. 

Recycling collection points were expanded in 

recent years and now there are a total of 10,041 

recycling and waste collection points. 

While 15 thousand tons of packaging waste was 

collected in 2015, this figure was 26 thousand 

tons in 2016. 

According to mayor of Alanya Mr. Yücel the 

efforts will continue and that clean, local 

environment in Alanya is on the top of the 

agenda. 

Biggest social area project in Alanya. 

The park location is in Büyükhasbahçe district, 

near Seyir Terası north side of Alanya. The project 

has two side, one side is for picnic areas and 

second side has cafeteria, playground, local 

shops, walking platform with watching corners 

and amfiteatr for 400 people. The park will be 

50.000 m2. 

The park will have amazing Alanya view. Not far 

from city center and it will be fully designed park 

with many facilities. The project still under 

construction and hopefully this year it will be 

ready. 

Our monthly inspection visits are in process 

and Gülüzar is getting ready for visits of this 

month. 

The rain season has started so apartment visits 

are very important.

Did you 

know that.. 

Saint Nicholas, known as Santa Claus all 

over the world, was born in Patara, an 

important Lycian town on the 

Mediterranean coast of Turkey. 

He was called a Santa Claus because he 

was a priest known for his charity. 

We hope that this will end the discussion 

once and for all: Santa is from Turkey, not 

Finland, Greenland or any other land. 

We have just completed an unusual title deed 

transaction at the land registry office in 

Alanya. 

Due to seller being a total of 10 people and 

several of them have had namechanges since 

the initial deeds were issued and since one of 

the buyers 

was a foreigner the paper work was a bit 

more 

complicated and comprehensive that usual. 

A title deed transaction can normally be 

completed in a maximum of 3 or 4 days - and 

at times even faster - this time it took at 

couple of weeks. 

In the end a total of 67 signatures at the land 

registry office in Alanya was requried.

Luckily the 10 sellers were all represented by 

just one person via power of attornies. 

In case they had all been presents to sign for 

themselves in person, the required number of 

signatures would have been approximately

Obtaining deed got even faster + new 

payment procedures for electricity 

To obtain the title deed for your Turkish 

holiday home is a swift and pretty 

straightforward procedure. 

Not that we recommend anyone trying to do this 

themselves, but for those of us doing this on a 

daily basis the rules, regulations and procedures 

are fairly easy to deal with. 

And now a new update to the Turkish laws has 

made it even simpler. 

As you can see on the picture it was a front page 

story in the local press. 

Previously any building needed to be approved for 

sale to foreigners by the Turkish military. 

This to prevent foreigners buying property in zones 

of military interest, land zones or other restricted 

areas where foreigners can not buy a property. 

In Alanya for example this has always been a pro 

forma process, since there are no such restricted 

areas. 

Most building already had the approval but sometimes 

a property was sold in a building that never 

got this military approval and so we had to apply 

for this which would delay the entire title deed 

process for several weeks.

Be aware of new procedures for paying electricity 

And now what we have your attention please 

be aware of a minor but important change that 

electricity company CLK Akdeniz has 

implemented. 

Until now your electric meter had a subscription 

number. 

Unfortunately this number was only unique to the 

lcoal area of your house, so within a short distance 

two electric meters could hold the same subscription 

number. 

Therefor CLK Akdeniz has added a new number 

to all electric meters, which is a kind of a account 

number. 

Going forward this account number will be used to 

identify your electric meter subscription. 

The new account number is printed on your 

electric invoice that you receive every month. 

For those of you who use their Turkish bank for 

automatic payment of electricity it is a good idea 

to check if your bank is still paying the monthly bill 

after this update. 

Good news is that all such restrictions has been 

removed from the Alanya area and the military 

permission is no longer needed for foreigners in

Certified agents are not 

always competent 

Lets be honest! 

To establish a real estate agency in Alanya 

does not require a lot. Neither any higher 

education nor special skills or requirements 

are needed. 

Only demand that you must fulfill is to 

complete an evening training course, which 

takes no more than a couple of weeks. 

So it is far from a comprehensive education 

to teach you about important subjects such 

as buying contracts, financial security of the 

payment or guidelines for moral and ethics as 

an estate agent. 

Not that long ago we actually had an 

interesting experience where the responsible 

person for issuing licenses for estate agents in 

Alanya proudly told us about all the good he 

had done for the sector in Alanya which was 

making it even easier to get the permission to 

open a real estate agency and get the needed 

license. 

In our opinion he should have spend his time 

and influence by securing and highering the 

quality of the sector but it shows how 

unfortunate the entire sector and agents are 

thinking - which is thinking of themselves and 

not of you as a customer. 

This has created an overflow of authorized 

estate agents in Alanya but a lack of those 

who are competent and qualified. 

At 2Base we believe that it pays of to be a bit 

different and we always think of the customer 

before thinking of ourselves. 

We believe this will end up securing us more 

sales and more customers.

But how do you choose the right estate agent 

in Alanya when not even a real estate 

certificate will guarantee you a qualified and 

competent agent? 

We suggest that you take a look at some of the 

following factors. 

Company or private person 

Is the estate agent a part of a company with an 

office and colleges, or is the person working 

more as a private person? 

We recommend you to only use agents that are 

a part of a company with access to an office (as 

in his own office and not just an office that he 

"borrows" from a friend just for the occasion) 

and by that also an organization that can assist, 

help and support the estate agent during the 

entire process. 

References 

Does the estate agent and his company have 

good references and do you know others who 

did also use this agent and his company? 

Communication 

If English is not your mother tongue or you do 

not fell completely comfortable communicating 

in English you should use an agent that speaks 

your mother tongue. 

Information 

Do you automatically receive the information 

that you need or are you only informed when 

asking? 

Make sure that your estate agent is informing 

you from A to Z and that you dont have to ask 

for everything all the time. 

Gut feeling 

Take a deep breath, use your common sense 

and ask yourself the question: What does my 

gut feeling tell me about the agent and would 

i trust this person if we where to do business 

in my home country? 

We are often contacted by property buyers 

who have been offered properties from waiters, 

jewelers or persons who themselves 

think they are competent estate agents. 

Usually none of them are and the buyer feels 

this and contacts us so that a professional 

company can be involved in the trade. 

Unfortunately we are sometimes also contacted 

by those who did not contact us from 

the beginning and therefor ended up in problems 

and now wants our help to solve their 

problems. 

When it comes to choosing an estate agent in 

Alanya you must be very critical and only deal 

with agents that you absolutely trust and who 

besides talking can also put actions behind 

their words. 

Unfortunately it is not enough that the 

agent is authorized and holds a real estate 

license. 

You must also make sure that the person is 

competent. 

When that person is found the way to your 

dream property has become a lot easier... 

Here are a couple of examples on information 

that you should always get in written and without 

having ask. 

- Sales presentation of the property. 

- Financial overview of the property including 

an overview showing all expenses and trade 

costs. 

- Overview that shows how the trade will progress 

and what the time line is. 

- Buyers guide that will inform you about all 

general aspects of buying a property in Turkey.

Even the process is more or less the same, 

purchasing a property in Turkey is of course 

different then doing so in your home country. 

One of the biggest differences are actually the 

language since Turkish can be a bit hard to 

understand for most. 

Still a lot of Turkish words are surviving without 

translation when the topic is property in Turkey 

which can make if hard to understand exactly 

what is going on and what the exact meaning is. 

This is why we have made this vocabulary for

In the center of Alanya from the post office 

PTT to the area after the Atatürk statue you 

will find many shops selling branded clothes. 

This is in general a good area for shopping 

and sipping coffee. 

Megamall Konakli 

Shopping center with a broad variety of shops 

and cafes. 

Nova Mall Manavgat 

One hour drive away in Manavgat. 

Plenty of shops and a place where you can 

easily spend several hours. 

All there is left to say is "shop `till you drop" 

and remember that if you can carry all of the 

shopping bags by yourself, then you did not 

shop enough!

Alanya claims the opposite the sun 

does actually not shine all the time. 

Yes, we know. 

It might come as a shocking surprise but at 

times we do get both rainy, grey, stormy and 

windy days in Alanya. 

Number 2 - Eat some pop corn 

There are several cinemas in Alanya showing 

both foreign and Turkish movies. So on a rainy 

day catching a movie is definitely a great idea. 

Just be aware that some movies are dubbed, 

while others run in original language with 

Turkish subtitles.

The big question is what to do when the sun 

decides to take a break. 

Especially kids can be very inpatient and 

hard to entertain when outdoor activities 

are limited. 

We have therefor made a list of 4 great 

activities for kids on a rainy day in Alanya. 

Number 1 - Play the flipper machine 

All kids loves game lands and luckily one is to 

be found in the shopping center 

"ALANYUM" easy accesible on the 35 meter 

road in Cikcilli. The 3 storey shopping center 

has a foot court and gameland on the 

topfloor. Here you will find all kinds of 

arcade games, flipper 

machines, air hockey and other entertaining 

games and activities for kids of all ages. 

Number 3 - Be cultural 

Admitted, this one might not be exactly what 

your kids would love to do. So we recommend 

making them accept it by promising pizza and 

cola afterwards.Because for this third idea we 

want you to visit the archaeological museum 

of Alanya, which is situated close to the waterpark 

in the city center at the Damlatas Cave 

area.This museum has a small but fine indoor 

collection that is worth a visit. 

Number 4 - road rage 

Just out of the city on the Kestel-side of the 

Dim River you will find an indoor go-cart circuit. 

This is great fun for the older part of the 

family.Just remember to drive carefully and 

take care of each other. May the best driver 

win 

So a rainy day in Alanya does not have to mean 

less fun - just a little less sun.

Best places for having your 

coffee in Alanya 

Even that Turkey is a real "tea-drinkers" 

country also a lot of coffee is consumed. 

Especially the younger generations has accepted 

coffee, and cafe-visits with friends are getting 

increasingly popular. 

This is no different in Alanya where several of 

the bigger European coffee chains has established 

themselves side by side with the local coffee 

shops. 

We therefor want to provide you with this miniguide 

to the best places for having your coffee in 

Alanya. 

Starbucks at the Atatürk statue 

on the main street 

We of course have to start with Starbucks, who 

has several coffee shops in Alanya. 

The very first opened is situated close to the 

Atatürk statue on the main street, in an area 

where several coffee shops and cafes are found 

side by side. 

Besides the usual selection in freshly brewed 

coffee drinks also cakes and sandwiches are 

served - just as we know it from other Starbucks 

Coffee shops around the word. 

May we recommend the simple, black and 

always freshly brewed filter coffee... 

Robert's Coffee at Damlatas/ Cleopatra beach 

With beautiful and nice decor this is one of the 

absolute top cafes in Alanya. 

If you enjoy sitting enjoying life at a cafe, a visit 

to Robert's Coffe at Damlatas is a must when 

visiting Alanya. 

Also food, snacks and cakes are served, so 

Robert's Coffee is always worth a visit, that can 

easily be combined with beaching or a walk in 

the nearby park and recreational area. 

Shakespeare Bistro at the Atatürk statue at 

the main street/ eastern beach 

Another popular cafe is Shakespeare Coffee & 

Bistro, where also music are played during

weekends. 

Sit at the street side and watch daily life as it 

happens, or relax inside in the cozy and 

appealing cafe area. 

And not to forget: The pizza at Shakespeare in 

Alanya is really, really good and the place is also 

open for evening dinner. 

Juice and Friends 

Located behind Starbucks at the Atatürk statue 

Juice and Friends is tugged nicely away from the 

noisy main street. Modern contemporary interior 

and menu that also offers various and freshly 

made juices. 

The place might not be easy to find but it is surely 

a great place for both local and foreigners. 

Tip 

A lot of restaurants do not serve real coffee, 

but instead powder coffee/ instant coffee. 

Do therefor always remember to ask the 

waiter how the coffee in the restaurant is 

made, to avoid the disappointment of having 

a instant coffee served after a nice meal. 

Instead go to one of real coffee places and 

get a freshly brewed coffee there... 

In Turkey coffee will never be as popular as tea. 

But one thing is for sure. A freshly brewed cup 

of your favorite coffee drink is always to find in 

Alanya.

Who celebrates christmas in Alanya? 

The obvious answer to the question is 

"everyone that lives here does"... 

For most people Christmas is more of an event 

than a religious thing meaning that it is - but of 

course in its own way - celebrated by everyone 

even in a Muslim country like Turkey. 

Also no shop in Turkey is blind to the 

commercial aspect of Christmas so currently all 

shopping is accompanied by Christmas 

decorations and jingle bells. 

Some even claim that Santa actually comes from 

Turkey and not the North pole, Finland, Greenland 

or anywhere else. 

With that said celebrating Christmas in Alanya 

is of course very different than celebrating it 

at home. The special Christmas mood that you 

find in your home country can not be replicated 

anywhere, no matter how hard you try. 

People who choose to travel to Alanya during the 

holidays do so because they want to get away 

from all the Christmas activities at home, so they 

surely do not mind. 

And all of us living permanently here in Alanya do 

not have same expectations to Christmas as we 

would normally have. 

Instead we make Christmas our own way and try 

to mix some of the traditions we know from home 

with the opportunities that are available in Alanya. 

Most of the Christmas food you can actually cook 

more or less like you would do it at home. Some 

ingredients might not exactly be the same, but it 

is more or less possible to cook at full Christmas 

meal just like the one your mother would have 

cooked for you. 

Unless you want to drive to the mountains and 

cut down a tree, you might have to settle for a 

plastic one and you for sure wont get any snow. 

It might get cold, windy and rainy but snow is 

definitely never going to happen in Alanya. 

Plenty of restaurants offer Christmas dinners and 

entertainment, but we recommend staying at 

home since we believe that Christmas is best 

celebrated at home. 

In the end it is all about what works for you but 

our best recommendation is to take the best of 

your home Christmas, adjust it to living abroad 

and then spice it up with what Alanya has to offer.

Drive along the main street/ Atatürk street until you reach the 

PTT/ post office. Now continue a few hundred meters until 

you have a McDonalds on your left hand and green BP 

petrol station on your right hand. Continue 25 meters past the 

McDonalds and turn left. Our office is located on the left side 

on the second line to the main street. 

Alanya, from the west side (Antalya, Avsallar etc): 

Drive along the main street/ Atatürk street direction city 

center. After passing first Damlatas Aqua Park you will shortly 

after also pass by Denizbank, both on your right hand side. 

App. 100m further you will see a green BP petrol station at 

your left hand. Turn right at the BP petrol station and our 

office will be located on the left side in the second row to the 

main street.
