MESSAGE FROM YOUR HOA BOARD OF DIRECTORS
At the next annual meeting, there will be HOA Board positions becoming
open in April. If you are interested in serving your neighborhood and
would like to run for a position on the HOA Board, please contact Angela
Rivera for more information. It is a two-year term and takes just a few
hours each month. Our community manager handles the day-to-day
operations of the neighborhood under the direction of the HOA Board. If
you have a special interest in your neighborhood, now is the time to act
and become a part of the HOA Board.
REMINDER: ASSESSMENTS WERE DUE JANUARY 1 ST
The annual dues for 2021 are $600, due on January 1, 2021. The Association
statements were mailed in November 2020. This is done to enable you to
pay something each month before the deadline of January 31, 2021, if
you wanted to do this. We encourage each of our homeowners to pay
promptly as the cost to the homeowner for collection begins mounting
on February 1, 2021. If you would like to establish a payment plan, you can
contact the onsite community manager Angela Rivera at angela.rivera@
associa.us. Keep in mind the terms of the payment plan agreement
include a monthly payment plan fee and the association’s monthly
interest. Please pay your assessments on time to prevent receiving late

MINUTES OF BOARD OF DIRECTORS MEETING - OCTOBER 28, 2020
CALL TO ORDER
The Board of Directors meeting of the Cypress Mill Homeowners
Association Inc. was held, on October 28, 2020, at the Cypress Mill
Recreation Center, 14710 Mills Park Lane, Cypress, Texas.
Those in attendance were Jeff Garrett, Stacey Lucas, Larry Turner, Beverly
McGaughey and Kevin Tolls. Angela Rivera was also in attendance
(representing Associa Principal Management Group). With a quorum duly
established, President Jeff Garret; called Cypress Mill Board of Director’s
meeting to order at 6:01 PM, Larry Turner opened with an invocation.
SUMMARY OF EXECUTIVE
The Board of Directors - The President; announced the September
meeting minutes are available on the community app TownSq.
CONSTABLE - Lt. Rogers updated the Board and homeowners on
activity in and around the Cypress Mill community. Lt. Rogers stressed
homeowners to register for vacation watch.
APPROVAL OF MINUTES
After reviewing the minutes, the Board of Directors, Larry and Kevin
motioned to accept the meeting minutes of September 23, 2020, all in
Angela Rivera presented September 2020 financials. The financials are
accepted as presented. The following items noted:
• Operating Funds - $138,768.14 and Reserve Funds - $216,137.46 as of
September 2020. September 2020 YTD actual expenses are over budget
Homeowners’ present and discussed the following items:
• The landscape mowing days to be perform later in the week on
Wednesday and Thursdays.
• The amount of the utility line item, pool operations, the bid handling

The following items were discussed during the executive session. Motions
were made and seconded and passed unanimously to:

and access system at Mills Park Lane and Cypresswood locations at $500.

• The renewal contract of Monarch Landscaping under review.
• Nine DR accounts approved for attorney turnover.
• The posting dates of the HOA assessment signs in the community was
approved to begin mid-November to the 3 rd week of January.
• The install and removal of community Christmas decorations; will be
performed by the community porter and Jeff.
• Two gift cards are approved; from each vendor, HEB, Chick Fil A and The
Home Depot. At $25 each.
• The on-site managers vacation was approved for November
23-November 25, 2020 and December 28-December 30, 2020 and
January 4, 2021.
There being no further business to come before the Board, the regular
business session of the meeting adjourned at 8:43 PM.
Next meeting will be held on Wednesday, January 27, 2021 at 6 PM.
SPECIAL MEETING ON 11/06 AND 11/13/2020

The following items were discussed during the startup meeting.
• The schedule for the community mowing will be on Wednesdays
and Thursdays. Discuss the mowing as well over trash or debris. And
the proper disposal of the blowing; not into storm drains. The areas of
mowing to the fence line were all discussed.
• Bandit sign removals in the community.
• The playground area trash bins to be maintained.
• The set up for flower installs will be send to the Board for review.
• Jeff requested a bid for the removal of 33 Bradford Pear trees.
RATIFY ACTIONS IN BETWEEN MEETINGS
• A quote from Alvarez Service; for the repair/replacement of three
irrigation zone valves on Cypress Mill Park. Two zones on Cypress Walk;
and one zone on Cypresswood at $1080. A motion was made 1 st by
Beverly and 2 nd by Larry to accept the quote, all in favor.
• A quote from I-tech; was reviewed; to troubleshoot/repair at the Mills
Park Lane men restroom and access unit not responding at fitness room
door at $500. A motion was made 1 st by Beverly and 2 nd by Stacey to
accept the quote, all in favor.
• A quote from I-tech; was reviewed; to troubleshoot/repair the access
system at Mills Park Lane fitness room door not responding with all cards
and replaced strike for men’s restroom door at $600. A motion was made
1 st by Stacey and 2 nd by Beverly to accept the quote, all in favor.
• A quote from Classic Sports of Houston; was reviewed for a damaged
tennis court net replacement for $385 and was approved by Larry, Jeff

CFISD STUDENTS’ WORK SELECTED TO HOUSTON
RODEO SCHOOL ART AUCTION
Three student artists had their artwork selected to advance to the
Houston Livestock Show and Rodeo (HLSR) School Art auction.
Cypress Woods High School freshman Magdalena Baughman (Bridger
& Poco), Jersey Village High School junior Amy Muery (Laying Hen) and
Hamilton Middle School eighth grade student Ravine Cohen (Sunkissed
Stallions) each had their work chosen to advance.
“Having student artwork chosen as the top entry for the Houston
Livestock Show and Rodeo is already a huge achievement, but to have
it selected for auction is an added bonus and rare opportunity,” said
Lee Carrier, CFISD coordinator of visual arts. “I am proud of our CFISD
art students for receiving this honor. I would like to thank the HLSR
School Art Committee for continuing to support CFISD’s K-12 th grade art
students. I would also like to thank art teachers of the auction students
for providing this contest opportunity at their campuses.”
Since 1965, the HLSR has recorded more than 9.4 million entries to
its School Art Program. HLSR provides students the opportunity to
earn scholarships, visit workshops and a chance to have their artwork
displayed at the Hayloft Gallery during the Rodeo itself.

MENTAL HEALTH INTERVENTION TEAM EARNS
SCHOOL SAFETY AWARD
The CFISD Mental Health Intervention Team (MHIT) will be honored by
the Texas School Safety Center (TxSSC) and receive the Positive School
Climate and Prevention Programs Award of the center’s School Safety
Spotlight Program. The MHIT will be featured in the center’s upcoming
quarterly newsletter as well as the TxSSC social media platforms.
The School Safety Spotlight Program is designed to recognize and
promote schools, districts and individuals that foster education and
learning through safe and secure campuses. Categories include
Collaborative Community Partnerships, Staff Development and Training,
Positive School Climate and Prevention Programs, Student-Led Groups
or Programs and Outstanding Individual Service. Submissions and
nominations are reviewed based on knowledge, creativity and originality,
engagement, impact and evidence-based practices.
The TxSSC recognizes the top-scoring submissions from each category.
CFISD’s Mental Health Intervention Team promotes and supports the
mental health and well-being of students, families, staff and community
members through prevention, intervention and safety. Established during
the 2018-2019 school years by the Board of Trustees and Superintendent
Dr. Mark Henry, the MHIT is a collaborative and partnership among three
departments-Guidance and Counseling, Psychological Services and
the CFISD Police Department. The team is comprised of four licensed
professional counselors, two licensed psychologists and two mental
health police officers.
All nominations submitted through the third (Nov. 1, 2020 to Jan. 31,
2021) and fourth quarters (Feb. 1-April 30, 2021) will be considered for
recognition at the TxSSC School Safety Conference, to be held June 27-
July 1, 2021 in San Marcos.

2021 SCHOLASTIC ART & WRITING AWARDS
More than 250 CFISD students were among the numerous regional
winners from Harris County school districts in the 2021 Scholastic Art &
Writing Awards, hosted by the Harris County Department of Education
The Scholastic Art & Writing Awards provide student artists and writers
from grades 7-12 the opportunity to showcase their work for a national
audience and foster their careers. Students were recognized with Gold
Key, Silver Key and honorable mention awards. Of the total awards won
in Harris County, CFISD students won more than 300 awards. Art and
writing professionals, both local and national, volunteered to judge the
CFISD artists received 51 Gold Key awards and their work advanced to
the national competition. In addition, students were awarded 96 Silver
Key awards and 159 honorable mentions.
