1. Meet with a lender to review all possible factors, for example, your income, debt, & credit.<br />
The lender will then will let you know how much your maximum loan amount is, a rough<br />
estimate of what your payment will look like, and an estimated suggestion for current interest<br />
rates.<br />
2. If after the meeting with the lender, you are not ready to be provided with a pre-approval<br />
letter, the lender may advise you on the next steps.

During your home search, I will:<br />
• Find the best property available: Sometimes, the property you are seeking is<br />
available but not actively advertised, and it will take some investigation by your<br />
REALTOR ® to find all available properties.<br />
• Automatically send you homes matching your criteria as soon as they hit the<br />
market.<br />
• Prepare and interpret market analysis for the property you are buying (determines<br />
if the price and terms of the listed property are correct).<br />
• Analyze and compare pluses and minuses of different properties you are<br />
considering.<br />
• Discuss the value variables of different neighborhoods (what neighborhoods hold<br />
their property values).<br />
Unlike Zillow, Realtor.om, Redfin, or any other consumer sites, HAR.com (Houston Association of<br />

2. Once you select the homes you are considering, I will reach out to the Listing Agent and<br />
gather property specific details that are pertinent for you to know. I will schedule a showing<br />
for you and guide you through your exclusive home tour and answer any and all questions<br />
you have.
SUBMITTING A STRONG<br />
offer<br />
1. Once you are ready to submit an offer,<br />
I will provide my professional opinion<br />
based on comparable homes and detailed<br />
market analysis to help determine how<br />
much the proposed purchase price should<br />
be. However, it is up to you to make the<br />
final decision on how much you would<br />
like to offer.<br />
2. Once we determine the purchase price,<br />
I will prepare an offer to be signed via<br />
DocuSign once all buyers have seen<br />
the house and agreed that they like the<br />
property.<br />
NEGOTIATION BENEFITS:<br />
There are many negotiating factors,<br />
including but not limited to price, financing,<br />
terms, date of possession, and inclusion<br />
or exclusion of repairs, furnishings, or<br />
equipment. In addition, the purchase<br />
agreement should provide a period for you<br />

WHAT IS<br />
ESCROW?<br />
Escrow is the process where parties (buyers/sellers) transfer real estate<br />
documents, funds, and other valuable items with a neutral third party like<br />
an escrow agent. These items are held in trust by the escrow agent until a<br />
specific condition or event takes place according to mutual and specific<br />
instructions from both parties. In other words, escrow is the repository<br />
for your receipt, exchange, and distribution of items and documents that<br />
are needed in order to transfer or to finance real estate transactions.<br />
Once the necessary events occur or the conditions have been met, the<br />
distribution, sale, or transfer takes place. When all elements necessary<br />
to complete the transaction have happened, the escrow is then closed.
WHAT IS AN<br />
APPRAISAL?<br />
An appraisal is estimated property value<br />
resulting from analysis of facts about the<br />
property; an opinion of value. Some appraisal<br />
factors include:<br />
1. Real estate appraisal, property valuation<br />
(usually market value).<br />
2. Lot size, view, curb appeal, etc.<br />
3. Value-adding features, upgrades, or<br />
additions.<br />
4. Quality of construction and overall<br />
condition of the property.<br />
5. Structural integrity (but with less scrutiny<br />
than a home inspector).<br />
6. Whether or not the property conforms to<br />
the neighborhood for resale purposes.<br />
7. Anything else that might add or subtract<br />
value, or make the home different from<br />
the comparables.
HOME INSPECTION VS. HOME WARRANTY:<br />

HOME INSPECTION:<br />
You should hire a licensed, professional inspector to conduct a thorough inspection. You can<br />
search for one on the web or, I can provide you with a list of home inspectors that I have<br />
worked with in the past. The average out of pocket cost can be between $390-$600 and is not<br />
refundable.<br />
WHAT DOES HOMEOWNERS INSURANCE COVER?<br />
Home insurance coverage varies depending on the type of policy. A named peril policy is<br />
basic coverage that provides financial protection in case of events like fire, theft, wind, hail,<br />
or vandalism. An all-risk homeowners insurance policy offers expanded coverage with fewer<br />
exclusions. You’ll pay a higher premium for a more robust homeowners insurance plan, but as<br />
May points out, “If there is a loss, you can never have too much insurance, but you always feel<br />
like you have ‘enough’ when you are paying for a policy.”<br />
A quality home insurance policy will not only cover damage to property, but also liability for<br />
injuries to guests on your property. Homeowners insurance also covers damage caused by<br />
natural disasters, with some exceptions. Flooding, earthquakes, wear-and-tear, and vermin<br />
damage aren’t covered in a standard homeowners policy. You can expect a basic homeowners<br />
insurance policy to cover the home structure; personal belongings such as furniture or<br />
personal items; personal liability; and additional living expenses if you can’t live in your home<br />
because of damage from a named peril (fire, wind, etc.).<br />
what is an earnest money<br />
deposit?<br />
An earnest money deposit (EMD) in real estate is money that you put down with a contract. It is<br />
good a good faith deposit that shows the seller you are serious about closing the transaction.
