THE RIGHT REALTOR ®
MATTERS
As an agent who’s an expert in this local
area, I bring a wealth of knowledge and
expertise about buying and selling real
estate here. It’s not the same everywhere, so
you need someone you can trust for up-todate
information. I am eager to serve you.
Here are some of the things I can do for you:
• Find Your Next Home: You need someone
who knows this area inside and out! I
can work with you to find the right home
at the right price for you, including all
the neighborhood amenities that matter
- not to mention the essential criteria you
have for your ideal home.
• Helping you identify your essential home
preferences.
• Helping you determine your offer.
• Negotiating the offer and contract.
• Facilitating the financing process.
• Initiating the property evaluation and
inspection process.
• Explaining the title search process.
• Preparing you for the close of escrow.

GETTING PRE-APPROVED
WHAT TO EXPECT
Generally, the home price you can afford will depend on six factors:
1. Your income.
2. Your available assets for the down payment, closing costs, and any cash reserves required by
the lender.
3. Your outstanding debts.
4. Your credit history.
5. The type of mortgage you select.
6. Current interest rates.
I can provide you with a list of the best lenders in the business who can help determine your purchasing
power by analyzing your financial strength. Before you begin searching for the home of your dreams,
this analysis and your loan preapproval will help you focus your house hunting efforts.
TYPES OF LOANS:
1. Cash
2. VA Loan
3. FHA Loan
4. Conventional Loan
5. Jumbo Loan
WHAT’S NEXT?
1. Meet with a lender to review all possible factors, for example, your income, debt, & credit.
The lender will then will let you know how much your maximum loan amount is, a rough
estimate of what your payment will look like, and an estimated suggestion for current interest
rates.
2. If after the meeting with the lender, you are not ready to be provided with a pre-approval
letter, the lender may advise you on the next steps.

SEARCHING FOR HOMES:
using HAR.COM
During your home search, I will:
• Find the best property available: Sometimes, the property you are seeking is
available but not actively advertised, and it will take some investigation by your
REALTOR ® to find all available properties.
• Automatically send you homes matching your criteria as soon as they hit the
market.
• Prepare and interpret market analysis for the property you are buying (determines
if the price and terms of the listed property are correct).
• Analyze and compare pluses and minuses of different properties you are
considering.
• Discuss the value variables of different neighborhoods (what neighborhoods hold
their property values).
Unlike Zillow, Realtor.om, Redfin, or any other consumer sites, HAR.com (Houston Association of
REALTORS ® ) provides my clients access to accurate data on properties and more.
CLIENT CONCIERGE SUPPORT
1. I will search for properties daily to find homes within your preferences and accept your
pre-approved loan type, and send them to you for review.
2. Once you select the homes you are considering, I will reach out to the Listing Agent and
gather property specific details that are pertinent for you to know. I will schedule a showing
for you and guide you through your exclusive home tour and answer any and all questions
you have.

SUBMITTING A STRONG
offer
1. Once you are ready to submit an offer,
I will provide my professional opinion
based on comparable homes and detailed
market analysis to help determine how
much the proposed purchase price should
be. However, it is up to you to make the
final decision on how much you would
like to offer.
2. Once we determine the purchase price,
I will prepare an offer to be signed via
DocuSign once all buyers have seen
the house and agreed that they like the
property.
NEGOTIATION BENEFITS:
There are many negotiating factors,
including but not limited to price, financing,
terms, date of possession, and inclusion
or exclusion of repairs, furnishings, or
equipment. In addition, the purchase
agreement should provide a period for you
to complete appropriate inspections and
investigations of the property before you
are bound to complete the purchase. I can
advise you as to which investigations and
inspections are recommended or required.

negotiating
ON YOUR BEHALF
As part of your team, we want to make sure buying your home is as seamless and effortless as
possible.
In a seller’s market where prices are rising, multiple offers are often made on homes in your area.
This makes it harder for buyers to get into their dream home because they will need to compete
with other potential buyers. I will navigate these challenges for you. As an experienced REALTOR ® , I
have trained extensively on how to negotiate on your behalf as well as how to manage the following
areas:
• Contract terms and conditions
• Counter offers
• Home Appraisals
• Review of the title report
• Home inspection and reports
• Termite inspection and reports
• Your request for repairs
• Escrow instructions
• Communication with all parties involved
• Preparation of recent, comparable home sale reports
• Clear communication with the listing agent on the seller’s side
SOMEONE ON YOUR SIDE
From the moment you receive your first offer until your funds are disbursed at closing, we are
there to represent you, negotiate in your best interest, and ensure that you are informed every
step of the way.

WHAT IS
ESCROW?
Escrow is the process where parties (buyers/sellers) transfer real estate
documents, funds, and other valuable items with a neutral third party like
an escrow agent. These items are held in trust by the escrow agent until a
specific condition or event takes place according to mutual and specific
instructions from both parties. In other words, escrow is the repository
for your receipt, exchange, and distribution of items and documents that
are needed in order to transfer or to finance real estate transactions.
Once the necessary events occur or the conditions have been met, the
distribution, sale, or transfer takes place. When all elements necessary
to complete the transaction have happened, the escrow is then closed.

WHAT IS AN
APPRAISAL?
An appraisal is estimated property value
resulting from analysis of facts about the
property; an opinion of value. Some appraisal
factors include:
1. Real estate appraisal, property valuation
(usually market value).
2. Lot size, view, curb appeal, etc.
3. Value-adding features, upgrades, or
additions.
4. Quality of construction and overall
condition of the property.
5. Structural integrity (but with less scrutiny
than a home inspector).
6. Whether or not the property conforms to
the neighborhood for resale purposes.
7. Anything else that might add or subtract
value, or make the home different from
the comparables.

HOME INSPECTION VS. HOME WARRANTY:
knowing the
difference
HOME INSPECTION:
You should hire a licensed, professional inspector to conduct a thorough inspection. You can
search for one on the web or, I can provide you with a list of home inspectors that I have
worked with in the past. The average out of pocket cost can be between $390-$600 and is not
refundable.
WHAT DOES HOMEOWNERS INSURANCE COVER?
Home insurance coverage varies depending on the type of policy. A named peril policy is
basic coverage that provides financial protection in case of events like fire, theft, wind, hail,
or vandalism. An all-risk homeowners insurance policy offers expanded coverage with fewer
exclusions. You’ll pay a higher premium for a more robust homeowners insurance plan, but as
May points out, “If there is a loss, you can never have too much insurance, but you always feel
like you have ‘enough’ when you are paying for a policy.”
A quality home insurance policy will not only cover damage to property, but also liability for
injuries to guests on your property. Homeowners insurance also covers damage caused by
natural disasters, with some exceptions. Flooding, earthquakes, wear-and-tear, and vermin
damage aren’t covered in a standard homeowners policy. You can expect a basic homeowners
insurance policy to cover the home structure; personal belongings such as furniture or
personal items; personal liability; and additional living expenses if you can’t live in your home
because of damage from a named peril (fire, wind, etc.).
what is an earnest money
deposit?
An earnest money deposit (EMD) in real estate is money that you put down with a contract. It is
good a good faith deposit that shows the seller you are serious about closing the transaction.

CLIENT SUCCESS
STORIES
Murad Fiki is an excellent realtor who provided an
amazing experience when I wanted to buy my first
house. He was straightforward, gave many ideas, and
showed honesty through his knowledge in the realtor
field in advising inspection cleaning and much other
stuff. It was very nice doing business with him. Murad
was also ready to show the property at any time I
text him he was quite flexible with my schedule. Very
nice person at heart and I feel he will not let down
any future buyers or sellers in the realtor businesses.
Thank you, Morad.
Morad is extraordinary! We gave him a
difficult task: to find a reasonably-priced
townhome for lease that was zoned to
Memorial HS. In this tight market, it was
very difficult. He worked tirelessly for 2
months and found us the perfect place.
He was always cheerful, he responded to
questions immediately, and we felt he was
always on our side. Amazing considering
this was only a lease transaction. Highly
recommend!
I highly recommend Morad. He is fast, responsive,
energetic, elegant, classy, and very honest. He is also
a Navy Veteran who served honorably and that is now
eager to serve your needs. He knows the real estate
market like very few do. He is definitely the man to go
to when looking for a home. He will definitely exceed
all your expectations.
Morad Fiki is a great realtor. He answered
our all questions at any time. He replied in a
short time. We bought our first house which
means that we didn’t know the process, he
informed us very well. We really appreciate
his service!
Working with Morad was an absolute pleasure! He
is professional, knowledgeable, and persisted in
providing frequent updates throughout the process.
I was really impressed with his meticulous efforts
to ensure our home was marketed widely among
realtors and prospective buyers. Our home was sold
within our expected time-frame and we have Morad to
thank for such a smooth and predictable experience.
Morad will always have our highest regards and we
would unquestionably recommend him for anyone
looking to buy or sell real estate. Thanks, Morad!
Morad was the best realtor I have come
across. He is the whole package. He
is extremely knowledgable, persistent,
responsible, efficient, understanding, and
responsive. He had everything taken care
of immediately. I never had to worry. He
was very patient and understanding, the
perfect real estate agent for me being a
first time home buyer. He was so patient
with my questions and huge lists of wants.
I recommend him to anyone looking for an
agent.
