MARKET REPORT | <strong>Q3</strong> <strong>2021</strong>

SAN FRANCISCO SPECIALIST<br />

Single family homes continue to be in high demand across the<br />

city, with the median price hitting an all-time high of $1,800,000<br />

for the year. That is up 11% from last year. Inventory levels are<br />

almost half of what they were this time last year. Sales prices<br />

are averaging 14% over the asking price.<br />

The high end of the market has been extremely robust this year,<br />

with 11 single family homes selling for over $15M. Some of the<br />

biggest were: 2920 Broadway ($43.5M), 3524 Jackson ($29M),<br />

3355 Jackson ($28M), and 3414 Washington ($24.5M)<br />

The condo market has been flat relative to last year, with the<br />

median sales price remaining at $1,200,000. Sales prices are<br />

averaging 4% over the asking price.<br />

There have been 12 condo sales over the $7M price mark.<br />

Several were new luxury condos at One Steuart Lane and The<br />

Four Seasons Private Residences. Penthouse units also sold at<br />

the Avery and Lumina.<br />

The Applegarth+Warrin team has been busy helping buyers<br />

and sellers in San Francisco and Marin again this year, with<br />

nearly $150M in sales so far in <strong>2021</strong>.


TRENDING IN <strong>SF</strong><br />

SAN FRANCISCO EXEC GOING TO SPACE<br />

The Blue Origin crew for the October space launch<br />

with William Shatner, includes San Franciscan, Chris<br />

Boshuizen. Chris, originally from Sydney, moved to the<br />

U.S. to work as a space mission architect for NASA and<br />

now is a co-founder and venture capitalist living in San<br />

Francisco. He co-founded Planet Labs in 2010, which<br />

has a fleet of more than 200 satellites which document<br />

changes on Earth.<br />

BAY AREA IS STILL A CENTER FOR EV TECH<br />

Tesla may be moving its headquarters to Austin, Texas,<br />

but the Bay Area is still the center for EV innovation.<br />

There are more than 200 companies based in the Bay<br />

Area working on all thing’s related to electric vehicles.<br />

Tesla’s Fremont factory will remain, and Tesla will<br />

continue to have strong ties to the Bay Area, the major<br />

hub for electric vehicles.<br />

CENTRAL WATERFRONT PROPOSAL<br />

Oakland-based builder Workshop1 filed a proposal to<br />

build a five-story lab and office building at 600 20th St.<br />

last week with the San Francisco Planning Department.<br />

This would transform two warehouses near Pier 80 into<br />

a large two-building lab complex and an additional<br />

development nearby, in an area that increasingly<br />

hopes to cater to life science tenants.
