HIGHWAY 6 MONUMENT SIGNS

AND MEDIANS LANDSCAPING

Many of you have inquired about why there are no plants at the monument signs. Within

the last two years, TXDOT and AT&T came into the area to install sidewalks, fiber optic

cable, traffic lights and other projects. The irrigation lines for the monument signs were

all damaged, as they sit in a TXDOT easement. TXDOT and AT&T have more projects

planned so we have to wait for their completion to repair irrigation and install new plant

material. TXDOT has agreed to make repairs to the irrigation at the monuments along

HWY 6, as well as assist in beautifying in the area in late summer. Everyone’s patience

until then is appreciated. TXDOT has also agreed to update the medians on Hwy 6 adding

grass and multi colored Crape Myrtles.

COPPERFILED COMMUNITY CENTER

The Copperfield Community Center was damaged during our February freeze. The CCA

has a committee working on updating the community center and hope to have it opened

by the first of 2022.

COPPERFIELD CRIME WATCH

We would like to welcome our new to welcome our

new sergeant to Copperfield, Sgt. Scott Hardcastle.

We congratulate Adam Lightfoot, on his promotion to

lieutenant and his new position in the Harris County

Sheriff Office.

EMERGENCY VEHICLES AND

FIRE TRUCK CLEARANCE

The Cy-Fair Volunteer Fire Department is still

requesting homeowners assist in addressing the low

hanging trees within the Copperfield Community.

Low hanging limbs and branches are causing damage

to the fire departments equipment and damage to

the homeowners’ trees, hampering the response

to emergency calls. Most of the fire departments

equipment is 13 feet tall and therefore need a 14

foot clearance from trees that hang over the streets.

Routes to locations have to be altered to avoid these

areas and some areas have no alternate route; leaving

no recourse but to park and walk to the locations.

keep the cats licensed, vaccinated and restrained. In

WCA/GFL RESIDENTIAL SOLID WASTE &

RECYCLING COLLECTION

On Aug. 12, 2020, GFL Environmental Inc. a leading North American

diversified environmental service company, announced that it entered

into an agreement to purchase WCA Waster Corporation its subsidiaries.

Copperfield residents will see both GFL and WCA trucks in our villages.

GFL changes to billing

We are encouraging residents to create and link an account on the GFL

website: https://gflenv.com. Click on my account and follow the instructions

to set up an account. The resident will need their account number or a

current invoice number. (The account will now begin with AF)

If a resident does not set up an account on the GFL website, they will continue

to receive a bill in the mail. If a resident chooses to call and make a payment

or go online and make a one-time payment, there will be a $5 service fee. If a

resident has a question or issue with setting up an account on the GFL, please

contact customer service: wcacshouston@gflenv.com, 713-539-9075.

WCA/GFL WORK SPECIFICATION

A. Regular collection days for all communities will be Tuesday and Friday.

Household waste will be collected at the backdoor and or garage for the

sections of the Association with backdoor and or garage service. The

trash must be accessible and visible from the street, WCA/GFL personnel

will not go behind any gates to access the household waste. Household

waste will be collected at the curb for the sections of the Association

with curbside service. All waste must be in place by 7 AM. Household

waste must be either in containers or bags not exceeding sixty-four

(64) gallons or fifty (50) pounds. Household garbage is defined as waste

generated inside the house, exclusive of any construction or remodeling

debris or any other waste defined in this Contract. Trees, shrubs and

brush trimmings must be bundled in lengths no greater than four (4)

feet with no branch diameter exceeding three (3) inches. The bundling is

required to allow quick pick-up and size limitations are required to avoid

damaging the equipment in the crushing process.

B. Heavy trash or bulk items must be placed at the curbside by 7 AM every

Tuesday and Friday. Small pieces of furniture, appliances, carpet (up to

one room, rolled up to four feet wide and weigh less than fifty pounds)

and cardboard boxes (flattened). By Federal Law, refrigerators, freezers

or any other items containing Freon must be drained of Freon and have

an accompanying bill to validate service was performed. Items excluded

from normal collection are construction material, wood fencing, dirt,

rocks, bricks, concrete, tires and batteries, motor oil, cooking oil, waste

generated by a private contractor or any materials or items deemed

hazardous materials. WCA/GFL will leave a tag explaining the reason

for non-collected item(s). For a special collection of other than normal

amounts or bulk items, if notified in advance, WCA/GFL will meet with a

resident prior to collection day to determine a price. If a resident does not

notify WCA/GFL of such a special pick-up before its scheduled day, then

WCA/GFL will leave a notice for the resident to contact WCA/GFL during

normal office hours before the next scheduled pick-up day.

C. Household recycling must be placed at the curbside by 7 AM. WCA/

GFL will collect residential recyclables located curbside in the eighteen

(18) gallon bin or the forty-eight (48) gallon cart supplied by WCA/

GFL. If a bin or cart needs to be replaced, contact customer service for

delivery of a replacement bin or cart. Current items being collected are

paper including newspaper, magazines, phone books, catalogs, junk

mail, envelopes, file folders, computer paper, construction paper, colored

paper, corrugated cardboard boxes (flattened and bundled) cereal and

soda/beer boxes, gift boxes, wrapping paper; containers including

aluminum cans, aluminum foil, plastic bottles/jugs/buckets #1 through

#7, glass bottles or jars. Excluded Items are Styrofoam, metal pots and

pans; scrap metal like nails; screws; gutters; and copper. If the market price

for anyone (1) or all the commodities designated to be collected drop to

the point that such materials can no longer be sold or processed, WCA/

GFL will remove that item(s) from the list of those items to be recycled

and notify the residents. WCA/GFL will communicate any changes in

recycling to residents.

• SOUTHCREEK - Recycling will be serviced on Tuesday.

CY-FAIR WOMEN’S CLUB

WOMEN SERVING THE COMMUNITY

CWC is a non-profit service organization that gives back to the Cy-Fair

community. All the funds raised by the club are given to the community

by way of scholarships for graduating high school seniors, grants at Lone

Star College-CyFair and funds to other non-profits in our community as

well. Membership for the Cy-Fair Women’s Club is open to all ladies in

Northwest Houston/Cypress neighborhoods. We always meet the first

Thursday of the month at The Berry Center, 8877 Barker Cypress Rd. You

can park at Entrance 2 and look for the directional signs to the meeting

room. Our meetings begin with social time and refreshments at 6:15 PM,

immediately followed by a program at 6:45 PM.

Our monthly meetings are not only educational and enjoyable, but they

can also develop lasting friendships too. In addition, we have a social

event and volunteer opportunities throughout the month as well. Please

Coyotes have been sighted in many of the subdivisions in the Copperfield

area at night and before dawn. Please protect your pets. They should not

be left unattended after dark, even in their own enclosed yard as coyotes

can jump or scale a 6-7 ft fence.

(CPV) A WORD FROM THE BOARD

The Board announces the new location of SCS Management

and its new Name. Please see announcement below:

SCS MOVES AND UNDER NEW MANAGEMENT

It is our pleasure to announce that we have relocated our

growing business to a new office location on Monday July

19 th .

As you know, our office - and home of 25 years - was

destroyed in the February freeze. We are excited of our

new office off I-10 and Highway 6 in the Energy Corridor

(1400 Broadfield Blvd, Suite 600). The office was opened

on July 19th and is now open for Board members and

homeowners.

We look forward to inviting you to visit our new facility!

We are excited for you to see our new office and reconnect

with our staff.

Note that SCS is now part of Chaparral Management. Since

the beginning of 2020, SCS and Chaparral Management

(located in Spring) have been “sister companies” in

Houston, operated under common ownership. To

simplify our operations, we have combined them into

one single brand. Going forward, SCS will operate under

the Chaparral Management name. So what does it mean

to you as a homeowner? Not much! Your manager is the

same and contacts remain the same. We are not changing

our systems of communications.

Operating under a single brand allows us to more

effectively invest in improving our customer service,

simplify our operations, maintain one website instead of

two, improve our collaboration and better share backoffice

resources in a way that improves outcomes for our

clients. This also allows us to focus our marketing efforts

around a single identity. It is bittersweet to be retiring the

SCS name, but we are excited about a fresh start with a

new office and a new banner on the door.

SPECIAL THANKS

A SPECIAL THANK YOU to all those homeowners who participated in the de-annexation

of our Residential from the Commercial side of CPPOA. We were able to collect the

required signatures to proceed. Our legal department will be presenting our case this

coming month.

FALL GARAGE SALE OCTOBER 23 RD

Mark your calendars!!! The fall garage sale is coming up on October 23 rd . This is a good

time to clean out your attics and garage of items you no longer need or use. Again, due

to Covid you must take all precautions necessary and CPV will not sponsor the event. It

will be up to each homeowner to proceed at their own risk.

OTHER ISSUES AND NEWS: If you want to receive or be kept updated on news,

events or announcements, please keep your email address updated with CHAPPARAL

Management. Since mail service is not always dependable, this is a second method to

receive news or important notices.

SCS PORTAL: You can continue to use the same password etc. to sign in as before. For

now and until further notice it will remain the same. Their new and improved layout and

navigation will be a great tool for you and our residents for viewing, getting answers to

your questions and communicating with your team.

It is important that you get involved in your community! Get signed up in the new SCS

(Chapparal) portal to apply for architectural changes to your home, roof, paint changes,

ARCHITECTURAL REVIEW COMMITTEE:

Remember that any changes to our property like patio covers, sheds, new roofs, house

painting, fencing, etc will need approval from the Architectural Review Committee. You

can obtain the approval form from the new portal on line or our new office located 1400

Broadfield Blvd, Suite 600.

Again, our new office location is in the Energy Corridor

area of Houston, just north of Interstate 10 near Highway

6. Please update your records with our new address. Our

phone numbers and email addresses will remain the same,

as well as our website address and Facebook page. A sign

will remain on the door of our former location with the

correct address for those that have a need to visit our office.

This announcement will be put on your homeowner

association portal and was part of our correspondence

the first of July. We ask that you update our address in

communications to your residents: newsletter, website,

social media pages, etc. Our new facility offers us the

opportunity to better serve you and your community. Our

staff looks forward to continuing to serve your needs. Feel

free to contact us with any questions.

YARD OF THE MONTH

August Yard of the Month was awarded to property owner at 7323 Wooded Valley.

We appreciate and thank you for all special efforts taken to make our neighborhood

beautiful! September will be the last month for Yard of The Month. It has been a difficult

year to keep up with our yards due to the weather. With February’s freeze and continuous

rains it made it difficult to keep up with Mother Nature.

DEAD TREES AND SHRUBS: By now your trees, palms, shrubs or

flowerbeds would have come back to life from the freeze in February.

Many yards still need dead landscape to be removed. Please remove

them. You will be receiving a deed restriction letter if not removed. Thank

you for your cooperation in helping your neighborhood look good.

POOL AND PARKS: The pool will be open in September on WEEKENDS

only from 9 AM to 9 PM. SPECIAL THANKS TO THE POOL COMMITTEE,

which consisted of 2 homeowners and Board Members. Without them

our pool hours and times would be selective. We desperately need

volunteers for next year.

Again, we must remind everyone that cameras will pick up any illegal

activity at all times in the pool and park area. Please read all pool rules

posted at the gate and inside the pavilion. NO FOOD ALLOWED INSIDE

PAVILION AND POOL. You may eat outside the pool area in the park. You

may bring snacks and drinks in the pool pavilion.

POOL TRESPASSING: Jumping over the fence when the pool is closed is

trespassing and illegal.

GREEN BELT AND PARK: GREENBELT AND PARK AREA TRASH! Did you

know that there are trash bins in these areas for your convenience? Report

any loitering you see. No one should be in the park area after hours.

Doggie stations are there for your use. If you see trash bags are needed

or the trash can for trash and dog litter is full, contact SCS (Chapparal).

Our landscaping people are responsible for this.

ILLEGAL PARKING: No parking in the Pool/Park area is allowed after

9 PM. We will begin towing any vehicle seen after hours at the owners’

expense. It does not matter if you are a homeowner or a guest visiting

the homeowner. It is illegal and considered trespassing. If you notice a

suspicious car or cars parked after hours, contact the non emergency

sheriff department so a deputy can be dispatched. You do not have to

give out your name when calling. The number is 713-221-6000 prompt 6.

MIDDLEGATE VILLAGE

(MG) COUNTY TREE TRIMMING IN MIDDLEGATE

The streets in Middlegate are owned and maintained by Harris County.

It is their responsibility to keep them safe and passable. Part of this

maintenance is to keep the trees near these public roads trimmed at

least 14 feet above the roadway to allow safe passage for emergency

vehicles. Technically it is the homeowners’ duty to keep trees trimmed,

but the county will step in and get the job done when asked. Trees will

be trimmed back to the curbs to 14 feet clearance. In addition, trees are

required to be trimmed to 8 feet above all sidewalks for safe pedestrian

travel. The county will not trim this part of the trees, which is again the

homeowner’s responsibility. We ask all residents to comply with safety

guidelines and keep our neighborhood safe and beautiful. If you DO NOT

want the county to trim your trees and want to trim them yourself, you

must contact them at 713-755-6306.

(MG) MIDDLEGATE AND CCA

Middlegate homeowners belong to the Middlegate Village Community

Association. The Association assumes responsibilities for such services as

street lighting, mosquito control, common area maintenance (Middlegate

parks and cul-de-sacs), pool upkeep and deed restriction enforcement.

The Copperfield Community Association provides services common to

each of the villages of Copperfield. Among these are the law enforcement

patrol contract, garbage collection contract and upkeep of the CCA park

on Willow River.

Each Middlegate homeowner is billed an annual assessment for the

purpose of providing the revenue to cover operating costs of the

Middlegate Village Community Association and Middlegate’s portion of

CCA’s operating costs.

AUTOMOBILES, BOATS, TRAILERS,

OTHERS VEHICLES & EQUIPMENT

Section 19 of the Northmead Bylaws state: No

automobiles, trailers, campers, motorcycles, buses,

trucks, tractors, recreational vehicles, inoperative

vehicles, equipment or machinery of any kind, camp

rigs off truck, boat rigging or any item deemed

offensive by the ARC, shall be stored permanently

or semi-permanently on any public street, right-ofway

or driveway. Permanent or semi- permanent

storage of such vehicles or items must be screened

from public view either within the garage or behind

a solid fence. Semi-permanent storage is defined

as the storage without movement for a period not

exceeding forty-eight (48) hours.

(NM) PLEASE DON’T’ BLOCK

THE SIDEWAY OR DRIVEWAY

With more people working from home due to Covid,

Graham Management is get more complaints about

residents blocking the sidewalk with trash bags or

lawn trimmings plus vehicles blocking the driveway

while our homeowners are out walking the

neighborhood. Please be courteous and put your

trash bags & lawn clips on the edge of you driveway

and if necessary park your car in the street.

(NM) DOG LEASH LAW

There have been many complaints about dogs are running loose in the

neighborhood. If this is the case, call animal control! If you are walking

your dogs, keep them on a leash at ALL times. This is a deed restriction

and also against Harris County Leash Law. Be considerate of others. Many

children are afraid of animals and also people in the neighborhood do

not appreciate dogs running around loose in their lawns. Please pickup

after your dogs, no one wants to step in your dog’s poop. Dog Waste

Stations have been instated in both parks for your use.

(NM) HOME IMPROVEMENT REQUIREMENTS

Summer is here and if you are doing some seasonal cleaning or planning

changes to your home, here is the Exterior Maintenance Guidelines

Approved by the HOA: All improvements on a lot must be maintenance

in a state of good repair and shall not be allowed to deteriorate. Repairs

shall include, but not be limited to, the following:

1. All painted surfaces must be clean and smooth with no discolored or

bare areas or peeling paint and all surfaces must be free of mildew.

2. All rotted and damaged wood must be replaced and any damaged

brickwork repaired.

3. Gutters must be kept in good repair and not allowed to sag or hang

down.

4. Roofs must be maintained in good repair with no missing or curling

shingles.

5. All glass surfaces must be whole.

6. Garage doors must be undamaged and in good repair.

7. Fences and gates must be kept in good repair.

8. Sidewalks, driveways and curbs must be clean and undamaged. Seams

must be kept free of weeds.

9. Lawns must be kept mowed, edged and weed free, flower beds must

be kept free of

weeds and shrubs and trees must be kept trimmed.

10. There shall be no storage of clutter and debris in public view.

11. Mailboxes must be maintained in good repair.

12. Trash cans shall be stored out of public view except on collection day.

changes that may be impacted by our deed restrictions, you can call

Graham Management at 713-334-8000 for assistance. They will be happy

to advise you and provide forms needed for approval of your renovation.

Remember that you (the owner) are responsible for the cost of removing

or redoing any unapproved changes.

(SC) OLYMPICS AT THE PARK

We hope you were able to enjoy the Olympics at the Park Event on Friday, July 23 rd . The event

would not have been possible without all the hard work from all our Southcreek volunteers

and local businesses.

We would especially like to thank the Copperfield Swim Team for providing the hot dogs

& cookies and real estate agent E.J. Escobedo from The Franco Team for providing the ice

cream. Both were a huge hit!

Thank you to the Southdown Village Board for allowing us to borrow their outdoor movie

screen system to stream the opening ceremonies and Matt Elixson for providing us with his

fantastic DJ talents.

Thank you to all the event committee members that put numerous hours planning, preparing

and working at the event. We really appreciate all the hard work from Judith Carey, Santiago

Please help maintain Southcreek Village’s property values! To ensure the

aesthetic integrity of Southcreek Village is being maintained, periodic

site inspections are performed by PMG each month.

If you happen to receive a deed restriction violation notice, please do not

ignore it or disregard it. It is always best to reach out to the management

company right away to let them know either that you have taken care of

the violation, have plans to do so or are unable to do so right away. Please

This communication is important because subsequent letters from the

SPLASHPAD

Due to delays of manufacturing, because of Covid 19, the Splashpad was

out of commission a large part of the summer. However, we are back in

business and open 7 days a week, from 9 AM- 8 PM. The splashpad will

remain open through October 31 st .

SAND VOLLEYBALL COURT

The Board of Directors is extremely excited that our sand volleyball

court, located at the corner of Royal Gardens & Signal Creek, has been

completely remodeled just in time for the cooler weather of fall. A brandnew

net system was installed, along with drainage, borders and a WHOLE

lot of sand. Enjoy!

WESTCREEK CRIME WATCH COMMITTEE

National Night Out is on Tuesday, October 5 th ! This gives everyone

plenty of time to plan a Block Party, if you are comfortable doing so

with ongoing Covid. Parties can be very simple - just grab a chair and

sit on the driveway and have hot dogs, pot luck or even pizza and get

to know your neighbors. If your party would like a Sheriff’s deputy to

stop by, just let the Crime Watch Committee Chair, Bill Shindler know

at wrspo@sbcglobal.net. National Night Out is an annual communitybuilding

campaign that promotes police-community partnerships and

neighborhood camaraderie to make our neighborhoods safer, more

caring places to live. National Night Out enhances the relationship

between neighbors and law enforcement while bringing back a true

sense of community. Furthermore, it provides a great opportunity to

bring police and neighbors together under positive circumstances.

On another note, you may have noticed these

new signs at our entrances. Paul Hawkins, County

Precinct 3 assisted us by providing and erecting

the signs. Many thanks to him for responding to

our request.

LANDSCAPES WELCOMING WILDLIFE TRAVELERS -

OFFERING FOOD, WATER AND SHELTER

Parts of our community landscapes offer food, water and shelter for

wildlife travelers. This summer Mississippi Kites (Ictinia mississippiensis)

nested in the trees near the Forest Heights pool. These graceful, acrobatic

hawks with narrow pointed wings hunt large flying insects such as

dragonflies and cicadas. While they spent the summer here, they will

soon be migrating south to South America for the winter.

Two smaller, well-known migrants will also be traveling through Texas

this Fall - the Monarch Butterfly and the Ruby-throated Hummingbirds.

These migrants will be looking for nourishment to assist them on

their journeys. Red, tubular flowers, such as Salvias and Turk’s Cap, are

most inviting for the hummingbirds, while open faced asters, such as

Rudbeckia and Mistflower refuel the butterflies.
