FALL COMMUNITY GARAGE SALE

SATURDAY, OCTOBER 23, 2021 8AM TO NOON

VLP NEW COMMUNITY WEBSITE

Important! Villages at Lakepointe will be changing to a new community

website effective August 31, 2021. (Please see the notice from Graham

Management sent on August 4.) The new community website address is

https://graham.cincwebaxis.com. Please register as soon as possible to

ensure that you receive any new community and meeting information.

The current Nabr Network website will no longer be available after

August 31st. This new site will have the ability to send text message

alerts as well as emails, if you opt into those features. It will also contain

your governing documents, forms, meeting minutes, financials and other

helpful information. Please refer to the existing website for additional

information including your account number which you will need to

register for the new site. As with the Nabr Network, this is not to be

confused with Nextdoor but is the main resource for residents of VLP for

important information.

MONTHLY HOA MEETINGS:

We encourage all residents to participate in the monthly HOA meetings.

It is your forum to ask questions, share suggestions and stay connected

with neighbors and planned activities.

When: The first Monday evening of each month (except on Holidays

and in December) at 6 PM.

Where: Meetings are being held via Zoom until further notice. Please

visit the community website for information on how to access the Zoom

meetings as well as to verify the meeting dates, view previous meeting

minutes and more.

We look forward to seeing you at the next meeting!

VLP POOL RULES

The VLP pool is open 6 AM-10 PM year round for your enjoyment. Please

consider the following while using the pool: The pool closes at 10 PM

daily. Please be considerate of our neighbors and exit the pool at this time.

Anyone inside the pool area after 10 PM will be considered trespassing

and subject to arrest and/or loss of pool privileges. While there are no

longer any Covid restrictions limiting capacity, please note that only two

non-resident guests per household are permitted at the pool at any one

time and only when accompanied by a resident. Children under the age

of 14 must be accompanied by an adult and, of course, animals are not

allowed to go into the pool. A complete list of rules is posted at the pool.

Please refer to the neighborhood website for complete information. The

Pool Management Company is Pools by Dallas- 713-932-8803 Please

contact Graham Management for issues with pool cards and/or gate

issues.

VLP SAFETY TIPS

Following are some safety tips from our Constable:

• Safety and awareness are key!

• If you SEE something, SAY something. Don’t be afraid to call in suspicious

activity; it is encouraged to do so.

• Call 713-221-6000 with non-emergency issues and 911 with

emergencies.

• At all times, be aware of your surroundings. Always lock your vehicle

and promptly remove packages and deliveries from your doorstep.

WATER USAGE

TNG is the operator for MUD 370. Villages at Lakepointe, Lakes on Eldridge

North and Nanaksar Colony make up MUD 370. The meter readings and

total monthly usage are listed on your invoices. To conserve water, check

for things like running toilets or leaks. TNG is also a good resource and

can be reached at 281-350-0895.

FENCE STAIN COLORS

Fences are required to be kept stained in the following colors:

Behr Exterior Wood Stain in Cappuccino Solid (SC-142)

Behr Exterior Wood Stain in Valise Solid (SC-123)

Behr Exterior Wood Stain in Cappuccino Semi Transparent (ST-142)

Behr Exterior Wood Stain in Valise Semi Transparent (ST-123)

PET OWNER FRIENDLY REMINDERS

Please remember to adhere to county laws regarding your pet by always

having your pet on a leash when outside of your house or backyard. This

is a law in Harris County; details can be found under Animal Regulations

at public health.harriscountytx.gov. This is a safety precaution as well,

due to the drainage ditch that runs through VLP and can be a place

where coyotes and other animals can be found. Additionally, please

pick up after your pet. Germs and disease can be spread in fecal matter,

not to mention the mess it causes when stepped in. Trash cans have

been installed in common areas in VLP for your convenience. Be a good

neighbor and pick up your pet waste, including other resident’s yards

and walking paths.

DESIGN GUIDELINES

The Design Guidelines are detailed descriptions of criteria related to the

outside of your home and landscape. A complete list of these guidelines

can be found on the community website. As VLP approaches 20+ years, it

is critical to keep the integrity of the neighborhood by upkeep of homes

and yards. Please take a look at this information to see if there is anything

you can do to your residence to help keep our home values up. Many

thanks to all those residents who have made great progress on repairing

the damage to their property/landscape that occurred as a result of the

February freeze.

TREES AND SIDEWALKS

As a reminder, it is the responsibility of the homeowner to trim the trees

on their property. This includes the trees on the outside of the sidewalk

that lines the property. Many have overgrown tree branches that hang

down and pose a danger to pedestrians. You will be liable if someone

is injured by a tree on your property, so please continue to trim these

branches as needed. A related concern is the condition of sidewalks that

have become significantly uneven, largely from tree roots, soil erosion,

etc. Like the low hanging branches, these uneven sidewalks also pose

a risk to pedestrians and are the responsibility of the homeowner to

correct. A homeowner would be also be liable for any injury caused by

faults in the sidewalks on their property. Thank you again to those who

have taken the necessary steps to trim their trees and fix sidewalks that

need attention. In the common areas, Graham Management will be

arranging for any needed repairs not only to trees and sidewalks but also

to any landscape that was damaged by the freeze. Thank you for doing

your part as a homeowner to keep VLP a great place to live!

Ingredients

4 cups shredded cabbage*

1 cup shredded carrots (2 medium)*

¼ cup thinly sliced green onions (2)

½ cup mayonnaise

2 tablespoons sugar

1 tablespoon lemon juice

¼ teaspoon salt

¼ teaspoon ground white pepper

6 purchased or homemade corn muffins

¼ cup butter, melted

14 ounces frozen cooked, breaded chicken breast fillets,

prepared according to package directions

1 15.5-22 ounce can barbecue beans

1 ½ cups chopped green, yellow, and/or red tomatoes (2

large)

¾ cup bottled ranch salad dressing

* If desired, substitute 5 cups packaged shredded cabbage with

carrot (coleslaw mix) for cabbage and carrots.

Directions

Step 1: For slaw, in a large bowl combine cabbage, carrots,

and green onions; toss to mix. In a small bowl stir together

mayonnaise, sugar, lemon juice, salt, and pepper. Add dressing

to cabbage mixture, tossing to combine. Cover and chill for 2

hours, stirring occasionally.

Step 2: Meanwhile, preheat oven to 375°F. Cut corn muffins into

1-inch cubes. Place cubes in a large shallow baking pan; drizzle

with melted butter, tossing to coat. Bake for 16 to 18 minutes or

until crisp, stirring twice. Set aside.

Step 3: Transfer slaw mixture to an 8- to 10-cup clear glass bowl.

Cut chicken into strips. Arrange chicken strips evenly over slaw.

Spoon beans over chicken pieces, spreading evenly. Sprinkle

corn muffin cubes over beans. Top with tomatoes. If desired,

cover and chill for up to 6 hours.

Step 4: Just before serving, spoon dressing over all.
