THE OLD Hororata Hotel<br />
will open to customers once<br />
again as an artist returns the<br />
historic building to its former<br />
glory.<br />
But it will offer sustenance of<br />
a different kind than it has in<br />
the past.<br />
Once iconic for its pies and<br />
being a landmark pub, the<br />
building is now home to pottery<br />
tutor Frank Hakkaart and<br />
fiancé Sarah Handley.<br />
They have named it The<br />
Artist’s In, with the spelling of<br />
“In” intentional, as they don’t<br />
want people to think it is still a<br />
hotel.<br />
Rather, it will be a potter’s<br />
studio and art gallery selling the<br />
work of artists of the district.<br />
The old pub was damaged<br />
in the <strong>September</strong> 4, 2010,<br />
earthquake and has not<br />
operated as a hotel since. The<br />
uninsured building, large at<br />
about 550 sq m, failed to attract<br />
bids when offered “as is where<br />
is” at auction in March last year.<br />

THE MAJORITY of Lincoln<br />
residents oppose the 2000-home<br />
Lincoln South development plan<br />
change.<br />
The district council has<br />
catalogued about 330 submission<br />
points in its summary online,<br />
from about 260 residents and<br />
other individuals and organisations.<br />
Seventy-four per cent of<br />
the submission points, 245, are<br />
in outright opposition to the<br />
Carter Group’s zone change<br />
application.<br />
A further 45 are in partial<br />
opposition. This leaves only 28,<br />
just eight per cent, of submission<br />
points either supporting, or<br />
supporting in part, the plan<br />
change.<br />
The remainder are neither in<br />
support nor opposition to the plan<br />
change, which would see Lincoln<br />
increase in size by more than half<br />
if it went ahead.<br />
One of the opposing submitters<br />
is 84 residents at Verdeco Park.<br />
They said a proposed bypass road<br />
would exponentially increase<br />
traffic through their area, which<br />
is to the immediate south of the<br />
proposed development.<br />

Covid-19 vaccination clinics<br />
coming on board as they are<br />
flooded with bookings.<br />
So far more than 12,000 people<br />
in <strong>Selwyn</strong> have received both<br />
their first and second doses. A<br />
further 15,887 people have<br />
received their first dose, while an<br />
additional 11,339 are booked in<br />
for their first dose.<br />

has six clinics in<br />
the district, at<br />
medical centres<br />
in Leeston,<br />
Rolleston,<br />
Lincoln, West<br />
Melton, and a<br />
pharmacy at Rolleston.<br />
Acting senior responsible officer<br />
for the Covid-19 response<br />
Ralph La Salle said there continued<br />
to be “incredibly high”<br />
demand throughout Canterbury,<br />
which was encouraging.<br />
“We’re adding more clinics<br />
and more appointments to<br />
BookMyVaccine, the national<br />
booking system, all the time,”<br />
he said.<br />
This would likely include further<br />
clinics in <strong>Selwyn</strong>, in order<br />
to reach the district’s population.<br />

Centre on Thursday next<br />
week. The Rolleston Filipino<br />
Pop-up Vaccination Clinic is an<br />
initiative of Pinoy CARES. Canterbury,<br />
which is a non-profit<br />
organisation promoting Filipino<br />
culture and values.<br />
The organisation has teamed<br />
up with the Philippine Chaplaincy<br />
Dioceses of Christchurch,<br />
the district council, the CDHB<br />
and Pegasus Health to offer the<br />
clinic, which will be followed by<br />
a second clinic six weeks later for<br />
patients to get their second jab.<br />
A clinic spokesperson from<br />
the Filipino community told the<br />
<strong>Selwyn</strong> <strong>Times</strong> that the clinic was<br />
available for everyone, not just<br />
members of the Filipino community.<br />

fill out an online form, which is<br />
on the Pinoy CARES Canterbury<br />
Facebook page.<br />

practice manager Vicki Bool<br />
welcomed the initiative to hold<br />
the pop-up clinic, as medical<br />
centres in the district worked<br />
hard to meet demand.<br />
“The more clinics everyone<br />
does, the better,” Bool said.<br />
However, just how many vaccinations<br />
medical centres and<br />
pharmacies did was limited by<br />
supplies.<br />
Bool said Rolleston Medical<br />
Centre had become fully booked<br />
as soon as it opened its clinics in<br />
late August. Unlike some medical<br />
centres, it had opened up<br />
its bookings for others besides<br />
enrolled patients.<br />
“We were fully booked until<br />
the end of October within two<br />
days,” she said.<br />
The centre was undertaking<br />
vaccinations two days per<br />
week, and only taking bookings<br />
through the nationwide<br />
BookMyVaccine website. Ideally<br />
it would like to increase the<br />
number of days per week and<br />
take more bookings, however, it<br />
needed more vaccine supplies.<br />
“We would like to do more<br />
clinics when there’s more vaccine<br />
availability,” Bool said.<br />
La Salle acknowledged the<br />
exceptional work vaccination<br />
teams in the region were doing<br />
every day.<br />
“They’re working incredibly<br />
hard to get as many people vaccinated<br />
as possible,” he said.<br />
In Canterbury, there had<br />
been more than 241,000 people<br />
receive their first dose, and<br />
more than 118,000 receive their<br />
second – a total of more than<br />
359,000 vaccinations provided.<br />
So far there was more than 90<br />
clinics providing vaccinations<br />
throughout Canterbury.<br />
Everyone aged 12 and over<br />
can now book a vaccination<br />
appointment and they can book<br />
any time, there is no cut off.<br />

ROLLESTON’S flyover proposal<br />
creates new safety concerns, disadvantages<br />
businesses and does not<br />
support growth and prosperity, says<br />
the district council.<br />
Mayor Sam Broughton has<br />
outlined concerns to Waka Kotahi<br />
NZ Transport Agency in a submission<br />
from the district council to the<br />
roading authority.<br />
Broughton said while the district<br />
council was grateful Waka Kotahi<br />
had adopted the flyover concept,<br />
which was originally conceived<br />
by the district council, he recommended<br />
it re-consult and come up<br />
with new flyover options.<br />
Among concerns were the<br />
closure of intersections at State<br />
Highway One/Hoskyns Rd and<br />
State Highway One/Rolleston Drive<br />
North. These had become more<br />
important to Rolleston and its<br />
economy, and State Highway One<br />
traffic needed to be able to access<br />
the industrial area and the town.<br />
Additionally, the district council<br />
did not support diverting northbound<br />
State Highway One motorists<br />
accessing Rolleston through the<br />
Dunns Crossing Rd intersection.<br />
“This proposal conflicts with the<br />
safety interests of West Rolleston<br />
Primary School, the Kidsfirst<br />
Kindergarten and the residential<br />
nature of Lowes Rd.”<br />

Sharyn Gallagher, 57.<br />
Living on a West Melton<br />
lifestyle block, the once fit and<br />
healthy wife and mother caught<br />
Covid in March last year.<br />
Now exactly 16 months later,<br />
Gallagher weighs just 45kg, suffers<br />
stomach aches and nausea<br />
and has very little energy or<br />
strength, and is now worried<br />
about what a Covid-19 vaccine<br />
will do to her already ravaged<br />
body.<br />
Sharyn fell ill on March 27,<br />
2020, the day after New Zealand<br />
was plunged into its first lockdown.<br />
“It took three phone calls to<br />
the doctor before they would<br />
even test me,” Gallagher told<br />
John MacDonald on Canterbury<br />
Mornings on Newstalk ZB.<br />
“Because I didn’t have a temperature,<br />
they didn’t think I had<br />
it but I did, and I was very unwell<br />
for about six weeks.”<br />
The virus had attacked her<br />
digestive system, not her lungs,<br />
and she has suffered ongoing<br />
issues ever since. “It hit me like<br />
a tonne of bricks,” she told the<br />
New Zealand Herald. “I came<br />
good until about August and<br />
then back downhill.”<br />
At the time Sharyn admitted<br />
she was scared. “There were not<br />
the systems in place then like<br />
there are now.” She even recalls<br />
turning on the television at night<br />
during lockdown watching people<br />
in Italy and Spain dropping<br />
dead in the streets.<br />
“It’s really scary having this<br />
inside you, not really knowing<br />
the consequences will be,” she<br />
said.<br />
Her husband and son are<br />
builders and they too caught<br />
Covid-19 around the same time.<br />
Her 28-year-old son Jacob was<br />
very sick for five days. Husband<br />

How Covid-19 has changed woman’s life<br />
Don, 57, lost a lot of strength and<br />
took six months to come right.<br />
“I lost a lot of weight and I am<br />
unable to put any weight back on<br />
still.”<br />
Today, she can’t walk her<br />
dogs, gets exhausted getting the<br />
groceries. “I literally have to sit<br />
down or I’m going to fall down,”<br />
she added.<br />
Gallagher recently registered<br />
to get a Covid vaccine but “cancelled<br />
it at the 11th hour”.<br />
“If I hadn’t had the virus, I<br />
would definitely get it,” she said.<br />
COVID: Don and Sharyn Gallagher have both had<br />
Covid-19, Sharyn now weighs just 45kg. She is pictured<br />

But “because I have had it, I’m<br />
getting very anxious about how<br />
[I] will react to it coming into my<br />
body.”<br />
She has since enrolled in a New<br />
Zealand research programme<br />
looking into long Covid, its effects,<br />
and antibodies, curious to<br />
find out if she has any immunity.<br />
She wants to get more information<br />
before getting a vaccine<br />
and is “concerned about how it<br />
will affect me”,<br />
In spite of her own fears, Gallagher<br />
recommends everyone<br />
signs up for a vaccine and “definitely<br />
get it”.<br />

In the meantime, she just<br />
wants her life back.<br />
“This is not just the normal flu,<br />
it’s not funny and not fake, it is a<br />
different beast altogether.”<br />
Over the past 16 months, there<br />
have been times when she has<br />
suffered from mental health and<br />
has been “quite down”.<br />
“I am still very thin, I definitely<br />
don’t do a lot of the things<br />
I used to do but I have a really<br />
good supportive family unit<br />
around me has been my saving<br />
grace really, I am grateful for<br />

But where their fellow potential<br />
buyers saw a lot of work,<br />
Hakkaart and Handley saw<br />
opportunity.<br />
They bought it 10 months<br />
ago and have begun long-term<br />
renovations, with the bar area<br />
shaping up as the shop, gallery,<br />
studio and teaching space.<br />
The couple were planning to<br />
open Labour Weekend, however,<br />
with delivery delays of a front<br />
door and other items due to<br />
lockdown, the opening may<br />
instead be later in the year.<br />
Hakkaart said the bar area had<br />
lent itself perfectly to becoming<br />
an artistic haven. It was a large<br />
wide open space, with darkstained<br />
oregon woodwork.<br />
“We have basically brightened<br />
it and cleaned it all up, lots of<br />
clean white surfaces,” Hakkaart<br />
said.<br />
They planned to ultimately<br />
turn the rest of the building<br />
into a nice home, and would<br />
knock out walls in some of the<br />
bedrooms to make them bigger<br />
and reduce their number to six<br />
or seven.<br />
They have removed a large<br />
macrocarpa hedge and undertaken<br />
other outdoor improvements,<br />
which has yielded two<br />
historic coins, from 1900 and<br />
1901, as well as old broken bottles.<br />
The pub was moved to the<br />
site in 1890 and has had many<br />
additions, including a first storey,<br />
since.<br />
“It’s a character building, and<br />
it’s obviously a historical one. It<br />
lacks historical listing because<br />
of all the changes it has had<br />
over the years. As part of the<br />
Hororata community, it has a<br />
huge amount of history tied into<br />
it, everyone around here would<br />
have stories about the place,”<br />
Hakkaart said.<br />
He said the pub’s heyday was<br />
in the 1980s and 90s when it was<br />
a stopover for skiers, and visited<br />
by locals and others passing<br />
through.<br />

While those days were gone,<br />
today Hororata remained a<br />
destination township, he said.<br />
It had many weekend visitors<br />
from people driving and biking<br />
through, as well as classic car<br />
rallies.<br />
He said they were looking<br />
forward to opening their doors,<br />
although ironically have had to<br />
turn some people away.<br />
“The number of times we<br />
have had people turning up at<br />
the door, they are wanting a<br />
beer or wanting to use the TAB<br />
or whatever. We are having to<br />
say: ‘It’s been 10 years mate’,”<br />

As he sets up his pottery<br />
studio with gallery and teaching<br />
space, he is giving the old building<br />
an extensive makeover.<br />
Hakkaart has operated West<br />
Melton Pottery for five years<br />
while based at West Melton.<br />
Now he and fiancé Sarah Handley<br />
are transitioning that business<br />
into their new residence and<br />
gallery at the former pub, called<br />
The Artist’s In.<br />
Hakkaart said buying the<br />
former pub and moving out to<br />
Hororata had made perfect sense<br />
for the couple, as the studio at<br />
West Melton became too small<br />
to teach growing numbers attending<br />
his classes.<br />
Not only did the former hotel<br />
offer more space, it was well<br />
located, lending itself to become<br />
a central area for <strong>Selwyn</strong>’s wide<br />
range of artists to display and<br />
sell their work.<br />
“The gallery, the size it is, is a<br />
real bonus. It means we can open<br />
it up and create a craft art hub<br />
here in Hororata,” he said.<br />
However, the building needed<br />
a lot of work. This is a challenge<br />

When he and his late wife<br />
lived in Dunedin, Hakkaart was<br />
a stay-at-home dad who would<br />
renovate the couple’s homes and<br />
work casually as a handyman.<br />
“I like fixing things, and this<br />
is a big fixer-up,” he said of the<br />
former hotel.<br />
“It’s a great project to do for<br />
the next five to 10 and 15 years,<br />
depending on how the body lasts<br />
really. I like to be busy, and this<br />
just ticked all those boxes,” he<br />
said.<br />

that Chudleigh Homestead<br />

medium density housing,<br />

there is not enough<br />
emergency services or<br />
schools in Lincoln to cater<br />
to the new subdivision, the<br />
scale of the development<br />
is inconsistent with the<br />
size and rural character<br />
on Lincoln, it would<br />
cause the loss of high<br />
quality agricultural soil, it<br />
would impact on birdlife,<br />
the night sky and the<br />
ecological health of Liffey<br />

Racist slurs sprayed<br />
onto scouts den<br />
SCOUT LEADERS are hoping<br />
police can catch vandals who<br />
spray-painted vile hate speech<br />
over their scout den.<br />
Racist and disturbing tags were<br />
discovered on the white walls<br />
of the Rolleston Scouts den on<br />
Monday last week.<br />
It’s understood the vandalism<br />
happened over the weekend,<br />
while the country was in level 4<br />
lockdown.<br />
And it appears the vandals<br />
were on a rampage around the<br />
area, with fences, other buildings,<br />
and a BMW car being spraypainted,<br />
while a road sign was<br />
toppled over and tagged.<br />
Members of the public came<br />
across the Scout den vandalism<br />
and let local leaders know.<br />
“It’s pretty terrible . . . hopefully<br />
they’ll get caught,” said leader<br />
and committee member Joanna<br />
Burnett.<br />
Although the vandals appear<br />
to have sprayed black paint over<br />
CCTV cameras on the den itself,<br />
Burnett hopes that other cameras<br />
operating in the reserve will<br />
provide some clues as to who was<br />
behind the attack.<br />
A police spokesperson said this<br />
week that inquiries were ongoing.<br />

scrub the paint off the walls last<br />
week, while a local builder who<br />
was doing some paintwork on<br />
the den was to paint over it.<br />

Retirement Village is set to save lives, both at the village<br />
and in the wider community. <strong>Selwyn</strong> MP Nicola Grigg<br />
accepted the $4000 device on behalf of the community<br />
prior to lockdown last month, Donated by the J I Urquart<br />
Family Trust, represented by Tony Palmer (above). Village<br />
owner and manager Karen Harris said the defibrillator<br />
has been registered on the AED locations app and with<br />
St John Ambulance. It is available from 8am to 8pm,<br />
or outside of those hours on direction from St John to<br />
obtain access to the village. She said the device would be<br />
of good service to the area, with some others in the town<br />
only available in school or business hours.

hoping to get more people<br />
to join the group.<br />
Amanda van der Kley,<br />
who is president, and fellow<br />
member Sarah van der<br />
Kley, are following in the<br />
footsteps of their Rotarian<br />
parents Walter and<br />
Heather van der Kley of<br />
Ashburton.<br />
Amanda said she<br />
and Sarah had the values<br />
of Rotary instilled in them<br />
from a young age. This was<br />
built on even further when<br />
they were in their early 20s<br />
and went to Samoa with<br />
their parents as part of an<br />
Ashburton Rotary trip.<br />
The country had been hit<br />
by the deadly 2009 Samoa<br />
earthquake and tsunami,<br />
and schools were in dire<br />
need of books and desks.<br />
Amanda said seeing the<br />
help that Rotary provided<br />
had changed their perspective<br />
on life and reinforced<br />
the value of voluntary<br />
work.<br />
While they grew up in<br />
Ashburton, both sisters<br />
now live in Rolleston. They<br />
are among founding members<br />
of Rolleston Rotary,<br />
which was established last<br />
year.<br />

stopped for a few weeks<br />
there are still major<br />
Government projects that<br />
continue to chug on, one<br />
of which is the Governments<br />
three waters reform<br />
(drinking water, waste<br />
water and storm water<br />
infrastructure).<br />
I’ve received a mixed<br />
bag of correspondence<br />
on this issue, much<br />
of which is asking for<br />
more information and<br />
expressing concerns about<br />
losing local influence with<br />
any potential changes.<br />
However, the overwhelming<br />
theme has been<br />
a request to be consulted<br />
about any decisions that<br />
affect our communities.<br />
In response to these<br />
calls, we have committed<br />
to community-wide<br />
consultation before council<br />
makes any decision on<br />
possible transfer of water<br />
infrastructure and developed<br />
a dedicated web page<br />
on our website including<br />
Q&As to provide you with<br />
as much information as<br />
possible.<br />

the Ngāi Tahu takiwa,<br />
which is most of the South<br />
Island.<br />
All New Zealand councils<br />
signed up to the first stage<br />
of the project where we<br />
shared information on our<br />
infrastructure and debt and<br />
<strong>Selwyn</strong> received $10 million<br />
which we have put towards<br />
a wastewater pipeline from<br />
Darfield and Kirwee to<br />
Rolleston to ensure no new<br />
septic tanks are required as<br />
those towns grow.<br />
Part of the agreement<br />
was that a future decision<br />
to stay or opt out of joining<br />
the new entity would be<br />
our choice and that we<br />
would have time to consult<br />
with our community<br />
before making a decision.<br />
We are seeking more<br />
information from the<br />
Government and will<br />
seek your views before<br />
determining if any change<br />
works well for <strong>Selwyn</strong> or<br />

I’m originally from Dunedin<br />
and clearly remember negativity<br />
and bitter debates over the<br />
Dunedin Stadium.<br />
It was election time and the<br />
late Dave Cull was vehemently<br />
against the stadium – Mayor<br />
Peter Chin was pro-stadium and<br />
lost the election. In my opinion<br />
Cull manipulated the situation<br />
for personal political gains.<br />
Once the stadium was<br />
completed and being utilised by<br />
world-class acts Cull agreed it<br />
was an asset to the city and still<br />
is to the present day.<br />
It is used for national and<br />
international sporting events,<br />
international concerts and<br />
university activities.<br />
Christchurch’s stadium<br />
would be an asset not only<br />
for Christchurch but all<br />
surrounding districts as all will<br />
be able to access and utilise such<br />
a venue.<br />
In my opinion councillor<br />
Miller is only grandstanding<br />
with negative views and<br />
should think ahead for future<br />
generations.<br />
I would gladly play my part<br />
for the funding as the stadium<br />
will become an icon for the city<br />
and New Zealand. Can’t wait to<br />
see world-class acts and the All<br />

ahead community, with great<br />
areas for housing at affordable<br />
prices which is bringing<br />
younger people out to here from<br />
Christchurch, and thus helping<br />
to increase our rates take. Some<br />
of these rates should be used to<br />
help put this stadium in place<br />
for our younger people to enjoy<br />
as well as their offspring in the<br />
future.<br />

Community makes mark<br />
in town centre<br />

A space for all the community is starting to take shape in the new Rolleston town centre.<br />
Nine colourful poles decorated by schools from around Rolleston have been installed in the<br />
sensory space next door to Te Ara Ātea.<br />
Nine schools have been involved in creating the feature poles and decorative tiles for the sensory<br />
space. The poles feature a range of themes from representing unique school character to the<br />
region’s landscape, flora, birdlife, and environment.<br />
Waitaha School has also created mosaic tiles for a tree ring mosaic, which has been put together<br />
by Springston artist Raewyn Beaver of MACS Mosaics. The mosaic will be installed on site in the<br />
coming weeks.<br />
The sensory experience, designed to cater for people’s different neurological and physical needs,<br />
is being built by Armitage Williams, and is intended to be open by the end of the year, around the<br />
same time as Te Ara Ātea.<br />
Surrounded by raised gardens and trees, the experience will be a highly accessible space with<br />
a treat for all the senses, from a quiet space, to areas with bursts of colour, musical instruments,<br />
different tactile experiences, smells and even tastes from edible plants.<br />
Council Acting Major Projects Property Manager Phil Millar says it’s an exciting step to see the<br />
posts and mosaics going in on site.<br />
“The sensory space is a real community project and it’s really cool to see these colourful and<br />
really thoughtful pieces going in. All the artists involved have put their heart into it and created<br />
something really special that will be a long-lasting source of joy for everyone using the space.”<br />
<strong>Selwyn</strong> Libraries launches free online click and<br />
collect service<br />
<strong>Selwyn</strong> Libraries has launched a new collection service to keep avid readers busy even at COVID-19<br />
Alert Level 3.<br />
The Click and Collect service enables library members to request quality items personally selected by<br />
the <strong>Selwyn</strong> Libraries team.<br />
It's easy to use – just fill out a short form online to identify your areas of interest. The <strong>Selwyn</strong> Libraries<br />
team then build a pack of five items from the stock available at your local library of choice. There is no<br />
charge for this service.<br />
Once the team have selected your items, you’ll be contacted by phone or email to arrange a suitable<br />
collection time. They’ll give you the instructions for how to collect your items.<br />
Collection is contactless and in accordance with COVID-19 social distancing protocols.<br />
The service covers popular catalogue items including adult fiction, magazines, children’s books and<br />
jigsaw puzzles.<br />

Consultation open on<br />
local representation<br />
Consultation is now open on a proposal for future local<br />
representation for <strong>Selwyn</strong>.<br />
The proposal will result in changes to the way the Council is elected<br />
and structured from the next local elections in 2022.<br />
The Council is proposing to keep four wards, but with changes to<br />
ward boundaries, and a reduction in the number of councillors from<br />
11 to 10. It also proposes to retain the Malvern Community Board.<br />
Councils must review their representation arrangements at least<br />
every six years.<br />
Since its last representation review in 2015, <strong>Selwyn</strong>’s population<br />
has grown rapidly but the ratio of population per councillor has<br />
become uneven.<br />
“One of the key principles of fair representation is that each elected<br />
member should represent roughly the same number of people,”<br />
says Mayor Sam Broughton.<br />
“This proposal will help to ensure a more equal distribution of<br />
councillors, so that residents get fair and equal representation<br />
around the Council table.”<br />
The key changes include:<br />
· West Melton would move to the Malvern Ward<br />
· The area between Burnham and Rolleston would move to the<br />
Ellesmere Ward<br />
· An area east of Rolleston would move to the Springs Ward.<br />
The <strong>Selwyn</strong> Central ward would be replaced by a smaller Rolleston<br />
ward with three councillors rather than the existing four. All the other<br />
wards would keep their existing number of councillors. The total<br />
number of councillors would reduce from 11 to 10.<br />
The Malvern Community Board would be retained, with five<br />
members. The existing subdivisions of Hawkins and Tawera would<br />
be retained, and a third subdivision added, covering West Melton.<br />
Submissions on the proposal are open until 5pm, Monday 4<br />
October. Submission forms, maps and more information are<br />
available online at selwyn.govt.nz/representation.<br />
Mayor Broughton says the Council is hoping to hold drop-in<br />
information sessions later this month, depending on COVID-19 alert<br />
level requirements.<br />

any changes.<br />
“We do want to hear people’s views. It’s important we get this<br />
representation structure right – so residents can be confident that they<br />

Dog registration extended<br />
The Council is moving to support dog owners as the lockdown has<br />
caused delays with processing registrations.<br />
Due to COVID-19 restrictions at Alert Levels 3 and 4, the Council’s<br />
Animal Control team has not been able to process all of the received<br />
dog registrations.<br />
In response to this the registration period for the final dogs to be<br />
registered has been extended to 30 <strong>September</strong>.<br />
“At the moment we have a backlog of around 1,500 dog<br />
registrations which we will be able to work through once we are<br />
under COVID-19 Alert Level 2 and we are able to get back into our<br />
offices. At this stage we expect that there will be around a fourweek<br />
delay to get all due dog tags out,” Animal Control team leader<br />
Steve Clarke says.<br />
‘We would like to reassure owners that if you have paid your dog’s<br />
registration fee, we can see your transaction, so we won’t be issuing<br />
any fines for your dog not being registered.”<br />
Mr Clarke says owners who have not yet received their new One<br />
Tag should keep on their blue 2020 registration tag until the new<br />
One Tag has arrived.<br />
The infringement fee of $300 for any unregistered dogs may now<br />
be issued by the Council after <strong>September</strong>. More information can be<br />

Building inspection bookings have resumed.<br />
Inspections from 20 August to 30 <strong>September</strong><br />
have been cancelled and will need to be<br />
rebooked to ensure customers can meet the<br />
safety requirements for Alert Levels 3 and 2.<br />
Customers can rebook a cancelled date if they<br />
are still able to be ready on that date. Please<br />

Parks and reserves are open, but please<br />
maintain social distancing from other park<br />

recreation.<br />
Playgrounds and hard surface sports areas –<br />

Playgrounds are closed. Keep off all<br />
playground equipment, tennis courts,<br />
basketball courts, skateparks or any other<br />
shared equipment or surfaces.<br />
Public Transport<br />
Metro has advised that public transport will be<br />
available for those needing to travel for essential<br />
reasons. That is, travelling to work in essential<br />
services, for medical reasons, and to get to the<br />
supermarket. Fares will not be requested.<br />
Customers are requested to use window seats<br />
only and adhere to physical distancing, which<br />
is required at Alert Levels 3. Due to these<br />
requirements, bus capacity will be limited.<br />

Greenhouse thrip problematic<br />
MOST THRIPS are very small<br />
and slim insects (1mm long) that<br />
can be seen with the naked eye<br />
but are best appreciated under a<br />
microscope.<br />
Thrips can vary in colour from<br />
pale yellow to black. Adults have<br />
two pairs of narrow wings with<br />
hairs along the edges resembling<br />
feathers.<br />
When not in use, wings are<br />
folded away on the abdomen.<br />
Young larvae don’t have wings,<br />
but mature stages of larvae may<br />
have wing buds.<br />
More than 6150 thrips species<br />
are known worldwide. New<br />
Zealand has about 140 species,<br />
with 50 of these being endemic<br />
(not recorded elsewhere).<br />
Many thrips are herbivores,<br />
piercing plant tissues to suck the<br />
contents.<br />
Other thrips species eat fungi,<br />
pollen and some are predators of<br />
mites and thrips.<br />
In New Zealand three introduced<br />
species, the onion thrips<br />
(Thrips tabaci), the western<br />
flower thrips (Frankliniella occidentalis)<br />
and the greenhouse<br />
thrips (Heliothrips haemorrhoidalis)<br />
are the most problematic<br />
species. The latter species is a<br />
pest of smooth skinned kiwifruit<br />
varieties and avocado leaves and<br />
fruit.<br />
The specimen of greenhouse<br />
thrips I found at home was<br />
on native mistletoe Ileostylus<br />
micranthus causing considerable<br />
discolouration of leaves.<br />
This is often a tell-tail symptom<br />
of its presence.<br />

Exceptional horseman remembered<br />
DENIS NYHAN is being<br />
remembered as an exceptional<br />
horseman and administrator.<br />
One of harness racing’s alltime<br />
greats, Nyhan, 82, died in<br />
Christchurch Hospital after a<br />
career that included three New<br />
Zealand Cup triumphs in the<br />
1960s and 70s, with Lordship<br />
and Robalan.<br />
Part of a famous and highly<br />
successful racing family, his<br />
association with both horses is<br />
harness racing legend. They were<br />
crowd favourites during an era<br />
that featured other household<br />
names like Cardigan Bay and<br />
Young Quinn.<br />
Sired by the great Johnny<br />
Globe, Lordship was a family<br />
success story – bred by mother<br />
Doris Nyhan, trained by father<br />
Don and driven by Nyhan to<br />
New Zealand Cup victory in<br />
1962 and 1966.<br />
Lordship was just the second<br />
four-year-old to win the NZ Cup<br />
(Lookaway 1957). He won 45<br />
races from 138 starts, though<br />
how Nyhan got the regular drive<br />
behind him involved some luck,<br />
in March 1961.<br />
“On the morning Lordship<br />
was due to start in the Welcome<br />
Stakes I was following dad in a<br />
workout when his horse cracked<br />
a bone in one of his forelegs and<br />
fell. I piled over the top of him<br />
and dad was quite badly hurt,”<br />
Nyhan said.<br />

the Welcome. I was lucky enough<br />
to win the following three races<br />
with him, so mum decided to<br />
keep me on.”<br />
Don Nyhan died, at aged 99,<br />
in 2009, two years after wife<br />
Doris.<br />
Denis Nyhan’s New Zealand<br />
Cup win with Robalan in 1974<br />
was at his fourth attempt in the<br />
biggest race of them all. Denis<br />
both trained and drove the freelegged<br />
star, who won 39 races<br />
between 1969 -76.<br />
More suited to the shorter<br />
distances, Robalan won the New<br />
Zealand Free-For-All three years<br />
in a row (1972-74). He also drove<br />
Lordship to two of his three<br />
successes in the same race, in<br />
1962 and 64.<br />
Nyhan’s other big race wins –<br />
and there were many – included<br />
the 1971 Northern Oaks (Van<br />
Glory), Hal Good in the 1975<br />
Dominion Handicap, Cee Ar in<br />
the 1974 Rowe Cup, and Honkin<br />
Vision in the 1991 Junior Free-<br />
For-All.<br />
In more recent times he had<br />
good success training and<br />
driving With Intent. The<br />
Sundon mare, bred and owned<br />
by Nyhan and his wife Denise,<br />
won 13 races from 97 starts<br />
(2007-14).<br />
According to HRNZ statistics,<br />
Nyhan’s career record stands<br />
at 475 driving successes after<br />
starting out as a junior driver<br />
in 1956, with 269 winners as a<br />
trainer, from 1969.<br />
Former long-serving HRNZ<br />
administrator Darrin Williams<br />
had a lot to do with Nyhan over<br />
the years, describing him as a<br />
“superstar young driver”, who<br />
like his horses, always looked<br />
immaculate.<br />

Double D, (referring to 10-time<br />
NZ driving champion Dexter<br />
Dunn), he was Mr Cool.”<br />
As chairman of the HRNZ<br />
handicapping committee, and<br />
a board member for seven<br />
years, Nyhan was a respected<br />
administrator.<br />
“I enjoyed his company, he was<br />
very intelligent,” says Williams,<br />
a former handicapper and racing<br />
manager at HRNZ, “he was very<br />
keen on process and procedure<br />
and got frustrated with people<br />
who weren’t.”<br />

Add lime before planting tomatoes<br />

YOU KNOW when the weather<br />
starts to warm up, it’s time to<br />
plant your tomatoes.<br />
Tomatoes are a must-have in<br />
any garden, there is a feeling of<br />
satisfaction as you pick a fresh<br />
tomato off your vine … plus<br />
homemade pasta sauce? Yes,<br />
please.<br />
Traditionally Labour weekend<br />
is the time to plant your<br />
tomatoes but anytime from<br />
<strong>September</strong> to early January is<br />
okay.<br />
Tomatoes thrive in a sunny,<br />
sheltered spot, protected from<br />
strong winds. It’s important to<br />
switch up your planting positions<br />
and plant your tomatoes<br />
in a different spot from the<br />
previous season. This just helps<br />
prevent any disease.<br />
Switch it up by planting<br />
tomatoes in pots or if you’re low<br />
on space you can plant cherry<br />
and dwarf tomato varieties in<br />
hanging baskets, add some marigolds<br />
and herbs to your hanging<br />
baskets to attract beneficial<br />
insects as well as to ward off any<br />
unwanted pests.<br />
Tomatoes aren’t a fan of soil<br />
with a low PH, if it’s been raining<br />
cats and dogs in your area, we<br />
recommend adding a bit of lime<br />
to your soil prior to planting.<br />
Lime provides a great source<br />
PROTECT: Get your tomato plants in the ground now if you want to have a summer harvest. Plant in a sunny,<br />
sheltered spot.<br />

Calcium also helps improve the<br />
soil structure which encourages<br />
earthworm activity.<br />
Garden centres stock a variety<br />
of tomatoes, if you are planting<br />
tomatoes for bottling then<br />
our heirloom mix, brandy wine,<br />
black Krim, money maker and<br />
beefsteak are great options. If<br />
you’re after smaller varieties that<br />
don’t require a lot of room and<br />
are great for salads and picking<br />
straight off the vine then<br />
our gold nugget, black and red<br />
cherry and acid-free tomatoes<br />
will do the trick.<br />
Once you’ve decided on your<br />
varieties and your soil prep is<br />
complete, dig a hole approximately<br />
5cm deep and space your<br />
tomato seedlings about 40-50 cm<br />
apart.<br />
If you’re companion planting,<br />
we recommend planting your<br />
tomatoes with basil, marigolds,<br />
onions, cosmos, cucumber, lettuce,<br />
sage and mint.<br />
Avoid planting with brassicas<br />
and corn. Corn is likely to attract<br />
fruit worm. We also don’t recommend<br />
planting your tomatoes<br />
with potatoes as potatoes require<br />
quite a bit of nutrients which<br />
will reduce the growth of your<br />
tomatoes, they’re also likely to<br />
cause blight.<br />
Once planted, spray your<br />
tomatoes with liquid copper to<br />
prevent fungal disease and add<br />
some seaweed to the surrounding<br />
soil to encourage larger and<br />
juicy fruit.<br />
When it comes to watering,<br />
avoid overhead hosing as it could<br />
leave your plants more susceptible<br />
to diseases like powdery<br />
mildew, rust, and blight. You can<br />
retain moisture by adding a layer<br />
of newspaper around your plants<br />
and then cover your newspaper<br />
with pea straw or soil.<br />

Experience the special flavour of a tamarillo<br />

SHELTER: Tamarillos are suited for most New Zealand<br />
gardens. They can also be grown in pots.<br />
IF YOU’RE up to trying<br />
something a bit different this<br />
spring, then tamarillos might be<br />
the answer.<br />
Tamarillos, tangy and sweet<br />
and often compared to kiwifruit,<br />
tomato, guava, and passionfruit,<br />
they’re the perfect addition to<br />
a fruit pie, eaten on its own or<br />
roast with a bit of cinnamon and<br />
vanilla and serve with some fresh<br />
vanilla bean ice-cream.<br />
Spring is the ideal to plant<br />
tamarillos when the risk of frost<br />
has passed, and the weather has<br />
started to warm up. They thrive in<br />
full sun and well-drained soil, it’s<br />
also important to make sure that<br />
they’re sheltered from the wind<br />
and any frost. If you’re not sure if<br />
your soil is free draining, mound<br />
your soil up to raise the roots up.<br />
Tamarillo plants are shallowrooted<br />
and like passion fruit will<br />
need support. If you’re planting<br />
one tree, stake it straight away,<br />
if you’re planting three trees<br />
together tie together to give them<br />
extra support. They usually grow<br />
up to 3m tall so they’re a great option<br />
for most NZ gardens as they<br />
don’t require much space plus you<br />
can grow them in pots too.<br />
Tamarillo seedlings won’t be<br />
far away, but in the meantime get<br />
their spot ready so once they become<br />
available all the hard work<br />
is done, and you just need to get<br />

Prep your soil by adding a fresh<br />

Tamarillos are fast-growing<br />
and need regular feeding to get<br />
large and juicy fruit. We recommend<br />
keeping your trees actively<br />
growing throughout the season<br />
by watering regularly especially<br />
during the dry season, feed them<br />
with some citrus food and retain<br />
moisture by applying a layer of<br />
mulch.<br />
A light frost will naturally<br />
prune your trees, if you don’t experience<br />
frost then your tamarillo<br />
trees need to be pruned around<br />
spring, fruit grows on new spring<br />
growth so cutting them back<br />
will encourage fruiting as well as<br />
help the tree maintain its shape.<br />
Remove any old and deadwood.<br />
Tamarillos are quite susceptible<br />
to mildew and whitefly. You can<br />
treat mildew and whitefly with<br />
natural remedies such as spraying<br />
liquid seaweed or mixing a teaspoon<br />
of baking soda in one-litre<br />
of water and adding a bit of dish<br />
soap.<br />
It’s also important that you keep<br />
weed under control, not only do<br />
they suppress growth but they<br />
may harbour some unwanted<br />
guests or fungal disease.<br />
After about 18- 20 months you<br />
should start enjoying, meaning<br />
you won’t have any fruit until<br />
after their second year of planting,<br />
but trust us when we say, it’s<br />
totally worth it.<br />

Hybrid Lexus still a true sports sedan<br />
I KNEW I’D eventually regret it,<br />
selling a perfectly good car.<br />
But that’s par for the course,<br />
almost all of the vehicles I’ve<br />
owned and passed over through<br />
the years, I wish I’d kept. Such is<br />
the case with my Toyota Altezza,<br />
an opportunity came along that<br />
was too good to turn down and<br />
I’m relaxed knowing its new<br />
owner has a good car; but I sure<br />
do miss it.<br />
It’s partly because of that<br />
Altezza that I relate to Lexus’ IS<br />
series sedan, you see the Altezza<br />
was marketed in New Zealand<br />
by Lexus as an IS200 and IS300<br />
six-cylinder luxury/sports sedan<br />
during the early 2000s and it fast<br />
became the Lexus I enjoy the<br />
most – and it still is.<br />
The IS series sits at the<br />
lower end of Lexus’ price scale<br />
and it isn’t a big car, but its<br />
compact design fits well with the<br />
overall Lexus picture – luxury<br />
cars that also lean towards<br />
performance.<br />
Lexus also has a hefty hybrid<br />
manufacturing programme,<br />
almost all of its models have<br />
hybrid options and that includes<br />
the IS series.<br />
This evaluation focuses on the<br />
IS300h F Sport (h for hybrid),<br />
although if you aren’t quite ready<br />
for the change to hybrid power,<br />
the lovely 2-litre four-cylinder<br />
turbocharged engine is still in<br />
the books along with 3.5-litre V6<br />
power.<br />
The IS series has just had a<br />
fairly big makeover. The changes<br />
are too numerous to detail at<br />
length, but I can report the list is<br />
very comprehensive.<br />
The concept of the IS is still<br />
very much intact, it has all the<br />
ingredients that make it a very<br />
desirable sports sedan, made<br />
better through significant chassis<br />
fettering that has been made<br />
possible through race track<br />
development at Toyota and Lexus’<br />
new purpose-built test facility in<br />
Shimoyama, Japan.<br />
In terms of cost, the IS300h<br />
F Sport lists at $85,800, flanked<br />
by an entry-level hybrid at<br />
$76,200, and Limited at $88,300.<br />
For interest’s sake, the IS 2-litre<br />
turbo starts at $70,900, the range<br />
ending at $101,800 for the V6.<br />
These are respectable prices<br />
and, although they are very much<br />
out of my reach, I’m very mindful<br />
of where the IS sits in the Lexus<br />
line-up.<br />
The 300h is very much an<br />
integral part of the IS range as<br />
well, it’s there to satisfy those who<br />
like the idea of electric power<br />
along with those who want range<br />
in an electric car, the IS300h can<br />
travel up to 600km using the<br />
petrol engine at will.<br />
Bear in mind, though, the<br />
IS300h isn’t a plug-in. Its hybrid<br />
system is pretty much a carryover<br />
from previous generation models<br />
and that which first made its<br />
presence here in NZ – the<br />
driveline from Toyota’s Camry<br />
hybrid.<br />

Even so, you can guarantee<br />
both companies have been<br />
working on efficiencies and the<br />
IS300h hybrid driveline is stateof-the-art,<br />
and effective. Lexus<br />
claims a 5.1-litre per 100km<br />
combined cycle average, which<br />
sits well with the 6.8l/100km<br />
figure sitting on the dash<br />
display readout when I took<br />
the evaluation car back to the<br />
dealership.<br />
What’s more, the IS300h feels<br />
like a true sports sedan, it has<br />
high power outputs of 133kW<br />
and 221Nm, and when you get<br />
the benefits of the battery power<br />
kicking in (31kW) there is solid<br />
impetus to be had. Lexus claims a<br />
standstill to 100km/h acceleration<br />
time of 7sec while it will also<br />
lunge through a highway overtake<br />
in 5sec (80-120km/h).<br />
I took the evaluation car on a<br />
long highway run through State<br />
Highway 72 (Scenic Route) to<br />
South Canterbury and enjoyed<br />
its freedom on those undulating<br />
roads, it’s the perfect touring<br />
car and one which fully involves<br />
those on-board. It doesn’t<br />
demand anything from the driver,<br />
but it does feel tightly connected<br />
to the road. I felt fresh after the<br />
excursion and satisfied that I<br />
had driven it in a way that many<br />
buyers would.<br />
In terms of handling, the<br />
IS300 steers purposefully on<br />
its low profile 19in Bridgestone<br />
tyres, turn-in is direct and sharp,<br />
while body movement over the<br />

suspension is minimal. That’s put<br />
down to the body sitting low at<br />
1.4m, there is little gravitational<br />
effect, and the balance within the<br />
chassis is sublime, while steering<br />
is like driving on velvet, such is<br />
the feel and feedback.<br />
Why the IS300 is such a<br />
deliberate handler also goes down<br />
its rear-wheel-drive platform,<br />
which provides a natural drive<br />
motion, there is solid push from<br />
the rear but there is balance and<br />
control at all times.<br />
Such is the firming of the<br />
spring and damper rates, the<br />
fully independent suspension<br />
keeps the wheels and tyres<br />
firmly in place on the road<br />
surface. That’s one of the reasons<br />
I like the IS series so much, that<br />
feel you get from rear-wheeldrive<br />
is one of involvement and<br />
enjoyment.<br />
Elsewhere, the IS300h is<br />
traditional to drive, the complex<br />
engine/motor combination drives<br />
through a continuously variable<br />
transmission that can be locked<br />
into pre-set steps using the<br />
steering wheel-mounted paddle<br />
shifters. If you want to be more<br />
involved in the driveline process<br />
there are drive modes that can<br />
be tailored to suit individual<br />
preferences, or sport and<br />
economy parameters, should you<br />
so wish.<br />
On my run south I used<br />
mostly normal mode and there<br />
was never a point where I felt<br />
more from the driveline was<br />
required, and if you need to brake<br />
in a hurry the pedal feel is simply<br />
forceful, the entire IS chassis has<br />
balance and makes you feel so<br />
much part of the car. It is one that<br />
is extremely competent when<br />
the challenging corners of New<br />
Zealand’s back roads are on offer.<br />
In true Lexus fashion, the<br />
IS300h is fully equipped, it gets<br />
all the specification for comfort<br />
and convenience, and safety,<br />
you would want in an 80k car,<br />
and that’s no surprise, Lexus is<br />
a car maker that challenges all<br />
the luxury/sporty brands. You<br />
can guarantee that what you buy<br />
will last forever and give you<br />
enormous satisfaction along the<br />
way.<br />
I enjoyed the IS300h so much<br />
that I’ve asked for a drive in either<br />
the turbo-four or V6; let’s hope<br />
that happens, it might make me<br />
feel less despondent about selling<br />
my old pride and joy.<br />

Notice for consultation on a proposed Enrolment Scheme<br />
Amendment for Ladbrooks School<br />
The Ministry of Education has identified that Ladbrooks School requires an update to<br />
their enrolment scheme to manage the risk of overcrowding and better identify which<br />
properties are within the zone. The Ministry has given the school board notice of this.<br />
After engagement with the Board, we have developed a proposed enrolment scheme<br />
amendment for Ladbrooks School under the Education and Training Act 2020.<br />
As part of this process, we are consulting with the school’s community and with people<br />
living in the area for which the school is a reasonably convenient school.<br />
Under this scheme, students will be able to enrol if they live within the proposed home<br />
zone. The enrolment of out-of-zone students is governed by the provisions of the<br />
Education and Training Act 2020.<br />

The Ministry of Education has been working with Te Rōhutu Whio regarding a Māori<br />
language programme and has given the school board notice about the need to add this to<br />
their enrolment scheme as a special programme.<br />

amendment for Te Rōhutu Whio under the Education and Training Act 2020.<br />

enrolled ahead of out of zone students. Out of zone students who meet the criteria for<br />

students is governed by the provisions of the Education and Training Act 2020.<br />

The general public is to be advised that a New<br />
Zealand Army Exercise will be conducted in the<br />
West Melton Rifle Range area on the 16 SEP 21.<br />
The exercise will involve up to 24 personnel<br />
of 3rd Combat Service Support Battlion from<br />
Burnham Military Camp.<br />
Training will involve soldiers throwing HE<br />
Grenades, between the hours of 10am and<br />
3pm. Loud explosions will be heard in the area.<br />
The New Zealand Army takes fire risk seriously<br />
and will ensure fire mitigation is present.<br />

The management committee of Waihora Park Reserve is<br />
offering land located within the Waihora Park Reserve for lease<br />
for 10 years with the right of review every 5 years. Lease term<br />
from 30 <strong>September</strong> <strong>2021</strong> to 30 <strong>September</strong> 2031.<br />
The current land use is for grazing and the production of green<br />
feed, the terms of the lease prohibit the keeping of pigs, horses<br />
and bull beef and restricts the growing of white straw crops.<br />
Land area (approx.):<br />
Block 1: 28 hectares<br />
Block 2: 15 hectares<br />

The lease area is dry land. The successful tenders may have<br />

What do you have to tell potential<br />
buyers when selling your house?<br />
When you’ve lived in a property for a<br />
while it’s easy to forget some of its quirks.<br />
You might be used to the fact that the<br />
front gate doesn’t shut properly, or that<br />
the bathroom windows need fixing. Any<br />
potential buyers will be able to spot issues<br />
like this when they inspect the property –<br />
and can choose to fix them if they purchase<br />
it. But it’s a lot harder for them to identify<br />
other things you might have forgotten<br />
about, like the fact that you didn’t bother<br />
getting the appropriate consents from the<br />
council when you built the deck 25 years<br />
ago.<br />
You might think the deck is fine, but you<br />
need to front up about the consent issue,<br />
not least because it’s the decent thing to do.<br />
“When you’re selling a property you are<br />
legally obliged to share all the relevant<br />
information about it,” says the Real Estate<br />
Agents Authority (REAA).<br />
“If work has been done on the property<br />
during your ownership, either by you or<br />
someone else, the standard terms of the<br />
sale and purchase agreement require the<br />
seller to warrant that any legally required<br />
permits or consents were obtained. If you<br />
knowingly fail to disclose unconsented<br />
works, you are in breach of contract. This<br />
means there is a risk that the sale could fall<br />
over or that you could run into problems<br />
prior to settlement. Even worse, the buyer<br />
could take you to court for breach of<br />
warranty.”<br />
Your first step should be to discuss the<br />
issue with your licensed real estate agent<br />
and your lawyer, Lampen-Smith says. They<br />
are likely to advise that you are better off to<br />
disclose anything unconsented, or to strike<br />
out the applicable vendor warranties clause<br />
in the sale and purchase agreement.<br />
“Once the real estate agent is aware of the<br />
situation, they are bound by their Code of<br />
Conduct to disclose it to any prospective<br />
buyers. If you tell them about the deck or<br />
any other issues to do with the property,<br />
but ask them not to tell anyone, they are<br />
required to stop working for you.”<br />
Similar disclosure issues can arise over<br />
more sensitive matters. Some sellers worry<br />
about whether or not to tell an agent or<br />
prospective buyers about an issue that<br />
doesn’t relate to the physical state of the<br />
property – such as it being the scene of a<br />
murder, suicide or violent crime.<br />
Here, deciding what to disclose is less<br />
straightforward, Lampen-Smith says.<br />
“The REAA advises agents to take a<br />
cautious approach and to consider each<br />
situation on its facts, while recognising the<br />
individual circumstances.”<br />
The High Court has said that a more<br />
recent event, especially one that might<br />
have gained some notoriety in the local<br />
neighbourhood, may have more bearing on<br />
a prospective buyer’s view of the property<br />
than a historic one. The location of the<br />
event (whether it took place in the grounds<br />
of the property or inside the house) and<br />
whether the property has been lived in since<br />
it happened, as well as the likely reaction<br />
of potential buyers, should also be taken<br />
into account. The death of someone from<br />
natural causes at the property does not<br />
need to be disclosed, as this is considered<br />
an everyday occurrence.<br />
“If you are in this situation as a seller, it’s<br />
best to discuss what to do with your real<br />
estate agent.”<br />
“They cannot tell prospective buyers<br />
without your consent – and if they decide<br />
that a sensitive issue should be disclosed<br />
but you don’t agree, then they must cease<br />
to act for you.”<br />
Whatever the situation, whether it’s<br />
unconsented work or a tragic event, honesty<br />
is the best policy. Talk to your agent about<br />
how the disclosure will be handled. There<br />
is no need to advertise the information<br />
or tell everyone who wanders along to an<br />
open home, but potential buyers who have<br />
indicated an interest in making an offer<br />
must be told.<br />

What really counts<br />
You are in the market for a new property,<br />
scrolling the Internet, examining<br />
properties for sale and zeroing in on those<br />
with potential. They might be in locations<br />
that offer cheaper land, larger houses, or<br />
convenience to work or school. You may<br />
have visited show homes and open homes<br />
becoming confused, overwhelmed or<br />
swept away with emotional factors like<br />
having everything new, or extra features<br />
such as three car garaging.<br />
To be happy with your choice, list the<br />
features that you need, considering:<br />
• Family space – Is there room for<br />
the children to play indoors and for<br />
television and entertainment units?<br />
Should this be open plan or separated?<br />
• Kitchen – What needs to be in your<br />
kitchen? How serious are you about<br />
a butler’s pantry? Is it a whim or<br />
something that offers a practical solution<br />
to the way you use your kitchen?<br />
• Bedroom sizes – What are optimum<br />
sizes? Smaller bedrooms may translate<br />
to slightly lower building costs while<br />
extra space can be useful. When looking<br />
at existing homes, consider whether the<br />
size of each bedroom is sufficient.<br />
• Garaging – A standard double garage<br />
once two cars are parked there offers<br />
little space for the toys. What toys<br />
do you have and could they live with<br />
the lawnmower in a garden shed, a<br />
cheaper option to three car garaging?<br />
If the budget allows and a larger garage<br />
with workshop is important, make it a<br />
selection priority.<br />
• Size of land – Lifestyle properties offer<br />
space for children, pets, hobbies, an<br />
expansive garden and perhaps a homerun<br />
business but they require work so<br />
are not for everyone and a compact<br />
section might be more sensible if a tight<br />
budget or busy lifestyle.<br />
• Bathrooms – Second and third<br />
bathrooms are great in homes with<br />
teenagers and a wet shower room is<br />
ideal for young children. A bath might<br />
be fashionable though is often not used<br />
and its absence could mean a more<br />
spacious bathroom.<br />
• Laundry – Would a laundry in the<br />
garage do the job?<br />
• Storage – How much storage do you<br />
need? Weigh up what can truly be<br />
stored in the garage once vehicles are<br />
in, a preference in winter. Garages vary<br />
in size so check the size to ensure your<br />
vehicles will fit. Look also at where<br />
else the house offers storage capacity<br />
such as in hall cupboards, a large hot<br />
water cylinder cupboard, wardrobes<br />
(check their width and depth), walkin<br />
robe, attic storage trusses, as well as<br />
the potential for hooks and shelving<br />
in the garage for bikes, tools, garden<br />
equipment and even kayaks.<br />
• Off-street parking – How many<br />
vehicles can be parked on the driveway?<br />
Will this space be sufficient?<br />
• Garden - Is there sufficient space<br />
for your children to play or for<br />
entertaining?<br />
A checklist will allow you to determine<br />
what will suit your needs, the point of<br />
the exercise, saving you time looking at<br />
properties or potential house designs<br />
while assisting you to decide whether<br />
to buy a new or existing home with<br />
both options having advantages and<br />

properties continues to strengthen. The<br />
Real Estate Institute of New Zealand<br />
(REINZ) advised that sales for the three<br />
months ended July <strong>2021</strong> have increased<br />
by 6.9%, compared to the same period<br />
last year. REINZ also announced a<br />
25% median price increase in lifestyle<br />
properties sold in the three months to<br />
July <strong>2021</strong> compared to the three months<br />
ended July 2020. These statistics suggest<br />
it may be a favourable time for lifestyle<br />
property vendors.<br />
Athol Earl from PGG Wrightson’s<br />
confirmed that this is more than<br />
evident in <strong>Selwyn</strong>, where sales have<br />
gone “gangbusters”. It appears that<br />
there is plenty of demand from North<br />
Island buyers who are after a lifestyle<br />
change, and they can get better value for<br />
their money here. In addition, several<br />
prospective buyers are expats returning to<br />
New Zealand wanting a different lifestyle<br />
after enduring the restraints of lockdowns<br />
overseas. The chance to experience a<br />
more rural environment with greater<br />
tranquillity and space while still being<br />
close to urban facilities lures many<br />
people to choose a lifestyle property. In<br />
some instances, some purchasers buy<br />
properties sight unseen. Many buyers are<br />
not after the production capabilities, but<br />
the type of life available from a lifestyle<br />
property.<br />
Around the <strong>Selwyn</strong> district, West<br />
Melton, Rolleston and Lincoln remain<br />
popular areas to buy, although a limited<br />
number of properties are on the market.<br />
This popularity is often due to the<br />
commuting distance to Christchurch.<br />
However, even areas further out,<br />
including Darfield and Kirwee, are still in<br />
demand.<br />
Athol suggests that sellers, or even<br />
those thinking about selling, should now<br />
take advantage of the shortage of available<br />
properties and get their property on the<br />
market now. There is often competing<br />
interest due to the strong demand for<br />
lifestyle properties. He also suggests that<br />
spring and summer are no longer the<br />
only times to sell and states, “Seasons for<br />
selling has long since gone, and there are<br />
buyers out there all the time.”<br />
