THE OLD Hororata Hotel
will open to customers once
again as an artist returns the
historic building to its former
glory.
But it will offer sustenance of
a different kind than it has in
the past.
Once iconic for its pies and
being a landmark pub, the
building is now home to pottery
tutor Frank Hakkaart and
fiancé Sarah Handley.
They have named it The
Artist’s In, with the spelling of
“In” intentional, as they don’t
want people to think it is still a
hotel.
Rather, it will be a potter’s
studio and art gallery selling the
work of artists of the district.
The old pub was damaged
in the September 4, 2010,
earthquake and has not
operated as a hotel since. The
uninsured building, large at
about 550 sq m, failed to attract
bids when offered “as is where
is” at auction in March last year.
THE MAJORITY of Lincoln
residents oppose the 2000-home
Lincoln South development plan
change.
The district council has
catalogued about 330 submission
points in its summary online,
from about 260 residents and
other individuals and organisations.
Seventy-four per cent of
the submission points, 245, are
in outright opposition to the
Carter Group’s zone change
application.
A further 45 are in partial
opposition. This leaves only 28,
just eight per cent, of submission
points either supporting, or
supporting in part, the plan
change.
The remainder are neither in
support nor opposition to the plan
change, which would see Lincoln
increase in size by more than half
if it went ahead.
One of the opposing submitters
is 84 residents at Verdeco Park.
They said a proposed bypass road
would exponentially increase
traffic through their area, which
is to the immediate south of the
proposed development.
NO SURPRISES to the
continuing opposition
to the planned Lincoln
South housing development.
Two thousand homes
are earmarked on land
purchased by the Carter
Group in the ever-expanding
township.
But people living near
the site are doing all they
can to stop it (see page 1).
Increased traffic and pressure
on existing infrastructure
are some of the reasons
the majority don’t want it to
go ahead.
If the proposal gets the
green light, it will see
Lincoln increase in size by
more than half.
The upside to that is
more people, which keeps
the tills ringing for existing
and planned businesses
and more jobs in turn for
locals.
The downside is Lincoln
will be no more of what it
once was.
MEDICAL CENTRES in the
district are welcoming more
Covid-19 vaccination clinics
coming on board as they are
flooded with bookings.
So far more than 12,000 people
in Selwyn have received both
their first and second doses. A
further 15,887 people have
received their first dose, while an
additional 11,339 are booked in
for their first dose.
The Canterbury
District
Health Board
has six clinics in
the district, at
medical centres
in Leeston,
Rolleston,
Lincoln, West
Melton, and a
pharmacy at Rolleston.
Acting senior responsible officer
for the Covid-19 response
Ralph La Salle said there continued
to be “incredibly high”
demand throughout Canterbury,
which was encouraging.
“We’re adding more clinics
and more appointments to
BookMyVaccine, the national
booking system, all the time,”
he said.
This would likely include further
clinics in Selwyn, in order
to reach the district’s population.
A newly added pop-up clinic
is one at the Rolleston Community
Centre on Thursday next
week. The Rolleston Filipino
Pop-up Vaccination Clinic is an
initiative of Pinoy CARES. Canterbury,
which is a non-profit
organisation promoting Filipino
culture and values.
The organisation has teamed
up with the Philippine Chaplaincy
Dioceses of Christchurch,
the district council, the CDHB
and Pegasus Health to offer the
clinic, which will be followed by
a second clinic six weeks later for
patients to get their second jab.
A clinic spokesperson from
the Filipino community told the
Selwyn Times that the clinic was
available for everyone, not just
members of the Filipino community.
People wanting to book
fill out an online form, which is
on the Pinoy CARES Canterbury
Facebook page.
Rolleston Medical Centre
practice manager Vicki Bool
welcomed the initiative to hold
the pop-up clinic, as medical
centres in the district worked
hard to meet demand.
“The more clinics everyone
does, the better,” Bool said.
However, just how many vaccinations
medical centres and
pharmacies did was limited by
supplies.
Bool said Rolleston Medical
Centre had become fully booked
as soon as it opened its clinics in
late August. Unlike some medical
centres, it had opened up
its bookings for others besides
enrolled patients.
“We were fully booked until
the end of October within two
days,” she said.
The centre was undertaking
vaccinations two days per
week, and only taking bookings
through the nationwide
BookMyVaccine website. Ideally
it would like to increase the
number of days per week and
take more bookings, however, it
needed more vaccine supplies.
“We would like to do more
clinics when there’s more vaccine
availability,” Bool said.
La Salle acknowledged the
exceptional work vaccination
teams in the region were doing
every day.
“They’re working incredibly
hard to get as many people vaccinated
as possible,” he said.
In Canterbury, there had
been more than 241,000 people
receive their first dose, and
more than 118,000 receive their
second – a total of more than
359,000 vaccinations provided.
So far there was more than 90
clinics providing vaccinations
throughout Canterbury.
Everyone aged 12 and over
can now book a vaccination
appointment and they can book
any time, there is no cut off.
Flyover proposal
sparks new
safety concerns
• By Susan Sandys
ROLLESTON’S flyover proposal
creates new safety concerns, disadvantages
businesses and does not
support growth and prosperity, says
the district council.
Mayor Sam Broughton has
outlined concerns to Waka Kotahi
NZ Transport Agency in a submission
from the district council to the
roading authority.
Broughton said while the district
council was grateful Waka Kotahi
had adopted the flyover concept,
which was originally conceived
by the district council, he recommended
it re-consult and come up
with new flyover options.
Among concerns were the
closure of intersections at State
Highway One/Hoskyns Rd and
State Highway One/Rolleston Drive
North. These had become more
important to Rolleston and its
economy, and State Highway One
traffic needed to be able to access
the industrial area and the town.
Additionally, the district council
did not support diverting northbound
State Highway One motorists
accessing Rolleston through the
Dunns Crossing Rd intersection.
“This proposal conflicts with the
safety interests of West Rolleston
Primary School, the Kidsfirst
Kindergarten and the residential
nature of Lowes Rd.”
Representation Review 2021

• By Hamish Clark
THIS IS what Covid-19 looks
like and the toll it has taken on
Sharyn Gallagher, 57.
Living on a West Melton
lifestyle block, the once fit and
healthy wife and mother caught
Covid in March last year.
Now exactly 16 months later,
Gallagher weighs just 45kg, suffers
stomach aches and nausea
and has very little energy or
strength, and is now worried
about what a Covid-19 vaccine
will do to her already ravaged
body.
Sharyn fell ill on March 27,
2020, the day after New Zealand
was plunged into its first lockdown.
“It took three phone calls to
the doctor before they would
even test me,” Gallagher told
John MacDonald on Canterbury
Mornings on Newstalk ZB.
“Because I didn’t have a temperature,
they didn’t think I had
it but I did, and I was very unwell
for about six weeks.”
The virus had attacked her
digestive system, not her lungs,
and she has suffered ongoing
issues ever since. “It hit me like
a tonne of bricks,” she told the
New Zealand Herald. “I came
good until about August and
then back downhill.”
At the time Sharyn admitted
she was scared. “There were not
the systems in place then like
there are now.” She even recalls
turning on the television at night
during lockdown watching people
in Italy and Spain dropping
dead in the streets.
“It’s really scary having this
inside you, not really knowing
the consequences will be,” she
said.
Her husband and son are
builders and they too caught
Covid-19 around the same time.
“I lost a lot of weight and I am
unable to put any weight back on
still.”
Today, she can’t walk her
dogs, gets exhausted getting the
groceries. “I literally have to sit
down or I’m going to fall down,”
she added.
Gallagher recently registered
to get a Covid vaccine but “cancelled
it at the 11th hour”.
“If I hadn’t had the virus, I
would definitely get it,” she said.
COVID: Don and Sharyn Gallagher have both had
Covid-19, Sharyn now weighs just 45kg. She is pictured
(above) in February 2020 before she caught the virus.
But “because I have had it, I’m
getting very anxious about how
[I] will react to it coming into my
body.”
She has since enrolled in a New
Zealand research programme
looking into long Covid, its effects,
and antibodies, curious to
find out if she has any immunity.
She wants to get more information
before getting a vaccine
and is “concerned about how it
will affect me”,
In spite of her own fears, Gallagher
recommends everyone
signs up for a vaccine and “definitely
get it”.
In the meantime, she just
wants her life back.
“This is not just the normal flu,
it’s not funny and not fake, it is a
different beast altogether.”
Over the past 16 months, there
have been times when she has
suffered from mental health and
has been “quite down”.
“I am still very thin, I definitely
don’t do a lot of the things
I used to do but I have a really
good supportive family unit
around me has been my saving
grace really, I am grateful for
But where their fellow potential
buyers saw a lot of work,
Hakkaart and Handley saw
opportunity.
They bought it 10 months
ago and have begun long-term
renovations, with the bar area
shaping up as the shop, gallery,
studio and teaching space.
The couple were planning to
open Labour Weekend, however,
with delivery delays of a front
door and other items due to
lockdown, the opening may
instead be later in the year.
Hakkaart said the bar area had
lent itself perfectly to becoming
an artistic haven. It was a large
wide open space, with darkstained
oregon woodwork.
“We have basically brightened
it and cleaned it all up, lots of
clean white surfaces,” Hakkaart
said.
They planned to ultimately
turn the rest of the building
into a nice home, and would
knock out walls in some of the
bedrooms to make them bigger
and reduce their number to six
or seven.
They have removed a large
macrocarpa hedge and undertaken
other outdoor improvements,
which has yielded two
historic coins, from 1900 and
1901, as well as old broken bottles.
The pub was moved to the
site in 1890 and has had many
additions, including a first storey,
since.
“It’s a character building, and
it’s obviously a historical one. It
lacks historical listing because
of all the changes it has had
over the years. As part of the
Hororata community, it has a
huge amount of history tied into
it, everyone around here would
have stories about the place,”
Hakkaart said.
He said the pub’s heyday was
in the 1980s and 90s when it was
a stopover for skiers, and visited
by locals and others passing
through.
SPACIOUS: Frank Hakkaart’s workspace inside the former
Hororata Hotel.
While those days were gone,
today Hororata remained a
destination township, he said.
It had many weekend visitors
from people driving and biking
through, as well as classic car
rallies.
He said they were looking
forward to opening their doors,
although ironically have had to
turn some people away.
“The number of times we
have had people turning up at
the door, they are wanting a
beer or wanting to use the TAB
or whatever. We are having to
say: ‘It’s been 10 years mate’,”
Hakkaart said.
‘I like fixing things, and
this is a big fixer-up’
• By Susan Sandys
FRANK HAKKAART is
utilising two of his skills at the
former Hororata Hotel – pottery
and home renovation.
As he sets up his pottery
studio with gallery and teaching
space, he is giving the old building
an extensive makeover.
Hakkaart has operated West
Melton Pottery for five years
while based at West Melton.
Now he and fiancé Sarah Handley
are transitioning that business
into their new residence and
gallery at the former pub, called
The Artist’s In.
Hakkaart said buying the
former pub and moving out to
Hororata had made perfect sense
for the couple, as the studio at
West Melton became too small
to teach growing numbers attending
his classes.
Not only did the former hotel
offer more space, it was well
located, lending itself to become
a central area for Selwyn’s wide
range of artists to display and
sell their work.
“The gallery, the size it is, is a
real bonus. It means we can open
it up and create a craft art hub
here in Hororata,” he said.
However, the building needed
a lot of work. This is a challenge
Hakkaart is more than happy
to take on, having come from a
enjoying having more
space for potting inside
the hotel.
background of home renovation.
When he and his late wife
lived in Dunedin, Hakkaart was
a stay-at-home dad who would
renovate the couple’s homes and
work casually as a handyman.
“I like fixing things, and this
is a big fixer-up,” he said of the
former hotel.
“It’s a great project to do for
the next five to 10 and 15 years,
depending on how the body lasts
really. I like to be busy, and this
just ticked all those boxes,” he
said.
Residents’ submissions as
that Chudleigh Homestead
there would be increased
Racist slurs sprayed
onto scouts den
SCOUT LEADERS are hoping
police can catch vandals who
spray-painted vile hate speech
over their scout den.
Racist and disturbing tags were
discovered on the white walls
of the Rolleston Scouts den on
Monday last week.
It’s understood the vandalism
happened over the weekend,
while the country was in level 4
lockdown.
And it appears the vandals
were on a rampage around the
area, with fences, other buildings,
and a BMW car being spraypainted,
while a road sign was
toppled over and tagged.
Members of the public came
across the Scout den vandalism
and let local leaders know.
“It’s pretty terrible . . . hopefully
they’ll get caught,” said leader
and committee member Joanna
Burnett.
Although the vandals appear
to have sprayed black paint over
CCTV cameras on the den itself,
Burnett hopes that other cameras
operating in the reserve will
provide some clues as to who was
behind the attack.
A police spokesperson said this
week that inquiries were ongoing.
Two Venturers from the same
Covid-19 bubble volunteered to
scrub the paint off the walls last
week, while a local builder who
was doing some paintwork on
the den was to paint over it.
“We need to make sure it’s
was also sprayed over
security cameras.
go back there because we certainly
don’t want young children
seeing that sort of thing,” Burnett
said.
“I don’t believe it was targeted
at Scouts directly, but you don’t
know what goes through these
people’s minds.”
A new defibrillator gifted to Rolleston’s Boulevard
owner and manager Karen Harris said the defibrillator
has been registered on the AED locations app and with
St John Ambulance. It is available from 8am to 8pm,
or outside of those hours on direction from St John to
obtain access to the village. She said the device would be
of good service to the area, with some others in the town
only available in school or business hours.

FELLOWSHIP: Rolleston area residents in a new Rotary group are hoping
Membership drive on
for Rolleston Rotary
• By Susan Sandys
TWO SISTERS behind
Rolleston Rotary are
Amanda said she
from a young age. This was
built on even further when
they were in their early 20s
and went to Samoa with
their parents as part of an
Ashburton Rotary trip.
The country had been hit
by the deadly 2009 Samoa
earthquake and tsunami,
and schools were in dire
need of books and desks.
Amanda said seeing the
help that Rotary provided
had changed their perspective
on life and reinforced
the value of voluntary
work.
While they grew up in
Ashburton, both sisters
now live in Rolleston. They
are among founding members
of Rolleston Rotary,
which was established last
year.
OPINION
Pledge to work with
residents on water reform
FIRSTLY THANK you to
all our essential workers
who again continue to
keep Selwyn ticking
through lockdown, and
to the rest of us who are
working from home or
staying safe in our bubbles,
please keep it up.
While many things
stopped for a few weeks
there are still major
Government projects that
continue to chug on, one
of which is the Governments
three waters reform
(drinking water, waste
water and storm water
infrastructure).
I’ve received a mixed
bag of correspondence
on this issue, much
of which is asking for
more information and
expressing concerns about
losing local influence with
any potential changes.
However, the overwhelming
theme has been
a request to be consulted
about any decisions that
affect our communities.
In response to these
calls, we have committed
to community-wide
consultation before council
makes any decision on
possible transfer of water
infrastructure and developed
a dedicated web page
on our website including
Q&As to provide you with
as much information as
possible.
A key part of my role
which I enjoy is to listen to
READER’S LETTER
Sam
Broughton
Selwyn Mayor
people and businesses and
act as spokesperson to the
Government on matters
that affect us.
Selwyn is the third largest
population in the South
Island after Christchurch
and Dunedin, so our
voice carries weight and I
continue to advocate for us
through my roles as chair
of the Canterbury Mayoral
Forum and on the Board
of Local Government New
Zealand.
The Government’s three
waters proposal seeks to
transfer ownership and
management of our water
infrastructure into the
hands of a new entity to
make it more affordable for
all New Zealand. The size
of the new Entity matches
the Ngāi Tahu takiwa,
which is most of the South
Island.
All New Zealand councils
signed up to the first stage
of the project where we
shared information on our
infrastructure and debt and
Selwyn received $10 million
which we have put towards
a wastewater pipeline from
Darfield and Kirwee to
Rolleston to ensure no new
septic tanks are required as
those towns grow.
Part of the agreement
was that a future decision
to stay or opt out of joining
the new entity would be
our choice and that we
would have time to consult
with our community
before making a decision.
We are seeking more
information from the
Government and will
seek your views before
determining if any change
works well for Selwyn or
not.
The Canterbury Mayoral
Forum has signalled
to Minister of Foreign
Affairs Nanaia Mahuta of
their serious concerns on
behalf of ratepayers, of the
proposed water reforms
and the Government
acquisition of ratepayer
assets.
The minister’s response
was to accuse the regional
mayors of politicking,
rather than accepting
that the democratically
elected mayors are simply
reflecting the concerns of
their ratepayers.
Government claims by
2051 annual cost of water
services for Selwyn will
be $1640 down from the
projected $3480.
Their data modelling
horizon requires hugely
optimistic assumptions on
any new entity rates and
will presumably be based
on achieving new capital
works reducing running
costs, while loading
assumptions on future
Selwyn rates.
There are too many
unknown variables and
assumptions so figures are
not credible and cannot be
believed.
Under the current
democratic system
ratepayers have the choice
of managing the cost of
key water infrastructure,
by deferring or setting
aside the nice to have
things, via the 10-year
planning process.
If the minister was
serious about resolving the
water issues with poorly
performing councils, she
should simply advance
them the money now
to fix their issues rather
than spend multi-millions
setting new entities that
will end up sucking the
life out of ratepayers. – Ian
Readers react to last
week’s article about
Selwyn ratepayers
helping pay for the
Christchurch sports
stadium.
I’m originally from Dunedin
and clearly remember negativity
and bitter debates over the
Dunedin Stadium.
It was election time and the
late Dave Cull was vehemently
against the stadium – Mayor
Peter Chin was pro-stadium and
lost the election. In my opinion
Cull manipulated the situation
for personal political gains.
Once the stadium was
completed and being utilised by
world-class acts Cull agreed it
was an asset to the city and still
is to the present day.
It is used for national and
international sporting events,
international concerts and
university activities.
Christchurch’s stadium
would be an asset not only
for Christchurch but all
surrounding districts as all will
be able to access and utilise such
a venue.
In my opinion councillor
Miller is only grandstanding
with negative views and
should think ahead for future
generations.
I would gladly play my part
for the funding as the stadium
will become an icon for the city
and New Zealand. Can’t wait to
see world-class acts and the All
Blacks. – Ivan Court
I believe all Cantabrians
are missing having their
own stadium back and all
Cantabrians should and would
be happy to contribute to its,
construction.
We love our team. They are the
best in the world.
Rural Cantabrians are devout
rugby supporters – Paul King,
Rakaia Huts
I believe Selwyn should
contribute to some extent as
the Selwyn residents won’t
have any facility like it in the
district and will benefit from the
facility with the various types of
entertainment it will provide.
The Long Term Plan has been
approved but am sure it would
not take much to tweak it. –
Colin Paterson, Rolleston
The Christchurch stadium may
not be finished in my lifetime,
Latest Canterbury news at starnews.co.nz
however, I have two adult
children (both living in Selwyn)
and three young grandchildren.
THe stadium when finished
will enable it to be used for a
multitude of events, weatherprotected
under cover, and rugby
will be only one of them. Some
of the events to use this facility
will come out of left field as not
thought of at this time as an
option.
Selwyn District is a going
ahead community, with great
areas for housing at affordable
prices which is bringing
younger people out to here from
Christchurch, and thus helping
to increase our rates take. Some
of these rates should be used to
help put this stadium in place
for our younger people to enjoy
as well as their offspring in the
future.
Selwyn District Council
should step up and be a good
neighbour and help Christchurch,
as we as the Selwyn community,
will get the benefit of the
finished facility for many years
to come. – T Mander
If I am going to go to events at
cost of the build. – Tim Poorter
This project is bigger than all
of us. It’s a project for the ages
and the future and I believe
Christchurch’s neighbouring
councils should support the
build.
The stadium will bring opportunity
to these near neighbours
in the form of hospitality,
accommodation, piggy back of
local events when large events
are at the stadium.
Community makes mark
in town centre
The Selwyn Schools feature poles in place in the sensory space being built next to Te Ara Ātea. Inset: Tiles painted by Waitaha
School pupils for a tree ring mosaic
A space for all the community is starting to take shape in the new Rolleston town centre.
Nine colourful poles decorated by schools from around Rolleston have been installed in the
sensory space next door to Te Ara Ātea.
Nine schools have been involved in creating the feature poles and decorative tiles for the sensory
space. The poles feature a range of themes from representing unique school character to the
region’s landscape, flora, birdlife, and environment.
Waitaha School has also created mosaic tiles for a tree ring mosaic, which has been put together
by Springston artist Raewyn Beaver of MACS Mosaics. The mosaic will be installed on site in the
coming weeks.
The sensory experience, designed to cater for people’s different neurological and physical needs,
is being built by Armitage Williams, and is intended to be open by the end of the year, around the
same time as Te Ara Ātea.
Surrounded by raised gardens and trees, the experience will be a highly accessible space with
a treat for all the senses, from a quiet space, to areas with bursts of colour, musical instruments,
different tactile experiences, smells and even tastes from edible plants.
Council Acting Major Projects Property Manager Phil Millar says it’s an exciting step to see the
posts and mosaics going in on site.
“The sensory space is a real community project and it’s really cool to see these colourful and
really thoughtful pieces going in. All the artists involved have put their heart into it and created
something really special that will be a long-lasting source of joy for everyone using the space.”
Selwyn Libraries launches free online click and
collect service
Selwyn Libraries has launched a new collection service to keep avid readers busy even at COVID-19
Alert Level 3.
The Click and Collect service enables library members to request quality items personally selected by
the Selwyn Libraries team.
It's easy to use – just fill out a short form online to identify your areas of interest. The Selwyn Libraries
team then build a pack of five items from the stock available at your local library of choice. There is no
charge for this service.
Once the team have selected your items, you’ll be contacted by phone or email to arrange a suitable
collection time. They’ll give you the instructions for how to collect your items.
Collection is contactless and in accordance with COVID-19 social distancing protocols.
The service covers popular catalogue items including adult fiction, magazines, children’s books and
jigsaw puzzles.
Consultation open on
local representation
Consultation is now open on a proposal for future local
representation for Selwyn.
The proposal will result in changes to the way the Council is elected
and structured from the next local elections in 2022.
The Council is proposing to keep four wards, but with changes to
ward boundaries, and a reduction in the number of councillors from
11 to 10. It also proposes to retain the Malvern Community Board.
Councils must review their representation arrangements at least
every six years.
Since its last representation review in 2015, Selwyn’s population
has grown rapidly but the ratio of population per councillor has
become uneven.
“One of the key principles of fair representation is that each elected
member should represent roughly the same number of people,”
says Mayor Sam Broughton.
“This proposal will help to ensure a more equal distribution of
councillors, so that residents get fair and equal representation
around the Council table.”
The key changes include:
· West Melton would move to the Malvern Ward
· The area between Burnham and Rolleston would move to the
Ellesmere Ward
· An area east of Rolleston would move to the Springs Ward.
The Selwyn Central ward would be replaced by a smaller Rolleston
ward with three councillors rather than the existing four. All the other
wards would keep their existing number of councillors. The total
number of councillors would reduce from 11 to 10.
The Malvern Community Board would be retained, with five
members. The existing subdivisions of Hawkins and Tawera would
be retained, and a third subdivision added, covering West Melton.
Submissions on the proposal are open until 5pm, Monday 4
October. Submission forms, maps and more information are
available online at selwyn.govt.nz/representation.
Mayor Broughton says the Council is hoping to hold drop-in
information sessions later this month, depending on COVID-19 alert
level requirements.
“We’re also planning some online information sessions, so we
encourage people to check the website for the latest updates and
any changes.
“We do want to hear people’s views. It’s important we get this
representation structure right – so residents can be confident that they
are well represented, and that the Council can function effectively.”
Dog registration extended
The Council is moving to support dog owners as the lockdown has
caused delays with processing registrations.
Due to COVID-19 restrictions at Alert Levels 3 and 4, the Council’s
Animal Control team has not been able to process all of the received
dog registrations.
In response to this the registration period for the final dogs to be
registered has been extended to 30 September.
“At the moment we have a backlog of around 1,500 dog
registrations which we will be able to work through once we are
under COVID-19 Alert Level 2 and we are able to get back into our
offices. At this stage we expect that there will be around a fourweek
delay to get all due dog tags out,” Animal Control team leader
Steve Clarke says.
‘We would like to reassure owners that if you have paid your dog’s
registration fee, we can see your transaction, so we won’t be issuing
any fines for your dog not being registered.”
Mr Clarke says owners who have not yet received their new One
Tag should keep on their blue 2020 registration tag until the new
One Tag has arrived.
The infringement fee of $300 for any unregistered dogs may now
be issued by the Council after September. More information can be
found on Council website at www.selwyn.govt.nz/dogregistration.
If you have any difficulty with making your dog registration payment
or have any further queries about dog registration, please contact
COSMETIC CHANGES are in
play as the Prebbleton Rugby
Club aims to add a senior
women’s team to its ranks
through support from a new
fundraising initiative.
Prebbleton’s premier men’s side
could not prevent Southbridge
defending the coveted Coleman
Shield, but two months later the
club is celebrating a significant
off-field victory.
The Ellesmere
sub union member
is among 15
clubs nationwide
to receive $10,000
worth of products
and materials
from New
sponsor Bunnings
Warehouse
to improve facilities.
Prebbleton based their
application on making the club
more appealing to female players
as they aim to enter a squad
in the Metro competition next
season.
“We have really good fields,
good people in the club that
make it tick along but in order
to get that female participation
up and potentially get a senior
women’s team in, we really need
to give the changing rooms a
“The facilities are pretty barebones,
pretty simplistic. We’re
going to looking to do up the
showers and toilets. Instead of
having a bench seat in the room
we’d like to make it more inviting.”
If budgets allow, the changing
sheds at Prebbleton Domain
may have partitioned seats with
areas to store gear and hang
Garbutt was delighted a short
feathers.
When not in use, wings are
Young larvae don’t have wings,
but mature stages of larvae may
More than 6150 thrips species
are known worldwide. New
Zealand has about 140 species,
with 50 of these being endemic
(not recorded elsewhere).
Many thrips are herbivores,
piercing plant tissues to suck the
contents.
Other thrips species eat fungi,
pollen and some are predators of
mites and thrips.
In New Zealand three introduced
species, the onion thrips
(Thrips tabaci), the western
flower thrips (Frankliniella occidentalis)
and the greenhouse
thrips (Heliothrips haemorrhoidalis)
are the most problematic
species. The latter species is a
pest of smooth skinned kiwifruit
varieties and avocado leaves and
fruit.
The specimen of greenhouse
thrips I found at home was
on native mistletoe Ileostylus
micranthus causing considerable
discolouration of leaves.
This is often a tell-tail symptom
of its presence.
Exceptional horseman remembered
DENIS NYHAN is being
remembered as an exceptional
horseman and administrator.
One of harness racing’s alltime
greats, Nyhan, 82, died in
Christchurch Hospital after a
career that included three New
Zealand Cup triumphs in the
1960s and 70s, with Lordship
and Robalan.
Part of a famous and highly
successful racing family, his
association with both horses is
harness racing legend. They were
crowd favourites during an era
that featured other household
names like Cardigan Bay and
Young Quinn.
Sired by the great Johnny
Globe, Lordship was a family
success story – bred by mother
Doris Nyhan, trained by father
Don and driven by Nyhan to
New Zealand Cup victory in
1962 and 1966.
Lordship was just the second
four-year-old to win the NZ Cup
(Lookaway 1957). He won 45
races from 138 starts, though
how Nyhan got the regular drive
behind him involved some luck,
in March 1961.
“On the morning Lordship
was due to start in the Welcome
Stakes I was following dad in a
workout when his horse cracked
a bone in one of his forelegs and
fell. I piled over the top of him
and dad was quite badly hurt,”
Nyhan said.
SUCCESS: Denis Nyhan in the paddock with Robalan and at Addington Raceway.
“I got the drive then and won
the Welcome. I was lucky enough
to win the following three races
with him, so mum decided to
keep me on.”
Don Nyhan died, at aged 99,
in 2009, two years after wife
Doris.
Denis Nyhan’s New Zealand
Cup win with Robalan in 1974
was at his fourth attempt in the
biggest race of them all. Denis
both trained and drove the freelegged
star, who won 39 races
between 1969 -76.
More suited to the shorter
distances, Robalan won the New
Zealand Free-For-All three years
in a row (1972-74). He also drove
Lordship to two of his three
successes in the same race, in
1962 and 64.
Nyhan’s other big race wins –
and there were many – included
the 1971 Northern Oaks (Van
Glory), Hal Good in the 1975
Dominion Handicap, Cee Ar in
the 1974 Rowe Cup, and Honkin
Vision in the 1991 Junior Free-
For-All.
In more recent times he had
good success training and
driving With Intent. The
Sundon mare, bred and owned
by Nyhan and his wife Denise,
won 13 races from 97 starts
(2007-14).
According to HRNZ statistics,
Nyhan’s career record stands
at 475 driving successes after
starting out as a junior driver
in 1956, with 269 winners as a
trainer, from 1969.
Former long-serving HRNZ
administrator Darrin Williams
had a lot to do with Nyhan over
the years, describing him as a
“superstar young driver”, who
like his horses, always looked
immaculate.
“He was the modern day
Double D, (referring to 10-time
NZ driving champion Dexter
Dunn), he was Mr Cool.”
As chairman of the HRNZ
handicapping committee, and
a board member for seven
years, Nyhan was a respected
administrator.
“I enjoyed his company, he was
very intelligent,” says Williams,
a former handicapper and racing
manager at HRNZ, “he was very
keen on process and procedure
and got frustrated with people
who weren’t.”
GARDENING
Add lime before planting tomatoes
• By Henri Ham
YOU KNOW when the weather
starts to warm up, it’s time to
plant your tomatoes.
Tomatoes are a must-have in
any garden, there is a feeling of
satisfaction as you pick a fresh
tomato off your vine … plus
homemade pasta sauce? Yes,
please.
Traditionally Labour weekend
is the time to plant your
tomatoes but anytime from
September to early January is
okay.
Tomatoes thrive in a sunny,
sheltered spot, protected from
strong winds. It’s important to
switch up your planting positions
and plant your tomatoes
in a different spot from the
previous season. This just helps
prevent any disease.
Switch it up by planting
tomatoes in pots or if you’re low
on space you can plant cherry
and dwarf tomato varieties in
hanging baskets, add some marigolds
and herbs to your hanging
baskets to attract beneficial
insects as well as to ward off any
unwanted pests.
Tomatoes aren’t a fan of soil
with a low PH, if it’s been raining
cats and dogs in your area, we
recommend adding a bit of lime
to your soil prior to planting.
Lime provides a great source
PROTECT: Get your tomato plants in the ground now if you want to have a summer harvest. Plant in a sunny,
sheltered spot.
of calcium which encourages
healthier and larger fruit and
helps prevent blossom rot.
Calcium also helps improve the
soil structure which encourages
earthworm activity.
Garden centres stock a variety
of tomatoes, if you are planting
tomatoes for bottling then
our heirloom mix, brandy wine,
black Krim, money maker and
beefsteak are great options. If
you’re after smaller varieties that
don’t require a lot of room and
are great for salads and picking
straight off the vine then
our gold nugget, black and red
cherry and acid-free tomatoes
will do the trick.
Once you’ve decided on your
varieties and your soil prep is
complete, dig a hole approximately
5cm deep and space your
tomato seedlings about 40-50 cm
apart.
If you’re companion planting,
we recommend planting your
tomatoes with basil, marigolds,
onions, cosmos, cucumber, lettuce,
sage and mint.
Avoid planting with brassicas
and corn. Corn is likely to attract
fruit worm. We also don’t recommend
planting your tomatoes
with potatoes as potatoes require
quite a bit of nutrients which
will reduce the growth of your
tomatoes, they’re also likely to
cause blight.
Once planted, spray your
tomatoes with liquid copper to
prevent fungal disease and add
some seaweed to the surrounding
soil to encourage larger and
juicy fruit.
When it comes to watering,
avoid overhead hosing as it could
leave your plants more susceptible
to diseases like powdery
mildew, rust, and blight. You can
retain moisture by adding a layer
of newspaper around your plants
and then cover your newspaper
with pea straw or soil.
We hope you have a successful
tomato growing season.
with intelligro
Spring is a time of growth and
development, and the list of jobs to do
is endless. With the weather warming
up and daylight savings here, now is the
perfect time to get stuck into the garden.
Intelligro are trying to make small
changes to help the environment and
we’re here to help you and your family
create a more sustainable future.
Creating your own veggie garden is the
perfect place to start.
Growing vegetables is not only quite
satisfying but very easy too! Growing
some of your own food is a key part of a
sustainable lifestyle.
Here are a few tips to get you started:
1. Pick a sunny position for your veggie garden with
shelter from the wind.
2. If you’re using timber, untreated is best. If using
treated timber line with black plastic.
3. Having a good quality soil is key for growing a
productive veggie garden! For leafy, above the ground
produce choose Intelligro Vege Garden Mix, For root
crops, (potatoes, radishes etc) choose Intelligro Garden
Soil Mix. A soil blend is preferred by these plants.
4. Make sure you plant quality, in-season seedling (big is
not always better).
5. For a successful veggie garden make sure you establish
a regular watering routine!
Some of what we have in stock: Certified Organic Compost • Vege Garden Mix • Potting Mixes • Lawn
Mixes • House Plant Mix • Seed Raising Mix • Bark • Mulch • Stones • Chips • Pebbles • Sands
Lawns...
Spring is well known as lawn time.
Lawns can be sown or repaired
now, as long as you are sure the
last of frosts have been and gone.
We have a handy lawn guide on
our website and our team would
be happy to talk through any
issues you may have, and point you
in the right direction. It’s also a good time to fertilise
your existing lawns, and repair any patches or holes.
GARDENING 25
Experience the special flavour of a tamarillo
• By Henri Ham
Wednesday September 8 2021 Selwyn Times
SHELTER: Tamarillos are suited for most New Zealand
gardens. They can also be grown in pots.
IF YOU’RE up to trying
something a bit different this
spring, then tamarillos might be
the answer.
Tamarillos, tangy and sweet
and often compared to kiwifruit,
tomato, guava, and passionfruit,
they’re the perfect addition to
a fruit pie, eaten on its own or
roast with a bit of cinnamon and
vanilla and serve with some fresh
vanilla bean ice-cream.
Spring is the ideal to plant
tamarillos when the risk of frost
has passed, and the weather has
started to warm up. They thrive in
full sun and well-drained soil, it’s
also important to make sure that
they’re sheltered from the wind
and any frost. If you’re not sure if
your soil is free draining, mound
your soil up to raise the roots up.
Tamarillo plants are shallowrooted
and like passion fruit will
need support. If you’re planting
one tree, stake it straight away,
if you’re planting three trees
together tie together to give them
extra support. They usually grow
up to 3m tall so they’re a great option
for most NZ gardens as they
don’t require much space plus you
can grow them in pots too.
Tamarillo seedlings won’t be
far away, but in the meantime get
their spot ready so once they become
available all the hard work
is done, and you just need to get
DESSERT: Tamarillos are full of goodness, they have a
tangy, spicy taste
them in the ground.
Prep your soil by adding a fresh
layer of compost and dig in some
organic matter such as sheep
pellets. Once that’s done and you
have your seedlings, plant them
about 1.5m apart and give them a
good watering.
Tamarillos are fast-growing
and need regular feeding to get
large and juicy fruit. We recommend
keeping your trees actively
growing throughout the season
by watering regularly especially
during the dry season, feed them
with some citrus food and retain
moisture by applying a layer of
mulch.
A light frost will naturally
prune your trees, if you don’t experience
frost then your tamarillo
trees need to be pruned around
spring, fruit grows on new spring
growth so cutting them back
will encourage fruiting as well as
help the tree maintain its shape.
Remove any old and deadwood.
Tamarillos are quite susceptible
to mildew and whitefly. You can
treat mildew and whitefly with
natural remedies such as spraying
liquid seaweed or mixing a teaspoon
of baking soda in one-litre
of water and adding a bit of dish
soap.
It’s also important that you keep
weed under control, not only do
they suppress growth but they
may harbour some unwanted
guests or fungal disease.
After about 18- 20 months you
should start enjoying, meaning
you won’t have any fruit until
after their second year of planting,
but trust us when we say, it’s
totally worth it.
Hybrid Lexus still a true sports sedan
I KNEW I’D eventually regret it,
selling a perfectly good car.
But that’s par for the course,
almost all of the vehicles I’ve
owned and passed over through
the years, I wish I’d kept. Such is
the case with my Toyota Altezza,
an opportunity came along that
was too good to turn down and
I’m relaxed knowing its new
owner has a good car; but I sure
do miss it.
It’s partly because of that
Altezza that I relate to Lexus’ IS
series sedan, you see the Altezza
was marketed in New Zealand
by Lexus as an IS200 and IS300
six-cylinder luxury/sports sedan
during the early 2000s and it fast
became the Lexus I enjoy the
most – and it still is.
The IS series sits at the
lower end of Lexus’ price scale
and it isn’t a big car, but its
compact design fits well with the
overall Lexus picture – luxury
cars that also lean towards
performance.
Lexus also has a hefty hybrid
manufacturing programme,
almost all of its models have
hybrid options and that includes
the IS series.
This evaluation focuses on the
IS300h F Sport (h for hybrid),
although if you aren’t quite ready
for the change to hybrid power,
the lovely 2-litre four-cylinder
turbocharged engine is still in
the books along with 3.5-litre V6
power.
The IS series has just had a
fairly big makeover. The changes
are too numerous to detail at
length, but I can report the list is
very comprehensive.
The concept of the IS is still
very much intact, it has all the
ingredients that make it a very
desirable sports sedan, made
better through significant chassis
fettering that has been made
possible through race track
development at Toyota and Lexus’
new purpose-built test facility in
Shimoyama, Japan.
In terms of cost, the IS300h
F Sport lists at $85,800, flanked
by an entry-level hybrid at
$76,200, and Limited at $88,300.
For interest’s sake, the IS 2-litre
turbo starts at $70,900, the range
ending at $101,800 for the V6.
These are respectable prices
and, although they are very much
out of my reach, I’m very mindful
of where the IS sits in the Lexus
line-up.
The 300h is very much an
integral part of the IS range as
well, it’s there to satisfy those who
like the idea of electric power
along with those who want range
in an electric car, the IS300h can
travel up to 600km using the
petrol engine at will.
Bear in mind, though, the
IS300h isn’t a plug-in. Its hybrid
system is pretty much a carryover
from previous generation models
and that which first made its
presence here in NZ – the
driveline from Toyota’s Camry
hybrid.
EDGY: Four-door body style gives the IS300h a sleek sedan
look.
LEXUS IS300H: Hybrid system provides a petrol/electric range of over 600km.
Even so, you can guarantee
both companies have been
working on efficiencies and the
IS300h hybrid driveline is stateof-the-art,
and effective. Lexus
claims a 5.1-litre per 100km
combined cycle average, which
sits well with the 6.8l/100km
figure sitting on the dash
display readout when I took
the evaluation car back to the
dealership.
What’s more, the IS300h feels
like a true sports sedan, it has
high power outputs of 133kW
and 221Nm, and when you get
the benefits of the battery power
kicking in (31kW) there is solid
impetus to be had. Lexus claims a
standstill to 100km/h acceleration
time of 7sec while it will also
lunge through a highway overtake
in 5sec (80-120km/h).
I took the evaluation car on a
long highway run through State
Highway 72 (Scenic Route) to
South Canterbury and enjoyed
its freedom on those undulating
roads, it’s the perfect touring
car and one which fully involves
those on-board. It doesn’t
demand anything from the driver,
but it does feel tightly connected
to the road. I felt fresh after the
excursion and satisfied that I
had driven it in a way that many
buyers would.
In terms of handling, the
IS300 steers purposefully on
its low profile 19in Bridgestone
tyres, turn-in is direct and sharp,
while body movement over the
• Price – Lexus IS300h,
• Fuel usage – 5.1l/100km
suspension is minimal. That’s put
down to the body sitting low at
1.4m, there is little gravitational
effect, and the balance within the
chassis is sublime, while steering
is like driving on velvet, such is
the feel and feedback.
Why the IS300 is such a
deliberate handler also goes down
its rear-wheel-drive platform,
which provides a natural drive
motion, there is solid push from
the rear but there is balance and
control at all times.
Such is the firming of the
spring and damper rates, the
fully independent suspension
keeps the wheels and tyres
firmly in place on the road
surface. That’s one of the reasons
I like the IS series so much, that
feel you get from rear-wheeldrive
is one of involvement and
enjoyment.
Elsewhere, the IS300h is
traditional to drive, the complex
engine/motor combination drives
through a continuously variable
transmission that can be locked
into pre-set steps using the
steering wheel-mounted paddle
shifters. If you want to be more
involved in the driveline process
there are drive modes that can
be tailored to suit individual
preferences, or sport and
economy parameters, should you
so wish.
On my run south I used
mostly normal mode and there
was never a point where I felt
more from the driveline was
required, and if you need to brake
in a hurry the pedal feel is simply
forceful, the entire IS chassis has
balance and makes you feel so
much part of the car. It is one that
is extremely competent when
the challenging corners of New
Zealand’s back roads are on offer.
In true Lexus fashion, the
IS300h is fully equipped, it gets
all the specification for comfort
and convenience, and safety,
you would want in an 80k car,
and that’s no surprise, Lexus is
a car maker that challenges all
the luxury/sporty brands. You
can guarantee that what you buy
will last forever and give you
enormous satisfaction along the
way.
I enjoyed the IS300h so much
that I’ve asked for a drive in either
the turbo-four or V6; let’s hope
that happens, it might make me
feel less despondent about selling
my old pride and joy.
Notice for consultation on a proposed Enrolment Scheme
Amendment for Ladbrooks School
The Ministry of Education has identified that Ladbrooks School requires an update to
their enrolment scheme to manage the risk of overcrowding and better identify which
properties are within the zone. The Ministry has given the school board notice of this.
After engagement with the Board, we have developed a proposed enrolment scheme
amendment for Ladbrooks School under the Education and Training Act 2020.
As part of this process, we are consulting with the school’s community and with people
living in the area for which the school is a reasonably convenient school.
Under this scheme, students will be able to enrol if they live within the proposed home
zone. The enrolment of out-of-zone students is governed by the provisions of the
Education and Training Act 2020.
A copy of the proposed enrolment scheme is available at
https://consultation.education.govt.nz/education/ladbrooks-school-amendment-toenrolment-scheme
If you have any feedback about the proposed enrolment scheme, please visit the website,
read the information and complete the survey before 08 October 2021.
Notice for consultation on a proposed Enrolment Scheme
Amendment for Te Rōhutu Whio
The Ministry of Education has been working with Te Rōhutu Whio regarding a Māori
language programme and has given the school board notice about the need to add this to
their enrolment scheme as a special programme.
After engagement with the Board, we have developed a proposed enrolment scheme
amendment for Te Rōhutu Whio under the Education and Training Act 2020.
As part of this process, we are consulting with the school’s community and with people
living in the area for which the school is a reasonably convenient school.
Students who meet the criteria for enrolment and live within the home zone must be
enrolled ahead of out of zone students. Out of zone students who meet the criteria for
enrolment in the special programme have priority in enrolment above all other out of zone
students while special programme places are available. The enrolment of out of zone
students is governed by the provisions of the Education and Training Act 2020.
THE SEASON
OF CHANGE!
Spring 2021
Four Seasons Realty
Rural | Lifestyle
Your Country Partner
Warmer temps and below average rainfull.
Recent rainfalls have set us up for a
promising start to spring with good growth
expected, however Niwa has forecast higher
than normal temps for the spring months
with near or below average rainfall here in
Canterbury. So, whilst the outlook maybe
promising, prudent planning and feed
management is still required as we know
the impact the climate can have on our
rural communities, particularly our farming
families as evidenced in the recent floods.
The North Canterbury Rural Support Trust
is set up to assist rural individuals and their
families to get back on their feet.
The Trust is linked into local rural networks
and can help people facing challenging
circumstances, such as financial, personal,
or climatic adverse events like drought,
flood, or heavy snow.
The North Canterbury Rural Support Trust
is a charitable trust that encompasses
Hurunui, Waimakariri, Selwyn, Christchurch
including Banks Peninsula, and Kaikoura
District Council.
The North Canterbury Rural Support
Trust has recently been announced as the
preferred charity for the upcoming North
Canterbury Wine Region Charity Golf Day to
be held at Pegasus Golf Club late November,
Harcourts Four Seasons is proud to be the
major sponsor of this event.
James Twiss, a director of Harcourts Four
Seasons said “it’s wonderful we can support
this event, showcasing the North Canterbury
Wine Region and the fantastic wines from
our region, and the fact that the Rural
Support Trust will also benefit provides great
satisfaction.
We recognise the vital work undertaken by
the trust, hopefully this event can help with
the awareness within our rural community
that it’s ok to ask for help.” If you or anyone
UPDATE!
Our lifestyle property market in and
around Christchurch City remains
extremely buoyant with properties that
come to the market attracting great interest,
the number of available listings is well
below normal levels, and good properties
are being snapped up quickly. However,
when compared to city prices living in a
Canterbury rural community still provides
incredible value.
There’s no better time to sell than spring
with the vigorous growth highlighting some
breath-taking rural properties.
What do you have to tell potential
buyers when selling your house?
When you’ve lived in a property for a
while it’s easy to forget some of its quirks.
You might be used to the fact that the
front gate doesn’t shut properly, or that
the bathroom windows need fixing. Any
potential buyers will be able to spot issues
like this when they inspect the property –
and can choose to fix them if they purchase
it. But it’s a lot harder for them to identify
other things you might have forgotten
about, like the fact that you didn’t bother
getting the appropriate consents from the
council when you built the deck 25 years
ago.
You might think the deck is fine, but you
need to front up about the consent issue,
not least because it’s the decent thing to do.
“When you’re selling a property you are
legally obliged to share all the relevant
information about it,” says the Real Estate
Agents Authority (REAA).
“If work has been done on the property
during your ownership, either by you or
someone else, the standard terms of the
sale and purchase agreement require the
seller to warrant that any legally required
permits or consents were obtained. If you
knowingly fail to disclose unconsented
works, you are in breach of contract. This
means there is a risk that the sale could fall
over or that you could run into problems
prior to settlement. Even worse, the buyer
could take you to court for breach of
warranty.”
Your first step should be to discuss the
issue with your licensed real estate agent
and your lawyer, Lampen-Smith says. They
are likely to advise that you are better off to
disclose anything unconsented, or to strike
out the applicable vendor warranties clause
in the sale and purchase agreement.
“Once the real estate agent is aware of the
situation, they are bound by their Code of
Conduct to disclose it to any prospective
buyers. If you tell them about the deck or
any other issues to do with the property,
but ask them not to tell anyone, they are
required to stop working for you.”
Similar disclosure issues can arise over
more sensitive matters. Some sellers worry
about whether or not to tell an agent or
prospective buyers about an issue that
doesn’t relate to the physical state of the
property – such as it being the scene of a
murder, suicide or violent crime.
Here, deciding what to disclose is less
straightforward, Lampen-Smith says.
“The REAA advises agents to take a
cautious approach and to consider each
situation on its facts, while recognising the
individual circumstances.”
The High Court has said that a more
recent event, especially one that might
have gained some notoriety in the local
neighbourhood, may have more bearing on
a prospective buyer’s view of the property
than a historic one. The location of the
event (whether it took place in the grounds
of the property or inside the house) and
whether the property has been lived in since
it happened, as well as the likely reaction
of potential buyers, should also be taken
into account. The death of someone from
natural causes at the property does not
need to be disclosed, as this is considered
an everyday occurrence.
“If you are in this situation as a seller, it’s
best to discuss what to do with your real
estate agent.”
“They cannot tell prospective buyers
without your consent – and if they decide
that a sensitive issue should be disclosed
but you don’t agree, then they must cease
to act for you.”
Whatever the situation, whether it’s
unconsented work or a tragic event, honesty
is the best policy. Talk to your agent about
how the disclosure will be handled. There
is no need to advertise the information
or tell everyone who wanders along to an
open home, but potential buyers who have
indicated an interest in making an offer
must be told.
Looking for a Property?
What really counts
You are in the market for a new property,
scrolling the Internet, examining
properties for sale and zeroing in on those
with potential. They might be in locations
that offer cheaper land, larger houses, or
convenience to work or school. You may
have visited show homes and open homes
becoming confused, overwhelmed or
swept away with emotional factors like
having everything new, or extra features
such as three car garaging.
To be happy with your choice, list the
features that you need, considering:
• Family space – Is there room for
the children to play indoors and for
television and entertainment units?
Should this be open plan or separated?
• Kitchen – What needs to be in your
kitchen? How serious are you about
a butler’s pantry? Is it a whim or
something that offers a practical solution
to the way you use your kitchen?
• Bedroom sizes – What are optimum
sizes? Smaller bedrooms may translate
to slightly lower building costs while
extra space can be useful. When looking
at existing homes, consider whether the
size of each bedroom is sufficient.
• Garaging – A standard double garage
once two cars are parked there offers
little space for the toys. What toys
do you have and could they live with
the lawnmower in a garden shed, a
cheaper option to three car garaging?
If the budget allows and a larger garage
with workshop is important, make it a
selection priority.
• Size of land – Lifestyle properties offer
space for children, pets, hobbies, an
expansive garden and perhaps a homerun
business but they require work so
are not for everyone and a compact
section might be more sensible if a tight
budget or busy lifestyle.
• Bathrooms – Second and third
bathrooms are great in homes with
teenagers and a wet shower room is
ideal for young children. A bath might
be fashionable though is often not used
and its absence could mean a more
spacious bathroom.
• Laundry – Would a laundry in the
garage do the job?
• Storage – How much storage do you
need? Weigh up what can truly be
stored in the garage once vehicles are
in, a preference in winter. Garages vary
in size so check the size to ensure your
vehicles will fit. Look also at where
else the house offers storage capacity
such as in hall cupboards, a large hot
water cylinder cupboard, wardrobes
(check their width and depth), walkin
robe, attic storage trusses, as well as
the potential for hooks and shelving
in the garage for bikes, tools, garden
equipment and even kayaks.
• Off-street parking – How many
vehicles can be parked on the driveway?
Will this space be sufficient?
• Garden - Is there sufficient space
for your children to play or for
entertaining?
A checklist will allow you to determine
what will suit your needs, the point of
the exercise, saving you time looking at
properties or potential house designs
while assisting you to decide whether
to buy a new or existing home with
both options having advantages and
disadvantages.
Your guide to all things Real Estate
in the Selwyn District
Lifestyle
properties
in the
limelight
Are you interested in buying or selling
a lifestyle property? Demand for lifestyle
properties continues to strengthen. The
Real Estate Institute of New Zealand
(REINZ) advised that sales for the three
months ended July 2021 have increased
by 6.9%, compared to the same period
last year. REINZ also announced a
25% median price increase in lifestyle
properties sold in the three months to
July 2021 compared to the three months
ended July 2020. These statistics suggest
it may be a favourable time for lifestyle
property vendors.
Athol Earl from PGG Wrightson’s
confirmed that this is more than
evident in Selwyn, where sales have
gone “gangbusters”. It appears that
there is plenty of demand from North
Island buyers who are after a lifestyle
change, and they can get better value for
their money here. In addition, several
prospective buyers are expats returning to
New Zealand wanting a different lifestyle
after enduring the restraints of lockdowns
overseas. The chance to experience a
more rural environment with greater
tranquillity and space while still being
close to urban facilities lures many
people to choose a lifestyle property. In
some instances, some purchasers buy
properties sight unseen. Many buyers are
not after the production capabilities, but
the type of life available from a lifestyle
property.
Around the Selwyn district, West
Melton, Rolleston and Lincoln remain
popular areas to buy, although a limited
number of properties are on the market.
This popularity is often due to the
commuting distance to Christchurch.
However, even areas further out,
including Darfield and Kirwee, are still in
demand.
Athol suggests that sellers, or even
those thinking about selling, should now
take advantage of the shortage of available
properties and get their property on the
market now. There is often competing
interest due to the strong demand for
lifestyle properties. He also suggests that
spring and summer are no longer the
only times to sell and states, “Seasons for
selling has long since gone, and there are
buyers out there all the time.”
Perhaps you want to change your
pace of life and are looking to purchase
a property, or maybe you are thinking
about taking advantage of the strong
demand and selling your lifestyle
property? If you are considering these
options, the best time to act may be now.
