THE PERFECT STORM
Population could
swell by 40 per cent
• By Susan Sandys
A “PERFECT storm” of new
legislation, prime land and a hot
property market could see Selwyn’s
population increase up
to 40 per cent on current projections.
In the last 11 months, the district
council has been
flooded with private plan
change applications from developers,
most taking advantage of the
National Policy Statement on Urban
Development. It was released in
August last year and aimed at
addressing the nationwide housing
shortage.
If each of the 17 applications currently
before the district council was
given a green light, there would ultimately
be about 10,895 new homes.
The average dwelling inhabitant
number is 2.5, so the number of people
living in the new homes would total
about 27,200, accounting for an about
40 per cent increase on the district’s
current population of about 70,000.
SURGING: Rolleston like other townships in the district will grow quicker than originally anticipated as developers
take advantage of new urban planning legislation.
THERE IS an eye-watering
statistic on the front page
today – the district’s
population could jump by
40 per cent more on current
projections.
Developers, which have
bought up vast tracts of
rural land, are in the process
of getting plan changes
through the district council,
which will allow them to
turn productive dirt into
subdivisions.
Individuals with much
smaller holdings are joining
together to piggyback those
potential land use changes.
There is nothing new in
this for the district – but the
pace is accelerating to meet
the surge in demand. Selwyn
is a very desirable place to
live.
It means the district’s
population is going to swell
quicker than planned.
The question is – will the
district council slow it so
infrastructure can keep
up?
A SPECIALIST fire investigator
has determined an electrical
fault caused the blaze which
gutted the Sheffield Hotel on
Thursday.
Fire and Emergency New
Zealand’s Gavin Lack said the
fault was in the public bar area
of the iconic 139-year-old hotel.
He praised the owner for
doing everything right when it
came to escaping the burning
building.
First of all, having working
smoke alarms had saved her life.
They woke her up as she slept in
her bedroom on the first floor.
Secondly, she had an alternative
escape plan. This was to exit
through her bedroom window,
onto an escape landing and
exterior ladder.
“She would never have got out
the main (interior) stairwell, the
fire was coming up there,” Lack
said.
The fire was a reminder to
people to make sure they had
smoke alarms and alternative
escape plans, and also about the
risk of older buildings, he said.
Being an older building made
of wood, it had been a “fire
bomb” awaiting ignition.
“You have got an increased
risk because of all that dry fuel,
and also because of the design
and the way those buildings
were built,” Lack said.
GAMES CANCELLED
Hororata Community Trust
members have made the difficult
decision to cancel the 11 th
Hororata Highland Games. The
event, which was planned for
November 6, attracts about 10,000
people annually, and can only
operate at Covid-19 alert level 1.
Chairman Richard Lang said it
was not a decision the trust took
lightly. However, the trust wanted
to give certainty in uncertain
times. “Our community has been
through a lot recently with floods,
current uncertainty with Covid
alert levels, we have needed to
make a firm decision now to
cancel the games,” Lang said.
in planning applications.
“It’s a perfect storm for development
Harris said.
He said generally each year the
planning department would receive
just one or two private plan
the last 11 months alone it had
the size of the proposed changes
being submitted in such a short
amount of time would present
the district council with “some
challenges.”
“We are aware of them, and
that means infrastructure planning
and planners take account
of the fact that they are in the
pipeline, but they wouldn’t
change the (population) projection
while they are still undecided,”
Broughton said.
“We have plenty of capacity in
our infrastructure to cater for the
number of people. The question
is whether the land that is seeking
to be rezoned is in the right
place and coming on board at the
right time. Each of the requests
has got quite a lot of individual
nuance that needs to be considered,
as well as, can we handle
the growth?”
“The key part, is it in the right
place, what are the effects on the
environment and the existing
community, what is the infrastructure
provision, what are the
costs on the existing community?
“We know that growth is
expensive, (we have to consider)
whether there is roading upgrades
or other things. I guess it’s
a complicated piece of decision
making, which is why we use external
experts as commissioners
to hear these decisions and report
back to us.”
He did not know how likely it
was that each plan change would
go ahead. It would be up to the
applicants to put each of their
cases to the commissioners.
Holy moly look at our
power bill this month
A spike in the cost of your power bill can
be more than just a wee shock. It’s one
tell tale sign that your heat pump may
not be working at peak efficiency. And
while heat pumps are a cost effective
form of heating and it may seem to be
running normally, one of the biggest
signs it isn’t will be in your power bill.
And this is why:
If your heat pump is overworking, its
diminished heating capacity will raise
energy use as your pump struggles
to maintain the desired room temperature. The reason could be a number
of things; blocked filters and / or coils, a compromised compressor or a
refrigerant leak. Like any appliance, regular maintenance of your heat pump
will mean it will run more efficiently and save you money. All of these things
will be assessed in a regular service by our trained technicians.
The power is all yours and the best thing you can do to extend the life and
efficiency of your heat pump is to have it professionally serviced at least
once a year. Our technicians do a comprehensive examination of your whole
Plan for new homes meets opposition
• By Susan Sandys
DISTRICT COUNCIL planners
are opposing elements of two
plan changes outside of future
growth areas at Rolleston and
West Melton.
Plan Change 73 would allow
for 2100 new homes at Rolleston,
while Plan Change 67 would
allow for 131 new homes at West
Melton.
On behalf
of the district
council,
urban design
expert Hugh
Nicholson, said
the Holmes
and Skellerup
Hugh
Nicholson
blocks in PC73
sat outside
future growth
areas identified in a series of
planning documents, “and in my
opinion are out of sequence.”
“The blocks would be ‘peninsula’
urban forms surrounded on
three sides by state highways and
arterial roads, wastewater infrastructure
and rural land,” he said
in a report to the PC73 hearing
commissioner.
The hearing is to be held soon
as submitters wishing to be
heard prepare their documentation.
Nicholson’s concerns follow
those raised previously by other
parties including the Ministry of
Education, which says another
school may be needed, and Waka
Kotahi NZ Transport Agency,
which opposed the plan change
based on traffic concerns. Other
objectors include the Christchurch
City Council and Environment
Canterbury.
The city council opposed the
plan change unless concerns
including the lack of a planned
public transport network were
addressed. ECan opposed the
plan change in its entirety
for reasons including it was
inconsistent with planning
Meanwhile, a decision on
PC67 is pending, as the hearing
commissioner awaits the
applicant, G W Wilfield Ltd, to
exercise its right of reply following
a hearing this month.
Urban form and location has
been similarly raised as an issue
by the district council’s urban
planner.
It follows West Melton
residents wanting the district
council to put the rezoning application
on hold, as developers
plan more than 750 new homes
for the village.
West Melton District Residents
Association Inc members have
opposed in part PC67, which
would allow for 131 new residential
sections. It is one of three
such applications for West Melton
before the district council,
the others being for 130 and 525
sections.
Association chairman Tim
Schurr said in the association’s
submission prior to the hearing,
that the proposed extension to
PC67 would put pressure on infrastructure,
and set a precedent.
“Repeatedly allowing the town
boundary to extend would set a
precedent for piecemeal development
and unbridled expansion,”
Schurr said.
It could also erode the lowdensity,
rural residential character
of the small village, turning
it into a medium-sized town,
Schurr said.
Members wanted growth
to be moderate and wellmanaged,
which could be
done through consultation
with the community
on a “Master Plan.”
This would balance the
village’s character, commercial
spaces, transport and school
capacity.
The association was among
the majority of submitters in
opposition to the development.
About 10 submitters made 38
submission points, about 30 of
which were opposing or opposing
in part.
The other two plan changes
before the council in West Melton
have not yet been publicly
notified. They are PC74 and
PC77.
The district council has
requested more information
from the developers, so it can
give consideration as to whether
to accept their applications.
Dust storm, fires mark crazy spring
GUST: Freak winds blanketed Gerald St in Lincoln with dust.
ERRATIC SPRING weather has
seen a dust storm blow through
one of the district’s main
centres, fires, power outages and
buildings damaged.
Last Tuesday, freak winds
blanketed Gerald St in Lincoln
with dust, the likes of which
locals say they had never seen
before.
On Saturday, strong winds
whipped up fires. Lincoln
Volunteer Fire Brigade chief
Jeremy Greenwood said it was
the busiest day so far this spring
for the brigade, with about 12
callouts.
Mary Edwards, a sales
consultant at Harcourts on
Gerald St, said she and two
colleagues went outside to
investigate where the smokycoloured
cloud was coming
from.
“It just hit Lincoln big time,”
Edwards said.
“We just thought it was smoke
from a fire, but when you went
out there was no actual smell, so
we thought it couldn’t be smoke.”
The dust seemed to be blowing
in from the Rolleston side of
town, perhaps off land being
developed into new subdivisions.
Then it left town and headed
towards Tai Tapu.
A Prebbleton resident said she
was driving to an appointment
and could see dust in the
distance as she approached from
Birchs Rd.
“It was thick, it was just like a
really heavy fog,” she said.
“I felt sorry for all the shops,
they had to close their doors.”
But it left as quickly as it came,
only lasting about 15 minutes.
An onlooker at the Famous
Grouse Hotel said it was
noticeable from inside the
building.
“We looked out the window
and were like: ‘Whoa, what the
hell is going on out there’,” she
said.
Meanwhile, the wind whipped
up in eastern Selwyn again on
Saturday, with many windrelated
calls for fire brigades.
Your friendly,
local mechanic
With a good reputation and well-known in the
Selwyn community, Rolleston Diesel & Petrols
offer general servicing and maintenance on any
vehicle type, make and model. The experienced
staff are trade certified and qualified to issue
Warranty of Fitness and provide a full range of
mechanical repairs, specialising in brakes and
suspension. Simon, the owner of Rolleston
Diesels & Petrols, proudly states, “Everything to
do with a vehicle, we do it.”
Personal service
A significant factor in Rolleston Diesel & Petrols’
success is a personal approach when dealing
with vehicles and customers. With a small team,
the whole process is completed by one person
who knows what they are doing from start to
finish. The mechanic you speak to when you turn
up will generally be the person who works on
your car. That person will take you through the
whole step of what they find with your vehicle.
Simon advises, “The guy you have been talking
to on the phone will greet you, work on the car
and will be there at the end to explain things.”
As business continues to be busy, Rolleston
Diesel & Petrols look to employ another
qualified and experienced person to join the
friendly locally-based team. Give Simon a
call if you think this might be you.
Rolleston Diesel & Petrols are big on
communicating with customers, and they like to
ensure customers are aware of what is going on
with their vehicles. They record and document
repairs, including taking photos. Simon suggests
it is sometimes easier to show the issue with
an image rather than explain. This process
safeguards the business as well as customers.
As motor vehicle technology advances and the
maintenance and servicing requirements change,
the staff upskill their knowledge and focus on
educating customers. This education includes
the need and requirement for special oils and
specialist maintenance programmes to suit
the vehicle. Several companies use Rolleston
Diesel & Petrols to service and maintain their
fleet vehicles to budget for their annual vehicle
maintenance and servicing expenses. This benefit
provides an upfront idea of the cost and avoids
unexpected costs.
Rolleston Petrols and Diesel is your friendly, local
mechanic based in Rolleston, and is a proud
supporter of numerous sporting and community
organisations.
A ROLLESTON sailor has been
stranded at sea for more than
100 days, unable to get back to
New Zealand because he cannot
obtain an emergency quarantine
spot.
Bruce Blackburn, a fumigator/
technician who trains crews
how to treat their vessels, took a
contract in May to fumigate logs
on a vessel bound for China.
The ship was meant to return
to New Zealand, but its Japanese
owners decided to dispatch it
on a circular route between
Vietnam, Thailand, the United
States, Canada and then back to
China.
Blackburn has remained an
unplanned and unwilling passenger,
unable to get off because
of visa issues and the uncertainty
of whether he could actually get
back to New Zealand.
To make matters worse, in
June Blackburn injured his back
and has been unable to obtain
proper treatment for a prolapsed
disc.
He has made multiple requests
for an emergency managed isolation
and quarantine allocation
on medical grounds, both for the
disc issue and for other pre-existing
health issues, but has been
knocked back each time.
‘‘I am a teacher, a critical
person, but I still can’t get off and
come home,’’ Blackburn said by
Emergency MIQ refused for mariner
INJURED:
Mariner Bruce
Blackburn is
stuck aboard
a ship and
unable to get
home to New
Zealand.
email aboard MV Ken Rei.
‘‘I explained to MIQ I was at
sea without help and they didn’t
really care.’’
In an email to Blackburn in
August, a Ministry of Business,
Innovation and Employment
employee said while she appreciated
he was dissatisfied with
the government department’s
responses: ‘‘I have been clear that
we cannot provide the outcome
you are seeking.’’
She added MBIE would not
respond to further emails from
Blackburn on issues it considered
closed.
Blackburn was far from impressed,
saying: ‘‘I have no idea
when I can get back.’’
He has since emailed a range of
officials from the Prime Minister
down, as well as contacting a
lawyer.
‘‘Can someone tell me why a
bunch of cricketers without any
medical issues are more entitled
to an emergency MIQ room than
a person who actually has a valid
injury, that treatment in New
Zealand can fix, but that there
is no way it can be sorted on a
ship?’’ he said.
However, his pleas look set to
count for nought as MBIE is adamant
Blackburn does not qualify
for an emergency MIQ spot.
‘‘Mr Blackburn has made
multiple emergency allocation
applications, across a range of
different categories,’’ joint head
of managed isolation and quarantine
Megan Main said.
‘‘MIQ’s delegated decision
makers declined these applications
as Mr Blackburn did not
meet the relevant category
criteria.’’
Those included that the person
needed time-critical medical
treatment scheduled in New
Zealand or unavailable or inaccessible
in their current location,
or were in a location or situation
where there is a serious risk to
their safety and their only option
is to return to New Zealand.
‘‘There is no guarantee that a
person who fits within an emergency
allocation criteria will
receive an emergency allocation
as it depends on the numbers of
applicants and available places,’’
Main said.
‘‘These decisions are not
easy ones to make and we are
sympathetic to the distressing
situations people applying for an
emergency allocation are in.
‘‘However, we need to balance
each individual application with
our critical work to ensure the
safety of all New Zealanders and
the limited available capacity in
managed isolation facilities by
sequencing beds as they become
available.’’
Bid to boost
salmon
numbers
welcomed
RAKAIA RIVER Fishing
Competition organisers are
welcoming a project to help restore
salmon numbers in the river.
Rakaia River Promotions
president Ken Lee said the annual
competition relied on the sustainability
of the species.
The group has collaborated
with Fish & Game, alongside high
country farmers in the river’s headwaters,
to secure funding from the
Ministry for the Environment for a
habitat protection project.
“It is fantastic to be part of a
proactive project which will safeguard
the sustainability of both
salmon and trout,” Lee said.
The funding will allow two staff
to identify and protect valuable
habitats used for salmon and
trout spawning and rearing. Protecting
valuable wetland habitats
will also be a focus.
A cornerstone of the project
will see the east branch of Glenariffe
Stream, which runs across
Glenariffe Station on the south
side of the river, realigned and
protected.
The stream catchment has
historically produced up to 30 per
cent of the river’s chinook salmon,
but the number has declined in
recent years.
Earthquake a bit too close to home
MOVING TO Melbourne was a
chance to escape earthquakes for
retired Lincoln plant scientists
Pam and John Fletcher, but it
was not to be.
When last Wednesday’s magnitude
5.9 quake struck Victoria,
Australia at 9.15am, near the
town of Mansfield, Pam was sitting
in a crowded waiting room
at a hospital on Moorland Rd in
the Melbourne city district of
Brunswick, just north of the city
centre.
“I was waiting along with others
inside this really old hospital
building and then I felt shuddering
in the floor.
“At first I thought it was the
heat pump nearby but then I realised:
‘Oh no it’s an earthquake’.
“I didn’t leave Christchurch to
come to Melbourne to experience
any more earthquakes,” she
said.
Looking around at the
bemused faces of the others in
the room, she realised they had
never experienced a tremor
before so she offered advice as
the room continued to shake and
shudder.
She then tried calling her
husband John at the couple’s
apartment on the top floor of
their complex nearby, but his
SAFE: It was all too familiar for retired Lincoln plant
scientists Pam and John Fletcher, who had moved to
Melbourne to get away from earthquakes.
phone was off.
“I immediately thought of the
time following the big quake in
Christchurch when we couldn’t
reach our family for three hours,
they were the worst three hours
of my life,” she said.
“When John finally answered
he told me of the building swaying
to and fro but assured me
there was no damage.’’
During the big Christchurch
quake Pam said she had been out
working in the rural community
at Lincoln.
“I had been driving and
thought I had suffered a flat tyre
until I got back to work and everyone
was telling me about the
big quake in the city.
“We retired and moved to
Melbourne in 2018 to be closer
to our family and escape earthquakes,
we didn’t think they
follow us here,” she said.
“Despite us being under lockdown
here in Melbourne, there
was much happening in the central
city that day as large crowds
of people from the construction
industry were gathering for
another anti-lockdown protest
march, but once I got out on the
street I couldn’t see any damage,
the trams are still running,
everyone was on their phone and
we went for a drive to take our
daily walk.
“It was quite a decent shake
and if Melbourne was ever hit
by a really big quake there are
so many old buildings here that
would come down and that
would be a shame,” Pam said.
“It’s important you do your due diligence.
You decide what ticks more boxes for you.
Here the share of the capital gain meant we
had more equity, so it felt more like ours.”
There are many more reasons why Woodcroft Estate could
be the right choice for you.
Why not drop into our onsite office and discover just how much
more there is to gain with our new take on retirement living.
“The share in the
capital gain is a much
fairer arrangement...
TIME TO GO: High school students, some of who had been in the water
where protected longfin eels are, leave after seeing the Selwyn Times
Signs up to protect eels
SIGNS HAVE gone up at the Liffey Springs
Reserve in Lincoln in a bid to stop people
fishing and harassing the protected tame eels.
But that didn’t stop high school students
getting into the water where the eels are on the
day the signs were put in.
When the Selwyn Times went there last week
to photograph the signs, a group of teenagers
were at the site in school uniform, some in the
water.
There are about 20 longfin eels in the stream
which are a well known attraction in Lincoln.
The eels will raise their heads out of the water
take food from people’s hands.
Last month, reports of children hooking
them with fishing reels sparked an outcry from
Lincoln residents.
When the teenagers saw the Selwyn Times
photographing the signs last week, they got out
of the water, got on their bikes and took off.
The eels at the reserve are protected by the
Developers and builders
Races put dogs and owners to the test
PEOPLE FROM the district were
among the third annual 4Paws
Marathon held on Sunday at Bottle
Lake in Christchurch.
Competitors and their dogs lined
up for the start of various events
which included a marathon, half
marathon, 16km, 10km, 5km and a
2.4km walk/runs on tracks through
the area and out on nearby beaches.
THe event also hosted two virtual
races.
At each race, organisers started
lines of competitors at 10sec
intervals to space them apart and
conducted mandatory vet checks at
various distances along the tracks,
which for some went almost as far as
the New Brighton Pier.
Said 4Paws event organiser and
race director John Molloy: “It was
a massive but fulfilling day. In all
we were very impressed with how
people respected the events Covid
rules with responsible mask usage in
what is a very social event.
“The smiles on everyone’s
face inspires us to keep hosting
this event. The event is about
participation and not winning
so the winners get no prizes as
such.
“But in due time they will realise
they have won the best prize of all –
sharing the experience of finishing
a marathon together with their best
friend,” Molloy said.
Darryl Cotton and Pip (kelpie) of
Rangiora won the men’s marathon
in a time of 3hr 46min 31sec while
Holly Weston and her sheep dog
Billy Knowler, of Beckenham, won
the women’s marathon with a time
Celebrating Selwyn’s
diversity on air!
A project to tell the stories behind the many faces of Selwyn is returning – this time to the airwaves.
In celebration of CultureFest and Selwyn’s growing diversity, the third series of Faces of Selwyn
launches this week. This year's stories will be shared as a podcast series with 13 Selwyn
residents from different cultures around the world discussing their lives, passions and how they
came to call Selwyn home.
It begins at 5pm on Tuesday 28 September and will be broadcast every Tuesday to Thursday, until
Thursday 14 October on community access radio PlainsFM 96.9FM.
Professional musician Paul Ubana Jones begins the series discussing touring the world and why
he calls Southbridge home.
“Southbridge felt good, it felt friendly, yeah it was peaceful, I think the tempo was good. It wasn’t
frantic like a big city.”
After hitchhiking from London to France, Paul moved to Switzerland where he met and married a
beautiful Swiss woman, Corinne, who also became his manager.
Corinne and Paul have four children. Their first two children were born in Zurich, the other two
were born in New Zealand.
Paul says after 48 years of being a professional musician, he has not grown tired of it.
“It’s really kept my spirit young,” he says.
Selwyn youth councillors, Maggie Cahill and Reece Mutonhori also feature, sharing their journeys
to Selwyn from Ireland and Zimbabwe.
Mayor Sam Broughton says he is really looking forward to Faces of Selwyn 2021.
“Faces of Selwyn is a great opportunity for us to celebrate the growing diversity we have here
in Selwyn. Selwyn has been the fastest growing district over the last 10 years, which has been
driven by people wanting to raise their families here. I am really looking forward to hearing where
people have come from and their connection to Selwyn.”
This week also tune into PlainsFM at 5pm on Wednesday and Thursday to hear Hafsa Ahmed,
Jian Liu and Maggie Cahill’s stories.
Drop-in vaccination clinics in
Selwyn this week
Anyone wanting their COVID-19 vaccination will be able to drop-in
at three clinics in Selwyn this week.
The three community pop-up events organised by the Canterbury
District Health Board and the Council will take place at:
· Wednesday 29 September, 12–6pm
Rolleston Community Centre
· Thursday 30 September, 12–6pm
Rolleston Community Centre
· Friday 1 October, 9.30am–2pm, Lincoln Event Centre
No appointment is needed to attend, but if someone attends who
has an existing vaccine appointment, they are asked to cancel that
so it becomes available to other people. The DHB will have staff on
hand to assist with this if people would like to do this on the spot.
Mayor Sam Broughton says the council is thrilled to have been part
of getting these events to Selwyn by providing venues.
“We wanted to do our part in keeping help keep Waikirikiri Selwyn
safe by providing council venues for the drop-ins. The best way
we can all play our part in keeping Selwyn safe is by getting
vaccinated. I encourage everybody that can to make the most of
this opportunity and get their vaccination done locally and with the
convenience of not having to book,” says Sam.
Canterbury’s Acting Senior Responsible Officer for the COVID-19
response, Ralph La Salle, is encouraging people in Selwyn to make
use of this opportunity.
“These drop-in events provide a local, comfortable and familiar
environment for people to get vaccinated in the communities they
live in,” he says.
“Everyone is welcome – bring a friend or the whole whānau and get
yourselves protected from COVID-19 before the school holidays
begin at the end of next week. Rangatahi must be twelve or older to
receive a vaccination.
“These drop-in events aim to make vaccinations more accessible
and increase protection levels for our communities. People are also
able to receive their second dose vaccinations at these clinics.”
DHB figures show approximately 70 percent of Canterbury’s eligible
population has received a first dose vaccination.
Vaccinations remain free and available across the Canterbury region
to everyone aged 12 and over.
The podcasts will be available on:
Selwyn businesses increasingly confident
Selwyn businesses are hiring more staff and investing more as confidence grows.
The Council’s business survey, completed every six months, shows business confidence has increased
dramatically since the previous survey in February.
Businesses reported an improving year and are positive about the coming six months, despite the
survey being taken over the start of the most recent COVID-19 Alert Level 4.
The third Council business survey saw responses from 115 businesses. Almost a quarter of businesses
(23%) reported growing sales in the past six months, compared to a 10% decrease in sales in the
previous survey.
The survey showed 27% expect sales to grow further in the next six months and 14% expect their
profitability to improve, despite rising costs—a higher level of optimism than the national average.
Hiring was also up with 10% of businesses having increased staff numbers and 16% expecting to hire
more staff in the next six month. This is a sharp turnaround on the previous two surveys which both
found falling staff numbers.
The most recent survey was conducted from 10 to 20 August 2021, crossing the change to Alert Level
4 on 17 August. There were 77 survey responses before the alert level move was announced and 38
responses afterwards. Despite this, there was little difference in the responses before and after the alert
level change, with a slight increase in confidence from responses after the move to Alert Level 4.
While the global pandemic continues to bring some uncertainty and supply chain disruptions, investment
rose and 17% of businesses expect to increase investment further over the next six months.
The survey results were great to see after some uncertain times for Selwyn businesses, Council Group
Manager Community Services and Facilities Denise Kidd says.
“Through these surveys we’ve seen the resilience of businesses in Selwyn and the community
support. It’s heartening to see the hard work of the past year paying off and is very encouraging
to hear of increasing investment and more people employed, as businesses tap into the great
opportunities in Selwyn.”
Councils and government to work together on
growth issues
The Council has joined a new partnership with the government to work on growth issues around
Ōtautahi/ Christchurch.
The Council has signed a Memorandum of Agreement to form the Greater Christchurch Urban Growth
Partnership between the Christchurch City, Selwyn and Wamakariri councils, Environment Canterbury,
Ngāi Tahu, and the government.
The parties will work together on growth issues to help improve housing affordability and access to
employment and education, assist in emissions reduction and climate change resilience, and avoid
unnecessary urban sprawl.
It will work in parallel with the existing greater Christchurch partnership of local and regional councils
and Ngāi Tahu and sets ongoing meetings with cabinet ministers.
It will include a focus on transport and building issues including mass rapid transport.
The partnership, which is expected to be finalised in October, will be a major step forward for the
region, Selwyn Mayor Sam Broughton says.
“Greater Christchurch is the second largest urban area
in the country, but until now we haven’t had a regular
agreement with government or a forum to present the
greater Christchurch story.
“This gives us a seat at the table, meeting regularly with
ministers to discuss what matters to our communities
and advocate for decisions that meet our needs.”
Greater Christchurch Partnership Committee
members Mayor Broughton and Councillors Sophie
McInnes and Malcolm Lyall will represent Selwyn on
the partnership committee.
OUR PEOPLE – SOON-LEE SPICER
Law to linocuts – a hobby that pays
Award-winning Darfield
artist Soon-Lee Spicer
is leaving the world
of corporate law far
behind as she earns
an income from her
passion of linocut
printmaking. The
43-year-old talks to
Susan Sandys
Where did your journey with
art begin?
I did a little bit of art when I
was at high school. I liked the
idea of art, but was never very
good at it, and stopped when I
was 15 or 16. I think I was more
enamoured with the fantasy of
being an artist, rather than the
actual work you put into doing it.
Then in my early 30s, I decided I
wanted to take up a hobby.
What sort of art do you do?
I thought I would teach myself
to oil paint, so I got books out of
the library and some oil paints.
However, having small children
is not conducive to oil painting,
you kind of need to know where
you are up to, and it’s toxic. Then
I went to an exhibition at the
Christchurch Art Gallery. There
was printmaking on display. My
friend’s children and I got the
printmaking gear out and had
a go. I was hooked. My children
(Luke, 10, Jacob, 8) are bigger
now, so I have a lot more time
to focus on things. But I still
really love linocut printmaking.
Today, I exhibit and sell my
work, and run classes. We have
transformed part of our garage
into a studio.
What do you like about
linocut printmaking?
Linocuts are essentially giant
stamps. I carve an image into a
huge block of lino, roll it with
ink and press paper across it
and peel the paper off to reveal
the image. Sometimes I will
build up layers of colours and
carve different sections to build
up a coloured image. It is quite
technically challenging. There’s a
lot of problem-solving, there’s a
lot of planning, it has a surprise
factor. You plan so hard what
you think it is going to look like,
and it never quite looks exactly
like what you have planned.
When you peel it off the plate, it’s
very exciting.
What is a normal day for you?
I will drop the kids off at
school, walk the dog, come
home. On a perfect art day I will
make myself up a pot of tea and
bring it down to my studio and
turn on an audio book and then
just sit there and work away.
Then I’ll hang some washing
out and do a few jobs. Before I
know it, it’s time to go and pick
up the boys at school. That is the
perfect day, and therefore not
that common, not as common as
I would like it to be.
How many pictures do you
make with each linocut?
With the black and white
ones, I set the number at about
24. The layered ones are much
PASSION: Soon-Lee Spicer works away in her studio. She became hooked on linocut printmaking after an art gallery visit.
Two of her recent works, After The Storm (left) and Winter’s End, are pictured below.
harder to decide, it’s a lot of work
printing each layer, and you
have to set that number right at
the beginning. You could end
up with 20 prints that are not
very good, and that was a lot of
work and a lot of time and a lot
of effort. Conversely, you don’t
want to think, I will just do
three, and end up with the most
amazing print ever. You can’t go
back and make it again, because
you have been carving the plate
away. So I have chosen usually
between about six and 15. The
one I am doing at the moment, I
will do eight.
How did you come to live at
Darfield?
I was born in Dunedin, I grew
up mostly in Invercargill, my
mother is from Invercargill, my
father is Malaysian Chinese.
They met in New Zealand.
We would go back to Malaysia
quite often. I grew up partly in
Malaysia, and did some of my
childhood education through
correspondence school. I studied
at Dunedin and met my husband
(Jono) there. We went and lived
in Auckland, then moved back
to Christchurch. We decided we
would like a piece of land and
animals, so we bought a lifestyle
property in Darfield. As I am
talking to you and looking out
my window, I can see new lambs
and cows.
What did you do before you
became an artist?
I worked for an engineering
firm as an in-house lawyer, and
it was a really good job. It was
really satisfying and challenging.
It was headquartered in
Auckland and that’s where I
started, but I worked at the
Christchurch office for a while. I
really enjoyed my job as a lawyer
but it was quite intense and quite
a lot of responsibility and stress.
Whereas being an artist does
mean I can put it down and pick
it up. Sometimes I can go a whole
week without doing any art,
because children are sick or an
animal needs to go to the vet.
Does your bicultural heritage
help with your art?
For a long time as a child you
don’t feel that you particularly
belong to any place. But that is
helpful when you become an
adult, and particularly an artist,
because then you realise rather
than not belonging to any place,
you kind of feel like you belong
to all places. You can get that
imposter syndrome, when you
feel like: ‘How can I call myself
an artist if I didn’t go to this
particular art school, or I am
not part of this art clique, or at
some special galleries?’ It is such
a subjective area. But having that
kind of self assurance, to just go:
‘Well I am at where I am at.’ If I
feel authentic and genuine, that
is kind of enough in itself.
Has your life experience
helped in your new career?
Coming to art later in life
has its upsides and downsides.
I think if I had done art when I
was younger, I would have been
filled with all this angst of trying
to quickly find my voice, and be
cutting edge. Whereas the age
I am at now, I am much more
forgiving of myself. I am just at
where I am at. I will do some
stuff that is not all that good, you
have to go through that to get to
good art. And just managing my
time and setting priorities , it all
comes a lot easier when you are a
bit older.

for groceries
Have you been able to earn an
income from your art?
Initially it was a goal to just
make enough to pay for materials
and to have a bit left over. The
second year we bought two calves
with my art money, which was
exciting. Then I had enough
one year to fit out the studio.
Currently I make enough to
pay for our groceries. Next year,
hopefully it will be pay for the
groceries, plus something else.
Do you meet up with other
artists?
Last year I was introduced to
another print maker in Selwyn,
Margaret White. We decided to
set up a group of artists and we
put an invitation out. Now we
have over 50 members. We just
won one of the Selwyn Awards
for our group. We meet once
a month at the Te Huanui Art
Gallery at Darfield. That’s been
really nourishing for my practice,
to have other real life artists to
meet with and learn from.
Do you use social media to
publicise your work?
I try and share as much as I
can about my process. I am on
Facebook and Instagram, doing
a combination of video and
photos. I’ve also started writing
an email newsletter. I think it
makes art a bit more accessible
and a bit more enjoyable for
people who are viewing the art,
if they understand how it was
made, why it was made and what
the challenges were in making
it. People seem to really enjoy
following along the process of
how a piece of art is made. I break
it down into steps. Sometimes my
pieces actually sell out before they
are even finished, which is quite
nice.
You have won awards?
In 2018, I got a merit award
at Darfield Art Week. That was
my first time putting art into
any public space, that was very
affirming. The next year I put in
some more, and I got the premier
award. That made me feel like it
wasn’t a fluke the first time I got
the award, and that there was a
quality about my art that I should
persist with.
What are your future goals?
The thing I wouldn’t like to do,
is become this person who makes
one kind of linocut and it’s in
my comfort zone, and everyone
likes it and I’m just making
it again and again. So I want
to be challenging myself and
flourishing.
Rest homes
I most definitely agree we
desperately need a rest home in
our area. Locals could move in
and still have all their friends
with them.
Going to town for a lot of
locals is quite frustrating as they
don’t know anyone and their
spouses have to travel to town to
visit, some of whom don’t drive.
The only problem being the
cost for the ordinary Joe Bloggs
would probably be prohibitive
even when selling their home.
The difference at present is too
great. – Wendy Clucas, Darfield
Invertebrates very cool critters
WHEN IT comes to
invertebrates, things aren’t
always as they seem. Grey/black
soil-like deposits floating in
puddles after rain are usually
millions of seething Collembola
or springtails.
These 1mm long invertebrates
live in the soil at densities up to
10,000 per cu m and perform an
important service of breaking
down organic matter.
The common name springtail
comes from the appendage
tucked under their rear end
with which they use to jump
15cm.
Springtails occur from
Antarctica to the tropics, and
more than 6000 species have
been described worldwide. With
this diversity, species come in
all colours, shapes and sizes,
ranging from 1-8mm. These
small beasts can congregate in
pheromones.
Mataderos’ race record was not
After battling to get the horse
Mataderos winning five of his
A call to spell the five-year-old
Eclipse Cross gets hybrid driveline
YOU COULD say Mitsubishi
helped pioneer the plug-in hybrid
market. It was in 2013 when the
company first introduced its Outlander
PHEV, it arrived at a time
when plug-in electric cars were
just becoming established.
The Outlander sport utility
vehicle with its 2.4-litre petrol
engine has traditional hybrid
power along with plug-in charging
through domestic supply or
charging station.
The Outlander PHEV is still
with us, better than ever before,
it’s a car I particularly like, and
judging by the number I’ve seen
on our roads it has been a worthwhile
investment for Mitsubishi.
Well, it was only a matter of
time before Mitsubishi put that
technology to further use, it’s now
available in the new-generation
Eclipse Cross, a smaller SUV, but
one that has already carved out a
solid reputation in terms of sales
since it was released here in 2018.
Of course, the Eclipse Cross is
still available with its 1.5-litre turbocharged
four-cylinder power
that lists from $35,990, an extra
$15k will buy you into the PHEV,
and for my money it would be the
Eclipse Cross that I would buy.
The PHEV’s driveline is biased
well towards electric power, it
wants to use that 55km electriconly
range at first priority, the
petrol engine reluctant to come in
until there’s no charge left. Sure,
it works in traditional hybrid
fashion, petrol to charge batteries
and also supplement drive,
but if electric vehicle transport is
your first priority then the Eclipse
Cross would be perfect for your
daily commute.
Push-button modes can also
alter the way the combination
works, there are applications to
save battery power or drive in
electric mode-only at will.
The evaluation car came with
two cable types, one for domestic
supply and one for charging
stations. If I was a purchaser I’d
insist on both, just so that battery
top ups can be made from almost
anywhere there is electrical
supply. For the record, a 25min
charging station plug-in will take
the batteries up to 80 per cent.
On the subject of figures,
Mitsubishi also lists a total travel
distance of 660km using both
hybrid systems. A petrol consumption
combined cycle average
of 1.9-litres per 100km is claimed
at best possible usage.
The Eclipse Cross in this form
is also pretty handy under acceleration,
it will reach 100km/h
from a standstill in 9sec and will
make 120km/h from 80km/h in
6.8sec, a result of solid mid-range
urge thanks to the strength of
electric drive.
In petrol-only mode the driver
has access to 94kW and 199Nm,
add in 60kW and 70kW for the
motors front and rear and you
will find the Eclipse Cross gets
about its business without strain
or stress. Drive is channelled
GRAPHICS: A central dash display alerts the driver to the
Eclipse Cross’ drive modes.
MITSUBISHI ECLIPSE CROSS PHEV: Hybrid power biased toward electric.
through a continuously variable
automatic transmission, it
is a quiet, seamless operating
system and one that Mitsubishi
has developed well in terms of
refinement.
Before you think the Eclipse
Cross can’t be a true SUV without
four-wheel-drive – take stock,
as I’ve just alluded to there is
an electric motor over the rear
axle which in turns makes it
all-wheel-drive. There are also
complicated electronic and
mechanical functions that you
can treat as normal four-wheeldrive
functions.
This is something Mitsubishi
does well, it builds on the 4WD
systems that have made Pajero,
Outlander, Triton and Lancer
Evo models the benchmark in
four-wheel-drive technology. The
Eclipse Cross PHEV is very much
a worthy cross-country and allroad
conqueror, easily fitting into
the soft-roader category with its
188mm of ground clearance.
I never took the evaluation
car off-road as such, it was
pristine when I picked it up
and I didn’t want to take it back
overly grubby. But I did tackle a
short shingle road loop near the
Hororata River and can report it
has wonderful suspension control
over corrugations, affording a
controlled in-cabin ride.
On the seal the Eclipse Cross
cruises capably and quietly,
just as you would expect from
any of today’s SUVs, it is the
quintessential compact wagon
• Price – Mitsubishi Eclipse
Cross PHEV, $57,990
• Dimensions – Length,
4545mm; width, 1805mm;
height, 1685mm
• Configuration – Fourcylinder,
four-wheeldrive,
2360cc, 94kW
(+60kW), 199Nm (+137Nm),
continuously variable
automatic
• Performance – 0-100km/h,
8.8sec
• Fuel usage – 1.9l/100km
that will easily fulfil the needs of a
young family.
In terms of handling it steers
directly on its 18in Bridgestone
tyres and has controlled body balance
– even at 1.7m tall it doesn’t
generate gravitational force over
the fully independent four-strut
suspension.
The Eclipse Cross hybrid comes
in two specification levels, the
evaluation car was the top spec
VRX that has full leather trim,
heated seats front and rear, heated
steering wheel, electric sunroof,
head-up display and paddle
gearing shifters. Without those I
would be satisfied with the XLS
variant to save $8000.
However, if you do like a full
suite of gadgets the VRX is complete
inside with a raft of display
systems letting you know the
modes in which it is being driven
and energy saving benefits along
the way.
If safety is also a big priority for
you, take into account the Eclipse
Cross PHEV has been issued with
a five-star Australasian New Car
Assessment Program rating.
As time has served to prove
and this world of ours is keenly
focussed in reducing carbon
emissions to address climate
change, I’ve been told every
little bit to reduce the use of
fossil fuel will be beneficial.
That’s where Mitsubishi’s hybrid
system comes in, it is engineered
to draw heavily on electrical
current.
For me, it was easy to get into
the rhythm of charging every
night; taking the car back to the
dealership with over half a tank
of fuel is something that I rarely
achieve, especially so after driving
well over 500km. You see, the day
I was scheduled to take it back to
the dealership was day one of August’s
snap Covid-19 lockdown.
I ended up driving the PHEV for
almost four weeks.
If you enter now into discussions
about electric vehicles,
there are two topics that are at
the forefront of almost everyone’s
minds – longevity of the battery
pack and what models qualify for
the Government’s electric vehicle
subsidy.
Well, the Eclipse Cross PHEV
has a 10-year driveline warranty
and an eight-year/160,000
lithium-ion battery warranty,
these are peace of mind offerings,
and, yes, a buyer today can expect
a $5750 discount. That makes for
a very tempting purchase.
Enjoy the sweet
smell of sweet peas
• By Henri Ham
SWEET PEAS would have
to be one of my favourite
plants to have in the garden.
They are super simple to
grow. They smell fantastic
– if you plant the scented
variety. They look amazing.
And they make great
cut flowers. In my opinion,
you really can’t go wrong by
planting sweet peas.
This lovely addition to
your garden can be grown
from seeds. However, I
prefer to plant seedlings.
The dwarf mixed variety
produces plants that grow
to about 30-40cm and is
perfect for growing in borders,
bedding and pots.
The fragrant beauty
variety has a fantastic
fragrance, grows to around
120-180cm and climbs or
trails well on walls or trellises.
And while all varieties
make great cut flowers, cut
flower mixed varieties grow
to a height of around 120-
180cm and produce extra
good blooms perfect for
taking inside and placing in
a vase.
You will need to find a
AROMA: Fragrant
beauty sweet peas
can be grown in the
garden or in pots,
it has a fantastic
fragrance.
place to plant. Sweet peas
grow well in pots – particularly
the dwarf variety
which don’t require staking
and will cascade over the
edge nicely.
The other two varieties
will also grow well in large
pots. You’ll just need to tie
four or five bamboo stakes
Latest Canterbury news at starnews.co.nz
into a tee-pee shape to support
the plants as they grow.
And make sure you plant
them in some good quality
potting mix to really help
them along their way.
If you’re growing in the
garden, all you need is a
sunny, well-drained spot
next to a wall or some sort
of support structure. Simply
add some netting, wire or
light wooded frame for the
flowers to climb up.
Plant the seedlings about
20cm apart from each
other. And don’t hold back.
The more you plant, the
more colour you’ll add
to your garden and the
more flowers you’ll have
for brightening up and
creating fragrance in your
home. You can expect to
your sweet peas to flower in
around 10 to 12 weeks from
planting.
Remember to water, but
avoid over-head watering
to prevent them getting
powdery mildew. And, because
they’re annual plants,
pick off the flowers once
they’re spent, and remove
the whole plant when it’s
stopped flowering.
Garden
In the
with intelligro
Growing veggies is a
great way to get the
whole family involved
in gardening. It is very
rewarding eating meals
with veggies you have
grown yourself.
The other bonus of
growing your own
vegetables is that you
can grow what you what,
you know what they are
growing in, and have
confidence in knowing
they are free from nasty
sprays.
What you’ll need...
• Veggie Garden Mix
• Veggie seedlings
• Something to plant in
– we love the Vegepods
and the Birdie’s Garden Beds!
Where to Start...
Once you have chosen where and what you are
planting in, grab your Veggie Mix and fill the area.
If you have an established garden that needs
rejuvenating, then mix through some organic compost
and sheep pellets or veggie mix to give it the boost.
Stagger your planting. For example, if you plant
6 lettuces at once, they will all be ready at the same
time. Stagger the planting a week or two apart so you
have an ongoing supply through the season.
Key tips for a bumper crop
• Keep the plants pest, disease and weed-free
• Establish a good watering routine. Plants will bolt to seed
if they feel that they are under stress from lack of watering
• Make sure they have enough nutrients to sustain healthy
growth
ennels run on pure fun
BARK Kennels and Cattery, set on four
and a half hectares, is a haven of fun for
your four-legged friends. Since Joanna
and Andrew Craw took over the business,
there have been exciting changes afoot
with a lot of time and money spent
on improving the facility, including
a new heating system and upgraded
kennels. They are currently working
on completing the playpark with new
equipment, a grassy mound, and tunnels
for the dogs to run through. It is all about
fun for the dog!
“While they are with us, we want them
to play, socialise and have fun,” says Jade.
He and with his wife Fleur are managers
and live onsite. Their dedicated staff of 10
There is currently a promotion for new
customers – book two nights, and get the
first night free, or receive the first trial
day at day-care free. Day-care has a well
secured entry gate, so customers can let
themselves in. The new colour coded
system allows your pet to be placed with
a like-minded group of five, where they
fit best based on age, temperament, size,
and personality. The intention is that they
will form a pack and go through the next
stages together. Once puppies are over a
year old, they will then move up to one of
the older groups.
makes sure each day is a positive
experience, caring for the pets in the
same way that they would expect their
own pets to be treated. Bark Kennels offer
day-care, boarding and grooming as well
as care for cats, rabbits, guinea pigs, rats,
and mice.
Book two nights and get the first
night free or a first one-day trial
free at their day-care centre
Photos of your dogs will be put
up regularly on their Facebook and
Instagram pages, so owners can see that
their pet is having fun.
Bark Kennels have an open-door
policy. “Feel free to come and see for
yourselves how the place has changed -
the reputation of the kennels will be built
on the care, improvements and changes
we have made”.
MY PRIDE AND JOY
A Dodge Kew preservation project
D
At first glance, you see the rust and
moss flourishing over the truck’s red
paint and windows. But, looking closer,
you get a glimpse into this truck’s past
and place in history. After purchasing it
three years ago, Don decided to preserve
this Dodge 100 Kew truck. It takes pride
of place amongst his growing Dodge and
Chrysler collection, including a Dodge
Truck, a Plymouth, a Chrysler Desoto,
and three Dodge sedans.
The Dodge 100 Kew trucks were
manufactured from 1949 until 1957 in
Kew, London, by the American Dodge
company. They were nicknamed the
“parrot nose” due to their distinctively
shaped bonnets and windows. Most
trucks were powered by either Perkins
diesel or Chrysler petrol engines. As
no registration details are available,
it is unknown when this truck was
manufactured; it appears to be an early
1950s model. Relatively rare, Don
only knows of one restored model at
Invercargill’s Bill Richardson Transport
World.
Exported initially from England to
various British Empire countries after
WW2, this 5–8 tonne Dodge arrived in
New Zealand and possibly started life
as a tip truck or load carrying vehicle
for the Hanmer Marble Company. The
truck’s history doesn’t stop there, with
signage on the doors indicating it was
part of the Lincoln College Fire Unit
at some stage. Another owner was the
Hororata Trotting Club, which altered it
to carry more water and pipes for track
watering. Don bought the truck off a
resident of the Barrhill model village
and towed it to West Melton to begin the
next stage of its journey.
The look and style of Dodge and
Chryslers appeal to Don. He bought
this truck to restore and have as a
conversation piece. However, Don says,
“It’s probably not a full restoration job as
we want to try and keep the character of
it, so it’s going to be about preservation.”
Preventing any further damage requires
making it watertight and keeping it
covered. Restoration parts come from
swap meets and Trade Me. When asked
by his wife why he keeps buying parts,
he replies, “They ain’t making any more
of them.” Don suggests that the Dodge
Kew is like a hybrid and comments,
“It’s interesting that all the electrics are
English even though it is an American
truck.” Don hopes to make the truck
driveable again or at least transportable
to show others.
With Don’s motivation, only time and
finances dictate when this project will be
completed. It is part of local history, and
if you have further information or any
photographs, Don would be keen to talk
with you.
riving into spring
The daffodils are starting to put on a
great show, and the weather is warming.
Spring may be here, but this is a time for
variable weather, from scorching and
blustery Nor’wester winds through to an
unexpected fall of snow and flooding. It is
also a time to check the roadworthiness of
your vehicle and review your driving habits.
Tips for checking your vehicle
• check wiper blades and replace if
damaged or ineffective
• check all lights, i.e. tail, brake and
headlights
• keep all windows and mirrors clean
and clear
• check tyres have sufficient tread and are
inflated at the correct pressure for your
vehicle
• check suspension and wheel alignment
• check your spare tyre is in good
condition
• keep a roadside emergency kit in your car
• keep your vehicle serviced and
maintained
Tips for good driving habits
• drive when well-rested and take a break
every two hours
• ensure you are hydrated
• take turns to share the driving if possible
• be aware of your surroundings and drive
defensively
• concentrate and be focused on your
driving
• follow road signs and drive to the posted
speed limit
Tips for driving in variable
weather conditions
• drive to the weather conditions and be
prepared to adjust as necessary
• when driving with a trailer or heavier
load, increase to a four-second rule to
allow for more time for braking
• when driving on wet or slippery surfaces,
allow a six-second following distance
• never attempt to drive through flooded
sections of the road due to unstable
and unsafe surfaces beneath
• driving through water can affect your
engine and brakes and may cause
hydroplaning
• be aware that oil on the road can make
the surface extra slippery as it begins to
rain
• use the demister or open a window to
avoid fogging on your windows
• dip your headlights in fog (don’t use
full-beam or park lights)
• use front fog lights when driving in fog
if you have them
• if you have an anti-lock braking system
(ABS) brakes, steer out of trouble and
press down hard without pumping the
brakes
• in wet conditions without ABS brakes,
only pump the brakes gently
• check any weather warnings for the area
you will be driving in before beginning
your journey
• in severe wind conditions, be mindful
if you are driving a high-sided vehicle
and consider waiting for calmer
weather
• plan your trip, allowing extra time and
let others know your intended route
Spring is an excellent time for getting out
and about. The weather conditions may
be variable, but follow these suggestions
to help make your spring driving safe and
enjoyable.
[Edition datE]
Marketing your property
– what does it mean?
Marketing a property is
more than presentation
and advertising.
Conceptually, marketing is
identifying what prospective buyers
are looking for then providing this. For
example, larger homes and sections
may appeal more to families. Young
couples starting out, generally have
tight budgets leading them to smaller
properties, while older people may be
looking to downsize.
Brand new has a particular appeal
however there will always be a market
for established homes. Having a
picture in your mind of the type of
buyer will help in determining the
features to emphasise.
If repairs and maintenance need
to be carried out before putting the
property on the market, seek the
advice of a real estate agent. They
can advise on what tasks are worth
completing and what might be
unnecessary expense.
Installing a new kitchen or changing
the carpet may lift the house but will
the expense be recouped in the sale
price? On the other hand, modernising
an outdated kitchen or bathroom
could make a huge difference to
the look of the place. Avoid going
overboard unless the capital value of
properties in the area justifies this.
Real estate agents are in contact with
prospective buyers so aware of what
they are looking for. Draw on their
expertise and advice to help make the
most of the selling opportunity.
Establishing a relevant and fair price
for a property is important. Most
agents calculate this based on the price
properties in the area have sold for,
and what a particular property has to
offer. A unique or exceptional property
may justify a higher price, though
run-down properties can gain more
than they appear to merit. This might
be due to the area or other factors that
suggest a good investment.
When promoting a property, mix it
up and be creative so your property
stands out from the rest. TradeMe
is a must; checked by most people
looking to buy. Present the features the
property offers as benefits to potential
buyers.
Erect a sign outside the property.
People stop and look at photographs
and this might spark sufficient
interest for them to visit an open
home. Spending a fortune on massive
advertising campaigns in every media
might seem a way to attract potential
buyers but may be an unnecessary
expense without the return. A better
philosophy could be a little often.
This will depend on the value of the
property, your budget and how best to
reach target buyers.
Buyer perception is also significant.
For example, properties that sit for a
while can become stale. Resting the
property by taking it off the market for
a short time, then relisting perhaps in
spring or when sales in the area appear
to lift a little, can make a difference.
However, if a property does not sell
immediately there is no need for panic
or dropping the price. It may simply be
that the right buyer has not yet come
along. If the mix is right your property
will sell.
If a property does not sell
immediately there is no need for
panic or dropping the price.

Upcycling – from
trash to treasure
Many of us have heard of Recycle, Reduce, Reuse, Repair, and Rot. As
concern for the environment grows and we become more accountable
for our waste, a creative modern trend has emerged. Upcycling.
What is upcycling?
Merriam-Webster dictionary defines
upcycling as: “to recycle (something) in
such a way that the resulting product is
of a higher value than the original item:
to create an object of greater value from
(a discarded object of lesser value).”
Upcycling is keeping an object and
transforming it into something better,
where recycling is taking an object
considered as waste, processing it and
making reusable material.
Why should we upcycle?
Upcycling positively benefits our
environment by reducing and reusing
materials destined for the landfill while
reducing new products being created
with raw materials. Secondly, it is using
an existing product and creatively
prolonging its life.
Emma from Cloud Tree Furniture,
a successful local upcycling business,
says, “Upcycling is taking things that
were possibly going to be dumped, go
to landfill or burnt and giving them
a new lease of life.” Furthermore,
upcycling can make an object more
valuable and unique. The old saying,
“One man’s trash is another man’s
treasure”, suggests upcycling could be
an opportunity to sell your upcycled
creations.
What’s popular to upcycle?
Furniture is popular for upcycling
to solve storage or organisational
dilemmas or be a statement piece
providing a unique and trendy vibe for
your space. Changing the
colour, texture, or pattern
of furniture can produce
a chic and fashionable
object that was once drab
and unused.
You can give bedside tables or
drawers a new lease of life with some
paint or new handles. There is a range
of stencils, paint, topcoats, waxes,
decoupage, transfers, or reupholstering
just waiting to be applied to your
project. Emma commented, “especially
with our consumer society, it is very
fashion-based and changing out every
season. People are changing duvet
covers to suit the season, and they want
to change their furniture. It becomes
such a disposable society, but upcycling
means you can do it efficiently.”
That sagging drawer that you were
going to throw out could be turned
into a table or planter. Those longforgotten
wooden pallets can be
made into outdoor tables and chairs.
That old wooden ladder gathering
cobwebs could become a quirky ladder
shelf. If it’s got good bones, use your
imagination and upcycle it. Take
inspiration from great ideas online.
Upcycling can be as complex or as
simple as you wish.
People are keen to dispose of their
“junk”, so use your imagination and
creativity and turn it into a trendy
treasure.
