REMINDERS FROM THE HOA BOARD

Thanks to those of you who are maintaining your lawn and flower beds.

It certainly improves the appearance of the neighborhood! Also, we

appreciate those residents who stop us when we are doing inspections

to ask us why we are driving so slowly in the neighborhood and taking

pictures. It’s good to know that residents are paying attention to vehicles

driving through our neighborhood! Here are a few items that residents

need to remember regarding deed restrictions:

• Lawns need to be mowed regularly, edged and trimmed. That includes

the backyard as well. Even if your back yard faces the golf course or lake,

it must be mowed and maintained. A force mow costs $$ that most

residents would rather not have to spend.

• Front flower beds MUST have shrubs in them, should be weeded and

mulched. Plants in pots do not take the place of shrubs in the front flower

bed.

• Any dead palm trees & fronds need to be cut down/back. Any other

dead shrubs from the freeze need to be trimmed back or removed.

• Removing existing trees and plants from the front of the house do

require ARC request forms. If you want to remove the existing plants and

replace them with others, provide that information on the form.

• Artificial flowers and plants are not allowed in the front yard.

• Trees need to be trimmed back so the lowest branches are at least 8 feet

from the ground.

• Bare soil beneath trees needs to be sodded or mulched.

• Basketball goals in front of the house must be in top condition. Please

make sure they are clean and that the nets are not missing or torn.

• Trash cans are not to be visible from the street. Please put them in

your garage or back yard after the trash & recycling have been collected

Monday and Thursday.

• Fences should not be taller than 6’, including the rot board. If you want

to replace the fence and extend it, please submit an ARC request form

before doing so. Replacing the fence as it currently stands does NOT

require an ARC form. Keep your fence in good repair.

• Please clean up after your pet when walking it. Refuse bags are provided

at the lake for your use. Dispose of the bags in the trash cans provided.

• If you are enjoying the park, pool, splash pad and basketball goal, please

clean up after you leave. Trash should be deposited in the trash cans

provided, not left on the ground.

If we all adhere to these guidelines, our neighborhood’s home values will

continue to improve and people will want to move here. You can find

A MESSAGE FROM THE BOARD

Monthly HOA Board meetings are designed to address homeowners’

questions and concerns and to provide clarity on misinformation that

is circulating in the community. Residents are encouraged to attend to

stay updated on resident discussion and actions taken by your volunteer

Board of Directors. Being informed allows residents the opportunity to

understand how decisions are made and what legal precedent is used

to reach those decisions. When false accusations are made towards the

management company and/or Board of Directors, informed residents

can decide for themselves the validity of the misinformation based

on the information provided at the meetings. The Board continues to

operate and identify areas where enhancements are needed and act

accordingly in guidance with our governing documents and the Texas

Property Code. Volunteers are being sought to serve on neighborhood

committees. If you are interested in dedicating your time as a volunteer

in the community and would like to serve on the following committees,

please contact the Board via the Townsquare website or App.

The Board thanks everyone who takes the time to attend the monthly

Board meetings. Board members discuss the upcoming 2021 annual

meeting, monthly financials, community enhancements and much more.

Currently, the meetings are held electronically by Zoom so you may

attend from the safety of your home. Our next scheduled Board meeting

is Monday, October 11 th at 6 PM via Zoom. The member access forum on

the Townsquare website or App is an excellent way of staying connected

in our community. It is a great place for residents to discuss issues, share

knowledge and good news, share recipes, find a service provider for your

home needs, sell unwanted items and more. The Board and Inframark,

your management company, promote comradery in the community and

value your input as a resident.

Harris County Precinct 4 Constables, through MUD 391.

Please add the dispatch number to your cell phones or post in a visible

place at home in case you need support in a non-life threatening situation.

If you don’t call to report a crime or suspected criminal activity in progress

or suspicious persons or vehicles, no arrests will be made, the crime or

criminal activity will continue and the Constable’s Office will not know that

anything is going on. The social communities that we use to communicate

with each other is NOT monitored by the constables. Posting on any

media site is not notification to get assistance. Yes, we have those rare

occasions where a Deputy, by pure luck, drives up on a crime or suspicious

activity in progress. But why rely on luck when you have a telephone? The

number to call is 281-376-3472. If there is a life threatening emergency,

call 9-1-1. The Constable Patrol also offers a free vacation watch service,

keeping your home under watch while you’re away.

LOITERING AND VANDALISM: Please help us to keep our recreation

areas safe and clean by reporting any and all loitering after dark directly

to the Constable at 281-376-3472. Please also remember to report any

suspicious persons walking around the community or at the parks

immediately to the Constable Patrol. Don’t call the management co or

HOA Director, We’re NOT the law! Better safe than sorry!

WE LOVE VOLUNTEERS! We would like to build a bank of volunteers

to help with various activities throughout the year! Poolside events,

National NIght Out and other holidays. Your time and efforts will be

greatly appreciated by all. The more volunteers we have, the more events

that can take place. Events are meant to bring our community together

and they just don’t happen without these folks who give up their time

and efforts for you. Unfortunately, they are taken for granted, when in

fact, they are much appreciated by the Board.

ARCHITECTURAL CONTROL COMMITTEE: So you’d like to build an igloo or paint

your house red and blue to pay tribute to your favorite sports team? These are

easily identified as requests that would not be allowed in our neighborhood.

But what are the kinds of things for which you need to submit a request for

approval to the HOA? Basically, if you are making a change to your home or

yard, you are required to submit a request. Some common requests are:

• Installing a pool

• Replacing windows, doors or shutters

• Building a covered patio

• Installing a storage unit

• Installing an irrigation system

• Replacing your roof

• Painting your home/trim

• Removing/replacing the trees in your front yard

• Expanding your driveway

Keep in mind that approval may take up to 30 days - plan ahead! Submit

your application early, so that your project is not delayed. The ACC

committee is made up of volunteers and our goal is to provide a beautiful

and consistent look to our neighborhood.
