Built between 1900 and 1920, 1110 University Avenue is a

mixed-use, two-story building comprised of 11,445 (+/-) square

feet. The building has a poured concrete slab foundation and

is constructed of masonry block with a brick veneer exterior.

Within the last few years, a new rubber membrane roof has

been installed. The lower level is climate controlled via two

GFA/CAC units, while the upper level is climate controlled via

three units for a total of five GFA/CAC units. Windows are double

pane, double hung vinyl. Gutters are aluminium and down

spouts are PVC piping. The building is serviced by a three

phase 240 electrical system with three 200 amp sub-panels.

Plumbing is provided by copper and PVC piping. Hot water is

provided by two 75 gallon natural gas hot water tanks. 1116

University Avenue will require renovations or to be torn down.

LEGAL DESCRIPTION

Located inside of City Limits of Morgantown, this property is

situated within the Third Ward District of Monongalia County.

The property consists of two rectangular shaped parcels. The

property is identified as Third Ward District, Map 26A, Parcel

32 (0.14 acre) and Parcel 33 (0.07 acre). This can be referenced
