any common area used for entrance/exit to building or fitness<br />

center (or back pool gate during pool season).<br />

Furniture cannot be moved without approval from the Board of<br />

Directors prior to the rental date.<br />

No tape, ticky tack, pushpins, staples, etc. or confetti may be used<br />

in decorating.<br />

All trash must be cleaned up and taken home by resident.<br />

Resident must be present at all times and provide ALL cleaning<br />

materials needed<br />

(including but not limited to broom, mop, vacuum cleaner, trash<br />

bags, etc.).<br />

Occupancy Limit is no more than 60 persons, including the<br />

Resident.<br />

If alcohol is served, additional rates will apply:<br />

A request must be made to Priority Protection & Investigations.<br />

One courtesy officer will be required for a minimum of 4 hours at<br />

$25/hr. cash payment. Resident must contact Priority Protection<br />

& Investigations at 832-243-5056 to schedule security services for<br />

the event 2 weeks in advance. Payment will be collected on the<br />

day of the event.<br />

All persons must vacate the Facility no later than 11:45 PM.<br />

Please allow a minimum of one week prior to event for approval<br />

of contract by the Board of Directors. More time is required for<br />

processing and scheduling if alcohol is to be served.<br />

FIREWORKS PROHIBITION IN<br />

THE DEED RESTRICTIONS<br />

The Board asks that residents refrain from celebrating holidays<br />

with the use of fireworks and fireworks display. This not only<br />

poses a nuisance and disturbance to your neighbors, it also leaves<br />

a messy aftermath to be cleaned up. Thank you for helping to keep<br />

<strong>Westheimer</strong> <strong>Lakes</strong> community fireworks free!<br />

HOW TO REPORT VANDALISM<br />

Dear Residents:<br />

We received information about recent actions of vandalism in the<br />

community and we encourage all the residents to make sure that<br />

all garage doors as well as vehicles are locked.<br />

Also, all the residents within the community have the opportunity<br />

to contact our Patrol Service Company, Priority Protection &<br />

investigations (PPI), in order to report any suspicious activity. PPI<br />

can be reached at 281-210-6248.<br />

SECTIONS OF CANYON SPRINGS AND CANYON FALLS<br />

The following is a description on how the three (3) entry systems work. If the<br />

entry or exit gates fail, please call the gate attendant and report any and all<br />

malfunctions that occur daily to them at 832-222-2650 or call the management<br />

company or the Onsite office at 832-222-2355<br />

PETS REMINDERS<br />

<strong>Westheimer</strong> <strong>Lakes</strong> Community has had many loose<br />

dogs & cats lately. Please do your part to keep your<br />

animals safe and contained on your property.<br />

Please Control Your Pets!<br />

It is a deed restriction violation if your pets are<br />

not confined to a fenced backyard or within your<br />

home. They must not be allowed to bark all night<br />

or cause a nuisance to your neighbors. They<br />

must also be on a leash at all times when not in a<br />

contained environment. It is also the pet owner’s<br />

responsibility to keep ALL areas of the community<br />

FREE from pet debris when walking your pets.<br />

Please remember that cats must also be confined.<br />

If you happen to come across vicious dogs or ANY<br />

loose dogs of this nature, please contact Fort Bend<br />

County Animal Control at 281-342-1512. If you are<br />

familiar with the property address the pets belong<br />

to, please feel free to submit that information to<br />

Principal Management Group - Marci Birthisel at<br />

wln@entouch.net - to pursue the deed restriction<br />

violation. Notification and ample time must be<br />

given to the owner to correct the violation prior to<br />

any further pursuit by the Association.<br />

Remember that all pets should always wear a<br />

collar with ID tag! Pet owners should also consider<br />

pet microchips for identification in case your pet<br />

loses their collar/ID tag.<br />

lost or found pet as well as add photos. Please<br />

include your contact information to speed up<br />

If you get a recording, please leave the following message: Entry or exit gate<br />

malfunctioning and the name of the monument (Canyon Springs or Canyon<br />

Falls) and street name. DO NOT EVER ATTEMPT TO PUSH OR DRIVE THROUGH<br />

CLOSED GATES. If you cannot enter at one gate, you may also try entering at the<br />

other entrance gate (Canyon Springs or Canyon Falls).<br />

1. EZ TAG LANE (Right lane)<br />

The EZ TAG LANE is for vehicles with EZ Tag ONLY. (Registration is required).<br />

This lane is located on the right side of the entry. Residents may register either<br />

their Harris County EZ Tag sticker (free of charge) or may purchase a community<br />

EZ Tag sticker. No additional charges will appear on your Harris County<br />

statements. We cannot guarantee that all Harris County EZ Tags will work with<br />

our system.<br />

The community EZ Tag sticker will not work on the Harris County Toll Roads.<br />

2. ACCESS CARD ENTRY (LEFT LANE ENTRY POST AT THE MEDIAN)<br />

There is an electronic card reader (small black box with red light) located on<br />

the post in the median in the left lane. This is for entry by residents who have<br />

registered and purchased an Access Card (white HID Proxy card) from the onsite<br />

office located inside the SplashPad. The Access Card will turn the digital red<br />

light to green when swiped and will cause the entry gate to open. You must roll<br />

down your window and swipe card on reader.<br />

3. GUESTS: DIAL-UP ENTRY (LEFT LANE ENTRY POST AT THE MEDIAN)<br />

Locate the residents name (ALPHA) on the digital dial-up readout, then dial the<br />

access number shown (4 digit code number will appear on the dial-up readout)<br />

and the home owner can then talk to the visitor. DURING THAT CONVERSATION,<br />

THE HOME OWNER MUST PRESS 9 ON THEIR HOME PHONE and the entry gate<br />

will then open.<br />

4. GATE ATTENDANT OFFICE<br />

The GATE ATTENDANT may be called by dialing #0001 or #0002 on the dial-up<br />

pad located in the median in the left entry lane.<br />

NOTICE: For more information regarding the gate attendant’s orders for<br />

allowing entry by dialing the gate office, residents must put requests in writing<br />

at the SplashPad office. The onsite office can be contacted at 832-222-2355 or<br />

wsplashpad@entouch.net for more details and will be pleased to address your<br />

questions.<br />

RULES OF THE ROAD FOR WESTHEIMER LAKES<br />

AND WESTHEIMER LAKES NORTH<br />

This is a reminder... The operation of motorized vehicles (ATV’s,<br />

dirt bikes, golf carts, etc.) other than mowing equipment on<br />

pathways or trails maintained by the Association or any other<br />

Common Area within the community is not allowed.<br />

According to the Texas department of public safety:<br />

• ATV’s are not allowed on a street and an operator crossing a<br />

street must have a valid driver’s license.<br />

• Golf carts are not allowed to be operated on any roadways,<br />

sidewalks or common areas. This includes the Rec Center,<br />

SplashPad, lake areas and playgrounds.<br />

• Mopeds and motor assisted scooters are treated as regular<br />

bicycles. All vehicles used on roads must obey traffic laws<br />

including stop signs and speed limits. For additional information<br />

htm.<br />

DID YOU KNOW… ATV’s and Golf Carts on common areas of the<br />

community require your money to repair these areas when<br />

damaged.<br />

BOARD APPROVED COMMITTEES<br />

AND DESCRIPTIONS<br />

SOCIAL COMMITTEE<br />

Assist the community in creating, implementing and supporting<br />

events and activities. These events include, “Egg”stravaganza,<br />

Cookies with Santa and more!<br />

LANDSCAPE COMMITTEE<br />

The primary role is to support a social club for landscaping ideas,<br />

also known as the Garden Club. They are responsible for inviting<br />

horticulture guest speakers for community events and sharing a<br />

general interest in landscaping. They also assist with the Holiday<br />

Decoration Yard Contest.<br />

COMMUNICATIONS COMMITTEE<br />

To assist the community in creating, implementing and supporting<br />

communication efforts including the newsletter, intranet and<br />

section leaders and block captains. They also assist with the<br />

Holiday Decoration Yard Contest.<br />

TRAFFIC/SAFETY COMMITTEE<br />

Assists with safety and awareness within the community, making<br />

recommendations to the Board for placement of stop signs and<br />

speed humps.<br />

ADOPT A SCHOOL COMMITTEE<br />

Provides recommendations to the Board of Directors for the<br />

donation of AAS funds to the schools within that community<br />

for educational school items, such as computers, library books,<br />

etc. These funds also may be allotted for enhancements within<br />

the community such as sidewalks, playground areas or other<br />

improvements that will benefit the students of the community.<br />

LET US KEEP OUR NEIGHBORHOODS LITTER FREE!<br />

Take responsibility for yourself and be a good neighbor! Keep our<br />

streets and neighborhood trash and litter free! Make it a habit, be<br />

a good neighbor and do your part!<br />

If each person did their own part (around the outside of their<br />

home including their little stretch of street in front of their house),<br />

what a better place this would be to live!<br />

A clean environment/neighborhood makes people feel good<br />

about themselves. They will keep it clean. Some need to be<br />

reminded. Others need to be continually reminded. It takes time<br />

to change habits. Keeping your neighborhood clean is a habit that<br />

takes conscious effort.<br />

GOLF BALLS<br />

Hitting golf balls is meant for the golf course only. It can cause<br />

damage not only to personal property but to people as well.<br />

Please respect your neighbors and refrain from hitting golf balls<br />

inside the community.<br />

NO TRESPASSING ON RESIDENTS PRIVATE PROPERTY<br />

There have been complaints about children crossing through<br />

residents’ private yards to get to the facilities. Please let children<br />

know that they cannot cross private property. If this should occur<br />

more than once, we ask homeowners’ to contact the proper<br />

authorities.<br />

BASKETBALL GOALS<br />

Basketball is a fun sport that many like to play. As a reminder,<br />

please make sure that all basketball goals are kept in an upright<br />

position in your driveway. Basketball goals should not be left in<br />

the street at anytime or left on the side of your home when not<br />

in use. Leaving Basketball goals in the street can be a nuisance<br />

to drivers in the community and a hazard should there be a need<br />

for an emergency vehicle to gain access to your street. Please<br />

UNWANTED SOLICITORS<br />

NO SOLICITING signs are posted throughout the entrances of<br />

the community. If this continues to be a growing issue at your<br />

residence and would like to place a NO SOLICITING sign in your<br />

placed by your front door and place only (1) sign at your home.<br />

IMPORTANT TRASH INFORMATION<br />

Remember: Unless it is trash pick up day, your trashcans<br />

(and any bags of trash) must be hidden from public view.<br />

Please do not store your trashcans in front of your garage<br />

or on the side of your home - your neighbors don’t want to<br />

look out their windows and see your garbage either. Please<br />

be respectful and only place trash out on specific trash days.<br />

WESTHEIMER LAKES<br />

TRASH PICK-UP SCHEDULE<br />

Garbage collection days are: Wednesday and Saturday.<br />

Trash containers must be at curb by 7 AM on Wednesdays<br />

and Saturdays.<br />

* Holidays - when the pickup day falls on a holiday there<br />

will be no trash pickup that day and instead will be picked<br />

up on the next scheduled pickup day.<br />

CANYON SPRINGS AND CANYON FALLS GATES<br />

The Canyon Springs and Canyon Falls Gates EZ Tag Entry lanes<br />

are for registered resident entry only via electronic EZ Tags (Harris<br />

County EZ TAG or Community fast pass tags for community use<br />

only). Electronic entry tags, including credit card size Access Cards<br />

and telephone home number registration services are available to all<br />

Canyon Springs and Canyon Falls residents at the SplashPad office<br />

Tuesday through Saturday. Call 832-222-2355 for more details.<br />

The entry will remain open during the day while sales and<br />

construction of new homes are in operation and gates will close at night.<br />

The gated areas may be accessed three (3) ways; with EZ Tag or fast pass<br />

tags, Access Card (reader is located at the dial up box in the left lane) or you<br />

may dial the home code on the telephone 10 key pad. If someone is home<br />

to answer, access may then be granted. If you experience difficulty, the<br />

gate attendant’s office may be called by pressing #0001 on the 10 keypad.<br />

In the event the gates do not open, please call the gate attendant and<br />

they can open the gate during the evening hours of 7:30 PM until 5 AM.<br />

Report all gate malfunctions to either 832-222-2650 or at 832-222-2355,<br />

if no one is available, please leave a message with your name, phone<br />

number and a brief description of the situation. The gate repairs will be<br />

called into the gate service company.<br />

DEED RESTRICTION PROCESS FOR GENERAL VIOLATIONS<br />

1 st letter: Notifying owner of violation and giving them (30 days) to cease<br />

and desist. (Legally no further letters can go out for this violation until the<br />

(30 days) has expired.)<br />

Note: Saturdays – Heavy pick-up day.<br />

Recycling collection day is: Wednesday. Items collected:<br />

newsprint only, aluminum & bi-metal cans, plastics coded<br />

#1 & #2. Please rinse all food containers.<br />

2 nd letter: After the (30 days) has expired from the 1 st letter a 2 nd letter<br />

notifying the owner of violation will be sent. (Please note that depending<br />

on what the violation is the board can send the account to the attorney<br />

when the (30 days) has expired from this letter.)<br />

3 rd letter: This letter is optional to the board and depending on what the<br />

violation is they do not always feel the need to send a 3 rd letter.<br />

NO DUMPING IN EMPTY LOTS<br />

Please help us keep our community clean by NOT DUMPING<br />

trash and debris onto empty lots. Neighbors please report<br />

violators and be ready to provide license plate number<br />

and photo or any other pertinent information.<br />

CANYON GATE ATTENDANT SERVICES<br />

Hours of operation are 24/7 Sunday thru Saturday. The<br />

gate attendant’s office is located at the entrance to Canyon<br />

Gate at <strong>Westheimer</strong> <strong>Lakes</strong> on Idlewood Crossing Dr.<br />

CANYON GATE EZ TAG LANE ACCESS<br />

Please be patient when approaching the EZ Tag barrier<br />

arm and obey the signs. After stopping at the stop sign,<br />

proceed slowly and wait until the barrier arm opens fully.<br />

If there is a car in front of you, please remain at the stop<br />

sign until the car has gone through the arm and the arm is<br />

closed. The barrier arm closes after each vehicle every time.<br />

At any time you feel that you get a letter that is not warranted, please feel<br />

free to contact Principal Management Group immediately to discuss at<br />

ADOPT-A-SCHOOL<br />

<strong>Westheimer</strong> <strong>Lakes</strong> P.O.A. presented Adopt-A-School Program<br />

donations to Foster High School. The Lamar CISD school received<br />

a check for $5,000 to the Robotics Club, an investment in the<br />

future of our students.<br />

Fostering support for our community’s children through local<br />

programs and activities is the goal of the Adopt-A-School Fund.<br />

The Fund is established through contributions from homeowners,<br />

the developer and builders in the <strong>Westheimer</strong> <strong>Lakes</strong> Community<br />

at the time of closing and continues to be fed through subsequent<br />

home sales and purchases in the community.<br />

Funding requests for this program are submitted to and reviewed<br />

by the board for approval. Suggestions for donations to programs<br />

and activities benefiting the children of <strong>Westheimer</strong> <strong>Lakes</strong> should<br />

be submitted to Principal Management Group at 713-329-7100 or<br />

at wln@entouch.net.<br />
