At present, RedFin, Realtor.com, and Zillow are the industry
standards for getting the information out about listed
properties. They use still photos majority of the time to show
the property and if there is video footage it isn’t the quality
or detail that ours are. Myrls.info process is a much safer
and enhanced informative way to sell the property. With an
interactive website and the proper marketing, we will be able
to penetrate the US market for top priced properties within
three years.

BUILD A GREAT LIFE!
By Associated General Contractors of America - Austin Chapter
The year 2021 marked 75 years since the Austin AGC was
founded back in 1946 by a small group of local builders who
wanted to create an organization to serve as their collective
voice for the commercial construction industry. Each month
of this past year we highlighted interesting stories from our
Chapter history and about industry leaders who helped build
Austin. We learned a lot about the first years of the Austin
AGC and the purchase of the land where our building still sits
today. We also learned about the formation of our legislative
arm at the Texas Capitol, our inaugural BBQ event in 1947,
the growth of safety services, the role of the old plan room,
and many more interesting facts from the Austin AGC history
vault. The collection of these monthly stories is available
online on our website (www.agcaustin.org) and we are also
compiling them into a commemorative publication to include
along with our annual Membership Directory for all Austin AGC
companies.
We hope that when reading these stories, you appreciate all
the hard work, investment of time and monies, and leadership
that have gone into building Austin. These efforts by past
leaders have created for all of us today an opportunity to
succeed in the local construction industry. We also hope you
will be mindful of the role you play currently in setting the table
for the next generation of builders to come who will someday
carry on the proud legacy of building Austin’s quality of life. As
you know, construction is a great career that has existed since
the beginning of time and will be around forever. While other
industries come and go, construction opportunities will always
be available wherever and whenever a community like Austin
demands the built environment necessary for a great quality of
life.
Speaking of building a great life, with thousands of Austin
motorists and pedestrians passing by our South Lamar office
location every day, this year we decided to brighten up the
building with a colorful homage to the local commercial
construction industry. The design was created by Emily Mente
(www.studiomente.com) and showcases notable buildings in
town – some newer ones built by our members and some older,
iconic ones that represent Austin – along with tower cranes, a
concrete mixer truck and industry professionals. The mural also
reflects the natural beauty of Austin that, along with the built
environment, makes a great quality of life for our community.

We included the line “Build a Great Life” because,
fundamentally, that’s what construction professionals do.
Their career in the industry benefits themselves and their
families while, at the same time, they are building a great life
for everyone in the community who enjoys the offices, schools,
churches, hospitals, hotels, apartments, restaurants, sports
venues, and many other structures throughout town brought
from concept to reality by construction professionals. Come
on by the office - whether by yourself, with family, or with you
building teams – and check out the mural. We hope you like
the mural as much as we do! A big THANK YOU to Evercam
for providing a time lapse camera to record the 5-week
painting process, and to Equipment Depot for the boom lift as

Also in 2021, the Austin AGC helped further foster the
networking so critical to building a construction community
by hosting a first ever AGC Contractor BBQ Cook Off and
Rodeo. What an awesome event it was, too, attended by
over 700 guests! The venue in Bastrop was perfect, as
was the late November weather. The 21 BBQ teams made
delicious brisket, chicken, ribs, and “jackpot” items for all. The
rodeo action was truly incredible, showcasing a mix of both
professional riders and amateurs from local AGC member
firms. If you’ve never been to a rodeo, you are missing out on
some great entertainment! We intend to host a second rodeo
this November as we have learned many folks in the local
construction industry love rodeo action as well.
2021 also saw the newly created Diversity and Inclusion
Committee begin to grow as part of our commitment to
increasing awareness that the construction industry is a great
place for all to succeed. Each month in 2021, and under
the leadership of Stephanie Cook with Cokinos|Young, the
Committee discussed various challenges for the industry as we
struggle to attract the workforce required to meet construction
demand. For many leading construction firms, diversity of
the workforce isn’t simply a popular buzzword, rather it is a
strategic and deliberate effort to make their offices and jobsites
attractive to all who may want to build as a career. This year
the Committee is sponsoring diversity awards for local firms
committed to this effort and making clear gains toward the
goal.
As Austin continues to grow today and, in the years to come,
the Austin AGC is proud to serve the needs of the local
construction community in the areas of advocacy, safety,
networking, education, building information and more.

Homeowners and businesses will want to know if their outdoor
lighting needs to be dark-sky compliant. I recommend checking
the city or county regulations. Although there may be no law
for a specific region, building contractors and architects who
care deeply about the natural ecosystem will probably install
dark-sky lighting products
anyway.

Light pollution is at the forefront of any outdoor lighting design
project I initiate. It is imperative that lighting design be initiated
not only with a focus on innovation but also avoidance of light
pollution. Before artificial light, humans depended on the moon
and stars for night illumination. Currently, nature’s night sky is
littered with man-made light, blocking the once pristine view of
the celestial world. The issue has compelled environmentalists
and civic leaders to embrace dark-sky laws. (The Washington
Post) As a result, regulations are benefiting the environment,
economy, conservationists, and business leaders worldwide. 1
Light Pollution – Electrical Design is Critical
At Mesa Verde National Park in Colorado, the lighting system
has been overhauled so that after the sun sets visitors can
experience a naturally dark sky – once again teeming with
bright stars, planets, and meteors. In doing so, the park became
the world’s 100th International Dark Sky Park.
Conservationists at Texas Parks and Wildlife Department report
that night skies are fading and natural darkness is disappearing.
Consequently, an estimated 80% of Americans have never seen
the Milky Way with approximately 300 billion stars of different
sizes, intensities, and ages.
The culprit for fading natural darkness: the growing glare
of artificial lights. The Texas Parks and Wildlife Department
emphasizes that “poorly designed or installed outdoor lighting
leads to light that is too bright, misdirected, or shining where
it’s not wanted.” Essentially, light pollution…
• Produces glare, limiting visibility at night;
• Creates light trespass (unwanted light);
• Wastes money for unnecessary lighting;
• Obscures views of the stars and planets; and
• Impacts the health of humans and animals.

The International Dark Sky Association has a list of IDA
approved lighting.
A Dark Sky Law
In June 2021 Texas Senate Bill 1090 made it easier for
communities to pursue International Dark Sky designations.
The law encourages residents and businesses to turn off
non-essential lights from 11PM to 6AM during specified bird
migration periods. In August 2021, Austin and Fort Worth
participated in the nationwide Lights Out Initiative in order
to protect billions of birds as they migrate across the U.S. As
of September, 2021, 15 sites are now designated as Dark
Sky Places in Texas, seven of which are located between
Fredericksburg and Austin.
Pittsburgh Fights Light Pollution
In late 2021, Pittsburgh, Pennsylvania, initiated an ordinance
that made it the first major American city to adopt lighting
standards addressing light pollution. The law requires all new
construction and renovations of city-owned buildings to
comply with dark sky lighting principles, including replacing all
city street lights with fixtures that feature timers and dimmers.
Lights are turned on when needed and are shielded by directing
to a specific area and no brighter than necessary.
The law applies only to city-owned property, which leaves
75% of buildings unaffected. One provision mandates that the
city create a guide for private property owners and developers
based on dark sky lighting standards. The city’s major
attractions, such as zoos and museums, will install compliant
lighting in future renovations and capital projects.
Nationwide Trend: Brightening Landscapes with LED Lighting
Both businesses and homeowners in the U.S. will reduce light
pollution and conserve energy if they use LED lights for their
landscapes. LEDs last an average of 50,000 hours, making
them more reliable than any other landscape lighting products
available. (Garden Light LED) A compact fluorescent lamp lasts
8,000 hours and incandescent lamps last only 1,200 hours.
Luminous efficacy is better: 81 lumins 2 per watt for LEDs, 62
lm/w for fluorescent and 14 lm/w for incandescent. Watts used
per hour is better: LED uses 10 w/h, fluorescent uses 12 w/h
and incandescent uses 60 w/h. (www.lightingever.com)
LEDs use solid-state technology to convert electricity
into light. According to the Dark Sky LED Guide, LEDs are
small lamps that are part of a lighting power circuit. Unlike
traditional incandescent bulbs, LEDs do not contain a filament
and use less energy. LEDs are available in a wide range of
color temperatures. Because of their improved quality and
falling prices, LEDs are now replacing conventional highintensity
discharge (HID) lamps for outdoor lighting in many
communities worldwide.

systems frequently
come with an attached control sensor that identifies light and
restrains illumination. These sensors can turn on the landscape
lights based on the intensity of the natural light around them
as twilight occurs. For that reason, the brightness of the LED
landscape lighting can intensify as
dusk occurs and decrease as dawn
occurs.

Working in the Daylight Improves
Construction Workers’ Sleep
Quality
According to a 2020 occupational
survey, construction workers and
others who perform physical labor
outdoors in the daytime are likely
to sleep soundly for seven to eight
hours each night. Why? It all relates
to circadian rhythms that respond
to lightness and darkness.
Dorothy Chambers, who specializes
in psychology and sleep-related
issues, comments, “Workers in
the construction industry usually
work daylight hours...[and] more
likely to maintain a sleep schedule
consistent with sunrise and
sunset—making it easier for them
to fall asleep and wake up at the
same time every day.” As a plus,
daytime workers are often able to
control their emotions and respond
to difficult situations in a calm
and healthy way because regular
sleep balances stress hormones.

stability with a regular sleep
routine...using a darkened room
for sleeping. Sleep experts suggest
wearing sunglasses on the way
home from work, decreasing light
exposure, and going to bed soon
after coming home from work.

The Pitch -- Austin’s distinct hospitality and
entertainment complex for Austin FC soccer fans and
the community debuted in February 2022. The 1/2 acre
site is a one-of-a-kind destination hub for hospitality,
retail, food, office and outdoor gatherings served from
flexible two-story repurposed shipping containers. The
unique project was designed by Austin award winning
architecture and interiors firm, Mark Odom Studio
with construction by Citadel Development and Austin
Commercial.
“The developer, Karlin Real Estate, was interested in
using shipping containers; they had not worked with a
container concept before and really wanted to lean into
the idea,” says Mark Odom, founding principal of Mark

Odom Studio. “We have previously studied the use of
containers for commercial, retail and multi-family designs
all of which were un-built; we feel that The Pitch is the
first project of its kind in Austin and the region.”
The complex comprises 23 repurposed shipping
containers of two standard container modular sizes: 8 X
20 foot and 8 X 40 foot. The containers are stacked to
create two stories and then clustered into five separate
building pods, with varying building square footages,
that function differently for the users while creating a
dense visual and physical experience and view onto the
landscape.
“Each building pod is organized and stacked differently
while they all use the same custom detailing, material
and color. This allows the focus on the true form of each
container to be consistent,” says Odom.
Ground level containers serve as food and beverage
outlets for premiere local food vendors. Second level
containers are multifunctional as viewing decks, interior
conditioned gathering spaces, private office space,
private party rooms and Austin FC game watching
parties. Custom stairs, vertical tube steel railings, and
overhead trellises were carefully designed and executed
tying together each level.
Three 40-foot-tall containers were placed on ends to
serve as wayfinding nodes from a far -- while functioning
as restroom facilities and electrical rooms at ground level:
each has 40-foot interior vertical perspective views to
the skylight above. A mass timber pavilion with custom
steel apertures further anchors the program between the
Austin FC practice stadium and The Pitch.
The once flat site was heavily landscaped to help the
containers nestle and absorb the grade changes. As each
pod was curated differently, the experience and views
will also entice users to walk around and explore.
To achieve the level of execution needed on this unique
project, Mark Odom Studio worked closely with the
developers, Leap Structures, Citadel, and Makehaus. “We
approached this project as a collaborative team effort
and the complexity required all disciplines to problem
solve together from feasibility schematics through
construction. The timeline was fast, and the team was
pushing from start to finish; The entire team was crucial
in making the deadline,” says Odom.
Additionally, Mark Odom Studio handled the exterior
and interior finish selections as well as the interior and
exterior furniture selections and installation.
