PRESIDENT’S PERSPECTIVE
As you may know, my first love and passion is music.
I’ve always particularly loved writing songs about
people and experiences because they tell stories.
As a performer, my goal was to connect with the
audience. These experiences have translated well into real estate by forging
relationships with clients, the REALTORS ® at my brokerage, A.R.E. Partners,
and my peers in the industry.
Real estate, perhaps more than any other career, brings together professionals
from many different backgrounds. It’s when we embrace these differences in
backgrounds, perspectives and skills that our industry thrives.
I challenge you to do some thinking: where are you in your career journey?
What are the skills that make you a unique asset for your clients? For your
brokerage? For our association?

do that is to get involved. After all, our association is only as strong as our
members are engaged. There are levels to this – you don’t have to dive right
into the deep end right away! Start by attending a CAR event to network with
professionals from across the city and expand your sphere of influence. Once
you’re ready to expand your involvement, I encourage you to apply for one of
CAR’s committees or work groups. You’ll get to collaborate with fellow Chicago
REALTORS ® on projects that shape your membership experience and impact
so much of our business. My very first work group dealt with commercial forms
and contracts, and my very first committee was the Professional Development
Advisory Group, which I went on to chair for two years. These helped shape
my development as a servant leader in our industry.

Iremember them when...” We use this phrase to reflect
on different people’s journeys to greatness.
Right now, there are a lot of dreamers in our industry.
According to National Association of REALTORS ® Chief Economist Dr.
Lawrence Yun, in 2021 there were 1.55 million REALTORS ® , a record
high. Here in Chicago, we’re also seeing a steady increase in both new
members and pre-licensing students.
Most people enter our industry with a dream, maybe one where they work
as their own boss as an entrepreneur, or where they make homeownership
a reality for more people, or simply, where they help people every day.
For those of us already in the industry, we have a unique opportunity to
show them what’s possible through hard work and dedication.
Within the pages of this CR Magazine, there are a number of you who
have achieved Top Producer status in 2021. Congratulations on your
accomplishment! Your mentors, colleagues and friends will see you in these
pages, remember when you dreamed of this moment and say, “I remember
them when…” They now know you for achieving something great.
At the association, we have another exciting set of dreamers this year:
our first-ever Leadership Accelerator class. This brand-new program
will help these REALTORS ® prepare for the next step of their leadership
journey, both in their careers and in the association. They have dedicated

The Art of Gathering by Priya Parker, one of my favorite reads this year,
really helped me understand the importance of gathering, whether it be
at a meeting, an event or even a dinner with family and friends; it also got
me thinking about all of the ways we can improve as we come together.
As an association, we are proud to offer many ways for you to gather,
including committee meetings, dinners, events (like this one!) and
volunteer opportunities throughout the year. I encourage you to make
the most of these avenues through which we can continue to inspire
one another and exchange information. Take the risk to meet someone
new, ask questions and build relationships. Real estate is a cooperative
business, so knowing the person on the other side of the deal can only
help make the process smoother.
For those of you making room on your shelves for your future CARly, we
compiled advice from Top Producers on page 40. Get inspired by these
actionable, motivational tips to take your business to the next level. We’ve
also included some Top Producer book recommendations. On the left, I’ve
shared my favorite books from last year, too. We’re always looking for
new reads – reach out to us with other recommendations.
And, don’t miss actionable tips you can take to set your clients up for
success. On page 35, author Donna J. Rogers shares six implementable
ways you can empower your clients to invest in real estate to build
generational wealth. Her action plan is admirable. Plus, I love that she
offered to write this piece, taking time to share and inspire all of us. I hope
you enjoy reading it as much as I did.

knock, knock… knock, knock!
It can be annoying to wait for
someone to give you access. It’s in
those moments that I learned to
value having my own keys, so I no
longer had to wait for the door
to be opened for me.
I was empowered
to let myself in.
This key could be the actual
metal object you use to unlock
a door, or it could be valuable
information or a solution, but
the purpose remains the
same: keys give you access.
As REALTORS ® , we have
keys like information,
resources and solutions that
give others access to
homeownership and real
estate investing.
According to a recent poll by the analytics firm Gallup, Americans
rated real estate as the best long-term investment eight years
in a row. Real estate is typically considered a stable and secure
asset that can grow in value over time (according to
www.keepingcurrentmatters.com). When done strategically,
real estate investing offers limitless opportunities to build wealth
and create a legacy that can be passed down generationally.
Building generational wealth through homeownership is significant
within the Black community, where nearly 60% of wealth comes
from home equity, according to the Urban Institute’s 2020 Closing the
Gaps: Building Black Wealth through Homeownership Report. Yet the
rate of Black homeownership, which is in the fortieth percentile, and
wealth is still the lowest compared to all other races in the United
States. Discriminatory practices such as redlining have negatively
impacted and lowered the rate of homeownership in Black and brown
communities. Though redlining is now illegal, research from the
National Association of Real Estate Brokers’ (NAREB) 2022 State of
Housing in Black America Report shows that Black Americans still tend
to pay higher fees and rates for mortgage loans and are more likely to
be denied loans than other applicants. This systemic racism continues
to economically oppress the Black community because it creates
barriers to homeownership and generational wealth for current
generations to pass down.
Who has the keys? We do. As REALTORS ® , we have the keys to unlock
a plan of action to prepare many generations to build wealth through
real estate. To do so, we must be intentional about equipping all
generations to become tomorrow’s homeowners and investors.
Exposure to real estate, especially in youth, can help develop an
ownership mindset early on. I’m a great example of this: watching my
parents invest and manage several properties when I was younger
and helping with the family business made the biggest impact in my
real estate career, where I’m now an investor and brokerage owner.
I envisioned myself as a property owner before I became one thanks
to this exposure. Regardless of age, this shift in mentality can both
empower and prepare an entire family to obtain and maintain wealth
through real estate generationally.
Here are six implementable keys to building and preserving
generational wealth through real estate:
1. Write out family real estate goals. Goals are important
to help you create a roadmap to success. Goals should be
SMART: specific, measurable, achievable, realistic and timely.
For each goal, write a detailed plan of action to achieve it,
including the resources needed and the timeframe to complete
it. The entire family should be involved with the goal-setting
process, to ensure everyone is on the same page. It is also
important to create roles and responsibilities for everyone
to help implement the goals and monitor progress. Be sure
to always include financial goals, as this is a key part of the
ability to acquire and manage property. Goals may change over
time, which is okay, but it’s important to start somewhere

daily. Our words have
power to manifest our
realities. No matter how
we feel, it is important to
not allow fear to stop us
by speaking positive
words over current and
future circumstances. To
be intentional, connect
the affirmations to the
family’s real estate goals.
For example, if the goal is
to build generational
wealth through real estate,

then we declare: “We are generational wealth builders
through real estate.” Affirmations can help a family see
beyond their current limitations and further develop an
ownership mindset.
3. Become a student of the industry. The more
informed we are, the better decisions we can make to
avoid financial hardships and setbacks. Awareness
allows a person to better weigh their options and
create the most effective investment strategy. We
know the industry is always going to change, so it is
important that we remain aware of real estate’s current
trends and systems. Encourage your clients to have
every generation within the family take financial
literacy, business and real estate investing classes from
industry experts.
Financial literacy is especially important to obtain and maintain
real estate. Yet, younger generations are not always taught
financial literacy at school. Older generations should help
them establish a habit of budgeting and saving early to avoid
financial challenges in the future. Explaining the importance
of and creating a budget for their allowance, work and gift
money will increase the likelihood of them being financially-
savvy throughout their lifetime. It’s equally important that the
older generation sets an example by living by those same
financial standards.
The key is that everyone is learning together, so when real estate
assets are ready to be transferred between generations, they are
well-prepared to maintain the inheritances and expand it.
4. Start a family real estate book club. In addition to
taking classes, clients can start a family real estate book club.
This is a great way to learn together but also increase
communication and dialogue across generations on real
estate-related topics. If you are a part of a real estate book
club, invite your clients and their families to join you.
Workbooks are also recommended.

5. Invite the younger generation
to shadow the homebuying
or investing process. Encourage
clients to bring children or young
adults with them to witness and
better understand the homebuying
and investing process.
future. I see many buyers leave their teens at home
during the home inspection; however, the home inspection
stage can be an opportunity to expose their child to a possible
career field. In addition to learning about assessing the quality
of a property, the young person may grow to love the job of a
home inspector or contractor, which can be helpful to them
later on as an investor.
6. Offer real estate internship opportunities. As
REALTORS ® , we can all use a hand with secretarial duties like
organizing files and documents, answering calls and scheduling
posts on social media pages. As rules and regulations permit,
we can create internship opportunities for youth to expose
them to the day-to-day activities of a real estate professional.
My very first job as a teenager was working with my dad,
a real estate investor and property manager. I assisted him in
the management of his properties by painting and doing
maintenance work, and it was a catalyst to my successful real
estate career today. Moreover, this is an effective way to
give the next generation more exposure to the real estate
industry, including networking opportunities and basic job
skills to prepare them to effectively run and manage their own
real estate business one day. It’s all about making an income
while making an impact.
Building generational wealth through real estate is more than just a
catchy phrase; it can become a reality for others when we are intentional
about creating and implementing consistent plans of action.
As REALTORS ® , it’s important that we share our keys to building wealth
through real estate and unlock access to the next generations through
exposure and education.

A Promising Year
Check out what the economists have forecasted
for the Chicago market in 2022
For Chicago real estate, 2021 was a more successful year than
anyone could have anticipated. Homes flew off the market, sales
prices skyrocketed and interest rates remained low, all of which led
to homebuying demand we haven’t seen in years.
Three top economists: Dr. Lawrence Yun, National Association
of REALTORS ® , Danielle Hale, realtor.com ® , and Brandon Svec,
the CoStar Group, discussed what’s ahead in the residential and
commercial markets this year during the 2022 Market Outlook event
in January. Here’s what they predicted.
THE CHALLENGES
Inventory
An inventory strain is impacting not only the Chicago market but also
the nation, as the number of homes for sale cannot meet homebuying
demand. However, “I believe the worst in inventory has now passed,”
Dr. Yun said.
He is hopeful that there will be more inventory by springtime due
to a variety of factors. Supply chain disruptions are anticipated to
diminish, which will help increase new home construction, some
buyers will trade up, therefore selling their current homes, and the
Mortgage Forbearance Program will end, forcing those with mortgage
delinquencies to sell their homes. However, demand is expected to
remain high, and while these new streams of inventory will help ease
some of the inventory strain, it won’t solve the shortage completely.
Svec echoed this on the commercial side. “We’re seeing a healthy
amount of supply come online, but demand has just been so strong
that it can’t keep up,” he said.
Interest & Mortgage Rates
According to Dr. Yun, consumer price inflation is currently at 7.1%,
the highest level of inflation in 40 years. With this will likely come
rising interest and mortgage rates.
“I think we are going to see a steady march upward [for mortgage
rates] throughout 2022, and that is going to present a challenge
for homebuyers,” Hale said, as these rising rates can diminish the
opportunity for potential homebuyers to purchase a home.
For REALTORS ® , Hale had tips to help “rate proof” your client’s budget.
She suggests not only incorporating current mortgage rates into your
client’s budget, but also anticipating what could happen if mortgage
rates have a sudden increase and how that will affect them.
“If rates do have a sudden move, you’ll have a gameplan and not be
completely surprised as a homebuyer. I think that preparation and
knowing how to act is really important.”
Affordability
Nationwide, there are just under 46 million people in the first-time
homebuying window, which Hale describes as those between the ages
of 26 and 35. Typically, these buyers look for more affordable options
when purchasing their first home. With both rising home prices and
mortgage rates, 2022 homebuyers will be looking at higher monthly
payments, affecting affordability.
“First-time buyer demand should be very strong,” Dr Yun said.
“Unfortunately, high home prices, and now, rising mortgage rates and
lack of starter home inventory is really hindering first-time activity.
So, even though we are at peak demographic demand, the lack of
supply and very high home prices are hindering first-time buyers.”
With affordability top of mind and increasing demand for larger homes,
many people are turning to the suburbs to purchase more affordable
homes. “That inner to middle ring of suburbs around the downtown
area is where we see the most interest from buyers and where we see
homes selling the fastest,” Hale said. According to realtor.com ® data,
the hottest zip code in the Chicago area, where homes are moving the
fastest and getting looked at the most, is Lake in the Hills, where the
median home price is $ 271,900.
Rent
For the commercial and multi-family market, rents are expected to
continue to grow at an above-average pace, “just not quite the same
blistering pace that they grew at in 2021,” Svec said. “Overall, in 2022,
we’re expecting rent growth in the Chicago region to be slightly higher
than 6%.” This may make it harder to find properties that meet their
needs and are within their budget.
Downtown Chicago is seeing the highest submarket rent growth at
14%, while the lowest rent growth was in far north Chicago at just
1.3%. However, this issue isn’t specific to just Chicago. Rising rent is
a nationwide issue, with some cities seeing as much as 25% rent
growth last year.
Shrinking Households
When comparing Chicago in 2021 versus 2020, there were fewer
households throughout the city. “This suggests some people have
left the Chicago area, or young renters who were on their own maybe
moved back in with their parents, or some young people have taken on
roommates,” Hale said. This could have a negative impact on the real

estate market, as fewer households leads to fewer people looking for
places to rent or buy.
THE OPPORTUNITIES
Rent
Yes, rent falls on both the challenges and opportunities side of the list.
The opportunity? When it comes to the decision to rent versus buy.

According to Hale, the median Chicago mortgage listing is $ 1,423 per
month. For starter home mortgages, that number is $ 900. Compare
that to the median rent price in the city, which is $ 1,800. When you
crunch those numbers, more renters might look at buying, if they have
the opportunity to do so.
“I think a lot of people are exploring their options broadly. And so,
what this says to me, is that there is a possibility for renters who are
thinking about making a home purchase in the Chicago area…there are
available listings out there,” she said.
Homebuyer Demographics
There are two strong homebuying demographics in the housing market
right now: the first, as mentioned, is millennial first-time homebuyers;
the second is Baby Boomers around the age of 66 who may want to
downsize or go to other states. Not only does this provide you with a
whole different set of homebuyers, but it also means these individuals
are selling their homes, inventory which is much needed on the market
to ease demand.
However, that doesn’t mean all Baby Boomers are moving out of the
Chicago area. “If we look at Census data, the average renter downtown
is growing both older and wealthier, which tells me this is a renter-bychoice
more than a renter-by-necessity,” Svec said.
Buying Interest From In-Market
In comparison to other large metro areas, the Chicagoland area ranks
highly in buying interest from in-market: 79%, according to Hale.
However, we’re lagging when it comes to attracting out-of-market
interest. "I think that is one potential area of opportunity, to be a city
that’s more attractive to shoppers looking to make a relocation move,”
she said.
Unemployment Rates
All three economists unanimously mentioned that unemployment rates
are rebounding to pre-pandemic levels throughout the U.S. As we know,
employment rates impact housing prices and demand. With positive
momentum in this area plus strong job growth expected in 2022, we will
hopefully also see that positivity continue in the housing market.
WHAT IT ALL MEANS
When looking at the challenges and opportunities together, all
economists forecast a positive 2022.
“The real estate market we expect to remain dynamic,” Hale said.
“If you thought 2021 was a
great year, 2022 will match it,”
Dr. Yun said.

REALTORS ® CALL ON DEPARTMENT OF
WATER MANAGEMENT FOR REFORMS
Currently, the City of Chicago’s INVEST South/West program gathers
resources to inspire growth by transforming underserved commercial
corridors and attracting more residents to the adjoining residential
areas. Some of the homes in these areas are abandoned and dilapidated,
and the properties still carry a water bill balance. Delinquent water
bills owed to the city cause problems, as the purchasing party must
pay the water bill in full to acquire the property. REALTORS ® will begin
conversations with the Department of Water Management about
relieving outstanding water debts for abandoned properties.
The city and its emissaries often quote the need for affordable housing,
and affordability begins with lessening acquisition costs, regulation
costs and construction costs. Reducing or eradicating outstanding
water bills can help encourage affordability.
MONITORING CITY’S USAGE OF
AMERICAN RESCUE PLAN ACT FUNDS
The City of Chicago issued the State and Local Fiscal Recovery
Funds – 2021 Recovery Plan Performance Report, outlining how $ 1,866
billion in American Rescue Plan Act funds were allocated for an
equitable recovery.
Some of the larger expenditures include $ 12 million for homelessness
support services, $ 85 million for violence prevention and $ 65 million for
youth opportunities. Federal money in 2022 will include $ 32 million for
mental health services, $ 85 million for job training and $ 51 million for small
business economic assistance. Financial assistance programs are budgeted
for $ 71 million, including a universal basic income (UBI) pilot program for
5,000 families. In addition to UBI, the city seeks to “create immediate financial
assistance programs for…undocumented residents, domestic workers
and small community-based nonprofits providing safety net services.”
The City of Chicago is monitoring funds through a dedicated Program
Management Office. There are concerns about where the money for
this budget is coming from and if there will be future tax increases to
keep this running in the future.
CITY SEEKS TO PROVIDE TENANTS
WITH MORE RIGHTS
The City of Chicago, through the Department of Housing, issued a
Request for Proposal (RFP) for a Right to Counsel Program, which will
provide tenants with pre-paid counsel during eviction hearings.
A right to counsel is not a Constitutional guarantee in civil cases. While
this initiative may be well-meaning, there is concern it will result in
delayed evictions in Cook County, which is behind compared to other
jurisdictions in the state.
The REALTORS ® contend the city fails to bring equity to housing
providers, which could be done through changes to the Residential
Landlord Tenant Ordinance (RLTO). This matter will be closely monitored
by the Government Affairs team.
80% OF SMALL LANDLORDS HAVE
NEVER HEARD OF JUST HOUSING
AMENDMENT (JHA)
It has been two years since the JHA went into effect. Most landlords
have been able to comply and adjust their tenant screening process.
However, staff is concerned with the lack of outreach to small owners
and operators of rental properties. If landlords are not complying because
they are not aware, that can lead to unnecessary misperceptions or
additional regulations.
In the fall of 2021, we partnered with the Illinois REALTORS ® and the
National Association of REALTORS ® (NAR) to survey 457 owners of
rental property in Cook County who are not directly associated with the
REALTOR ® association. Over 75% own fewer than four rental units. Of
the survey respondents, 80% had never heard of the JHA. Similarly, 81%
had never heard of source of income as a protected class, which was
passed in Cook County in 2013.
The Cook County Human Rights Commission is responsible for enforcing
JHA and source of income. In December 2021, staff shared the small landlord
survey results with the Commission and County Board Commissioners,
who reached out to learn more about how we can work together.

PREDICTABILITY
When it comes to property taxes, affordability and predictability are
priorities. While the Cook County property tax system is very complex
and highly contentious, there must be a holistic approach to solving the
property tax crisis. Over the next year, CAR staff will be working on ways to
make property taxes more predictable. The affordability of property taxes
will be the most challenging issue, given our government’s reliance on the
stable income from real estate. County officials are up for re-election this
year and property taxes will surely be a talking point on the campaign trail.
