to visit with builders, remodelers, suppliers and subcontractors at our April HBA Home Show. 

The HBA is a one-stop shop where you can research high-quality builders, remodelers, suppliers, 

subcontractors and other companies associated with the construction industry. For nearly 70 years, the 

HBA of Greater Springfield has been a consistent advocate for the Springfield area residential building industry 

by providing education opportunities to our members, maintaining relationships with local and national 

organizations that focus on housing affordability, and promoting the American dream of home ownership. 

The recent pandemic was challenging for our community. Despite this, however, the housing market continued 

to be a bright spot locally. It’s a proven fact that the housing industry drives the economy by providing 

jobs, growth and advancement of all economic sectors. However, the construction industry faces several 

challenges with limited access to building materials, record high material price increases, labor shortages

Know The Delays 

BEFORE YOU BUILD 

Ignited by a global pandemic and compounded by the 2020 ice storm in Texas, which shut down factories 

that manufacture essential building products, supply chain issues are affecting home projects of every size. 

We ask three local experts to break down the problem and offer insight into what lies ahead.

VIVIAN WHEELER: What issues are you currently 

seeing in the supply chain? 

AUSTIN MILLER, OWNER AND HEAD BUILD- 

ER AT WISE BUILT HOMES: We have an unprecedented, 

all time high demand, and, at the 

same time, we are experiencing shortages and 

delays in getting the materials we need. 

V.W.: What kind of materials and supplies are 

you seeing shortages in? 

A.M.: It comes in waves. At first it was lumber. 

Then it was rebar, and then it was brick. Now 

it’s paint and paint-based supplies. 

ERICA LEA HENDRIX, OWNER AND PRIN- 

CIPAL DESIGNER, ERICA LEA DESIGN STU- 

DIOS: The major hiccup we are experiencing 

is a foam shortage. It used to take four to eight 

and sometimes 12 weeks, depending on the 

company, to get a piece of upholstery that’s 

custom made. Now it’s taking 25 or 30 weeks. 

Also, any furniture that is readymade, usually 

in Asia, takes a long time to ship now. Plus, the 

rate for shipping containers is so excruciatingly 

high that for us to order anything that’s readymade 

is not as economical as it used to be. 

JILL SQUIRES-VINCEL, SOUTHERN SUPPLY: 

It started with some of the basic building supplies 

like lumber. Suddenly, it was hard to get 

supplies. Now, we can usually get our hands on 

lumber and other building material, but items 

that have trim work, like doors and windows, 

are on a very extended lead time. 

V.W.: How are project timelines being affected? 

A.M.: On a home build, I usually tell people 

eight to nine months, and now I tell them 11 

or 12. 

J.S.V.: For millwork items, like windows, exterior 

entry doors and patio doors, we’re 14, 16, 

even 20 weeks out. Back in 2019, we were maybe 

five to six weeks out at the most. I would 

say going forward, this is our new norm, and 

I think the planning process of a new build is 

just going to take a little bit longer. 

V.W.: How have these supply chain issues affected 

pricing? 

A.M.: Lumber got astronomically higher from 

April to June in 2021. Then it started coming 

down in July, but it’s still higher than it was before 

2020. 

J.S.V.: For millwork items, we’ve seen no relief 

on any of that pricing. We were getting price 

increases about every three months, and I believe 

until the demand equals the supply, we 

will still see small increases in prices. 

E.L.H.: We are getting 10% to 15% increases every 

month, and it’s just going up and up and 

up.

National and local trends show that prospective home buyers are prioritizing 

different spaces when shopping for a home. These are the new hot spots.

he past few years have changed the 

ways we use our homes, and these 

days we are doing more in our homes 

than ever before. Accordingly, homeowners’ 

priorities are changing when they are looking 

to buy a new home. According to a survey 

of recent and prospective home buyers by 

the National Association of Home Builders 

(NAHB), home offices, home gyms and outdoor 

spaces are among the most-wanted specialty 

areas in a new home. 

As the working-from-home trend appears to 

be here to stay, it is no surprise that the survey 

revealed a majority (63%) of home buyers 

want a home office. Chelsee Sowder, owner 

of Chelsee Sowder Interior Designs, has seen 

these numbers reflected locally as well. “For 

probably 70% of our clients, one of their biggest 

focal points is a home office,” she says. 

Donna Cleous and Debi Murray, realtors with 

Murney Associates, have also noticed an uptick 

in requests for spaces that can be used as a 

home office or study room. “An increase in requests 

for home offices is probably the biggest 

change I’ve seen,” Cleous says. Additionally, 

Cleous says more clients are looking for home 

gyms, which is also in line with what is being 

seen from national trends. 

With more time spent at home this year, 

getting some fresh air and spending time outside 

the home grew in popularity. A majority 

of home buyers in the survey ranked a patio 

(87%) and a front porch (81%) among the 

top essential features in a home. Not only are 

people wanting more outdoor space, they are 

looking for outdoor spaces that can be used in 

a variety of ways. 

Sowder says clients are now requesting 

more outdoor spaces that are designed for activities. 

Clients are frequently requesting features 

like basketball courts, swimming pools, 

volleyball courts, firepits, outdoor projectors 

and more. Overall, people are looking to make 

their homes a place where they want to spend 

time both indoors and outdoors. “People are 

setting themselves up for a long-term situation,” 

Murray says. “You want to make it a special 

place, a comfortable place, and make sure 

everybody enjoys being there.”

Don’ts when remodeling your home.

DO: MAKE A BUDGET 

We all know how important budgeting is, and 

it’s no different when remodeling your home. 

Bekebrede recommends being “mentally prepared 

to spend more. Unforeseen circumstances 

occur, and it’s important to have a contingency 

for those surprises.” Remodeling costs 

can be up to 10% more than an original budget, 

so he reiterates that “you have to be willing 

to have a plan B and be flexible.”

DON’T: DIY IT 

There are YouTube channels for everything, 

but with an investment as large as remodeling 

a home Bekebrede says to leave it to the 

experts. “We know the right process, the right 

tools and the best practices. You wouldn’t DIY 

your medical needs. When you are investing in 

something as important as your home, it just 

makes sense to hire professionals.” 

DO: TRUST THE DESIGN PROCESS 

Bekebrede works with local interior designers 

to help create clients’ dream homes. He says 

“they know how to get to the perfect final 

product.” A good designer can “help extract a 

client’s vision and work alongside builders to 

bring it to life.” While hiring a designer might 

be more of an investment, it’s worth it to get 

“the final product you really want,” Bekebrede 

says. 

DON’T: OVERMODERNIZE 

The goal of a remodel, as Bekebrede sees it, is 

to make it look “as if it’s always been there.” 

To accomplish that, he recommends not “venturing 

too far out from the original style of the 

home.” When a remodel project sticks out, it 

can take away from the rest of the home. You 

want to “tie it into what you currently have.”

IN THE 

KITCHEN 

Designers Shelley Wehner of Cabinet 

Concepts by Design and Michelle Clifton 

of Millstone Homes give us the lowdown 

on this year’s biggest kitchen trends. 


KITCHEN ISLANDS 

While kitchen islands have always been a staple 

in open floor plan kitchens, “it’s time to make 

them a focal point and get creative,” according 

to Clifton. “Islands are now more contemporary. 

They come in unique shapes, and they 

are more streamlined with clean lines. You can 

play with colors and angles, and having a twotoned 

island can really draw focus and help 

make it the perfect place to entertain.” 

POPS OF COLOR 

All white kitchens are out, and pops of color 

are in. While white might be a perfect place 

to start, “adding warm, earthy pops of color 

to your island, backsplash or cabinets along 

with natural wood tones is really hot right 

now,” Wehner says. She’s seeing “a lot more 

wood and a lot less white” these days. Are you 

feeling timid about branching out with color? 

Wehner suggests, “Start by bringing in color 

with accessories and decoration; that way 

if you change your mind they can easily be 

changed out.” 

MIXED WOOD AND METALS 

The antique look is back (sort of )! The trend 

now is to mix light and dark woods with 

touches of antique brass and other metals. 

Clifton recommends “a wooden frame with 

inset black doors and contemporary handles 

with an antique brass finish” for kitchen cabin-

kitchens open up into dinning areas and it 

becomes more important to hide some of 

the kitchen basics.

and brass.” She explains that “using unexpected 

accessories can make your kitchen a little 

more customized.” 

ACCESSORIES AND ORGANIZATION 

This probably comes as no surprise, but wasted 

space is a thing of the past. Homeowners 

are now designing their kitchens with custom 

storage. Clifton sees this most with hidden paper 

towel holders, space for cutting boards and 

coffee stations while Wehner is busy designing 

highly organized cabinets, drawers and pantry 

spaces. Accessories can also help declutter and 

customize your space. Clifton says “some popular 

accessories include hidden, pull-out tables 

in kitchen islands. And for pet lovers, a built-in 

space for pet food and water bowls including a 

faucet near the ground for easy refills.”

When you start looking for a house, the first 

thing you should do is get pre-qualified for a 

loan through a local lender. “Generally speaking, 

when you go with a local bank or credit 

union, you’re going to typically have lower 

costs and a quicker process to close,” Adkins 

says. 

SET A REALISTIC BUDGET 

Once you get pre-approved for a loan, Adkins 

cautions against buying a home at the top 

range of the amount you qualify for. It’s important 

to have money in your budget to cover 

ongoing maintenance costs and make simple 

updates to your home.

INVEST IN YOUR HOME 

Once you’re in your new home, it’s important 

to maintain and update your home. “Maintenance 

is key,” Adkins says. “If you let the property 

go, then when it comes time to sell, you 

can end up with all kinds of repairs. It can cost 

you a lot of money,” he says. “It can even cost 

you a sale.” 

STAY PUT 

When you buy a home, you should plan on 

staying in the home for at least three to five 

years, Adkins says. This will allow you to avoid 

paying capital gains tax when you decide to 

sell. And, unless the economy really tanks, 

three to five years should be enough time for 

your property to gain value, so you can make 

at least a small profit when you move.

f you’re thinking about building a new 

home, you first have to find the right 

builder. Working with an experienced, 

professional builder can make all the difference, 

but seeking out a home builder that 

will meet your expectations involves research 

and making sure you ask the right questions. 

Dori Grinder, Executive Officer of the Home 

Builders Association of Greater Springfield has 

some steps you can take to find a builder who 

is right for you. 

MAKE A LIST OF 

POTENTIAL BUILDERS 

With so many local builders to choose from, 

the first step is to make a list of potential builders 

you’d like to work with. Grinder says the 

best place to start that list is on the HBA of 

Greater Springfield’s website where you can 

find builders in the area. All builders listed with 

the HBA have been vetted for quality and maintain 

insurance requirements. “Many builders 

advertise what type of homes they construct 

and even offer a price range,” Grinder says. 

Attending an HBA Home Show can also be 

an excellent way to meet builders face-to-face. 

And if you have other home projects you need 

done, builders can often recommend industry 

professionals they know. 

ASK QUESTIONS 

Once you’ve generated a list of potential builders, 

reach out and ask questions. “You can start 

by asking about associated costs in the shortand 

long-term such as financing options, fees, 

homeowner’s association dues and estimated 

taxes on the property,” Grinder says. Don’t forget 

to request references of recent clients. “A 

professional builder will be able to provide you 

with names and contact information of customers,” 

she says. When you connect with a 

reference, talk to them about their experience 

working with the builder in terms of planning, 

timelines and budgeting. 

GET TO KNOW YOUR BUILDER 

Once you’ve narrowed down your list, make 

sure the home builder has substantial experience 

building the type of home you want. You 

can ask to see model homes, example floor 

plans and design options. You are also able 

to browse through builders’ portfolios on the 

HBA website, which Grinder says can be especially 

helpful. Some builders have professional 

designations, which is a sign that the builder 

has expertise in a specific area of building, for 

example, Certified Green Professional (CGP). 

Grinder says another tip is to “make sure the 

builder sets realistic expectations. While it 

might be disappointing to experience longer 

wait times for your project to start, you want 

a builder who will be upfront about potential 

issues.” 

ESTABLISH COMMUNICATION 

EXPECTATIONS 

Before you agree to work with a home builder, 

make sure to establish communication expectations. 

Will you be speaking with them 

or a member of their staff ? Will they check 

in weekly or only if there is a problem? Either 

way, you should both agree on how often to 

connect to discuss updates throughout the 

project. It is best to determine what communication 

channel (email, text or phone) fits your 

needs. Taking this small but important step will 

help eliminate confusion in the home building 

process and avoid damaging your relationship 

with your builder. Building a home is a major 

investment and a time-sensitive process, so you 

want to make sure you establish a good working 

relationship with your builder.
