A SHOWCASE OF SAN DIEGO’S FINEST PROPERTIES
It seems I have been writing about this wonderful real estate
market for many of the past few years. Certainly, anyone who has
purchased in the last five-ten years has been fortunate to see
tremendous appreciation and growth in their real estate investment.
Though real estate historically gains in the long term - and can
see big increases in the short term as we’ve recently experienced
- there are ups and downs that homeowners must weather. It’s
something we have helped our clients navigate throughout our 108
years in business. Recently, there have been circumstances that
afforded this value expansion, but there are changes that we now
are facing.
First, there are warning signs that the U.S. is headed into a
recession. We are seeing the highest inflation rates in 40 years,
which affects all of us from all economic spectrums in every aspect
of our lives.
Another influence is the war in Ukraine, which weighs heavily.
We have little to no control over this conflict, but it has made us
fearful. This perception puts pressure on us to be more cautious,
both financially and in future planning.
Rising gas prices are also a contributing factor. In years past, our
nation was energy independent and could export both oil and gas,
but this is no longer true. The U.S. Energy Information Administration
predicts that this summer gas prices will hit their highest level since
2014. Moving from petroleum to alternatives will create a better,
less energy-dependent future for generations to come, but this will
take some time and adjusting on our part.
The pandemic is also a factor in all of this. It has changed
attitudes and behaviors and through it all our homes have become
even more important than in the past. Remote working conditions
and home entertainment are two examples of this change.
With the cost of housing now out of reach for many first time
buyers and interest rates on the rise, we need to find ways to provide
opportunities for their first purchase. Some options include more
dense neighborhoods, production housing, and even lowering the
outlandish fees and delays when developers and homebuilders apply
for construction permits. If we had villages with smaller homes and
usable outside space on smaller lots close to transit lines and basic
shopping, this could be the start for many with their first purchase.
Programs have been successful in the past to assist with down
payments and more, and we need to explore these possibilities again.
But first time homebuyers are not the only ones feeling the
squeeze. People who have been in their homes for years and are
now ready to downsize or settle into a new place for retirement are
also struggling to find a home. These potential sellers face capital
gains tax (both federal and state in California) that approaches 40%
of their gain after exclusions (original purchase price, improvements
cost and the personal residence exclusion). It’s understandable
why many would not want to pay those exorbitant fees! Some of
these sellers, believing this tax will never be substantially reduced,
are choosing to sell now, pay the tax, and take the balance to make
themselves happy with a downsized home, more money to travel, or
funds to help their family. But others are waiting it out.
The bottom line is that we will all benefit when the first time
home buyer, renter and those downsizing release their equity for
personal use.

We’ve heard about Louisiana Purchase from almost all of our Metro Office agents and staff members,
so we had to give it a try. Chef Quinnton Austin, referred to by almost all as “Chef Q”, moved to San
Diego from New Orleans for the opening of this restaurant. From the moment you walk in, you can
feel that the place is special, and the menu promises to make good on that feeling.
The menu feels very intentional; it isn’t littered with dozens of items. Rather, there is a solid core
of choices, with monthly specials mixed in. All of the menu items sound very enticing; “Kitchen
Sink Gumbo”, “Monica Ribeye”, “The Copelands” and “Alligator Andouille Cheesecake” stood out as
authentically New Orleans. We opted for the Lemon Catfish, served with grits, collard greens, and
garlic cheddar biscuits.
The biscuits arrived first, and we had to refrain from asking for several more. The exterior of the
biscuits were crisp, while the insides were fluffy and soft. They were served with sides of honey butter
and strawberry jam, both of which added a nice touch of sweetness to the savory biscuits. The catfish
came shortly after we finished the biscuits, and we were all too happy to dig in. Perfectly battered and
fried, the firm meat of the catfish melted in our mouths against the crispy batter as we chewed. The
collard greens were both sweet and bitter, which- in the case of collard greens- is exactly what we
were looking for. The grits were much creamier than we’re used to, but tasted excellent.

from local fishermen and various purveyors- always guaranteeing the highest quality fish
and seafood.

Their seafood case is varied and impressive. On a recent visit, we saw Mexican octopus,
boned trout, locally caught halibut and rock cod, two varieties of oyster, and much more.
In addition to ordering seafood to take home, you can also have it cooked right there. For
those dining in, you’re given a number to take back to your seat after you’ve ordered. In a
relatively short amount of time, someone from the staff brings your plate of freshly cooked
seafood to you.
We ordered the grilled halibut, which came with rice and steamed vegetables. El Pescador’s
no-frills approach to how they grill their seafood allows the flavor of what you ordered to
really shine through. With a squeeze of the lemon wedge that came with the fish, the firm
and slightly sweet flesh of the halibut showcased itself.
Next on our list? The chargrilled Mexican octopus!

Del Mar Seaside Grill offers a mix of Persian, Greek, and Mexican fare. Yes, we thought it sounded like
an odd mix as well, but we were absolutely delighted by the flavor profiles of everything they have to
offer on their menu.
Located just a few steps south of our Del Mar office, this recently renovated restaurant boasts outdoor
seating, a spacious indoor dining area, and a nice bar section with TV screens that are usually playing
sports. On our latest trip, we opted to try the lamb shish kabob. As we waited for the food to arrive,
a healthy portion of warm lavash was delivered alongside some olives coated in a tangy vinaigrette.
The thin flatbread is a nice change of pace from the traditional slices of bread that you’ll find at most
restaurants, and we liked that it didn’t make us feel full before the main course arrived.
The portions at Del Mar Seaside Grill are hearty; when our lamb kebab arrived, we knew that much
of it would be boxed up and taken home. The lamb itself was perfectly grilled, and it was served
with saffron basmati rice, chargrilled vegetables, and a Greek-style salad. The grilled onions and bell
peppers were a perfect complement to the lamb, and the feta found scattered throughout the salad
softened the tanginess of the dressing quite nicely.
