Buying anew home or selling your<br />
current home can be astressful time, but<br />

First, we can prepare or review an<br />
Agreement for Sale and Purchase before<br />
you sign it to make sure it is legally<br />
correct, reflects your wishes and<br />
protects your position.<br />
The Agreement should contain<br />
information about the price, any<br />
conditions that the Agreement is subject<br />
to and when the settlement date is<br />
(meaning the date when ownership of<br />
the property changes and the purchase<br />
price is paid).<br />
If you are purchasing aproperty, you<br />
may need the Agreement to be subject to<br />
certain conditions so that, even after the<br />
Agreement is signed, you have some<br />
more time to spend dealing with certain<br />
matters before you are committed to<br />
going through with the purchase.<br />
For example, we recommend that<br />
there be acondition relating to the Land<br />
Information Memorandum (which is a<br />
document supplied by the local council<br />
containing information about the<br />
property) being satisfactory.<br />
Other conditions could include being<br />
able to get satisfactory finance and<br />
insurance and being satisfied with a<br />
building report about the house on the<br />
property.<br />
If you are buying at an auction, the<br />
purchase would be unconditional, but<br />
we can review the Agreement and other<br />
documentation about the property and<br />
discuss it with you before the auction.<br />
If you are selling at an auction, we can<br />
review the Agreement before it is made<br />
available to potential purchasers.<br />
If you are afirst home buyer, you may<br />
be able to use money in your Kiwisaver<br />
account to help pay the purchase price,<br />
and you may also be eligible for aFirst<br />
Home Grant.<br />

processes.<br />
We will also guide you through the<br />
change of ownership process.<br />
If you are apurchaser requiring aloan<br />
to help pay for the property, this will<br />
include liaising with your lender<br />
regarding new loan documents and<br />
registering amortgage.<br />
If you are selling aproperty which is<br />
mortgaged, this will involve liaising with<br />
the lender to discharge the mortgage.<br />
