leaving Lincoln Maternity<br />

Hospital after being the last<br />

person to give birth there.<br />

The hospital closed after 95<br />

years last Tuesday, timed in<br />

with the opening that day of<br />

Oromairaki maternity centre at<br />

the new $14.7 million <strong>Selwyn</strong><br />

Health Hub at Rolleston.<br />

world at the Lincoln facility at<br />

6.05am. Mother and baby transferred<br />

to Oromairaki, where they<br />

were the first patients, arriving<br />

Flu, colds keep students from school<br />

alongside ongoing Covid-19<br />

cases, are keeping many students<br />

off sick as Canterbury comes out<br />

of its first Covid-19 wave.<br />

At Darfield High School, some<br />

classes had absence rates of 40<br />

per cent.<br />

constantly close to needing to<br />

roster home due to lack of cover<br />

for classes. We will continue<br />

to try our best to avoid this, as<br />

we really want settled learning<br />

At the same time, Covid-19<br />

modellers are predicting a new<br />

wave of the virus, most likely<br />

peaking between August and<br />

November. And cases of flu are<br />

spiking across the Tasman. A<br />

rapid 130 per cent jump in flu<br />

cases early in the season prompted<br />

Queensland authorities to<br />

offer people free vaccine jabs.<br />

University of Queensland virologist<br />

Ian Mackay told Radio New<br />

Zealand the spike was happening<br />

before the usual increase which<br />

happened in cooler months.<br />

Usually, there’s a gradual increase<br />

in flu cases over the cooler<br />

months. But that doesn’t seem to<br />

be the case this year.<br />

Dr Mackay says we’re experiencing<br />

a spike in cases early in<br />

the year.<br />

“Some of that is due to<br />

increased lab capacity for flu<br />

testing, but the rate itself - or the<br />

amount of positives per number<br />

of samples tested - suggests a<br />

spike as well,” he said.<br />

“We usually see a bit of a<br />

baseline, the foothills of the<br />

mountain if you like, as the season<br />

comes into play.<br />

“But this time we’ve gone from<br />

zero to full-on and it’s not clear<br />

how high this peak will be, nor<br />

how long the flu season will last.<br />

“So if you’re looking to get<br />

vaccinated, now’s the time to get it.”<br />

First birth for Oromairaki<br />

“For me, it’s very nostalgic,<br />

because I have had<br />

both my boys there now,”<br />

Tuatini said.<br />

“Nobody forgets the<br />

birth of their child. Lincoln<br />

will be dearly missed by<br />

lots of people. It felt quite<br />

sad leaving there. It felt like<br />

an old home you are moving<br />

out of.”<br />

had arrived at the hospital<br />

about 4.15am, after her<br />

contractions started about<br />

two hours earlier.<br />

They noticed the<br />

hospital was in pack-up<br />

mode – cardboard boxes<br />

at the front door ready to<br />

be filled with items, hallway<br />

chairs removed, and<br />

photos of babies and their<br />

families no longer on the<br />

walls.<br />

But the birthing room was<br />

fully furnished as it always<br />

had been. Tuatini was able to<br />

have Micah in the birthing<br />

pool, something she had<br />

wanted to do but not been<br />

able to do with Beauden.<br />

knew what I was doing this<br />

time.”<br />

She said it had been exciting<br />

to be the first family<br />

arriving at Oromairaki.<br />

“It’s absolutely beautiful,<br />

you have the facilities there,<br />

you know you are going to<br />

get such well taken care of.”<br />

In contrast to packing<br />

up at Lincoln, there was<br />

some unwrapping of new<br />

items, including a cuff for<br />

a blood pressure monitor<br />

before it could be placed on<br />

her. And there was the odd<br />

glitch as staff got on top of<br />

how everything worked.<br />

For example, she and a<br />

midwife puzzled for some<br />

minutes on how to turn off<br />

home the next day, and Micah<br />

had been “a champion”<br />

of a baby since, sleeping<br />

and feeding well.<br />

Oromairaki had its first<br />

birth just a few hours after<br />

it opened, at 2.15pm. Baby<br />

Colton weighed 3.675kg,<br />

or 8lb 1oz. He was the first<br />

baby for Christchurch<br />

parents Josephine and<br />

Raymond Sim.<br />

The couple said they had<br />

been planning to have their<br />

baby at St George’s Maternity<br />

Hospital, but their<br />

midwife told them it was<br />

not immediately available<br />

due to staff shortages, and<br />

suggested Oromairaki.<br />

“Rolleston for us is like<br />

far (away), we never go out<br />

there,” Raymond said.<br />

“We didn’t even know<br />

there was a maternity ward<br />

there,” Josephine said.<br />

They ended up being<br />

pleasantly surprised by<br />

the reasonably short drive.<br />

They were now back home<br />

with their new family<br />

member, who Raymond<br />

described as “super cute.”<br />

Meanwhile, a decision on<br />

the future of the Lincoln<br />

hospital building has been<br />

delayed due to the Covid-19<br />

response.<br />

ROLLESTON College is closer<br />

to becoming one of New<br />

Zealand’s largest schools as<br />

building plans for its second<br />

campus get under way.<br />

Principal Rachel Skelton said<br />

work was progressing well on<br />

the project.<br />

The school<br />

was engaged<br />

in two key<br />

processes.<br />

These were<br />

the writing of<br />

an education<br />

brief to inform<br />

the architect’s<br />

design, and<br />

a tendering<br />

process for the<br />

design and build of the school.<br />

“Later in the year, at the<br />

completion of this work, we will<br />

have our building plans to share<br />

with the community, which is<br />

very exciting,” Skelton said.<br />

She and board chair Lynley<br />

Shaw will be engaging with the<br />

community in the meantime.<br />

They will be sharing progress,<br />

seeking feedback and answering<br />

questions at residents’ association<br />

meetings.<br />

The pair are set to attend the<br />

next West Melton Residents Association<br />

meeting to be held<br />

tonight, and the Rolleston Residents<br />

Association meeting to be<br />

held on <strong>June</strong> 27.<br />

The second Rolleston College<br />

campus will be on the corner<br />

of Springston Rolleston Rd and<br />

<strong>Selwyn</strong> Rd, 2km from where the<br />

college is now. It is expected to<br />

open in 2025.<br />

Supply chain<br />

issues delay<br />

projects for toilet facilities in<br />

<strong>Selwyn</strong> have been delayed due to<br />

supply chain issues.<br />

The district council was successful<br />

in securing $448,500 in round<br />

five of the Government’s tourism<br />

infrastructure fund. It was to<br />

go towards an additional public<br />

toilet at both West Melton Reserve<br />

and Sheffield Domain, as well<br />

as upgrades of the Liffey public<br />

toilets in Lincoln and installation<br />

of a dump station at<br />

Rolleston for selfcontained<br />

camper<br />

vans.<br />

projects were due<br />

not expected to start now until<br />

Skin cancer is the most common form of cancer in New Zealand with around<br />

70,000 new melanoma and non-melanoma skin cancer cases each year in<br />

this country.<br />

“While skin cancer can be dangerous, it can often be curable if recognised and<br />

treated early enough,” says Sue.<br />

“Key things to look out for on your skin include changes in the size, shape or colour<br />

of an existing spot, or the appearance of a new spot. If you have concerns, or just<br />

want some peace of mind, it’s always a good idea to get professional advice.”<br />

As well as giving consideration<br />

to an independent commissioner’s<br />

for them to approve the Plan<br />

Change 69<br />

application,<br />

councillors are<br />

faced with a<br />

235-signature<br />

petition opposing<br />

it.<br />

The petition<br />

calls for<br />

councillors to<br />

reject the commissioner’s recommendation,<br />

or at least delay it<br />

to consider issues raised by the<br />

community, hold a public meeting,<br />

or seek an Environment<br />

Court declaration to clarify<br />

issues.<br />

These issues include loss of<br />

farmland, particularly as Government<br />

proposes a national<br />

policy statement on highly productive<br />

land, lack of evidence<br />

that the housing created would<br />

be affordable, pressure on infrastructure,<br />

cost to ratepayers,<br />

and being contrary to principles<br />

in the Greater Christchurch<br />

Partnership.<br />

One of the petition’s organisers,<br />

Denise Cole, said she sent<br />

the petition on Tuesday last<br />

week. It was the latest display of<br />

public opposition, following a<br />

packed out public meeting last<br />

year, and about 255 submissions<br />

on the PC69 application.<br />

“We are not anti-development,<br />

but there are significant<br />

unanswered questions that we<br />

expect our councillors should<br />

answer to their community,<br />

prior to making a decision,”<br />

Cole and fellow signatories said.<br />

Now was a “pivotal moment”<br />

for Lincoln.<br />

“Once our food producing<br />

land is gone to houses, it will<br />

never come back.”<br />

Mayor Sam Broughton said<br />

if the petition was considered<br />

as relevant for councillors to<br />

discuss at the meeting, it would<br />

most likely be included in the<br />

meeting’s agenda.<br />

As of Friday morning, the<br />

agenda was yet to be publicly<br />

released.<br />

He could not say prior to the<br />

meeting whether he and councillors<br />

would take any of the actions<br />

suggested by the petition.<br />

“(This) will be the subject of<br />

discussion at the meeting, and<br />

it’s not for me to prejudge an<br />

outcome,” Broughton said.<br />

remembered as a man who<br />

would do anything for anyone.<br />

Wheeler, 28, died at the scene<br />

of a single-vehicle crash at<br />

Glenavy, near Waimate, about<br />

10.30pm on May 27. He was the<br />

sole occupant of the vehicle.<br />

Wheeler was a member of Lincoln<br />

Rugby Club for many years,<br />

until he moved to the Waimate<br />

district late last year.<br />

Three weeks ago, Wheeler<br />

answered a plea from Lincoln<br />

to play for the division three<br />

side.<br />

Before moving, Wheeler was<br />

a huge part of the division two<br />

side for many years, and was only<br />

too happy make the trip north to<br />

sums it up.”<br />

The club was devastated by the<br />

news of his death, Pywell said.<br />

He described Wheeler as a<br />

great team player and an even<br />

better club man. The division<br />

two team had been together for<br />

“quite some time” and Wheeler<br />

had been a key member.<br />

“Speaking to quite a few of<br />

the players, they said he was one<br />

of the best, most humble men<br />

around and [you’d] have a lot of<br />

fun with him.”<br />

Purchasing your first home is<br />

probably your biggest investment<br />

to date. By obtaining expert legal<br />

First Home grants are available<br />

for single buyers who earn up to<br />

$95,000 per year, or for joint buyers<br />

dependants earning up to $150,000<br />

annually. The Government recently<br />

announced an updated cap of<br />

$550,000 for those first home<br />

buyers purchasing existing property<br />

in Christchurch and the <strong>Selwyn</strong><br />

District. The cap has been raised<br />

to $750,000 for those buying new<br />

builds in the same area, this being a<br />

$200,000 increase on the prior cap.<br />

These changes are in effect now.<br />

If you are on the hunt for your first<br />

home in the Christchurch or <strong>Selwyn</strong><br />

region, the greater property value<br />

cap is likely to increase the range of<br />

properties you might look into, but<br />

you will also need to consider the<br />

lending criteria which your bank will<br />

apply to your finance application.<br />

In addition to the First Home Grant,<br />

withdrawing from your KiwiSaver<br />

monies can also provide the boost<br />

needed to get onboard the property<br />

ladder. To be eligible to withdraw<br />

from your KiwiSaver investment<br />

fund, you need to have been a<br />

member for at least three years and<br />

must intend to live in the property<br />

as your main home. E.g., it cannot<br />

be a rental investment.<br />

Another product available to<br />

assist First Home buyers is the<br />

“First Home Loan” which is<br />

issued by selected banks (such as<br />

Westpac, Co-Operative, and SBS)<br />

and underwritten by Kāinga Ora.<br />

This initiative reduces the deposit<br />

requirement to 5% for eligible first<br />

home buyers which may make first<br />

home ownership just that little bit<br />

more accessible.<br />

closure of a popular artisan<br />

bakery at Rolleston.<br />

was placed into liquidation<br />

on May 24.<br />

appointed by the<br />

company’s sole shareholder<br />

and director, Thomas<br />

Holleaux.<br />

“The director has<br />

advised that the reason<br />

for insolvency was due to<br />

the Covid-19 pandemic,”<br />

Smart and Brown said<br />

in the liquidators’ initial<br />

report.<br />

In a notice to creditors,<br />

joint liquidator Smart calls<br />

for creditors of the company<br />

to make their claims<br />

by July 5.<br />

The most recent financial<br />

statements the liquidators<br />

had were to March 31 last<br />

year.<br />

The business’ books<br />

showed $1784.44 outstanding,<br />

while the liquidators<br />

were aware of preferential<br />

employee claims for<br />

$2152.97 unpaid holiday<br />

pay.<br />

An investigation into the<br />

books would be conducted<br />

to determine any further<br />

debts.<br />

“Subject to further<br />

verification, we estimate<br />

that there will be funds<br />

available to unsecured<br />

creditors. However, as we<br />

are in the early stages of<br />

our investigations, we are<br />

unable to reliably estimate<br />

this amount,” they said.<br />

Holleaux has not responded<br />

to requests for<br />

comment from the <strong>Selwyn</strong><br />

<strong>Times</strong>.<br />

Team to reduce the risk of fire<br />

first Fire and Emergency New<br />

Zealand community risk<br />

management team news article.<br />

My name is Dean Harker and<br />

I am currently on secondment<br />

from the police to FENZ as the<br />

community risk manager. You<br />

may recognise my name as I was<br />

previously the area response<br />

manager of the <strong>Selwyn</strong> police.<br />

The Canterbury CRM team is<br />

looking at keeping the <strong>Selwyn</strong><br />

residents up to date on what is<br />

happening in the community<br />

around fire safety.<br />

The focus of the team is<br />

around risk reduction and<br />

community readiness and<br />

recovery.<br />

The area my team covers is<br />

from Kekerengu to Rakaia and<br />

both the Lewis and Arthur’s<br />

Pass.<br />

The work is varied. It includes<br />

working along local fire brigades<br />

to ensure our communities<br />

are safe. The role of the CRM<br />

team is delivering fire wise and<br />

other safety programmes for<br />

schools, practical fire safety<br />

education at events, working<br />

with building owners and<br />

architects on building fire safety<br />

requirements, advising on fire<br />

evacuation schemes, issuing fire<br />

permits, talking to communities<br />

about the risk of wildfire,<br />

investigating fire and more.<br />

Winter fire safety is an area<br />

of concern for everyone at<br />

present. During winter there is<br />

an increased fire risk as people<br />

start to light their fireplaces and<br />

bring their heaters and electric<br />

blankets out.<br />

Stay warm but make sure<br />

you keep yourself and your<br />

household safe.<br />

Fire moves incredibly fast – a<br />

house fire can kill within three<br />

minutes. Keep your smoke<br />

alarms in working order (press<br />

the button to check) and make<br />

a household so you can get out<br />

safely during a fire.<br />

Don’t take chances. Remember<br />

the ‘heater metre’ rule – keep<br />

flammable materials at least 1m<br />

away from any heat sources. And<br />

it’s one heater or larger appliance<br />

per plug – no more.<br />

Make sure you check your<br />

electric blanket is in good<br />

working order before you use it<br />

and turn it off before you go to<br />

sleep.<br />

If you have a fireplace, take<br />

precautions to ensure a fire<br />

doesn’t spark or spread and<br />

make sure your chimneys and<br />

flues have been cleaned first.<br />

Check with your local provider.<br />

Always use a fireguard or<br />

spark-guard fire and never throw<br />

rubbish into the fireplace –<br />

particularly batteries and aerosol<br />

cans.<br />

When you’re done with the<br />

fire, empty the ashes into a metal<br />

bin and pour water over them<br />

before you dispose of them, as<br />

they take up to five days to cool<br />

down.<br />

<strong>Selwyn</strong><br />

Heritage Fund<br />

Protecting our heritage today –<br />

preserving a window into the past,<br />

for our future generations.<br />

The <strong>Selwyn</strong> Heritage Fund is now accepting<br />

applications from groups and <strong>Selwyn</strong> rate payers,<br />

who have a project that is aimed at supporting the<br />

preservation of heritage buildings or trees in our district.<br />

The fund can be accessed to help with repairs,<br />

replacing chimney stacks or architectural features, tree<br />

trimming or pruning.<br />

The Heritage Fund opens on Wednesday 1 <strong>June</strong> and<br />

closes at 5pm on Friday 15 July <strong>2022</strong>.<br />

as they<br />

Masterclass at<br />

Rolleston, on<br />

Saturday.<br />

class would book<br />

out, to reach a maximum<br />

of about 40.<br />

Already last week,<br />

bookings were starting<br />

to come in.<br />

After all, they<br />

said, drag was an<br />

art which was<br />

not only fun, but<br />

empowering as<br />

well.<br />

Shaniqwa when<br />

he was 17, to be able<br />

to explore his identity at a time<br />

when he did not know whether<br />

or not he wanted to be trans.<br />

“Then I found out I could do<br />

drag and have this feminine<br />

side. I decided I felt more<br />

comfortable as a male, however,<br />

doing drag allows me to explore<br />

that feminine side and be that<br />

feminine side when I want to,”<br />

Collinson said.<br />

“Doing shows is to be a comedy<br />

queen and to make people<br />

laugh. It’s an amazing art, you<br />

put on this character, you can be<br />

this other character.”<br />

Collinson said Miss Shaniqwa<br />

was sassy and interactive, compared<br />

to his own personality of<br />

being relatively quiet and shy.<br />

Jackson started drag eight<br />

years ago when he bought his<br />

first pair of heels.<br />

“When you put on the wig<br />

and the eyelashes and stuff like<br />

that, it’s like you become just<br />

a completely different person,”<br />

Jackson said.<br />

“When you are so far through<br />

your makeup, something all<br />

of a sudden just clicks. For me<br />

it is the art form and the performance,<br />

you are just making<br />

people happy,” Jackson said.<br />

Collinson and Jackson plan<br />

to take several wigs, headpieces<br />

and glamorous clothes to the<br />

masterclass. It was aimed at ages<br />

16 and over, for both men and<br />

women.<br />

“We will focus more towards<br />

the drag queen side of it, but can<br />

talk a little bit about the drag<br />

king side of it as well,” Collinson<br />

said.<br />

They said people will be able<br />

to try on some items, as well<br />

as get a lesson in makeup, for<br />

which they will choose someone<br />

from the audience to demonstrate<br />

on.<br />

Collinson is a former makeup<br />

artist. Stage makeup is included<br />

in his arsenal of eyeshadows,<br />

lipsticks and foundations, and<br />

altogether the makeup case he<br />

would take to the masterclass<br />

weighed about 15kg.<br />

“The makeup is a massive<br />

part of being a drag queen.<br />

Because you have got to try<br />

and make your face a little bit<br />

more feminine, we have to put<br />

contour in the right place to<br />

feminise our faces.”<br />

CELEBRATING<br />

MATARIKI<br />

Ko Matariki kei runga, ko te tohu tānā o te tau! Matariki is coming and during <strong>June</strong> and July we’re<br />

once again celebrating across Waikirikiri/<strong>Selwyn</strong>.<br />

Matariki signals the Māori New Year and is considered a time of celebration and renewal. It begins<br />

with the rising of the Matariki star cluster – known to Europeans as the Pleiades – which appears in<br />

the skies over Aotearoa in mid-winter.<br />

Customarily, Matariki was celebrated by the lighting of ceremonial fires, gifts and offerings, and<br />

celebrations to farewell the dead, honour ancestors, and to welcome the coming year.<br />

In Waikirikiri/<strong>Selwyn</strong>, the Council is hosting a wide range of community events from 18 <strong>June</strong>, and<br />

inviting the community to join in with the celebrations.<br />

Stargazing, a story time under the stars, art and sculpture workshops, food, exploring our beautiful<br />

backyard and flying kites are all part of the fun.<br />

A celebration and creation of art will kick off the fortnight of events with three art activities touring a<br />

range of <strong>Selwyn</strong> libraries and community centres exploring the works of renowned Ngāi Tahu artist<br />

and weaver, Cath Brown. People will also have the chance to get crafty making their own taniwha or<br />

learn from artist Piri Cowie (Ngāi Tahu, Ngā Puhi, Ngāti Kahu) about the cultural significance of tuna<br />

(eels) and create and display paper cut out sculpture on this theme.<br />

Other events will include a chance to enjoy mahinga kai with Manu from Suburban Eatery, a Family<br />

Kite Day, a special screening of the Whakaora Te Ahuriri documentary on the creation of Whakaora<br />

Te Ahuriri wetland near Te Waihora (Lake Ellesmere) with a Q&A with documentary members, and a<br />

guided tour of the lagoon.<br />

Council Group Manager Community Services and Facilities Denise Kidd says Matariki is a great time<br />

to enjoy what brings us together here in Aotearoa. “Matariki offers us as a community a chance to<br />

recognise the Māori new year with celebrations, fun and opportunities to grow our understanding of<br />

what this special occasion is really about."<br />

The Dunsandel Community Centre combines award-winning architecture with a flexible modern space<br />

On the Roads<br />

Darfield Kirwee Wastewater Pipeline<br />

Aylesbury Road between SH1 and Burdons Road is<br />

one way northbound from SH1 until 1 July.<br />

Courtenay Road between Miles Road and Kirwee<br />

(SH73) is closed until 22 July.<br />

Burnham Road between SH1 and Burnham School Road will be one<br />

way until 1 July.<br />

All completion dates are approximate depending on weather.<br />

Weedons Ross Road seal widening<br />

Weedons Ross Road is one-way open to traffic travelling south<br />

(towards Rolleston), for the duration of the project. The work area is<br />

currently from Johnsons Road to Finlays Road and will move south<br />

as sections are completed. Finlays Road and Johnsons Road will<br />

be closed at the intersection with Weedons Ross Road this week for<br />

intersection upgrades. Detours are in place. Please follow the one-way<br />

system for the safety of all road users and workers.<br />

Other repairs and upgrades<br />

Wards Road is closed between Telegraph Road and Greendale Road<br />

for shoulder removal. Swamp Road Bridge between Bluff Road and<br />

Pig Saddle Road is closed for repairs. A culvert is being constructed<br />

on Colliers Road from Bluff Road. A Stop-go system is in place for<br />

these works.<br />

Repairs are also taking place on Essendon Road between Telegraph<br />

Road and Ansons Road and on Ansons Road<br />

between Telegraph Road and Miles Road.<br />

Two voluntary organisations are sharing newly-revamped five-car<br />

garaging behind Darfield Library. Mayor Sam Broughton officially<br />

opened the former Sicon sheds, which will now house Malvern<br />

Community Patrol’s new patrol vehicle and four Vehicle Trust cars. The<br />

upgrade was mostly funded by Westview Special Fund, to the tune of<br />

$41,000. Vehicle Trust has been operating in the Malvern area since 2015.<br />

If offers a low-cost door-to-door transport for residents. In 2020, the<br />

trust carried 840 people over a combined distance of 50,775km. Annual<br />

numbers have been less since due to the pandemic. Malvern Community<br />

Patrol members work closely with police in regularly patrolling the<br />

spider species, which does<br />

not sound very many when<br />

more than 1600 species are<br />

known in New Zealand.<br />

Leaf-curling sac spiders,<br />

Clubiona species are<br />

named because of the silk<br />

sac nursery these spiders<br />

make by webbing leaves<br />

together. This retreat can<br />

also be used for mating,<br />

and an adult may often<br />

remain inside to guard the<br />

egg sac until spiderlings<br />

hatch.<br />

In some species of<br />

Clubiona, the adult dies<br />

while guarding the egg sac<br />

and becomes the spiderlings<br />

first meal when they<br />

hatch.<br />

Worldwide there are<br />

about 500 Clubiona<br />

species, with 14 species<br />

Ellesmere community to<br />

showcase and connect five<br />

inspirational restoration<br />

projects which all share<br />

the vision of improving<br />

the environment in the<br />

Ellesmere area.<br />

The drop-in day offered<br />

Ellesmere landowners the<br />

opportunity to find out<br />

what a variety of project<br />

teams had to offer and<br />

share their own feedback.<br />

The community<br />

event was supported by<br />

Ellesmere Sustainable<br />

Agriculture, as the<br />

Tinaku Project team was<br />

one of the participating<br />

groups to showcase dozens<br />

of regeneration projects it<br />

has been working on and<br />

upcoming initiatives it has<br />

in the pipeline.<br />

Tinaku Project lead<br />

David Hewson said the<br />

day was a great initiative<br />

to enable locals to hear<br />

about the five different<br />

projects at one place and<br />

work out which initiatives<br />

interest them or are most<br />

appropriate.<br />

“The event also enabled<br />

the project teams to get<br />

to know each other and<br />

work out how they can<br />

best work together,” said<br />

Hewson.<br />

The information day<br />

in Leeston was also<br />

the official launch of<br />

the joint Whakaora Te<br />

Waikēkēwai project initiative<br />

between Te Taumatu<br />

Rūnanga and Environment<br />

Canterbury.<br />

This five-year, $4.16 million<br />

project is funded by<br />

ECan and the Ministry for<br />

the Environment’s Freshwater<br />

Improvement Fund,<br />

and has recently started<br />

working with a dozen<br />

landowners to complete riparian<br />

planting along 8km<br />

are implementing the<br />

Muriwai o Whata/Coopers<br />

Lagoon Management<br />

Plan, which will include<br />

extensive riparian planting<br />

around Muriwai/Coopers<br />

Lagoon to reduce inflow of<br />

contaminants and increase<br />

biodiversity and mahinga<br />

kai in the area. The initial<br />

work involves a bioblitz<br />

to identify existing biodiversity<br />

and some willow<br />

control.<br />

Finally, the Department<br />

of Conservation joined the<br />

drop-in session to share<br />

the work of the Weed<br />

Strikeforce that has been<br />

very active in the Ellesmere<br />

area, clearing grey<br />

willows from lake margins<br />

that results in natural<br />

generation with native<br />

plants growing quickly to<br />

fill the space and at certain<br />

sites replacing willow with<br />

appropriate wetland species<br />

and other native forest<br />

plantings.<br />

Hewson said that the day<br />

was focused on sharing<br />

and explaining information<br />

with the community,<br />

with the additional benefit<br />

of the different project<br />

teams meeting face-toface.<br />

“We all work on similar<br />

or related projects in<br />

the same region, so it is<br />

vital that our projects are<br />

coordinated for the best<br />

outcomes.<br />

“We all have different<br />

expertise, skills and<br />

experience so we want to<br />

help and learn from each<br />

other,” Hewson said.<br />

It is more likely that<br />

starting issues with your diesel engines will<br />

appear in winter. It is also when shrinking<br />

seals in fuel pumps may lead to leaks.<br />

Phil advises you should also check battery<br />

health and glow plugs.<br />

With over 30 years of experience in<br />

diesel engineering, Phil and his small team<br />

at Diesel Fix carry out work on diesel<br />

vehicles, including tractors and agricultural<br />

equipment. They specialise in fuel injectors,<br />

recondition diesel fuel injectors and pumps<br />

and undertake diesel vehicle diagnostics<br />

and mechanical repairs. Work continues<br />

to be extremely busy, as well as supplying<br />

other workshops.<br />

Over time fuel injectors become less<br />

efficient, fuel isn’t atomised as effectively<br />

and drops in pressure cause inefficiency.<br />

Some injectors can be reconditioned, or<br />

others need replacing. While servicing is<br />

generally every 12 months, each vehicle is<br />

considered on a case-by-case basis as some<br />

need to be done at 5000km while others are<br />

at 3,0000km! Phil looks after his customers<br />

well, and he will advise them whether<br />

work should be completed or if it can be<br />

left. This honest customer care approach<br />

and experience often see the team getting<br />

repeat customers in after working on<br />

injectors to undertake regular servicing.<br />

His reputation is well-known, and Phil says<br />

a lot of his business is “by word of mouth”.<br />

With an expectation that CO2 emissions<br />

will be reduced to net zero by 2050 and<br />

be no longer in demand. However, diesel<br />

vehicles are great for towing, generally<br />

get better fuel economy and last longer<br />

before accelerating away<br />

• keep fresh diesel in your tank<br />

Veteran trainer and young driver<br />

team up for two Addington wins<br />

THOUGH THERE are a few<br />

decades between them in age,<br />

it doesn’t stop Fred Fletcher<br />

and Sam Thornley make a great<br />

combination.<br />

The veteran trainer and his<br />

junior driver were in the winner’s<br />

circle twice at Addington<br />

on Thursday night, scoring with<br />

both Sunny Louis and Mikey<br />

Maguire.<br />

Mikey Maguire bounced<br />

back to winning form for the<br />

first time since April of last year<br />

when running to a front running<br />

in Thursday night’s feature pace.<br />

The junior driver was delighted<br />

the eight-year-old was able to<br />

repay the faith Fletcher has had<br />

in him.<br />

“It was great to get a couple of<br />

wins for Fred, especially with<br />

Mikey winning,” Thornley said.<br />

“He paid good money for him<br />

at the sales and has turned down<br />

some pretty good offers for him<br />

all of the way through because he<br />

has wanted to race him.”<br />

Punters lost faith in Mikey<br />

Maguire, sending out at $34<br />

odds before his win.<br />

But there was plenty of faith in<br />

his camp that he still had more<br />

And his victory, with closing<br />

sectionals of 56.1sec (800m) and<br />

27.3sec (400m), backed that up.<br />

“I thought he had been going<br />

real good, but he seems to go his<br />

best races over 1980m,” Thornley<br />

said.<br />

“He ran fourth first up over<br />

1980m and went real good but all<br />

of his other races have been over<br />

2600m.”<br />

Thornley took no chances with<br />

the promising Sunny Louis, who<br />

scored an impressively to notch<br />

his second career win in Thursday<br />

night’s one-win trot.<br />

The three-year-old worked<br />

early before Thornley moved<br />

out of the one-one at the 1000m,<br />

allowing Sunny Louis to stride to<br />

a big win.<br />

“He is a real good horse, he<br />

is the best one we have got in<br />

work.”<br />

“Even though he ran second in<br />

his last start, I was pretty disappointed<br />

in him because he didn’t<br />

travel on the bit the whole way.”<br />

“But we thought he didn’t back<br />

up from Ashburton five days<br />

earlier.<br />

“We gave him a freshen up and<br />

thought he would be pretty hard<br />

to beat tonight.”<br />

Thornley brushed off praise<br />

for his part in his victories on<br />

Thursday night, passing on all<br />

credit to Fletcher.<br />

“Everything is going pretty<br />

well.”<br />

“They are pretty good horses<br />

to drive, that is the main thing,<br />

they make you look good.”<br />

Thornley’s double took him<br />

to 13 wins for the season, just<br />

one shy of his tally at the end of<br />

the last extended harness racing<br />

The mountains are calling<br />

The playground also includes a flying fox,<br />

swings, slide and climbing net. While<br />

you’re there, check out some history of the<br />

area regarding the railway lines to Home<br />

Bush and Whitecliffs in the 1870s.<br />

Fairy hideaway<br />

Darfield is also home to the McHughes<br />

Forest fairy walk. The forest, set on a<br />

43-hectare public reserve on the edge of<br />

Darfield, includes walkways, cycle tracks<br />

and a separate dog park.<br />

A smaller walk is dedicated to the<br />

magical fairies who live in the forest. The<br />

walk is sign posted and many fairy houses<br />

and doors can be discovered on the trail.<br />

McHughes Forest was planted in 1893 and<br />

is also home to families of pīwakawaka or<br />

fantails. This cheeky bird will follow and<br />

flit around the heads of walkers as they<br />

disturb insects along the pathways.<br />

A dAy out in dArfield<br />

The heart of community<br />

When Darfield local Sharn Nu’u put out<br />

a call to help a family who lost their home<br />

to a fire, she had no idea where this act of<br />

kindness would lead her.<br />

“I asked for donations of clothes,<br />

food, bedding and household goods,”<br />

says Sharn. “The response was positive<br />

and extremely overwhelming.” She was<br />

heartened to see such a generous culture<br />

come through from the people of Darfield<br />

and the surrounding areas.<br />

“The surplus was donated to a group<br />

called ‘It takes a Village’ so it was a great<br />

way for Darfield to also provide for<br />

Canterbury too.”<br />

Sharn’s first response was a ‘heart move’<br />

but such was her concern for people in<br />

need that it soon morphed into her next<br />

project – a Winter Donation Drive.<br />

With the Darfield Life Church behind<br />

her and a voluntary<br />

role as the church’s new<br />

Community Facilitator,<br />

Sharn recently put out<br />

a call to help those in<br />

need of warm clothing,<br />

food and bedding for the<br />

winter months ahead.<br />

“Winter is just around<br />

the corner,” says Sharn,<br />

“and there are<br />

many people who<br />

struggle to keep<br />

warm over the<br />

colder months.”<br />

Winter jackets,<br />

flannelette sheets,<br />

pillows, duvets, beanies, gloves,<br />

gumboots and heaters were just<br />

some of the items donated.<br />

Food is another concern. A recent<br />

afternoon at the church where<br />

people could collect food from the<br />

Darfield Food Bank showed that<br />

some people in the community are<br />

struggling to put food on the table.<br />

Sharn says the food was gone in minutes.<br />

Sharn believes there is a need for<br />

people, groups and businesses to come<br />

together to help establish a culture of<br />

community. “In my lifetime, the world<br />

has gone from a culture<br />

of community to one<br />

of society. There is a<br />

need for groups to come<br />

together to support<br />

people who are isolated<br />

– these people shouldn’t<br />

have to just survive; they<br />

should be able to live.”<br />

She is keen to<br />

encourage and establish<br />

a community culture<br />

that will last by<br />

collaborating with other<br />

groups to create unity.<br />

“It’s a big picture,” says<br />

Sharn. “We’ll need an<br />

army to create something that will last<br />

and benefit people and businesses.”<br />

Sharn would like to hear from anyone<br />

in the community if they feel there is a<br />

specific need not being met and hopes<br />

to organize a community meeting soon.<br />

COLD, DAMP winter days are now with<br />

us, but the garden is brightened with the<br />

flowers of camelias and azaleas.<br />

New plants are now arriving at garden<br />

centres, so an exciting time for planting in<br />

the home garden.<br />

Houseplant care<br />

Time to ‘condition’ your houseplants for<br />

the colder months ahead. It may be necessary<br />

to shift some houseplants to parts<br />

of the home that receive better natural<br />

light. Drop back your weekly watering<br />

with lukewarm water. With leafy, foliage<br />

houseplants, keep misting regularly with<br />

lukewarm water. Check your houseplants<br />

often for early signs of problems – these are<br />

typically related to watering – too much or<br />

too little.<br />

Vegetable garden<br />

Traditional winter vegetables that were<br />

planted in autumn can now be harvested<br />

including Asian greens, broccoli, cabbage,<br />

carrots, cauliflower, celery, kale, leeks, lettuce,<br />

silver beet and spinach.<br />

Continue plantings of broccoli, cabbage,<br />

cauliflowers, kale, silver beet and spinach.<br />

Old rhubarb plants can now be divided<br />

and replanted into sites prepared with<br />

fresh compost. New, healthy garlic bulbs<br />

are available and can be planted in a sunny,<br />

well-drained position.<br />

Flowering annuals<br />

Winter annuals are now bursting into<br />

flower, among them alyssum, calendula,<br />

cornflower, pansies, poppy, primulas, snapdragons,<br />

stock, and violas. Dead head (the<br />

removal of finished flowers) your flowering<br />

annuals to ensure continuous blooms.<br />

Brighten up areas in the garden with ‘potted<br />

colour’ to provide instant flowering –<br />

there is plenty to choose from at your local<br />

garden centre. Extend winter flowering by<br />

planting dwarf cineraria’s which flower late<br />

Perennials<br />

As perennials flourish in the garden,<br />

some species become overcrowded leading<br />

to poorer growth and less flowering so it’s a<br />

good idea to divide and replant them every<br />

few years. Remove all the old foliage prior<br />

to dividing, and replant into new ‘beds’<br />

replenished with fresh compost.<br />

Fruit Trees<br />

Prune your pip and stone fruit trees –<br />

this is particularly important with new,<br />

young trees. The aim is to establish a strong<br />

framework that will support later fruiting.<br />

With older trees, there may be more<br />

‘radical’ pruning required to reduce the<br />

tree height and to encourage the growth of<br />

two-year-old wood that will produce fruit.<br />

A ‘clean up’ spray of a copper compound<br />

after pruning is completed, should be<br />

undertaken.<br />

Rose care<br />

Traditionally <strong>June</strong> was the accepted<br />

month for pruning roses, however as the<br />

climate warms, it may be wise to wait until<br />

late <strong>June</strong>, early July before beginning this<br />

important task (dependent on where you<br />

live). Continue adding compost around<br />

existing roses and when planting new<br />

specimens. New season roses will appear in<br />

garden centres in <strong>June</strong> and July.<br />

First Lexus EV leaves a strong impression<br />

GIVEN ITS wide range of hybrid<br />

models, Lexus could well have<br />

been excused for not entering the<br />

electric vehicle market.<br />

I guess it sees the EV market<br />

as ever-expanding, and being<br />

there would confirm their<br />

commitment to sustainable<br />

and environmentally-friendly<br />

automobile production.<br />

Lexus’ first fully electric model is<br />

labelled UX300e and, no surprises<br />

here, it’s a sport utility vehicle; well,<br />

Lexus labels the UX as a crossover,<br />

and it is still available in hybrid<br />

form, the latter has been a popular<br />

model for Lexus. If you think of<br />

Toyota RAV4 size, then the UX is<br />

about that stature, and the hybrid<br />

model is a car that I very much<br />

like with its 2-litre synergy drive<br />

system.<br />

The UX300e expands on that,<br />

there’s no petrol engine, it has a<br />

high output synchronous motor<br />

that develops up to 160kW and<br />

300Nm, the latter available from<br />

almost zero revolutions.<br />

What’s more, Lexus has done<br />

the research on what buyers want<br />

from an EV, it has range – 360km<br />

– it can be charged in 50min from<br />

zero to 75 per cent on a quick<br />

charge (80min to 100 per cent)<br />

and it is priced just below the<br />

$80k threshold so it qualifies for<br />

the Government’s $8625 clean car<br />

discount.<br />

Not only is it an affordable EV<br />

and one that has practicality on its<br />

side, you are also getting a luxury<br />

car in the mix. Those special<br />

features that Lexus builds into all of<br />

its models are there in the UX300e,<br />

it has been built to all the quality<br />

values Lexus prides itself on, it is<br />

plush, superbly comfortable, and<br />

the engineering that has gone into<br />

its manufacture is state-of-the-art.<br />

It is also a quick car scampering<br />

to 100km/h in 7.5sec, which is<br />

the benefit of electric delivery,<br />

and it will complete an overtake<br />

manoeuvre in 5sec. The latter is<br />

attributed to the solid early to midpoint<br />

power delivery.<br />

Not only is the UX300e a spirited<br />

drive, it does so in an understated<br />

way, it is quiet, and when I say that,<br />

it is astoundingly quiet. Obviously,<br />

there is no sound from under the<br />

bonnet other than an almost silent<br />

siren-like hum, but there is little<br />

road nor wind noise.<br />

In terms of handling, the<br />

UX300e has accurate corner<br />

turn-in and definite steering feel.<br />

This is something Lexus does so<br />

well, the steering is involving and<br />

communicative.<br />

Riding on beautiful Michelin<br />

tyres (225/50 x 18in), there is a lot<br />

of rubber in contact with the road<br />

and it shows, grip levels are high<br />

and there is little sensation power<br />

is driving through the front wheels<br />

only, the UX300e is balanced and<br />

controlled and, of course, you<br />

get an amazingly compliant ride,<br />

which is traditional with all Lexus<br />

models.<br />

That luxury feel doesn’t end<br />

there, the cockpit and cabin area<br />

are plush, the way Lexus creates<br />

interiors is a real credit. The test car<br />

was trimmed with white leather,<br />

yet there are contrasting elements<br />

which work effectively to tone<br />

down the full-on effect of light.<br />

There are also the ingredients<br />

which luxury car owners would<br />

expect even from an SUV. The<br />

UX300e is chock full of the latest<br />

technology for safety, comfort and<br />

convenience, and its styling and<br />

design inside and out are eyecatching<br />

and desirable. All of the<br />

ingredients are in place to make<br />

it very much a part of the Lexus<br />

family.<br />

In terms of operation the<br />

UX300e needs little special<br />

attention. The evaluation car<br />

arrived with just one charge cable, a<br />

three-pin plug to type 2. There are<br />

two charge inlets, one on the right<br />

of the vehicle for domestic supply,<br />

and one on the left for charging<br />

from a designated charge port<br />

using double type 2 connectors.<br />

I simply got into the habit of<br />

plugging in each time the car was<br />

stationary on my driveway, the<br />

cable has good length at over 8m<br />

therefore it was no issue to plug<br />

into my garage socket, and that way<br />

the UX300e was always at 100 per<br />

cent when I went to drive off. The<br />

charge box itself is also very useful,<br />

it has graphics that continuously<br />

displays the charging status. Lexus<br />

also claims a seven-hour time span<br />

to charge from a home supply.<br />

is demanding, you just select drive<br />

(or reverse) and you are moving<br />

just like a traditional vehicle<br />

with automatic transmission,<br />

you will feel strong regenerative<br />

braking through the motor and<br />

transmission, that feeling is useful<br />

for taking the load off the brakes<br />

during the city/suburb commute,<br />

making the stop-start journey<br />

just a little more relaxing. Also<br />

it must be noted that automatic<br />

battery charging takes place on<br />

deceleration.<br />

There are also differing drive<br />

modes, just like you would find in<br />

any Lexus/Toyota – sport, normal<br />

and eco. Each has their own<br />

distinctive feel, but as I normally<br />

do in any evaluation, I selected the<br />

default normal mode mostly, and<br />

experienced sport and economy<br />

just to briefly ascertain what each<br />

represents.<br />

As they would suggest, there<br />

is greater power delivery in sport<br />

mode and a dulled accelerator feel<br />

in economy mode. The way I see<br />

it, normal mode is clever enough to<br />

recognise the driver’s acceleration<br />

patterns anyway, and there was<br />

never a point where the UX300e<br />

wasn’t responding the way I wanted<br />

it to.<br />

The EcoDrop transfer station at<br />

Parkhouse Rd isn’t the most likely<br />

place to enter into a conversation<br />

about motor vehicles, but I had<br />

some plastic containers and<br />

bottles that I dropped off there for<br />

recycling. The moment I stopped, a<br />

couple noticed the word electric on<br />

the side of the UX300e and asked<br />

me several questions about the car,<br />

they were very interested to know<br />

it wasn’t a hybrid yet a fully electric<br />

vehicle.<br />

They also raised a question about<br />

battery longevity; I was able to<br />

tell them that Lexus claim 80 per<br />

cent of battery capacity will still be<br />

available after 10 years of service.<br />

Interestingly, I was also able to<br />

tell them that the battery system<br />

in the UX300e is a modular type,<br />

it is compacted into 11 different<br />

segments, each can be replaced if<br />

found faulty.<br />

My wife is also eager to join<br />

the plug-in revolution; I’m still a<br />

petrol-head at heart and I will need<br />

a lot of convincing to change the<br />

way I see travel going forward, and<br />

anyway the UX300e is way out of<br />

our reach.<br />

However, I do appreciate that<br />

with fuel prices at such a high<br />

level and the ongoing concerns<br />

about supply, that EVs are here<br />

to stay. Lexus has pitched the<br />

UX300e well, and I can only see it<br />

being a considerable success in our<br />

market.<br />

Notice for consultation on a proposed Enrolment Scheme<br />

amendment for Knights Stream School – Mingimingi Hautoa<br />

The Ministry of Education has identified that Knights Stream School – Mingimingi<br />

Hautoa requires an amendment to their enrolment scheme to manage the risk of<br />

overcrowding and has given the school board notice of this.<br />

After engagement with the Board, we have developed a proposed enrolment scheme<br />

for Knights Stream School – Mingimingi Hautoa under the Education and Training Act<br />

2020.<br />

As part of this process, we are consulting with the school’s community and with people<br />

living in the area for which the school is a reasonably convenient school.<br />

Under this scheme, students will be able to enrol if they live within the proposed home<br />

zone. The enrolment of out-of-zone students is governed by the provisions of the<br />

Education and Training Act 2020.<br />

Homeownership: should you make a will?<br />

If you have just bought your first home<br />

or already own a property, then the<br />

answer to this is yes.<br />

Purchasing a home is one of the biggest<br />

investments you may make during your<br />

lifetime.<br />

It is, therefore, necessary to decide who<br />

will be the benefactor/s of your property<br />

and belongings should you suddenly pass<br />

away. To do this, you need to create a will.<br />

A will states who receives what in the<br />

event of your death.<br />

Anyone over 18<br />

years old can<br />

create a will.<br />

According to the Public Trust, over<br />

50% of New Zealanders do not have a<br />

will. Young people, aged from 25 to 39<br />

years, who are financially independent,<br />

feature highly in this area, and yet they<br />

are a group more likely to indulge in<br />

adventurous holidays and take part in<br />

risky extreme sports. Accumulated assets<br />

of this age group might include a bike, car,<br />

TV, house, and furniture, along with a vast<br />

range of electronic and digital gear.<br />

With the arrival of a family, having a<br />

will in place is even more essential and<br />

yet, according to the survey taken in<br />

2014, only 30% of 25-40 year-olds, with<br />

children, have a will in place.<br />

A will not only legally takes care of the<br />

property, and the monetary side of things<br />

but can also state who will take care of<br />

children in the event of an untimely death.<br />

What happens if there is no will<br />

The lack of a will can create problems<br />

over who will benefit from the estate -<br />

this is especially important if there are<br />

children, de facto relationships, children<br />

from previous relationships, family<br />

members with addictions, or where a<br />

business is involved.<br />

Where there is no will, the estate goes<br />

into ‘intestacy’, which means a court will<br />

appoint an administrator, who does the<br />

same job as an executor, to manage the<br />

estate. The administrator has the authority<br />

to act on behalf of the deceased and<br />

applies to the High Court for letters of<br />

administration (power to administrate the<br />

estate).<br />

in order of priority.<br />

Save time and money<br />

Before meeting with your<br />

lawyer, and to help save<br />

time and money, decide<br />

in advance how you want<br />

to distribute your will –<br />

determine who will receive<br />

what.<br />

You can also create a DIY<br />

will online, but if the distribution of your<br />

property is complicated, you may need to<br />

contact a lawyer for additional help.<br />

For your will to be valid and legally<br />

binding it must be signed in front of two<br />

witnesses, who also must sign it. The<br />

witnesses are not in any way responsible<br />

for what is in the will or its execution.<br />

Four steps to creating a will<br />

1. Nominate an executor – the person<br />

who will manage the distribution of your<br />

property.<br />

2. Choose how you want to be buried<br />

or cremated, and how you want your<br />

funeral to be held, i.e. small and private, at<br />

a church, or in a garden. Make sure family<br />

or friends know in advance what you want<br />

to happen, as the reading of the will may<br />

not be before the funeral.<br />

3. Appoint a guardian/s for your<br />

children (if under 18) and your pets.<br />

Discuss this with prospective guardians,<br />

so they are prepared and understand their<br />

responsibility.<br />

4. Decide who will receive what and<br />

how much; this may include money,<br />

property, and personal belongings, as well<br />

as selected charities.<br />

How property buyers can spot<br />

a healthy home<br />

Purchasing a house that’s warm and dry is a priority for many<br />

property hunters, but how can buyers identify a ‘healthy’ home?<br />

Real Estate Authority (REA) say there<br />

are a handful of key traits to watch out<br />

for.<br />

“A house that’s hard to heat can make<br />

you sick and miserable. In many cases,<br />

the key is good insulation,” the REA says.<br />

The World Health Organisation<br />

recommends a minimum of 18 degrees in<br />

our homes. Insulation is often the most<br />

practical and cost-effective way to make a<br />

house more energy efficient. An insulated<br />

home is warmer in winter and cooler<br />

in summer, which can provide health<br />

benefits like reducing mould and damp.<br />

“Ask the agent or seller if the property<br />

is insulated, the type of insulation used<br />

and when it was installed. Ask your<br />

building inspector to check the state of<br />

the insulation,” REA suggests.<br />

REA explains insulation should be<br />

replaced or topped up if it’s less than<br />

12cm thick, doesn’t cover the whole<br />

ceiling, has become wet or damp, or been<br />

damaged by rodents or birds.<br />

“If a property you’re looking at isn’t<br />

insulated, it’s a good idea to budget for<br />

the cost of doing the work, as your health<br />

(and your wallet) will thank you in the<br />

long term.”<br />

There’s support available for some<br />

buyers, such as a Warmer Kiwi Homes<br />

insulation grant. Some local councils<br />

also allow property owner to add the cost<br />

of insulation to their rates and pay this<br />

back over time.<br />

When working to identify a healthy<br />

home, REA says it’s important to watch<br />

out for dampness. Signs of dampness<br />

include musty smells, damp or mouldy<br />

wardrobe contents, mould forming<br />

behind paintings or furniture, or mould<br />

or watermarks on ceilings or walls.<br />

“Condensation on windows, especially<br />

in bedrooms, isn’t necessarily a sign of<br />

excessive dampness if it only happens<br />

occasionally during winter,” REA<br />

explains.<br />

Ideally, the house will have extractor<br />

fans in the bathroom, kitchen and<br />

laundry that are vented outside. Fans<br />

should not be vented into the roof space.<br />

Good curtains can also help a house<br />

retain warmth.<br />

“It’s important to note that curtains<br />

aren’t necessarily included in the sale of<br />

the house, so ask about this and if the<br />

answer is yes, ensure they’re included in<br />

the list of chattels in the sale and purchase<br />

agreement,” REA says.<br />

According to EECA, good curtains<br />

should be floor-length and fit tightly<br />

against the wall or window frame. Silllength<br />

curtains are ineffective. Curtains<br />

should be wider than the window<br />

frame and preferably be double layered<br />

with a thick lining. If the property has<br />

ineffective curtains, or does not come<br />

with curtains, buyers should factor this<br />

cost into their budget.<br />

Natural hazards to watch<br />

out for when buying a home<br />

When buying a home, it can be easy to focus<br />

on the renovated kitchen or the north-facing<br />

deck, but it’s important to consider how the<br />

property might stand up to a natural disaster.<br />

For many New Zealanders, the first<br />

thing that comes to mind is an earthquake.<br />

“As Kiwis, we know all too well how<br />

much damage a shake can do to our<br />

homes,”“However, there are plenty of<br />

other hazards mother nature may throw<br />

at us, including tsunamis, volcanic<br />

eruptions and hydrothermal activity<br />

such as hydrothermal eruptions, ground<br />

subsidence and gas emissions.”<br />

Other calamities include a fire, flood,<br />

storm damage or even a tornado. When<br />

working to identify natural hazards that<br />

might affect a home, the best place to<br />

start is to get the property inspected by an<br />

appropriately qualified professional. This<br />

will give buyers an idea of any damage<br />

from past natural events.<br />

“Check that they’ll consider how<br />

chimneys, foundations and retaining walls<br />

might perform or be affected by natural<br />

hazards. Ask them to comment on the<br />

maintenance of the house,”<br />

“If the home is being sold by a licensed<br />

real estate salesperson, buyers can ask<br />

them anything they want to know about<br />

the property. The agent can’t withhold any<br />

information they know.”<br />

The local council is another great<br />

resource, as they should have information<br />

about any hazards present at the address.<br />

Some of this information may be available<br />

free of charge, but it can be a good idea to<br />

pay for a land information memorandum<br />

(LIM) report, which will provide buyers<br />

with a fuller picture of that property.<br />

“It’s also important to find out about<br />

the history of the home, including<br />

whether it has been the subject of an EQC<br />

[Earthquake Commission] claim and<br />

whether that claim has been resolved,”<br />

Natural disasters do happen, so to<br />

be protected against damage or loss it’s<br />

important to insure a property. Buyers<br />

should call around different insurers to get<br />

quotes for the house they’re considering.<br />

“Banks and other lenders usually require<br />

the place to be insured from settlement<br />

date, so an ‘uninsurable’ house can cause<br />

trouble,”<br />

Buyers should also understand how the<br />

risks that affect a home might change over<br />

time.<br />

“For example, insurance companies<br />

are reassessing how they cover coastal or<br />

clifftop properties due to the growing risk<br />

of environmental damage. This means<br />

that the cost of premiums may increase,<br />

exclusions may be added, or insurance<br />

cover may be withdrawn for some<br />

properties as the risk changes.”<br />

When drawing up a pros and cons list<br />

for a property, consider features that make<br />

a home safer or more at risk during a<br />

natural event. For example, a roof that’s<br />

lightweight and well secured will stand<br />

up better in a storm. A tall, unbraced<br />

chimney made from brick or concrete may<br />

suffer damage or collapse in a quake.<br />

Identifying potential risks should be<br />

part of the due diligence process before<br />

making an offer, and house hunters can<br />

find a list of natural hazards to look out for<br />

on the Real Estate Authority’s independent<br />

website for buyers and sellers, settled.govt.<br />

nz.<br />

that may be relevant to a particular buyer<br />

or property, which is why it’s important to<br />

get advice from a lawyer or conveyancer,<br />

or other registered professionals, before<br />
