ZACH TUCKER has accelerated<br />
past another career goal, with the<br />
talented Medbury School kart<br />
racer winning overseas at the first<br />
attempt.<br />
The <strong>11</strong>-year-old kept his nerve<br />
after being overtaken late in final<br />
of his cadet 12 class at the City<br />
of Melbourne Titles on Sunday,<br />
coolly executing a passing manoeuvre<br />
as the chequered flag<br />
loomed at the end of 17 hotlycontested<br />
laps.<br />
Zach, who represents New<br />
Zealand at October’s ROK<br />
Superfinal in Italy, qualified in<br />
pole position at the culmination<br />
of two days of racing in his<br />
36-strong division.<br />
“There was lots of pressure. I<br />
led all the way until the third to<br />
last corner but I passed him back<br />
on the hair pin with one corner to<br />
go,” he said.<br />
“I’m very proud of our team<br />
and I really appreciate all the<br />
messages of support from friends<br />
and family,” he said.<br />
Zach qualified to race in Italy<br />
after defending his Vortex Mini<br />
ROK national title in Wellington<br />
in June.<br />
Before racing overseas for<br />
the first time, Tucker also secured<br />
his first national schools title<br />
in Invercargill, claiming the<br />
Vortex Mini ROX crown last<br />
month.<br />

A HAND-written note listing<br />
the names of the original<br />
stonemasons who worked on the<br />
Citizens’ War Memorial has been<br />
found inside the monument’s<br />
concrete core.<br />
The 85-year-old note was tightly<br />
rolled-up inside a glass bottle that<br />
was found when the memorial was<br />
being deconstructed.<br />
The memorial has been restored<br />
and relocated to a new spot in<br />
Cathedral Square, near where the<br />
police kiosk used to be.<br />
“It was a fluke discovery,” city<br />
council head of vertical capital<br />
delivery Brent Smith said.<br />
“The contractor was working on<br />
dismantling the concrete core of<br />
the memorial when a big chunk of<br />
concrete broke off, revealing the<br />
glass bottle.<br />
“If the concrete had not broken<br />
in that exact spot, we would never<br />
have found it.”<br />
The glass bottle was handedover<br />
to a team of conservators<br />
from Canterbury Museum who<br />
delicately drilled through the<br />
bottle’s glass stopper to reach the<br />
note inside.<br />
However, the neck of the bottle<br />
was too narrow and the note too<br />
fragile because some moisture had<br />
seeped in.<br />
They had to wait several weeks<br />
for the rolled-up piece of paper<br />
to dry out before they could have<br />
another go at extracting it.<br />

this month on a new Kāinga<br />
Ora housing redevelopment in<br />
Bryndwr.<br />
Kāinga Ora Homes and<br />
Communities (formerly known<br />
as Housing New Zealand) is<br />
building 34 new dry, warm<br />
homes for people in need on the<br />
empty 8124 sq m block of land<br />
bordered by Clyde and Aorangi<br />
Rds and Bevin Pl.<br />
There will be a mix of<br />
mostly two-storey one to five<br />
bedroom units in the complex,<br />
a communal garden and play<br />
area and plenty of recreational<br />
green space. Miles Construction<br />
is undertaking the work, which<br />
is expected to be completed in<br />
stages before the end of 2023.<br />
Liz Krause, Kāinga Ora<br />
regional director Canterbury,<br />
says there is an urgent need<br />
for more warm, dry homes in<br />
Christchurch. The new homes<br />
will be built on Kāinga Ora land<br />
earmarked for redevelopment<br />
after the 2010-<strong>11</strong> Canterbury<br />
earthquakes.<br />
“Many of our homes in this<br />
area are more than 50 years old<br />
and were built at a time when<br />
the quarter acre section was the<br />
norm. One of the ways we’re<br />
addressing the housing shortage<br />
is by making better use of the<br />
land we already own. We’re<br />
demolishing outdated homes<br />
and replacing them with more<br />
modern homes on the same<br />
land.<br />
“Building on this site will<br />
enable us to provide more homes<br />
for people and their whānau in<br />
an area of the city that has good<br />
access to transport, schools,<br />
shops and recreational facilities,”<br />
Krause said.<br />
Eight older existing houses<br />
that were already on the land<br />
were demolished last year to<br />
make way for the development.<br />
A new road that links Clyde<br />
Rd to Aorangi Rd and new<br />
footpaths have already been<br />
created as part of stage one of the<br />
project. Wastewater pipes have<br />
also been laid.<br />
Plans for the new complex<br />
were shared with the<br />
community in November<br />
2020 and Kāinga Ora will<br />
continue to keep in touch with<br />
neighbours and the wider<br />
community as construction<br />
progresses.<br />
The redevelopment is one of<br />
many planned for Bryndwr and<br />
Burnside. Over the next few<br />
years, Kāinga Ora is expected to<br />
build up to <strong>11</strong>3 new units across<br />
14 sites in the two suburbs. These<br />
will replace around 39 older<br />

Discovery a reminder of rich history<br />

it was clear some of it had<br />
disintegrated, but the handwritten<br />
names of five stonemasons<br />
who worked on the memorial<br />
were still visible.<br />
The date the note was written<br />
- February 1937 – was also<br />
visible.<br />
“The note is a bit worse for<br />
wear but it is an amazing link to<br />
the past that could easily have<br />
laid undiscovered,” Smith said.<br />
“I think what this note shows<br />
is that the original stonemasons<br />
were very proud of being part<br />
of building this memorial to the<br />
men and women who lost their<br />
lives in World War 1 and they<br />
wanted their role in the project<br />
to be remembered.<br />
“I am delighted that 85 years<br />
on we have recovered the note<br />
they hid and can publicly acknowledge<br />
them for their skilled<br />
workmanship and the part they<br />
played in creating this cherished<br />
memorial,” Smith said.<br />
For the team of stonemasons<br />
working on the restoration and<br />
relocation of the memorial, the<br />
discovery was special.<br />
“This discovery is a reminder<br />
of the rich history and tradition<br />
we’re helping to preserve,” said<br />
Goldfield Stone stonemason<br />
Regan Shanks.<br />
The city council aims to reveal<br />
the restored memorial in its new<br />
location in time for Armistice<br />
Day commemorations.<br />

Awards for Excellence Best Local<br />
title retaining the honour it won<br />
last year.<br />
In a career that has spanned<br />
four decades, stalwart hoteliers<br />
Marty and Naomi Fuller are<br />
familiar faces in the industry.<br />
They took over The Elmwood<br />
four years ago but are also well<br />
known for running previous<br />
businesses such as The Shades,<br />
Trevinos, The Craic Irish Bar,<br />

When ti kōuka is tested by the elements,<br />
it builds inner strength, then begins to grow again<br />
Ti kōuka, the historical stand of cabbage<br />
trees on our school grounds, symbolises<br />
how we can manage in these testing times.<br />
No matter what is thrown at these trees,<br />
whether by nature or human activity, they<br />
endure because they are strong, confident,<br />
and remarkably resilient. They hold fast,<br />
bending instead of breaking, then adapt and<br />
grow stronger. We can do the same: face<br />
challenges head on, cope in the short term,<br />
overcome, grow stronger together. This is our mantra in <strong>2022</strong>.<br />
It is great to be back together onsite in Term 3 and long may that<br />
continue! I am confident that we will deal with whatever happens;<br />
and assure our community that every effort will be made to recover<br />
lost time and teaching opportunities. With Orange Setting health<br />
protocols still in place, and for the health and safety of our staff and<br />
students, it is important to maintain mask-wearing. In Term 2, our<br />
students respected our requirement to wear a mask indoors to help<br />
protect themselves and others. Please reinforce our expectation<br />
that masks be worn inside the buildings.<br />
Rebuilding our Culture<br />
I appreciate that the disrupted nature of the first two terms, with<br />
extended periods of home learning due to isolation and staff<br />
illness, is unsettling, creates uncertainty and anxiety, and affects<br />
motivation. Despite all the difficulties, Term 2 was busy and<br />
successful and I acknowledge students and staff for their hard work<br />
and commitment. I am proud of how everyone has responded and<br />
adjusted. Thank you to everyone in our school community for your<br />
ongoing support and your genuine desire to do what is best for our<br />
students.<br />
Our school vision is ‘personal excellence and care for others’. We<br />
aim to provide an environment which is positive, supportive and<br />
inclusive, and a safe, friendly atmosphere with high standards<br />
and high expectations of both staff and students. The BHS<br />

Waterworld, Te Rapa, Hamilton, July 28-31<br />
A strong team of eight swimmers attended the NZ Secondary<br />
Schools Nationals in search of personal bests, season bests, places in<br />
finals and ultimately medals.<br />
We hoped for no disqualifications or sickness but unfortunately<br />
our team experienced all of these factors over the four days of<br />
competition.<br />
At the pool by 7am for a warm up and home around 9pm made for<br />
very long days.<br />
Our relay teams performed exceptionally well especially when you<br />
consider many were open class. With 360 relay teams entered in this<br />
event the competition in all races was fierce. Congratulations to an<br />
exceptional group of talented swimmers.<br />

Students’ leap of faith to raise cancer awareness<br />

Spencer Smith are jumping into<br />
the unknown to support the<br />
Prostate Cancer Foundation.<br />
While both year 13 students<br />
at Christ’s College are “incredibly<br />
scared of heights,” they are<br />
committed to raising money for<br />
the foundation by facing their<br />
fears and leaping out of a plane<br />
to support the Skydive4Prostate<br />
initiative.<br />

are willing to take a leap outside<br />
our comfort zone. We hope that<br />
everyone will get behind us and<br />
reach their goals, “my professional<br />
background allows me to<br />
offer a pragmatic solutions-based<br />
approach which when coupled<br />
with strong teamwork, offers our<br />
team a focus on success.”<br />

Students win with Cookie Time ‘product’<br />

A CASHMERE High School<br />
student was part of the winning<br />
team for a business challenge,<br />
with their pitch for a healthy<br />
alternative to energy drinks.<br />
Archie MacDonald, 17, took<br />
part in BizVenture Japan, a<br />
48-hour business challenge that<br />
saw students from around New<br />
Zealand and Japan plan and<br />
pitch a business product to a<br />
panel of judges.<br />
This year the business pitch<br />
was centred around Cookie<br />
Time, which has operations in<br />
Japan.<br />
The students were put into<br />
teams and given 48 hours to<br />
address one of two real-world<br />
briefs.<br />
The first focused on a new<br />
product for Cookie Time to<br />
introduce into its Japanese<br />
market, supported by a threeyear<br />
marketing plan.<br />
The second focused on a new<br />
market opportunity for Cookie<br />
Time to introduce into its<br />
existing product range.<br />
MacDonald was the only South<br />
Islander in his team and said<br />
it was exciting to get out of his<br />
comfort zone and take the win.<br />
While he admitted it was<br />
“pretty weird” working so closely<br />
with people he had just met,<br />
it wasn’t long before the team<br />
found common interests and got<br />
along well.<br />
“Naturally there are some<br />
nerves involved for sure, but we<br />
all worked together and all had<br />
different strengths as well,” he<br />
said.<br />
MacDonald was in charge of<br />
financial aspects, which he said<br />
was a challenge as he had never<br />
launched a food product or been<br />
to Japan before.<br />
In spite of this, MacDonald’s<br />
team won the competition with<br />
their idea of Enerugi Cookies<br />
and Sweet Enerugi Senbei<br />
(Japanese rice cakes), combined<br />
with matcha powder.<br />
“Over in Japan there’s a lot<br />
of energy products consumed<br />
everyday . . . so if we could put<br />
that into a Cookie Time cookie,<br />
that’s a more family friendly<br />
option,” MacDonald said.<br />
“Including the energy aspect<br />
into a senbei we thought was a<br />
pretty cool way of linking both<br />
the business and our product to<br />
the Japanese culture.”<br />
MacDonald said the “bragging<br />
rights” and excitement of<br />
winning was “pretty awesome”,<br />
and is hoping to get into the<br />
world of business when he leaves<br />
high school at the end of the<br />
year.<br />
“Having the experience I’ve<br />
got over the last couple of years<br />
is definitely something I’ll be<br />
looking at following in the<br />
future,” he said.<br />

Add some zing to your roast beef<br />
A spicy marinade is<br />
a good way to add<br />
something different<br />
to a traditional meal<br />
Whisky marinade for beef<br />
Serves 3-4<br />
Ingredients<br />
1 cup chopped pitted dates<br />
¼ cup orange juice<br />
1 cup peeled and diced orange<br />
3 cups self-raising flour<br />
¼ tsp salt<br />
50gm chilled butter, chopped<br />
1½ cups milk, warmed<br />
2 tbsp cane sugar<br />
Ingredients<br />
Directions<br />
¼ cup whisky<br />
2 tbsp prepared mustard<br />
3-4 tbsp olive oil<br />
400g beef fillet<br />
freshly ground black pepper<br />
1 cup beef stock<br />
1 tbsp thyme leaves<br />
Directions<br />
Whisk whisky, mustard and 3<br />
tbsp of olive oil until well combined.<br />
Place beef in a plastic bag.<br />
Add marinade. Refrigerate for<br />
60min. Return to room temperature<br />
before cooking.<br />
Preheat grill on high. Remove<br />
meat from marinade and pat dry.<br />
Brush with remaining oil. Season<br />
with black pepper.<br />
Grill for about 8min each side.<br />
To test if done, press thickest part<br />
of meat with your fingertip. The<br />
softer it is the rarer it is; the firmer<br />
it is, the more cooked. Tent with<br />
foil and cover with a thick towel.<br />
Rest for 10min before slicing.<br />
Bring marinade, stock and<br />
thyme to the boil. Simmer for<br />
10min. Serve with the meat.<br />
Roasted tomato, butter<br />
bean, and watercress<br />
Serves 4<br />
Ingredients<br />
2 tsp salt<br />
8 tomatoes<br />
2 cloves garlic<br />
1 tbsp olive oil<br />
1 tsp brown sugar<br />
2 sprigs fresh rosemary<br />
1 freshly ground black pepper,<br />
to season<br />
1½ cups butter beans<br />
4 handfuls watercress,<br />
100gm almonds, roasted and<br />
salted<br />
2 tsp lemon juice<br />
1 tbsp fresh herbs, such as parsley,<br />
oregano, marjoram, finely<br />
chopped<br />
1 cup creme fraiche<br />
Directions<br />
Preheat the oven to 220 deg C.<br />
Arrange the tomatoes in a dish.<br />
Drizzle over the oil, sprinkle<br />
the salt, pepper and brown sugar.<br />
Finely slice the garlic and add<br />
with the rosemary.<br />
Bake for 20min then let cool.<br />
Combine the butter beans<br />
with the watercress. Arrange<br />
on a platter or individual dishes<br />
then add the tomatoes and the<br />
almonds.<br />
Mix together the creme<br />
fraiche, lemon juice and herbs.<br />
Spoon over the salad before<br />
serving.<br />
Date and orange scones<br />
Serves 6 to 8<br />
Heat oven to 210 deg C. Line a<br />
baking tray with baking paper.<br />
In a bowl, combine the<br />
chopped dates with the orange<br />
juice and cover with plastic wrap.<br />
Microwave for 1-2 minutes, until<br />
the dates absorb the orange juice.<br />
Add the diced orange.<br />
Sift the flour and salt into a<br />
bowl. Rub in the butter until the<br />
mixture resembles fine breadcrumbs.<br />
Add the warm milk to the<br />
date and orange mixture, stir to<br />
combine then mix quickly into<br />
the flour with a spatula. Do not<br />
knead.<br />
Turn out on to a floured bench.<br />
Dust the top with flour and pat<br />
out to an even rectangle about<br />
2.5cm thick with your hands.<br />
Cut the mixture into squares<br />
or rounds. Place the scones on<br />
the prepared tray.<br />
Sprinkle with the sugar. Bake<br />
for about 20min.<br />

issues for new candidate<br />
Avonhead resident Dr Laly Samuel will be<br />
standing as an independent in the upcoming<br />
local body elections, vying for a seat on the<br />
Christchurch City Council for the Waimairi ward<br />
and one of two seats on the Community Board for<br />
the Waimairi/Fendalton/Harewood Ward .<br />
An academic and scientist, Dr Samuel has<br />
gained extensive international experience and<br />
recognition, with awards including the Garshom<br />
International Award she received in Norway in<br />
2019. She was also named as one of the finalists<br />
in the Women of Influence Award – International<br />
category New Zealand in 2015.<br />
Originally from India, Dr Samuel moved to<br />
New Zealand with her husband and two children<br />
in 2002. Prior to that they lived in Japan for <strong>11</strong><br />
years, where Dr Samuel worked as a scientist and<br />
undertook post-doctoral study.<br />
After three years in Wellington, during which<br />
Dr Samuel was a team leader at the Measurements<br />
Standards Laboratory of New Zealand (MSL)<br />
under the Crown Research Institute, Industrial<br />
Research Ltd , she moved to Christchurch where<br />
she continued her job with MSL under Callaghan<br />
Innovation, a role she held until 2016, before<br />
deciding to take a break from her professional life.<br />
Always part of her busy schedule, community<br />
work now has an even stronger focus for Dr<br />
Samuel. This involves assisting Indian immigrants<br />
to settle into New Zealand life. She is active in her<br />
local church, St Christopher’s, and along with her<br />
husband helps the Kerala community group with<br />
personal and cultural matters.<br />
She is also a member of the Christchurch<br />
Multicultural Council and the Christchurch<br />
International Group.<br />
With her scientific and management<br />
background, her experience with ethnic<br />
communities, as well as her commitment to<br />
helping the community, Dr Samuel believes that<br />
she will be a competent candidate.<br />
If successful, her main focus will be on<br />
removing chlorination from the city’s water,<br />
with reducing the city’s carbon footprint also an<br />
important issue for her. She supports the new<br />
stadium but was disappointed that solar panels<br />
were not included in the design.<br />
“I am also against the 1.4 per cent annual rate<br />
increase that Christchurch people will have to pay<br />
to fund the stadium’s construction. I believe the<br />
government should contribute more.”<br />
The situation Bromley residents are dealing<br />
with also concerns Dr Samuel.<br />
“The odour and pollution being created is<br />
affecting not just Bromley, but many parts of the<br />
city, and the toxic particles can cause health issues.<br />
“With my international scientific and<br />
management experience, I believe I could<br />
contribute a lot to council committees dealing<br />
with issues like these, and many others.”<br />
Her campaign strategy will include meeting<br />
with people as she believes it is important to<br />
interact with people and discuss their issues.<br />
“I already know a significant number of people<br />
in the Waimairi Ward, and I look forward to<br />
meeting many more, and going on to represent<br />
them after the election.”

Satisfy your craving for chocolate<br />
Chocolate caramel<br />
almond slice<br />
Serves 10<br />
Ingredients<br />
250gm butter, softened, place in<br />
mixer with:<br />
1½ cups brown sugar (firmly<br />
packed)<br />
½ cup caster sugar<br />
2 eggs<br />
2 teaspoons vanilla essence<br />
1½ cups flour, sifted with:<br />
½ teaspoon baking soda<br />
½ teaspoon nutmeg<br />
240gm (2 x 70gm packets) jersey<br />
caramels (leave whole)<br />
2 x 70gm packets blanched<br />
almonds (leave whole)<br />
1 x 200gm block dark chocolate<br />
(broken into squares)<br />
Directions<br />
Cream butter and sugars, beat<br />
in eggs and vanilla essence. Stir<br />
in dry ingredients, then jersey<br />
caramels, almonds and chocolate<br />
squares.<br />
Spread mixture evenly into<br />
large springform pan that has<br />
been well greased and lined with<br />
four thicknesses of baking paper.<br />
Bake at 180 degrees C for<br />
50min, turn oven off, check<br />
to see if completely set, if not,<br />
leave in for another five minutes,<br />
remove from oven.<br />
When completely cold, cut.<br />
Chocolate cinnamon and<br />
pumpkin seed cookie<br />
brittle<br />
Serves 6 to 8<br />
Ingredients<br />
<strong>11</strong>3gm butter, place in large<br />
casserole dish and melt<br />
½ teaspoon cinnamon<br />
28gm chocolate (chopped into<br />
small pieces)<br />
½ cup sugar<br />
¼ teaspoon vanilla essence<br />
1 Egg<br />
1/3rd cup flour (sifted)<br />
½ cup pumpkin seeds<br />
Directions<br />
Add cinnamon to melted butter<br />
and stir, add the chocolate<br />
and stir until melted. Stir in<br />
sugar, vanilla essence and egg<br />
until smooth.<br />
Stir in the flour and beat well.<br />
Pour into small springform<br />
pan that has been well greased<br />
and lined with four thicknesses<br />
of baking paper and even out the<br />
top, scatter the pumpkin seeds<br />
evenly over the top.<br />
Bake at 190 deg C for 10min<br />
or until the brittle is just set.<br />
When cold cut or break into<br />
rough pieces like a nut brittle.<br />
Chocolate muffins<br />
Serves 6 to 8<br />
Ingredients<br />
50gm dark chocolate<br />
1½ cups plain flour<br />
2 tbsp cocoa powder<br />
1½ tsp baking powder<br />
½ cup cane sugar<br />
100gm butter, melted<br />
1 cup milk<br />
1 egg, lightly beaten<br />
Directions<br />
Preheat the oven to 200 deg C.<br />
Lightly grease a six-hole muffin<br />
pan.<br />
Cut the chocolate into six<br />
even-sized pieces.<br />
Sift the flour, cocoa and baking<br />
powder into a bowl. Stir in the<br />
sugar. Combine the butter, milk<br />
and egg. Stir into the dry ingredients<br />
until just moistened.<br />
Fill ⅓ of the muffin cups with<br />
the batter.<br />
Add a chocolate piece to<br />
each. Cover with the remaining<br />
batter. Bake for 20min, until<br />
they start to come away from the<br />
sides.<br />
Cool on a wire rack. Great<br />
topped with chocolate icing.<br />
Chocolate, honey and<br />
nut slice<br />
Serves 10<br />
Ingredients<br />
Base – 340gm butter, place in<br />
mixing bowl with:<br />
1½ cups sugar<br />
1 teaspoon vanilla essence<br />
3½ cups flour, sifted with:<br />
½ cup cocoa<br />
2 teaspoons baking powder<br />
Directions<br />
Cream butter and sugar, add<br />
vanilla essence and beat again.<br />
Stir in flour/cocoa/baking powder.<br />
Press into largest springform<br />
pan that has been well greased<br />
and lined.<br />
Bake at 180 deg C for 30min.<br />
Make topping when base is<br />
almost ready to come out of<br />
oven:<br />
Topping – 200 gm butter, place<br />
in large casserole dish with:<br />
1 cup sugar<br />
1 cup liquid honey<br />
4 cups mixed nuts, place in<br />
large bowl and mix with:<br />
800gm cark chocolate<br />
Heat butter/sugar/honey for<br />
10min until reduced.<br />
When base comes out of oven,<br />
sprinkle nuts/chocolate over top,<br />
then pour butter/sugar/honey<br />
over nuts/chocolate.<br />
Leave to go completely cold<br />
and set.<br />
Remove from springform pan<br />
and cut into wedges.<br />

Have you ever gone past a line<br />
of people and wondered what<br />
exactly they were waiting for,<br />
especially when the conditions<br />
for waiting were uncomfortable?<br />
It was either unbearably hot or inclement,<br />
yet the line continued to grow, confirming<br />
the belief that some things are worth<br />
waiting for.<br />
There’s a psychology to waiting and<br />
it’s been studied as part of business<br />
management and client services, with<br />
some of the most significant findings<br />
coming from Harvard Business School<br />
professor David Maister.<br />
I’m interested in his studies because one<br />
of the most common statements I’m<br />
hearing in the current market is “we’re<br />
waiting” … for the right home, right<br />
time, right price, the right circumstances.<br />
Everything has to be perfect and yet the<br />
chances of perfection, I’ve learnt from<br />
experience, are rare and that wait can<br />
become an infinite one.<br />
Waiting is one of the most dominant of<br />
human frustrations, so it makes sense<br />
to identify what makes the wait more<br />
acceptable.<br />
Here are some of his findings:<br />
1) The more valuable the service, the<br />
longer you’ll wait.<br />
An easy example of this is that people<br />
will wait longer for a doctor to attend to<br />
them than they would a shop assistant,<br />
perceiving the doctor’s service to be<br />
more valuable and deeply integral to their<br />
wellbeing.<br />
Equally, in real estate clients will wait for<br />
the right consultant to manage their<br />
property needs in the knowledge that<br />
this could give them an advantage by<br />
reaching more buyers, having their price<br />
expectations upheld through superior<br />
negotiation skills and giving their<br />
properties a better profile. There’s literally<br />
a ‘waiting list’ of clients for consultants of<br />
this calibre, and it makes sense to want to<br />
work with them.<br />
Some factors make waiting feel even<br />
longer and this realization gives the<br />
service industries – and real estate is<br />
one of these – a chance to rectify this<br />
inconvenience.<br />
2) Uncertain waits are longer than<br />
quantified ones.<br />
Someone who knows that their wish<br />
list home is coming to the market in<br />
approximately one month’s time is more<br />
likely to wait knowing this is definitely<br />
happening versus never having an actual<br />
timeframe communicated to them. The<br />
lesson here is consistent communication<br />
by an agent to keep in touch with their<br />
clients around timeframes – and for<br />
those clients wanting to be notified to<br />
show loyalty and commitment to that<br />
consultant. It’s a two-way street with<br />
significant benefits to both parties.<br />
Here’s a final ‘waiting’ scenario that also<br />
gets played out regularly and affects most<br />
of us:<br />
3) Unfair waits are longer, much longer<br />
than equitable ones. Here’s the scenario.<br />
You’re waiting to be attended to and the<br />
service you receive (or hope to receive) is<br />
interrupted by someone’s phone call. The<br />
sense of unfairness this engenders can<br />
make the wait intolerable and I wonder<br />
how much business is lost chasing the call<br />
over helping the actual person standing<br />
in front of you. I personally struggle with<br />
this the most and will usually move on if I<br />
find myself in this situation.<br />
So, what are you waiting for? What lines<br />
are you physically or figuratively standing<br />
in? I’m currently waiting for spring; I’m<br />
waiting for a full office without the burden<br />
of excessive illness. I’m not waiting for the<br />
market to change greatly for some time,<br />
but I am working with the awareness that<br />
it will, as they always do. So you’re aware<br />
of the most recent market statistics, I can<br />
tell you that 491 properties sold in June,<br />
averaging 33 days on the market and for<br />
an average price of $700,000.<br />
If you’re waiting for that right time, place<br />
or home, know that it’s out there and the<br />
right person will guide you to it.<br />

Commissioner (OPC) has<br />
now begun the process of<br />
using mystery shoppers in the<br />
private rental sector to monitor<br />
property managers and their<br />
activities. The process began in<br />
March <strong>2022</strong>, and the OPC are<br />
now checking on how property<br />
management organisations are<br />
operating within the private<br />
sector. Effectively, using<br />
mystery shoppers, the OPC<br />
is checking whether property<br />
managers are asking for the right<br />
information, at the right time, in<br />
line with the privacy principles<br />
defined in the Privacy Act 2020.<br />
While the report I have read<br />
talks specifically on their audit<br />
on property management<br />
companies, it seems likely that<br />
they will also be calling private<br />
landlords who are advertising<br />
their own properties as well.<br />
The OPC has the right – if<br />
landlords or property managers<br />
are found to be in breach of the<br />
Privacy Act – to issue warning<br />
letters, access directions,<br />
compliance notices, referral<br />
to the Human Rights Review<br />
Tribunal, publicly naming<br />
a company, or making<br />
a complaint to the Privacy<br />
Commissioner.<br />
Do you know and understand<br />
what you can and cannot ask a<br />
potential tenant and at what stage<br />
you can ask them? Did you know<br />
you are no longer authorised to<br />
request all the information at<br />
once, it is instead a process with<br />
several steps involved?<br />
