DigiBuild Raises $4M Seed to
Fix Construction Supply Chains
The round includes high profile investors YCombinator,
Draper Associates, Picus Capital, and Harvard
Construction is one of the largest and oldest markets in
the world. Projects involve many stakeholders that bare
significant cost and risk. McKinsey estimates that the average
construction project is 80% over budget and 20 months behind
schedule. The number one reason for that failure is supply
chain and material management issues.
DigiBuild is working to change that. Their goal is to digitize the
fragmented and tedious workflows involved in managing and
procuring building materials. They’ve created an easy-to-use
software platform that automates finding, ordering, tracking
and managing materials needed on a construction project. The
platform includes innovative features like Predictive Scheduling
which produces “Must Order by Dates” that guarantees
contractors have the material they need on time to meet their
job schedules.
The company announced the $4 million seed round with
investors: YCombinator, Draper Associates, Harvard University,
Picus Capital, Bluefield Capital (2x), Cathexis Ventures, MH
Carnegie, YC Alum Fund, Emerging Ventures, Chain Reaction
and more. The round included strong signals from construction
heavy hitters such as investments from the cofounders of
contech unicorn PlanGrid (YC W12, acquired $875M by
Autodesk) and Build Technologies, a venture fund of major
construction companies.
DigiBuild’s main product is DigiProcure, the material
management solution. Using this tool, customers are reporting
powerful results such as cutting material management (change)
hours in half, saving hundreds of thousands with better material
pricing, and reducing contractor schedule misses by 90%.
The Miami based company also offers DigiEndeavour, a general
construction management offering comparable to the industry
leading solutions.
Of note, multiple industry leaders like Procore have been
rumored to have explored investment in DigiBuild. CEO Robert
Salvador commented of those offers “we appreciate the interest
of the construction-tech industry’s trail blazers in the in us. We
closed the round before they had a chance to finalize investment,
but we look forward to working with them in the future”.
The company seems well-positioned to succeed in this lucrative
market segment. DigiBuild has a well-qualified team of leaders
who have managed over $5 billion in construction projects and
an experienced engineering team. Robert Salvador, Cofounder
and CEO, previously founded a construction company that
worked nationwide and was recently named one of Crain’s
Chicago Business’ “25 Rising Stars in Tech”. He is a frequent
speaker for construction organizations like BuiltWorlds and
The Construction Institute. Cofounder and COO April Moss
provides operational and customer success leadership having
been an executive that built teams for large companies such as
P&G, Starbucks, and Acosta Sales & Marketing.
As part of the near-term roadmap, DigiBuild will look to expand
their DigiProcure offering to additional trade contractors
and general contractors as they become the trusted material
management software for the construction industry.

The project requires the installation of small cellular antennas within
common areas of the hospitals. A number of Omni/Panel antennas and
associated equipment will be installed legally-specified areas.
As a result, the cellular base station is communicating with subscriber
cell phones and directing them to transmit with sufficient power to
be received without blocking other subscribers’ signals. By placing
antennas inside safe areas of the hospital, subscriber phones will
transmit with lower power when used near the new antennas in the
hospital.
Cellular providers place their new equipment in a hub where hospital
Wi-Fi, computer, and telephone equipment already exist. The
providers then connect to the new distributed antenna network. The
system is coordinated with competing cellular companies using the
same antenna system.
LEED Projects – Path to Energy-Efficiency
ELECTRICAL DESIGN IMPROVES
FIRST RESPONDER AND
HEALTHCARE COMMUNICATIONS –
ENERGY-EFFICIENCY A PRIORITY
By John Whitcraft, PE, CLD, LEED AP BD+C,
President of Whitcraft Engineering Solutions, Inc.
Los Angeles is home to nearly 4 million people and also home to
Dodger Stadium, L.A. Memorial Coliseum, Griffith Park and Griffith
Observatory, Walt Disney Concert Hall, The Getty Center, Hollywood
Walk of Fame, and multiple professional sports teams that draw
thousands of spectators each year. LA seems to offer something for
everyone – including challenging and fulfilling design work for those of
us in the construction and design industry.
Los Angeles Regional Interoperable Communications System
(LA-RICS)
I’m honored to have contributed my electrical design services for
several LA-based projects by upgrading the radio and broadband
communications for first responders across Los Angeles County. I was
the engineer of record for the design of cellular radio power at three
hospitals in Los Angeles and multiple police and fire stations.
Cell Towers Improve San Diego Hospitals’ Communication
Currently, I’m designing cellular base transceiver stations to be
installed at four hospitals that are part of Scripps Health: Scripps
Mercy Hospital Chula Vista, Scripps Mercy Hospital San Diego, Scripps
Green Hospital Radiation Therapy Center, and Scripps Memorial
Hospital Encinitas. The project team includes hospital maintenance
staff, Crown Castle (antenna system owner), Mitchell J Architects, and
Whitcraft Engineering Solutions, Inc.
Previously, cell phones were prohibited inside hospitals for fear of
disrupting hospital communication/telemetry to patient equipment
and nurse-call systems. With the introduction of safe areas for
antennas and associated equipment, disruption is no longer a concern.
14 CONSTRUCTIONMONTHLY.COM
Many Los Angeles-based organizations are highly committed to
energy-efficiency in their construction, expansion, and remodeling
projects. With my LEED (Leadership in Energy and Environmental
Design) AP BD+C credentials, I am recognized as an expert in energyefficiency.
The AP BD+C designation is an advanced accreditation for
LEED experts who are knowledgeable about and actively working on
green building and LEED projects and is a professional accreditation
program overseen by the U.S. Green Building Council, which is also
responsible for certifying LEED-eligible buildings.
To achieve LEED certification, a building project earns points
by adhering to prerequisites and credits that address carbon,
energy, water, waste, transportation, materials, health, and indoor
environmental quality. Projects submit to a verification and review
process by Green Business Certification, Inc. (GBCI) and are awarded
points that correspond to a level of LEED certification.
LEED-certified buildings in Los Angeles include University of California
Los Angeles, the AON Center, and recording center Cherokee Studios.
California Leads the Nation in Clean Energy Projects
The California Energy Commission states, “California is leading the
nation toward a 100 percent clean energy future and addressing
climate change for all.” The Energy Commission develops and
mandates programs that use renewable energy, offers incentives for
energy technology installation and renewable energy grants, and
ensures that the efforts benefit all Californians.
In addition to encouraging energy-efficient commercial buildings,
California is now rewarding home builders who chose all-electric
systems and appliances, instead of gas. Recently, the Building Initiative
for Low-Emissions Development (BUILD) Program was developed to
reduce greenhouse gas emissions and expand access to affordable
all-electric buildings to include those most vulnerable to pollution
and climate change. “Buildings are a major contributor to California’s
[greenhouse gas] emissions, emitting a quarter of the state’s GHG…”
states a March 2022 press release. “Programs like BUILD are essential
to moving the market on new climate solutions while ensuring all
Californians benefit through targeted investments,” according to
CEC Commissioner J. Andrew McAllister. A few details on the BUILD
program include the following:
The BUILD program design was developed by the CEC in
collaboration with the California
Public Utilities Commission and is based on extensive stakeholder
engagement and input.
Incentives are limited to $2 million per applicant. Applicants
must be constructing new single- or multi-family homes in which
Honoring Our Warriors
With a mission to create safe
and beautiful cottages for
injured military veterans, the
Warrior Foundation Freedom
Station was founded in
2004. I volunteered in
2016 to be part of an
electrical design project at
the original WFFS campus
on 28th St. in the Golden
Hill neighborhood of San
Diego, which was officially
dedicated on May 29,
2020 (Warrior Foundation
Freedom Station II).
Affectionately known as The Home of the Brave, this remodeled
group of cottages, circa 1920, supports the mission to help United
States warriors successfully progress from military service to
civilian life. One cottage was dedicated to my wife and me with
the official designation reading: “This cottage made possible by the
generosity of John and Connie Whitcraft, Whitcraft Engineering
Solutions, Inc.” because of my pro-bono electrical design work on
Freedom Stations I and II.
Electrical Design Work – The Details
I designed and negotiated the details of the electrical
specifications, working with two architects and two general
contractors on Freedom Station II. After measuring and taking
notes on my initial site walk, I created an electrical sheet for
site information, one sheet for power connections to each floor
of the cottages, a single line (schematic) diagram, power load
calculations, panel schedules, lighting layouts, power layouts for
each cottage, Title 24 energy requirements documents, general
notes, and an SDG&E power service request form. The main issue
was complying with the California Electrical Code, Title 24 and
the California Green energy codes, while keeping equipment costs
affordable. Fortunately, my years of experience served me well.
I am especially proud of advancing fire protection and electrical
safety in these remodeled buildings that have modern appliances
and use low-energy lighting.
Supporting Military Veterans –
I highly recommend volunteer work to other design engineers
and architects, especially projects that enhance the lives of
people who have protected our freedom. “Freedom makes a
huge requirement of every human being. With freedom comes
responsibility.” (Eleanor Roosevelt)
electricity is the only fuel for space heating and cooling, water
heating, cooking, and clothes drying. The program also requires
that the housing lower residents’ utility bills.
The program funds between $1,000 and $3,000 per bedroom.
Incentives vary by building design and climate zone and are
based on the estimated amount of GHG saved by opting for
all-electric construction compared to a mixed-fuel development
that might use natural gas for heating, for instance. Projects that
further reduce GHG emissions with specific technologies—such
as electric vehicle (EV) charging stations or appliances using
refrigerants with low global warming potential—can qualify for
additional reimbursement.
Selecting an Electrical Engineer Who Adheres to California’s Energy
Rules and Regulations.
California’s proactive energy laws, rules, and regulations can be
overwhelming for construction industry leaders. The American
Institute of Architects (AIA) California offers useful advice in its web
posting, “What You Can Do Right Now: Electrify Everything” (Feb.
2021). According to architects Scott Shell, Henry Siegel, and Joel
Stout: “If you are designing a new building, work with your engineers
to analyze and propose all-electric equipment and appliances rather
than gas equipment and appliances. If you are rehabilitating existing
buildings, analyze the costs of ‘fuel switching’ to all electric equipment,
[which] may be limited by the size of the electrical equipment, but
rebates are available for fuel switching.”
AIA is a trusted, high-profile organization where I have held a
membership for several years. In one of my AIA blogs, I wrote,
Streamlining Title 24, CalGreen and the Code Adoption Process with
Effective Software, to share with other members. I was also interviewed
about how to select the right electrical engineer – one who strictly
adheres to the latest California codes and laws. Here are excerpts
from the article, Electrical Engineer Advises on Selection Process:
Specific experience and credentials are important, of course, and
so is good communication between the engineering consultant
and the construction decision-maker. The engineer should inform
the construction executive about the importance of complying
with Title 24, California’s building energy efficiency standards,
even if it results in a delay or increased costs. While staying on
budget is important, it’s vital to adhere to the law.
At the same time, the construction decision-maker should make
sure that the electrical engineering contractor is current on legal
requirements. Helpful link to 2022 Title 24 California Code
changes: Title 24 CA Code Changes.
Software Recommendations
In my opinion, Bluebeam Revu workflow and construction
management software is my top choice. It works within AutoCAD
as a high-quality PDF creator and has the ability to count
reference points with a certain shape or label, as well as create
tables or schedules of lighting fixtures, skylights, and other
construction materials. Bluebeam Revu software also helps with
a wide variety of documents, such as construction and electrical
drawings, plan check comments, supplier cut sheets, and technical
specifications.

Many in the construction industry consistently make the same mistakes that kill their opportunity. There are many common
errors and mentalities that hinder sales success. We’ll put a light on these problems and give the behaviors that counter
them. Make sure your approach to the customer base is the most effective possible. These errors are often made without

PuzzleHaus
PuzzleHaus structures are a new type of environmentally
efficient small House used as accessory dwelling units
or similar, made from 3 Dimensional blocks. These
blocks are portable, which allows end users to assemble
the House if they choose. In addition, the mechanical,
electrical, and plumbing fittings are embedded and
preinstalled within the appropriate blocks to facilitate
quick installation and create healthy air and efficient
lighting.
34 CONSTRUCTIONMONTHLY.COM
Most conventional building methods are dilapidated,
Expensive, inefficient in Energy consumption and
Complexity, and unnecessarily time-consuming. The
construction process includes the design phase, high
general contractor and labor fees, permitting and
materials selection, and the deliveries of many separate
trades and many supplies to the site. The majority of
currently constructed structures are permanent, Heavyweight,
and often combustible... (About 80% of detached
homes use timber elements) Due to global warming
and drought, hundreds of homes (as we have seen in
recent years) are subject to fire hazards all over the US,
especially in California, which is increasing yearly.
Qastic, as a design practice in collaboration with
structural engineers of Nast Enterprises, proposes a
portable, easy-to-assemble & reusable series of blocks
that interconnect and make an efficient and perfectly
attractive unit with a beautiful minimalist design.
The PuzzleHaus Prefabricated blocks are lightweight
& resilient. The product is reusable; however it was
designed to have a comparable end-of-life cycle as
conventional buildings. There is significant energy saving
in prefabrication and orderly delivery of the PuzzleHaus
blocks. The total cost of this unit is lower than the full
price of building the duplicate square footage through
traditional construction. As a reusable prefabricated unit,
it is indeed an environmentally friendly option. Upon
request, we provide installation instructions so that a
typical end user could potentially assemble the House
themselves in a very timely matter. Since the mechanical,
electrical, and plumbing fittings are embedded within the
specifically designed panels, though they are not visible
yet accessible for repair or replacement purposes.
PuzzleHaus is agile and innovative and can potentially
present many business opportunities, ranging from
temporary to permanent applications, as below.
• Accessory Dwelling Units: Backyard and rental
structures.
• Home: Modern, affordable homes built in a
fraction of the time. Environmentally friendly, noncombustible,
and zero waste.
• Home Office: Home offices redefine the traditional
concept of home and office in a world where the two
are intertwined.
• Vacation Home: Affordable vacation spots extend the
opportunity for access to people who otherwise may
not be able to afford them.
• Schools: Quick, easy-build, high-quality schools
for deployment anywhere, particularly suitable for
emerging markets and regions in conflict or struck by
natural disasters.
• Hospitals: Easy-assembled hospitals deployed
anywhere in short notice, particularly suitable for
SPECIAL LOS ANGELES SHOW EDITION 2022 35
emerging markets, regions without access, or areas of conflict or
natural disaster.
Current Design Stage:
1. Puzzle Haus Blocks concept are Full designed for use in Small
Homes, Additional Dwelling Units, and Covered Patios, a few
prototypes have been installed and tested.
2. Further improvements and developments are in progress for
temporary and semi-permanent installation, including home
office, schools, and emergency/hospitals.
3. Many concept communities have been studied in preparation for
ongoing proposal for PuzzleHaus for ad-huck communities and
vacation homes needs within the city of Los Angeles.
At an early stage of a production line formation and having a
couple of full-scaled permitted and built prototypes, the engineers
are planning to absorb Resources for Realizing their Mission as an
expanding factory.

2. Operational Partnership
We seek to partner with investors who share our
passion and are interested in working with us beyond
just a financial contribution. We would love to work
with investor developers who have land or spaces that
they would be interested in deploying for Puzzle House
projects.
With all inflations in the construction industry and rising
costs in materials and labor, the designers believe that
incorporating the manpower of the community of end
users in the building process is hugely beneficial to keep
the construction cost affordable. The PuzzleHaus idea
would encourage the end users to build their spaces
based on the culture of DIY (do it yourself) more than
ever. This journey would turn the building process
freindlier, memorible, fun, and something meaningful and
beyond normal construction.

SPECIAL LOS ANGELES SHOW EDITION 2022 41
Second Phase of Construction
Starts at Vermont and
Manchester, Bringing Hope and
Renewal To South Los Angeles
Los Angeles, CA, August 3, 2022 – At the corner of Vermont and
Manchester avenues, a lot that has been left vacant and blighted
since the 1992 Los Angeles Civil Uprising, construction has started
on Evermont. The new mixed-use development will deliver 180
affordable homes for seniors and families, retail stores, a transit
plaza, and a Metro training facility. Co-developers BRIDGE Housing,
the Coalition for Responsible Community Development (CRCD),
and Primestor Development came together to address the needs
of a historically marginalized and under-resourced neighborhood,
where 78% of residents earn low to moderate incomes.
Since 2018, the development team has engaged deeply with the
community to create a shared vision for the site, including its name:
“Evermont.” The name was chosen to honor the evolving legacy
of South Los Angeles and celebrate a future of new possibilities.
Construction at Evermont is anticipated to be completed in 2024.
“Evermont is a promise kept to the surrounding communities
of Vermont and Manchester that I am proud to represent.
Reaching the construction stage has been a herculean lift and
true collaboration that exemplifies the strength in public-private
partners,” stated Los Angeles County Supervisor Holly J. Mitchell.
“As these buildings rise from the ground, we are not only creating
physical spaces that will redefine our communities, we are
also investing in good paying jobs and sustainable community
development that will directly impact the lives of our residents.”
The residential component, led by BRIDGE Housing and CRCD,
consists of Vista@Evermont, which will offer 62 permanent
supportive housing apartments for seniors who have experienced
chronic homelessness, and Luminus@Evermont, which will feature
118 affordable homes for families with low incomes, including 60
permanent supportive housing units. Permanent supportive housing
combines affordable housing with wraparound health, behavioral
health, and social services to serve people who have experienced
chronic homelessness.
Ken Lombard, President and CEO, BRIDGE Housing commented,
“Evermont will deliver a quality solution that includes affordable
and permanent supportive housing with the services people need
to thrive. In keeping with our mission, Evermont goes beyond
housing to provide the retail, transit and education and jobs that
lift up neighborhoods. We’re proud to team up on this innovative
development that will create benefits for generations to come.”
“30 years after the LA Civil Unrest, we are excited to be a partner
in the development team bringing affordable and permanent
supportive housing and services to the Vermont Manchester
project,” said Mark Wilson, President and CEO of the Coalition for
Responsible Community Development. “CRCD is committed to
42 CONSTRUCTIONMONTHLY.COM
providing resources and revitalizing neglected communities in South
Los Angeles. As a South LA native and local nonprofit leader, CRCD
will be responsive to the community through active engagement
and providing quality, affordable housing, and support services so
residents can thrive.”
On the ground level, retail partner Primestor is creating more than
64,000 square feet of commercial space that will be anchored by
Target and will include additional complementary retail use, with
a focus on local businesses. The retail and commercial space will
generate an estimated 155 full-time jobs; in the meantime, through
a local-hire program, the construction of Evermont itself will
provide an estimated 120 new job and training opportunities for
the local workforce.
“Primestor was founded 30 years ago as a response to the 1992
Civil Unrest; and for those last 30 years, the land at this intersection
has been a reminder to the community of those traumatic
days, and its aftermath,” commented Leandro Tyberg, President
and Co-Founder, Primestor Development. “Being a part of the
Evermont development is a sincere honor and privilege, as well as a
tremendous responsibility. We are committed to doing our part to
help our underserved communities have home-grown leadership,
self-representation, safety, unprecedented opportunity and access
to meaningful jobs, essential retail services, and quality housing.”
Located along the Vermont Corridor, the site is home to the second
busiest transit stop in the entire Metro system. Additional key
features of the development include a new, landscaped public
transit plaza located on Vermont Avenue, plus improved pedestrian
and cycling connections to other community facilities. The future
LEED Certified facilities will be connected by a 22,000-square-foot
plaza with a five-story parking structure to serve both commercial
and residential tenants.
Financial partners include JPMorgan Chase Bank, Los Angeles
County Development Authority (LACDA), County of Los Angeles
Measure H, Citibank N.A., Los Angeles Housing Department (LAHD)
Proposition HHH, California Department of Housing & Community
Development (HCD), US Bank Trust Company, National Association,
Enterprise Community Investment, California Strategic Growth
Council, Federal Home Loan Bank of San Francisco, Genesis LA, Los
Angeles Development Fund, and TELACU.
Evermont was designed by California-based TCA Architects.
Walker Consultants designed the parking garage, and the general
contractor is Suffolk. Oversight and construction management for
the 4.1-acre development site is being provided by international
construction consultants, Cumming Group.
Earlier, the first phase of construction saw the development of
the SEED School of Los Angeles, the county’s first public charter
boarding school that prepares students for careers in transportation
infrastructure, STEM, and the humanities. The school broke ground
in October 2020 and will welcome its inaugural class in August
2022.

will bring needed retail services and economic opportunities to
this severely distressed and chronically underserved community
in South LA.”
• Cécile Chalifour, Managing Director, Community
Development Banking, Chase: “We’re proud to provide
financing to support the development of the Evermont, a
particularly complex project with three separate developments
which will bring affordable housing to our community’s
families and local seniors who are in need of a steady roof over
their heads, especially in these uncertain times. By working
with industry leaders like BRIDGE Housing and Primestor,
we’re able to help communities like Vermont & Manchester
build a future that addresses the need for affordable
housing, but also provides essential services and creates
sustainable transportation links that will be critical to help this
neighborhood grow and thrive.”
• Gustavo Velasquez, HCD: “HCD is proud to be a small part
of this giant accomplishment by providing funding from
several programs we administer,” said Gustavo Velasquez,
Director, California Department of Housing and Community
Development. “We commend all parties involved for their
collaboration and commitment to provide quality affordable
housing for those who need it. In addition, we’re excited to
see future residents will also have the supportive services they
require in a project that supports the state’s greenhouse gas
reduction goals and creates healthier, more livable communities
for Californians near the amenities they need.”
• Lynn von Koch-Liebert, Executive Director, California
Strategic Growth Council: “The Evermont affordable housing
development provides a wonderful example of the sustainable
and integrated development that can be achieved through
innovative partnerships. These homes will be affordable, near
transit, and will feature amenities that the community can
enjoy. Congratulations to BRIDGE, CRCD, Primestor and all the
project partners for getting the project to this point, ready for
construction.”
• Richard Gerwitz, Managing Director, Citi Community Capital:

neighborhood and revitalize the surrounding community.”
• Philip Porter, Vice President, Originator, Housing Credit
Investments, Enterprise: “Enterprise is grateful for the

1990s.”
• Ken Summers, General Manager of Suffolk Los Angeles:
“Suffolk is committed to delivering much-needed housing to
residents across Los Angeles as efficiently as possible. We’re
proud to contribute our construction expertise to such an
important project that’s helping to drive equitable change in
South Los Angeles and beyond.”
• Mike Harvey, Project Manager, Cumming Group: “As the
Vermont Manchester Transit Priority Project reaches this
momentous stage, we are excited to bring this much-needed
affordable housing and retail space to life to help support the
local community. This project has been a beacon not only for
the community, but us as an organization as well. We hope
collaborative projects like this continue to bring together
communities, local governments, and private developers so we
can serve as shepherds in revitalizing our neighborhoods.”
