the updated modern appliances we need, this home<br />
is a decor-lover’s dream, one conjured up by F.H.<br />
Perry Builder and ART Architects to delight a family<br />

making a move from the suburbs back into the heart of<br />
things in the city. With the right team in place, this gem of<br />
a five-story home in Beacon Hill was not only preserved,<br />
but reformed for the next century.<br />
“For us, it feels like when we’re in these historic<br />
neighborhoods that we are essentially stewards of these<br />
buildings and these fine homes that have been here for<br />
over 10 generations,” said Wade Bergeron, director of<br />
production at F.H. Perry Builder. “There is a certain amount<br />
of humility that comes with that.”<br />
This house, sitting in a row of homes that all look identical<br />
to each other from the outside, was well preserved. It<br />
had all of its original character but was a bit outdated.<br />
Even though the basic proportions of things were already<br />
beautiful, it needed a lot of attention. The idea was not to<br />
put a whole new stamp on it, but to keep the flavor.<br />
The spaces in the main level include an entry hall, main<br />
formal room, library (which doubles as a dining room),<br />
living room in the back with an iron balcony and spiral<br />
staircase leading to the garden patio, as well as a bar that<br />
doubles as a butler’s pantry.<br />
“You open the door and you find this new place, where<br />
you can’t pick out what’s old and what’s new, but it is all<br />
behind a very demure facade,” said Jacob Albert, partner<br />
at Albert Righter Tittmann (ART) Architects.<br />
Each of the spaces has high ceilings and elegantly<br />
proportioned windows, with robust moldings dating back<br />
to the early to mid-19th century. The bar, bearing no<br />
windows, stands out with its high gloss dark paint.<br />
On the lowest level of the original home, between the<br />
kitchen and the sitting room, was a big, boxed-in stairwell<br />
that was more of an obstacle. Once moved under the main<br />
stairway, where it looks like it should have been all along,<br />
the floor’s layout is now one big space with a new kitchen,<br />
eating and sitting areas, and garden access.<br />
“We tried to honor the spirit of the house as it was,”<br />
Albert said. “We wanted to make it better, fresher, and<br />

The lowest level of the home has a kitchen, eating area, sitting<br />
area, and a small laundry room tucked behind the kitchen, all<br />
with clear access to the garden. The goal was for the home to<br />
have a sort of outdoor experience, even when embracing it from<br />
the depths of the kitchen. The home’s back spiral staircase leads<br />
to the garden patio, which is wrapped in warmth and charm<br />
from its juxtaposing vintage-like water fountains to its modern<br />
fire feature and seating arrangement. The perfect entertaining<br />
area for this historic, reformed home.<br />

wonderful space”<br />
But, it wasn’t as easy a task as it sounds, according to<br />
Allison Iantosca, owner and president of F.H. Perry Builder.<br />
“The structural support in the back, all of it was gone when<br />
the rear window wall was removed,’’ she said. “We needed<br />
to rebuild and put new fenestration into place as if it had<br />
always been there.”<br />
Iantosca reveals how addictive the process and end result<br />
of these highly collaborative projects can be, working with<br />
other very talented professionals such as the long standing<br />
firm - ART.<br />
“In those moments of decision, these things come out as<br />
beautiful as they do because of the process behind it…”<br />
she continued. “When you feel such a sense of alignment,<br />
you want to deliver to the beauty and mastery behind it.”<br />

Atranquil home, embraced by the ocean, sits right on the<br />
edge of the North Shore. The best part of building it?<br />
Working with the homeowner, said Thad Siemasko,<br />
Founding Principal of SV Design. “The client was<br />
open to looking at the home in a less traditional way<br />
which was refreshing and added an element of fun to the<br />
process,” he added.<br />
Finished in February 2018, Siemasko said this project took<br />
about a year and a half to complete. When he first saw<br />
the location, it was an artist’s home with an attached work<br />
studio, hugged by a meadow overlooking the sea.<br />
Something about the existing architecture’s lower structure<br />
looked like part of the ground, “in a good way,” he said.<br />
“We wanted to maintain that idea, low and tranquil like it<br />
was before.”<br />
The transition from outside to inside needed to feel<br />
natural, which is why the exterior of the home, facing the<br />
sun, is covered in massive windows. That concept led to<br />
what Siemasko calls a “design by accident.”<br />
Local zoning laws required a connection of the spaces<br />
and SV Design crafted a solution. They were to create<br />
a multipurpose, underground tunnel that connected<br />
the main house to the guest quarters located in the<br />
outbuilding; a former working art studio. “It turned out to<br />
be quite valuable to how the home operates,” he added.<br />
As you enter the home, seamless transitions are ever<br />
apparent from one living space to the other. The home<br />

appears bold in its form, but is softened by neutral and<br />
natural materials, which blend harmoniously from every<br />
angle into its surroundings.<br />
The home’s visual calmness is strengthened by the natural,<br />
masculine materials used throughout. A perfect example<br />
of that is the design of the kitchen, made possible by<br />
Venegas and Company.<br />
Donna Venegas, owner and creative director of the kitchen<br />
design company, is often teased that her kitchens don’t<br />
always look like kitchens. “The design for this one was no<br />
exception,” she said.<br />
“We developed many of these finishes specifically for this<br />
project,” she continued. “The finishes were to be textural<br />
and subdued to convey an organic modern sensibility.<br />
So instead of the heavy-handed wood species like oak or<br />
walnut, which have very strong and recognizable grains,<br />
we explored alternatives and had a lot of fun with it.”<br />
The kitchen is predominantly a flat cut clear poplar with a<br />
driftwood stain. The anchoring elements of the space plus<br />
the stove hood are a faux metallic in antique nickel silver.<br />
What was achieved is a strong yet tranquil look, highly<br />
desired by SV Design and the homeowner. .<br />
The pantry was a cherry finish, said Venegas. While it has<br />
beautifully soft and subtle grain, it was not the look they<br />
were going for, so they bleached it and stained it in a cool<br />
gray tone.“The result was perfect,” she said.<br />
The minimization of upper cabinets, the designed towers and<br />
below-counter storage were a vision made up by Venegas<br />
and Company after hearing all about the homeowner’s art<br />
collection and dream for natural, sundrenched lighting.<br />
The interconnectedness of this home and how it functions<br />
and feels in its topography is the brilliant marriage of<br />
expert design and construction, brought to life by the<br />
creative and collaborative efforts of all those involved.<br />

The renovation of this Milton home was<br />
designed to maintain its original charm while<br />
adding function for a busy family of five.<br />

In 2020, a young family was looking to renovate key spaces<br />
of their traditional home including the kitchen and primary<br />
suite. They wanted to keep its historic charm while adding<br />
modern functionality to enhance and streamline everyday<br />
living. The renovation respected the vocabulary of the<br />
historic home, a quality they loved, while also ensuring it<br />
felt approachable and livable for their growing family.<br />
“Our approach to the design ensured each space was<br />
customized to meet the family’s needs in a way that didn’t<br />
feel like a departure from home’s updated traditional<br />
aesthetic,” said Roisin Giese, cofounder of Twelve Chairs<br />
Interiors. “Though they’re new, these spaces feel like<br />
they could be original to the home thanks to features like<br />
millwork and architectural details made to match what<br />
already existed from 1895.”<br />
The former kitchen had a large chimney right in the middle<br />
of it. With the help of FBN Construction, the chimney was<br />
removed and an 850-pound steel beam was installed. It<br />
was hidden in the ceiling, making it possible to create the<br />
client’s desired open space.<br />
Removal of the coffered ceiling and radiators, as well as<br />
the installation of radiant-heat flooring, allowed for higher<br />
ceilings and further flexibility for the floor plan. Larger<br />
windows allowed for sunlight to stream into the space.<br />
There was one rare item from the original home that<br />
helped the designers and clients visualize the historic<br />
charm they were dreaming of, and that was the original<br />
floor plans from 1895. They were passed down from<br />
homeowner to homeowner over the last century.<br />

Renovated to function well for a busy family of five, this updated home<br />
has a classic design that is not only beautiful, but inviting and timeless.<br />
The overall goal for the renovation was to preserve as much as possible<br />
from its original details. The archway heading into the primary suite was<br />
replicated from one in another doorway, adding a sense of traditional<br />
consistency, and all<br />
of the doors installed throughout the home were reused. They were<br />
taken off their original hinges and helped transform new locations in<br />
the house.<br />
The mudroom, which is equipped with charging stations in each cubby,<br />
and the kitchen pantry are both dressed in Benjamin Moore’s “night<br />

train” blue. Similar wood finishes can be found throughout the home,<br />
making a statement for things like the built-in shelves and countertops.<br />
Specific visual cues of color lead the home.<br />
“We’ve been doing this for 12 years,” Roisin said. “We’ve created a methodical<br />
approach. Once a client signs on, we need to get started on what<br />
their scope is and priorities are. We look at imagery together and ask<br />
detailed questions about how they want to live when the project is done.”<br />
The client’s priorities for recreating their home included respecting the<br />
vocabulary of its history, while also ensuring it felt approachable and<br />
livable for their growing family. These designers, builders, and artists<br />
went above and beyond to ensure just that.<br />

always been part of the fabric of this historic town.<br />
Embracing the neighborhood’s classic 19th-century New<br />
England roots, this newly constructed gambrel is right at<br />
home in historic Concord.<br />
“The goal was to build a house that looks like it has<br />
always been here,” says Bob Paladino, lead architect and<br />
founder of Mellowes & Paladino Architects. Its white cedar<br />
clapboards and traditional exterior details nod respectfully<br />
to the past, yet the home is fortified with innovative<br />
features that resonate with its modern homeowners.<br />
“The clients were extremely involved,” remarks Paladino.<br />
“They were there every day walking the site with us<br />
and brainstorming various concepts to maximize the<br />
incredible views.”<br />
The house sits on four acres of pastoral landscape.<br />
A winding road bordered by a split-rail fence and a<br />
placid pond can be seen to the East; to the South is a<br />
neighboring farm, complete with a picturesque white<br />
barn and grazing horses.<br />

“You pull up to the house and you are just in awe of the<br />
setting,” says Eric Lien, owner and president of Lien<br />
Enterprises. Lien began working with the design team<br />
early on, advising on-site construction and logistics and<br />
giving rise to a valuable collaboration between builder and<br />
architect. Celebrating the views from the interior of the<br />
home was of primary importance to the owners, who had<br />
relocated from the suburbs to take daily advantage of the<br />
bucolic setting.<br />

“The interior design, like the home’s exterior, was intended<br />
to be classic and timeless, often a primary design objective<br />
at Mellowes & Paladino,” says Emily Coutu, Managing<br />
Principal at Mellowes & Paladino Architects.<br />
The goal of the architect and the owners was to achieve a<br />
versatile open floor plan, maximizing the views and light.<br />
Barbara Kotzen of Kotzen Interiors harnessed the light, airy<br />
atmosphere, washing the space in a clean, beachy color<br />
palette. The kitchen, equipped with two islands, is light<br />
and bright with touches of watery blue.<br />
“The traditional dark floors, detailed millwork with light<br />
colors and pops of color from the artwork, it’s all really<br />
quite striking,” says Eric Lien.<br />
An intimate breakfast nook tucked into a large bay of<br />
windows was a special request from the homeowners,<br />
inspired by one that was in their former home. It’s one of<br />
two that flank the front door of the house, reinforcing the<br />
symmetry of the structure—and perfect for taking in the<br />
scenery over morning coffee.<br />

The circular driveway created more opportunities to enhance the<br />
landscape, which provides a lush welcome, and the X-style railing<br />
above the front door are a signature Paladino design.<br />
Augmenting the home’s traditional interior details are<br />
modern features like a built-in pocketing dog gates and a<br />
golf simulator that fits seamlessly under the rafters above<br />
the garage, thanks to the gambrel roof. The homeowners,<br />
dog lovers and avid golfers, put their trust into the design<br />
and construction teams to tailor their home with features<br />
that fit their lifestyle.<br />

A custom Dutch Door at the rear of the home opens<br />
to a covered terrace with recessed heating elements in<br />
the ceiling for chilly fall nights. A path constructed from<br />
natural granite stones found onsite winds through<br />
ornamental trees, shrubs, meadow grass, and a<br />
perennial garden to a kidney-shaped pool, nestled<br />
amongst surrounding woodlands.<br />
“We mixed old with new here and that was the theme of<br />
the whole project,” Turner says.<br />
The natural fieldstone walking path is the perfect mix of old<br />
and new. Stones from the original home were blended in,<br />
creating a traditional New England vision. It is a peaceful<br />
oasis leading directly to the pool and backyard views.<br />
There is also play between formal and informal, as the<br />
landscape transforms from the front of the house to the rear.<br />
The dream was to design and build a house that drew<br />
inspiration from the pastoral site on which it sits, as well<br />
as the broader New England architectural context that<br />
surrounds it. The result is an instant classic.<br />

Maintaining an Influence<br />
Erin Tubridy Gates has five jobs.<br />
She’s an interior designer, a<br />
longstanding media influencer, an<br />
author, a creator of collections, and<br />
a mother. It all started in 2007, when<br />
she needed a place to catalog all<br />
her design passions and took to<br />
blogging.<br />
Her NY Times bestseller, “Elements<br />
of Style: Designing A Home & A<br />
Life,” was published in 2014 and her<br />
second book, “Elements of Family<br />
Style: Elegant Spaces for Everyday<br />
Life,” hit the shelves in 2019. The<br />
author’s third book is currently in the<br />
works.<br />
Over a decade later, the mother<br />
of two toddlers is the founder and<br />
principal designer of Erin Gates<br />
Design and the creator of the award<br />
winning design blog Elements of<br />
Style. She has two books, one a<br />
New York Times bestseller, and she<br />
designs licensed home accessory<br />
and rug collections, as well as<br />
custom luxury jewelry.<br />
“Each one feeds a very specific part<br />
of my creative side that I feel I need<br />
to explore and express,” Gates said.<br />
“I love the process of designing a<br />
home, getting to know my clients<br />
and working with my team to create<br />
something really special and I also<br />
love the online community I’ve built that is truly rich with<br />
incredible inspiration, support and camaraderie. I express<br />
a lot of my deeper feelings through writing and my books,<br />
blog, and social media allow me to go to that next level<br />
beyond just the aesthetics of the world.”<br />
Growing up with her father as an architectural designer,<br />
Erin learned to love every aspect of the home building<br />
and decorating process from a very young age. The<br />
Connecticut native honed her skill set and worked her way<br />
to where she is now by working in fine art curation, event<br />
planning and for other design firms.<br />

How does Erin keep propelling<br />
forward? Not only is it a thrill for her<br />
to create beautiful products that fill<br />
holes in the marketplace, but she is<br />
honored to have created a business<br />
that employs people, creates<br />
beauty, shares honestly, and inspires<br />
others. Also, she’s secretly fueled by<br />
a deep seeded fear of failure.<br />
“When you wear this many hats (in<br />
addition to being a mother of two<br />
little kids, a wife, a daughter, and a<br />
friend) it can feel like it's impossible<br />
to do it all,” Gates said. “And the<br />
secret is, it is impossible. I try to tell<br />
myself that I can only do so much in<br />
a day and that I have to give myself<br />
time to breathe and reboot or else I'm not as good of a<br />
boss, a creative, or a mother.”<br />
Each day, Erin makes sure to workout, eat well, and spend<br />
some time escaping into a book. Most importantly, she<br />
takes time to reflect on and enjoy all of her successes.<br />
What’s next for her? Well, the longstanding influencer,<br />
in a world full of them, still has more<br />
boxes to check. She<br />
has two more licensed<br />
collections launching<br />
in <strong>2023</strong> and goals for a<br />
fabric line, fashion line,<br />
opening a real estate/<br />
development arm of the<br />
business and eventually<br />
opening a retail<br />
storefront in Wellesley.<br />
And of course, finishing<br />
her third book.<br />
“It's really daunting and<br />
exhausting to think of all<br />
the opportunities still yet<br />
to capitalize on, but mostly<br />
it’s exciting,” Gates said.<br />

In the heart of Wellesley, this classic New England shingle<br />
home feels like a private resort. From the start, the goal<br />
was to create a comfortable hub where large groups<br />
could gather, and also offer spaces for individual respite.<br />
This home has everything--from a basketball court, rockclimbing<br />
wall, movie theater, home gym and golf simulator<br />
to a back-yard spa. Situated on a lush plot, the home is<br />
commanding, half Western Red Cedar shingle, half New<br />
England Fieldstone, with three massive stone chimneys,<br />
copper trimmings and terraced gardens.<br />
The elegant architecture and landscape were designed<br />
synergistically, creating an oasis for the homeowners,<br />
their three children and extended family and friends. The<br />
owners had a clear vision and passion for design, and<br />
assembled a dream team to make it happen. This included<br />
Shope Reno Wharton, KVC Builders, Jennifer Palumbo<br />
Interior Design, and Gregory Lombardi Design. “On a<br />
successful project, everyone carries each other across<br />
the finish line,” says Michael McClung, lead designer and<br />
Principal of the nationally acclaimed architecture firm<br />

also notes the great collaborative energy of the team, and<br />
the seamless integration of everyone’s ideas.<br />
The project was rich in detail, with extensive millwork,<br />
custom built-ins, elaborate ceilings and European-style<br />
Tilt-and-Turn windows by Tischler und Sohn. There is a<br />
gentle flow and cohesion between rooms, yet each space<br />
has its own distinct character.<br />
Interior designer, Jennifer Palumbo, and team injected<br />
color in mindful doses, amidst a serene palette of earthy<br />
neutrals. The energy of the space is clean and fresh with<br />
subtle shimmers of gold and silver, and the occasional<br />
vibrant punch of color and pattern. “Our goal for the<br />
interior was to acknowledge the stately architecture<br />
with elegance, while keeping the spaces approachable<br />
for family living,” says Palumbo. Organic textures like<br />
reclaimed wood and stone lend warmth, while specialty<br />
materials (a leather wall, for instance) give the home<br />
sophisticated personality. Palumbo continues, “It’s a treat<br />
when we can collaborate with such a strong professional<br />
team and engaged clients.”<br />
A top priority for the residents was for the kids to have<br />
study and reading spaces, plus comfortable areas to hang<br />
out with friends. Each of their bedrooms has a study nook,<br />
and the entire lower floor is a massive recreation space,<br />
inviting hours of play. The home gym walks out to a yearround<br />
outdoor spa, with a jacuzzi pool and fire bowl. One<br />

The stair tower overlooks the spa garden, a breakfast<br />
nook looks out over a sea of roses, and the sizable<br />

cutting gardens and a gorgeous Japanese maple.<br />
“This property is a complex piece of land,” Sober says,<br />
“and the house was designed to settle into that topography.<br />
It was kept hidden behind the existing mature<br />
woodland edge, preserving the original driveway entrance<br />
and the natural character of the neighborhood.”<br />
Two custom lanterns flank the driveway, lending old<br />
New England charm. Terraces take advantage of the<br />
gradation of the property, the lower level serving as<br />
a playfield for the kids. So far, mission accomplished:<br />
there’s always something fun to do or a peaceful spot<br />
to unwind, and guests want to stay indefinitely.<br />

If you ask Gerard Lynch what he considers the most<br />
transformational event in smart home technology over<br />
the last few years, he won’t hesitate to answer. It’s the<br />
evolution of lighting into a technology product.<br />
“Today, lighting technology is the heart of the smart<br />
home,” Lynch explains. “Lighting can now replicate natural<br />
light and the sun itself. It can bring the feel of the outdoors<br />

Navigating the nuances of lighting technology – lumen<br />
output, color temperature, dimming performance, and<br />

A private enclave, protected by lush layers of plants<br />
and vegetation, sits right on Nonquitt Beach in South<br />
Dartmouth. The protective oasis, with its vanishing edge<br />
pool and equipped pool house, is the perfect summer<br />
getaway, but it’s a never ending job.<br />
“The landscape is exposed to wind, saltwater, and storms<br />
that come up and down the coast,” said Troy Sober, principal<br />
of Gregory Lombardi Design. “We had restrictions for<br />
flood zones and wave action. We had to be very thoughtful<br />
in preparing a sustainable landscape that would weather<br />
storms, work with the rising sea water elevation over time,<br />
and meet the coastal requirements that a family this close<br />
to the water.”<br />
New England’s unpredictable weather created a lot of<br />
challenges during the planting of this project. Nate Booth,<br />
branch manager at R.P. Marzilli & Company noted the<br />
conditions became hostile quickly and burlap had to be<br />
used to protect plants that don’t normally need protecting.<br />
When the landscape was first being built during the colder<br />
months, it was completely covered with heated tents as a<br />
means of protection.<br />
“With gardening work, everything is an evolving<br />
process always, you never really finish it,” said Booth.<br />
“Understanding why one plant is doing well and another<br />
isn’t tests your knowledge, and that is always ongoing.”<br />
The rear terrace, with its built-in gas fire-pit, is the perfect<br />
place to sit and have a cocktail or just admire the luscious<br />
view. The landscape also includes its own vegetable<br />
garden, an element that makes the home even more<br />
extraordinary.<br />

“Priorities for the clients were maintaining a strong visual<br />
connection to the ocean,” Sober said. “There is a small<br />
private beach, open field for the kids to play soccer, and<br />
the homeowner likes to swim laps, so a long pool.”<br />
Despite this coastal home’s many unique and difficult<br />
challenges, the reward of expert planning, coordination<br />
and collaboration from a team of seasoned trades,<br />
including Parker Construction, was its completion in just<br />
nine months. Similar projects of this magnitude usually<br />
take eighteen.<br />

“I can’t even say the man hours, effort, and planning<br />
that went into making this look like it naturally belongs<br />

skilled craftsmen. This isn’t just masons who put together<br />
concrete or patios, these guys are all skilled individuals.<br />
Our landscapes are designed to last 100 years, until the<br />
next renovation. And it’s very rewarding.”<br />

1. Billowy purple catmint and flowering white thyme soften the<br />
bluestone steps and paving between terrace and lawn.<br />
2. A side path towards the main entertainment terrace commands<br />
views of the shoreline. Built as a completely “White Garden” this<br />
floriferous steppingstone path never stops blooming through the<br />
summer.<br />
3. A bespoke gate of Western Red Cedar and iron provides a<br />
necessary barrier to the pool, yet is transparent when closed to<br />
allow focus on the rich stone wall texture instead of on the<br />
enclosure itself.<br />
4. Living along the coast is all about the view. Lawn steps casually<br />
bring beach-goers up to the family home; while a juniper hedge<br />
provides resilient and rustic texture and obscures the stone wall.<br />
5. A hand selected stone by the Lombardi Team was turned<br />
into a gas fire-pit. This centerpiece pairs eloquently with the<br />
contemporary style of the house with a more natural form to<br />
gather around for cooler evenings.<br />

6. Protected from the shoreline winds, lush layers of soft<br />
ornamental Fountain Grass compliment the more coarse texture<br />
of the salt tolerant junipers and drought resilient Russian Sage; a<br />
path hidden behind the cabana opens to a large view of the water.<br />
7. A commanding view through the perennial “White Garden” and<br />
blooming Shasta daisies, a raised spa wrapped in Freshwater Pearl<br />
granite sits above the lower lawn and shoreline. This elevated<br />
space is kept safely out of the water’s flood and velocity zones.<br />
8. Fabricated from Freshwater Pearl granite, an address marker<br />
was hand carved on the site and lightly ink-stained for clear<br />
visuality. The subtle addition to the project is the first sight you<br />
see and provides an idea of what is to come.<br />
9. The long lap pool was plastered in a dark finish to reflect the<br />
open ocean sky and vanishes over a stone edge towards the<br />
water. A raised spa in the distance juxtaposes the local stone<br />
color with a lighter granite and becomes a focus feature when its<br />
infinity edge is running.<br />
10. Purple catmint and salvia are organized around a bluestone<br />
walkway leading to the front door. Extending the color of the<br />
season, blooming white Annabelle hydrangeas last from summer<br />
through early fall.<br />

The homeowners of this waterfront property in Newport,<br />
Rhode Island, recently embarked on an extensive<br />
renovation and expansion of what was originally a spec<br />
house in the hopes of customizing the residence to<br />
their needs. The couple’s children and grandchildren<br />
often visit, so creating spaces with family entertaining in<br />
mind was a must. To help with this transformation, the<br />
homeowners called upon David Andreozzi of Andreozzi<br />
Architecture, general contractor Parker Construction,<br />
landscape architecture firm Mather & Page, and landscape<br />
construction company Landscape Creations.<br />
Parker Construction oversaw the renovation, which<br />
touches nearly every aspect of the home, and introduced<br />
a 2,000-square-foot addition. “The original house was<br />
nice and very well made, but the finishes totally lacked<br />
warmth and character,” recalls Senior Project Manager<br />
Scott Herlihy. The clients agreed to upgrade materials<br />
throughout, replacing the narrow strip oak flooring<br />
with wider black walnut planks and rebuilding the main<br />
staircase to accommodate intricate wood railings.<br />
“These clients were wonderful to work with because they<br />
were really engaged by the idea of creating an exceptional<br />
space for their family,” says Adam Parker of Parker<br />
Construction. “They were always open to shifting away<br />
from traditional architectural paradigms to pursue unique<br />
and exquisite details like the custom stairway, fireplace<br />

mantle, and the glass ceiling in the kitchen.” Perhaps<br />
the biggest interior change is the new kitchen, which<br />
features skylights designed by Architect David Andreozzi<br />
that run the entire length of the space and are wired to<br />
cast an ambient glow at night. “That was the single most<br />
considered piece in the entire property,” notes Herlihy.<br />
According to Parker, installation required a massive team<br />
effort among various tradespeople, since there were<br />
glasswork, lighting, framing, and structural issues to<br />
sort out.<br />
Managing the complex logistics and multi-team<br />
collaboration required on a construction project of this<br />
magnitude are not new to Parker and his team. “Our firm<br />
is regularly asked to ‘bend time’ on behalf of New England<br />
homeowners who want to enjoy home and property<br />
renovations in time for summer months, but the pandemic<br />
took our typical challenges to a new level,” says Parker.<br />
Hit with lockdown orders, labor shortages, pre-vaccine<br />
safety requirements, and supply chain disruptions, the<br />
project required high levels of creativity and teamwork<br />
to hit the date. “Throughout the project, each<br />
subcontractor stepped up when they needed to and<br />
helped push it forward.”<br />

The final pièce de resistance on the project is its new<br />
landscape, which integrates the home with its natural<br />
environment and introduces a front courtyard, gardens,<br />
and several outdoor living spaces including a pool,<br />
covered outdoor kitchen, dining terrace, and fire pit.<br />
Among Landscape Creations’ tasks were final grading<br />
of the site, drainage work, a new driveway, architectural<br />
stonework, paving, pool coping, planting, lawn installation,<br />
and the construction of stone walls, terraces and pathways.<br />
The site’s stonework is a mix of fieldstone, granite, and<br />
limestone—the latter of which is the most predominant.<br />
“We had five overseas containers of limestone that came<br />
in from Portugal early on during the pandemic,” recalls<br />
Jonathan Zeyl, president and co-owner of Landscape<br />
Creations. “To protect ourselves from the rampant supply<br />
chain issues at that time, we ordered extra stock and<br />
custom milled it as needed on site to produce the<br />
different thicknesses and design patterns specified.”<br />
Zeyl also notes that a critical piece of the puzzle was<br />
maintaining consistency with the existing on-site masonry.<br />
“There were certain features that we needed to preserve,<br />
so we had to match the style and technique for everything<br />
to appear cohesive.”<br />
Aside from the extensive masonry work throughout the site, Landscape Creations sourced and installed a<br />
mix of native and nonnative plants, perennial shrubs, and larger trees. “Our overarching objective for this<br />
project was to better connect the home and the landscape,” says Zeyl. “The new pathways and gardens<br />
create a nice flow from the front of the house to the back.” And as for the collaboration with the clients,<br />
Zeyl says it couldn’t have gone better. “These homeowners were so appreciative and fun to work with.<br />
Their intention was to invest in future memories with their family, which is something that resonates with<br />
us as a company.”<br />
