Gensler’s Fifth + Tillery<br />

heralds the new Sustainable,<br />

Wellness-Infused Office <strong>Build</strong>ing<br />

Fifth +Tillery, a wellness-focused office<br />

building, is the result of a design-build<br />

collaboration between the client and<br />

Gensler, to reimagine the possibilities of<br />

a post-industrial site in East <strong>Austin</strong>. The<br />

project started with the ask to reposition<br />

a large 300’x200’ warehouse as a place for<br />

creative companies to come together. The<br />

client also wanted the design to minimize<br />

the environmental impact and create a<br />

positive contribution to the surrounding<br />

neighborhood.<br />

With the site located at the junction between<br />

an industrial area to the south and the<br />

vibrant Govalle neighborhood to the north,<br />

it was important the approach celebrate<br />

and soften the transition between the two<br />

contrasting districts. There was only one<br />

main constraint — the design team had to<br />

work within the footprint of the existing<br />

warehouse as part of the adaptive re-use<br />

entitlement process.<br />

The Office <strong>Build</strong>ing Turned Inside Out<br />

As we set out to design the building, the<br />

client challenged the team to be curious<br />

and look for ways to do more within the<br />

constraints. How could we design a building<br />

that was not only a great place to work, but<br />

also improve the performance of the building<br />

and site — all while creating a place that<br />

welcomed the broader community?<br />

We started with designing a workplace<br />

that featured ample daylighting and access<br />

to nature and fresh air, which are proven<br />

strategies for supporting employee mental<br />

health and wellbeing. After studying<br />

skylights, lightwells and atriums we posed a<br />

question to the client: what if we just turn<br />

the building inside out?<br />

By carving a central courtyard through the<br />

space and bringing the traditional core<br />

functions of an office building to the exterior,<br />

we could introduce landscaping to the<br />

warehouse footprint. In turn, this helped<br />

break down the scale of the building, drawing<br />

in daylight and fresh air to the central areas.<br />

The elevators open directly to the exterior,<br />

connecting to elevated walkways that serve<br />

as multitenant corridors. To urge employees<br />

to go outdoors and engage with each other,<br />

we created a series of varying outdoor<br />

spaces on each level, from the ground level<br />

courtyard to third floor roof terraces that<br />

overlook downtown.<br />

In place of a traditional office lobby, we<br />

designed a large entry plaza which opens to<br />

the south to capture predominant breezes for<br />

passive cooling. From there, we introduced a<br />

large social stair that links the upper levels to<br />

the plaza, encouraging workers and visitors<br />

to bypass the elevators and move through<br />

the building. The space under the stair is<br />

used for on-site bike parking, with two<br />

unisex shower rooms provided in an effort to<br />

encourage more people to utilize <strong>Austin</strong>’s rich<br />

bike network for their daily commute.<br />

Prioritizing <strong>Build</strong>ing Performance<br />

With the planning of the building<br />

established, we turned our attention<br />

to improving the performance of the<br />

building and site. We began with<br />

reducing the overall carbon footprint of<br />

the project, a key goal of Gensler’s Cities<br />

Climate Challenge (GC3) to eliminate all<br />

carbon emissions in our work by 2030.<br />

To reduce the embodied carbon<br />

we re-used as much of the existing<br />

structure as possible, which included


the majority of the site infrastructure<br />

and the existing warehouse foundation.<br />

Drilled piers supported the new<br />

building structure where we utilized a<br />

hybrid timber structure with long span<br />

glulams paired with steel columns and<br />

concrete over a long span metal deck.<br />

Throughout construction, we also<br />

identified opportunities to minimize<br />

waste and source materials locally. A<br />

site visit with our landscape architect<br />

led to repurposing cuts from the glulam<br />

structure as benches throughout the<br />

public space.<br />

emissions, we took advantage of the<br />

size of the building to provide a large<br />

solar array that provides 478 kw of<br />

power generation, almost offsetting<br />

mid-summer demand and providing a pay<br />

off in only four years. The photovoltaics<br />

(PVs) also shade the roof structure,<br />

reducing the building’s solar gain. We<br />

also incorporated the photovoltaics into<br />

an overhead trellis that provides much<br />

needed shade to entry plaza, while<br />

highlighting the building’s sustainable<br />

features.<br />

For the landscaping we sought to do<br />

more than just feature much needed<br />

greenery to the site. We planned the<br />

central landscape area to function as an<br />

integrated rain garden, designed to slow<br />

and filter stormwater flows from the<br />

site. With nearly 100 percent impervious<br />

cover, it was important to reduce run-off<br />

on a site which, historically, shed large<br />

quantities of water into the nearby Boggy<br />

Creek watershed.<br />

We re-used a series of 10,000 gallon<br />

drums that were left behind by the<br />

previous owner to reduce the use of<br />

water on-site. They were eventually<br />

moved to the side of the entry plaza.<br />

We then designed the roof drainage to<br />

capture stormwater, which is used to<br />

irrigate the landscaping. To tell the story<br />

of water on site, our team introduced<br />

a continuous runnel that brings the<br />

soothing sound of running water to the<br />

space and connects a central fountain to<br />

a reflecting pool at the building’s entry.<br />

The water feature uses a combination<br />

of captured rainwater and condensate<br />

to run year round without depending on<br />

potable water, which is often restricted<br />

during the hot summer months.<br />

Community Connection at the Core<br />

The final and most important aspect<br />

of Fifth + Tillery was to create a place<br />

accessible to the broader community.<br />

By turning the building inside out, we<br />

designed rich public spaces that are<br />

brought to life by vibrant landscaping,<br />

connecting the building to the spirit of<br />

the neighborhood. Since completion,<br />

the building has been acquired by CIM<br />

Group, who have featured the project<br />

in their annual report highlighting their<br />

commitment to Environmental, Social<br />

and Governance (ESG) goals within<br />

their real estate portfolio. As building<br />

operators, they’ve embraced the social<br />

aspect of the building, and recently<br />

welcomed Art Bra <strong>Austin</strong> to the space,<br />

a non-profit that raises awareness and<br />

support for breast cancer survivors.<br />

Fifth + Tillery typifies our collaborative<br />

approach to work with clients to expand<br />

design possibilities and come up with<br />

innovative solutions. We look forward<br />

to the continuing activation of the<br />

building and its positive contributions<br />

to the neighborhood, community and<br />

environment.<br />

<strong>Build</strong>er burnout, cash-flow woes<br />

and environmental impacts are<br />

shaping what’s to come<br />

This unprecedented contract signing boom<br />

was fueled largely by low interest rates that<br />

have now seen increases, thus reducing<br />

consumers’ capacity to borrow money. In<br />

<strong>2023</strong>, as interest rates continue to spike,<br />

this situation will compound, leading to<br />

more builders competing for less work. The<br />

ones that are not prepared, won’t be able to<br />

survive.<br />

to the success of plenty of professionally<br />

run building companies that consumers<br />

can trust. Professionally run building<br />

companies have the systems and teams to<br />

deliver superior service. Consumers need to<br />

remember the value of quality over quantity;<br />

investing in the right professional builder is<br />

paramount.<br />

Here are a few key factors for builders<br />

to keep in mind in <strong>2023</strong> to generate success:<br />

Burnt-out builders, cautious consumers,<br />

and unpredictable weather represent<br />

the trifecta that will continue to pose a<br />

threat to building companies in <strong>2023</strong>. The<br />

2020-2021 calendar year was marked by a<br />

contract signing boom. Unfortunately, for<br />

larger operators who did not plan properly<br />

during this time, trouble could be on the<br />

horizon.<br />

Other factors impacting builders include the<br />

holiday shutdown which can stall a company’s<br />

cash flow for up to four weeks. For those<br />

larger companies that have eaten into their<br />

reserves due to rising costs of materials<br />

over the last 18 months, this is particularly<br />

strenuous. In addition, cautious consumers<br />

are delaying signing contracts because they<br />

lack trust given that building companies<br />

plan should detail exactly how many<br />

leads you need to generate in order to fill<br />

your sales funnel for the next 12 months.<br />

2. Hire a business coach. Trust the experts<br />

to review your business plan, and check<br />

your KPIs and conversion rates to ensure<br />

they are realistic.<br />

3. Ramp up your content marketing strategy<br />

now. In order to generate quality leads<br />

for your business, have a game plan<br />

in place that allows you to grow your<br />

audience and generate engagement to<br />

lead to sales in <strong>2023</strong>.<br />

4. Evaluate what’s working. It’s important to<br />

document your sales process so that you<br />

can produce repeatable results.<br />

5. Expand your prospect pipeline. Don’t rely<br />

only on a few key customers. Continue<br />

to generate new leads based on your key<br />

customer criteria.<br />

In this current climate, it’s more important<br />

than ever for builders to be savvy about their<br />

business. Smart operators do not overextend<br />

themselves; they understand that it is critical<br />

to build accurate business plans that reflect<br />

market shifts. Additionally, builders should<br />

not only rely on their on the job skills, but<br />

sharpen up on their sales and marketing<br />

tactics in order to compete in the current<br />

competitive market.<br />

A utility audit company can get you refunded<br />

future bills. They will look back three years on<br />

your utility bills and determine if you have any<br />

bills you should not be paying. On average,<br />

80-95% of companies qualify for a refund.<br />

They will also do an annual review for the next<br />

three years to help you find any additional<br />

2. Apply for the Employee Retention Credit<br />

Employee Retention Credits (ERC) came<br />

out the same time as Paycheck Protection<br />

Program (PPP) loans as an incentive program<br />

to help stimulate the economy during the<br />

pandemic. Originally, you could choose<br />

either a PPP loan or ERC. At the end of 2020,<br />

Congress decided you could get both, as long<br />

as you back out the money received from<br />

your PPP loan employee forgiveness as well<br />

as other requirements. There are two ways to<br />

qualify for the ERC:<br />

1. Drop in sales of 50% from 2019 to 2020<br />

or a 20% decline by quarter for the first 3<br />

quarters of 2019 compared to 2021.<br />

governmental mandate. This second method<br />

is the area that our tax attorney qualifies most<br />
