THE IMPACT OF THE CHANGING ENVIRONMENT ON FLORIDA’S
NESTING TURTLES
Once hatched, a sea turtle’s life is a struggle for survival. Now,
climate change is exposing sea turtles to even greater existential
threats. Sea level rise, and stronger storms will erode and destroy
their beach habitats. Jeanette Wyneken, Ph.D., Professor of Biological
Sciences and Director, FAU Marine Lab at Gumbo Limbo Environmental
Complex will share her re- search and what the future
holds for these beloved sea creatures.
WADING THROUGH THE POLITICIZED NATURE OF SOUTH
FLORIDA CLIMATE CHANGE
Climate change is one of the world’s most prominent political issues
and has been one of the most polarized between the political
parties. Now, in Florida, this partisan divide appears to have diminished.
How did this happen? What are Floridians’ views on climate?
Colin Polsky, Ph.D., the director of the Florida Center for Environmental
Studies at FAU, will explore these questions and how we got here.
Three words: sunset, concert, series. It just has a nice ring to it,
Song for Olivia
by Maruchi Mendez
Based on a true story that takes readers
to Havana, Cuba, during the
1950s and explores the struggles of being
exiled to the United States. The story
follows the life of a young immigrant to
the US trying to adapt to her new reality,
which has drastically altered her family’s
lifestyle. It demonstrates how Cubans
became part of the American system and
uncovers what it meant to experience
Castro’s revolution as a political prisoner
in Cuba, while highlighting important
events in the country’s history. Readers
gain new perspectives on the Cuban
Missile crisis, the precarious role of the
CIA, and the ways in which the Mariel
boatlift changed the perception of the
Cuban exile community. Song for Olivia is
a powerful, emotional story of hardship
and hope. A BEST BOOK OF THE YEAR:
Lessons In
Chemistry
By Bonnie Garmus
Chemist Elizabeth Zott is not your average
woman. In fact, Elizabeth Zott
would be the first to point out that there
is no such thing as an average woman. But
it’s the early 1960s and her all-male team
at Hastings Research Institute takes a
very unscientific view of equality. Except
for one: Calvin Evans; the lonely, brilliant,
Nobel–prize nominated grudge-holder
who falls in love with—of all things—her
mind. True chemistry results.
But like science, life is unpredictable.
Which is why a few years later Elizabeth
Zott finds herself not only a single
mother, but the reluctant star of America’s
most beloved cooking show Supper
at Six. Elizabeth’s unusual approach to
cooking (“combine one tablespoon acetic
acid with a pinch of sodium chloride”)
proves revolutionary. But as her following
grows, not everyone is happy. Because
as it turns out, Elizabeth Zott isn’t
just teaching women to cook. She’s daring
them to change the status quo.
Laugh-out-loud funny, shrewdly observant,
and studded with a dazzling cast of
supporting characters, Lessons in Chemistry
is as original and vibrant as its protagonist.
Crook Manifesto
By Colson Whitehead
The two-time Pulitzer Prize winner
and bestselling author of Harlem
Shuffle continues his Harlem saga in a
powerful and hugely-entertaining novel
that summons 1970s New York in all its
seedy glory.
It’s 1971. Trash piles up on the streets,
crime is at an all-time high, the city is
careening towards bankruptcy, and a
shooting war has broken out between
the NYPD and the Black Liberation Army.
Amidst this collective nervous breakdown
furniture store owner and ex-fence
Ray Carney tries to keep his head down
and his business thriving. His days moving
stolen goods around the city are over.
It’s strictly the straight-and-narrow for
him — until he needs Jackson 5 tickets for his daughter
May and he decides to hit up his old police contact
Munson, fixer extraordinaire. But Munson has his own
favors to ask of Carney and staying out of the game gets
a lot more complicated – and deadly.
CROOK MANIFESTO is a darkly funny tale of a city
under siege, but also a sneakily searching portrait of
the meaning of family. Colson Whitehead’s kaleidoscopic
portrait of Harlem is sure to stand as one of the
all-time great evocations of a place and a time.
The 6:20 Man
By David Baldacci
cryptic murder pulls a former soldier turned financial
analyst deep into the corruption and menace
A
that prowl beneath the opulent world of finance, in #1
New York Times bestselling author David Baldacci’s
new thriller.
Every day without fail, Travis Devine puts on a cheap
suit, grabs his faux-leather briefcase, and boards the
6:20 commuter train to Manhattan, where he works as
an entry-level analyst at the city’s most prestigious investment
firm. In the mornings, he gazes out the train
window at the lavish homes of the uberwealthy, dreaming
about joining their ranks. In the evenings, he listens
to the fiscal news on his phone, already preparing for
the next grueling day in the cutthroat realm of finance.
Then one morning Devine’s tedious routine is shattered
by an anonymous email: She is dead.
Sara Ewes, Devine’s coworker and former girlfriend,
has been found hanging in a storage room of his office
building—presumably a suicide, at least for now—
prompting the NYPD to come calling on him. If that
wasn’t enough, before the day is out, Devine receives
another ominous visit, a confrontation that threatens
to dredge up grim secrets from his past in the army unless
he participates in a clandestine investigation into
his firm. This treacherous role will take him from the
impossibly glittering lives he once saw only through a
train window, to the darkest corners of the country’s
economic halls of power . . . where something rotten
lurks. And apart from this high-stakes conspiracy,
there’s a killer out there with their own agenda, and
Devine is the bull’s-eye.
“Time Well Spent Means a Life Well Lived”
Let’s Explore What “Time Well Spent” Means to Delray Beach
This month let’s look at something every single one of us has – TIME. It can
be squandered or spent well, depending on what we do with it. Check out
some gems in Delray Beach because of lives well lived through teaching,
creating, saving, and serving. Get ready to fall in love with Delray even more…
Time Well Spent Creating
Our beautiful city of Delray Beach took a lot
of organization and vision to get to where it is
today. The time spent creating each aspect of
this “Village by the Sea” is a credit to our city, our
mayor, commissioners, our multiple city committees,
our CRA (City Redevelopment Agency),
our DDA (Downtown Development Authority),
Delray Historic Society, Spady Cultural Heritage
Museum, and our Delray Beach Chamber, just to
name a few! It took a village to create this village,
and the time spent creating has been well worth
it, don’t you agree?
Time Well Spent Saving
How about time spent saving our beautiful
home? Our local brothers Andrea and Paul
Fazzino clean our beach & streets EVERY DAY!
You can find them with a bucket, grabber, and
big smile EVERY DAY. Their time spent picking
up garbage has kept our city clean.
Did you know our City Parks & Recreation Department
provides a Pompey Park Senior Club
for our local seniors? Their programs protect
our seniors through community, activity, food
distribution and a place to belong. Their time
spent creating this program has saved many
lives from loneliness and neglect. And yup, it’s
right here in Delray!
Exploring the Role of Chiropractic
Care in Managing Chronic Pain
Chronic pain affects millions of people worldwide and can
significantly impact their quality of life. Traditional medical
approaches often involve medication and surgery, but an
alternative treatment gaining recognition is chiropractic care.
This article aims to explore the role of chiropractic care in
managing chronic pain. We will delve into what chronic pain
is, discuss the principles of chiropractic care, and examine
the evidence supporting its effectiveness in providing relief from
chronic pain.
Chronic pain refers to persistent discomfort that lasts for an extended
period, typically over three months. It can arise from various
conditions, such as arthritis, fibromyalgia, or back injuries. Unlike
acute pain, which serves as a warning sign of injury or illness,
chronic pain often becomes an ongoing problem, negatively impacting
physical and emotional well-being. Traditional treatments
often involve the use of pain medications, which may carry side
effects or fail to address the root cause of the pain. This is where
chiropractic care can offer a valuable alternative. Through chiropractic
care and our inside out approach, we aim to get to the core
of the problem and find avenues for you to manage the pain. Be it
through chiropractic care or one of our many modalities used daily
to treat chronic pain.
The Principles of ChiROPRactic Care
Chiropractic care is a non-invasive, drug-free approach to healthcare
that focuses on the musculoskeletal system, particularly the
spine. Chiropractors believe that the body has the innate ability to
heal itself and that misalignments in the spine can disrupt this natural
healing process. Through manual adjustments, chiropractors aim
to restore proper alignment and function to the spine, alleviating
pain and promoting overall wellness. They also address other factors
like posture, ergonomics, exercise, and nutrition to provide a holistic
approach to patient care. This foundation allows us to educate our
patients on their bodies. Why these things happen and what we are
going to do to help them move forward though life doing the things
they love. Numerous studies have explored the effectiveness of chiropractic
care in managing chronic pain, particularly in conditions
such as lower back pain, neck pain, and migraines. Research suggests
that chiropractic adjustments can provide significant relief by reducing
inflammation, improving joint mobility, and enhancing nervous
system function. For example, a 2017 review published in the Journal
of the American Medical Association found that spinal manipulative
therapy (the adjustment), commonly used by chiropractors, can
effectively treat acute and chronic lower back pain. In conjunction,
we use therapies to help speed up and aid in treatment of chronic or
acute pain. Examples of these therapies are class IV cold laser, extracorporeal
shockwave therapy and decompression therapy.
Chronic pain can be a debilitating condition that requires a multidimensional
approach to treatment. While traditional medical interventions
often involve medication and surgery, chiropractic care
offers a non-invasive and drug-free alternative. By focusing on the
spine’s alignment and overall musculoskeletal health, chiropractors
aim to alleviate chronic pain and improve patients’ overall well-being.
While further research is needed, the evidence suggests that chiropractic
care can be a valuable component of a comprehensive pain
management plan for those suffering from chronic pain.
health & beauty | BODY beautiful
By ashley sica
Back to School,
Back to YOU!
Summer has come to a close and now it’s back to the
school year grind. Summer is a time for loose schedules…
aka missed workouts, family vacations…lots of extra
calories and kids to entertain. No time to yourself!
Although fun and exciting, all these summer activities can wreak
havoc on the body and make getting back on track that much
harder. There is no better time than now to make your fitness
regime part of that “grind.” Here are a few tips to get back on track,
feeling good and beat those summer blues.
The first and most important component of getting back on track
is to have a “fitness” plan and to set a goal for yourself. Setting a fitness
plan could be as simple as saying you’re going to get to the gym
3x per week. Make sure it’s at a time that will not be interrupted and
a time that will work for you. Next up is to set a small goal. Having a
“specific” goal will allow you to focus on training and give you extra
motivation to exercise. It’s a lot easier to make it to the finish line if
you have an attainable goal in sight. Whatever this goal may be, write
it down and put it somewhere where you will be reminded of it everyday.
Committing your goal to paper and seeing the written words are
more powerful than just having a thought or talking about it.
Next order of business would be for you to get your eating in check!
I highly recommend keeping a daily food log of exactly everything that
you are consuming…the good, the bad and the ugly! This will help you
easily pinpoint your strengths and weaknesses. Make sure to get in
the proper mix of lean protein, complex carbohydrates, healthy fats
and of course lots of veggies. Skip anything that is processed and stick
to all homemade prepared meals (yes, with preparation and thought…
you can do it!) The other nutrition component is water! Your body
can not properly burn fat if it is dehydrated. It’s such a simple thing
many people don’t do. Aim for 1oz of water per pound of bodyweight.
Drinking proper amounts of water will also help to keep you feeling
full, flush out toxins and help de-bloat you faster than you may realize.
So get out that gallon and start your chuggin!
The last step to help you get back on track is to find an accountability
partner. Surely you can find someone…a friend, the neighbor,
your dog (just kidding!) who is looking to get in shape or even just
live a healthier lifestyle. An accountability partner will help keep
you on track and honest. I see greater fitness retention when friends
pair up. Think about it….you’re much less likely to skip your workout
if someone is meeting you and it gives you someone to call when
you’re ready to throw in the towel.
If you follow these three principles it should help you get back on
track in no time! My last piece of advice, don’t do the old…”I’ll start
on Monday!” There is no better time to start than now! Come up with
a plan, set a goal, clean up your eating, grab a friend and get moving!
You’ll be glad you did.
Mike Sherman
Interviewed and written by Emily Peters | Photo by Larry Marano
Best known as host and creator
of Emmy-nominated Before the
Fame, Mike Sherman takes a
pause from asking the questions
- candidly discussing a lifelong
fondness of music, putting off
his desire to act, and who is on
his interview wish list. Disclosing
his innermost ambitions, we
learn how Sherman went from
Wall Street to red carpets… and
why he’s not done yet.
Relocating to Boca Raton at the age of seventeen to play
college baseball for Florida Atlantic University, New Jersey
native Mike Sherman had no clue what was ultimately
in store for him. Graduating with a degree in finance, the world
of commerce beckoned - giving way to days filled with endless
cold calls, leading Sherman to swiftly cultivate friendships with
clientele comprised of Hollywood’s elite. Fusing his gift of gab
with a deep-rooted interest in show business, Mike struck gold
with an idea he had - a telecast that would combine behind-thescenes
coverage of how music videos are made, and up-close
interviews with the artists, conducted personally by Sherman.
“In 2005, I created On the Mike with Mike Sherman, on a
whim. I was a finance guy all through the nineties, but saw Miami
growing as an urban music mecca, and thought there had
to be a way to showcase the sound coming out of the city. While
I loved bands like Led Zeppelin, Aerosmith and Kiss, I was also
listening to Motown - Stevie Wonder, Marvin Gaye, Diana Ross,
and The Temptations. As I got older, I fell in love with hip-hop,
and frankly, the urban market was the only one that handed
me a real chance… even as a white Jewish kid from New Jersey,
they embraced me.”
Sherman’s instincts paid off, and the entertainment industry
began to take notice, as On the Mike, the little show that
could - gained popularity. Directed by Matthew Brenowitz,
the broadcast was a hit, and provided superstars Flo Rida,
Sean Kingston, Pretty Ricky, and Chamillionaire with their
first TV appearances.
“Tracy Letize, who is still with CBS today and runs all the programming
for WFOR and WBFS, gave me a real opportunity. I owe
that woman a lot - she had a ton of people pitching to her and she
stuck with me. At one point, I was up against Saturday Night Live
and Mad TV, beating them in Nielsen ratings a few times. That
proved I was on the right track, and if I worked a little harder… it
could be something truly special.”
Embracing a fresh perspective and a refined appreciation for
media journalism, Sherman formulated a concept in 2018, which
set into motion what would materialize into Before the Fame.
“Realizing I had tons of content and footage with all these celebrities
that were now huge stars - Justin Bieber, Katy Perry, and
DJ Khaled to name a few, I wanted to figure out a way to rejuvenate
everything I had from when they were very young. I thought…
what if I bring it back to life and can reveal to an audience what it
took to get them to the top.”
Invariably camera-ready, and encompassing an established articulate
way with words, Sherman once again positioned himself
as the host. This time - speaking not only to the famous big name,
but those close to them as well.
“When we first started, we probably sat down with four or five
guests minimum, that knew the particular celebrity on their journey.
With DJ Khaled for instance, we spoke with everybody from
his programming director at 99 Jamz (Miami-based radio station),
Cedric Hollywood, to his station counterpart K. Foxx, Cool &
Dre who produced a couple of his tracks, a childhood friend in Orlando…
we went kind of overboard and it took about six months
to do a thirty-minute show. It was expensive and way too much,
but we got stories that were incredible - and we learned a lot. The
newer episodes are not as many guests, maybe one or two, and it’s
done more on the documentary side, like a voice-over on a Netflix
drama. We have more staff now executing due diligence and research,
and we get so much information that the talent sometimes
calls to figure out where we got it from. I try to keep my shows on
the up-and-up and maintain a happy vibe. Not like some of these
guys that want to get into the nitty-gritty, where the talent stands
up and walks away. Although, there was a time I sat with Floyd
Mayweather in 2005, and he had a fight coming up with Zab Judah,
who was the number one ranked contender. I said, ‘Floyd…
you have a tough fight coming up, how do you feel about that?’ He
looked at me very seriously and said, ‘Tough? Tough for who? For
him, not for me.’ ”
Before the Fame pushed forward, and in 2022, was added to the
roster of Emmy nominees - the highest symbol of achievement
awarded for excellence in primetime television.
“One of our editors, Scott Edward, who is based out of California,
makes the show look amazing. We did an episode on the Stray
Cats, and the graphics he used were stunning. He submitted it in
the editor category and wound up being nominated. Although we
didn’t win, we are going to offer another episode this year, and
hopefully the outcome will be more to our liking.”
Currently, Sherman manages a bi-coastal lifestyle, divvying his
time between South Florida and Los Angeles.
“During the year I go back and forth to the West Coast, as a lot of
celebrities reside in California, although many are moving down
here. I’m heading out there soon to sit down with comedian Russell
Peters, and the week after I am meeting with Sean Kanan, one
of the stars of Cobra Kai.”
When asked if he would ever consider setting down the microphone
and attempting a scripted role, Sherman became a tad somber.
“When I hear that question it kind of breaks my heart, because
I should have been an actor 25 - 30 years ago. That was my first
goal in life - to become an actor and move to California… and I
would still love to be on the big screen. The range of parts and
characters that I could portray is endless… maybe one day.”
Sherman says he is proud of his achievements and is always
thinking ahead, but accolades aren’t necessarily the objective.
“I was sitting with Pitbull many years ago at 99 Jamz, and he
was writing down on a piece of paper everything he wanted to
accomplish… like a businessman would. I looked at him and said,
‘you have a plan don’t you,’ and he said to me, ‘you can’t make it
in this world without a plan,’ and that bit of advice really stuck. I
love creativity, and as long as my body and mind still let me do it,
I’ll keep at it. I shot a pilot a couple of years ago with hundreds of
high school students from South Florida, called High School Icon.
It’s sort of like American Idol and TikTok combined, where content
is uploaded from all over. When I held this audition at Slam,
Pitbull’s school in Miami, I saw a lot of kids at transition points in
their lives, but all rallying around music… so I really want to bring
this project to the forefront, and make a difference in this world.”
Sherman has conversed with a multitude of illustrious entertainers,
but there are stand-outs he has yet to check off his agenda.
“As far as dream interviews go, I have a few. Charles Barkley
tops the list - he has such an energy and says exactly what’s on
his mind. Without a doubt, it would be great to talk with Sylvester
Stallone about his life, and if I could go back in time, I would have
really liked to interview Richard Pryor and explore his mind.”
Every creative artist has that one opus they place on a mental
pedestal - and for Sherman, it was an in-depth dive into the life
of music icon, Michael Jackson. This noteworthy episode snagged
a much coveted time slot, immediately following the MTV Music
Awards on September 12, 2021, and was filmed at Record One
Studio - the very place Jackson and his family constructed some of
the biggest hits of his generation.
“I absolutely loved the Michael Jackson show. I grew up listening
to him, and was honored to sit with his keyboard players that
were on his Victory Tour and Bad Tour - Greg Phillinganes and
Rory Kaplan. They were able to give us never-before-seen footage,
along with exclusive insight about his mother, family, passions,
and hobbies.”
Sherman has parlayed his love of unique cars and exhibitions
into a new project, Fast and Fabulous. The series will detail the
lifestyle of well-known exotic car owners of South Florida, including
such celebrities as Busta Rhymes and Scott Storch, and
delve into what drove them to become enthusiasts. Sherman also
produces and hosts a podcast with UFC Hall of Fame fighter Rashad
“Suga” Evans called Suga & Sherm, which will soon hit the
airwaves on their new free streaming service, Universal Streams.
DELRAY ORTHODONTICS
Something To Smile About
By Diane Feen | photos by melissa korman
Dr. Janet Stoess-Allen has always loved Delray
Beach. She also loves being an Orthodontist
and is well known as being top in her field.
50 | august 2023 | www.AtlanticAveMagazine.com
Dr. Kevin McCaffrey is also dedicated to excellence in the field
of Orthodontics.
That is the reason they merged their love for orthodontics
and their top tier expertise in Invisalign® treatment. The result is a
new state-of-the-art office in downtown Delray Beach called Delray
Orthodontics.
“We are the only orthodontists in Downtown Delray. We specialize
in customized Invisalign® treatment for children and adults. We
help people of all ages with misaligned or crooked teeth,” said Dr. Janet
Stoess-Allen.
Both Dr. McCaffrey and Dr. Stoess- Allen are top 1% in the world
providers of Invisalign® and are Diamond Plus Invisalign® Providers.
That is why their new pristine office (a few steps South of Atlantic
Avenue) is a one-of-a-kind modern space solely devoted to making
your smile straighter and brighter.
The office culture is one of kindness and inclusion and their goal is
to make the process of tooth straightening one of ease with minimal
pain and discomfort.
They also specialize in state-of-the-art digital capabilities that
streamline the procedure by taking a 3-D model of your teeth that
creates a well-defined road map for treatment.
Treatment with Invisalign® is a far cry from the olden days of
teeth straightening. As a matter of fact, you don’t have to come to the
office every month. Both doctors have virtual ability to see your progress
online. The reason is because you get trays to take home that are
numbered so you can change them without having to go to the office.
This Virtual Monitoring, with different Invisalign trays moves the
teeth just a little bit every week. her choices
“I have patients that live in Europe and come to see me in the office
once or twice a year. They send photos to ensure that their teeth are
moving appropriately,” said Dr. Stoess-Allen, who also has a patient
who works on a cruise ship and only comes in a few times a year.
Dr. McCaffrey is also known for his patient-centric, cutting-edge
research-based orthodontic technologies that insure exceptional
treatment outcomes.
“We both love using the Invisalign® product and know that we can
treat any type of malocclusion with clear aligners . Instead of using
metal braces, there are custom made ALIGNERS designed to ensure
that your teeth will move the appropriate amount each week,” said
Dr. McCaffrey.
That is why they don’t need to see patients every month to monitor
their progress. Invisalign® is also more comfortable than braces
(that typically require that patients come to the office every month)
and can be removed when you brush or floss your teeth.
“Many patients come to our office and were told by their dentist
(or orthodontist) that they’re not a candidate for Invisalign. Over
99% of patients that we treat can be treated with just Invisalign. If
you have the training and experience, there’s no patient who needs
braces to straighten teeth that I could not treat using Invisalign,” said
Dr. Stoess-Allen.
If you need services (or procedures) done at a dentist office in order
for Invisalign to straighten your teeth, it is advisable to do so.
COPYRIGHTED

Both Dr. Stoess- Allen and Dr. McCaffrey welcome consultations with
patients’ dentists prior and during treatment.
Both doctors believe in Invisalign because it is the superior option
for many patients. One reason is that you can remove the aligners
and clean your teeth after eating. “With braces they’re fixed to your
teeth and it’s much more difficult to clean the teeth really well, particularly
for young people,” said Dr. McCaffrey.
You may only need to come to the office every 3 to 4 months, for
fewer visits. It’s also quicker than traditional braces. With Invisalign
the office visit usually takes 15 minutes or less as opposed to an hour.
Delray Orthodontics treats all age patients – from young people
to seniors. The average Invisalign treatment is approximately 12
months. And, you don’t have to live in Florida full-time to have your
teeth aligned perfectly.
But perfection is what both doctors have as a goal for each patient
(snowbirds or full time Florida residents).
“I’ve been an orthodontist for 32 years in New York. I have been
coming to Delray for many years and it has always been my goal to
have a practice here,” said Dr. Stoess- Allen.
Her excellence has not gone unnoticed. Dr. Stoess- Allen was chosen
by Who’s Who as the Orthodontist of the Year in 2010, and was
recently named as one of the best orthodontists in NYC by ThreeBestRated.com.
Delray Orthodontics also has a wonderful full-time staff. Cyndi, the
office manager, is welcoming, informative and kind. And Diana, the
clinical assistant is nurturing and precise.
Delray Orthodontics consultations are completely complementary,
and you don’t need a referral from your dentist to come. You
can schedule a virtual appointment and upload photos of your teeth.
That way you can get treatment initiated right away. Right now,
they are offering a 20% discount through November.
Delray Orthodontics welcomes you to their new spacious calming
space in downtown Delray. It’s the one-stop solution for all your
orthodontic needs.
PROPER REALTY
Managing
Short Term
Rentals And
Long-Term
Sales
By diane feen | photos by melissa korman
Owning rental property can be an exciting and profitable
way to augment your income. But, when it comes to
keeping up with repairs and getting good tenants to occupy
your property, it helps to have someone else on board.
52 | august 2023 | www.AtlanticAveMagazine.com
Welcome to the world of Proper Realty. Ana and Justin
Browne are experts at helping you navigate the world of
short-term rentals, Airbnb property and vacation rentals.
They know what renters want and have their fingers on the
pulse of real estate to help owners make the most of their investment
property.
The pair are also experts on real estate sales and investing as
well. “We provide expert advice and guidance to clients who are
buying, selling or investing in real estate. We have a deep understanding
of the local real estate market, industry trends and financial
aspects of real estate transactions.”
Both Ana and Justin are real estate investors themselves and understand
what it takes to rent, sell and buy property.
Justin also has a Corporate Finance background and is a wiz at
understanding how to find deals, close them and make them profitable.
“With greater financial expertise than other realtors we know
how to put together deals and make them happen for our clients.”
You bet he does. “I just bought my new home! I am so excited.
COPYRIGHTED

Justin and Ana were there every step of the way to guide me. When
I needed help with negotiating a better deal, Justin spent extra time
on the phone to ensure that I got the deal I wanted,” said Richie.
Justin’s expertise is the sum total of his business experience. He
worked in investor relations for a publicly traded company in finance,
yet always enjoyed investing in real estate. Not only is he
an avid real estate investor, but he finds it gratifying to help other
people’s real estate portfolios soar in value.
That is why they manage real estate for owners and investors.
They solve problems when they arise and have the time and talent
to help clients with large and small portfolios.
“Our added value is that we make it much easier for our property
owners to manage their property. Our real estate investors know
we are professionals. That’s why they trust us with their property,
short- term and vacations rentals.”
Others are aware of their honest down-to-earth care and expertise.
“Ana and Justin are phenomenal! They always go above and
beyond. I couldn’t be more pleased with them.”
Proper Realty fees are also quite modest, and their efficiency is
noteworthy. “We are a low-cost provider, and we have a good system
that works. We believe that you should not have to pay a lot of money
to have someone manage your short-term rentals.”
Because they are investors themselves, they know what could,
and does happen with short-term rentals. “It’s difficult to keep
short-term rentals running successfully without someone nearby.”
That is exactly the reason real estate investors in South Florida
(and from out of town) need someone on the ground to manage
their property. Proper Realty successfully handles everything that
comes up on a daily or monthly basis for clients.
Their successful business also includes full-service capacity.
They pay bills, collect rent, get good tenants and schedule maintenance.
“We know people to do repairs, we get quotes and have the
repairs completed. The owner does not have to do a thing.”
Proper Realty also specializes in Condo Property Management.
If you are familiar with this genre of real estate management, you
may be aware that some are run like outdated car batteries.
Justin and Ana call their real estate company Proper Realty because
they understand that property management is important
and should be done properly with the utmost professionalism.
“As an Association Management company, our focus is detail oriented,
ethical, honest and around the clock. We do things the right
way. We went into this business because we saw a lot of people not
doing it well.”
Condo management is also aligned (and enhanced) with Justin’s
financial background.
They also specialize in real estate sales of all kind. When they help
investors, home buyers and sellers, they look for the best outcome
for their clients. They also structure creative deals, so everyone wins.
“We want people to succeed and make money. It’s our overarching
mission.”
Clients agree.
“I am a very happy customer. Proper Realty has been the property
manager for my Airbnb for several years. Very professional and
always helpful!” said Joe.
“Justin and his team made our stay in Delray Beach wonderful.
From our first discussions about our rental needs, Justin listened
and made a commitment to ensure our comfort and satisfaction.
He followed up with action and his promises became our reality!
He knows the market well and is willing to roll up his sleeves for
customers in all stages of property interest.”
Proper Realty is the perfect example of real estate agents that go
above and beyond to find the perfect home (or investment property)
for clients.
With South Florida the epicenter for vacation rentals and homeownership,
Ana and Justin Browne are the perfect people to call. They
know the market and can make your real estate dreams come true!
How Florida’s New Alimony And
Parenting Laws May Impact You
By Nicol Jenkins | photos by melissa korman
Florida Governor Ron DeSantis recently signed House Bill
1301, “Parenting and Time-Sharing of Minor Children”, and
Senate Bill 1416, “An Act Relating to Dissolution of Marriage,”
into law, effective July 1, 2023. These bills make sweeping
changes to existing parenting, time-sharing, and alimony laws.
Matrimonial and family law attorneys Cynthia M. Pyfrom
and Jennifer E. Reisler of Pyfrom & Reisler, PA, say “It is
important for people to familiarize themselves with how
these changes may impact their family cases moving forward.”
With Cynthia Pyfrom’s family law experience since 2005 and Jennifer
E. Reisler’s experience since 2015, they have a combined
26 years of experience in family law. Jennifer is a Board-certified
family lawyer as of 2019, and Cynthia was recognized for the 5th
year in a row as a Super Lawyer.
“The passage of HB 1301 has resulted in the creation of a rebuttable
presumption that equal (50/50) time-sharing between parents
is in the best interest of the child,” said Cynthia. “To rebut this
presumption, the party seeking more than equal time-sharing will
cynthia M. pyfrom, ESQ. and Jennifer E. Reisler, ESQ.
56 | august 2023 | www.AtlanticAveMagazine.com
bear the burden of proving, by a preponderance of the evidence,
that equal time-sharing is not in the best interest of the child.
This is most beneficial for biological fathers of children born out
of wedlock, as they will no longer have to jump through hurdles
simply to establish parental rights and a timesharing schedule
with their children. However, this automatic entitlement to equal
timesharing is sure to create much litigation in those cases where
one parent has been largely absent from, or had a largely negative
impact on, the child’s life. In those situations where the parties
cannot agree on a time-sharing schedule, the court must evaluate
and make specific written findings of fact as to all the factors set
forth in section 61.13(3), Fla. Stat.”
Post-judgment cases are also impacted by HB 1301, as it changes
the standard for modification of a parenting plan and/or timesharing
schedule by removing the requirement to show an “unanticipated”
change in circumstances. Now, all that is required is a
showing of a “substantial and material change of circumstances.”
Additionally, the new law specifically provides that if parents of
a child are residing greater than 50 miles apart at the time of the
entry of the last time-sharing order or judgment, and one parent
moves within 50 miles of the other parent, that move alone may
be considered a “substantial and material change in circumstances”
warranting a modification, so long as that modification is in
the best interest of the child.
The passage of SB 1416, referred to as “The Alimony Bill,” has
resulted in widespread changes to Florida’s alimony laws, and
will apply to all petitions for dissolution of marriage, or petitions
for support unconnected to dissolution of marriage, which are
pending or filed as of July 1. Most notably, the new law has eliminated
permanent alimony, eliminated the possibility of receiving
durational alimony in marriages lasting less than 3 years, and
capped awards of rehabilitative alimony not to exceed 5 years. It
also redefines the length classification of marriages: short-term
marriages are now 10 years or less; moderate-term marriages are
now greater than 10 years but less than 20 years; and long-term
COPYRIGHTED

marriages are now 20 years or more. The length of durational alimony
awards may not exceed 50% of the length of the marriage
in a short-term marriage, 60% in a moderate-term marriage, or
75% in a long-term marriage. The amount of a durational alimony
award shall be calculated based on the obligee’s reasonable need,
or an amount not to exceed 35% of the difference between the
parties’ net incomes.
“In post-judgment cases, the new law has made it significantly
easier for an obligor to modify a previous alimony award. If the
court finds that an obligee is in a supportive relationship, the
court must reduce or terminate an alimony award. It essentially
codifies prevailing Florida case law, with regard to the impact of
retirement on an alimony award by authorizing the court to reduce
or terminate an alimony award based upon specific written
findings of fact regarding the obligor’s retirement. An obligor may
file a petition to modify or terminate the alimony award up to 6
months prior to their retirement,” said Cynthia.
There are many more details and nuances involved with these
new laws. People who may be affected are encouraged to seek the
assistance of an experienced family law attorney to help them
successfully navigate their cases.
PIXEL WORX
The Un-Workspace Workspace
By diane feen | photos by melissa korman
Emiliano Brooks is a renegade in a world of
the ordinary. His thoughts go over the edge
of a page and his vision needs no glasses.
That is why he recently opened PIXEL WORX, which is a modern
take on an age-old theme – co-working. Sure, there have
been co-working spaces for decades, but none compare to the
one recently opened by this pioneer of creativity and camaraderie.
For those who are not familiar with Emiliano, he owns Studio B2,
Inc and is a well-known local photographer. Emiliano is rarely satisfied
with the status quo, which is why he expanded his entrepreneurial
footprint to include: Creative Marketing, Social media Marketing,
Web design, SEO, Digital Ads, Logos and Creative Marketing Material.
“Every client deserves brand consistency. People should stick with
one person so their message and marketing is consistent. Experience
is the foundation of expertise,” said the adventurous yet thoughtful
leader of a new wave of working milieu.
Emiliano’s latest invention is not only himself, but a new shared
workspace called PIXEL WORX. This relatively new workspace has
an all-pervasive vibe that is so cutting edge you have to re-adjust
your glasses to fit into its vision.
Located in the new hip Andre Design District in Delray, Pixel Worx
consists of shared offices, a conference room, soundproof podcast
studio, photography, and videography studio. It also imbibes a shared
belief that work should be as aspirational as one’s own life.
“I came up with Pixel Worx so people would have a happy home to
work, create, network, meet people and bounce ideas off each other
while doing business. I like to think of this as the anti-office,” said the
former Marine, whose work history is as diverse as his career objectives.
The center of the Pixel Worx universe is a communal work-life
space where you can hang out with co-workers, brainstorm or indulge
in coffee, snacks or beverages. If you rent one of the studios (billed by
the hour, day or month) you can hang out and gaze at the artwork on
the wall, conduct business, or tackle life’s more salient issues.
One thing that Emiliano is adamant about is that Pixel Worx is a
community that values inclusion where everyone is welcome. “Pixel
Worx is perfect for creative entrepreneurs who are innovators of their
craft and chase their dreams while helping others achieve theirs.”
The fact that Pixel Worx is 1,500-square-feet is low on the totem pole
of priorities. Emiliano is more concerned, however, that his creation is
one that sparks connectivity and electricity of the creative spirit.
If necessity is the mother of invention, then Emiliano’s new shared
workspace is the perfect antidote to working from home. “I started
my business with a home office and then met clients at a coffee shop.
It was both distracting and expensive.”
Pixel Worx is the ideal space for entrepreneurs to conduct business,
network, get inspired and join a tribe of like minds. The photo
and video studio rental come with lighting equipment such as light,
light modifiers and backgrounds. And, the professional Podcast studio
is run by community partner Janine Stella, founder of Stellamix.
Stella can produce your podcasts, or you can do them yourself.
That is the beauty of Pixel Worx. It is perfect for anyone who needs
– or wants – a space to start a business or continue one already in
motion. “We are giving new meaning to the workspace. It’s perfect
for a company office, whether it is a startup or an established business.
It’s also perfect for a solopreneur or anyone who needs to get
out of the house!”
Emiliano’s goal with Pixel Worx is to grow his business, yet help
other entrepreneurs grow theirs too. Part of this creative connectivity
and community includes networking events (three times a month)
and being surrounded by artwork from talented local artists.
The walls are lined with fine art photography, abstract art, pop art
and multi-media pieces. Emiliano’s 13-year-old daughter Bella has
her Anime art pieces on the wall that mimic those shown in art galleries
and museums.
The office - and working space - changes all the time because different
artwork lines the walls and ceiling. When the art is sold, a portion
of the proceeds goes to the non-profit ‘Roots and Wings.’ Some
of the artists are those down on their luck and are trying to regain
their footing as productive members of society.
“This creative co-working space is where people bring their work
experience and band together to create community. It’s not just about
making money it’s about communication and creative collaboration.
We want to make an impact while making an income,” said Emiliano.
Pixel Worx’s vision is one of community, inclusion, inspiration and
synergy.
“Everybody who walks in here feels like it’s their home. Come to
Coworking and Venue that works for you
where the Wi-Fi is lightning fast, the coffee mugs are bottomless, the
air is fresh, and your ideas are abundant. Pixel Worx makes you actually
State of the City
By Mayor Shelly Petrolia
Green Spaces Are
Good For Our Community
Protecting Green Space- City Receives Land
Donation Along Intracoastal Waterway
The City is thrilled to receive a donation of 1.5 acres of permanently-protected
land along the Intracoastal Waterway from Conservation
Florida, a statewide land conservation organization. A
local family with long ties to protecting natural spaces donated the
land to the conservation group, who, in turn, worked with the City
to ensure the land remained undeveloped.
The parcels are located at the north end of Palm Trail along the
Intracoastal Waterway and will be kept in their natural state, providing
an excellent habitat for wildlife and plants to thrive. This
protected environment will also serve to mitigate the effects of
flooding and other climate change impacts. Smart development
and infrastructure projects are necessary as our city continues to
grow, but maintaining green space for all to enjoy is equally as crucial
to the overall well-being of our residents.
New Swale Ordinance Takes EffECt
Did you know swales are a valuable part of the City’s
stormwater management plan? Swales capture rainwater runoff,
help with drainage, and provide added water treatment by moving
the water through vegetation. When cars park in the swales,
it causes the soil to become more compact, which may lead to
flooding. To help maintain the swales in Delray Beach, the City
Commission recently passed Ordinance 19-23, which restricts
parking on swales unless it is to comply with the directions of law
enforcement or official traffic control.
Drivers may still park on the roadway as long as 12 feet
of drivable space is maintained for other vehicles. For more
information on the new swale ordinance, please visit https://
BACK to SCHOOL
Supplies on a Budget
First Day of School is THUrsDAy, August 10
It is possible to get your kids stocked
up on their essential school supplies
on a budget, it just takes a little bit of
homework, planning, and preparation.
By lisa marie
The month of August can be expensive! Kids starting back to
school, particularly if you have more than one, can be overwhelming
with everything you need to buy. A little bit of
planning and online research can help minimize those costs and
take away some of the headaches.
Let’s get started with ‘stationery’ requirements.
It’s best to check out what your
child’s teacher/school suggest they bring
with them on their first day. This will
usually be posted on the school website
and can be slightly different depending
on which grade.
My first suggestion is to check your
home stock, you might be surprised!
See what you have that can fulfil the
schools’ requirements and save $$$. I
know that my office is full of pens, pencils,
paperclips, notebooks and more.
Re-use and repurpose binders and
folders, even adding stickers to make
them look refreshed. Clean and fix up
older backpacks and pencil cases that
you have, maybe even dye them a bright
new color to give them a new lease of life and another school year!
It is not usually essential to send everything on the teachers
‘wish list’ in to school on day one. Try spreading the cost by buying
some things next month. I’m pretty sure they don’t need 3 boxes of
tissues on the first day of school.
Now onto the research. This is an especially important step in
getting the best deals for those essential back to school items that
you do not already have at home! Florida offers a ‘back to school
tax free holiday,’ a perfect time to save an instant 6% if you buy
in this timeframe. This year it is July 24th through August 6th, so
be on the lookout for doorbusters, bulk buying, sales and coupons,
where many a deal can be found. Lots of retailers are offering great
bargains this time of year.
Now let us look at their school clothes/uniforms. We know that
kids grow way too fast and very often don’t wear out their clothes.
Why not make a visit to your local thrift store? Jackets, jeans, shorts,
shoes, and sneakers can often be found at a fraction of the store
prices. If your local thrift stores are not coming up with the goods,
then try Facebook or Nextdoor. Interact with fellow moms in your
area or create a group where you can do a clothing/backpack/
lunchbox exchange. Where your child was once into Paw Patrol or
Lion King, they now may like Star Wars or Spiderman - and in an
exchange everyone wins!
From High-School to College
One Huge Step for Students and
One Giant Leap for Parents!
By lisa marie
COPYRIGHTED
If you have a child going off to college this August,
based on my experience, you are in for a roller
coaster of emotions. But it does get easier, I promise!
My son was heading off to FSU (Florida State University) in
the summer of 2018. It was something I had kept parked
towards the back of my mind in the buildup to August of
that year. I really did not want to face the emotions that I knew
were brewing inside me and I knew could boil over at any time.
First of all, this would be the first time he would be living away from
home and secondly IT WAS SO FAR AWAY!
We did lots of preparing. The dorm room was chosen, the dorm
friends agreed, the mattress topper had arrived, two sets of sheets
and the comforter were all ready to go. We had invested in an air
purifier to keep him and his roommate as germ free as possible. We
purchased a TV, cables, a fan, a lamp, new towels, clothes, and bathroom
supplies, especially cleaning wipes!!
I was forever making and adding to lists and I think this is what
kept my mind quiet. I was busy preparing for my sons’ ultimate departure
and doing everything to stop me from dwelling on the everlooming
day!
I added things to those lists that I don’t think he has ever used in
64 | august 2023 | www.AtlanticAveMagazine.com

his three years at college, but I wanted to make sure he was
covered for any eventuality. I mean come on, he is a young
man, when will he ever use an air freshener spray, an umbrella
or toilet cleaner?
We booked our accommodation in Tallahassee ahead of
time as we planned to be there for the whole weekend… Just to
eke it out as long as possible and to keep the ‘Goodbyes’ at bay.
A week or two before our ‘parting’ day I was beginning to
become a bit weepy. As almost all planning was complete, I
had nothing else to focus my mind on except that he would
soon be gone. I tried to stay strong and composed in front of
my son as he seemed to be coping so well. He was confident
and excited and ultimately this was the day we had been preparing
him for his whole life.
With our cars loaded, my husband, daughter, son-in-law, son
and myself made our way to Tallahassee, which from South
Florida is at least a 6-hour drive. So far, so good! We made it
to Tally in good time considering it was move in week for all
colleges in Florida. We all stayed together the first night and
were up bright and breezy on the Saturday morning to start the
move-in process. It all went well. I tried to get the place as clean
as possible as that is a “mom” thing to do but as my son didn’t
want anything fancy in his dorm, he was settled within a few
hours, and that is a “son” thing!
We were all done by midday and the next 24 hours were a
blur and a mixture of eating out and finding our way around
Tallahassee. However, our farewells were imminent. I could feel
myself getting choked up and the tears were never far away.
I have to say that our goodbye on Sunday was a relatively
quick affair, for which I am thankful. No point dragging it out
and upsetting my son.
I cried on and off for a few days. At first, grocery shopping
was hard, seeing his favorite foods that I no longer needed to
buy, and the house seemed so quiet without him. A part of us
was missing, but slowly, we adjusted to our new normal. We
were extremely fortunate that our son chose to keep in touch
on a regular basis, so we didn’t feel like we were harassing him.
I still fretted the whole time he was driving to or from Tally and
still got upset whenever he left to head back up north but, it became
a lot easier - and once he arrived back at college our lives
resumed to our new ‘normal.’
North Carolina
A place that might just offer it all
BY Lisa Marie
North Carolina is bordered by 4 states
and an ocean, and it offers some of
the most magnificent scenery.
Situated in the southeastern region of
the United States, North Carolina has a
population of around 10.5 million people,
making it the 9th most populous state in
the U.S. With such diverse landscapes, it is
understandable why so many folks make it
their home. If you don’t reside in North Carolina,
that gives you the perfect excuse to
take a vacation in the state where “First in
Flight” is written across their license tags. A
place where the Wright brothers who were
born and raised in Ohio, took the first flight
on the NC coast in Kitty Hawk. However,
choosing where to visit on your vacation
opens a vast and diverse selection because
NC has something for every traveler. Let us
take a look at some of your options.
Wilmington
This historic port city is the most accessible
coastal area in the state. You can
take a stroll along Wilmington’s Riverwalk,
which runs along the Cape Fear River. It is
a vibrant place with galleries, shops, waterfront
hotels, and restaurants to explore.
You can walk the decks of the moored
Battleship North Carolina and learn about
WW11 naval combat history. Other attractions
include its three popular beaches,
Carolina, Wrightsville and Kure. Kure is
home to NC Aquarium at Fort Fisher, a top
regional and national attraction every year.
There are also an array of plantations and
mansions to explore including Poplar Grove
Plantation, the oldest peanut plantation in
the United States, and the antebellum Bellamy
Mansion.
This Month in History
Looking Back
August in History
By Lewis David
Looking back at important dates that
took place in the month of August both
here in America and across the globe.
August 1st, 1838 and 1944
• Over 300 years since it was first introduced to the island,
slavery was officially abolished in Jamaica. A little less than thirty
years later, the United States would follow in its footsteps.
• The last diary entry of Anne Frank was penned.
Three days later she and her family were arrested
by the Nazi regime and sent to concentration
camps. Anne died at the Bergen-Belsen
camp the following year, aged 15.
August 2nd, 1776
• A parchment copy of the Declaration
of Independence was signed by most
of the 55 members of the Continental
Congress.
August 3rd, 1492
• The explorer Christopher Columbus set sail from Spain with
the ships Nina, Pinta, and Santa Maria. His voyage, searching for
a western route to the Far East, saw him discover a number of
Caribbean Islands, and paved the way for the exploration of the
New World.
COPYRIGHTED
August 4th, 1962
• Nelson Mandela, a well-known opponent of Apartheid, was
arrested by police in South Africa and would eventually be sentenced
to life in prison for high treason and conspiracy
to overthrow the government. A
worldwide campaign was
conducted in the 1980s and
culminated in his release
from prison in 1990. Four
years after his release, in
the first election black
South Africans could vote
in, Mandela was voted in
as president.
August 6, 1945, and 1965
• The first use of atomic weapons in warfare was used as
the United States dropped an atomic bomb over the centre of
Hiroshima, Japan during the Second World War.
• President Lyndon B. Johnson signed the Voting Rights Act of
1965 into law. The Act was designed to counter the Jim Crow laws
that had become commonplace in the South and looked to expand
voting rights for disenfranchised African Americans.
August 8th, 1945
• The Soviet Union declared war on Japan, sending troops into
Japanese-held Manchuria.
August 9th, 1945 and 1974
• The second atomic bombing of Japan took place as the United
States dropped the atomic bomb on the city of Nagasaki, looking to
force the Japanese into surrender.
• Richard Nixon resigns as President of the United States and
Vice President Gerald Ford swears the oath of office to take his
place as the 38th US President.
August 11th, 1841
• Frederick Douglass,
an escaped slave,
spoke to a Northern
audience for the
first time in his
life. His powerful
and emotional
account of his
life as a slave
contributed to
the increasingly
negative views of
slavery held in the
North.
August 13th, 1961
• The Berlin Wall emerged following the East German government
closing the borders between the Eastern and Western sectors of
Berlin. It would become one of the notorious symbols of the Cold
War until it came down in 1989.
August 14th, 1935 and 1945
• President Roosevelt signed the Social Security Act into law
which established the system of guaranteeing pension to those who
retired at the age of 65.
August 17th, 1943
• The Allies complete the conquest of Sicily after only 38 days.
This would give the Allies control of the Mediterranean and help
force Italy out of the war.
August 18th, 1920
• The 19th Amendment to the US Constitution, granting women
the right to vote, was ratified.
August 21st, 1959
• A few months after admitting Alaska to the Union, President
Dwight D. Eisenhower signed the proclamation that admitted
Hawaii to the Union as the 50th state.
• Following the dropping of two atomic bombs and the
declaration of war by the Soviet Union, the Japanese Empire
officially announced its surrender.
August 24th, 1814
• During the War of 1812 against the British Empire, Washington
D.C. was invaded by British forces, leading to the burning of the
Capitol, the White House, and a number of other public buildings
and private homes. This was done in response to the earlier
American burning of modern-day Toronto.
August 28th, 1963
• Reverend Dr. Martin Luther King Jr., a prominent Civil Rights
figure and a preacher of non-violence, delivered his famous “I Have
a Dream” speech at the Lincoln memorial during the March on
Washington.
• The Indonesian Island of Krakatoa saw one of the most
catastrophic volcanic eruptions in recorded human history. The
explosions were heard from 2,000 miles away and waves as high as
120 ft killed tens of thousands of people on nearby islands.
August 31st, 1997
• Princess Diana, often referred to as the ``People’s Princess”
passed away in Paris following a high-speed car crash. People from
It’s Summer - Has Everyone Left Town?
If you’ve been reading Facebook, you would think that most
people in Palm Beach County had boarded a plane to somewhere
exotic like the coast of Italy or the blissful terrain of Santorini.
But, luckily there are a lot of people in
town - and there’s a lot of fun things
to do. If you don’t mind the heat and
the sizzle doesn’t fizzle your good vibes,
you’re in for a treat.
One of the most fun things to do that will
shift your chakras and lift your vibration is
the Coco Market in Veterans Park. If you’re an
early bird, you not only get the worm (maybe)
but you got a Yoga Class with renowned
Yogi Pedro. If you’re like me, you still caught
the rope throwing class with AJ & Georgie.
This outdoor exercise lets you throw your
weight around even if you are the most timid
person on the planet.
Coco Market is the brainchild of Corey
Heyman, who seems to have tapped into the
authenticity of Woodstock with a mystical
contemporary vibe. There are healers, musicians,
artisans selling everything to make
you feel or look good (or both), healthy food
vendors and a friendly vibe that will make
you think it was 1970.
Speaking of a kinder gentler time, The
Delray library has free movies during the
summer. They start at 2pm (a respectable
time for night owls) and are wonderful films
that will have you laughing and thinking. It’s
74 | august 2023 | www.AtlanticAveMagazine.com
Coco Market EJS block party EJS block party
laid back, the sound is not so loud that you
need industrial strength headphones and
the temperature is perfect, not blistery cold.
You get free popcorn and water, and the other
movie goers seem like they just walked
off the set of Mr. Rogers.
We would be remiss not to boast about
the EJS Block party last month. If community
is the sincerest form of humanity, then EJS
(and founder Emanuel “Dupree” Jackson)
has cracked the code of decency.
There were local charitable organizations,
bouncy houses (for kids not adults),
a DJ, dancing, live music, a tree giveaway by
Community Greening, raffles and a full day
of fun. One company gave away phones and
tablets at nominal fees (if you qualified),
and do-gooders from all corners of town
were there. (we saw you Wise Tribe, Eat
Better Live Better and Education Rocks).
The event was sponsored by the Pulte Family
Charitable Foundation.
The Grand Tasting took place at the Addison
as part of Boca Bacchanal. This weekend
of gourmet and charity took place so
everyone could celebrate in the tradition
of bacchanals that go back centuries. That
meant friendship, fine wines, champagnes,
and whiskey were served alongside food
samplings by local chefs. Atlantic Grille at
The Seagate Hotel & Spa was there, Lemongrass
Asian Bistro, Ramen Lab Eatery and
dozens of other fan favorites. There was a
silent auction and a courtyard filled with
family, friends and fabulousness.
If your ship comes in by late August,
and you’re not too busy showing off your
Facebook photos, then join the Delray
Chamber’s Focus on Women Summer Soiree
August 25th. This event is always a treat and
takes place at Sklar Furnishings. It’s a night
of female bonding with shopping, light bites,
a tad of wine, wellness products, artwork,
and live music by guitarist Dorian Avila.
The entire showroom is filled with good
vibes, elegant items and vendor donated
items for raffle prizes. The event is free and
open to everyone. Last years’ event was fun
and fabulous. Can we take much more? Yes,
of course.
If the heat makes you a homebody, then
we’ll fill you in on what’s happening and you
won’t have to go out. But, these events are
upbeat, they foster friendships and camaraderie
and remind us all about what we can
do, be and give to others. See you there.
Ariana Ciancio
regulars | city people
Ariana Ciancio is a people person.
She sees the best in all people – regardless
of their station in life or means of support.
She doesn’t look down on people who lack housing
or have issues that stand in their way of succeeding
in life’s more traditional ways.
You can’t say that about many people.
But not many people have spent 30 years working
to help those with substance abuse, homelessness, and
other social service-related roadblocks.
Ciancio attributes her kindred compassion to her
childhood. “I grew up near a homeless shelter and at a
young age I would walk past homeless people talking
to themselves. I thought that was normal,” said the New
Jersey native.
Though Ciancio knows that some of her clients are
not considered normal by society standards, that has no
bearing on how she treats them.
“I get joy having conversations with people that nobody
else wants to talk to. I see them as whole not broken.
They have issues, but everyone has issues. I will
support them whenever they want to start.”
That is why she was the perfect choice to become
the Service Population Advocate for the Delray Beach
Police Department six years ago. Ciancio created the
CARES program (Community Advocacy Response Education
and Service) within the police department. CARES
helps people seek treatment for substance use, mental
health issues and homelessness.
She not only helps people cope (and resolve) their daily
struggles, but she is always by their side to help them
get help and resources to re-integrate into society.
Ciancio goes to the Caring Kitchen every day (with her
team), sits with everyone, hands out mail and distributes
food. She also helps with other social services such as
the Interfaith Committee shower truck.
“We let these people know we support them. We let
them know if they want to make changes in their life we
will always be there for them. We don’t enable them, we
help them when they are ready,” said the self-described
extreme multi-tasker.
Though she was awarded the 2018 Delray Citizens
for Delray Police Employee of the year award, the 2018
Crossroads Club Taste of Recovery Vision of Hope
Award, and the 2020 Palm Beach County Association
of Chiefs of Police Civilian Employee of the year award,
Ciancio does not puff up or feel entitled. On the contrary,
she sees these (and other awards) as part of her earthly
downpayment.
The Angel Among Us
“I don’t understand why I get awards. I am doing what
I am supposed to do. I get joy having conversations with
people that nobody else wants to talk to. People avoid them
and walk around them, but I love hearing their stories. It
makes them so happy to have someone listen to them.”
Helping those in need is a calling that Ciancio heard
early on in life. She graduated from FAU with a degree in
psychology and then received a Master’s Degree in Mental
Health Counseling from Nova Southeastern University.
When she was in high school Ciancio wanted to become
a psychiatrist. “I always felt a calling to help people who
had problems. When I was young I read lots of psychology
books about Freud, Skinner and others. I loved it.”
While getting her BA degree at FAU in Boca Raton,
Ciancio began volunteering across the street at a
residential treatment center. She did assessments and
helped those with addiction issues. “I realized right away
that I loved helping people with substance use issues.”
Her first job after college was as a therapist at the National
Recovery Institute in Ft. Lauderdale. She moved
back to New Jersey in 1998 with her husband Steve. In
NJ she became a case manager overseeing patients released
from psychiatric facilities. Ciancio made sure they
took their medication, stayed safe and integrated into
society successfully.
She also worked for The National Council on Alcoholism
and Drug Dependence-NJ substance abuse initiative.
Ciancio was the lead care coordinator supervising five
northern New Jersey counties. After that, she worked
at night in medical quality assurance overseeing care at
treatment centers.
“I worked behind the scenes working with providers
to make sure people were getting the right care to become
productive members of society.”
That entailed making sure that patients were being
transferred to the right housing, helping them with their
resumes to get jobs, and coordinating all patients care so
they could succeed in life.
Though she was busy working in a career she loved in
New Jersey, Ciancio was still a Florida gal at heart. So, she
moved back to Florida with her family in 2004.
She continued working with NCADD NJ providing
medical quality assurance and conducting assessments
at a treatment program.
To some this might seem like drudge work, but to
Ciancio it is what makes her life worthwhile. “There
I get joy having
conversations
with people that
nobody else wants
to talk to. I see
them as whole
not broken. They
have issues, but
everyone has issues.
I will support them
whenever they want
to start.
is nothing more rewarding
than giving people an opportunity
to tell their story. After
that, I ask questions and
come up with a plan to assist
them in making changes in
their lives.”
Ciancio wasn’t looking for
a change when she saw a
listing on Facebook for a job
with the Delray Beach Police
Department.
“I made up my mind I
didn’t want to work full-time
again,” she quips. But, Ciancio
was blindsighted by her ambition
and her history.
“The job description was
everything I had done my
entire career: case management,
medication follow-up, assessments, welfare, treatment, helping
the homeless and more.”
In June 2017 Ciancio was hired to be the Service Population Advocate
within the Delray Police Department. To be prepared, and to
create a program of merit, she learned about every program in the
county that provided services for substance abuse, homelessness,
and mental illness.
To this day Ciancio is the only licensed clinician inside a police department
in Palm Beach County that provides outreach and social services.
She helps people (including seniors) apply for benefits, links them to
healthcare, food, showers, meetings, and local faith-based organizations.
She also attends a roster of meetings that would make your eyes
gloss over.
The program – now called the Community Outreach Team – includes
two police officers and a social worker.
“We take a person-centered approach with each person to get results.
We are with them through the good and the bad; we never give
up on them.”
That is exactly what happened when Ciancio met Donald Foresman.
Homeless for many years, Foresman didn’t have ID or a birth certificate.
After pursuing many agencies and avenues, Ciancio finally tracked down
his birth certificate. The rest is history – a heartfelt one.
“In October 2021 Donald Foresman moved into a one- bedroom
apartment and is doing great. He is sleeping in a bed instead of on concrete,
he doesn’t have to hide his possessions in the bushes and has a
kitchen and a shower.”
For that good deed Ciancio received the employee of the month award.
Foresman, who was in the audience, referred to Ciancio as an angel.
Others agree.
“Ariana is ALWAYS the steady, thoughtful, influential and passionate
voice. Her work to improve the lives of Delray Beach and Palm
Beach County residents is evident, and her contribution to this important
transformative work is to be commended,” said John Hulick, who
worked with Ciancio in both Florida and New Jersey.
Police Chief Russ Mager also sees the stars in her orbit.
“Ariana genuinely cares about people, all people, especially those in
need of assistance. She has a true gift for helping those in need. She is
special,” said Delray Police Chief, Russ Mager.
Her friend and colleague Judy Feeney agrees. “Ariana has made a huge
impact in Delray Beach by her dedication to improving the lives of the
homeless, or anyone in need of social services. Working with her is a
tremendous inspiration and an education in humanity.”
Bento box lunches are a great idea for kids that don’t like their food “touching!”
These special lunch boxes are available everywhere (Amazon, Walmart, Target)
and make packing all kinds of lunches so much easier!
Vegetable Sushi or Onigiri
Using leftover rice and cooked fish from a previous meal,
packing sushi for the family can be as easy as making
sandwiches — especially if the kids feel like helping.
ingredients
4 ounces thinly sliced smoked salmon
3 cups cooked short-grain rice, hot (See how)
2 tablespoonstoasted black sesame seeds
1/4 teaspoon salt or less, if needed
1 sheet toasted nori, cut in 4 strips
directions
1. Heat a well-seasoned cast iron skillet or nonstick
pan over medium-high heat. Lay the salmon
slices in the pan and cook until opaque and lightly
browned, 15 to 30 seconds per side. Flake fish
with a fork and mix with the rice and sesame
seeds. Taste the mixture and add salt if needed.
2. Place a bowl of water nearby and use it moisten
your hands frequently while forming the onigiri,
so the rice doesn’t stick to them. Place one quarter
of the rice mixture (about 3/4 cup) in
your hands and squeeze together firmly.
Rotate and squeeze until it forms a
circular cake that holds together securely.
Wrap a strip of nori around the
middle. Repeat with remaining rice
mixture.
3. Serve immediately or wrap in
plastic wrap to eat later. Most people
recommend not refrigerating onigiri
because it ruins the texture of the
rice, but I find a 30-second warming
in the microwave revives a
refrigerated onigiri just fine.
• Pack with: Sushi condiments,
edamame, raspberries,
snickerdoodle cookie.
Hummus and Pita Plate
ingredients
1 (15-ounce) can chickpeas (do not drain), or
about 2 cups drained, cooked chickpeas
3 tablespoons extra-virgin olive oil
3 tablespoons tahini
1 1/2 tablespoons freshly squeezed lemon juice
(from 1/2 lemon), plus more as needed
1 small clove garlic, coarsely chopped
1 teaspoon salt
1/2 teaspoon freshly ground black pepper
directions
1. Drain the chickpeas into a strainer, reserving
the liquid from the can. If time
and patience allow, pinch the skins
from each of the chickpeas; this will
make your hummus smoother.
2. Combine the chickpeas, olive
oil, tahini, lemon juice, garlic, salt,
and pepper in the bowl of the food
processor fitted with the blade attachment
or blender.
3. Blend hummus until smooth, at least 5
minutes. Process the hummus continuously
until it becomes very smooth, about 5 minutes.
Scrape down the sides of the bowl as
needed to integrate any large chunks.
4. Taste and add more of any of the ingredients
to taste. If your hummus is stiffer than
you’d like, blend 2 to 3 tablespoons of the
reserved chickpea liquid to thin it out and
make the hummus creamier.
5. Scrape the hummus into a bowl and
serve with pita chips or raw vegetables.
RECIPE NOTES
COPYRIGHTED
• Pack with: Salami, olives, carrots, baby
tomatoes, and grapes. (Note that dipping is
easier and less messy if you pack the hummus
in a separate container.)
manageable and dining
out is a simple pleasure.
That is why Caffe Luna Rosa, the beloved seaside Italian restaurant,
is bringing back their fanciful Wine Dinners. The
four-course explosion of flavors begins with a wine paring
for each dish.
If you’ve been to Caffe Luna Rosa you know the aristocracy of its
presence and the laid-back countenance of its surroundings. Add
88 | august 2023 | www.AtlanticAveMagazine.com
that to the wonderful food, mahogany interior and excellent service
and you have an upbeat yet soothing place that caters to your
highest culinary instincts.
The Summer Wine Dinners are so special that some guests make
this special pilgrimage to all four of them. The ladies of Polo Trace
are a perfect example. “We always have a great time at the wine
dinners and attend all of them. The food is terrific and they treat us
like queens,” said Lynda.
Lynda isn’t the only one who savored the flavors and delved into
the first course of Braised Short Rib Risotto with zeal. Chef Ernie
brought his A-game once again and created a tasty, yet flavor-filled
Angus Short rib Risotto, marinated for six hours and topped with
crispy homemade onion rings.
Served with a Chianti Classico “Poggio Bonelli” it was a revelatory
moment for foodies. Rarely has this dish tasted so flavorful yet
light at the same time.
The second course had an even lighter touch – and one that would
make your cardiologist rejoice. It was a Baby Kale Salad with spiced
walnuts, caramelized sweet Vidalia onions and citrus vinaigrette.
The appetizer size dish was served with an Italian white wine.
There was also a perfectly choreographed assortment of dishes
that came exactly on cue with different paired wines (red and
white). Lump Crab Stuffed Lemon Sole in a Citrus beurre blanc
sauce was riveting, as was the dessert that could win an academy
award from those who honor the sweeter side of life. The Homemade
Peanut Butter Pie with buttered graham cracker crust and
rich chocolate ganache was wickedly delicious.
Dreams are often made of perfect meals. And this was one of
them. The good news is that there are four more Caffe Luna Rosa
Wine Dinners for you to attend.
They are on August 1st, August 22nd , September 12th , October
3rd and 24th and November 14th.
For those who know the backstory of Caffe Luna Rosa you know
that this homage to great Italian food was the first of its kind in Delray
Beach. Bordered by the breathless beauty of the ocean, it was
originally a sandwich and gelato shop.
Owner Fran Marincola’s father was in the food business and
taught his son that quality ingredients were important when running
a fine restaurant. So that’s what he did. He also knew that
an outdoor café with a view of the ocean would be irresistible to
guests. He was right. He was also right to make the four most important
people partners – Chef Ernie, Bonnie Beer, Marvin Barrera
and Aaron Hallyburton. The team has an eye for perfection with
fresh food as their legacy.
The beef dishes are grass-fed and the chicken and veal are hormone
and steroid free. The pasta is homemade and the seafood is
fresh with sauces made with fresh ingredients and natural juices.
It’s part and parcel of Chef Ernie’s grand ability to create masterpieces
out of ordinary ingredients. He apprenticed at age 16 and
never looked back. Chef Ernie has been cooking up stellar meals for
38 years, but paid his dues in kitchens of all varieties. His passion
for culinary greatness is legendary (he cooked for VIPs at the Olympics
and celebrities in South Hampton) and his ability to woo critics
and guests has garnered the restaurant accolades and awards.
That is the reason that Paul and Lisa Arcella and their neighbors
Ian and Daniel made the trek from Lighthouse Point to Caffe Luna
Rosa for the first summer Wine Dinner. “We brag about this place
all the time,” said Daniel. “All the courses were amazing and the
Peanut Butter Pie was ridiculously good. I love this place.”
The other bright spot at this Italian seaside hot spot is their
Brunch. Hailed by locals (and tourists) for its authenticity and
scrumptious offerings, the Caffe Luna brunch is a celebrated tradition.
The Maine Lobster Eggs Benedict with homemade Hollandaise
sauce remains a fan favorite, as well as their hefty hand-cut
French Toast with organic warm maple syrup. There are homemade
Belgium waffles with strawberries, blueberries or bananas,
French toast and more. Add that to the natural blaze of the sun and
surf and you’ll be looking for your boarding pass when you leave.
Caffe Luna Rosa offers alfresco seating seven days a week, an elevated
open-air dining room with authentic artwork (some from
Chef Ernie) and an intimate insular embrace. Their team of Italian
chefs also use the finest ingredients available to prepare their signature
dishes.
The professional wait staff offers customer-centric service and
their wine list is carefully curated. It’s also a calming respite from
the outer chaos of life.
Caffe Luna Rosa is open seven days a week and serves breakfast,
brunch, lunch and dinner. Their bar up front is a gathering place
to hunker down and stop the spin of earthly activity. You can also
sit outside and dine alfresco, or sit inside with open-air walls that
welcome in the breeze and the sweet salt air.
If life should be punctuated by fine wine, friends and freshly prepared
food, then Caffe Luna Rosa is the recipe for world peace.
Buon appetito!
BY Bill Piechocki
Rescues…
What are the special challenges?
When deciding to get a pet, the process often comes down
to acquiring your pet from a breeder, commercial pet
dealer or adopting from a rescue. While the first two
have a place in the pet sale business, the puppy stores supply
young animals of known lineage which provides predictability of
breed behaviors and stature.
We want to focus on the alternative market for pets, the rescues.
While rescuing an abandoned or discarded pet is an admirable
and humane thing to do, it does come with some special
challenges that one must consider.
While you may find a purebred or breed type pet in this system
which will give you a level of predictability in behavior and stature,
there is the question as to “why is this pet here”?
The fact that it is in a rescue situation implies that there may
already be challenges with this animal. Were there behavior or
training issues involved? Was it an economic issue as with the cost
of feeding, grooming or health related issues? Getting accurate information
is always difficult at best. The rescue staff must rely on
the information the surrenderer gives them. Often any accurate
behavior, training, health, and veterinary records are incomplete
or missing. Without this information, a whole new process must
begin, and you could be faced with unknown challenges.
You are starting with a pet that has just gone through the trauma
of being displaced from the owner the pet trusted and loved,
which creates a PTSD condition for the pet. They are now confined
in a strange place with a change of routine, pack members (that is
the pets’ family), diets and foods which create additional stress. In
many cases they are also subjected to an assault of medical interventions
including sterilization (spay or castration), vaccines without
knowing the history, toxic parasite treatments and other treatments
based on standard protocols and not on individual needs.
How do you heal and overcome the very specific, life altering
and sometimes permanent challenges. We cannot replace the hormone
producing organs that were removed but must find ways to
support the rest of the endocrine system that is now compensating.
We can look at natural ways to detoxify the body of the chemicals
that were injected, applied, or fed to that pet in the past. We
can change the behavior issues with emphasis on love, retraining
and nutritional balancing.
Understanding the physiology of your pet, how all the parts
act and work as one is the most foundational approach we must
take. All the challenges come down to a few very basic truths.
All disease and challenges are caused by toxicity and deficiency
(malnutrition) and triggered by stress (physical, emotional, and
chemical). All can be addressed by limiting toxic exposure including
drugs and vaccines and by using a species appropriate clean
natural nutritional program. It does not happen overnight, but
rather over time as the body forms new regenerative cells.
While rescues can be more challenging because of the uncertain
history, these challenges can be easily overcome and rewarding
with the right educated health program.
misc | Airbnb Scams
By moneytransfers.com
Top Tips for Avoiding the Most
Common Airbnb Scams this Summer
Airbnb has changed the way we book accommodation, offering
unique and affordable stays in destinations all over the world.
Unfortunately this rise in popularity has also led to an increase
in scams targeting the platform’s unsuspecting guests, and
a recent analysis of Airbnb complaints on Twitter reveals that
nearly a quarter of all grievances are related to fraud.
92 | august 2023 | www.AtlanticAveMagazine.com
COPYRIGHTED
With this knowledge, Jonathan Merry, CEO of MoneyTransfers.com
has pinpointed the six most common tricks to
watch out for this summer, and offered some key tips on
how to avoid falling victim to them:
Multiple Listings Scam: One of the most common scams on
Airbnb is the multiple listings scam, where a host lists the same
property but at different price points. The host will then take several
bookings for the same time period and cancel the lowest-priced
one, keeping the booking at the highest price point so that they
make more money. Unfortunately this leaves those who booked the
lower price scrambling to find a place to stay, often with little to no
notice. Although Airbnb states that duplicate listings are not permitted,
there are still many examples on the site where the same
property is listed twice. Removing the price filter from your search
can help identify if a property is listed at different price-points, indicating
a potential scam.
Deceptive or Inaccurate Property Descriptions: One case
study of this referred to a host, Diletta, who had advertised a remodelled
apartment in Rome, only for the guests to arrive to find
a basement-level dump, with a six-foot high ceiling and one small
dirty window in the kitchen. Stories like this are not uncommon,
and highlight the fact that it’s crucial to carry out thorough research
before booking. Take time to read through the past reviews to see
what other guests have had to say about the property and if you’re
still unsure then message the host for specific information on the
amenities. If you’re aware of the address before booking, then you
can also cross-reference the property on Google Maps or Zillow to
further verify the accuracy of the description.
Doctored Images: Scammers often use fake or doctored images
to make their rental properties seem more appealing than they

actually are. Luckily, this is a fairly straightforward scam to spot;
simply head to the ‘accuracy’ category in the reviews section and
look for specific terms like ‘photos’, ‘images’ or ‘accurate’. Additionally,
you can perform a reverse image search of the listing’s photos
to see if they have been used elsewhere or on different properties.
You may find that some properties also use verified images which
are taken by an Airbnb photographer rather than supplied by the
host. On average these bookings tend to attract 8.98% higher occupancy
rates.
Airbnb Account Hacking: While account hacking is less common,
it is still a highly damaging scam. Scammers may trick users
into supplying their login information and password, allowing
them to book properties using stolen financial details. This scam
was first identified by Christopher Boyd in 2016, and the main
takeaway from his findings is that customers should always doublecheck
the website URL before they enter their log-in credentials.
Legitimate Airbnb URLs should begin with “https://www.airbnb.
com” and not include any additional domain names. Travel bloggers
Practical Wanderlust found themselves the unfortunate victims
of this scam and shared their experience as their account was
hacked to book properties in China. Customers should be cautious
of phishing emails that mimic Airbnb communications and never
provide personal information unless they are sure of the legitimacy
of an email. If you are still concerned, Airbnb can set up two-factor
authentication as an additional security layer on your account.
Fake Reviews: 0.71% of all Airbnb complaints on Twitter relate
to either fake reviews or fake listings. While reviews play a crucial
role in establishing trust on the platform, the reality is that scammers
can manipulate them to deceive guests. Hosts may create fake
accounts or enlist family and friends to leave positive reviews, while
competitors may leave negative reviews on other hosts’ properties.
To avoid booking a poor rental, focus on properties with a significant
number of reviews and pay close attention to the two, three
and four star reviews. You can also use the search feature to find
specific information mentioned in the reviews that is important to
you.
Payments Outside The Platform: All payments and communications
should take place within the Airbnb app or website as this
protects you, the consumer, and is particularly useful if you find you
need to request a refund for whatever reason. Scammers may try
to convince guests to pay through non-Airbnb apps, bank transfers
or other websites, sometimes offering discounts in return, and this
can lead to a potential loss of money or a double payment. If a host
asks for payment outside of the Airbnb platform, consider it a major
red flag and report the message straight to Airbnb. If you have
fallen victim to an Airbnb payment scam, Verified also recommends
reporting the fraudulent transaction to your bank, as they may be
able to reverse the money transfer or recoup some of your losses.
While 96% of guests will enjoy a safe and enjoyable experience
with Airbnb, it is still essential to take some precautions. These include
making sure that you’ve conducted thorough research and
not accepting any discounts or offers outside of the Airbnb platform.
For added assurance, you may want to consider properties
with verified images or those listed with Airbnb plus. Requesting
virtual tours and doing a reverse image search can also help to validate
the authenticity of the listings.
