WELCOME LETTER<br />

This is the best street<br />

I’ve ever lived on.<br />

-Bob, featured homeowner<br />

I’ve lived in my current home for nearly 30 years. Before that my<br />

previous record for staying put was 4-1/2 years. Although signs are<br />

starting to appear that it might be time to think about finding a new<br />

place. My husband and I are empty nesters and the idea of having<br />

fewer rooms to clean and a smaller yard to manage is appealing. And,<br />

oh yes, we’re in the age group where the consensus is we should be<br />

looking for a place with fewer steps—and a first-floor bedroom. It’s a<br />

conversation I don’t feel old enough to be having.<br />

But after talking with Bob and Jen, the homeowners featured on<br />

page 18, I’ve had a slight change of heart. The couple built a new onefloor<br />

courtyard home that was about half the size of their previous<br />

place. They picked a location and a floor plan that checked all their<br />

boxes. Interior finishes and furnishings were carefully selected to convey<br />

a less-is-more concept. Outside there is a front porch for morning<br />

coffee, a private back yard with a pergola and stone fireplace, and a<br />

section of grass— just big enough for the dogs to run.<br />

They checked the location, location, location boxes as well. Grocery<br />

shopping is nearby, highways aren’t much farther, and closer to home,<br />

the neighbors in this 55-plus community are welcoming. Clearly, the<br />

couple is quite happy with the upside of their downsizing.<br />

This issue shares their story, along with a pool designed for serious<br />

swimmers, and a charming bungalow updated with respect to its<br />

history—all with the common thread of people who are loving where<br />

they’re living.<br />

Long-referred to as “the heart of the home,” it’s no surprise that kitchens have become a focal point for interior design innovation. The<br />

latest kitchen design trends offer not only style but also utility. Here are some of the most sought-after and appreciated by today’s buyers:<br />

1. HIDDEN ELECTRICAL OUTLETS – Innovative<br />

kitchen designs are incorporating hidden electrical<br />

outlets into the cabinetry. This clever solution keeps<br />

your countertops clean and uncluttered.<br />

2. OVERSTATED HARDWARE – Oversized,<br />

statement hardware is replacing more subtle<br />

Five years ago, Jen met Bob and the two started dating.<br />

One year later they decided to tie the knot—despite<br />

a slight incompatibility. When it comes to decorating<br />

styles, Jen came to the relationship with a penchant for<br />

“minimalistic, streamlined and functional” design while<br />

Bob’s house was filled with “puffy, oversized, brown<br />

leather.”<br />

“I needed help,” says Bob. “I was in crisis.”<br />

Although Jen admits she is not without issues of her<br />

own. “I get a little OCD with some stuff, she says. “I<br />

don’t like to see plugs and cords and all that.”<br />

The two have learned to compromise, and as often<br />

happens in happy marriages—the final result skews<br />

heavily toward the wife’s tastes. But Bob is okay with<br />

that. “I got straightened out,” he says. ➻<br />

Yours and mine, to ours<br />

The couple was ready to create a home<br />

that checked all the boxes for each of<br />

them. After a serious amount of digging<br />

by Jen, (“Jen has the ability to research<br />

like no one I have ever seen,” says Bob.)<br />

the two chose to build a single-family<br />

courtyard home in one of West Chester’s<br />

55-and-over communities. (Although, it’s<br />

important to note that Jen’s not yet 55!)<br />

When it came to selecting the lot, it<br />

was all about location, location, location.<br />

The half-acre parcel they chose was at<br />

the end of a cul-de-sac and backed up by<br />

green space. The Mill Creek runs along<br />

the northern side of the property. (Jen<br />

checked the creek’s flood plain before<br />

settling on that location.) And it’s just<br />

an overall “super convenient” location.<br />

Kroger is within easy walking distance<br />

and Dorothy Lane Market, a favorite of<br />

Jen’s, is a quick trip up I-75.<br />

The characteristics of the lot were<br />

extremely important to the couple. “We<br />

wanted a lot of privacy and a yard for our<br />

dogs,” Bob says. Their dogs are 80-pound<br />

Brady and 22-pound Sammy. And the<br />

yard is an appealing playground for pets<br />

and people alike. The couple owns a section<br />

of the rear tree line, but they planted<br />

liberally to protect their view year-round.<br />

“We brought in 30 to 40 trees,” Jen<br />

says. “Mostly a variety of arbor vitae and<br />

pines.”<br />

Holding center stage in the yard is an<br />

inviting pergola with comfy seating, a<br />

paver floor and a stone fireplace. Just<br />

in case the fire doesn’t keep the couple<br />

warm enough on chilly nights, they can<br />

supplement the heat with a powerful<br />

heater they’ve nicknamed “Tron.”<br />

“I will sit out here even if it’s 30<br />

degrees,” Jen says. It’s a great spot for<br />

enjoying a glass of wine.” ➻<br />

The back patio area faces east, so it’s a favorite<br />

shaded afternoon/evening hangout.<br />

Living smarter<br />

Inside the home, the couple had<br />

definite wants on their wish list.<br />

“We wanted to downsize. No steps,”<br />

Bob says. This home is just over<br />

2,100 square feet—a little more<br />

than half the size of their previous<br />

3,800-square-foot home. “In our old<br />

house, we had so many rooms, we did<br />

nothing but clean,” Jen says.<br />

Plus, the no-steps decision also<br />

comes in handy for their rescue,<br />

Brady, who is older and the victim of<br />

a stroke and finds steps challenging.<br />

Off the open kitchen/dining/living<br />

area are two wings. One housing the<br />

primary suite along with a laundry<br />

room. The other is where the guest<br />

room and bath are found.<br />

Blue beginning<br />

When it came to selecting furniture<br />

for the home, the couple went with<br />

a less-is-more concept. Their search<br />

was launched at Bova Contemporary<br />

Furniture.<br />

“It started with a couch,” Jen says.<br />

“That couch sold us.” And yes, the<br />

blue sectional sofa in the great room<br />

is a magnet for both Jen and Bob.<br />

The two end sections recline just in<br />

case a nap is a possibility.<br />

Speaking of blue, most of the<br />

design decisions were made at the<br />

blueprint stage, which could have<br />

been a challenge. “I need to be in it<br />

to see it,” Jen says. Fortunately, she<br />

turned to Roony Mangat, co-owner<br />

of Bova. Roony was able to help the<br />

homeowner visualize the outcome.<br />

“She makes it easy for me,” Jen says.<br />

Roony shares that sentiment about<br />

Jen and Bob. “They were prepared.<br />

They showed up with photos and<br />

knew what they wanted but needed a<br />

bit of guidance on their selections in<br />

terms of color and proportions. ➻<br />

Some of those selections were<br />

among Jen and Bob’s favorite pieces<br />

in their home—the painted bent<br />

glass covered Glassisimo coffee table<br />

and side tables. The Mexican manufacturer<br />

allows customers to pick the<br />

design, colors, patterns and more.<br />

Those options made the selections<br />

fun for the couple. For example,<br />

some of the pieces were a bit too tall<br />

for their needs, so Roony called the<br />

designers and asked them to shorten<br />

the legs. “That’s the great thing about<br />

Bova,” Jen says. “You get exactly what<br />

you want.”<br />

Roony is a fan of the Glassisimo<br />

line as well. “Yes, they are accessories<br />

that provide functionality,” she says,<br />

“but actually they are pieces of art.”<br />

Even though the couple’s tastes<br />

lean toward contemporary, the home<br />

is plenty warm and inviting. “I want<br />

people to come in and feel comfortable,”<br />

Jen says. Occasional splashes of<br />

wood add a bit of warmth and a touch<br />

of nature. Poster size black and white<br />

prints of both Jen and Bob’s parents<br />

flank the fireplace wall and add serious<br />

pops of personality.<br />

Settled and satisfied<br />

The couple moved into their new<br />

home in February of 2022, and they<br />

couldn’t be happier. Something is<br />

going on at someone’s house at least<br />

once a month, Bob says. “This is the<br />

best street I’ve ever lived on.”<br />

Century-plus home gets a Scandinavian refresh<br />

Picture this. Clean lines, natural textiles and a serene color scheme<br />

come together in this downtown Columbus kitchen to honor iconic<br />

Scandinavian style. Large-scale, rift-cut beams and planked French<br />

oak flooring offset each other beautifully and bring nature into focus.<br />

The matte finish of the countertops brightens the space, as does the<br />

white slab cabinetry. A versatile island extends to serve as a meal<br />

prep area or accommodate four for dining. Take a seat and you’ll<br />

have the ideal vantage point for viewing the original exposed stone<br />

on the level below, as glass panels surround the descending staircase<br />

and open up what was once a series of divided spaces.<br />

Daron Larson and Matt White can easily picture this kitchen, as<br />

it’s theirs. But it wasn’t always such an appealing space. Prior to its<br />

renovation, the kitchen was disjointed, dark and dated. The latter<br />

adjective is especially true, but in an enchanting way, as the home<br />

was built in the early to mid-1800s.<br />

“The house is an interesting blend of old and modern,” explains<br />

Daron. “What I love is you can walk down our street and it seems<br />

like a plain brick house you wouldn’t look at twice. But when you<br />

enter, you are immediately taken in by all the work that has been<br />

done by previous owners, including an architect in the 1970s.” ➻<br />

Historical significance<br />

The home likely has a rich history, given not only its age but also its proximity<br />

to the historic Kelton house, once part of the Underground Railroad, and historians’<br />

speculations that it was originally a community schoolhouse.<br />

Because the home has such good bones, as they say, the homeowners were<br />

mostly pleased with the kitchen during the initial years they lived there, despite<br />

a wall that was placed such that it served as a barrier to both light and ease of<br />

movement in the space.<br />

“Looking back, we realized how claustrophobic people must have felt with<br />

that wall,” says Matt with a laugh. “Now the kitchen feels more spacious and<br />

adds to the overall loft-like vibe of the house."<br />

The assumption was that the wall couldn’t be removed, as it contained<br />

heating and HVAC ducts, as well as wiring. Enter Tyler Swartzmiller, principal<br />

designer with Haus Studio. Tyler and his team were able to remove the wall<br />

and move the mechanicals upstairs behind custom-built woodworking in the<br />

primary bedroom. ➻


The stately entry door was not original to the home but repurposed<br />

by a previous owner/architect who salvaged the door<br />

from the demolition of a commercial property downtown.<br />

Lighter, brighter<br />

There are countless delightful details in the updated space, including<br />

the stairs which were formerly enclosed by half-ledges rather than glass,<br />

and the embedded LED lights that perch beneath them. The illumination<br />

adds visual distinction to each step and serves as a safety feature.<br />

Gone are the stacked layers of slab and tile on the floor, as well as<br />

the rampant tile that ran above the cabinets. Now, white-painted brick<br />

serves as the backsplash, hearkening back to the brick of an old schoolhouse.<br />

Warm wood paneling encloses the sleek Monogram appliances,<br />

and the drawers and cabinets that previously opened at multiple levels<br />

now reside on one clean row.<br />

A favorite feature for Daron is the cut of the cabinetry’s wood grain,<br />

which creates a calming, consistent look across multiple panels. Matt<br />

agrees and also cites the built-in refrigerator and wall-mounted ovens.<br />

“I wasn’t sure we could incorporate both of those within the constraints<br />

of the space,” he says, “but we did, and I love how the refrigerator goes<br />

into the wall.” The induction cooktop also adds to the clean lines and<br />

makes for easy cleanup. ➻<br />

A plan in place<br />

Tyler approached the project with not<br />

only his years of design expertise, but<br />

also as a cook himself. “It’s important<br />

to know how kitchens are supposed<br />

to be used,” he says. “It’s all about<br />

understanding your workstation,<br />

prep station and cleanup station and<br />

knowing what needs to be in close<br />

proximity to what.”<br />

Even the choice of garbage can was<br />

intentional. It’s a hands-free Servo<br />

Drive bin that opens with merely a<br />

nudge, and Tyler confirms that efficiency<br />

features such as this are big<br />

in kitchens today. Tyler is also seeing<br />

lots of hidden storage options, such<br />

as pocket doors or paneling similar<br />

to what he incorporated into this<br />

particular kitchen.<br />

“We wrapped the wall in wood and<br />

paneled the dishwasher, beverage<br />

fridge, et cetera,” he says.<br />

Other trends? “Wood has been<br />

trending upward for a few years now.<br />

People are tiring of the sterile white<br />

kitchen,” he explains. “They’re also<br />

mixing finishes, including matte and<br />

glossy. And even though certain features<br />

may be all the same color, you<br />

can create interest by adding textures.”<br />

And of course, mid-century modern<br />

Scandinavian is coming on<br />

strong, and melding different materials<br />

is a prominent element within<br />

this style. Always minimal but never<br />

cold, Scandinavian kitchens have an<br />

enduring appeal that ensures Daron<br />

and Matt can enjoy their updated<br />

kitchen for decades to come.<br />

Family of athletes blend training and<br />

downtime in backyard pool<br />

Landscaping accented with deep pink<br />

flowering plants makes for a lush setting.<br />

Most people, especially during the hot summer months, long<br />

for a pool that elevates their back yard into a personal oasis.<br />

But for recreational and competitive swimmers like the Sullivan<br />

family, the decision to build a pool at their Xenia home was a<br />

practical decision as much as it was a fun one. ➻<br />

A family passion<br />

Mary Sullivan has instilled a deep love of the water across her family of<br />

seven. She is a nationally ranked swimmer with the YMCA and U.S. Masters<br />

Swimming, winning five events in her age group as a distance freestyle swimmer<br />

at the YMCA Nationals in April of this year.<br />

Her children are swimmers too, all incredibly successful in their own<br />

right—the oldest two participating at the collegiate level. One swam at the<br />

University of Illinois at Chicago and another recently committed to swim for<br />

the University of Alabama.<br />

Between their busy schedules, Mary and her husband Colin wanted to make<br />

their home a central gathering place for their family. “We always dreamed of<br />

having a pool and wanted to make sure our kids had time to enjoy it,” says<br />

Mary. “It’s really nice to know they’re safe at home and are still having a ton<br />

of fun.”<br />

To build the perfect pool, the Sullivans partnered with Ben Bayer of The Site<br />

Group with the hopes of combining functional training opportunities and fun<br />

summer memories right in their own back yard.<br />

The perfect plan<br />

Before they could break ground, Bayer sat<br />

down with the Sullivans to map out every possibility.<br />

Working with a small backyard space,<br />

they needed to establish a clear plan that<br />

maximized features without feeling cluttered.<br />

“A new pool addition can only be as good<br />

as its design,” Bayer explains. “Most homes<br />

aren’t designed with a pool in mind, so the<br />

design needs to be a top priority in order to<br />

make the entire space feel cohesive.”<br />

With cohesivity in mind, Bayer and the<br />

Sullivans had to be very intentional about<br />

what went where. Measuring 40 feet long and<br />

20 feet across at its widest point, the unique<br />

shape of the pool paved the way for beautiful<br />

landscaping to surround and soften the space,<br />

something Mary and Colin designed themselves.<br />

Fun for the whole family<br />

With five children ranging from age 9 to 22,<br />

the Sullivans had a growing wish list for their<br />

pool’s must-haves. “We wanted to have everyone’s<br />

input on the pool design,” Mary says<br />

with a laugh. “My husband and I weren’t sold<br />

on having a slide initially, but it’s something<br />

my kids were really excited about.” The slide<br />

was carefully placed to the side to not disturb<br />

lap swimming and has proved to be a hit for<br />

the children and their friends.<br />

And, when afternoon parties melt into<br />

relaxing evenings, the beautiful firepit is the<br />

perfect place to wind down. The firepit sits by<br />

the edge of the pool, with at least four seats<br />

around outside the pool and several more on<br />

the pool’s inner sun shelf. Colorful LED lights<br />

installed inside the pool also ensure proper<br />

lighting for every mood.<br />

An additional plus: the fire bowls around<br />

the pool’s perimeter that double as miniature<br />

waterfalls. “We were really excited about the<br />

fire and water features,” Bayer says. “They<br />

provide really soothing background noise that<br />

makes the whole space feel elegant.”<br />

Time to train<br />

To accommodate their rigorous training<br />

schedules, one of the most important and<br />

unique aspects of the pool is the target line<br />

across the bottom, ending in a ‘T’ shape on<br />

either side. The ‘T’ is built to regulation,<br />

meaning it can be used to measure distance<br />

from the pool wall to execute flip turns safely<br />

while swimming laps.<br />

“Having the line in our pool makes a big<br />

difference because we can stay oriented and<br />

track what we’re doing,” Mary explains. “Being<br />

able to tackle some of my training at home is<br />

such a nice perk.” ➻<br />

Year-long enjoyment<br />

The Sullivans keep their pool open<br />

from March to November, giving<br />

them ample time to enjoy it. Since<br />

Ohio’s weather can be unpredictable,<br />

particularly in the transition to and<br />

from winter, the pool can be heated<br />

to optimize use.<br />

And when the pool isn’t open, it’s<br />

left uncovered, so it continues to<br />

serve as a stunning backdrop with<br />

the promise of warmer weather. “You<br />

can see the pool from nearly every<br />

room on the first level,” says Mary.<br />

“We don’t cover it so we can enjoy the<br />

view year-round.”<br />

A piece of paradise<br />

Transforming a small back yard into<br />

an intimate oasis is no simple task,<br />

but it leads to stunning results when<br />

done with intention. Between the<br />

Sullivans’ initial vision and Bayer’s<br />

expertise, their finished pool provides<br />

the perfect blend of fun, function,<br />

and relaxation that can be enjoyed for<br />

years to come.<br />

“My family definitely thinks of the<br />

pool as fun and exciting,” Mary says,<br />

“But to me, it’s serene over anything<br />

else. When we’re in the water, all our<br />

troubles float away.”<br />

with Basco Shower Enclosures. Since not everyone has room for<br />

a freestanding tub, this type of shower is a great solution to give<br />

people tub access without taking up valuable space.<br />

On the other hand, standing showers “can feel more high-end<br />

and make the entire bathroom feel more open,” says Nettling.<br />

“Especially if glass doors are used, these showers can highlight<br />

interesting designs and elevate the space.” Standing showers make<br />

aging-in-place easier too, as people can walk straight into their<br />

shower without having to worry about stepping over the curb and<br />

into a slippery tub.<br />

As with any room in your home, your shower needs to start with<br />

a solid foundation. Once you’ve decided to install a shower, one<br />

of the first things you need to do is determine what is happening<br />

behind your bathroom wall.<br />

Today, most homes are equipped with a ‘wet wall’, which is a<br />

bathroom wall that’s thicker than the others in order to support<br />

water lines and the main stack. The location of this wall will largely<br />

dictate where your shower is able to go and will serve as the base of<br />

Moen lists the most popular types of showerheads<br />

as rainshowers, which provide a water<br />

stream from straight overhead, body sprays,<br />

which function similarly to hot tub jets as they<br />

spray water from the side, and hand showers,<br />

which can be removed from their mount for<br />

hard-to-reach places. Some homeowners are<br />

even installing his-and-her showerheads, ensuring<br />

that no morning is stalled by conflicting<br />

shower schedules.<br />

Shower doors are equally essential as the sole<br />

of the biggest decisions when it comes to shower<br />

doors is how they open,” says Jung. “There are<br />

SLOW COOKER<br />

Brisket Tacos<br />

Gina Miller, our creative director, recently discovered the<br />

benefits of beef brisket. She prepared these tacos and<br />

received rave reviews. Her recipe is shared here.<br />

INGREDIENTS<br />

3 lbs. beef brisket<br />

1 1/2 cups of your favorite salsa (I like to use the Fresh<br />

Cilantro Salsa from Sam’s Club, YUM!)<br />

1/2 packet of taco seasoning<br />

Juice of 2 limes<br />

Fresh cilantro<br />

Flour or corn tortillas (your preference)<br />

Your favorite Mexican blend cheese<br />

DIRECTIONS<br />

Place the brisket in your crock pot.<br />

Squeeze the limes over your brisket then add taco<br />

seasoning and salsa on top.<br />

Cook on low for 8 hours or on high for 4.5 hours.<br />

Shred brisket with juices in crock pot.<br />

Warm the tortillas.<br />

Serve on the tortillas topped with the cheese, cilantro and<br />

anything else your heart desires!<br />
