WELCOME LETTER
This is the best street
I’ve ever lived on.
-Bob, featured homeowner
I’ve lived in my current home for nearly 30 years. Before that my
previous record for staying put was 4-1/2 years. Although signs are
starting to appear that it might be time to think about finding a new
place. My husband and I are empty nesters and the idea of having
fewer rooms to clean and a smaller yard to manage is appealing. And,
oh yes, we’re in the age group where the consensus is we should be
looking for a place with fewer steps—and a first-floor bedroom. It’s a
conversation I don’t feel old enough to be having.
But after talking with Bob and Jen, the homeowners featured on
page 18, I’ve had a slight change of heart. The couple built a new onefloor
courtyard home that was about half the size of their previous
place. They picked a location and a floor plan that checked all their
boxes. Interior finishes and furnishings were carefully selected to convey
a less-is-more concept. Outside there is a front porch for morning
coffee, a private back yard with a pergola and stone fireplace, and a
section of grass— just big enough for the dogs to run.
They checked the location, location, location boxes as well. Grocery
shopping is nearby, highways aren’t much farther, and closer to home,
the neighbors in this 55-plus community are welcoming. Clearly, the
couple is quite happy with the upside of their downsizing.
This issue shares their story, along with a pool designed for serious
swimmers, and a charming bungalow updated with respect to its
history—all with the common thread of people who are loving where
they’re living.

Five years ago, Jen met Bob and the two started dating.
One year later they decided to tie the knot—despite
a slight incompatibility. When it comes to decorating
styles, Jen came to the relationship with a penchant for
“minimalistic, streamlined and functional” design while
Bob’s house was filled with “puffy, oversized, brown
leather.”
“I needed help,” says Bob. “I was in crisis.”
Although Jen admits she is not without issues of her
own. “I get a little OCD with some stuff, she says. “I
don’t like to see plugs and cords and all that.”
The two have learned to compromise, and as often
happens in happy marriages—the final result skews
heavily toward the wife’s tastes. But Bob is okay with
that. “I got straightened out,” he says. ➻

Yours and mine, to ours
The couple was ready to create a home
that checked all the boxes for each of
them. After a serious amount of digging
by Jen, (“Jen has the ability to research
like no one I have ever seen,” says Bob.)
the two chose to build a single-family
courtyard home in one of West Chester’s
55-and-over communities. (Although, it’s
important to note that Jen’s not yet 55!)
When it came to selecting the lot, it
was all about location, location, location.
The half-acre parcel they chose was at
the end of a cul-de-sac and backed up by
green space. The Mill Creek runs along
the northern side of the property. (Jen
checked the creek’s flood plain before
settling on that location.) And it’s just
an overall “super convenient” location.
Kroger is within easy walking distance
and Dorothy Lane Market, a favorite of
Jen’s, is a quick trip up I-75.
The characteristics of the lot were
extremely important to the couple. “We
wanted a lot of privacy and a yard for our
dogs,” Bob says. Their dogs are 80-pound
Brady and 22-pound Sammy. And the
yard is an appealing playground for pets
and people alike. The couple owns a section
of the rear tree line, but they planted
liberally to protect their view year-round.
“We brought in 30 to 40 trees,” Jen
says. “Mostly a variety of arbor vitae and
pines.”
Holding center stage in the yard is an
inviting pergola with comfy seating, a
paver floor and a stone fireplace. Just
in case the fire doesn’t keep the couple
warm enough on chilly nights, they can
supplement the heat with a powerful
heater they’ve nicknamed “Tron.”
“I will sit out here even if it’s 30
degrees,” Jen says. It’s a great spot for
enjoying a glass of wine.” ➻

Living smarter
Inside the home, the couple had
definite wants on their wish list.
“We wanted to downsize. No steps,”
Bob says. This home is just over
2,100 square feet—a little more
than half the size of their previous
3,800-square-foot home. “In our old
house, we had so many rooms, we did
nothing but clean,” Jen says.
Plus, the no-steps decision also
comes in handy for their rescue,
Brady, who is older and the victim of
a stroke and finds steps challenging.
Off the open kitchen/dining/living
area are two wings. One housing the
primary suite along with a laundry
room. The other is where the guest
room and bath are found.
Blue beginning
When it came to selecting furniture
for the home, the couple went with

a less-is-more concept. Their search

was launched at Bova Contemporary
Furniture.
“It started with a couch,” Jen says.
“That couch sold us.” And yes, the
blue sectional sofa in the great room
is a magnet for both Jen and Bob.
The two end sections recline just in
case a nap is a possibility.
Speaking of blue, most of the
design decisions were made at the
blueprint stage, which could have
been a challenge. “I need to be in it
to see it,” Jen says. Fortunately, she
turned to Roony Mangat, co-owner
of Bova. Roony was able to help the
homeowner visualize the outcome.
“She makes it easy for me,” Jen says.
Roony shares that sentiment about
Jen and Bob. “They were prepared.
They showed up with photos and
knew what they wanted but needed a
bit of guidance on their selections in
terms of color and proportions. ➻

Some of those selections were
among Jen and Bob’s favorite pieces
in their home—the painted bent
glass covered Glassisimo coffee table
and side tables. The Mexican manufacturer
allows customers to pick the
design, colors, patterns and more.
Those options made the selections
fun for the couple. For example,
some of the pieces were a bit too tall
for their needs, so Roony called the
designers and asked them to shorten
the legs. “That’s the great thing about
Bova,” Jen says. “You get exactly what
you want.”
Roony is a fan of the Glassisimo
line as well. “Yes, they are accessories
that provide functionality,” she says,
“but actually they are pieces of art.”
Even though the couple’s tastes
lean toward contemporary, the home
is plenty warm and inviting. “I want
people to come in and feel comfortable,”
Jen says. Occasional splashes of
wood add a bit of warmth and a touch
of nature. Poster size black and white
prints of both Jen and Bob’s parents
flank the fireplace wall and add serious
pops of personality.
Settled and satisfied
The couple moved into their new
home in February of 2022, and they
couldn’t be happier. Something is
going on at someone’s house at least
once a month, Bob says. “This is the
best street I’ve ever lived on.”

and sand joints. It can retain moisture
aiding in the germination of vegetation
and it becomes the food this vegetation
needs to thrive. This is especially important
during the fall season when the leaves are
dropping.

longer because the wear begins as soon as
they’re installed. Waiting until next spring/
summer is just fine.

come together in this downtown Columbus kitchen to honor iconic
Scandinavian style. Large-scale, rift-cut beams and planked French
oak flooring offset each other beautifully and bring nature into focus.
The matte finish of the countertops brightens the space, as does the
white slab cabinetry. A versatile island extends to serve as a meal
prep area or accommodate four for dining. Take a seat and you’ll
have the ideal vantage point for viewing the original exposed stone
on the level below, as glass panels surround the descending staircase
and open up what was once a series of divided spaces.
Daron Larson and Matt White can easily picture this kitchen, as
it’s theirs. But it wasn’t always such an appealing space. Prior to its
renovation, the kitchen was disjointed, dark and dated. The latter
adjective is especially true, but in an enchanting way, as the home
was built in the early to mid-1800s.
“The house is an interesting blend of old and modern,” explains
Daron. “What I love is you can walk down our street and it seems
like a plain brick house you wouldn’t look at twice. But when you
enter, you are immediately taken in by all the work that has been
done by previous owners, including an architect in the 1970s.” ➻

Historical significance
The home likely has a rich history, given not only its age but also its proximity
to the historic Kelton house, once part of the Underground Railroad, and historians’
speculations that it was originally a community schoolhouse.
Because the home has such good bones, as they say, the homeowners were
mostly pleased with the kitchen during the initial years they lived there, despite
a wall that was placed such that it served as a barrier to both light and ease of
movement in the space.
“Looking back, we realized how claustrophobic people must have felt with
that wall,” says Matt with a laugh. “Now the kitchen feels more spacious and
adds to the overall loft-like vibe of the house."
The assumption was that the wall couldn’t be removed, as it contained
heating and HVAC ducts, as well as wiring. Enter Tyler Swartzmiller, principal
designer with Haus Studio. Tyler and his team were able to remove the wall
and move the mechanicals upstairs behind custom-built woodworking in the
primary bedroom. ➻

Lighter, brighter
There are countless delightful details in the updated space, including
the stairs which were formerly enclosed by half-ledges rather than glass,
and the embedded LED lights that perch beneath them. The illumination
adds visual distinction to each step and serves as a safety feature.
Gone are the stacked layers of slab and tile on the floor, as well as
the rampant tile that ran above the cabinets. Now, white-painted brick
serves as the backsplash, hearkening back to the brick of an old schoolhouse.
Warm wood paneling encloses the sleek Monogram appliances,
and the drawers and cabinets that previously opened at multiple levels
now reside on one clean row.
A favorite feature for Daron is the cut of the cabinetry’s wood grain,
which creates a calming, consistent look across multiple panels. Matt
agrees and also cites the built-in refrigerator and wall-mounted ovens.
“I wasn’t sure we could incorporate both of those within the constraints
of the space,” he says, “but we did, and I love how the refrigerator goes
into the wall.” The induction cooktop also adds to the clean lines and
makes for easy cleanup. ➻

A plan in place
Tyler approached the project with not
only his years of design expertise, but
also as a cook himself. “It’s important
to know how kitchens are supposed
to be used,” he says. “It’s all about
understanding your workstation,
prep station and cleanup station and
knowing what needs to be in close
proximity to what.”
Even the choice of garbage can was
intentional. It’s a hands-free Servo
Drive bin that opens with merely a
nudge, and Tyler confirms that efficiency
features such as this are big
in kitchens today. Tyler is also seeing
lots of hidden storage options, such
as pocket doors or paneling similar
to what he incorporated into this
particular kitchen.
“We wrapped the wall in wood and
paneled the dishwasher, beverage
fridge, et cetera,” he says.
Other trends? “Wood has been
trending upward for a few years now.
People are tiring of the sterile white
kitchen,” he explains. “They’re also
mixing finishes, including matte and
glossy. And even though certain features
may be all the same color, you
can create interest by adding textures.”
And of course, mid-century modern
Scandinavian is coming on
strong, and melding different materials
is a prominent element within
this style. Always minimal but never
cold, Scandinavian kitchens have an
enduring appeal that ensures Daron
and Matt can enjoy their updated
kitchen for decades to come.

Family of athletes blend training and
downtime in backyard pool

flowering plants makes for a lush setting.
Most people, especially during the hot summer months, long
for a pool that elevates their back yard into a personal oasis.
But for recreational and competitive swimmers like the Sullivan
family, the decision to build a pool at their Xenia home was a
practical decision as much as it was a fun one. ➻

A family passion
Mary Sullivan has instilled a deep love of the water across her family of
seven. She is a nationally ranked swimmer with the YMCA and U.S. Masters
Swimming, winning five events in her age group as a distance freestyle swimmer
at the YMCA Nationals in April of this year.
Her children are swimmers too, all incredibly successful in their own
right—the oldest two participating at the collegiate level. One swam at the
University of Illinois at Chicago and another recently committed to swim for
the University of Alabama.
Between their busy schedules, Mary and her husband Colin wanted to make
their home a central gathering place for their family. “We always dreamed of
having a pool and wanted to make sure our kids had time to enjoy it,” says
Mary. “It’s really nice to know they’re safe at home and are still having a ton
of fun.”
To build the perfect pool, the Sullivans partnered with Ben Bayer of The Site
Group with the hopes of combining functional training opportunities and fun
summer memories right in their own back yard.

The perfect plan
Before they could break ground, Bayer sat
down with the Sullivans to map out every possibility.
Working with a small backyard space,
they needed to establish a clear plan that
maximized features without feeling cluttered.
“A new pool addition can only be as good
as its design,” Bayer explains. “Most homes
aren’t designed with a pool in mind, so the
design needs to be a top priority in order to
make the entire space feel cohesive.”
With cohesivity in mind, Bayer and the
Sullivans had to be very intentional about
what went where. Measuring 40 feet long and
20 feet across at its widest point, the unique
shape of the pool paved the way for beautiful
landscaping to surround and soften the space,
something Mary and Colin designed themselves.

Fun for the whole family
With five children ranging from age 9 to 22,
the Sullivans had a growing wish list for their
pool’s must-haves. “We wanted to have everyone’s
input on the pool design,” Mary says
with a laugh. “My husband and I weren’t sold
on having a slide initially, but it’s something
my kids were really excited about.” The slide
was carefully placed to the side to not disturb
lap swimming and has proved to be a hit for
the children and their friends.
And, when afternoon parties melt into
relaxing evenings, the beautiful firepit is the
perfect place to wind down. The firepit sits by
the edge of the pool, with at least four seats
around outside the pool and several more on
the pool’s inner sun shelf. Colorful LED lights
installed inside the pool also ensure proper
lighting for every mood.
An additional plus: the fire bowls around
the pool’s perimeter that double as miniature
waterfalls. “We were really excited about the
fire and water features,” Bayer says. “They
provide really soothing background noise that
makes the whole space feel elegant.”
Time to train
To accommodate their rigorous training
schedules, one of the most important and
unique aspects of the pool is the target line
across the bottom, ending in a ‘T’ shape on
either side. The ‘T’ is built to regulation,
meaning it can be used to measure distance
from the pool wall to execute flip turns safely
while swimming laps.
“Having the line in our pool makes a big
difference because we can stay oriented and
track what we’re doing,” Mary explains. “Being
able to tackle some of my training at home is
such a nice perk.” ➻

Year-long enjoyment
The Sullivans keep their pool open
from March to November, giving
them ample time to enjoy it. Since
Ohio’s weather can be unpredictable,
particularly in the transition to and
from winter, the pool can be heated
to optimize use.
And when the pool isn’t open, it’s
left uncovered, so it continues to
serve as a stunning backdrop with
the promise of warmer weather. “You
can see the pool from nearly every
room on the first level,” says Mary.
“We don’t cover it so we can enjoy the
view year-round.”
A piece of paradise
Transforming a small back yard into
an intimate oasis is no simple task,
but it leads to stunning results when
done with intention. Between the
Sullivans’ initial vision and Bayer’s
expertise, their finished pool provides
the perfect blend of fun, function,
and relaxation that can be enjoyed for
years to come.
“My family definitely thinks of the
pool as fun and exciting,” Mary says,
“But to me, it’s serene over anything
else. When we’re in the water, all our
troubles float away.”

at night, and is the source of endless relaxation. Given its
impact on their daily routines, people are investing in their
showers—and in themselves—now more than ever.
But before the clothes come off and the water gets hot,
we have to uncover all the elements involved in a shower

A new shower can be influenced by
many things, but some of the biggest
inspirations are relaxation and
functionality. “Today’s homeowners
have a major desire to transform their
bathrooms into a total spa experience
that lets them relax and rejuvenate,”
says Meagan Nettling, group channel
marketing manager with Moen.
“The showering experience can be
very therapeutic and offers people a
moment of solitude in a fully customizable
way.”
Homeowners also want their space
to work hard for them. Some just
want a shower that complements
their busy morning routines, while
others want to build a space they can
use even as they age.
And, since many people are now
focused on building multi-generational
homes, they are also keeping
every family member top-of-mind
for shower design. “Parents, grandparents,
and children are all living
under the same roof now, which
means major design implications
when it comes to building a shower
that caters to every age group,” says
Moen’s senior creative style manager,
Danielle DeBoe Harper.

Soaking or standing?
There’s a long-standing debate on which is better: soaking tubs or
standing showers? The answer is simple: there is no wrong answer!
It all depends on your needs, your personal style, and how much
space your bathroom allows.
Shower and tub combos are a versatile classic that maximizes
space. “This design can be helpful with smaller children or pets that
need to be bathed in a tub,” says Kiersten Jung, director of marketing
with Basco Shower Enclosures. Since not everyone has room for
a freestanding tub, this type of shower is a great solution to give
people tub access without taking up valuable space.
On the other hand, standing showers “can feel more high-end
and make the entire bathroom feel more open,” says Nettling.
“Especially if glass doors are used, these showers can highlight
interesting designs and elevate the space.” Standing showers make
aging-in-place easier too, as people can walk straight into their
shower without having to worry about stepping over the curb and
into a slippery tub.
Behind the curtain
As with any room in your home, your shower needs to start with
a solid foundation. Once you’ve decided to install a shower, one
of the first things you need to do is determine what is happening
behind your bathroom wall.
Today, most homes are equipped with a ‘wet wall’, which is a
bathroom wall that’s thicker than the others in order to support
water lines and the main stack. The location of this wall will largely
dictate where your shower is able to go and will serve as the base of

Once you have your base, you can move forward
with other functional decisions that makes your
space customized to your every need and preference.
Moen lists the most popular types of showerheads
as rainshowers, which provide a water
stream from straight overhead, body sprays,
which function similarly to hot tub jets as they
spray water from the side, and hand showers,
which can be removed from their mount for
hard-to-reach places. Some homeowners are
even installing his-and-her showerheads, ensuring
that no morning is stalled by conflicting
shower schedules.
Shower doors are equally essential as the sole
barrier between the water and your floor. “One
of the biggest decisions when it comes to shower
doors is how they open,” says Jung. “There are
sliding doors and swing doors, which cater to a
homeowner’s personal preference, as well as the
bathroom’s layout.”
There are other amenities to consider too, like
in-shower seating, shelving for easy bottle storage,
and grab bars for even more stability. ➻

After all the tactical decisions have been made, your personality can really shine
through. Homeowners want to create a shower full of elevated design elements
that reduce stress. “A simple change in your shower head and trim has a massive
impact on the overall vibe of the bathroom,” says DeBoe Harper.
Brushed gold and matte black inherently have a lux vibe, so incorporating
those elements with something standard, like subway tile, immediately takes
things to the next level. Simple personal touches can also make a shower feel
elevated, like hanging eucalyptus to release essential oils.
Showering is a personal experience, so it only makes sense that all your personal

Brisket Tacos
Gina Miller, our creative director, recently discovered the
benefits of beef brisket. She prepared these tacos and
received rave reviews. Her recipe is shared here.
INGREDIENTS
3 lbs. beef brisket
1 1/2 cups of your favorite salsa (I like to use the Fresh
Cilantro Salsa from Sam’s Club, YUM!)
1/2 packet of taco seasoning
Juice of 2 limes
Fresh cilantro
Flour or corn tortillas (your preference)
Your favorite Mexican blend cheese
DIRECTIONS
Place the brisket in your crock pot.
Squeeze the limes over your brisket then add taco
seasoning and salsa on top.
Cook on low for 8 hours or on high for 4.5 hours.
Shred brisket with juices in crock pot.
Warm the tortillas.
Serve on the tortillas topped with the cheese, cilantro and
anything else your heart desires!
