Happy Summer everyone! Welcome to our Q2 San Francisco<br />

Market Report.<br />

The San Francisco market improved in Q2 with a moderate<br />

increase in buyer activity and overall prices. Despite interest<br />

rates teetering between 6% and 7%, sales volume increased<br />

57% from Q1, showing that a large segment of buyers have<br />

adjusted to the current mortgage rate environment. The<br />

regional economy also continued to expand, and the tight<br />

labor market continued to drive income growth, helping to<br />

improve housing affordability even as mortgage rates rose.<br />

Sales activity accelerated in all price categories during Q2. The<br />

number of sales increased by 85% for homes priced between<br />

$1.25 and $2.5 million, while sales of homes priced above $2.5<br />

million more than doubled from the first quarter. 6 homes have<br />

sold in the $10M+ range thus far in 2023, comparable to last<br />

year when 7 homes had sold by the end of June.<br />

Median <strong>SF</strong>H prices are down 14.6% from June 2022, while<br />

condo prices are down 8.9%. Nationwide, median sales prices<br />

are down 3.1% from this time last year.<br />

TRENDING IN <strong>SF</strong><br />

CA DMV SUSPENDS CRUISE’S CAR PERMITS<br />

The California DMV has immediately suspended Cruise’s<br />

deployment and driverless testing permits, ending the<br />

GM self-driving car subsidiary’s robotaxi operations in<br />

San Francisco just months after receiving the last<br />

necessary permit to commercialize its operations. Cruise<br />

reportedly withheld video footage from an incident<br />

that left a pedestrian, who had initially been hit by a<br />

human-driven car, stuck under a Cruise robotaxi.<br />

JULIA ROBERTS SELLS PRESIDIO HEIGHTS HOME<br />

Julia Roberts’ home in San Francisco’s coveted Presidio<br />

Heights neighborhood hit the market last week and has<br />

apparently already found a buyer. The Edwardian<br />

residence at 3530 Washington St. listed by Sotheby’s<br />

International Realty, is currently marked as “pending” on<br />

real estate listings websites, with an asking price of<br />

$11.75 million. Roberts acquired the property in January<br />

2020 for $8.3 million.<br />

NONPROFITS TO BRING ROBOTICS PROGRAMS<br />

TO CALIFORNIA SCHOOLS<br />

A new robotics program funded by Alphabet Inc. and<br />

some nonprofits is coming to California middle schoolers.<br />

Google.org, and the Robotics Education and<br />

Competition Foundation (RECF) have dedicated $450,000<br />

to develop robotics and artificial intelligence programs<br />

for students in middle schools — generally, covering<br />

grades six through eight.
