Happy Summer everyone! Welcome to our Q2 San Francisco
Market Report.
The San Francisco market improved in Q2 with a moderate
increase in buyer activity and overall prices. Despite interest
rates teetering between 6% and 7%, sales volume increased
57% from Q1, showing that a large segment of buyers have
adjusted to the current mortgage rate environment. The
regional economy also continued to expand, and the tight
labor market continued to drive income growth, helping to
improve housing affordability even as mortgage rates rose.
Sales activity accelerated in all price categories during Q2. The
number of sales increased by 85% for homes priced between
$1.25 and $2.5 million, while sales of homes priced above $2.5
million more than doubled from the first quarter. 6 homes have
sold in the $10M+ range thus far in 2023, comparable to last
year when 7 homes had sold by the end of June.
Median SFH prices are down 14.6% from June 2022, while
condo prices are down 8.9%. Nationwide, median sales prices
are down 3.1% from this time last year.
Fast Fact: Applegarth+Warrin was the #1 team at Golden Gate
Sotheby’s in San Francisco and Marin last year, with $120M in
sales.

CA DMV SUSPENDS CRUISE’S CAR PERMITS
The California DMV has immediately suspended Cruise’s
deployment and driverless testing permits, ending the
GM self-driving car subsidiary’s robotaxi operations in
San Francisco just months after receiving the last
necessary permit to commercialize its operations. Cruise
reportedly withheld video footage from an incident
that left a pedestrian, who had initially been hit by a
human-driven car, stuck under a Cruise robotaxi.
JULIA ROBERTS SELLS PRESIDIO HEIGHTS HOME
Julia Roberts’ home in San Francisco’s coveted Presidio
Heights neighborhood hit the market last week and has
apparently already found a buyer. The Edwardian
residence at 3530 Washington St. listed by Sotheby’s
International Realty, is currently marked as “pending” on
real estate listings websites, with an asking price of
$11.75 million. Roberts acquired the property in January
2020 for $8.3 million.
NONPROFITS TO BRING ROBOTICS PROGRAMS
TO CALIFORNIA SCHOOLS
A new robotics program funded by Alphabet Inc. and
some nonprofits is coming to California middle schoolers.
Google.org, and the Robotics Education and
Competition Foundation (RECF) have dedicated $450,000
to develop robotics and artificial intelligence programs
for students in middle schools — generally, covering
grades six through eight.
HOME BEHIND TRANSFORMATION
THE SCENES
FROM DRAB TO FAB
A fresh and modern kitchen
completely elevated this Cow
Hollow home. The original
kitchen with its original wood
floors and granite countertops
was instantly turned around by
adding sparking quartz
countertops, new paint,
polished hardware and
faucetry, a new oven and
modern light fixtures. Now bright
and airy, and stunning all the
way around. More before/after
