Dodging the downturn
A ST ALBANS property had luck
on its side when it sold for $1.115
million at a heated auction.
The owner had bought the
three-bedroom property on
Edgeware Rd for $1.016 million,
at the height of the boom, but
had decided to trade up for a
bigger home.
Harcourts
Holmwood
listing agent
John Fulton
said the sale
was a standout,
noting it had
grown almost
$100,000 in
value.
John
Fulton
“It was a really good result.
The owner was thrilled,” he told
OneRoof.
Fulton said property values
in Christchurch had remained
relatively “consistent” during
the wider market downturn.
Cantabrians, he said, were
more reserved about the levels
of debt they took on, which
meant they could absorb higher
interest rates more easily.
The city was also continuing
to attract out-of-town buyers
and there was still earthquake
cash “sloshing around”.
“I think the biggest thing
with the Christchurch market is
people will sell, but there doesn’t
seem to be the pain out there,”
he said.
“Whereas I feel like in
Auckland you have these real
big boom-bust markets because
ultimately once the interest rates
creep up massively you have a
lot of people who go, ‘Oh we just
can’t afford the mortgage and
DESIRABLE: The
architecturally designed
home on Edgeware
Rd was snapped up at
auction, growing more
than $100k in value.
we have to sell at whatever price
we can get’.”
Feedback
sought on
Cranford St
peak hour
lane usage
RESIDENTS ARE being asked for
their preference on how Cranford
St’s peak-hour lanes should be
used.
The city council is proposing
three options for the lanes, which
run on either side of Cranford St,
between Berwick St and Innes Rd,
during peak times.
The choices include bus lanes
with priority for buses, clearways
for all traffic, or T2 lanes with priority
to vehicles with more than
one person.
The southbound lane currently
operates from 7-9am, and the
northbound lane from 4-6pm.
“We’ve been
running peakhour
bus lanes
through the area
since 2021 as a
way of managing
the increased
traffic from the
Christchurch
Northern Corridor,
but now
Lynette
Ellis
it’s time for the council to make a
final decision on how these lanes
will be used,” said city council
head of transport Lynette Ellis.
“Each option has advantages
and disadvantages around
efficiency, safety and travel
choice. However, they will all
keep traffic flowing on Cranford
St and minimise the impact on
neighbouring side streets.”
Canty house buyers,
sellers sitting tight
• From page 1
Other homeowners had listed
properties they bought at the
peak of market, such as a unit at
1/34 Holly Rd, but he said they
would probably only sell if they
could get more than what they
paid for it.
Of the 12 properties called at
Bayleys auctions last week, four
sold under the
hammer including
two bought
within the last
five years.
A sevenbedroom
home
on Westmont
St, Ilam, was
purchased as
an investment
property in December 2019
for $728,000 and sold under
Adam
Heazlewood
the hammer on Thursday for
$950,000, while a two-bedroom,
one-bathroom place on Twynham
Place, Aranui, was bought
for $372,000 in July 2023 and
sold exactly a year later for
$410,000.
Bayleys agent Adam Heazlewood
told OneRoof some houses
bought during the boom were
making a profit, but overall
house values in the city were
slightly down on peak levels.
NO RUSH: Owners of this Holly Rd unit would probably
only sell if they could get more than what they paid for it.
He said the difference between
profit and loss often depended
on the individual property and
whether it had a point of difference
or not.
Harcourts Gold salesperson
Cameron Bailey agreed: “There
are always exceptions to every
rule, but generally speaking
if someone bought a house in
2021, they would be very lucky
to get their money back on what
they paid for it.”
He knew of a property that
sold at auction this month for
several hundred thousand less
than what the owners paid for it
a few years ago.
“We are probably not in the
same situation as Auckland or
Wellington. It hasn’t come back
as much, but it certainly has
come back.”
Buyers were still turning up
at open homes and auctions,
he said, but they were being
selective about what they bought
and how much they paid.
“We are seeing some owners
who are trying to get too much
for their house in this market
and they just don’t get it,
whereas a few years ago they
would just sit there wait and
they would eventually get the
money, but it’s different now.
Time for decision
on lane usage
• From page 1
Ellis said the city council
considered previous feedback
from residents, commuters,
businesses, the Waipapa Papanui-
Innes-Central Community
Board and St Albans Residents’
Association when developing the
options.
“We are also aware of safety
concerns in the area – particularly
at the signalised pedestrian
crossing by English Park and at
the intersection of Westminster
and Cranford streets, so we have
conducted a safety audit to help
inform our planning,” Ellis said.
“This led to the development of
a peak-hour northbound clearway
across all options for the
PHOTO: GETTY
short section between Berwick St
and Westminster St. We’ve also
proposed improvements for the
English Park signalised crossing
and the Cranford St intersections
at Westminster St and Innes Rd.
“Now we want to hear from
everyone who regularly uses
Cranford St during peak times –
residents in the area, commuters,
bus users, school students, businesses
and any other individuals
or organisations,” she said.
“All feedback will be taken
into consideration by our elected
members before they make their
final decision later in the year.”
Coaches tipping tight contest
in race for final playoffs berth
• By Sam Coughlan
ONE HUGE SCHOOL rugby
clash looks set to decide the
makeup of the Miles Toyota
premiership playoffs in the last
week of competition.
Front-runners Nelson College
and Christchurch Boys’ High
have locked up the top two spots,
but below them there’s all to
play for, with Christ’s College,
St Thomas, Marlborough Boys’
and St Bede’s vying for third and
fourth.
Christ’s College and St Thomas
currently hold those positions
– but they will play each other
this weekend. The winner is
guaranteed third place, but the
loser is at risk of slipping out of
the reckoning.
St Thomas missed a chance to
confirm their progression, losing
41-17 to Boys’ High on Saturday,
but head coach Mark Hammett
said he welcomed the pressure a
do-or-die match brings.
“It’s an exciting challenge.
I think it’s actually an
opportunity to
better play the
next game under
pressure.
“And if we do
make the semis,
that’s a reality of
sport, you have
to learn to play
under pressure,
so I think these
Mark
Hammett
games are actually good for us.”
Christ’s College haven’t made
the playoffs since 2021, and
head coach Reuben Thorne
said the team and wider school
was excited at the possibility of
competing for the title.
“This is what the boys come
here for. This is what we set out
to do at the start of the season,
get into the top four.
“Everyone’s excited about it.
The coaches are excited, the boys
have put a lot of hard work in,
and they’re excited to be in this
position.”
Both coaches said they were
GREAT BALANCE: St Thomas’ second five-eigth Bishop Neal offloads to No 8 Arona Fa’aiva
during their 41-17 loss to Christchurch Boys’ High.
PHOTOS: BRENDAN BIGGS
expecting a tough game.
“Christ’s have been tracking
really, really well throughout the
season, been
quite similar
to us,” said
Hammett.
“Traditionally
we’ve had some
real tight battles
down to the
final whistle.”
Said Thorne:
“They’re always
really physical,
Reuben
Thorne
they’ve got a number of x-factor
players.
“They’ve been strong for quite
a long time now, and for both
teams there’s a lot to play for
so it’s going to be interesting
and very competitive again, I’m
sure.”
The loser will be overtaken
by Marlborough if they beat St
Bede’s, who are also an outside
chance for the playoffs, needing
a bonus point win, the loser of
St Thomas-Christ’s College to
not pick up a bonus point, and
potentially a points difference
swing.
The other matches on Saturday
see St Andrew’s play Nelson
College away, while Shirley Boys’
play Christchurch Boys’ High at
home.
looking for their first win.
Artists gear up for annual showcase
THE SUMNER ART Society
will hold its annual exhibition at
the weekend.
Previously held at the Redcliffs
Bowling Club, the exhibition is
being held at the Mt Pleasant
Yacht Club this year.
It overlooks the Estuary and is
where many art society members
meet each Wednesday morning
to work on their art, enjoy the
company of fellow artists and
share creative ideas.
Established in 1959, the Sumner
Art Society has about 60
members. Several have been busy
preparing for the exhibition.
Among them is Sharon
Soderberg-White, who uses
acrylic fluid pouring to produce
hand-embellished works, and
has donated one of her paintings
as a raffle prize.
Exhibition organiser Kilmeny
Keyse’s landscapes and figurative
works also feature.
Other exhibitors include Maxine
Burney, who has a studio
at the Arts Centre, and awardwinning
artist Geri Parawa, who
works in ink.
Suzanne Roberts’ quirky figurative
works will be on display,
as will Barry Mattingley’s semiimpressionist
acrylic paintings.
Pastels are the favoured medium
of portraitist Rose Croft, while
Robyn Cassidy draws animals in
coloured pencils. Rae Manson
Comfortable Carnival still brings the fun
MOST CAR manufacturers
have long abandoned the ‘people
mover’ market in New Zealand,
with the sales of these models
crushed by the stampede of
buyers signing up for SUVs over
the last decade.
However the people mover
show continues for Kia with its
long serving Carnival now into
its fourth generation. It’s still
doing what it has done best for
more than 25 years and that’s
transporting up to eight people,
but now does it with more space,
comfort, and safety technology
than ever before.
Two Carnival variants make
the model roster here, all
powered – with plenty of vim –
Motoring with Bob Nettleton
by Kia’s proven 2.2-litre diesel
engine, ably assisted by a sweet
shifting eight-speed automatic.
Prices start at $62,990 for the
entry level EX and scaling up to
$72,990 for the Deluxe provided
for this road test.
There is plenty to like about
the energetic 148kW turbo
diesel that also marches to the
performance table with a hard
working 440Nm of torque. It’s
a strong performer, with good
throttle response and impressive
low speed pulling power. There’s
always enough zip primed and
ready to go to effortlessly move
past slower traffic.
Kia’s engineers deserve
some kudos for how they have
Ratings out of 10: Performance 7; Handling 7; Build Quality
6; Comfort 8; Passenger and Load Space 7; Styling 7; Value
for money 7; Safety – Five Star ANCAP crash rating.
Overall points out of 10: 7.5
cleverly ring-fenced the cabin
from intrusive engine and road
noise. The transmission goes so
unobtrusively about its work, it’s
shifting is barely noticeable and
adds another layer of refinement
to the power train.
The Carnival’s three rows of
seats comfortably accommodate
eight adults and a smart onetouch
sliding walk-in system
makes entering and leaving the
third row a doddle.
The test vehicle’s heated front
and second row outer seats were
a rear treat, keeping your outer
extremities toasty and warm on
cool days. Folding the second
and third rows of seats creates a
large van like 2785 litres of cargo
area, and an excellent 627-litres
behind the third-row when all
seats are occupied.
In-vehicle connectivity is
hubbed through a high-tech twin
digital display linking to a digital
driver instrument cluster, and
large touchscreen infotainment/
navigation system.
The infotainment system lets
you connect two smartphones
via Bluetooth at the same time.
There’s wireless phone charging
in the centre console tray which
alerts you if your phone is left
behind when leaving the vehicle,
a feature that makes life less
stressful for forgetful types like
me.
To say the list of standard
safety technologies is exhaustive
is an understatement.
Most of today’s headline safety
features are offered including
pedestrian and cyclist detection,
lane keep assist, and blind spot
collision avoidance assist.
Revisions to the suspension
make it smarter at distributing
lateral loads on the front
suspension, and more
manageable through demanding
corners and over undulating
terrain.
The rear suspension now sports
longer, lower arms and a revised
spring layout, to combat those
sudden and often disconcerting
changes in road surfaces.
The Carnival’s motor-driven
power steering has better road
feel, weighting, and is quicker
at responding to the driver’s
commands. Handling is well
controlled and balanced for such
a large vehicle. It sits flat and
composed even when the roads
become more demanding.
Well sorted road-holding
and enormous practicality has
created a Carnival full of driving
fun and entertainment, without
any clowning around.
Cholmondeley Children’s Centre has
23 beds for tamariki to stay during
average just 17 of these beds are filled
due to resourcing constraints.
Every empty bed is a missed
tamariki a safe place to sleep.
Cholmondeley Children’s Centre provides
short term emergency or planned respite care
for tamariki when they need extra support due
to complications at home.
Cholmondeley is an independent charity
and costs just under $3,000,000 per year to
run. 20% of this figure is met by Government
funding, and the remaining 80% comes from
the generous support of the Canterbury
