Quake-hit home delivers
major surprise at auction
AN ABANDONED earthquake
damaged property bordering
a golf course has sold for $1.01
million at auction – $160,000
above the on-market price.
The Bower Ave property, alongside
Waimairi Beach Golf Club in
Parklands, was marketed as being
in “as is, where is” condition.
Bayleys listing agent Shaun
Creek told OneRoof a family
member had been looking after
the property as best he could
since the owners departed for
Japan 14 years ago.
He said the four-bedroom
house would have been amazing
when it was first built in the
1970s, but had lost its shine. The
decor was dated, the in-ground
swimming pool was littered
with branches and leaves and
the quakes had caused structural
damage.
But that didn’t put off the nine
bidders – a mixture of developers
and renovators, OneRoof
reported.
The auction opened at
$600,000 and the house was
announced on the market at
$850,000. A couple who plan
to renovate the house made the
winning bid, beating a developer
in the final minutes of the
auction.
Creek said the new owners had
ambitions to live in the house.
“They have plans to restore
the home, which is pretty cool.
DAMAGED: The
abandoned house on
Bower Ave still features
some of the original, dated
decor. The in-ground pool
has been decommissioned
and is full of garden debris.
It should be quite stunning to
watch that progress. The underbidder
was looking at it more as
a development opportunity,” he
told OneRoof.
Creek said the vendors had
wanted to get fair market value
for the house and that’s exactly
what they got.
“We had no idea it was going to
sell for that much and neither did
the owners, but clearly for these
guys, it was at value at that level.”
He said there was nothing else
like it in the area.
“It’s always been a home that’s
captured people’s attention.
There are some good sales in
the suburb but nothing comparable
to this when it comes to
land size.”
Most homes in Parklands are
on sections of around 600sq
m and usually sell for between
$800,000 and $1m. The Bower
Ave house is on a 2000sq m section
bordering the golf course.
“This was one out of the
box, which was exciting. It was
a really interesting one. The
owners needed it sold, it was
going to be sold,” Creek told
OneRoof.
“It’s just different price range
A GROUP of musicians are on
a mission to keep the dying art
of bell-ringing alive.
The Christ Church Cathedral
Handbell Ringers is looking for
new members to pass on their
skills and knowledge to, and
ensure the next generation can
still enjoy the art.
Handbell ringers captain
Andrew Cox said the hobby
combines music, exercise, and
teamwork.
“We all like music and it’s
something that’s unique – so
unique – and we just enjoy
playing.”
The playing of modern handbells
can be traced back to the
17th century.
“It originated from tower
bellringers, when they used to
practice in the winter and the
evenings,” Cox said.
“The church would be cold,
so they worked on handbells
and they could sit in the pub
with a jug of beer in one hand
and a bell in the other, and away
they go.”
He said the group used to
have 11 members but it has now
dwindled to five.
“We shut down during
Covid-19 for about 12 months,
and we’ve never been able to
ANCIENT ART: The Christ Church Cathedral Handbell Ringers are on the hunt for
new members.
PHOTOS: GEOFF SLOAN
pick up the full number since.”
Before the 2010 and 2011
earthquakes, the bellringers
regularly practiced at
Christ Church Cathedral.
They restarted again after their
bells were recovered from the
rubble.
“It’s looking a bit bleak at the
moment,” Cox said.
“If only we could get another
three or four more players, that
would make all the difference.”
He said there is no religious
element to the group, all you
need to be a potential member
is a basic knowledge of music
and the will to keep the art
alive.
Paralympian shares celebration with Ryman
ALISON SMITH’S sharp
shooting instincts memorably
took her to the Big Apple to
compete successfully for an air
rifle bronze model in the 1984
Paralympic Games.
Four decades on, in the same
year Ryman is celebrating its
40th anniversary, Alison, a
bronze medallist, has been
keeping a close eye on the Paris
2024 Paralympic Games along
with fellow residents at Ryman’s
Diana Isaac Retirement Village in
Mairehau.
For Alison, it was a memorable
games, not least for seeing
President Ronald Reagan
officially opening the New
York event supported by heavy
security, she remembers. More
than three years earlier, in March
1981, Reagan was the target
of an assassination attempt
by John Hinckley Jr outside
the Washington Hilton.
Alison remembers that at the
games, Reagan remained within
a very tight protective cordon.
“The big excitement was the
President of the United States was
arriving via helicopter to open
the games.
“I had never seen so many
policemen, and snipers on top of
the buildings. Four helicopters
arrived, hovering over the
stadium. Eventually one landed
and out hopped Ronald Reagan
along with his entourage,” she
says.
“A lot of us had never seen
anything like that . . . looking
around and seeing all these guys
in dark clothing with their rifles
at the ready.”
While Alison was competing in
New York, back in Christchurch,
Ryman co-founders Kevin
Hickman and John Ryder were
laying the foundations for what
would become a network of 40
villages across New Zealand and
eight in Victoria, Australia.
On September 19, Alison,
along with fellow residents, will
be celebrating Ryman’s 40th
anniversary at special events
being held at each village.
Alison is now enjoying life in a
townhouse and watching events
in Paris on TV. Other residents
are well aware of her Paralympic
efforts, especially with the 2024
games taking place.
There were lots of other
highlights from the 1984 trip to
the USA.
She and other Kiwi competitors
were provided accommodation
at Hofstra University campus in
Hempstead, New York.
SHARP SHOOTER: Diana Isaac Retirement Village resident
Alison Smith shows off the air rifle bronze medal she won at
the 1984 Paralympic Games.
The accommodation was by
no means up to the standard of
paralympics today, but Alison has
no regrets about travelling such
distances and making the most of
the facilities available at the time.
“When I went it was pretty
basic,” she laughs.
“For transport they took the
seats out of one of the yellow
school buses and of course you
weren’t wearing seat belts or that
sort of thing, so you sort of held
on for grim death.”
Alison is the first and only
female shooting para athlete to
date to have represented New
Zealand at a Paralympic Games.
She won bronze in the women’s
air rifle integrated category.
Alison said every four years
the Paralympics are a reminder
of her mid-80s adventure,
particularly the accommodation
and transport to the venue,
though obviously times have
changed.
She remembers travelling
alongside two other Kiwi
paralympians, athlete Michael
O’Callaghan and field eventer
Denise Cook, to and from the
events. She remains in regular
contact with both.
Alison got into air rifle
shooting via the Canterbury
Paraplegic Association, starting
first in archery, training with
disabled athlete Neroli Fairhall.
Then in the late 1970s she joined
in with a memorable ‘games
night’.
One of the air rifle tutors that
night at the Ollivers Rd rugby
league hall, Len Smith, later
became her husband.
Winning the bronze medal of
course meant a phone call home
to New Zealand, to share her
incredible news with her parents,
brother and three sisters.
In those days the games were
only set up for paraplegic and
quadriplegic competitors rather
than those with a much wider
range of disabilities.
“I competed in a threepositional
shoot competition:
prone, kneeling, and standing,
all from the wheelchair. It was
60 shots in each position …
I proudly came home with a
bronze medal,” Alison says.
In 1984, another competitor
was Graham Condon who
helped source a wheelchair from
Healing Industries at a discount
for Alison, to make her sporting
achievements easier.
Alison is upfront about her life.
She was born on September 13,
1950, minus her right leg, from
the hip, and the left, from the
upper third of the thigh, starting
life with artificial limbs.
Recently, Alison was proud to
be recognised as New Zealand’s
No. 53 Paralympian.
Long-time village resident a
part of rest-home journey
Ryman Healthcare
celebrates its 40th
birthday this month.
Helen Grofski has lived
at its Ngaio Marsh
Village in Papanui since
1999
HELEN, WHO still lives in her
original townhouse, says she’s
loved being part of Ryman’s
journey and witnessing its growth
and advancement over a good
portion of the company’s 40 years
in the retirement village sector.
She now has 25 years as a village
resident and recalls that she and
many of the other early Ngaio
Marsh move-ins were a very
social bunch.
“That was the lovely part of it,
because there weren’t many of us.
There have been so many things
you can do as a resident here and
have a lot of fun.”
Helen is now looking forward
to fun-filled birthday celebrations
for Ryman’s four decades of care
and kindness on September 19
and will dress up to enjoy a special
Ngaio Marsh Village occasion.
After 25 years of village life,
she says she feels lucky to have
experienced the early days.
When she and her mother
Vera first became residents, they
were looking to their future,
anticipating the turn of the
millennium and also excited
about a new-build village.
“To see the village centre atrium
was just a stunner,” she says.
They had been living together
in their family home in Erica
St, Papanui, and enjoyed time
tramping together in the South
Island. Given her mum had just
celebrated her 90th birthday, the
two were very happy to relocate
to the Ngaio Marsh village which
was just around the corner.
Helen remembers talking to
then-village sales adviser Debbie
Jarratt about moving in with her
mum and being told that with
her outgoing personality, Helen
would likely be a big part of the
village’s social gatherings and
events.
Their conversation proved
correct, and Helen remembers
many wonderful friendships that
emerged from the early days.
Regular weekly outings were a
popular choice. While two vans
were always available, they would
usually be quickly filled for a trip
to a café or eatery nearby.
Extra residents were always
keen to come along, so those who
had cars made them available
so everyone could join in on an
adventure.
Ryman was founded in 1984
by entrepreneurs John Ryder
HOME: Helen Grofski was a keen tramper and spent a lot of time enjoying the South
Island high country. She has been a resident at Ryman’s Ngaio Marsh Village for 25 years.
and Kevin Hickman, who died
last month after a long illness,
with its first villages opening in
Christchurch before expansion
around New Zealand and into
Australia.
But of course, there were
challenges.
Both Ryman’s Christchurch
team and village residents
remember the disruptions of
2010/11.
On February 22, 2011 the
most damaging earthquake of a
long sequence hit the high-rise
Clarendon Tower in the central
city.
The 6.3 magnitude quake
severely damaged the building
which was home to the Ryman
offices, meaning many of the staff
had to temporarily relocate to
Ngaio Marsh Village to do their
daily work.
“But we left the team alone.
Everybody was all a bit shocked
really,” Helen said of that time.
Taking up residence in the
village townhouse followed on
from Helen’s medical career.
For more than 30 years
she was a registered nurse,
working for a lot of that time in
Burwood Hospital’s plastic and
reconstructive theatres.
There was a brief early career
interlude which sparked a lifelong
interest in cars.
Helen worked in the new
car department for Croydon
Motors which was involved in
the assembly of Japanese cars,
including Datsuns. She still
regularly uses her 2001 Toyota,
and has owned a number of
vehicles including her first, an
Austin A30.
“I’ve always liked cars . . . I
travel quite a lot, always have.”
This interest led to a campervan
trip after meeting up with her
parents in the United Kingdom
in 1959. The three took to
adventuring for six months
around the UK in a Bedford
Dormobile – a 1950s-era
campervan.
Helen celebrated 25 years of
living in Ngaio Marsh Village on
August 12.
Enjoying the benefits
of prior preparation
The best meals are ones
you can prepare in advance,
writes Nigel Slater
THERE ARE PLUMP, crumb-coated
croquettes of peas and tarragon waiting
to pop into sizzling oil and slices of
potato, partly cooked and ready to toast
under the grill. The pea croquettes will
sit on a tangle of pea shoots and herbs.
The potatoes will get a sauce of sweet,
golden onion, curry paste and yoghurt.
Both are the sort of recipes you can
prepare in advance, leaving only the
cooking to the last minute.
Grilled potatoes with curry
yoghurt sauce
Serves 4. Ready in 45 minutes
Ingredients
400g potatoes, medium-sized
30 curry leaves
1 large onion
3 Tbsp ground nut vegetable oil, plus a
little extra
1-2 Tbsp mild curry paste
250ml yoghurt
Method
• Bring a deep pan of water to the boil,
then salt it generously. Peel the potatoes,
then add them, whole, to the water.
Let them cook for about 15 minutes or
until they are tender enough to pierce
easily with a metal skewer. Remove the
potatoes from the water and set aside to
cool a little.
• Warm the oil in a shallow pan,
scatter in half the curry leaves, fry for a
minute or two until almost crisp, then
remove from the pan with a draining
spoon and set aside.
• Peel the onion, slice it thinly, then
stir it into the remaining oil in the
shallow pan. Let it cook over a low to
moderate heat for 15 minutes or so,
stirring from time to time, until soft and
pale gold.
• Line a baking sheet with kitchen foil
and preheat an overhead (oven) grill. Cut
the potatoes into slices, each roughly the
thickness of a couple of $1 coins. Place
them flat on the baking sheet. Brush
each slice with a little groundnut or
vegetable oil, then season lightly with
salt and cook under the preheated grill
until they start to colour.
• Scatter the remaining curry leaves
into the onion and let them cook for a
minute or two. When they darken, stir
in the curry paste. Continue cooking for
a couple of minutes until the onion is
coated with the paste and very fragrant,
then stir in the yoghurt and remove
from the heat.
• When the potatoes are golden and
sizzling, serve with the curry sauce and
scatter with the reserved curry leaves.
Pea and wasabi croquettes
with pea shoots
Makes 8, serves 2. Ready in 30 minutes,
plus chilling time
Ingredients
500g shelled peas, fresh or frozen
15g tarragon
2-3 tsp wasabi paste
40g butter
2 egg yolks
40g breadcrumbs, dry, white such as
panko
To coat and fry:
2 eggs
4 large handfuls of breadcrumbs
vegetable or groundnut oil to shallow fry
To serve:
a handful of pea shoots, mint and
coriander
a little olive oil
a little lemon juice
Method
• Put a deep pan of water on to boil
and salt it lightly. When it is boiling, tip
in the peas and let them cook for about
4 minutes, a little longer for fresh peas,
then drain them. Strip the tarragon leaves
from their stems. You will end up with
about 10g.
• Tip the cooked peas into the bowl of
a food processor and reduce to a thick
purée, then add the tarragon leaves and
the butter. Beat the egg yolks, then stir
them into the puréed peas together with
the wasabi, breadcrumbs and a generous
seasoning of salt. Transfer to a mixing
bowl, cover and leave to chill.
• Gently shape the pea mixture into 8
barrel-shaped croquettes. (A little flour
on your hands will make this easier.)
• Break the eggs into a shallow dish
and beat lightly with a fork. Put the
breadcrumbs into a second shallow dish
or deep plate. Lower the croquettes, one
by one, into the beaten egg, then into
the breadcrumbs. Pat firmly to help the
crumbs stick to the croquettes, then lift
them out on to a baking sheet.
• Warm a 1cm deep layer of vegetable
or groundnut oil in a shallow pan.
Keeping at a moderate heat, lower the
croquettes into the oil and fry for a few
minutes until the underside is golden
and crisp. Gently turn them and cook the
other sides, then remove and drain on
kitchen paper.
• Toss together the pea shoots, mint
and coriander leaves, dress with a little
olive oil and lemon, then nestle the
croquettes among them.

Recently I took part in a thoughtprovoking
and extremely considered
discussion on values and their
significance in everything we do, be it
personally or professionally. You see
values, especially corporate or business
values, can be notoriously difficult to
articulate. This is particularly the case
if you’re working to avoid the wellrehearsed,
often over-used terms that
currently reign. Identifying the exact
values that sincerely represent your
hopes and ethos can take time and
poses questions to both the individual
and the group, particularly if you’re
endeavouring to find values that are
deeply meaningful.
Values are defined as our guiding principles
or standards and they demonstrate what
we consider to be important in our lives.
It’s therefore no surprise that the top three
values worldwide are:
- Family, for its ability to generate joy and
comfort whilst providing security and a
sense of belonging;
- Honesty, because it builds trust which
contributes to sincere and healthy
relationships and elicits respect, which is
another of the top three values;
- Respect builds trust, safety and wellbeing,
whilst providing a foundation of
acceptance for different cultures and
communities.
So, what do you find when you look at
companies and the values that they purport
to offer?
Traditionally you would find a commitment
to honesty and integrity front and centre,
but today there’s a more nuanced grasp
of what lifts and anchors the people that
make up organisations and companies
throughout the world – and that translates
to a wider array of values.
Through my research, I now know that
Adidas values Creativity (no surprise there!),
Collaboration (an essential component of
teamwork and understandable given they
sponsor many of the world’s top teams
including a strong involvement with our
very own All Blacks) and Taking Risks.
I imagine that risk-taking would not have
been considered a value in times past and
yet today it appears liberating and forward
thinking! It’s also not a value I noted for any
other company.
Sony has values of Diversity, Curiosity and,
most importantly, Sustainability.
Given their potential to leave a large
footprint on the global stage, it is significant
that they have committed to Road to Zero,
a major sustainability project aimed at
helping to build a healthier planet. Well
done there.
Lego nailed their values with Creativity,
Learning, Fun, Imagination and Quality.
Having had children who loved this company
and its product, I can say that every one of
these values was endorsed with every Lego
playtime or creation that we did.
And of the older companies or institutions
I investigated, I found the following to have
kept their promise to their community and
their clients.
American Express for their pursuit of
Excellence, Reliability and Trust, and
Harvard University for its “conscientious
pursuit of excellence in one’s work.”
Both of these institutions have been in
existence for a very long time, and I give
credit to the forebears who created such
clearly determined principles.
As I read through all of these values, I could
feel the desire of each organisation to stand
up for something deeper, and whether these
values were represented as a single word or
a sentence, they resonated and identified
what sat at the core of their business.
A mission, attached to a deeply attuned
value, will – it seems – always stand out.
With that said, next month it seems only
appropriate to share our own and I hope
they will demonstrate the significance and
care we hold for our team and community.
Meanwhile enjoy September and spring in
this beautiful city of ours.
