nachhaltige Wohn- und Dienstleistungsgebäude<br />
klimaaktiv Silber (Planung).<br />
Beurteilt und bewertet wurden neben der Energieeffizienz die Standort- und<br />
Ausführungsqualität, die Qualität der Baustoffe und Konstruktion, sowie zentrale<br />
Aspekte zu Komfort und Gesundheit.<br />

Our contribution<br />
Greening and improving the microclimate was a major concern for all those involved in this apartment<br />
block – which will consist of 10 flats in the future – and was realised in an excellent way. The<br />
use of a brine-to-water heat pump in combination with a photovoltaic system was a brilliant opportunity<br />
to implement climate-friendly measures.<br />

ACTING TOGETHER IN AN <strong>ENVIRONMENTAL</strong>LY CONSCIOUS AND SUSTAINABLE MANNER<br />
Environmentally conscious behaviour is a central component of our<br />
corporate philosophy. From this point of view, we at <strong>KPPK</strong> <strong>Ziviltechniker</strong><br />
<strong>GmbH</strong> take holistic responsibility for realising all our operational<br />
processes and challenges in terms of environmental and climate<br />
protection. Our declared corporate goal is to ensure the continuous<br />
improvement of our operational environmental protection in all areas<br />
surrounding us. In doing so, we want to proactively contribute to<br />
a sustainable and climate-neutral future for our company, our industry<br />
and our society.<br />
In 2020, we introduced the voluntary environmental management<br />
system <strong>EMAS</strong> (Eco-Management and Audit Scheme) in order to continuously<br />
align our company with the path of sustainability and climate<br />
neutrality in all areas. In recent years, we have already reached<br />
important milestones and achieved numerous successes. As civil<br />
engineers, we support the path to a positive climate future, for example<br />
in the area of construction and renovation, and thus also the<br />
Austrian federal government‘s goal of „Climate Neutrality by 2040“.<br />
We are committed to environmentally conscious behaviour in all our<br />
areas of activity and maintain an open dialogue with our stakeholders.<br />
A transparent and efficient environmental management system<br />
supports all our activities in order to reduce environmental impact,<br />
save resources and continuously improve.<br />
A key component of this programme for us is the continuous involvement<br />
of our employees in the development and implementation of<br />
all relevant projects that we realise as part of the environmental<br />
management system. Targeted further education and training programmes<br />
not only provide our employees with the necessary qualifications,<br />
but above all give them the opportunity to actively participate<br />
in the continuous improvement process within the company.<br />
This increases the motivation to actively shape sustainability in our<br />
company and also promotes awareness of the need for greater environmental<br />
and climate protection. Our company and our employees<br />
should thus become multipliers for the important topics of sustainability<br />

STRUCTURAL PLANNING<br />
We develop structural solutions from the structural design with drawing<br />
representation, from approval to completion. Due to the increasingly<br />
complex load-bearing structures as well as the use-related<br />
adaptation of ground plan and geometry, it is indispensable to generate<br />
exact three-dimensional static models for the analysis of the<br />
force flow and deformations of load-bearing structures. The consideration<br />
of a holistic system in connection with the different disciplines<br />
is a daily must for the processing of our projects. This allows us to<br />
constantly monitor all parameters in order to design an efficient and<br />

CONSTRUCTION PHYSICS<br />
Energy-efficient buildings are a must nowadays. We offer competent<br />
support in the specialist areas of heat, sound and moisture protection.<br />
We plan and optimise our buildings in an interdisciplinary team<br />
of energy technicians, building physicists and building services engineers.<br />
An energy performance certificate is used to assess the thermal<br />
quality of a building and can be used to optimise the thermal<br />
envelope accurately and in a targeted manner, thus improving the<br />
economic efficiency of buildings. With thermodynamic simulation,<br />
we can map solar inputs and the storage capacity of the building,<br />
avoid oversized and inefficient systems for heating and cooling, and<br />
thus optimise buildings.<br />
BUILDING TECHNOLOGY<br />
The engineering discipline of building technology influences the<br />
disciplines of structural design, building physics and fire protection.<br />
Therefore, the focal points of cooling - ventilation - heating are considered<br />
by us in an overarching manner and dealt with in a timely<br />
manner. With tailor-made energy and climate concepts, we can respond<br />
individually to the most diverse requirements. The sustainable<br />
and economical use of renewable energy such as solar energy,<br />
solar thermal energy and geothermal energy is a central theme here.<br />
Modern, sustainable technologies such as controlled ventilation and<br />
air extraction are part of a comprehensive solution. Perfect air quality<br />
and a pleasant, constant indoor climate are not only important prerequisites<br />
for general well-being, but also for the required increased<br />
air exchange in the context of the Covid 19 pandemic.<br />
FIRE PROTECTION PLANNING<br />
In fire protection planning, we attach the greatest importance to<br />
the best possible selection of measures that meet all fire protection<br />
requirements. Various regulations and laws of the individual federal<br />
states, special requirements of the approving authorities and<br />
specifications of special experts involved must be integrated into<br />
the planning. Through careful and consistent planning, necessary<br />
measures are implemented, but expensive and uneconomical ones<br />
are avoided.<br />

CONSTRUCTION COORDINATION<br />
We take over the legal duties of the builder, taking into account the<br />
general principles of hazard prevention, and appoint a planning and<br />
construction site coordinator.<br />
Construction site coordination regulates and supports safety on the<br />
construction site. It coordinates the professionals and their staff working<br />
on the construction site, especially when work is being -carried out<br />
at the same time.<br />
PRÜFINGENIEUR<br />
The inspection engineer according to the Vienna Building Code is prescribed<br />
by the building police in the building decision to the building<br />
applicant as a controlling authority. The inspection engineer is responsible<br />
for compliance with the building regulations (OIB guidelines and<br />
Vienna Building Code) together with the building manager. The responsibility<br />
of the inspection engineer according to the Vienna Building<br />
Code is regulated by § 125, 127 and 128 of the Vienna Building Code.<br />
With the notification of completion, the inspection engineer confirms<br />
the construction of the building in accordance with the submission plan<br />
(possibly the following replacement plans) and compliance with the<br />
Vienna Building Code and is also liable in the event of non-compliance.<br />

BIM - BUILDING INFORMATION MODELLING<br />
Thanks to interdisciplinary internal processing (statics, building physics,<br />
building technology) and the latest software, we are able to offer<br />
fully integrated planning. Since the beginning, we have been working<br />
on our projects in virtual three-dimensional space in order to be<br />
able to map all boundary conditions of the future building.<br />

planning management and to a valuable and comprehensive database<br />
for the subsequent processing in facility management.<br />
Thanks to the development of the data exchange format IFC (industry<br />
foundation classes) and the programming implementation in our<br />

CONSTRUCTION MANAGEMENT<br />
The aim of construction management is to complete a construction project<br />
in such a way that the agreed deadlines, costs and qualities are met.<br />
Tendering: Construction management serves as a link between planning<br />
and execution and defines and executes the contractual basis for<br />
the client and the contractor.<br />
Awarding: We distinguish construction management from project management<br />
and accompanying control.<br />
REAL ESTATE VALUATION<br />
In a property valuation, the respective market value is determined on<br />
a specific date. The purpose of a property valuation can be very different.<br />
A property valuation is required in the course of a sale, for estates,<br />
to determine insurance values and as collateral for loans. During the<br />
inspection of the property (house, land), all relevant facts are recorded<br />
and documented and flow into the valuation of the expert opinion.<br />

WE ARE WORKING TOGETHER ON OUR CLIMATE FUTURE<br />
As civil engineers in civil engineering, we actively support our clients<br />
in the field of construction and refurbishment on their way to<br />
a positive climate future. Our aim is to develop and realise efficient<br />
solutions for active climate protection. The ecological and economical<br />
use of renewable energies in particular – such as solar energy,<br />
air heating or geothermal energy – is a key issue for us here. Supplemented<br />
by a CO 2 balance over the entire life cycle of buildings, we<br />
are able to plan and realise climate-positive buildings.<br />
In order to be able to guarantee this to the highest standard, we train<br />
our employees to become klimaaktiv competence partners, among<br />
other things. This ensures that we act in accordance with the efficient<br />
klimaaktiv standards and guidelines in our company and can<br />
implement requirements in terms of energy efficiency and renewable<br />
energy technologies in the best possible way. Through training and<br />
further education, our employees keep their expertise in all areas of<br />
the construction industry up to date in order to meet the klimaaktiv<br />
quality standards. In 2023, three employees were again trained in<br />
the klimaaktiv standards. We currently employ eight klimaaktiv competence<br />
partners.<br />

R.O.S.E.® - CALCULATING THE IMPACT OF SUSTAINABLE ENERGY GENERATION<br />
R.O.S.E.® is an innovative calculation tool from <strong>KPPK</strong> <strong>Ziviltechniker</strong><br />
<strong>GmbH</strong>, which compares alternative energy sources with conventional<br />
fossil fuels and can therefore determine the exact amortisation period<br />
at the start of a construction project based on the present value<br />
method. Additional subsidies, energy price trends and interest rate<br />
trends are also taken into account in order to be able to make longterm<br />
statements about the energy costs of the respective construction<br />
project. An additional feature allows the CO 2 savings to be displayed<br />
as a percentage on the basis of characteristic values and priced in for<br />
the future. In addition, many individual adjustments can be made to<br />
the parameters, such as a solar thermal and PV system, with or without<br />
battery storage, the estimation of the cooling load and the assumption<br />
of a cooling system.<br />
In 2023, the calculation methods in R.O.S.E.® were revised and optimised.<br />
Due to countless and permanent changes to the stored input<br />
values - such as the product and energy prices or the corresponding<br />
CO 2 equivalents - revisions to the calculation system were repeatedly<br />
necessary. These important changes in the background now ensure<br />
smooth project processing again. While the level of detail of our calculations<br />
continues to increase, we are also making sure that the input<br />
and usability of R.O.S.E.® is as user-friendly as possible. Additions and<br />
adjustments are already planned for <strong>2024</strong> that will further enhance the<br />
performance of R.O.S.E.® .<br />
14 . Range of services
The figure above shows a typical R.O.S.E.® amortisation chart. In this<br />
example, the energy supply of a detached house is shown. The use of<br />
gas as an energy source is compared with the values of air-to-water or<br />
brine-to-water heat pumps. The importance of a photovoltaic system<br />
with battery storage is also taken into account. It can be seen that the<br />
increased investment costs of heat pumps can be amortised after just<br />
seven or nine years and that the recommended renewable combinations<br />
are the most sustainable and cost-effective after 20 years.<br />
The graphical representations in R.O.S.E.® generally allow all energy<br />
systems and amortisation times to be described very precisely. This<br />
makes it possible to determine very quickly, especially at the beginning<br />
of the planning phase, how quickly an alternative energy system<br />
will pay for itself.<br />
By the end of 2023, 79 projects had been completed with R.O.S.E.®,<br />
impressively demonstrating the benefits of using renewable energy<br />

HAUPTPLATZ EBREICHSDORF<br />
The „Hauptplatz Ebreichsdorf“ project is a building complex in the village<br />
centre of the Lower Austrian municipality of Ebreichsdorf. There<br />
are 34 residential units on the upper floor of the building, commercial<br />
spaces on the ground floor and various storage and technical rooms<br />
in the basement. A heating load calculation results in an output of ~130<br />
kW to be installed. The total electricity requirement of the building was<br />
estimated at 330,000 kWh/a.<br />
Different estimates for the heat and electricity supply were calculated<br />
based on the geographical conditions. All the parameters mentioned<br />
were calculated and evaluated in an R.O.S.E.® analysis. After weighing<br />
up the advantages and disadvantages of various options, an air-heating<br />
pump in combination with photovoltaics was selected as the most<br />
suitable energy system.<br />

OUR <strong>ENVIRONMENTAL</strong> PERFORMANCE<br />
Location from 2021 - 2023<br />
As a responsible civil engineering company, we are constantly endeavouring<br />
to reduce the footprint of our company location. As part of<br />
the move to our new office premises (Gumpendorfer Straße 132, 1060<br />
Vienna) at the beginning of 2021, numerous modernisation measures<br />
were already implemented, such as partial conversion to LED and other<br />
various conversions for modern and future-oriented work. A new<br />
air conditioning system was put into operation in May 2022 to reduce<br />
electricity consumption and increase the efficiency of the cooling capacity.<br />
Together with „we are plants“, we were able to realise the “eine<br />
Kräuteroase” (herbal oasis) project for the office. Since spring 2022, the<br />
innovative canteen Schrankerl <strong>GmbH</strong> has been providing our employees<br />
with culinary delights from the regional economy.<br />
Focus on clean energy<br />
Numerous projects as part of our environmental management have already<br />
been developing over several years. – In 2023, our focus was<br />
on the area of energy, where we were able to optimise our energy<br />
consumption and our sustainable energy supply in particular. The total<br />
energy consumption (electricity, heat, transport) was reduced by a<br />
quarter in 2023.<br />

50 percent heating energy saved<br />
The success of our energy-saving measures is particularly visible using<br />
the example of reducing the heat energy we require at our site. Compared<br />
to the previous year, heating energy consumption was halved in<br />
2023. To achieve this, the existing heating system in the rented property<br />
was equipped with a weather-guided external control system and<br />
two internal room thermostats with heating control. The interaction between<br />
the indoor and outdoor temperature sensors and the heating<br />
control system enables optimum, smooth adjustment of the flow temperature<br />
and guarantees efficient heat output from the radiators. The<br />
intelligent control system has enabled us to save around 50% energy,<br />
without any loss of cosiness. The new control system also prevents<br />
unnecessary heat loss from radiators that were forgotten to switch off<br />
overnight or on the weekend, for example. Our heating system also<br />
enables controlled and even switching on and off, which avoids sharp<br />
temperature drops and costly reheating.<br />
Switch to green electricity<br />
15 December 2022 was the big day of our switch to a 100% green<br />
electricity mix from our electricity supplier Wien Energie. This<br />
means that we have been working with 100% green electricity<br />
from our energy supplier Wien Energie for the entire year<br />
of 2023 and will continue to do so in the future. The share of<br />
renewable energy sources in our company‘s total energy<br />
consumption has thus been increased by 80%.<br />

Job and climate ticket, public transport and active mobility<br />
The central location of our office provides excellent public transport<br />
connections. The two underground stations Gumpendorfer Straße and<br />
Margaretengürtel on the U6 and U4 lines are just a few minutes‘ walk<br />
away. In order to further promote the active use of public transport,<br />
every employee now gets a job ticket for the use of public transport<br />
after the first year of employment. Bicycle parking spaces are available<br />
for employees in the courtyard area to encourage the use of bicycles.<br />
There are also two e-bikes that can be used for rides in Vienna.<br />

<strong>GmbH</strong>, an innovative canteen, has<br />

the friendly „Schrankerl“ employees<br />
in a very uncomplicated way.<br />

containers – new, high-quality plastic<br />
packaging is produced from the<br />
used plastic containers – can save<br />
up to 60% packaging waste (information<br />
according to the provider).<br />
In this way, plastic is not treated as<br />
waste, but as a valuable resource.<br />
Disposing of waste separately<br />
The topic of waste separation was another focus of our environmental<br />
management activities this year, which also raised awareness<br />
of waste separation. We conscientiously<br />
separate paper, glass, plastic and metal<br />
in our offices. Organic waste is disposed<br />
of in the nearest organic waste bin. By<br />
dispensing with beverage cartons in<br />
purchasing and using reusable glass<br />
bottles for milk, we have been able<br />
to save a total of 3.6 kilograms of<br />
waste and around 2.5 kilograms of<br />
CO 2 equivalent since the switch<br />
in mid-2023.<br />

company mobile phones for the<br />
„Ö3 Wundertüte“ (Ö3 miracle<br />
bag) campaign. We also support<br />
the „Recycling4smile“ campaign<br />

of the year. As a result, diesel consumption<br />

Let‘s work together<br />
A key component of our activities as part of the environmental management<br />
system is our agenda as a responsible employer for our 39<br />
employees. Our overriding principle is to organise our company as<br />
a place of mindful and respectful cooperation and to fulfil our duties<br />
with regard to sustainability and social responsibility for our employees.<br />
It is also very important to us that our employees support and<br />
contribute to the implementation of our environmental measures. Together<br />
with our employees, we want to make a positive contribution<br />
to environmental protection and sustainability.<br />
In 2022, we decided to launch a systematic process for workplace<br />
health promotion in cooperation with and with the support of österreichische<br />
Gesundheitskasse (ÖGK, Austrian Health Insurance<br />
Fund). With the support of occupational psychologist Birgit Kriener,<br />
measures to improve work organisation were developed following<br />
a survey with all employees in order to further strengthen well-being<br />
in everyday working life. From the range of measures offered by<br />

in everyday office life. Practical exercises around the desk – based<br />
on individual workplace analyses – were used to tackle the causes<br />
of specific back problems. Stretching, strengthening and mobility exercises<br />
as well as tips on avoiding incorrect strain, such as sitting and<br />
standing in a way that is easy on the back or behaviour in front of a<br />
computer screen and much more, illustrated to all employees the importance<br />
of movement in everyday life and at work. With a lot of joy<br />
and fun in movement, the introduction to a “moving” working day in<br />
the offices of <strong>KPPK</strong> was thus promoted.<br />
Working together for health and success<br />
Under the motto “Together for health and success”, we have chosen<br />
the topic of Exercise from the range of measures offered by Österreichische<br />
Gesundheitskasse (ÖGK) for workplace health promotion<br />
(BGF). Supported by the ASKÖ WAT team, the following Fit-Check<br />
tests are carried out:<br />
• Back Check according to Dr Wolff® : for measuring the strength of<br />
different muscle groups<br />
• Medi Mouse: to record the shape and mobility of the spine<br />
• Manual muscle function test: provides information about muscular<br />
imbalances<br />
We are delighted to have been awarded the BGF seal of approval<br />
in 2023 and to be included in the Austrian Network for Workplace<br />
Health Promotion: another milestone that reinforces our efforts to<br />
promote healthy cooperation at eye level.<br />
<strong>KPPK</strong> pension scheme<br />
We are particularly proud of our pension scheme for employees – a<br />
voluntary additional benefit that is not a matter of course for companies<br />
of our size. After two years with the company, it serves as a basic<br />
provision including an additional basic provision of 2% of the annual<br />
gross salary and one-time additional contributions, depending on the<br />
success of the company. Regardless of whether one leaves the company<br />
later, the pension provision remains in place. <strong>KPPK</strong> <strong>Ziviltechniker</strong><br />
<strong>GmbH</strong> has already paid over 280,000 euros in contributions into its<br />
employees’ supplementary pension schemes by 2023.<br />
The analysed data serves as the basis for targeted training programmes<br />
for the <strong>KPPK</strong> team.<br />

<strong>ENVIRONMENTAL</strong> AND SUSTAINABILITY POLICY<br />
In the daily cooperation with builders, architects and specialist engineers,<br />
<strong>KPPK</strong> <strong>Ziviltechniker</strong> <strong>GmbH</strong> is not only responsible for the creative<br />
process of planning and building. As a centre of competence for<br />
our clients, we create efficient solutions for active climate protection<br />
with our well-positioned team from the very beginning of the project.<br />
The aim of our sustainability policy is to raise ecological awareness in<br />
the building process and to create a balance between the use and regeneration<br />
of resources. In doing so, we do our best to define the processing<br />
of each project together with our clients in this sense, without<br />
neglecting the demand for feasibility – all this in an interdisciplinary<br />
cooperation between our service areas of structural design, building<br />
physics, fire protection, building technology planning and construction<br />
management.<br />
With customised energy and climate concepts, we can respond individually<br />
to the most diverse utilisation requirements and local conditions.<br />
The ecological and economic use of renewable energy is a particularly<br />
important issue. We are increasingly focussing on the overall carbon<br />
footprint of a building and want to integrate this into our planning tasks<br />
with a specially programmed tool. We are also committed to a continuous<br />
improvement process in our own company with regard to environmental<br />
performance. We design internal processes in an environment-<br />
and climate-friendly way and continuously reduce waste production.<br />
All measures in the company are implemented jointly, as it is important<br />
to us to involve all employees. The sustainable procurement of all operating<br />
resources takes environmental criteria into account. The aim<br />
is to use as many recycled and recyclable products as possible in order<br />
to strive for a circular economy. With the introduced environmental<br />
management system according to <strong>EMAS</strong> (<strong>EMAS</strong> = Eco-Management<br />
and Audit Scheme) and regular audits, we can also guarantee a continuous<br />
improvement process.<br />
Relevant environmental laws and regulations are continuously collected,<br />
documented and complied with. Through regular training and information<br />
in the area of environmental and employee protection, we<br />
ensure that our environmental processes meet the objectives and are<br />
always adapted to the latest findings. By publishing our environmental<br />
declaration, we want to inform employees, clients, suppliers and other<br />
interested parties about our environmental performance, goals and<br />
the successes we have achieved as a result.<br />

The environmental team at <strong>KPPK</strong> <strong>Ziviltechniker</strong> <strong>GmbH</strong>, led by Sylvia<br />
Kohlmaier - advised and supported in all environmental matters<br />
by Elisabeth Einhorn and Christian Lackner - was tasked with implementing<br />
the environmental management system according to<br />
<strong>EMAS</strong> in compliance with the law and standards.<br />
This provides us with a set of rules, with which our environmental<br />
performance can be further improved and controlled accordingly.<br />
This ensures the implementation of the environmental policy, the<br />
environmental goals and the environmental and sustainability programme<br />
of <strong>KPPK</strong> <strong>Ziviltechniker</strong> <strong>GmbH</strong> at all relevant levels. The<br />
structure and documentation comply with the requirements of the<br />
<strong>EMAS</strong> Regulation. The detailed implementation regulations are laid<br />
down in the form of practicable procedures and work instructions.<br />
As part of management reviews, the management regularly reviews<br />
the effectiveness, adequacy and performance of the environmental<br />
management system and, together with the environmental team<br />
and team leaders, determines the necessary measures for continuous<br />
improvement as well as the implementation of the environmental<br />
goals.<br />
Legal requirements and compliance management<br />
Our internal processes are subject to significant legal obligations<br />
in the areas of environmental protection, waste management and<br />
employee protection, among others. For the implementation of our<br />
services, there are also significant legal obligations, for example<br />
in the areas of consumer protection, codes of conduct, Austrian<br />
standards, building regulations and definitions in accordance with<br />
current technical and scientific knowledge.<br />
With the support of Kanzian Engineering & Consulting <strong>GmbH</strong>, a<br />
separate legal register was created and all relevant regulations at<br />
EU, federal and state level were recorded. The relevant laws and<br />
regulations and the resulting tasks in the legal register are updated<br />
twice a year as part of a periodic legal update.<br />
The legal register makes it possible to assess compliance with legal<br />
provisions. Compliance with the individual regulations is monitored<br />
and recorded by the responsible employees. Corresponding notes<br />
on the status of the obligations are kept in the legal register. In the<br />
course of this, it is also determined, how often and when follow-up<br />
assessments are to take place. A risk-based approach is followed –<br />
critical regulations are to be evaluated more frequently. In addition,<br />

compliance with legal regulations is checked as part of the internal<br />
audit and the site inspection.<br />
If deviations from the legally compliant status are detected, corrective<br />
measures are initiated immediately and verifiably and, their<br />
effectiveness is checked after completion. The members of the environmental<br />
team implement the legal measures applicable to their<br />
area of responsibility or forward them to the respective persons<br />
authorised to act and monitor their implementation.<br />
An overall assessment of legal compliance is carried out in the management<br />
review. In the annual external monitoring audit by the<br />
environmental verifier, the procedures for compliance with the binding<br />
obligations are checked for their effectiveness, completeness<br />
and implementation.
Environmental aspects<br />
Our aim is to minimise negative environmental impacts and increase<br />
positive ones. To this end, we have identified and evaluated all environmental<br />
aspects of our services, activities and the operation of our<br />
office location that cause these environmental impacts.<br />
To this end, we have developed an evaluation matrix and assessed the<br />
individual environmental aspects in the environmental team based on<br />
the following factors:<br />
• Intensity: extent, number, frequency and reversibility of the environmental<br />
aspect or the resulting impacts<br />
• Harm (benefit): potential harm (or potential benefit) to the environment,<br />
taking into account the state of the environment<br />
• Environmental law: existence of relevant environmental regulations<br />
and their requirements<br />
• Importance for stakeholders, including employees<br />
The improvement potential assesses the potential for a possible improvement<br />
in the environmental aspect, irrespective of the financial<br />
or time expenditure required for this.<br />
An overall rating for each environmental aspect was determined from<br />
the individual assessment factors.<br />
This priority number was used to determine the significant environmental<br />
aspects that are the focus of our environmental management<br />
system:<br />

• Material consumption and IT requirements<br />
• Waste<br />
• Greenhouse gas emissions<br />
The main activities that have these environmental aspects are<br />
• the office operation,<br />
• the business trips and<br />
• the way our employees get to work.<br />
When considering environmental aspects, we also take into account<br />
those that arise in upstream and downstream processes, such as the<br />
production of the materials and equipment we need, energy generation<br />
or waste recycling and disposal. The central tool for this is our<br />
sustainable procurement. Here, we define corresponding environmental<br />
criteria for products and suppliers.<br />

EXPLANATION OF THE <strong>ENVIRONMENTAL</strong> ASPECTS AND DATA<br />
In 2023, management was included in the number of employees for the first time.<br />
For this reason, two more people will be considered.<br />
ENERGY<br />
Electricity consumption for office operations fell by 3.5% from 2022 to 2023. However, the electricity<br />
consumption for electric vehicles, which is shown separately, will be added to this from 2023. This<br />
brings total consumption to around 37,000 kWh. An electricity meter for the air conditioning system<br />
was installed at the end of September 2022, allowing us to monitor its consumption in a targeted<br />
manner. In 2023, 1,203 kWh of electricity was consumed by the air conditioning system.<br />
We were very successful in reducing district heating consumption, which was halved from 2022<br />
to 2023. The reason for this is that a weather-based control system was installed in 2022 and all<br />
radiators are now controlled centrally. Losses due to radiators that were forgotten to switch off<br />
overnight or on the weekend, for example, can now be avoided. The control system also enables<br />
controlled, even switching on and off, which means, among other things, that there are no losses<br />
due to the temperature dropping too low and then a relatively large amount of energy being used<br />
to heat it up again.<br />
Overall, the total energy consumption for office operations was reduced by almost a third; together<br />
with business trips, the energy saving amounts to 26%.<br />
When comparing the district heating data, it should be noted that due to the office relocation, the<br />
consumption data for 2021 only covers 9 months and is therefore not comparable with 2022 and<br />
2023.<br />
The share of renewable energy for electricity and heating increased significantly in 2023. The main<br />
reasons for this are the switch to a 100% green electricity mix from Wien Energie at the start of<br />
2023, the halving of district heating consumption and the switch to electric vehicles charged with<br />
green electricity. In addition, Wien Energie‘s latest calculation now also shows the renewable share<br />
of district heating for the first time, which was taken into account in the data for 2023. Overall, the<br />
share of renewable energy sources in the total energy consumption for offices and business trips<br />
was increased from 33% to 60%.<br />

FLEET AND BUSINESS TRIPS<br />
Diesel consumption fell by around 43% in 2023, as the three diesel company cars were<br />
removed from the fleet by the end of 2023. Instead, three electric cars were purchased, whose<br />
electricity consumption will appear for the first time in 2023. In addition, a mild hybrid Ford<br />
Galaxy, which runs on petrol, was purchased in 2023. Overall, the energy consumption for our<br />
vehicle fleet has increased by 11% compared to 2022.<br />
In 2022, the number of kilometres travelled on business trips in private cars was recorded for<br />
the first time and used to calculate the energy consumption. This increased by 45% in 2023. The<br />
reason for this is unclear. Documented rail journeys have fallen sharply. As many employees<br />
already have a job and climate ticket, individual journeys are no longer documented.<br />
To summarise, total energy consumption for business trips has remained the same.<br />
WATER NEED<br />
As we do not have our own water meter, water consumption is calculated from average<br />
literature values per employee. A key figure per employee is therefore not meaningful. Overall,<br />
water consumption is limited to sanitary facilities and the coffee kitchen.<br />
MATERIAL CONSUMPTION<br />
Overall, our need for consumables is low. In 2023, a saving of 41% was achieved on printer<br />
paper. However, it should be noted that the annual figures, purchase quantities and not<br />
consumption quantities are therefore blurred. Only paper with environmental labels is used<br />
(Blue Engel, green range, EU Ecolabel, FSC).<br />
WASTE<br />
In 2022, the amount of waste in the office was measured and documented by the cleaning<br />
company for the first time. The amount of non-hazardous waste increased slightly by 5% in<br />
2023. Better education of employees has improved waste separation and the proportion of<br />
separately collected waste materials has increased by 18%.<br />
Hazardous waste in 2023 consisted of printer cartridges and batteries as well as three<br />
disposed mobile phones and four PCs. The figures fluctuate greatly due to the small quantities<br />
involved.<br />
GREENHOUSE GAS EMISSIONS<br />
The greenhouse gas emissions from our energy consumption were calculated using the<br />
Federal Environment Agency’s GHG calculator. This also takes into account Scope 3 emissions<br />
from upstream energy generation processes.<br />
By switching to green electricity, 95% of emissions could be saved. Emissions were reduced<br />
by 52% through savings in heat consumption. In the vehicle fleet, emissions have decreased<br />
slightly due to changes in vehicles. The sharp increase in private journeys has led to higher<br />
emissions here, although their share is only 7%.<br />
The air conditioning system uses R410a, no refrigerants have been refilled since we moved in<br />
and therefore no GHG emissions have been recognised.<br />
To summarise, the GHG emissions were reduced by 48%.<br />
Cleaning in the office is carried out by an external company. Only environmentally labelled<br />
cleaning agents (e.g. EU Ecolabel; eco-label) are used. The quantities used are currently not<br />
recorded.<br />
A further decrease can be observed in the consumption of printer cartridges. However, here<br />
too the purchase quantities and not the actual consumption quantities are recorded. The<br />
quantity here has fallen by 87% and indicates a high stock level from the previous year.<br />

Environment & sustainability programme<br />
The goals and measures in this environmental programme are intended<br />
to ensure that our company continues to move steadily towards<br />
sustainability and climate protection. Within the framework of<br />
the annual audit, the management review and the economic development,<br />
our programme is evaluated and, if necessary, adapted and<br />
expanded.<br />
R.O.S.E.® Upgrades<br />
Important enhancements for our R.O.S.E. tool® are planned for <strong>2024</strong>.<br />
Possible combinations of different thermal energy systems are to be<br />
included in the programme. In addition, the option of a 100% photovoltaic<br />
calculation is to be integrated, in line with the question: How<br />
quickly will a photovoltaic system amortise compared to the electricity<br />
I need from the grid?<br />
REACT® => Reduction Analysis Carbon Tool – Programming Progressive<br />
Web Application<br />
The Reduction Analysis Carbon Tool (REACT® for short) is an instrument<br />
for the assessment and reduction of CO 2 emissions in the construction<br />
industry, which aims to record the total CO 2 emissions of a<br />
building over its life cycle. The tool was developed in collaboration<br />
with external companies and will subsequently be programmed as a<br />
progressive web application.<br />
Why REACT ? ®<br />
The need for REACT® arises from the urgency of the climate crisis:<br />
it is literally 5 past 12. We as a society and as a company have a responsibility<br />
to actively contribute to reducing CO 2 emissions. It is not<br />
enough to wait for legal regulations. Planners need tools that help<br />
them make quick and efficient decisions with clients. Within our company,<br />
it is important to us to be well informed and to react in good<br />
time. We don’t just want to react, we also want to act and proactively<br />
help shape the future. That’s why REACT® is a decisive step in the<br />
right direction. The tool provides the necessary data and analyses to<br />
assess the CO 2 emissions of a construction project and plan specific<br />
measures to reduce them.<br />
The key feature of the tool is the automated import of material data,<br />
taking into account all relevant phases of the construction cycle, including<br />
material transport, excavation, pit support, site operation,<br />
building operation and demolition.<br />

Our corporate environmental measures will again extend across<br />
several levels in <strong>2024</strong>. Our training and education programmes for<br />
employees will also include emergency training, such as first aid<br />
courses and fire extinguishing drills, in addition to the more extensive<br />
