Two-bedroom townhouse<br />

glut shackles investors<br />

CHRISTCHURCH’S property<br />

market is being flooded with<br />

hundreds of new or near-new<br />

two-bedroom townhouses,<br />

and agents say there are far more<br />

for sale than there are buyers.<br />

<strong>The</strong>re has been a big surge<br />

in the number of properties<br />

for sale in the city in recent<br />

months, but one property type<br />

in particular is in oversupply<br />

– two-bedroom townhouses,<br />

OneRoof reported.<br />

<strong>The</strong>re were more than 1700<br />

properties for sale on its site in<br />

Christchurch in mid-<strong>December</strong><br />

and about 10 per cent were twobedroom<br />

townhouses.<br />

block of six but they list one<br />

of them.<br />

“So there’s one online or two<br />

online but there’s really eight for<br />

sale or six for sale because it’s<br />

kind of a hidden thing.”<br />

at the peak of the market or offplans<br />

as investment properties.<br />

Trial of solar-powered camera<br />

making school drop-offs safer<br />

TWO MONTHS into a sixmonth<br />

trial, a solar-powered<br />

camera mounted outside a<br />

school is helping to improve<br />

driver behaviour, and there<br />

are plans for six more across<br />

the city.<br />

camera is mounted outside<br />

St Thomas of Canterbury<br />

on Middlepark Rd, where it<br />

operates from 8.15-9.15am<br />

and 2.30-3.30pm.<br />

<strong>The</strong> trial on Middlepark Rd<br />

was preceded by a warning<br />

period between August <strong>26</strong> and<br />

October 13, where the camera<br />

was operational but only<br />

warning letters were issued for<br />

infringements.<br />

During this time, 63 warning<br />

notices were sent. Signs<br />

were also installed 50m<br />

either side of the camera, to<br />

raise awareness the cameras<br />

were there.<br />

“Since the trial began, we’ve<br />

seen a significant improvement<br />

with compliance in-andaround<br />

the cycle path and<br />

broken yellow lines outside<br />

St Thomas of Canterbury,”<br />

Wright said.<br />

“To date, we have issued<br />

58 infringement notices to<br />

vehicles for driver infringements<br />

and during the week<br />

beginning November 25, only<br />

three infringement notices<br />

were issued, so it’s good to see<br />

a downward trend.”<br />

He added that there were<br />

also benefits from a health and<br />

safety standpoint as officers<br />

were not required to be on-site<br />

to enforce.<br />

“This is a big positive, as<br />

our officers encounter a high<br />

level of abuse during school<br />

enforcement.<br />

“While it is disappointing<br />

to see a few repeat offenders,<br />

we hope that over time we<br />

will continue to see positive<br />

behaviour change. It’s just<br />

making sure everyone has<br />

access to safe and reliable<br />

roadways.”<br />

Stackhouse said the devastating<br />

fire on the Port Hills in<br />

February was not something<br />

he ever wants to see again.<br />

“Unfortunately, we’re still<br />

expecting higher temperatures<br />

and westerlies over the<br />

next couple of months,<br />

which will keep drying out<br />

vegetation and contribute to<br />

the fire risk.<br />

“Fast-spreading grass fires<br />

are our greatest concern.<br />

“It only takes one spark to<br />

start a wildfire, and that spark<br />

is preventable. We’re asking<br />

all residents and visitors to the<br />

region to help us keep Canterbury<br />

free of preventable fires<br />

this summer.”<br />

Walking Trails<br />

Park’s walking trails are free to<br />

use and only 15-minutes from the<br />

hiking trail you have the option<br />

to ride the park’s chairlift back<br />

down for free. If walking uphill<br />

isn’t your thing, you may enjoy<br />

the 45-minute forest loop walking<br />

trail through pine forest.<br />

Hinewai Reserve<br />

Hinewai Reserve lies a short<br />

drive east of Akaroa and sprawls<br />

across more than 1250ha.<br />

Encompassing valleys and<br />

ridges, streams and waterfalls,<br />

and regenerating native forest,<br />

the reserve offers about 20km of<br />

sign-posted walking tracks and<br />

expansive views over the Pacific<br />

Ocean, Akaroa Harbour, the hills<br />

and bays of Banks Peninsula, and<br />

the distant Southern Alps. <strong>The</strong><br />

terrain is steep in places so you<br />

need a reasonable level of fitness.<br />

Entry into the reserve is free and<br />

maps of the walking tracks are<br />

usually available in the pamphlet<br />

boxes at the visitors centre and<br />

entry points to the reserve. Dogs<br />

are not allowed into the reserve.<br />

Corsair Bay<br />

<strong>The</strong> bay has a small, shelly beach<br />

only a 10-minute drive from Lyttelton.<br />

It is well suited to a family<br />

picnic or swimming. Swim out to<br />

the secured raft or sunbathe in the<br />

grass. Young kids can swim safely<br />

in the shallow water of the inlet.<br />

Changing rooms and picnic tables<br />

are available.<br />

Riccarton Bush<br />

Riccarton Bush is the only area<br />

of podocarp forest remaining in<br />

Christchurch. <strong>The</strong> dense stands of<br />

kahikatea provide a backdrop to<br />

a restored early settlers’ cottage.<br />

Visitors can marvel at trees that<br />

have stood for as long as 600 years<br />

Orton Bradley Park<br />

Orton Bradley Park is a private<br />

650ha rural property situated on<br />

the southern shores of Lyttelton<br />

with 25km of walking tracks<br />

Diamond Harbour is a small<br />

settlement on the south side of<br />

Lyttelton Harbour. From the<br />

city centre, it’s about a 45 minute<br />

drive over the Port Hills via Dyers<br />

Pass Rd. From Lyttelton, it’s a 30<br />

minute drive around the bays. If<br />

you don’t feel like driving, grab<br />

the ferry from Lyttelton – you<br />

might even spot some native<br />

Hector’s Dolphins playing in<br />

the wake. A ferry fare is $4 for<br />

an adult with a Metrocard or $6<br />

without. Children under 4 travel<br />

free at all times and SuperGold<br />

Card holders are free during off<br />

Devils Punchbowl Falls<br />

Walk through lush beech forest<br />

to a stunning 131m waterfall just<br />

two hours drive from the city.<br />

Located near Arthurs Pass Village,<br />

a reasonably steep 45-minute<br />

walk will take you to the falls. <strong>The</strong><br />

waterfall can still be viewed from<br />

further away after a 10-minute flat<br />

walk from the village.<br />

<strong>The</strong> Bridle Path<br />

Walk in historic footsteps – and<br />

get fit – on this route constructed<br />

in 1850 for Canterbury’s first European<br />

settlers travelling between<br />

Lyttelton and Christchurch. <strong>The</strong><br />

main access points to the Bridle<br />

Path and nearby tracks are from<br />

the gondola car park in Heathcote,<br />

Barnett Park car park, Summit<br />

Rd and Evans Pass Rd. From the<br />

main Bridal Path route there is access<br />

to many other walks including<br />

the Barnett Park Cave Loop<br />

and the Crater Rim Walk.<br />

Spencer Park<br />

Spencer Park is a great place<br />

for a family day trip or a weekend<br />

stay. It has sheltered picnic areas,<br />

wetland walks, animal area, children’s<br />

playground, paddling pool,<br />

bird lookout platforms, and many<br />

short and long walks. You can<br />

explore the sand dune coast on<br />

horseback, or cycle the mountain<br />

Godley Head<br />

Godley Head is about a 45-minute<br />

drive from the city centre,<br />

accessible via Summit Rd. A<br />

gentle three-hour loop track takes<br />

you along the ridgeline of Godley<br />

Head with highlights including<br />

coastal views of Banks Peninsula<br />

and the distant Kaikōura Ranges.<br />

Plus, there’s an endangered<br />

penguin colony and remnants of a<br />

World War 2 military defence site<br />

to explore. If you take the short<br />

detour at Boulder Bay, you’ll find<br />

what’s left of 19 cave houses that<br />

were built into the rockface.<br />

Roto Kohatu Reserve<br />

and <strong>The</strong> Groynes<br />

Roto Kohatu Reserve is nestled<br />

in the north-west of the city with<br />

two man-made lakes – Tahi and<br />

Rua – and is a popular spot for<br />

outdoor activities including walking,<br />

swimming and kayaking.<br />

Take an easy stroll around the<br />

2km Lake Circuit Walk or walk<br />

the Otukaikino Track, a 9km<br />

walk from Roto Kohatu, through<br />

Clearwater Resort and the <strong>The</strong><br />

Groynes and out to Darroch St<br />

Reserve in Belfast.<br />

• <strong>The</strong> Groynes is a great place<br />

for a family day out. <strong>The</strong>re are<br />

lots of walking tracks, fishing<br />

spots, picnic areas and a large dog<br />

exercise park. <strong>The</strong>re are several<br />

playgrounds with equipment<br />

including a flying fox, see-saws,<br />

slides and swings. During the<br />

weekend you can hire a boat and<br />

navigate the recreation lake with<br />

pedal boats, aqua bikes and<br />

canoes to choose from.<br />

“People were sold them when<br />

interest rates were 2 per cent and<br />

3 per cent and now they are 6 per<br />

cent or whatever they are and<br />

it’s hard to get them to stack up<br />

now,” Bailey said.<br />

townhouses with<br />

no car parks.<br />

While there<br />

was demand for<br />

them mainly from investors, he<br />

said there were currently more<br />

for sale than there were buyers<br />

for them.<br />

“<strong>The</strong> demand has dropped<br />

back from when everybody was<br />

buying them and everyone was<br />

buying them as investments<br />

based on the advice they had<br />

from financial advisers,” he told<br />

OneRoof.<br />

Most of the two-bedroom<br />

townhouses were brand new or<br />

being sold off the plans, but there<br />

were some finished a few years<br />

ago which had been rented out.<br />

Pero said some of the owners<br />

had decided they could not afford<br />

to keep the townhouses, because<br />

the high interest rates meant the<br />

rent wasn’t covering mortgage<br />

repayments.<br />

“I’m appraising quite a few<br />

where people would have bought<br />

them two years ago for $800,000<br />

and are now reselling for under<br />

$600,000,” he told OneRoof.<br />

“That’s a pretty tough conversation<br />

to have with some people<br />

because they had aspirations of<br />

becoming wealthy off these properties<br />

and now they are being<br />

told that their neighbour sold not<br />

long ago for $200,000 less, so that<br />

affects the value of their property.<br />

<strong>The</strong>re are people that want to sell,<br />

but know if they do sell they will<br />

be losing hundreds of thousands<br />

of dollars.”<br />

Some people had bought them<br />

using equity in their homes so<br />

weren’t necessarily losing cash,<br />

but were losing equity in their<br />

family homes if they sold, he told<br />

OneRoof.<br />

He said two-bedroom townhouses<br />

with no car parks only<br />

tended to appeal to investors as<br />

owner-occupiers usually required<br />

something bigger, with at least<br />

one if not two car parks.<br />

“No car parks are a pretty<br />

big deal-breaker for first-home<br />

buyers because they are owneroccupiers,”<br />

he told OneRoof.<br />

As a result, some of the twobedroom<br />

townhouse listings had<br />

been languishing online for more<br />

than a year.<br />

“<strong>The</strong>y will sell, but it might be<br />

at a price point that the vendor<br />

may not like. Some of them just<br />

sit there and hope that somebody<br />

will come along and pay the<br />

price.”<br />

However, three-bedroom<br />

townhouses with car parks were<br />

much more desirable. This year<br />

Pero sold three townhouses in<br />

the Worcester Terraces development<br />

on Worcester St, which had<br />

made gains of around 30 per cent<br />

in a few years. He told OneRoof<br />

the properties had been picked<br />

up for about $1m and been resold<br />

this year for between $1.25m and<br />

$1.3m.<br />

Pero told OneRoof he believed<br />

they had been able to turn a<br />

profit because they were high<br />

spec, in a desirable location and<br />

had car parks, which made them<br />

suitable for owner-occupiers.<br />

He is selling a two-bedroom,<br />

two-bathroom townhouse at 13/7<br />

Bangor St in the central city and<br />

thought this would appeal to<br />

first-home buyers or downsizers<br />

because it had a car park.<br />

<strong>The</strong> current owners had<br />

purchased it in June 2021 for<br />

$449,000 as their first home but<br />

were starting a family so had<br />

decided to move out to a larger<br />

station siren rescue<br />

FIREFIGHTERS are known for rescuing<br />

cats stuck up trees or ducklings trapped in<br />

drains, but how about a magpie stuck on a<br />

fire station’s siren?<br />

Construction workers spotted the<br />

bird with its leg trapped on the Sumner<br />

brigade’s alarm tower last week, prompting<br />

an extraction mission.<br />

<strong>The</strong> brigade did not have an appropriate<br />

ladder at the time, so firefighters from the<br />

central city station were called in to help<br />

free the magpie.<br />

Chief fire officer Daryl Sayer said the<br />

brigade was pleased to see the “poor<br />

animal freed’’.<br />

He was unsure how long the magpie<br />

had been trapped but was grateful the<br />

siren had not sounded on the day and<br />

harmed the bird’s hearing.<br />

A firefighter climbed the appliance<br />

ladder to free the magpie at about 9.30am.<br />

He planned to free its trapped leg by<br />

hand.<br />

“When he got up there, the magpie<br />

moved and the rotor within the siren unit<br />

moved. <strong>The</strong> leg was released and away it<br />

flew.”<br />

Sayer said the brigade had dealt with<br />

trapped animals before, but never on the<br />

station itself.<br />

“It’s good it could fly away with its<br />

hearing and leg intact.”<br />

Turning Christmas dinner scraps into<br />

Make Christmas leftovers feel<br />

brand new with some special<br />

recipes – perfect for Boxing Day<br />

and beyond<br />

Bang Bang Turkey<br />

<strong>The</strong> ultimate leftover Christmas turkey<br />

recipe. Light, fresh and flavoursome.<br />

Don’t be alarmed by the long list of<br />

ingredients – it’s simply a quick marinate<br />

and assemble job.<br />

Ingredients<br />

1 tbsp soy sauce<br />

1 tbsp lime juice<br />

a pinch of palm or light soft brown sugar<br />

a pinch of hot chilli powder<br />

a pinch of Chinese five-spice powder<br />

250g leftover turkey, preferably breast, in<br />

long strips<br />

For the peanut sauce<br />

1 tbsp vegetable or groundnut oil<br />

2 shallots, finely chopped<br />

3 garlic cloves, crushed or grated<br />

5cm piece fresh ginger, peeled and grated<br />

2 red chillies, seeds removed (according to<br />

taste), finely chopped<br />

200ml turkey (or chicken) stock<br />

150ml coconut milk<br />

75g crunchy peanut butter<br />

2 tbsp soy sauce<br />

1 tbsp rice wine vinegar<br />

1 tsp palm sugar or soft light brown sugar<br />

1 tbsp kecap manis (optional) 1 tbsp lime<br />

juice<br />

For the salad<br />

1 large Chinese lettuce or cabbage, shredded<br />

1 large carrot, julienned<br />

1 large courgette, julienned<br />

small bunch radishes, cut into matchsticks<br />

1 red pepper, cut into thin strips<br />

4 spring onions, halved lengthways and cut<br />

into thin strips<br />

To serve<br />

2–3 red chillies, sliced<br />

a small bunch fresh coriander<br />

a few fresh mint leaves<br />

1 tbsp roasted, unsalted peanuts, lightly<br />

crushed<br />

Method<br />

• First marinade the turkey. Whisk the<br />

soy sauce, lime juice, sugar, chilli powder<br />

and five-spice together. Put the turkey in<br />

a dish, pour over the marinade and toss.<br />

Cover with cling film and leave to stand.<br />

• For the peanut sauce, heat the oil in a<br />

frying pan and add the shallots. Cook on<br />

a medium heat until they are translucent<br />

and have taken on some colour, then add<br />

the garlic, ginger and chillies.<br />

• Continue to cook, stirring regularly,<br />

for another 2–3 minutes, then add the<br />

remaining sauce ingredients. Stir, then<br />

simmer until the sauce has reduced<br />

down. Leave to cool.<br />

• To assemble the salad, arrange all the<br />

vegetables over a large serving platter.<br />

Use a tablespoon or so of the sauce to<br />

coat the turkey, then place this on top.<br />

Drizzle over a little more of the sauce,<br />

then garnish with the chillies, herbs and<br />

peanuts.<br />

Leftover turkey and ham pie<br />

You’ll be glad of all that leftover turkey<br />

when you taste this delicious pie! It will<br />

also use up ham, gravy and a little sherry.<br />

A brilliant Boxing Day feast.<br />

For this recipe you will need a 1.2-1.5<br />

litre pie dish.<br />

Ingredients<br />

For the quick rough puff pastry<br />

400g plain flour, plus extra for dusting<br />

a pinch of salt<br />

65g chilled butter<br />

160g frozen butter<br />

For the filling<br />

45g butter<br />

2 large leeks, washed and roughly sliced<br />

1 orange, juice and finely grated zest only<br />

50m medium sherry<br />

3 tbsp plain flour<br />

500ml chicken stock (or 250ml leftover<br />

gravy and 250ml stock)<br />

1 heaped tsp wholegrain mustard<br />

600g leftover turkey meat, cut into bitesized<br />

pieces<br />

250g cooked ham, cut into bite-sized pieces<br />

2 tbsp roughly chopped tarragon<br />

200ml cream<br />

1 free-range egg, beaten for egg wash<br />

salt and white pepper<br />

Method<br />

• For the pastry, mix the flour and salt<br />

together in a bowl. Rub in the chilled<br />

butter using your fingertips. Gradually add<br />

enough cold water to form a dough (about<br />

150-180ml).<br />

• Lightly dust the work surface with flour<br />

and roll the dough into a rectangle. Grate<br />

60g of the frozen butter over the bottom<br />

two thirds of the dough. Fold down the top<br />

third and fold up the top third as if folding<br />

a letter. Turn by 90 degrees and roll out<br />

again. Repeat, adding the remaining frozen<br />

butter and fold as before. Rest in the fridge<br />

for 30 minutes before using.<br />

today’s delights<br />

• For the filling, melt the butter in a large<br />

frying pan over a medium heat and add<br />

the leeks to the pan with the orange juice,<br />

zest and sherry. Cover and cook gently for<br />

6 minutes, stirring occasionally until the<br />

leeks are just tender.<br />

• Remove the lid and increase the heat,<br />

reduce the volume of liquid until you are<br />

left with a few spoonfuls of buttery liquid.<br />

Sprinkle the flour over the leeks and stir to<br />

mix evenly.<br />

• Gradually stir in the stock and simmer<br />

for 5 minutes until the sauce has thickened<br />

slightly. Add the mustard, turkey and<br />

ham and stir. Finally add the tarragon and<br />

cream. Season to taste with a little white<br />

pepper and salt.<br />

• Preheat the oven to 200C/180C fan<br />

• Pour the pie filling and sauce into a 1.2-<br />

1.5 litre dish and allow to cool.<br />

• Roll out the pastry on a lightly-floured<br />

work surface to about 5mm thick. Cut a<br />

2cm strip of pastry. Brush the rim of the pie<br />

dish with egg wash, then place the pastry<br />

strip onto the rim and brush it with more<br />

egg wash.<br />

• To make the pie lid, cut the remaining<br />

pastry a little larger than the dish and lift it<br />

into place (use the rolling pin to help you).<br />

Press the edges to seal then trim away any<br />

excess. Re-roll any trimmings and use them<br />

to make decorations.<br />

• Brush the pastry with egg wash, arrange<br />

any decorations on top of the pie and brush<br />

these with egg too.<br />

• Bake for 35-40 minutes until the pastry<br />

is risen and golden-brown. Allow to cool<br />

slightly before serving.<br />
