Two-bedroom townhouse
glut shackles investors
CHRISTCHURCH’S property
market is being flooded with
hundreds of new or near-new
two-bedroom townhouses,
and agents say there are far more
for sale than there are buyers.
There has been a big surge
in the number of properties
for sale in the city in recent
months, but one property type
in particular is in oversupply
– two-bedroom townhouses,
OneRoof reported.
There were more than 1700
properties for sale on its site in
Christchurch in mid-December
and about 10 per cent were twobedroom
townhouses.

was for one, even though there
were many more in the same
development also available.
“Two-bedroom townhouses
– there would be heaps and the
thing is you are not even seeing
half of them because they’ve got a
block of six but they list one
of them.
“So there’s one online or two
online but there’s really eight for
sale or six for sale because it’s
kind of a hidden thing.”
Bailey told OneRoof a lot of the
townhouses had been bought
at the peak of the market or offplans
as investment properties.

Trial of solar-powered camera
making school drop-offs safer
TWO MONTHS into a sixmonth
trial, a solar-powered
camera mounted outside a
school is helping to improve
driver behaviour, and there
are plans for six more across
the city.
The licence plate recognition
camera is mounted outside
St Thomas of Canterbury
on Middlepark Rd, where it
operates from 8.15-9.15am
and 2.30-3.30pm.

The trial on Middlepark Rd
was preceded by a warning
period between August 26 and
October 13, where the camera
was operational but only
warning letters were issued for
infringements.
During this time, 63 warning
notices were sent. Signs
were also installed 50m
either side of the camera, to
raise awareness the cameras
were there.
“Since the trial began, we’ve
seen a significant improvement
with compliance in-andaround
the cycle path and
broken yellow lines outside
St Thomas of Canterbury,”
Wright said.
“To date, we have issued
58 infringement notices to
vehicles for driver infringements
and during the week
beginning November 25, only
three infringement notices
were issued, so it’s good to see
a downward trend.”
He added that there were
also benefits from a health and
safety standpoint as officers
were not required to be on-site
to enforce.
“This is a big positive, as
our officers encounter a high
level of abuse during school
enforcement.
“While it is disappointing
to see a few repeat offenders,
we hope that over time we
will continue to see positive
behaviour change. It’s just
making sure everyone has
access to safe and reliable
roadways.”
Fireworks banned on Port Hills over festive period

been banned on the Port
Hills, Banks Peninsula, and
Kaitorete Spit near Birdlings

Stackhouse said the devastating
fire on the Port Hills in
February was not something
he ever wants to see again.
“Unfortunately, we’re still
expecting higher temperatures
and westerlies over the
next couple of months,
which will keep drying out
vegetation and contribute to
the fire risk.
“Fast-spreading grass fires
are our greatest concern.
“It only takes one spark to
start a wildfire, and that spark
is preventable. We’re asking
all residents and visitors to the
region to help us keep Canterbury
free of preventable fires
this summer.”

a restricted fire season in
Canterbury meaning anyone
wanting to light an open-air
fire needs an authorised

Walking Trails
The Christchurch Adventure
Park’s walking trails are free to
use and only 15-minutes from the
CBD and provide views of the city
not seen from any other location.
If you choose the uphill walking/
hiking trail you have the option
to ride the park’s chairlift back
down for free. If walking uphill
isn’t your thing, you may enjoy
the 45-minute forest loop walking
trail through pine forest.
Hinewai Reserve
Hinewai Reserve lies a short
drive east of Akaroa and sprawls
across more than 1250ha.
Encompassing valleys and
ridges, streams and waterfalls,
and regenerating native forest,
the reserve offers about 20km of
sign-posted walking tracks and
expansive views over the Pacific
Ocean, Akaroa Harbour, the hills
and bays of Banks Peninsula, and
the distant Southern Alps. The
terrain is steep in places so you
need a reasonable level of fitness.
Entry into the reserve is free and
maps of the walking tracks are
usually available in the pamphlet
boxes at the visitors centre and
entry points to the reserve. Dogs
are not allowed into the reserve.
Corsair Bay
The bay has a small, shelly beach
only a 10-minute drive from Lyttelton.
It is well suited to a family
picnic or swimming. Swim out to
the secured raft or sunbathe in the
grass. Young kids can swim safely
in the shallow water of the inlet.
Changing rooms and picnic tables
are available.
Riccarton Bush
Riccarton Bush is the only area
of podocarp forest remaining in
Christchurch. The dense stands of
kahikatea provide a backdrop to
a restored early settlers’ cottage.
Visitors can marvel at trees that
have stood for as long as 600 years
Orton Bradley Park
Orton Bradley Park is a private
650ha rural property situated on
the southern shores of Lyttelton
Harbour, open 365 days a year.
The park is family-friendly location
featuring large open spaces
with 25km of walking tracks
catering to all ages and abilities.
They range from the Rhododendron
Walk (20 minutes)
to the popular Waterfall Gully

city centre, it’s about a 45 minute
drive over the Port Hills via Dyers
Pass Rd. From Lyttelton, it’s a 30
minute drive around the bays. If
you don’t feel like driving, grab
the ferry from Lyttelton – you
might even spot some native
Hector’s Dolphins playing in
the wake. A ferry fare is $4 for
an adult with a Metrocard or $6
without. Children under 4 travel
free at all times and SuperGold
Card holders are free during off
Devils Punchbowl Falls
Walk through lush beech forest
to a stunning 131m waterfall just
two hours drive from the city.
Located near Arthurs Pass Village,
a reasonably steep 45-minute
walk will take you to the falls. The
waterfall can still be viewed from
further away after a 10-minute flat
walk from the village.
The Bridle Path
Walk in historic footsteps – and
get fit – on this route constructed
in 1850 for Canterbury’s first European
settlers travelling between
Lyttelton and Christchurch. The
main access points to the Bridle
Path and nearby tracks are from
the gondola car park in Heathcote,
Barnett Park car park, Summit
Rd and Evans Pass Rd. From the
main Bridal Path route there is access
to many other walks including
the Barnett Park Cave Loop
and the Crater Rim Walk.
Spencer Park
Spencer Park is a great place
for a family day trip or a weekend
stay. It has sheltered picnic areas,
wetland walks, animal area, children’s
playground, paddling pool,
bird lookout platforms, and many
short and long walks. You can
explore the sand dune coast on
horseback, or cycle the mountain
Godley Head
Godley Head is about a 45-minute
drive from the city centre,
accessible via Summit Rd. A
gentle three-hour loop track takes
you along the ridgeline of Godley
Head with highlights including
coastal views of Banks Peninsula
and the distant Kaikōura Ranges.
Plus, there’s an endangered
penguin colony and remnants of a
World War 2 military defence site
to explore. If you take the short
detour at Boulder Bay, you’ll find
what’s left of 19 cave houses that
were built into the rockface.
Roto Kohatu Reserve
and The Groynes
Roto Kohatu Reserve is nestled
in the north-west of the city with
two man-made lakes – Tahi and
Rua – and is a popular spot for
outdoor activities including walking,
swimming and kayaking.
Take an easy stroll around the
2km Lake Circuit Walk or walk
the Otukaikino Track, a 9km
walk from Roto Kohatu, through
Clearwater Resort and the The
Groynes and out to Darroch St
Reserve in Belfast.
• The Groynes is a great place
for a family day out. There are
lots of walking tracks, fishing
spots, picnic areas and a large dog
exercise park. There are several
playgrounds with equipment
including a flying fox, see-saws,
slides and swings. During the
weekend you can hire a boat and
navigate the recreation lake with
pedal boats, aqua bikes and
canoes to choose from.

to hold onto them now.
“People were sold them when
interest rates were 2 per cent and
3 per cent and now they are 6 per
cent or whatever they are and
it’s hard to get them to stack up
now,” Bailey said.

While there
was demand for
them mainly from investors, he
said there were currently more
for sale than there were buyers
for them.
“The demand has dropped
back from when everybody was
buying them and everyone was
buying them as investments
based on the advice they had
from financial advisers,” he told
OneRoof.
Most of the two-bedroom
townhouses were brand new or
being sold off the plans, but there
were some finished a few years
ago which had been rented out.
Pero said some of the owners
had decided they could not afford
to keep the townhouses, because
the high interest rates meant the
rent wasn’t covering mortgage
repayments.
“I’m appraising quite a few
where people would have bought
them two years ago for $800,000
and are now reselling for under
$600,000,” he told OneRoof.
“That’s a pretty tough conversation
to have with some people
because they had aspirations of
becoming wealthy off these properties
and now they are being
told that their neighbour sold not
long ago for $200,000 less, so that
affects the value of their property.
There are people that want to sell,
but know if they do sell they will
be losing hundreds of thousands
of dollars.”
Some people had bought them
using equity in their homes so

weren’t necessarily losing cash,
but were losing equity in their
family homes if they sold, he told
OneRoof.
He said two-bedroom townhouses
with no car parks only
tended to appeal to investors as
owner-occupiers usually required
something bigger, with at least
one if not two car parks.
“No car parks are a pretty
big deal-breaker for first-home
buyers because they are owneroccupiers,”
he told OneRoof.
As a result, some of the twobedroom
townhouse listings had
been languishing online for more
than a year.
“They will sell, but it might be
at a price point that the vendor
may not like. Some of them just
sit there and hope that somebody
will come along and pay the
price.”
However, three-bedroom
townhouses with car parks were
much more desirable. This year
Pero sold three townhouses in
the Worcester Terraces development
on Worcester St, which had
made gains of around 30 per cent
in a few years. He told OneRoof
the properties had been picked
up for about $1m and been resold
this year for between $1.25m and
$1.3m.
Pero told OneRoof he believed
they had been able to turn a
profit because they were high
spec, in a desirable location and
had car parks, which made them
suitable for owner-occupiers.
He is selling a two-bedroom,
two-bathroom townhouse at 13/7
Bangor St in the central city and
thought this would appeal to
first-home buyers or downsizers
because it had a car park.
The current owners had
purchased it in June 2021 for
$449,000 as their first home but
were starting a family so had
decided to move out to a larger

asking price of $539,000 was still
below its RV of $610,000 and one
he thought they would achieve,

“It’s a pretty usual scenario
– people go from buying in the
central city when they are young
and then they move out and will
probably come back when they
turn 60.”

to get into. And long-term they

short-term,” he told OneRoof.
But some of the owners
couldn’t afford to keep the twobedroom
townhouses because
the increase in interest rates had
made it too expensive for them to
hold, he said.
“Some of them – if they have to
sell – will be selling at a loss.”
The problem was not just
downtown but citywide, he said.

station siren rescue

FIREFIGHTERS are known for rescuing
cats stuck up trees or ducklings trapped in
drains, but how about a magpie stuck on a
fire station’s siren?
Construction workers spotted the
bird with its leg trapped on the Sumner
brigade’s alarm tower last week, prompting
an extraction mission.
The brigade did not have an appropriate
ladder at the time, so firefighters from the
central city station were called in to help
free the magpie.
Chief fire officer Daryl Sayer said the
brigade was pleased to see the “poor
animal freed’’.
He was unsure how long the magpie
had been trapped but was grateful the
siren had not sounded on the day and
harmed the bird’s hearing.
A firefighter climbed the appliance
ladder to free the magpie at about 9.30am.
He planned to free its trapped leg by
hand.
“When he got up there, the magpie
moved and the rotor within the siren unit
moved. The leg was released and away it
flew.”
Sayer said the brigade had dealt with
trapped animals before, but never on the
station itself.
“It’s good it could fly away with its
hearing and leg intact.”

Make Christmas leftovers feel
brand new with some special
recipes – perfect for Boxing Day
and beyond
Bang Bang Turkey
The ultimate leftover Christmas turkey
recipe. Light, fresh and flavoursome.
Don’t be alarmed by the long list of
ingredients – it’s simply a quick marinate
and assemble job.
Ingredients
1 tbsp soy sauce
1 tbsp lime juice
a pinch of palm or light soft brown sugar
a pinch of hot chilli powder
a pinch of Chinese five-spice powder
250g leftover turkey, preferably breast, in
long strips
For the peanut sauce
1 tbsp vegetable or groundnut oil
2 shallots, finely chopped
3 garlic cloves, crushed or grated
5cm piece fresh ginger, peeled and grated
2 red chillies, seeds removed (according to
taste), finely chopped
200ml turkey (or chicken) stock
150ml coconut milk
75g crunchy peanut butter
2 tbsp soy sauce
1 tbsp rice wine vinegar
1 tsp palm sugar or soft light brown sugar
1 tbsp kecap manis (optional) 1 tbsp lime
juice
For the salad
1 large Chinese lettuce or cabbage, shredded
1 large carrot, julienned
1 large courgette, julienned
small bunch radishes, cut into matchsticks
1 red pepper, cut into thin strips
4 spring onions, halved lengthways and cut
into thin strips
To serve
2–3 red chillies, sliced
a small bunch fresh coriander
a few fresh mint leaves
1 tbsp roasted, unsalted peanuts, lightly
crushed
Method
• First marinade the turkey. Whisk the
soy sauce, lime juice, sugar, chilli powder
and five-spice together. Put the turkey in
a dish, pour over the marinade and toss.
Cover with cling film and leave to stand.
• For the peanut sauce, heat the oil in a
frying pan and add the shallots. Cook on
a medium heat until they are translucent
and have taken on some colour, then add
the garlic, ginger and chillies.
• Continue to cook, stirring regularly,
for another 2–3 minutes, then add the
remaining sauce ingredients. Stir, then
simmer until the sauce has reduced
down. Leave to cool.
• To assemble the salad, arrange all the
vegetables over a large serving platter.
Use a tablespoon or so of the sauce to
coat the turkey, then place this on top.
Drizzle over a little more of the sauce,
then garnish with the chillies, herbs and
peanuts.
Leftover turkey and ham pie
You’ll be glad of all that leftover turkey
when you taste this delicious pie! It will
also use up ham, gravy and a little sherry.
A brilliant Boxing Day feast.
For this recipe you will need a 1.2-1.5
litre pie dish.
Ingredients
For the quick rough puff pastry
400g plain flour, plus extra for dusting
a pinch of salt
65g chilled butter
160g frozen butter
For the filling
45g butter
2 large leeks, washed and roughly sliced
1 orange, juice and finely grated zest only
50m medium sherry
3 tbsp plain flour
500ml chicken stock (or 250ml leftover
gravy and 250ml stock)
1 heaped tsp wholegrain mustard
600g leftover turkey meat, cut into bitesized
pieces
250g cooked ham, cut into bite-sized pieces
2 tbsp roughly chopped tarragon
200ml cream
1 free-range egg, beaten for egg wash
salt and white pepper
Method
• For the pastry, mix the flour and salt
together in a bowl. Rub in the chilled
butter using your fingertips. Gradually add
enough cold water to form a dough (about
150-180ml).
• Lightly dust the work surface with flour
and roll the dough into a rectangle. Grate
60g of the frozen butter over the bottom
two thirds of the dough. Fold down the top
third and fold up the top third as if folding
a letter. Turn by 90 degrees and roll out
again. Repeat, adding the remaining frozen
butter and fold as before. Rest in the fridge
for 30 minutes before using.

today’s delights
• For the filling, melt the butter in a large
frying pan over a medium heat and add
the leeks to the pan with the orange juice,
zest and sherry. Cover and cook gently for
6 minutes, stirring occasionally until the
leeks are just tender.
• Remove the lid and increase the heat,
reduce the volume of liquid until you are
left with a few spoonfuls of buttery liquid.
Sprinkle the flour over the leeks and stir to
mix evenly.
• Gradually stir in the stock and simmer
for 5 minutes until the sauce has thickened
slightly. Add the mustard, turkey and
ham and stir. Finally add the tarragon and
cream. Season to taste with a little white
pepper and salt.
• Preheat the oven to 200C/180C fan
• Pour the pie filling and sauce into a 1.2-
1.5 litre dish and allow to cool.
• Roll out the pastry on a lightly-floured
work surface to about 5mm thick. Cut a
2cm strip of pastry. Brush the rim of the pie
dish with egg wash, then place the pastry
strip onto the rim and brush it with more
egg wash.
• To make the pie lid, cut the remaining
pastry a little larger than the dish and lift it
into place (use the rolling pin to help you).
Press the edges to seal then trim away any
excess. Re-roll any trimmings and use them
to make decorations.
• Brush the pastry with egg wash, arrange
any decorations on top of the pie and brush
these with egg too.
• Bake for 35-40 minutes until the pastry
is risen and golden-brown. Allow to cool
slightly before serving.
