as well as the positive 88% take-up
Tropicana Aman, the largest 863-acre township by Tropicana
in Kota Kemuning, celebrated a strong take-up rate of 88% for
Hana Residences. Comprising its final signature villa series, the
milestone was driven by the phase’s generous open spaces and
accessibility, supported by the launch of the phase’s lakeside
bungalow show units with sizes and built-ups of up to 60’ x 100’
and 5,745 sq ft respectively.
In addition, an exclusive preview for Malaysia Singapore Supercar
Club (“MSSCC”) members was held on 7 October 2023, where

Tropicana Golf & Country Resort, hosted a fun day in the sun
for media partners and corporate sponsors, honouring their
valued support through the years. Held on 6 September 2023,
the Media & Corporate Appreciation Day treated guests to
lunch, a play-through on the greens, and sumptuous dinner
along with prizes.
Kicking off at 11:30am, the day started with registration and a
running lunch at the resort’s plush Golf Lounge, followed by a
shotgun start for participants to get the tournament in full swing.
After trying their hand at Tropicana Golf & Country
Resort’s serene 18-hole East Course, guests proceeded
to a mouthwatering dinner at Ballroom 1. The evening’s
gastronomic delights included a playful amuse bouche, grilled
unagi sharing platters, and the iconic Beef Wellington as well
as regional favourites such as grilled sotong buncit percik
and plat hot krop lart phrik rayong chicken, topped off by a
tantalising Coconut Crème Brulee with buah Melaka finisher.
The repast was interspersed with dancers from the resort’s
staff, in their debut performance.
Yew Kong Chee, Executive Director, Credit Admin & Resort
Management of Tropicana, shared more on the initiative.
“Tropicana is honoured to welcome our media friends and
corporate partners to Tropicana Golf & Country Resort, where we
first began our journey more than 29 years ago. Today is our way
of giving back to the community, while showcasing hospitality
from the heart within the resort’s rolling greens,” he said.
While enjoying their repast, guests and golfers were treated to
a prize-giving ceremony, with winners taking home Vietnam
Airlines tickets to Vietnam and Premier Leisure Golf tickets
to Bangkok. In addition, lucky draw gifts of Srixon golf balls
and complimentary green fee and dining vouchers were won,
while Focus Point, Thai Odyssey and Waxright Enterprises
auto detailing vouchers, as well as many more were given out

The renewed Pantai Kok R&R Centre caters to the locals and tourists
The Langkawi International Folding Bike Challenge was launched at Tropicana Cenang
Tropicana gave back to Langkawi with the RM2.5 million renewal
of the 0.49-acre Pantai Kok Rest & Recreation (“R&R”) Centre, in
collaboration with the Langkawi State Government.
The initiative saw the upgrading of existing facilities to better
serve the community, including eight commercial lots and
enhanced washroom and surau facilities.
In addition, the allocation of more than 70 parking bays for cars,

The renewed R&R centre is the capstone to Tropicana’s ongoing

Tropicana reaffirmed its commitment to environmental, social
and governance principles, as it moves into the seventh year of its
sustainability journey. As a responsible developer and community
builder, the Group has prioritised sustainability and green
features throughout its developments and signature townships
since inception.
This includes the cultivation of a thriving ecosystem at its
flagship Tropicana Golf & Country Resort (“TGCR”) with over
22,000 plant species and 300 acres of landscapes, as well as
renewable energy generation via more than 2,200 solar panels
installed.
Since 2016, the Group has achieved numerous sustainability
milestones, such as cultivating over 375 acres of green lungs,
planting more than 6,500 trees, and building more than 11km of
biking and walking trails across its signature townships.
“At Tropicana, we hold the view that development is by nature
forward-looking, with the needs of the future implicit across
development timescales. However, climate change has brought
the need for sustainability and compliance to the fore, with
diverse and increasingly rigorous requirements across regulatory,
financial and social dimensions. With this in mind, we are
accelerating the adoption of ESG practices throughout the
Group, in line with the changing business operating landscape,”

While sustainability has been part of Tropicana’s DNA from the
start, the Group formalised its ESG journey in 2016, in conjunction
with Bursa Malaysia’s reporting requirements. Since then,
Tropicana has grown from strength to strength, with landmarks
such as TGCR’s pioneering dragonfly pond project for sustainable
management of pest populations, to Tropicana Metropark’s
windmill bio-filtration system for its 4.41-acre lake.

In 2022, Tropicana codified its ESG commitments into its three
ESG pillars, namely: People, Planet and Partnership. These pillars
address the Group’s approach to social, environmental and
governance principles respectively, and draw momentum from
its business values while at the same time sustaining them.
In addition, the Group stood in solidarity with the United Nations
with the adoption of nine of its Sustainable Development Goals,
namely Goal 3: Good Health & Well-being, Goal 5: Gender
Equality, Goal 6: Clean Water & Sanitation, Goal 8: Decent Work
& Economic Growth, Goal 9: Industry, Innovation & Infrastructure,

“Expanding on our sustainability track record, the Group has
deepened its social and governance practices. This includes
numerous employee initiatives such as leadership training
workshops, as well as anti-bribery, whistleblowing, diversity
& inclusion policies and more. We fully support women in
the workplace, with 51% representation in management and
executive positions, and we care for families with the provision
of nursery rooms, as well as maternity and paternity leave,”
said the management.
Social outreach has also been integral to Tropicana’s identity from the
start. The reactivation of its charity arm, Tropicana Foundation in 2011,
has seen more than RM26 mil channelled to underprivileged children,
flood victims, at-risk demographics and other worthy causes to date.
Moving forward, Tropicana will continuously evaluate and
innovate its ESG practices and reporting, with reference to
frameworks such as the Global Reporting Initiative (“GRI”),
towards proactive compliance with the rapidly changing evolving
regulatory environment as well as sustainable expansion of its

Established in September 2021, the pioneering Dragonfly Pond
at Tropicana Golf & Country Resort (“TGCR”) by Tropicana is a
resounding success, drawing 14 dragonfly and damselfly species
to the flagship resort. The initiative is a collaboration with
Universiti Kebangsaan Malaysia (“UKM”) researcher Assoc Prof
Dr Choong Chee Yen in our united aim to control pest populations
while fostering biodiversity onsite.
The Dragonfly Pond underscores the Group’s commitment
to environmental, social and governance (“ESG”) principles
throughout its planning, design and operation of its developments.
Dion Tan, Group Managing Director, Tropicana shared more on
the initiative. “As a responsible community builder, Tropicana
Group has practised sustainability across its signature master
developments since its inception. The Dragonfly Pond project is a
testament to this drive, embodying our ESG DNA of People, Planet
and Partnership as we accelerate our sustainability journey in line
with the evolving social and regulatory environment,” he said.
Tackling the perennial issue of pest populations in landscaped
areas, the Dragonfly Pond saw the introduction of 88 Tramea
transmarina (Saddlebag Glider) dragonfly larvae into TGCR.
Growing to maturity, these dragonflies feed on mosquito and
other pests, serving as a natural control mechanism with a
hunting efficiency rate of up to 95%.
Natural controls such as dragonflies, birds, bats and minnows
enhance the biodiversity in a given site, in line with ESG principles.
They also avoid the introduction of chemical or bacterial agents
into the site’s existing ecosystem, seen in conventional controls
such as pest fogging and mosquito dunks utilising targeted
bacteria such as Bacillus thuringiensis israelensis to control larvae
populations.
“Following the introduction of the Saddlebag Glider larvae
in 2021, subsequent observations have found them breeding
successfully, with 13 additional species of dragonflies and
damselflies extant at the pond. These include species such as Blue
Dashers, Common Flangetails, Crimson Dropwings, Variegated
Green Skimmers, White-barred Duskhawks, Sultans, Yellowbarred
Flutterers, Scarlet Skimmers, Blue Adjutants, Chinese
Greenwings, Common Bluetails, Blue Sprites and Variable Wisps.
This indicates the creation of a healthy ecosystem, enriching the
dragonfly population onsite and multiplying the effectiveness of
the project’s natural control mechanism,” said Dr Choong.
The Dragonfly Pond’s success is complemented by the mindful
planting of more than 16 aquatic and non-aquatic flora species,
fostering a conducive environment for site fauna as well as
visitors. These include sedges and reeds such as Lepironia
articulata and papyrus to provide perches for the dragonflies, as
well as frangipani, variegated jasmine and more.
TGCR’s Dragonfly Pond complements the Group’s ongoing ESG
initiatives, including a solar panel system at the resort, windmillpowered
biofiltration at Tropicana Metropark’s 4.4-acre lake in
Subang Jaya, and native khaya, rain and flametree conservation
in Tropicana Heights.

T Industrial Park celebrated full take-up for three of its nine
phases, covering a total of 572.2 acres, driven by a substantial
RM800 million investment by the US-based appliances supplier
Alton Industry Ltd Group (“Alton”). Positioned as Pontian’s
primary industrial hub, T Industrial Park will be home to the Alton
Intelligent Super Factory, with a planned investment of RM2
billion in the coming years.
The development benefits from T Industrial Park’s prime
connectivity, with proximity to the Port of Tanjung Pelepas and
Sungai Pulai bridge, as well as mature land and sea transport
logistics. Karen Lee, Managing Director of T Industrial Park Sdn
Bhd, shared more on the milestone.
Occupying an expansive area, its investment in T Industrial Park
is divided into three phases. The initial phase comprises 45.2
acres in the development’s 220.8-acre Phase 1, which has been
fully taken up to date. The second and third phases of Alton

Wilson Lee, the CEO of EMAX Beauté International Sdn Bhd,
shares insights into his experience and journey within the
beauty industry
There has never been a more opportune moment
to dive into the beauty industry, and Wilson Lee
knows this all too well.
“Beauty, aesthetics and wellness will take
precedence in the coming years. It has proven to
be resilient despite global economic crises and in
a turbulent macroeconomic environment. (Global
management consulting firm) McKinsey predicts
that the beauty market will reach approximately
US$580 billion (RM1.26 trillion) by 2027, with Asia
and North America topping the growth charts.”
His advice to aspiring entrepreneurs looking to
enter the industry?
“Don’t fear the burnout. Young people always
want the perfect work-life balance and while it is
important, you need to push yourself towards a
potential burnout to learn your limits. Once you
understand your limits, only then you will know
how to balance work and play. And once you’re
comfortable with that, then it’s time to experiment
further towards a newer, healthy and possible
limit to having the perfect work-life balance.”
When Wilson initially embarked on his journey
with EMAX Beauté about nine years ago, his vision
was to make it a prominent beauty and skincare
brand in Malaysia. However, he never anticipated
that it would evolve into a comprehensive
beauty destination, encompassing skincare, hair,
aesthetics, slimming, and body wellness services.
In essence, EMAX Beauté now offers a complete
spectrum of beauty solutions, catering to all your
needs from head to toe.
Its four unique brands include Beauté Library and
Venusde, which excel in beauty services, including
facials and non-invasive laser treatments.
Venusde also offers scalp care therapy and hair
growth treatments. Curvena is all about slimming
and wellness, with a focus on healthy curves and
personalised weight loss. Then there is B+ Clinic,
which provides advanced treatments like fillers,
botox, platelet rich plasma, and thread lifts.
“We are still working our way into expanding out
of the Klang Valley and will start the expansion
next year.”
At press time, he and his team have their hands
full with the launch of four of their outlets in a
mall in Bukit Jalil. “Along with the outlet launches,
we’ve got a couple of product launches ahead

In the fiercely competitive beauty and wellness industry, Wilson employs
several strategic approaches.
“We prioritise creativity and innovation in our marketing efforts, investing
in productions, talent, and collaborations, exemplified by our RM1Mil
Raya campaign starring TV actress Riena Diana, setting us apart from
local beauty brands. As CEO, I encourage my teams to push boundaries,
resulting in increased customer loyalty, engagement, and overall growth.”
He adds that there is strong synergy among the R&D, Training, and
HQ departments, with a focus on sharing market insights, trends, and
customer needs. “We encourage regular knowledge sharing sessions
and meetings to enhance our services and offerings, staying attuned
to customer demands. We actively seek out the latest innovations and
technology, like no-needle treatments, advanced weight loss equipment,
and high-tech hair care. We stay updated by attending beauty expos
and visiting wellness and beauty centres in different countries, including
recent visits to major beauty expos in Vietnam and South Korea.”
As Wilson approaches his 29th birthday in December, he expresses his
satisfaction with the Curvena and Venusde outlets located in Tropicana
Gardens Mall. “I find that Tropicana is a very well-structured brand and
company be it in terms of operations, marketing support, and safety
measures. Each department is helpful and engaging. I think we have a
great relationship, there is always room for sharing and discussion in
growing our brands together.”

EMAX Beauté International Sdn Bhd is committed
to Corporate Social Responsibility initiatives this
year after a pause due to the Covid-19 pandemic.
“Our first post-pandemic community initiative was
organising the Ooh-mazing Raya B-Oooh-ka Puasa
Charity Dinner, which proved to be an excellent
opportunity to continue where we left off in giving
back to society towards causes that we care about.”
In line with getting out of their comfort zones and
collaborating with charities that they are unfamiliar
with, EMAX chose to work with Persatuan Kebajikan
Suara Kanak-Kanak Malaysia (SUKA Society)
because of the diverse underprivileged children
they work with. We donated RM20,000 and the
funds were used to buy essential supplies for those
in SUKA’s care.”
In conjunction with breast cancer awareness
month in October, EMAX successfully organised
their second installation of The Pinktober Festival
& The Pinky Run 2023 which continues to spread
awareness about the early detection of breast cancer
and raise funds for the National Cancer Society
Malaysia (NCSM) which enables underprivileged
women to access free breast cancer screenings. The
Pinky Run began with Beauté Library's commitment
to empower women through job opportunities and
career development.

the run attracted over 3,000 participants and
raised RM20,000 for NCSM. EMAX's Environmental,

and recently initiating zero paper invoicing across
all outlets. Additionally, they actively reduce energy
consumption by conducting monthly energy audits.
Wilson believes that ESG is crucial for long-term
resilience, attracting like-minded customers and
partners, and making a significant global impact.
They have big plans ahead in 2024 such as
subsidised beautician certification from EMAX
Academy, sustainability workshops, recycling and
waste management initiatives by the company and
tree planting among others.

Oscar at the recent 95th Academy Awards. She was also the first Asian woman
to win Best Actress. The Ipoh native received the award for her performance in
Everything Everywhere All at Once.
Michelle, 60, previously won the 2023 Golden Globe for Best Performance by an
Actress in a Motion Picture, Musical or Comedy. The former Miss Malaysia 1983 also
made history by becoming the first Asian actress to win Outstanding Performance
by a Female Actor in a Leading Role at the Screen Actors Guild Awards 2023.
Michelle, who has been acting since the mid-1980s, is an inspiration to many,
particularly Asians and Malaysians, as well as women her age. She is proof that
with hard work and determination, dreams can come true.
Her Oscar acceptance speech says it all: “For all the little boys and girls who look
like me watching tonight, this is a beacon of hope and possibilities. This is proof

The 27-hole championship golf course at the Tropicana
Golf & Country Resort (“TGCR”) is widely regarded as
being among the best in Malaysia. As a result, many golf
