Positioning itself as an eco-friendly and sustainable community

builder, Tropicana inked an MOU with GreenRE to pledge a long-term

partnership anchored on sustainable living. This MOU demonstrated

Tropicana’s commitment to sustainable practices and green building

excellence for its developments.

This green partnership focuses on adopting best practices, as outlined

by GreenRE, a green building certification body formed by Malaysia’s

Real Estate and Housing Developers’ Association (“REHDA”) that

promotes sustainability in Malaysia’s property industry.

Khoo Thian Shyang, Deputy Chief Executive Officer of Tropicana shared,

“For more than 45 years, Tropicana has been redefining the art of

living. We are the master planner for more than 10 townships across

Malaysia and we recognise the importance of sustainable living. Today

marks another significant milestone for Tropicana Group as we pledge

our long-term commitment towards the Green Building Practices. This

Yayasan Sultanah Bahiyah hosted a charity golf event at The Mines Resort & Golf Club, aiming

to raise funds to assist in the RM2 million budget required for the underprivileged in support

of initiatives in education, healthcare, women's empowerment, and aid for senior citizens and

teenagers. The event was graced by DYMM Tunku Ampuan Besar Negeri Sembilan, DYTM Raja

Muda Kedah, YMM Che Puan Besar Kedah, DYAM Raja DiHilir Perak Darul Ridzuan, YTM Tunku

Besar Tampin Negeri Sembilan and YTM Tunku Temenggong Kedah. There was a total of 96 eager

Award-winning Tropicana Gardens, an integrated and Transit-Oriented Development

(“TOD”) at Tropicana Indah, celebrated 100% take-up and Topping Off milestone for

Edelweiss Serviced Residences, SOFO and Shoppes. This seventh phase of Tropicana

Gardens, a hallmark development by Tropicana and joint venture with The Selangor

State Development Corporation (“PKNS”), hosted a Topping Off Ceremony marking

the successful completion of the building structural stage. This ceremony denotes the

26 January 2024 – Tropicana Macalister,

a wholly-owned subsidiary of Tropicana

Group, signed a SPA with IOI PFCC Hotel

Sdn Bhd, an indirect subsidiary of IOIPG

to dispose Courtyard by Marriott Penang

for RM165 million generating surplus

cash of approximately RM80.8 million.

This enabled the Group to monetise

its investment property, reduce its

net gearing and improve its financial

position.

21 February 2024 – Tropicana Metropark,

a vibrant 88-acre township by Tropicana

hosted the largest Pingmin Market in

Subang Jaya. In conjunction with the

Chinese New Year festivity, it boasted 100

stalls offering a variety of fun and exciting

goods for sale. The Lion Dance was

accompanied by the God of Prosperity.

6 February 2024 – This CNY, Tropicana Foundation, teamed up with its subsidiary

Tropicana Golf & Country Resort and two reputable partners, VitaHealth and

Hazukido. Together, they brought joy and happiness to 200 old folks and children

from four homes around Petaling Jaya. Each home received health supplements and

fresh pastries while each reside were also presented with auspicious red packets as a

token of good health and happiness.

27 February 2024 – In a filing to

Bursa Malaysia, Tropicana reported its

unaudited financial results for the fourth

quarter ended 31 December 2023. The

Group achieved record revenue of

RM1.51 billion, the highest in the past

three financial years. Revenue surged

by 60.7% from the preceding year’s

RM942.6 million.

4 March 2024 – Tropicana’s highly

anticipated CNY events closed with a

blast with over 20,000 visitors visiting

its five signature property galleries –

Tropicana Metropark, Tropicana Aman,

Tropicana Alam, Tropicana WindCity

were bustling with arts and crafts, F&B

and fun performances. These events also

offered property purchasers a chance to

13 March 2024 – Tropicana’s Santapan 29 Malam offered five rotating Selera

Muhibbah Iftar buffet menus with over 200 dishes and 23 live cooking stations.

Tropicana also invited 107 children from four homes where the kids were also treated

to duit raya and daily essential goods.

Raya Concert 2024. Themed “Ikatan Merentasi Generasi”, it was headlined by Anuar

Masdo lighting up the stage.

6 May 2024 – Tropicana Gardens, the hallmark development by Tropicana has

entered into the final phase of this integrated development with Edelweiss Serviced

Residences, SOFO and Shoppes. Currently under construction, it will be completed

and rolled out by 2025. Limited to 38 units, Edelweiss Shoppes will span over two

floors with each unit built to cater to different commercial needs.

15 May 2024 – Tropicana and the Wong

Family of the Unique Seafood Group

of Restaurants opened a new premium

pork-free Chinese seafood restaurant at

Tropicana Golf & Country Resort. This

9,600 sq ft restaurant can fit up to 210

pax and offers 5 elegant VIP rooms that

are each fitted with an immersive KTV

experience.

9 May 2024 – Tropicana Metropark was

home to the first Lai Bazaar at the Urban

Park in Tropicana Metropark, Subang

Jaya. A tail-wagging good time, there was

plenty of pet products available, delicious

F&B stalls catering to both pets and their

parents as well as opportunities for bonding

moments with fellow pet enthusiasts.

30 May 2024 – Tropicana’s revenue rose by 13.5% to RM291.3 million compared to

the corresponding quarter in the preceding year. The Group’s gross gearing level

reduced from 0.74 times in FY2023 to 0.68 times as of 31 March 2024. The Group's

unbilled sales stood at RM2.4 billion placing the Company in a comfortable position

to deliver sustainable earnings.

7 June 2024 – Tropicana Metropark, the preferred hangout spot in

Subang Jaya, hosted the Yum Yum Food & Lifestyle Fair and attracted

nearly 30,000 visitors in the month of May. Visitors and interested

businesses and investors also had the opportunity to check out the

new phase in Tropicana Metropark – SouthPlace 2 Residences and

Shoppes.

27 June 2024 – Tropicana forms partnership with

Maybank offering the Maybank MyDeco financing

scheme providing financial liquidity without

compromising their financial stability. Offering a

financing solution with flexibility, property purchasers

have the option of an additional 30% financing on top

of their existing home loan, a total combined financing

of up to 120% of the property price or a maximum

of RM250,000, whichever is lower for selected

participating Tropicana developments.

billion Senior Islamic Medium Term

Notes Programme (“Sukuk Wakalah

on track for its repayment plan and its

handover of Freesia Residences and recorded a high

QLASSIC score of 81%. 198 jubilant homeowners of

the fully sold-out lakeside development, were invited

for the delivery of vacant possession of the 2-storey

semi-d and bungalow units located within the tranquil

863-acre Tropicana Aman township.

2 August 2024 – Tropicana Foundation acquired donations of

decorative items consisting of 26 table lamps and 30 curtains &

sheers which were donated to orphanages – Pusat Jagaan Kasih

Harapan and Rumah Sentuhan Budi with the hope of enhancing the

living environments of these homes.

23 July 2024 – Tropicana Indah signed SPA with IOI

Mall for the sale of Tropicana Gardens Mall for a total

consideration of RM680 million. The disposal will assist

with loan redemption, thereby reducing its net gearing

5 August 2024 – Tai Thong has become a popular home-grown brand

and to celebrate its 40th anniversary, the Company launched Ruby

Jubilee Set, a limited-edition carrier box featuring three new flavours

17 August 2024 – VitaHealth and Tropicana hosted

a 16-hour mental wellness event attracting 300

participants, including 22 children from two homes

at the record-breaking Offline 16 event. Aligned

with VitaHealth and Tropicana’s collective ESG

commitments, it paid homage to World Mental Health

Day by the World Health Organization. Promoting a

healthy mind for a healthy life, the event fostered faceto-face

interactions without the use of mobile devices.

26 August 2024 – Tropicana Firstwide entered into RM383 million SPA

with the indirect subsidiaries of NTT Data Group for the sale of 68.457

acres of land in Johor Bahru. This land sale denotes Tropicana’s agility

and ability to capture the right opportunities of the rapidly expanding

digital economy while meeting the stringent land requirements for

data centre development in Malaysia.

23 August 2024 – Gemala Residences celebrated the 7-month early

handover of vacant possession to its’ happy homeowners recording

an impressive QLASSIC score of 80%. The fully sold-out development

in the Tropicana Aman township, consisted of 2-storey garden-linked

villas within the self-contained mixed township development of Kota

Kemuning.

29 August 2024 - Tropicana’s profit before tax rose

to RM76.1 million strengthening its financial position

with gross gearing level reduced from 0.74 times to

0.65 times. The Group's unbilled sales stood at RM2.3

As the holiday season draws near, the air at EQ Hotel fills with

anticipation—and delicious aromas. Spearheading the festive

culinary creations is Executive Chef Federico Michieletto, whose

vision for this year’s Christmas menu brings nostalgia, tradition,

and a dash of modern flair to the table.

Hailing from Mogliano Veneto, Italy, Chef Federico’s Christmases

growing up were a joyous time filled with laughter, warmth, and

food shared with his large family. “Christmas was always a big

celebration with my three brothers, four sisters, grandmother,

parents, and all the uncles, aunties, and kids—almost 40 people,

just family! It was a time to connect, and food was always the

centrepiece of these gatherings,” he recalls.

at EQ. Drawing on traditional European Christmas staples,

he incorporates dishes like roast duck and goose, stollen,

and panettone, reminiscent of the hearty holiday meals he

grew up with. But that’s not all—he also embraces the hotel’s

multicultural flair. Whether you’re in the mood for a European

feast at Sabayon or a refined omakase meal at Kampachi, Chef

Federico ensures every dish has a unique twist that keeps

guests coming back for more.

FESTIVE FLAVOURS WITH A TWIST

Chef Federico believes tradition is personal. “Everyone’s

mother makes the best brussels sprouts,” he laughs. His

approach is to honour the timeless classics while adding

his own unique touch. This year, the star of the show is the

Wagyu bone-in beef shank, affectionately nicknamed “Thor’s

Hammer” by the kitchen team. This special cut of Wagyu

beef, sourced from Queensland, Australia, is a first for Kuala

Lumpur. “We prepare it Italian-style, brining and slow-cooking

it for 48 hours before braising and glazing it to perfection,”

explains Chef Federico. It’s a dish that promises to dazzle.

But for those craving something familiar, fear not—the roast

duck, roast goose, and Angus prime rib roast remain signature

dishes, alongside beautifully crafted cakes that capture the

magic of Christmas. And let’s not forget the indulgent stollen,

a must for the holiday season.

CATERING TO EVERY TASTE

Chef Federico ensures that EQ’s Christmas spread is inclusive.

From gluten-free options to vegetarian-friendly dishes, the

menus are thoughtfully curated to accommodate diverse dietary

preferences. Whether guests are enjoying a lavish buffet at

Nipah or an intimate meal at Sabayon, each bite is crafted with

care. “We’re always mindful of our guests’ needs, and our team

ensures there are choices for everyone,” says Chef Federico.

He also places sustainability at the forefront of his menu

planning. EQ sources fresh produce locally, reducing their

carbon footprint and supporting regional farmers. For

instance, poultry comes from free-range farms in Pahang,

while seafood is locally sourced from sustainable fisheries.

spread may revolve around rich meats and seafood, but it’s

complemented by an array of fresh salads, cooked vegetables,

and fruits. After all, Christmas is a time to treat yourself!

For Chef Federico, the true spirit of the season lies in the joy of

being together. Whether it’s families gathered around a buffet

at Nipah, couples enjoying an elegant evening at Sabayon, or

friends delighting in a game-changing dish like the Wagyu “Thor’s

Hammer,” EQ Hotel offers something special for every diner.

MAKING WAY FOR THE CELEBRATIONS

In the lead-up to the big day, do make way to any of EQ’s

restaurants for the array of Christmas Eve specials. Sabayon is

hosting an exclusive six-course dinner and for an added touch

of festivity, guests can enjoy selections from the champagne

trolley, with bottles priced from RM488+. The six-course

Christmas Eve dinner is priced at RM788+ per person for the

limited window seats, and RM688+ per person for other seating.

For a more casual but equally festive option, Etoile, Kampachi,

and Nipah are offering their own Christmas Eve experiences.

Etoile will feature a bistro-style sharing platter, including

a sizzling grilled meat and seafood selection, starting from

RM118+ per platter, with a beverage package available from

RM88+ per person. Kampachi will offer a five-course omakase

dinner for RM508+ per person, with the option of a premium

à la carte menu and sake buffet for an additional RM158+ per

person. Nipah’s Christmas Eve buffet dinner begins at 6.30

PM, showcasing an international spread including seafood on

ice and unlimited chilled juices and soft drinks for RM238+ per

adult and RM119+ per child (6-12 years).

GIVING HEARTS

The Angel Tree initiative, a beloved annual tradition at EQ,

has roots stretching back to its predecessor, Hotel Equatorial.

Each year, alongside EQ’s majestic Christmas tree stands the

Angel Tree, dedicated to gifting for children at Shelter Home.

Guests are invited to select tags bearing the names and ages

of these children, with the option to either make a simple cash

donation or purchase a gift. Each contribution is collected by

EQ staff and delivered during a hotel-sponsored Christmas

celebration, bringing joy and festive cheer to children in need.

This Christmas, let Chef Federico and his team at EQ Hotel take

you on a culinary journey that celebrates tradition, creativity,

and togetherness. As Chef Federico says, “I hope our meals

become part of the reason people enjoy being together. I

want every guest to leave with a warm heart, a happy spirit,

which will range from roasted turkey, chestnut
