ONE RIVER NORTH
Denver, CO
Category: Residential
EIFS Manufacturer: Dryvit/Tremco CPG, Inc.
Contractor: DM Construction and KHS&S Contractors
Distributor: Jones Heartz Building Supply
Owner: R CAP Blake Street, LLC
Architect: MAD Architects and Davis Partnership Architects
Rising 16 stories above Denver’s River Art District, this
groundbreaking residential landmark showcases a dramatic
crevasse across its façade, forming 13,000 square feet of
open-air spaces that mimic Colorado’s high-plains climate.
The east, south, and north elevations feature a combination
of panelized and field-installed water-managed EIFS, utilizing
100 prefabricated panels—each spanning three to four
stories—to create a striking, curved exterior. Fabricated in
a nearby warehouse, this approach ensured precision, met
tight scheduling demands, and secured a 20-year warranty,
resulting in a visually captivating, high-performance façade
with exceptional craftsmanship and durability.

EIFS EXCELLENCE AWARDS
Category: Healthcare
EIFS Manufacturer: Sto Corp.
Contractor: Baker Triangle
Distributor: Cowtown Building Materials
Owner: McLennan County Medical Society
Architect: HKS Architects – Dallas
The key challenge in this medical provider’s expansion was maintaining budget constraints while achieving the architect’s
vision of a wood-clad exterior. Traditional wood plank systems proved too expensive, leading to the selection of resin cast
wood—a prefabricated alternative that replicates the look of natural wood while reducing costs by over $400,000 and
minimizing long-term maintenance expenses. By integrating these resin cast planks with a reliable EIF system, the project
not only enhanced the building’s aesthetic appeal but also improved insulation and energy efficiency. The result is a visually
striking, professional design that resonates with both the community and patients.

EIFS EXCELLENCE AWARDS
Originally designed with full brick, the project faced energy efficiency challenges due to insufficient insulation, falling short of the
building’s energy targets. To align with its efficient heating and cooling systems—aimed at reducing fossil fuel dependence and
optimizing cost and energy savings—the team opted for EIFS with thin brick. This solution preserved the client’s vision of a full brick
exterior while delivering the lightweight, high-performance benefits of EIFS. The system’s integrated continuous insulation and singleproduct
air and water barrier enhanced energy efficiency, meeting both aesthetic and functional requirements. The result is a durable,
efficient, and visually striking building that seamlessly supports this multidisciplinary hub for social impact, community engagement,
and enterprise.

THE GLOBAL AMBASSADOR HOTEL
Phoenix, AZ
This globally inspired hotel boasts 141 luxurious rooms,
distinctive retail spaces, wellness amenities, and signature
restaurants. Initially designed with traditional brick over lath
and plaster combined with EIFS, the project transitioned
to an EIFS-insulated masonry veneer system, bringing
several advantages. These include a continuous air/water
management system across the entire exterior façade,
elimination of fasteners piercing the air/water-resistive
barrier, and significant time savings over conventional
application methods. For the traditional EIFS sections,
EPS foam was employed to craft classical elements such
as bands, reveals, and window trims, which integrate
seamlessly with thin brick EIFS, fulfilling the design vision
and global aesthetic of both the owner and architect.

BAPTIST HEALTH CARE MEDICAL OFFICE BUILDING 2
Pensacola, FL
Category: Healthcare
EIFS Manufacturer: Sika Facades - Senergy
Contractor: EMJ
Distributor: REW Materials
Owner: Catalyst
Architect: Gresham Smith
The design solution for this Medical Office Building expansion was
driven by the need for sustainability and visual harmony with the
existing hospital. The building’s exterior is clad in an EIF system
selected to complement the hospital’s precast concrete with
integral color. By using Expanded Polystyrene (EPS), the design
was able to incorporate intricate grooves and complex shapes
that closely resemble the precast concrete while providing the
necessary flexibility for precise details. In addition to meeting strict
design specifications without compromising quality or surpassing
budget constraints, the EIF system’s continuous insulation offers
enhanced energy efficiency and cost-effectiveness.

Skaneateles, New York
Category: Renovation/Retrofit
EIFS Manufacturer: Dryvit/Tremco CPG, Inc.
Contractor: Gator’s Specialty Finishes
Distributor: Thermal Foams, Inc.
Architect: Space Architectural Studio, P.C.
BEFORE
This Victorian home’s siding had lost its luster, deteriorating from exposure
to the elements and years of neglect, while the wood soffits had rotted,
compromising the home’s interior. Replacing the wood would have only
left the property vulnerable to future damage and required ongoing
maintenance. EIFS provided the ideal solution, offering energy efficiency,
aesthetic appeal, and minimal upkeep, all while ensuring durability and
cost-effectiveness for this historic renovation. The home was carefully
stripped to its substrate, then wrapped in a sheet-applied air/water barrier.
EPS was fastened mechanically, followed by the application of a reinforced
base coat. Finally, 60 custom-designed corbels, crafted from EPS with
hand-cut lines and buttons, along with the soffits and trim, were installed.

Tulsa Premium Outlets is Oklahoma’s top open-air outlet shopping
destination, featuring a wide array of popular designer and lifestyle
brands. The design incorporates nine EIFS colors and two textures
to create visual appeal, with cross-hatching patterns etched into the
EPS, along with dental molding and other detailed shapes, adding a
dynamic 3D effect. Over 95,000 square feet of EIFS with Drainage
was installed, complemented by an additional 47,000 square feet of
fluid-applied air/water-resistive barrier from the EIFS manufacturer
beneath the masonry. This setup allowed for a faster construction
timeline, enabling interior trades to begin work much earlier than if
other products had been used behind multiple cladding layers.

EIFS Manufacturer: Master Wall, Inc.
Contractor: Stella Management Systems

Owner: Core Spaces
Architect: Antunovich Associates
This contemporary, mixed-use development integrates
residential, commercial, and office spaces. EIFS was
used to replicate a variety of cladding styles, including
brick, metal, and traditional medium texture. The
application of EIFS on floors 3 through 11 provided
superior performance over traditional masonry due to
its lightweight nature and the wide range of color and
texture options available. A custom brick stencil and
color finishes effectively recreated the desired brick
aesthetic. EIFS also matched the lower level’s dark metal
with a sleek, high-end finish. Beyond enhancing the
building’s visual appeal, EIFS reduced structural costs and
contributed to greater energy efficiency.

contractor applied an acrylic-based, fiber-reinforced flexible
adhesive and waterproofer. This solution ensured a water-resistant
finish while preserving the sleek aesthetic. A carefully designed
pitch was integrated to direct water away, offering an effective,
visually pleasing solution. This innovative and efficient approach
sets a new benchmark for modern, sustainable architecture.
