R.P. MARZILLI & COMPANY

Celebrates 40 Years

A LIFETIME OF DEDICATION TO

THE LANDSCAPING INDUSTRY IN

NEW ENGLAND.

For 40 years, R.P. Marzilli has been at the forefront of New England’s landscape construction

industry, transforming visions into stunning outdoor spaces. Founded in 1985 by Bob

Marzilli, the company has grown from a modest operation with two mowers and a skid steer

into a powerhouse of landscape craftsmanship, known best for their quality and dedication.

From the start, Bob Marzilli saw professional potential in an industry often overlooked. His

passion for landscape construction and commitment to fostering careers within the field

have been driving forces behind the company’s success. “I’ve always loved the landscape

industry, since I was a child growing up in a family business,” Marzilli reflects. “I’ve been

dedicated to the well-being of the landscape industry all my life.”

A turning point came in the late 1980s when Marzilli shifted focus to high-end

residential landscapes, building trusted partnerships with premier landscape architects.

By ensuring that the architect’s vision is preserved at every stage of construction and

maintenance, R.P. Marzilli has earned a reputation for sheer excellence. This dedication

has led to national recognition, including multiple NALP Awards of Excellence, with

three properties honored in 2024.

At the heart of R.P. Marzilli’s success is its people. Employees are not just part of a team;

they are part of a legacy. “We’re only as good as our last job,” says Chris Johnson, Director

of Pre-Construction, who has been with the company for over 13 years. Under Bob’s

leadership, team members are encouraged to grow, lead, and innovate—a philosophy that

has made the company a beacon in the industry.

As R.P. Marzilli looks to the future, the company remains steadfast in its mission: building

beautiful landscapes, fostering strong relationships, and mentoring future leaders. “What

keeps me motivated? My people and my industry,” Marzilli says. “Seeing our team grow

and take on new leadership roles—mentoring the next generation is what keeps me

motivated.” Forty years of excellence is just the beginning. Here’s to the next chapter of

R.P. Marzilli’s enduring legacy in landscape craftsmanship.

showcase a blend of

artistry and functionality.

In the foyer, a striking

free-floating staircase—

designed in collaboration

with Arcways—serves as a

sculptural focal point.

Though residents of New England for many years, a young family

brought a dose of Southern charm to their newest home, designed

by Catalano Architects and built by Soderholm Custom Builders. The

couple’s Texas roots inspired a new build that blends classic symmetry

with contemporary materials for a comfortable and stylish

home for their family of four.

Wrapped in warm white oak, the

Brescia marble that adds a touch

of luxury and color, sourced by

Cumar. Precision-cut slabs ensure a

seamless, polished finish, letting the

natural beauty of the stone shine.

“They didn’t want another traditional New England

house. They wanted something cleaner and more

contemporary,” says Tom Catalano, President of Catalano

Architects. Though the property maintains its sense of

place within its classic New England surroundings, the

crisp black and white façade offers a breath of fresh air.

The carefully curated exterior features white-painted

brick, dark slate roofing, lead-coated copper accents,

and wrought-iron gray window sashes. “We wanted

to see it all together before committing,” says the

homeowner, referencing the importance of testing

materials and colors through mock-ups. “Ultimately, the

clients opted for a clean exterior façade with stucco and

white-painted brick,” says Sam Soderholm, President of

Soderholm Custom Builders, who was brought on board

early in the process, accompanied by Catalano architect,

Elena Stancheva, and interior designer Melanie Morris.

“The project took well over a year just in permitting,”

notes Soderholm, referencing the extensive work

needed to replicate a naturalized wetland stream, which

required creative engineering to create usable outdoor

space. Poor soil conditions also necessitated elevating

the house, a move achieved subtly through terraces and

gradual landscaping while preserving the site’s mature

oak trees. “We doubled the size of the yard by moving

the stream to the edge of the property,” Catalano says.

“It was a heavy lift from a permitting standpoint.”

With construction taking place during the COVID era,

rising material costs made smart decision making and

efficiency paramount. “Working collaboratively with the

client, designer, and architect to simplify elements while

maintaining the quality and result we were going for was

key,” Soderholm notes.

- Tom Catalano

Inside, the home’s modern and functional

layout supports the family’s dynamic lifestyle,

blending indoor-outdoor living, entertaining,

and Southern-inspired details. "The spaces

are unique and extraordinary to be in, but they

also connect beautifully, making transitions

between rooms feel natural and intentional,"

says Catalano. Having the advantage of living

just a few blocks away during construction,

the homeowner played an active role in

shaping the design. "Texas can be laid back

but also casual with a little flair and fun," the

homeowner shares. “We loved mixing and

matching more formal details with more casual

accents in this house.”

At the heart of the home, a sculptural, freefloating

staircase, designed in collaboration

with Arcways, anchors the foyer as a striking

centerpiece. “I wanted that staircase to be

the focal point right when you walked in the

door,” says the homeowner. Equally stunning

is a speakeasy-style lounge featuring a mini

vaulted ceiling, curved built-ins, and vibrant

stone details sourced by Cumar, creating a

jewel-box effect.

abundance of oak. Maximizing indoor-outdoor

living was also central to the home’s design.

rooms as possible to open directly onto that

outdoor space,” explains Catalano. Thoughtful

features such as large overhangs allow seasonal adaptability, while radiant heaters and snowmelt pathways

ensure year-round use. The backyard, complete with a pool, pool house, and outdoor kitchen perfect for

Texas-style barbeques, offers a true escape.

Inside the pool house, cracked limestone floors, louvered oak walls, and vibrant penny-round tiles with

racing stripes create a serene yet dynamic retreat. Rounded edges on the bar and island, inspired by

European design, add a layer of sophistication. The pool house flooring, inspired by the family’s travels

to the south of France, showcases a marble mosaic designed in practical yet elegant patterns, perfectly

suited for wet feet. “At first, I thought a pool house might not be necessary…but I find myself going out

there weekly,” the homeowner admits with delight.

Blending classic New England elegance with Southern warmth and contemporary design, the home

celebrates family, teamwork, and vision. “Everyone brought something so different and exciting, but it

was all very cohesive,” the homeowner reflects. “The collaboration between everyone was seamless.”

With outdoor living at the forefront, the

design team reimagined the backyard as

a tranquil, all-season oasis. Nestled beside

the sparkling pool, the pool house offers

a versatile escape, with European-inspired

details fit for a luxe resort.

Multidisciplinary firm Carpenter & MacNeille

revitalizes an heirloom property.

BDGEXCLUSIVE

On a wooded Gloucester enclave caressing the shoreline, an iconic stone and slate cottage

finds new life at the hands of multifaceted design and construction firm Carpenter & MacNeille.

Balancing the structure’s beloved facade with a vision for expansion, lead architect and managing partner Michael Gray

adapted the home to serve as a stateside anchor for the England-based homeowner and his family.

Architecture, Construction & Interior Design Carpenter & MacNeille

Photography Greg Premru / Writer Maddie Brisbane

“Our client’s family owned the property for many years as a vacation house,” Gray shares. A generational heirloom, the

home symbolizes legacy and heritage, which made preservation pivotal. “We wanted to respect the original architecture

while allowing the client’s vision to shine.”

The dining room features a custom-designed table

by Saltwoods in Needham, paired with lighting from

Shiplights in Marblehead. Unique touches, like the

bubble factory fixture and elements from small, local

manufacturers, highlight the home’s commitment to

regional craftsmanship.

Adding 1,200 square feet, the expansion included a new

stone and oak entry, a two-story addition, guest suite,

kitchen, bar, and elevated dining room. Additionally, a

nondescript shed was transformed into a contemporary

outbuilding home to an ocean-facing private studio and

sauna. Existing architectural elements, such as stone

exterior details and red slate roofing, were continued on

the new square footage, and an octagonal rear section

was preserved. “We didn’t want to compete with what was

there,” says Gray, noting that additions were also kept low

and subtle to complement the original structure.

Jutting out toward the shoreline, the deck was expanded

and reconfigured to resemble the bow of a boat, fitted

with cable railings to enhance transparency. “It was

intentional that we went a bit literal on the layout, but

it actually worked really well with the site,” says Gray,

noting its seamless visual connection to the water.

Inside, organic elements, contemporary furnishings, and

Scandinavian touches abound. The revamped interiors,

spearheaded by architect Tim Curtis and lead interior

designer Elizabeth Arkins, embrace the rugged, natural

surrounding landscape. “We wanted everything to

feel like it belonged there,” Arkins shares. Inspired by

both original qualities of the home and contemporary

flourishes, Arkins set out to design interiors that feel

cohesive, livable, and unique.

Throughout the home, unifying elements offer a balance

of rugged and refined aesthetics. The entryway sets the

tone, juxtaposing a sleek white oak bench with original

rustic fieldstone. “The entryway was originally outside of

the home. We enclosed the entryway and brought that

fieldstone inside,” says Curtis. Echoing the cedar tones of

the exterior, white oak anchors the primary living spaces,

where the client’s desire for a contemporary, Scandinavian

feel comes to life. Each space is complemented by custom

millwork and cabinetry crafted by Carpenter & MacNeille’s

in-house woodworking team.

In the living room, a modern linear fireplace holds court,

combining custom Venetian plaster with reclaimed

natural stone and an oak base hearth. Overhead, original

timber rafters were preserved and re-stained in a honey

tone to complement the home’s natural color palette.

The dining room features a custom-designed table

by Saltwoods in Needham, paired with lighting from

Shiplights in Marblehead. “We used local artisans as

much as possible, which was a really special part of this

project,” Arkins shares.

The kitchen serves as the centerpiece, featuring

custom rift-cut white oak cabinetry with vertical grain

to accentuate the new clerestory library overhead.

“The intent was to create verticality and introduce

natural light to the interior of the house to counteract

the original home’s lower ceilings and darker spaces,”

Gray says.

By opening up the center of the house, the designers

created a bright, airy focal point, bejeweled by a

striking 16-foot bubble light fixture custom made by

CloudWorks. Featuring a hidden door and crowned

by a red copper roof sourced in Pennsylvania, its

stone walls were retained from the original home.

A vertical tile backsplash in the kitchen complements this

effect, while the island’s textured Shou Sugi Ban finish

adds contrast.“The cabinetry makers meticulously laid

out the grain exactly aligned on every piece just the way

we envisioned it,” says Arkins, noting the benefits of the

firm’s multifaceted nature. “It really gives us the ability as

designers to get exactly what we’re looking for.”

Renowned for traditional design, Carpenter &

MacNeille took a bold step with this project, crafting a

contemporary haven enriched with timeless details. “We

like to say we have two clients—the homeowner and the

house itself,” Gray explains. Blending the home’s original

features with a modern vision, Carpenter & MacNeille

succeeds in balancing beauty from all angles.

THE ART OF SEAMLESS

STONE FABRICATION

In the world of luxury design, few elements make as

bold a statement as a striking stone. For decades,

Cumar has been the premier resource for high-end

marble and stone fabrication, offering a legacy of

expertise, craftsmanship, and excellence. In a recent

project—a speakeasy-style lounge—curated design

selections are elevated by a custom fireplace surround

and matching backsplash. Sourced and fabricated

by Cumar, the Dark Confusion marble duo offers a

dynamic dose of color and texture.

The hallmark of Cumar’s expertise lies in its precise

fabrication process, ensuring that each installation

appears seamless and integrated. “We’ve worked hard

to develop strategies for crafting intricate fireboxes out

of slabs, ensuring a continuous, layered-free look," says

Carlotta Cubi Mandra, President of Cumar.

For this project, two slabs of Dark Confusion marble

were used: a full slab for the bar backsplash and customcut

pieces for the fireplace surround, both with a honed

finish. The marble, initially purchased from a vendor in

Tulini, Italy, originates from exclusive quarries, making

each slab truly unique.

Unlike many fabricators, Cumar brings in its own inventory,

creating a one-stop shop for high-end materials. This

approach not only ensures quality control but also allows

for detailed customization at an exceptional level. "Our

cutters aren’t just machine operators—they’re artisans.

They find ways to improve layouts and enhance the

final product in ways that may not have been obvious

on paper," Cubi Mandra explains. "Every project is an

opportunity to innovate."

design firm a Blade of Grass has

brought thoughtful landscape design,

expert installation, and long-term

maintenance to a loyal client base. Now,

the firm is setting its sights on Cape Cod, expanding

their expertise to meet the unique demands of

coastal properties.

Many of their projects evolve over years, with

repeat clients entrusting them to refine and expand

their landscapes season after season. On this

harborside property, a Blade of Grass transformed

an outdated pool and spa into a dynamic outdoor

living space designed for entertaining and

relaxation, and have continued to maintain and

enhance the design over the past decade.

“Coastal landscapes require a nuanced approach

to materials, plant selection, and environmental

considerations,” says Colin Hand, Senior Designer

at a Blade of Grass, who designed and oversaw

the installation of this seaside outdoor retreat.

“On the coast, really the biggest factors we’re

dealing with are wind and salt.”

The original aggregate concrete pool deck was

replaced with multi-colored bluestone featuring

a natural stone finish, and strategic placement

of native plantings were installed to enhance

privacy, wind resistance, and visual cohesion.

Additionally, a new firepit was added and the

outdoor kitchen area was expanded, all with a

stunning backdrop of harbor views.

Navigating conservation guidelines

was key to ensuring that the work

was done within the 100-foot buffer

from the water’s edge. “We had to

be pretty judicious with how much

in,” explains Hand.

While many coastal homes are

seasonal, regular upkeep is essential

to preserving the landscape. With a

Blade of Grass’s all-encompassing

hardscape design on the coast is a

natural fit.

“A huge benefit to us is having

clients who are as dedicated as

we are to making their projects

a success,” reflects Heather

Lashbrook Jones, Co-Owner of a

Blade of Grass.

With their latest wave of coastal

projects setting the stage, the firm

is poised for continued growth on

Cape Cod. As they continue to

establish their presence down the

coast, a Blade of Grass remains

committed to creating timeless,

the beauty of New England’s coastal

In the heart of a classic Boston

neighborhood, Carter & Company

Interior Design brought their signature

style to life by blending their renowned

design sensibilities with a dynamic young couple’s

adventurous spirit. The result is a harmonious fusion of

classic Georgian architecture and modern design in a

newly renovated home.

The client’s creativity and bold vision were pivotal to

the design process. “She has a very confident and

wonderfully adventurous aesthetic,” says Michael

Carter, owner of Carter & Co, who collaborated with

project manager Justine Cassata. “Sometimes the client

would follow our lead, and other times we would follow

hers.” This dynamic partnership became the foundation

for the project’s success.

Under the guidance of architect Frank McGuire, the

house underwent a complete reorientation, with

contractor Payne Bouchier meticulously crafting

custom moldings and millwork. Key structural changes

included transforming the library into a sophisticated

dining room and reimagining the family room to

enhance its functionality.

A formerly utilitarian passage connecting the garage

to the main house was reinvented as a multifunctional

masterpiece. “It is much more than just a mudroom

now,” Carter emphasizes. The space boasts a repurposed

fireplace, a vaulted wooden ceiling, and stone flooring

that blurs the boundary between indoors and outdoors.

Sliding doors open into a lush garden, where mature

plantings, fieldstone walls, and rhododendrons create a

serene retreat.

Formerly a library, the dining room is a moment of

artistry. The space dazzles with a locally-sourced

cosmic-inspired rug, a custom Keith Fritz dining table,

and walls wrapped in bespoke de Gournay wallpaper. A

gold plate installation, Asian-inspired window treatments,

and a perfectly hued ceiling complete the space.

The dining room, once a library, retains traces of its

original character while embracing modern artistry.

Bookcases were reimagined as an artful centerpiece

featuring a gold plate installation enclosed by custom

doors. Luxurious de Gournay wallpaper, Asian-inspired

window treatments, and jewel tones complement a

Dennis & Lean crystal chandelier and a dining table

handcrafted by artisan Keith Fritz.

Throughout the home, classical architectural details

coexist effortlessly with modern furnishings and

contemporary art. “The interplay of contemporary

and classic design within these timeless bones is

stunning,” he adds.

A celestial-inspired light fixture echoes the orbital feel of the atrium-like dining nook. With rounded bay

windows, the light-filled space overlooks the surrounding gardens.

A cohesive color palette of jewel tones, peaches,

corals, silvery blues, and champagnes flows seamlessly

through each space, enriched by strategic layering of

textures, fabrics, and fixtures. “The client joined us for

a major shopping trip in New York City,” Carter recalls.

“Her enthusiasm when she finds something she loves

is seismic—it’s one of the reasons this project came

together so beautifully.”

Even the more relaxed spaces, such as the family room,

breakfast nook, and primary suite, feature thoughtful,

creative touches.

A rounded bay window in the breakfast nook, designed by

architect, Frank McGuire, creates an airy, atrium-like space

overlooking a garden fountain, with a celestial-inspired

light fixture above to echo the orbital theme. The primary

suite, completed later in the timeline, is crowned with brass

accents that highlight an onyx fireplace surround and a

limestone mantle.

From start to finish, this home radiates the perfect balance

of classic elegance and modern artistry, forming a space as

vibrant and dynamic as the couple who now calls it home.

A Fresh Twist

on a Classic

A Q+A with Kligerman Architecture & Design

Architecture & Design Kligerman Architecture & Design / Photography Nick Ventura & William Waldron

Writer Maddie Brisbane

With a legacy of designing homes that balance

tradition with modern brilliance—and a touch of

whimsy—Kligerman Architecture & Design has long

been recognized for its sculptural forms, meticulous

detailing, and thoughtful materiality.

As Kligerman expands its presence on Cape Cod, the

firm brings a fresh perspective to the region’s classic

shingle-style architecture, blending time-honored

craftsmanship with a contemporary or transitional flair. In

this conversation, we speak with Ross Padluck, Partner at

Kligerman, about the firm’s approach to designing on the

Cape, the inspirations that drive their work, and what’s

next for their projects in the region.

EXPANDING TO THE CAPE

BDG: Kligerman Architecture & Design has long been

known for its presence in New York. What inspired the

decision to expand to Cape Cod, and how do you see

Kligerman’s design philosophy fitting into the architectural

landscape of the Cape?

RP: We’ve worked in Massachusetts for decades, in

addition to Rhode Island, Connecticut and Maine.

Though we’re based in New York, we work all over the

country and internationally. A large part of our work

has always been in New England. I think one of the

reasons for our success in the area has been our ability

to work in a range of styles, from a traditional shingle

style to something more transitional or modern, with

a touch of whimsy, amongst others. The shingle style

has defined New England architecture for centuries,

and we have a deep understanding of how to design

with it to suit our clients’ tastes.

A FRESH TAKE ON COASTAL HOMES

BDG: The classic Cape Cod shingle-style home has deep

roots in the region. How are you reinterpreting this style

with a fresh perspective?

RP: The beauty in the vernacular shingled homes is in

their simplicity and respect for natural materials. They

have an almost abstract quality to them, with tight

detailing in the shingles and rakes, simple exterior

trim, and basic roof forms. We’ve taken these design

tenets and given them an edge and a twist. It might

be a pinched rake detail that creates a deep shadow

line in the summer sun; a chimney that comes to an

impossibly thin point, or extra-wide paned windows

that nod to a traditional detail but let in more light

and views than their historical counterparts. We’re

constantly reinventing the classics to create new ideas.

DESIGN PROCESS & INNOVATION

BDG: Your firm is known for its sculptural forms and

meticulous detailing. What are your sources of inspiration

for these elements, and how do you approach executing

these highly unique designs?

RP: We have a library of more than 5,000 design books

that is the heart of our office. Every project begins with

W

hen a couple sought to complete the vision for their newly

redesigned Back Bay home, they turned to a trusted source:

M. Steinert & Sons, New England’s premier piano merchant and

the region’s only authorized dealer of Steinway & Sons pianos—the

gold standard in piano craftsmanship.

The couple selected an ebonypolished

Steinway Spirio for their

Boston residence. Inspired by the

Spirio’s groundbreaking technology,

they opted for something truly

extraordinary for their Cape Cod

retreat: a custom light blue Steinway

Spirio with a diamond gloss finish. As

their fourth piano purchase from M.

Steinert & Sons, this latest addition

blends the iconic elegance of Steinway

design with cutting-edge innovation.

“The Spirio is a high-definition player

piano that enhances a home’s design

not just visually but experientially.

Its music fills the space, creating

an atmosphere unlike any other,”

says Brendan Murphy, President

of M. Steinert & Sons. The Spirio’s

integrated player system transforms

it from a mere instrument into a

centerpiece, delivering an immersive

musical experience.

What sets the Spirio apart is its

precision and craftsmanship. Unlike

traditional player pianos, its system

is seamlessly integrated during

construction, ensuring impeccable

performance. Controlled through

an intuitive iPad app via Bluetooth,

the Spirio gives users access to an

extensive library of live-recorded

performances, from classical

masterpieces to modern hits.

“The music played on a Spirio

isn’t a reproduction—it’s the actual

performance,” Murphy explains.

For those seeking more, the Spirio

offers integrated video capabilities,

allowing homeowners to synchronize

live performances with their home

entertainment systems. “You can watch

legendary pianists on screen, perfectly

synced, while your own piano recreates

the performance in real time,” Murphy

adds. These features make the Spirio

an unparalleled addition, captivating

musicians and enthusiasts alike. “So

many pianos sit unused in homes;

the Spirio breaks through that barrier,

bringing music back to life.”

Beyond its technical brilliance,

the Spirio also offers bespoke

customization options. From vibrant

finishes to exotic veneers such as

Macassar Ebony and Kewazinga

Bubinga, clients can design a piano

that reflects their personal style. For the

ultimate in customization, M. Steinert

& Sons allows clients to hand-select

specific wood flitches for their piano,

ensuring a one-of-a-kind creation.

“Our in-house designer collaborates

with clients and their interior designers

to determine the ideal placement,

color, and style for the piano,” Murphy

shares. Using CAD drawings of

Steinway models, clients can visualize

their piano’s placement during both

pre- and post-construction phases,

ensuring seamless integration with

their home’s design.

This attention to detail and

personalized service reflects M.

Steinert & Sons’ enduring commitment

to excellence. Founded in 1869, the

family-owned and operated company

holds the distinction of being the

world’s oldest Steinway dealer. For

generations, they have served families

across New England, first at their

long-time headquarters at Steinert

Hall on Boylston Street, and now from

their beautiful flagship showroom on

Washington Street in West Newton.

Offering more than just pianos, M.

Steinert & Sons provides enduring

sources of joy, elegance, and artistry

that elevate any home.

“The music played

on a Spirio isn’t a

reproduction—

it’s the actual

performance.”

Design & Build Sweenor Builders / Architectural Designer Mitch Votolato, Sweenor Builders

Interior Designer Kristen Martone of Graceke Design / Landscape Architect Lisa Frazier, Mather & Page

I

nspired by the homeowner’s vision of

beauty, sustainability, and indoor-outdoor

living, Sweenor Builders delivers a cohesive

design approach in crafting a coastal

Rhode Island retreat. With the firm’s ability

to integrate design, build, and permitting

under one roof, the stunning result is the

product of a smooth process behind the scenes.

“After looking at the site plan that we received

from our civil engineer, we worked together

on the best position for the house,” says Mitch

Votolato, Architectural Designer for Sweenor

Builders. Surrounded by both woodlands and

sea, the 4,900-square-foot home was positioned

to take advantage of the natural splendor of the

landscape. With the property’s 65-foot grade

change, a striking structural design emerged as

a response to the sloping terrain.

From the street, the home presents as one

and a half stories, nestling humbly into the

neighborhood. From the east-facing rear, the

design reveals a striking three-story façade

with a walkout lower level that opens to the

landscape. This careful massing preserves

privacy while maximizing soft morning light

and spectacular views of the bay. The home

also features two double-stacked outdoor

fireplaces, one on the ground-level patio

and the other in the screened porch, as well

as multi-level patio space offering a direct

connection to the outdoors.

The material selection was guided by a desire to

harmonize the home with its natural surroundings,

shaping the choices for both the house structure

and the landscape design. “On this project, we

used Anderson A-series windows in a forest green

color,” notes Votolato. “The client requested red

cedar shingles, which I think definitely helped

anchor the house to the landscape.”

The landscape design, led by Landscape

Architect Lisa Frazier of Mather & Page, was

driven by both the qualities of the site and the

homeowner’s desire for a dynamic outdoor

experience. A spacious pool terrace became

the heart of the landscape program, with its

design carefully calibrated to the home’s scale

and topography. “Rather than aligning parallel

to the house, the pool extends perpendicularly

into the landscape,” Votalato describes. The

visual effect is a vanishing edge that appears

to merge with the bay’s horizon.

58

bostondesignguide.com

bostondesignguide.com 59

The surrounding terrace features porcelain

pavers complemented by substantial

bluestone slab steps that gracefully navigate

the steep terrain, where the plant palette was

curated to transition seamlessly from woods to

coast. Mature trees—a majestic beech tree in

the front and two towering cedars in the rear—

were also carefully protected and incorporated

into the design.

Given this project’s adjacency to sensitive

coastal environments, complying with the

town’s conservation regulations was key to

the project’s success. A biologist was brought

onto the team early in the process, ensuring

compliance while maximizing the ecological

potential of the site. “We take on total

sweenorbuilders.com

ownership of the outcome of projects right at

the beginning,” says Jeff Sweenor, Founder &

President of the firm. “If you miss one thing,

you end up in a design that ultimately isn’t

going to get permitted.”

Clients can trust Sweenor Builders as industry

experts to not only pull all of the design

elements together—from architecture, design/

build, and interior design to in-house custom

cabinetry and millwork—but also to take on

any regulatory challenges that might arise

through their building science expertise and

engineer-led permitting process. “The benefit

to the client is they have one phone call to

make, and it’s to us,” says Sweenor. “We are

here to manage the whole process.”

The home’s facade features Andersen A-Series

windows in forest green and red cedar shingles

that ground the home to its natural woodland

surroundings. Standout architectural features

include double-stacked fireplaces, a second-level

screen porch, and multi-level patio space.

Nestled in Salem, an 1871 French Mansard

Victorian has been brought vibrantly to

life by Blakely Interior Design. Tasked with

optimizing both function and style for a

busy young family, Janelle Blakely Photopoulos,

Owner of Blakely Interior Design, balanced

modern amenities with historic charm and a

playful palette, redesigning nearly every room of

the three-story home.

“Fortunately for us, our clients were very in

tune with wanting historical details,” Blakely

recalls. From adhering to historic code

requirements to sourcing antique and vintage

pieces, creative solutions played a pivotal role

in the project’s success.

In the kitchen, enhancing storage and refining

the layout were top priorities, though preserving

the original exterior windows—per regulatory

requirements—posed a unique challenge.

Blakely addressed this by incorporating a copper

window well, transforming the low windows

into a functional and decorative element ideal

for growing herbs and displaying plants. The

reconfigured space now features a welcoming

island and range view upon entry, a custom

walnut hood, and an integrated coffee bar.

Throughout the home, jewel tones and moody

hues create a bold yet cohesive aesthetic. “Each

client’s tolerance for color varies, but this client

fully embraced a vibrant palette,” Blakely notes.

Lovers of original art and eclectic design, the

homeowners collaborated closely with Blakely

to ensure the interiors felt both elevated and

approachable. “Our approach to design is to

get really curious with our clients upfront,” she

explains. This synergy resulted in one-of-a-kind

furnishings and curated vintage accessories,

adding layers of personality. The moody, rich

color palette and high-contrast elements

perfectly complement Salem’s eccentric appeal.

The sitting room, designed as a more formal

gathering space, immediately sets a tone of

sophistication. Visible from the front door, it

features a monochromatic scheme with walls

painted in Benjamin Moore’s Kendall Charcoal

and trim in Chelsea Gray. A gray-painted ceiling

softens the space, enhancing its intimacy and

cohesion. The focal point—a ventless fireplace

with a Jerusalem Heights Moonwalk surround—

is flanked by custom channeled tub chairs

upholstered in Greenhouse Fabrics. Playful

details, such as gold-fringed drapes and a

bronze flying witch sculpture sourced from a local

antique shop, infuse the room with personality

and a nod to Salem’s past.

A dynamic blend of historic and contemporary

elements carries throughout the home, creating

a layered, dimensional look. Edgy light fixtures

and bold furnishings pair seamlessly with antique

accessories, many sourced from Rhode Island

and Massachusetts. “That eclectic mix of items

brings it to life and makes it feel dimensional and

interesting,” says Blakely.

From bold colors and curated vintage finds to

thoughtful structural updates, this Salem Victorian

seamlessly blends past and present.

64

bostondesignguide.com

bostondesignguide.com 65

In the dining room, the striking Blue Danube

walls and ceiling by Benjamin Moore provide

a dramatic backdrop for an antique chandelier

purchased at auction, Hepplewhite side chairs

upholstered in Kravet & Schumacher fabrics, and

vibrant Melrose Ruby lamps from Port 68. Bronze

and gold finishes, used consistently throughout

the home, add warmth and historical authenticity

while balancing the bold black accents.

Even the smaller spaces received thoughtful

attention. The hallway bar, clad in teal blue

tile with a wood countertop, offers a stylish

yet functional space for entertaining. In the

primary bath, Sherwin Williams Greenfield paint

complements vintage-inspired tile and black

accents, tying the space into the home’s overall

design. The apron-front stone vanity, crafted

from Hemsworth Cambria, adds a timeless,

luxurious touch.

From bold colors and curated vintage finds

to thoughtful structural updates, this Salem

Victorian now seamlessly blends past and

present, offering the family a home that is both

stylish and functional—one that will be cherished

for years to come.

NESTLED IN NATURE

BDGEXCLUSIVE

Set on a serene hillside, an ambitious renovation blends classic

mid-century modern style with contemporary innovation.

Built by McCormack Builders, with landscape

design/build from Roots & Rocks Landscape

Artisans, the project illustrates the power of

thoughtful design to enhance not only the home

itself, but also the entire landscape it inhabits.

For the client—a repeat customer for McCormack

Builders—the draw was immediate. The home’s

inherent mid-century appeal sparked a vision: a

complete modernization and expansion that would

retain and enhance its original spirit.

“This was our first mid-century modern project,”

shares Mike McCormack, President & Owner of

McCormack Builders. “We knew it needed more than

an update; it needed to resonate with the integrity of

its era while meeting today’s standards.”

Like any ambitious renovation, this project unearthed

its share of obstacles. Initially planned as a full

interior and exterior renovation, hidden fire damage,

foundation failures, and past DIY additions were

uncovered. Faced with these issues, the client and

design team opted to demolish the existing structure

and build a new home.

McCormack recommended seasoned architect

Shaughn MacGilvray of High Rock Design, who

was tasked with reimagining the home’s flow and

scale, where ceilings were raised, natural light was

maximized, and the footprint was expanded—all

while preserving the signature simplicity of midcentury

modern design. Notably, the addition of

Douglas fir elements softened the façade, lending

warmth and an inviting curb appeal.

“Resubmitting architectural, engineering, and civil

plans delayed construction by nearly six months,”

says McCormack. “Excited to move forward, the

client set an ambitious deadline—one which we

agreed to and were eager to embrace.” Under

senior project manager Ryan Donahue’s vigilant

leadership, construction commenced and deadlines

were successfully met. Built entirely from engineered

boasts deep overhangs and natural wood elements,

nestled in a new Japanese garden-inspired landscape.

“We wanted to create a frame that would outperform

traditional materials, ensuring minimal shrinkage and

movement,” McCormack explains. The result: a wood

frame with tolerances of less than 1/16”—a precision

nearly impossible with standard kiln-dried lumber.

Throughout the newly minted interiors, bespoke

elements grace every square foot. The selection

of colors, lighting, fixtures, furnishings and interior

millwork captures the essence of mid-century modern

design. With vast glass windows installed, the beauty of

the surrounding woodlands and stunning new landscape

design offers a natural backdrop for the light and airy

interiors. “The landscape is part of the interior design

in a way as well,” says Dan Gladu, President of Root

& Rocks, who set out to create a seamless fusion of

architecture and landscape. With their signature handson,

creative, and highly-personalized approach, Root &

was also integrated into the veneer of the house for

a cohesive look. “We wanted to continue movement

everywhere and eliminate as many straight lines as we

could,” Gladu notes. Flowing with ease from the insideout,

dual stair faces evoke the feeling of cascading

waterfalls. Fitted with closely scribed stones, the stairs

encourage visitors to explore what lies outdoors. At the

center is a custom-crafted, wood-fired stone fire feature,

surrounded by live edge stone seating and crushed stone.

“Every week was meticulously planned,” says McCormack.

The clockwork precision of tight logistics, combined

with the dedication of skilled trade partners, made the

seemingly impossible, possible—the finished home stands

as a tribute to mid-century modern design, celebrated for

its timeless elegance and simplicity.

BDGEXCLUSIVE

The home's exterior features three interconnected

structures: two gabled wings with classic asphalt-shingled

roofs flanking a central living space accented by a metal

roof. A revitalized, meadow-inspired landscape surrounds

the residence, offering a nod to Lexington’s rural heritage.

Into the Meadow

In an era of ever-expanding development, a new

build in Lexington embraces the beauty of simplicity.

Designed in a modern vernacular style by Colin Smith

Architecture and expertly crafted by Benchmark Builders,

the home contrasts clean, contemporary lines with a

wild, organic landscape that boasts sweeping views of

conservation land and a local working farm beyond.

The selection process for the builder was competitive, with

four firms vying for the opportunity to build the home for a

seasoned design professional and his family. “Because of

the homeowner's professional construction background,

we were really proud to have been selected,” says Matt

Harkins, Founder & President of Benchmark Builders.

Senior Project Manager Ron Decker and Senior Site

Supervisor Todd Jurgensen led the construction efforts for

Benchmark, and played a key role in the project’s success.

Before construction, the immediate site bore little

resemblance to the lush, wild expanse it is today.

Following an extensive cleanup, landscape architect

Jonathan Keep spearheaded a meadow restoration

project in coordination with the Conservation

Commission, introducing native plantings and mounds

of wildflowers and reclaimed stone walls extending into

the landscape. “It was really important to the clients to

convert the landscape back to a meadow,” Harkins notes.

The home’s placement—strategically set back from the

street to embrace the open land—ensures that it feels

both grounded and expansive, a quiet refuge within

a rapidly developing Massachusetts town that was once

rural farmlands.

"We help our clients craft simple, artful

and memorable places,” says Colin Smith,

Owner of Colin Smith Architecture, whose

design showcases a balance of traditional

New England building materials and locally

sourced stone with asymmetrical rooflines

and large windows that offer a departure

from traditional forms and details.

Structurally, the house consists of three

interconnected segments, with two outer

gabled wings flanking a central open plan

living space that is distinguished by a bold

metal roof. The main entrance preserves

the focus on the landscape with views

toward the rear yard, while a charming

rift white oak bench welcomes visitors.

While the house features a finished

basement and a second-story primary

suite, everyday living spaces occupy the

ground level, with an expansive window

wall offering unobstructed views of the

serene landscape. The central living wing,

anchored by rift white oak flooring, hosts

an open-concept kitchen, dining, and

living space beneath a soaring, asymmetric

textural cathedral ceiling and punctuated

by a towering reclaimed stone fireplace. In

the bedroom wing, a sculptural staircase

is an interplay of geometric forms and

organic curves, echoing the fluidity of

nature outside.

Showcasing thoughtful design, intentional

simplicity, and quality craftsmanship,

the home serves as a harmonious retreat

amidst the thriving landscape.

At the top of the home’s sculptural

staircase, the primary bedroom suite

expands the entire second level. The

spacious suite showcases the gabled

roofline, and features nickel gap

detailing, white oak flooring, and

an elegant bubble light fixture.
