Data reveals scale of UK housebuilding challenge
Planning activity must increase
substantially if the government is
to meet its target of 1.5 million new
homes by 2029, according to the
latest Planning Application Index from
TerraQuest.
Based on applications for new
homes, rather than planning approvals
or completed builds, the Planning
Portal figures analysed give the earliest
indication of housebuilders’ confidence
in the economy generally and the
housing market in particular. They show
an average of 300,232 new homes were
applied for annually over the past five
years – theoretically sufficient to deliver
the government’s target. However, in the
last quarter of 2024, the total number of
plans submitted were 233,811. Given
that it’s unrealistic to expect a 1:1 ratio
between applications, approvals and
subsequent build out, this figure falls well
short of what will be required every year
up to the end of the current parliament.
TerraQuest’s report examines
historical planning application figures
across England over the past five
years, comparing those with verified
housebuilding completions data. Some
95% of all applications in England are
submitted through TerraQuest’s Planning
Portal, providing these early market
indicators.
The picture is one of mixed fortunes –
in the North East, for instance, planning
activity was significantly lower than the
rest of the country, accounting for just
over 3% of all applications submitted
over the past five years. Conversely,
the South East accounted for almost a
quarter over the same period.
SIG Roofing wins SHE award
SIG Roofing has won the ‘Marketing
Campaign of the Year’ award at the
Safety & Health Excellence (SHE)
Awards for its initiative promoting
skin cancer awareness.
In 2024, SIG Roofing partnered
with SKCIN, a charity specialising in
the prevention and early detection
of skin cancer. They carried out
research among roofing contractors
to understand how many considered
sun protection while working
outdoors and followed this with a
training program and awareness
activity across their 107 roofing
branches. All branches were fitted
with sun cream dispensers and free
sun cream giveaways.
“We were thrilled to win the
‘Marketing Campaign of the Year’
award, recognising our ongoing
efforts to promote skin cancer
awareness among our colleagues
and customers,” said Lotty
Pritchard, Marketing Director for SIG
Roofing.
Skin cancer is the most common
cancer in the UK and one of the
biggest killing cancers in the 15-34
age group.
Sustainable construction ‘needs
more than just funding’ support
The success of the UK’s ambitious
sustainable construction goals will
depend on the government and industry
collaborating to address more than
just funding challenges, a construction
leader has warned.
Lee Sleight, CEO of sustainable
building solutions specialist Holcim UK,
has welcomed the announcement of
more funding for social housing, roads
and construction skills, but is warning
the government that addressing these
challenges individually risks leaving the
construction sector trapped in silos.
The call comes after the Government
announced investments of £2bn to boost
affordable and social housebuilding,
£4.8bn for improving roads and £600m
towards training skilled construction
workers. It also comes as planning
permission has been granted to National
Highways to deliver the Lower Thames
Crossing, the organisation’s first new
generation of net-zero focused projects
using low-carbon concrete and steel.
Sleight said collaborative work to
address challenges, such as skills gaps,
funding, and supply of materials, must
be prioritised.
Sleight said: “We welcome the
announcements supporting key areas of
building and infrastructure...to address
some of the key challenges and barriers
to sustainable construction. While it is
positive to see this funding starting to
come through, we have to wait and see
if this brings the desired stimulation of
the UK economy.
“It is important the construction
industry and central and local
governments work together to
implement the best policies to make
a success of delivering sustainable
construction first time. By focusing on
specific areas without addressing the
endemic macro challenges, we risk
missing an opportunity to create the
policies, supply chain and workforce
needed to deliver construction projects
sustainably and at scale.”

Build-to-Rent completions enjoy strong year
Build-to-Rent (BtR) completions remain
strong, according to the latest analysis
from the British Property Federation
and Savills, with the total number
of completed BtR homes reaching
127,150 – an uplift of 16% nationally
year on year. This includes more than
55,400 homes completed in London
and 71,700 across the regions, with
regional growth (18%) outpacing the
capital (13%).
Despite this strong delivery, the
number of new starts has fallen behind
and, for the fifth quarter in a row,
completions have outstripped starts on
site, leading to a sharp 14% contraction
in the number of BtR homes under
construction nationally. London has
seen the steepest fall, down 18% yearon-year
to just 15,000 homes under
construction, while the regions dropped
by 12% to 34,870.
Consented homes have risen 13%
over the past 12 months and the total
number of homes in planning, preconsent,
has grown by 5% to 109,920
units. However, detailed planning
applications have fallen 16% since
the last quarter, raising concerns over
longer-term supply.
The slowdown in construction
reflects the broader challenges currently
impacting housing delivery. Significant
delays at the Building Safety Regulator
are currently blocking schemes across
the country, while concerns over
development viability, driven by build
cost inflation and the economic climate,
are contributing to a cautious market.
These factors are slowing down delivery,
as projects aren’t proceeding from
outline planning through to construction
and delivery.
BtR continues to expand into new
markets, with 215 local authorities now
including BtR in their pipeline – up from
210 last year – with the Single Family
BtR market playing a central role in this
expansion, as 36,900 (13%) homes
are currently under construction or in
various stages of planning.
Melanie Leech, Chief Executive
of the British Property Federation,
said: “Completions remain robust and
planning activity is holding up well, but
the sector is facing a real bottleneck
in progressing schemes through to
construction. Viability challenges,
coupled with continued uncertainty
around project timelines, are slowing
momentum just at a time when rental
demand is rising sharply. Investor
appetite is there but unlocking it will
require a concerted effort. Urgent
action is needed in particular to deal
with the pipeline blockage currently
being caused by the Building Safety
Regulator.”
Biodiversity delays ‘a threat to SME builders’
Building delays caused by Biodiversity
Net Gain (BNG) requirements are
threatening SME builders, according to
a new report from the Home Builders’
Federation (HBF). The report says a lack
of capacity in Local Authority planning
departments is the number one reason
for BNG-related delays.
The research, based on a survey
of home builders and a Freedom
of Information (FOI) request of local
authorities, finds that 98% of SME
builders are finding implementation of
the new requirements a challenge, with
delays in the process as a result of a
lack of local authority capacity being the
biggest barrier.
BNG legislation was introduced in
2019 to ensure that new developments
enhance wildlife habitats and ecology,
requiring developers to achieve at least
a 10% net gain in biodiversity.
Delays processing planning
applications prevent builders from
starting work on site, delaying the
delivery of vital new homes. Some
94% of respondents to HBF’s survey
said they have experienced delays
in processing planning applications
due to BNG, while 90% experienced
delays specifically due to insufficient
BNG expertise or resources within local
authorities.
The FOI request also found that:
• Nearly 40% of local authorities
lack access to in-house ecological
expertise.
• A quarter of councils have seen
ecologists leave their role in the past
year.
• One in three councils have not
expanded their ecology teams since
BNG was introduced.
• Around a quarter of staff recruited
to support BNG requirements are
temporary.
Local authorities are also increasingly
reliant on external consultants, spending
an average of £23,000 per year per
council on BNG-related consultancy
fees. This constitutes the majority of
Defra’s BNG funding for local authorities
before the costs of hiring new staff or
providing training for existing staff are
even taken into account. The National
Audit Office estimates that Government
funding equates to just 0.66 full-time
equivalent ecologists per council, far
below the level required for effective
implementation.

Construction project starts fall 21%, says Glenigan
Construction project starts continued
to fall in Q1 2025, reflecting a sector
still held back by economic uncertainty,
cautious clients, and now, growing
concerns around international trade.
According to Glenigan’s April 2025
Construction Review, the value of
project starts dropped 4% compared
to the previous three months, falling by
21% year-on-year.
The latest data paints a mixed
picture: short-term delivery is under
pressure, but the development pipeline
is showing early signs of strengthening.
Activity on-site remains subdued.
Fewer major (£100m+) projects are
making it through to the construction
stage, and underlying (<£100m)
schemes have also underperformed
both quarterly and annually.
While some sectors have shown
promise, such as Community & Amenity,
which saw main contract awards grow
26% year-on-year, these wins haven’t
yet translated into on-site momentum.
Delays in moving projects from contract
award, to planning, and through to
construction start are prolonging a

for the widening skills gap, says new
research commissioned by Siniat.
The research found that 71%
say a lack of government support is
preventing businesses from investing
in apprenticeships, while the same
number said the lack of pathways for
sluggish start to the year.
One brighter development, Glenigan
says, is the uptick in detailed planning
approvals. Overall, approvals rose 8%
compared to the previous quarter, with
several sectors showing solid growth:
• Hotel & Leisure: up 20% yearon-year,
supported by consistent
investment in the hospitality sector
• Education: up 17% year-on-year,
boosted further by a 21% increase
in capital funding in the 2025/26
budget
• Civil Engineering: a standout
performer, with planning approvals
up 176% quarter-on-quarter.
These figures suggest confidence is
slowly returning to early-stage project
planning. If sustained, this could
support a recovery in project starts in
the second half of the year.
On top of existing challenges, the
proposed introduction of new US
tariffs on UK building materials has
brought further uncertainty to the
sector. UK goods now face a potential
10% tariff, rising to 25% for steel and
aluminium, materials that accounted for

contractors and sub-contractors to
gain an understanding of why so few
young people are entering the sector.
While the lack of government support
was identified as the core reason for the
skills crisis, difficult economic conditions
were also cited as a problem. Around
two-thirds (67%) cited extreme market
volatility as one of the main reasons that
firms could not invest in new talent and
66% said challenging market conditions
have meant that direct employment
simply isn’t viable for contractors or
housebuilders.
However, respondents claimed firms
do want to invest in more talent: they
just need support to do so. In fact, 68%
said a concrete government strategy
would encourage firms to invest in
skills and talent, and almost 69% said
additional career entry points for new
talent would reduce dropout rates.

construction materials export market to
the US in 2023.
Most UK exports in this space are
manufactured components, leaving
domestic producers particularly
vulnerable. A sharp decline in trade,
similar to post-Brexit patterns, could
cost the industry upwards of £130
million.
There are also indirect risks.
Displaced global suppliers may target
the UK and European markets instead,
raising the possibility of oversupply and
pricing volatility. Specifiers are being
advised to keep a close eye on costs
and secure specifications early where
possible.
Allan Wilen, Economics Director
at Glenigan, said: “The sharp drop
in project starts reflects the ongoing
struggles within the industry. While the
surge in major contract awards and
detailed planning approvals suggests a
strengthening pipeline, real, sustained
growth hinges on improved market
confidence and the smooth conversion
of approvals into on-site activity.”
Around 67% of respondents also
said that a culture shift would help the
construction industry to attract and
retain talent, with inadequate pay and
poor working conditions highlighted as
pushing people out of the sector. Some
66.5% stated that discrimination and
sexism are causing skilled workers to
leave for other jobs.
Etex’s Head of Marketing, Andy
Mudie, said: “It is clear that government
support is essential to attracting young
people into the construction industry.
The industry is operating in a difficult
economic climate, with small margins,
and a market that has slumped in recent
years. This makes it difficult for firms of
any size to invest significant time and
resource into supporting apprentices,
but for SME’s and sole traders – who,
as a sector, we heavily rely on to train
and upskill new talent – it makes it near
impossible. We need to look closely at
the education system, the qualifications
available, and the viability of End Point
Assessments that make some courses
feel inaccessible to young people.”

Funding is an ‘opportunity’ for low-carbon housing
Baxi is encouraging social housing
providers to ensure they have robust
clean heat strategies in place for both
newbuild and refurbishment projects
following recent Government funding
announcements.
The call follows the government’s
allocation of £2bn to support the
development of 18,000 new affordable
homes, half of which is allocated for
social housing. This funding for newbuild
homes sits alongside the Warm Homes:
Social Housing Fund, which is in place
to retrofit existing social housing and
improve energy efficiency.
Rob Pearse, Residential Business
Director at Baxi, said: “The £2bn
set aside for social housing in the
Spring Statement must be used with
sustainability in mind, which includes the
long-term comfort and financial security
of tenants as well as electrified heating.
This can be achieved by working closely
with manufacturers who have expertise
in the sustainable heating of social
housing and a raft of solutions able to
match almost any requirements.
“Delivering clean heat in the social
housing sector can be challenging, and
we intend to support providers from the
earliest steps of their net zero journey. It
is important to identify the system that
delivers the best efficiency, cost and
environmental results for the building
and occupants. Working closely with
experts and the wider supply chain can
provide the expertise and solutions to do
this successfully for both newbuild and
retrofit.”
Air source heat pumps are a key route
to clean heat for newbuild and retrofit
social housing projects, the company
says, though design challenges for
retrofit and skills shortages can be a
barrier to social housing providers.

Rinnai has issued a new whitepaper for specifi ers,
contractors and architects titled ‘Optimising Domestic
Hot Water Systems for Archetype Care Homes: A Value
Engineering Approach’.
The whitepaper points out that value engineering
principles highlight the importance of putting customer
requirements fi rst, applying cost-effective engineering
solutions and improving the whole life value of a project
– as opposed to simply cutting costs and resulting in an
inevitable compromise of performance.
It includes a major section on an archetype case
study which analyses a range of potential solutions for
the refurbishment of a care home in the UK. Carbon-Cost
Analysis (CCA) studies are used to decipher the optimal
solution based on the need to reduce CO 2
emissions
by 20%, a system with no more than two heat pumps
due to space constraints, and considering the operating
expenditure (OPEX) as a key metric.
The paper analyses specifi c solutions – an instantaneous
gas-fi red system, a hybrid system and an all-electric system
– based on the initial capital expenditure (CAPEX), plus
fi ve-year forecasts regarding OPEX, carbon production,
and lifecycle costs. The detailed analysis showed that the
highest whole life value system that best aligned with the
customers’ needs is the hybrid system.

Rochdale-based TBA FIREFLY has introduced new fourhour
fi re collars, giving specifi ers and installers a single
source of supply to address multiple compartmentation

The FIREFLY FCR Fire Collars feature the use of inhouse
produced high-performance graphite, housed in a
corrosion-resistant, powder-coated steel sleeve, to deliver
high volume expansion and exert a pressure seal on

As the construction sector
continues to evolve, there is
an ever-growing demand for
sustainable, efficient and innovative
building solutions. As such, timbersteel
hybrid structures have emerged
as a key solution to refurbishment and
regeneration challenges, providing a
combination of sustainability, structural
efficiency and design flexibility.
The Labour Government has made it
clear that climate action is a key priority
for the UK. As a result, the construction
industry must tackle its environmental
impact by addressing building design.
According to the UK Green Building
Council, construction activities contribute
around 10% of the UK’s total carbon
emissions – a figure that rises to 45%
when considering the broader built
environment sector. To meet the UK’s
2025 net zero goals, both operational
and embodied carbon emissions must
be significantly reduced, and hybrid
mass timber structural systems offer a
viable pathway to achieving this, using
the carbon-sequestering properties
of timber along with the strength and
durability of steel.
Steel elements provide superior tensile
strength, enabling long spans and
flexible designs, while timber elements
offer significant sustainability credentials,
structural benefits and versatility in
future adaptability. This synergy between
materials allows for the refurbishment
of buildings that are both resilient and
energy efficient.
Hybrid solutions are particularly
suitable for dense urban environments,
offering both time and cost savings.
Precision prefabrication reduces on
site works, while the lightweight nature
of timber – approximately one-fifth
the weight of concrete – allows for
easier transportation and minimises
site congestion, which is particularly
beneficial for refurbishment schemes.
Walworth Town Hall – a meticulous
redevelopment in a sensitive response
to a devastating fire in 2013 – is a
great example of how to use a hybrid
structure for refurbishment. The Grade
II-listed building was repurposed for the
good of the local community through
an offsite manufactured hybrid timbersteel
solution. Using strengthening
steelwork for the refurbishment works
and timber for the roof, the solution
was to restore the original elements and

further modernise the building with new
vertical extensions and roofs, a new
mezzanine floor, and a new lift core.
Additionally, using structural timber
for the refurbishment works not only
enhanced the sustainability credentials of
the building, but also took advantage of
the lightweight benefits the material can
bring to retrofit projects, while retaining
superb structural performance.
Another example of innovative hybrid
construction is the Technique project
in Clerkenwell, London, which saw two
outdated industrial buildings unified
into a cutting-edge commercial space.
By employing a hybrid structural
system consisting of steel and
engineered timber, three additional
floors were added to the existing
structure, improving both environmental
performance and the versatility of the
new commercial building.
Timber-steel hybrid solutions can provide
an answer to many of the challenges
facing the UK construction industry
today. By combining the best properties

deliver sustainable, cost-effective, and
architecturally exciting solutions for
refurbishment and regeneration projects.

ANCIENT CLAY BRICKS OFFER
MODERN LEVELS OF
SUSTAINABILITY
Durable, adaptable, locally and responsibly sourced,
there is much to recommend clay brick as a modern
sustainable building material. Rob Flello, CEO of the
Brick Development Association, affirms clay brick’s
environmental credentials and its role in creating a less
impactful infrastructural landscape.
Clay brick stands as a truly
sustainable building material,
with its enduring performance
showcased for millennia. In contrast to
many other forms of construction, clay
brick distinguishes itself with a minimum
active lifespan of 150 years. Its longevity
often surpasses this benchmark, as
evidenced in ancient brick structures
that remain in use today and date
back several thousand years BC. The
Pantheon, for example, was constructed
with brick in 120AD, and is impeccably
preserved to this day. Meanwhile, the city
of Cambridge boasts university buildings
from the 1400s, further underscoring
clay brick’s exceptional durability.
Superior resilience
Clay brick is robust and stable,
offering exceptional resilience to
weather extremes including flooding.
Requiring only minimal maintenance
such as periodic repointing, clay
brick can withstand generations of

However, current methods for assessing
sustainability, such as Environmental
Product Declarations (EPD) often fail
to account for clay brick’s exceptional
longevity. EPDs typically use a limited
60-year study period – partly because
the Life Cycle Assessments (LCAs)
underpinning construction sector
EPDs often use a study period of circa
60 years for building performance
scenarios. This short timeframe
overlooks the exceptional longevity of
durable materials such as clay brick. As
demonstrated, the oldest fired bricks are
over 6000-years-old.
By underestimating the extended
lifespans of durable products such as
clay brick, EPDs and the specifiers who
reference them lack crucial data on true
carbon footprints. Lifecycle assessments
based on clay brick’s 150+ year service
life would reveal its true sustainability
compared to materials requiring
replacement every 60 years.
Clay brick is also a local product, with
85% of the bricks used in the UK
manufactured here. Clay bricks travel
an average of no more than 68 miles
from factory to site, reducing economic
and environmental costs compared
to materials that require long distance
transport.
Reduce energy consumption
Noted for its excellent thermal mass,
clay brick’s ability to absorb, store and
release heat energy helps to regulate
indoor temperatures and reduce
energy consumption for heating and
cooling. This contributes to lower
operational carbon emissions, as the
building requires less energy to maintain
comfortable temperatures throughout
the year.
Clay bricks primarily contain only
natural elements such as clay, sand,
water with minimal additives. As an
inert construction material, clay brick is
chemically stable and unlikely to react
with other substances or release harmful
toxins or byproducts during the brickmaking
process. As clay bricks do not
usually require chemical treatment to
ensure durability or fire resistance, they
do not emit volatile organic compounds,
formaldehyde or allergens to air
during use. This enhances clay brick’s
reputation as a more natural building
material that offers optimal comfort for
occupants and a minimal impact on the
environment.
With growing scrutiny on sustainable
construction, clay brick stands out as an
indispensable building material. Locallysourced,

and why hot water demand reduction should be
considered now.
to generate hot water will increase. The
need to reduce a home’s energy and hot
water demand is even more imperative
when you consider that hot water
production already ranks as the second
highest user of energy in a typical UK
home – with showering representing
around 50% of all household hot water
use. Additionally, around 85%-90%
of heat energy in showering is lost
down the drain, meaning a significant
percentage of the total average
household energy budget is lost – a
figure that will increase further as homes
become more energy efficient.
With HEM measuring how different
technologies work within a house,
the implementation of systems that
reduce hot water usage, enhance
energy efficiency and integrate
renewable energy, the specification
of energy efficient showers and other
water delivery systems will become an
important aspect of property design.
The FHS will therefore challenge asset
owners to rethink hot water specification
and the way buildings consume energy
– requiring planning and investment
in technologies that are futureproof,
compliant with regulations, and costeffective
over the long term.
With the Future Homes
Standard (FHS) currently
being finalised, developers
need to be aware of the importance of
adapting specifications to reduce carbon
emissions in newbuilds. However,
existing properties will also be impacted,
with millions of homes across the UK
expected to need energy efficiency
upgrades. Domestic properties account
for around 14% of the UK’s total carbon
emissions, so it was perhaps no surprise
the FHS was introduced. Aiming to
reduce carbon emissions by 75-80%
compared to those built under the
existing regulations, it’s likely to make
a substantial difference in the future.
With the UK Green Building Council
estimating that 29 million UK homes will
require energy efficiency upgrades to
achieve the government’s 2050 net-zero
target, facility managers and building
owners need to fully understand the
regulations and how to utilise technology
to ensure compliance.
As FHS takes shape, Standard
Assessment Procedure (SAP) will be
replaced by the Home Energy Model
(HEM) – a more dynamic methodology
providing an extensive approach to the
evaluation of energy efficiency in homes.
It will demand more detailed information
and accurate simulations, compared to
the less detailed dataset used by SAP.
Additionally, HEM will use half-hour
intervals for realistic energy consumption
and environmental impact assessments,
while SAP uses monthly calculations.
HEM will also identify and evaluate future
technologies and offer a comprehensive
long-term view of energy efficiency in the
property.
The impacts on hot water
specification
As property developers, facility
managers, and building owners focus
their attention on energy efficient
solutions to improve space heating, the
percentage of domestic energy required
As energy prices rise, household energy
consumption should be optimised.
While occupants have a role to play
in reducing their energy usage, the
installation of energy efficient showers
will go some way towards cutting
down energy bills over time. Indeed, an
increasing number of energy efficient and
sustainable electric showers and waste
water heat recovery for showers units
are being specified. Working in unison,
for example, the Mira Heatloop electric
showers and Recoup HeatDeck waste
water heat recovery system reduce the
amount of energy needed per shower
by up to 40%, and lower the CO 2
associated with the production of hot
water.
Regulating power based on incoming
water conditions, and recycling as
much heat as possible, these systems
significantly reduce hot water demand,
substantially improving energy efficiency
and consumption without any change
to user behaviour or maintenance. With
asset owners under pressure to reduce
carbon footprints, occupants facing
rising energy costs, and regulations evertightening,
the importance of specifying
and installing energy efficient showers
and water delivery systems cannot be
overlooked.

HOW ARCHITECTS ARE
INSULATING PASSIVHAUS
BUILDINGS
A fabric-first approach to building is the core of the Passivhaus standard. Here, we
explore the fundamentals of Passivhaus insulation and how some architects have
achieved this in their own projects.
Passivhaus is an energy
performance standard used
to achieve thermal comfort
solely by post-heating or
post-cooling of the air,
removing the need for traditional space
heating systems such as gas boilers.
Crucially, it sets a standard for the
maximum required heating load from
heat pumps or mechanical ventilation
with heat recovery (MVHR) and this
requires a highly efficient, airtight building
fabric with minimal thermal bridging.
For a building to be considered
Passivhaus, it must meet four criteria.
Firstly, the Space Heating Energy
Demand cannot exceed 15kWh per
square meter of living space per year.
Second, the total energy used for all
domestic appliances must not exceed
60kWh per square meter per year.
Airtightness must be no more than
0.6 air changes per hour at 50Pascals
pressure and, finally, thermal comfort
must be met in all living areas.
These requirements can be met by
following five principles – highly efficient
thermal insulation, well-insulated
windows that use low-e glazing to
prevent heat transfer, ventilation heat
recovery, airtightness and minimal
thermal bridges.
Insulating the building fabric
A Passivhaus building requires very
high levels of thermal insulation. For
comparison, Approved Document L of
the Building Regulations asks that walls
achieve a maximum U-value of 0.26
W/m 2 K, whereas Passivhaus buildings
typically have a U-value lower than 0.15
W/m 2 K.
One approach is to use glass mineral
wool, as HEM Architects did on Sort
Trae, a Passivhaus designed by a
retired architect as her own dream
home and workshop. Knauf Insulation’s
FrameTherm Slab 32 was friction-fitted
within the 140mm thick timber frame
walls on the first floor for a calculated
U-value of 0.14 W/m 2 K, while DriTherm
Cavity Slab 32 was used to fill the stoneclad
masonry cavity walls on the ground
floor to get a U-value of 0.14W/m 2 K.

Seaman, Architectural Technologist for
HEM Architects.
Airtightness and thermal bridging
Airtightness is one of the most crucial
aspects of a Passivhaus build. Air
leakage is a significant contributor
to heat loss, poor air quality, drafts
and sound pollution. An airtight fabric
improves occupant comfort and ensures
low and zero-carbon technologies such
as MVHR and heat pumps can run
efficiently.
Insulation that’s fitted correctly plays
a critical role in airtightness, but some
materials are easier to achieve this with
than others. For example, rigid boards
can be difficult to install without air gaps
as they require precise cutting and
taping. Due to construction tolerances,
minor imperfections in the substrate,
and the natural movement of the
construction over time, it can be very
difficult to achieve and maintain a flush fit
with these boards, even if they notionally
offer the required performance.
VESP Architects have found over the
years that using mineral wool makes it
easier to achieve the required thermal
performance and airtightness levels
needed for Passivhaus construction.
Although not strictly built to the
Passivhaus standard, Labrador House
is a high-performing home with wall
U-values of 0.15W/m 2 K, achieved using
Knauf Insulation’s Rocksilk RS45.
To achieve an airtight and efficient
thermal envelope, the timber-clad
sections of the house used 175mm
slabs of Rocksilk RS45, a rock mineral
wool product, fitted between the studs
of the steel frame system. The total
U-value for the timber-clad walls was
0.15W/m 2 K.
One the biggest factors in the
specification of Rocksilk RS45 was the
installation process. Director Ian Phillips
explains: “We now specify mineral wool
for any full-fill insulation we need. The
fact is that rigid boards such as PIR
perform well on paper but are not quality
control friendly. The boards don’t sit
as closely to the timber as they need
to. Mineral wool can be pushed into a
space and fills it so easily.”
Thermal bridging
Mitigating thermal bridging is another
key tenant of Passivhaus. Heat follows
the path of least resistance when
moving by conduction from the heated
building space to the outside – a thermal
bridge is a localised area of increased
heat flow. Thermal bridges can cause
increased heat loss and decreased
surface temperatures, which can lead to
condensation that penetrates building
elements causing mould and rot.
A building can be considered ‘free’
of thermal bridges if the total heat
loss, including from potential thermal
bridges, isn’t greater than what would
be expected by calculating the heat
loss of the whole building based on
its U-values. Another practical way of
defining ‘thermal bridge free’ design is to
check if one can use a pencil to outline
the exterior insulation envelope on a
sectional drawing, without breaking the
line.
Simply changing the configuration
of a system can make a substantial
difference. For example, while working
on Wednesfield Technology Primary
School in Wolverhampton, offsite
specialists Timber Innovations used a
twin stud configuration of its Larsen
Wall system to reduce thermal bridging.
The panels were insulated with Knauf
Insulation’s glass blowing wool Supafil
Frame.
“A blown-in material ensured we
consistently filled all the voids in each
panel, providing the required thermal
performance and ensuring there would
be no cold spots in the finished walls,”
says David Himmons, Managing Director
at Timber Innovations.
Passivhaus homes
Designing and building to the Passivhaus
standard not only improves occupant
comfort but also contributes to energy
efficiency and sustainability. As more
architects and builders adopt these
practices, Passivhaus principles will play
an increasingly important role in lowcarbon
housing.

BAKERY AND BREAD MANUFACTURER ADOPTS ULTRA HIGH-EFFICIENCY WATER
HEATERS TO CUT COSTS
Rinnai has installed its range of I2HY20 Hydrogen blends
20% certified commercial water heaters at a leading bread
manufacturing brand in Bradford. An industrial scale
bakery must have access to a consistent flow of clean
water for sanitation purposes and to produce dough. A
plant bakery can use anywhere from 10,000 to 300,000
gallons of water per day.
For the bakery to continue operations without negating
production output, and to reduce costs, Rinnai design
specialists decided that installing a Rinnai N series unit
would be the ideal solution. The Rinnai N series range of
commercial condensing water heaters guarantees copious
amounts of temperature accurate hot water. The Rinnai
commercial water heaters are also highly efficient with a
tested efficiency of 97% and as Rinnai condensing water

HOW DATED WINDOWS CAN ACHIEVE MODERN STANDARDS OF
ENERGY PERFORMANCE
Together with building owners, most specifiers can see
the aesthetic benefits of retaining traditional steel windows
when restoring an older property, whether it is subject to
conservation requirements or not. Here, Laura Mercer,
Managing Director of Associated Steel Window Services
(ASWS), reflects on the steps available to help heritage
W20 and other traditional steel and timber windows attain
contemporary standards of energy performance.
Universal Suite, W20 sections and other frame types
generally suit everything from dockland warehouses to Art
Deco villas. The slender sightlines and glazing patterns
undoubtedly complement brickwork or render across
multiple architectural styles, but the accepted wisdom
that steel simply cannot satisfy the thermal performance
requirements leads to many project teams seeking
alternative solutions.
There is, though, genuine and growing cause for taking
a more positive and proactive attitude to existing windows
of any material, even if they are suffering from corrosion in
the case of steel, or rot in the case of timber, misalignment
and have poorly maintained or even missing fittings. Not
only can they be fully refurbished and put in good working
order, but draughtiness and thermal transmittance issues
can be radically improved to the point where a number
of restoration projects have successfully targeted the
higher levels of BREEAM – without replacing the old
windows. There are even points available within BREEAM
assessments for saving the original fenestration from the
scrap yard.
The ideal starting point is to have an experienced window
specialist, such as ASWS, carry out a full condition survey
prior to any work beginning on site, with the drawings,
observations and detailed recommendations often
incorporated as part of the tender documents – or as part of
the planning or listed building application.
With commercial work accounting for a high proportion of

modern glazing technology is just as important as diligence
in overhauling the frames themselves and understanding
that leakage occurs around the frames and the fabric of the

The specification and installation
of A. Proctor Group’s Wraptite
external air barrier is helping three
secondary school projects in Scotland
to achieve the Passivhaus standard.
As a result of these high-quality new
school buildings, more than 4,500 pupils
will benefit from learning in thermally
comfortable classrooms with excellent
indoor air quality.
All three schools are being delivered by
main contractor Robertson Construction
Tayside. With its purpose of assuring
a sustainable future, Robertson has
developed a specialism in Passivhaus
construction, which supports its
customers, local authorities and
Government to address their low-carbon
goals.
The three schools are Perth High
School, East End Community Campus
in Dundee, and Monifieth Learning
Campus. Construction commenced
on all three within the space of a few
months in the first half of 2023.
Perth High School was the first project
to get underway. The current Oakbank
Road building is more than 50 years
old and rated ‘poor’ for suitability,
having been used beyond its design
life. The newbuild school will replace
the existing facility when it is handed
over this summer. Originally, a more
traditional design and specification was
intended for the construction, which will
be used by 1,600 pupils and 140 staff.
The Passivhaus approach was adopted
during the design process and required
minimal alteration to the building’s
agreed form and location.

an integrated education centre for those
with complex assisted support needs.
Also expected to be handed over this
summer, the campus’ sports facilities will
be available to local groups and clubs.
The new education and community
campus in Monifieth, near Dundee,
features a new school for 1,200 pupils
and amenities including a swimming pool
and Sport Scotland-standard athletics
facilities. Angus Council’s intention
is for the campus to be used fully, all
year round. Like Perth High School,
construction is being phased so that the
new school is constructed while the old
one remains in use. The existing facility
will then be demolished.
Installing Wraptite in different

The external walls of each new school
are constructed in a slightly different
way, showing that the Passivhaus
standard can be achieved using different
construction methods.
“We wanted to take what we learnt
delivering Scotland’s first certified
Passivhaus school, Riverside Primary,
and apply it to future projects,” says
Kevin Dickson, Regional Managing
Director, Robertson Construction
Tayside. “This opportunity came with the
appointment to deliver three Passivhaus
schools, constructed to realise each
local authority’s vision while generating
meaningful benefits throughout the
process.”
A similar procurement process to
Riverside Primary meant that using
Wraptite satisfied the requirement for
using local suppliers, on top of the
experience gained in using it to meet the
airtightness requirements.
Perth High School is a concrete frame
with mineral wool insulation and a facing
brick facade. The school buildings to
the other two campuses feature a mix
of concrete and steel frame, with highperformance
insulation. Facing brickwork
is the finish at Monifieth, while East End
Community Campus will have finishes of
facing brickwork, precast concrete and
cladding.
Wraptite is well-suited to Passivhaus
projects, and the different construction
methods demonstrate its versatility in
helping meet the standard’s high levels
of airtightness. By moving the airtight line
to the exterior face of the wall structure,
it avoids a lot of complex detailing
around services and other penetrations
that typically occur at the internal face.

dedicated net zero lead and a
climate change plan in place this year.
According to the latest government
figures the education estate accounts
for 36% of total UK public sector
building emissions, of which schools
alone are responsible for almost a
quarter. Decarbonising these buildings
is central to the government’s net zero
strategy, but progress remains slow, with
concerns that only 20% of England’s
school estates will be net zero compliant
by 2050.
Schools need support to make their
heating systems less carbon intensive,
and one tried-and-tested solution for
harder-to-treat school buildings might
be to combine a hybrid approach with
prefabrication techniques.
Overcoming retrofit challenges
The ultimate goal is to move to an
all-electric heating system, with heat
pumps one of the favoured technologies.
Certainly, heat pumps can provide a
highly efficient, sustainable method of
supplying low-carbon heating or hot
water requirements. But while newbuild
schools will be designed for net zero,
decarbonising heating systems in
existing school stock can be more
complex. Technical difficulty, additional
power requirements, and the age of
the building are just some of the core
challenges identified by school estates
managers.
So how can we help schools get off the
starting blocks? The first step should
always be to identify any achievable
opportunities to reduce heat losses and
energy demand, lowering the capacity
of heating plant required and the capital
expenditure. But what about when fabric
upgrades are not an option, perhaps
due to listed status or cost implications?
Or when sites don’t have the space
or electrical capacity? One practical
option might be to consider introducing
a hybrid heating system that combines
air source heat pumps (ASHPs) with
existing heating infrastructure using a
prefabricated packaged plant room.
Even a modestly sized heat pump can
decarbonise up to 80% of the heat in
the building, with a hybrid approach
nearly always a fast, affordable and
efficient solution. As hybrid systems
also reduce requirements for electrical
capacity and available space, they can
make school decarbonisation projects
more technically and commercially
viable. While the solution would leave
some reliance on gas boilers, these
can be swapped out at a later stage to
achieve full decarbonisation. Combining
this approach with prefabrication could
enable accelerated heat pump retrofits
across the UK’s existing school estate.
Pre-engineered solution
The prefabricated packaged plant room
might contain a combination of plant and
accessory modules including water-towater
(booster) heat pumps, boilers,
pressurisation units, expansion vessels,
buffer vessels, circulating pumps and
pipework in a standardised layout. These
would be connected to external ASHPs
or evaporators connected to split system
heat pumps within the plant room.

Prefabricated plant rooms are plug-andplay
systems, pre-wired and factory
tested for rapid, simple connection
and preassembled in sections or as
a single lift for easy placement in the
school grounds. With installation times
dramatically reduced and minimal on-site
disruption, school estates managers are
no longer restricted to carrying out larger
heating system refurbishments within
summer holidays.
Prefabrication also benefits contractors,
allowing them to use their time more
productively. With a single point of
contact for the entire system, the
potential for delays is minimised,
helping projects remain on schedule.
It also enables just-in-time delivery,
which simplifies site management by
eliminating the need to store equipment
on site.
As the packaged plant room is
manufactured to specification in a factory
setting, using specialist machinery
and under tight control procedures,
quality assurance is notably high.
Finally, off-site fabrication can deliver
significant reductions in waste and
carbon emissions, contributing to school
sustainability goals by using energyefficient
solutions and modern methods

ACHIEVING SUSTAINABLE SOLAR
ROOFING FOR SCHOOLS
Creating sustainable environments in
our schools is crucial, particularly as
schools across the UK are under
increasing pressure to reduce their
carbon footprint, improve energy
efficiency and embrace renewable
technology. Kalzip explains how this was
achieved in two of Aberdeen’s newest
schools.
A
specialist roofing system from Kalzip has been chosen
for two of Aberdeen’s newest schools and community
hubs as part of an investment of more than £40 million.
Greythorpe School & Community Hub, and Countesswells
Primary School, will cater for a total of 1,028 pupils and feature
everything from housing, nursery services, café’s and a 3G
seven-a-side football pitch, among other resources.
Delivered by Hub North Scotland, with Morrison Construction
Building North East as the main contractor and Halliday Fraser
Munro as architects, the Kalzip system was specified as the
roofing system on both schools. The system was chosen for
its incredible sustainability benefits, along with the speed of
installation. Kalzip 65/400 with a Dark Grey/Anthracite Grey
finish was selected for the project but with a key specificity
– the panels were provided as part of a whole solar panel
package for the schools.
First approached by Aberdeen City Council, the brief was to
provide a roofing system that incorporated solar panels as part
of a commitment to address carbon emissions with the new
facilities. Initially, the design plan was to source and specify the
solar power system separately, but as Kalzip provides bespoke
solutions for each project, a system that packaged the roofing
and solar components with a laminate protecting finish was
pitched. Following a series of information sharing regarding the
schematics of installation and power output, the package was
accepted and specified for the project.
Chris Goldie, Regional Sales Manager Scotland at Kalzip,
says: “One of the challenges of installing solar panels as an
additional product following the installation of the roofing is
the added traffic on the surface during the application of the
panels. While durable and rigid, this can lead to imperfections
on the finish and even small areas of aesthetic damage on the
roof surface.
“Being able to provide this solution as a package for the
project provided a number of benefits to the client such as
the cost-effectiveness and time-saving through not specifying
separately, along with a fully integrated system that was
installed and completed in a far quicker time.”
Both Greythorpe School & Community Hub and Countesswells
Primary School was completed on time and within
budget, which was attributed to the collective effort of the
subcontractors involved.

with the unveiling of its brand-new changing block – an
eco-conscious, architecturally stunning addition designed

Built in just five months, the new development features

Timber cladding was used throughout the building, while

RESEARCH REVEALS SIGNIFICANT SOLAR OPPORTUNITY FOR SCHOOLS
Schools and hospitals should leverage funding to install
solar carports, a renewable expert has said, after research
revealed a significant power generation opportunity
from car parks. Damian Barker, Managing Director
of RenEnergy, has said institutions could regain control
of their finances and energy supply if they elect to use
the government’s new £180 million funding to install this
method of solar energy generation.
RenEnergy has commissioned ongoing research to
identify how many parking spaces could be suitable for
installation. So far, more than 151,000 suitable parking
spaces have been identified across schools, colleges,
universities, hospitals and medical facilities in England and
Scotland, which could produce over 350GWh of power –
enough to cover the average annual consumption of over
97,000 UK homes.
With the UK having 32,149 schools and 1,148 hospitals,
the research has only scratched the surface of the amount
of green power that could be produced. If schools used the
first major investment from the government’s state-owned
power provider to invest in solar carports, they could use
the now available energy funds to finance a variety of much
needed assets.
With the teaching crisis putting substantial pressure on
senior leadership to retain talent while balancing costs,
reducing energy bills could allow schools to attract new
educational providers and vital equipment and resources.
Schools do not need to apply for planning permission due
to the installation being covered by permitted development.
Once built, management will have to contact the District
Network Operator (DNO) to secure grid capacity.
Damian said: “The government has made its plans clear
to help reduce the carbon footprint of schools and hospitals
by investing in green power solutions. Carports could have
a significant role in the rollout of this £180 million funding,
helping institutions regain control of their finances and
invest in the future.”

EAVES DETAILING PRODUCTS
OFFER MULTIPLE SOLUTIONS
Manthorpe explores the considerations specifiers must take into account when
designing roof eaves to ensure a strong, stable build without water ingress or
condensation issues.
The roof eaves is the lowest
area of a pitched roof and,
as such, it must shed all the
water that the roof collects
over its entire surface into
the gutters. It is important to design and
construct the eaves correctly, to ensure
that it will remain durable and prevent
water ingress into the structure. A
secondary function of a roof eaves is to
provide a ventilation air path into the roof
void to control condensation.
Given the importance of the eaves, it is
surprising how often their design and
construction is poor, leading to leakage
problems, sometimes straightaway or,
more commonly, later when components
degrade.
Important elements to consider when
designing the eaves are ensuring proper
support for the underlay and correct
alignment of the eaves course tiles. In
a typical UK cold roof construction, the
underlay is laid unsupported between
rafters, which are generally set at up
to 600mm centres. This is fi ne for the
general roof areas, but continuous
support must be provided behind the
fascia or tilt fi llet to prevent the underlay
sagging and creating a trough which
could collect and hold water. If water
does collect behind the fascia, it will

cost effective in supporting the underlay
than purchasing plywood, with all the
additional labour and time in cutting it to
fit and installing it.
Another objection to the use of
proprietary underlay support products is
the perceived difficulty in the retro fitting
or cleaning of gutters. However, this is
not the case with the Manthorpe 2-in-1
and 3-in-1 ventilators. Properly fitted,
with the gutters installed in the correct
position, the ventilators do not impede
access to the gutters in any way.

inevitably find its way through any small
cuts or nail holes in the underlay and into
the structure. Longer term the underlay
will rot, causing further leakage. Modern,
lightweight, vapour and air permeable
underlays are not UV-resistant in the
long-term, so they should not be draped
into the gutter as was the practice with
bituminous underlays.
Consideration should also be given to
the correct alignment of the roof tiles,
particularly when using single-lap tiles.
The eaves course tiles should be set at
the same angle as the tiles in the roof
areas above. If they are not, then the
risk of water ingress through the tiling is
increased.
Ensuring proper ventilation
Traditionally, underlay support was
provided by a timber detail, usually
plywood. However, in modern
construction, time and cost efficiencies
are key objectives, and the best
way to achieve these are by using
well-designed proprietary products.
Manthorpe has more than 35 years of
experience developing roofing products

construction industry. Regarding eaves
detailing, our design team has come
up with our 2-in-1 Ventilator and 3-in-1
ventilator products.
These products combine an underlay
support tray, to prevent the underlay
sagging behind the fascia, with an over
fascia ventilator and insect grille under
the support tray to provide 10,000mm 2
per metre of air flow into the roof space.
The insect grille prevents access into the
roof void by nesting insects. The 3-in-1
ventilator has the addition of an integral
eaves comb filler to prevent access into
the roof void by birds and rodents when
using profiled roof tiles.
The support tray is sufficiently robust
to properly support the underlay, while
the front edge is angled to aid water
run-off into the gutter and is thickened to
provide a robust support for the eaves
course tiles. There are clear and stable
fixing points into the top of the fascia,
with drainage gullies around each point
to prevent water ingress. Further fixing
points are incorporated for secure fixing
to the rafters. The support tray is wide
enough for use at low pitches and is
ingeniously designed with a live hinge
between the front edge and support tray
to enable the ventilators to be used on all
roof pitches from 15° up to 70°.
The 2-in-1 and 3-in-1 ventilators are
suitable for use on refurbishment
projects as well as fast installation on
new buildings. They are supplied in a
one-metre coverage length for ease
of estimating and ordering, plus side
interlocks to provide fully supported
overlaps between each unit.
One objection to the use of a ventilated
eaves support system is that additional
ventilation may not be deemed
necessary due to the type of permeable
membrane. However, just as with dry
ridge systems, the ventilation element
of these products is a bonus; using the
2-in-1 or 3-in-1 ventilator is still far more

common occurrence with lightweight
underlays. If the underlay does not have
integral fixing tape, then double-sided
underlay tape can be used.
An important point to address is that
of the fixing of the eaves course tiles;
BS 5534 requires that all single lap
tiles be twice fixed at perimeters.
How this is achieved depends on the
type of tile and the calculated roof tile
fixing specification. Tiles with two nail
holes can be head nailed to satisfy the
requirement for two fixings. However,
if the tiles only have one nail hole, or
twice nailing is insufficient to resist the
calculated wind uplift load, then the tiles
must be clipped at their tails.
Tile eaves clips are generally nailed into
the top of the facia or tilt fillet, which
means the nails having to penetrate the
underlay support tray. This is generally
accepted as a small compromise in
ensuring that the tiles are adequately
fixed. However, for an extra layer of
protection, bituminous nail tape can be
run along the fixing points, which will seal
around the nails and thus prevent water
running through the nail holes.

FLEX-R RUBBERBOND FLEECEBACK EPDM PASSES CCPI ASSESSMENT
RubberBond FleeceBack EPDM, available exclusively
through Flex-R, has passed the Code for Construction
Product Information (CCPI) assessment. This third-party
assessment confirms that all the information provided by
Flex-R on this system is clear, accurate, accessible, up-todate,
and unambiguous, making it easier for specifiers to
make an informed choice.
Rubberbond FleeceBack EPDM is a 1.2mm-thick EPDM
membrane and 1.8mm fleece that offers up to 40% greater
puncture resistance, and 180% greater tear resistance, than
non-reinforced 1.52mm EPDMs. It can be used for various
flat roofing projects, whether an overlay for an aged roof
system, a roof renovation, or a newbuild project. It can also
be installed in small or large commercial situations.
The CCPI is becoming an important tool for anyone
purchasing construction materials. It was developed
through industry consultation initiated by the Construction
Product Association (CPA) in direct response to Dame
Judith Hackitt’s review after the Grenfell tragedy and
the resulting Building Safety Act. It was created by a
group of manufacturers who agreed to raise standards in
construction and transition the industry to a point where all
product information provided by a manufacturer, merchant,
or distributor adheres to this ethos. The ultimate goal is for
clients, specifiers, and users to demand only products that
comply with the CCPI.
The CCPI includes three distinct codes; the first for
manufacturers, which focuses on the responsibility for
accurate product information and the assessment of product
claims. The second is for supporters, which includes clients,
major housebuilders, and Tier One contractors advocating
CCPI adoption through their supply chains. Finally, the
code for merchants and distributors emphasises processes
and systems for creating, reproducing, and accurately
representing product information.
Flex-R has successfully passed the CCPI assessment
for its RubberBond FleeceBack EPDM system, while Flex-R
achieved the Merchant and Distribution version of the CCPI
code in June 2024.

As the demand for sustainable and
energy efficient buildings grows,
the impact of roofing materials
has become a crucial consideration.
The products used in a roofing system
can significantly affect energy efficiency,
carbon emissions, waste, and a
property’s lifespan. The waterproofing
layer plays a vital role in enhancing
sustainability, with cold-applied PMMA
(Polymethyl Methacrylate) liquidapplied
membranes offering several
environmental advantages.
Cooler roofs
Incorporating solar reflective materials
on the roof is an effective way to make a
building more sustainable. By reflecting
sunlight and reducing heat absorption,
these materials improve energy
efficiency, enhance indoor comfort and
mitigate the urban heat island effect.
Reduced heat exposure decreases
thermal stress too, helping to extend the
roof’s lifespan.
Available in a range of light colours,
including white, beige and pale grey,
PMMA liquid-applied membranes can
achieve a solar reflectance of between
0.60 – 0.85 and Solar Reflective Index
(SRI) values above 80. Solar reflectance
is measured on a scale from 0 to 1,
and the SRI is calculated by combining
reflectivity and thermal emittance - the
higher the value, the cooler the surface.
Advances in technology have also
introduced a PMMA-based seal coat

with a solar reflectance of 0.94 and an
exceptionally high SRI of 114, which can
significantly lower roof temperatures by
up to 20°C.
Lower carbon emissions
PMMA-based systems are solvent free
and cold applied, eliminating the need
for hot works. This significantly reduces
carbon emissions during installation
while enhancing site safety. Bituminous
waterproofing membranes that require
heat to install often use torches fuelled
by Liquefied Petroleum Gas (LPG).
However, based on data from the US
Energy Information Administration,
burning just 1kg of LPG releases, on
average, approximately 2.98kg of CO 2
into the atmosphere. As circa 47kg of
LPG are required to install 150m 2 of
bituminous membrane, the emissions
are substantial, even on smaller roofs.
A cold-applied PMMA waterproofing
system requires no LPG-fuelled
equipment. The waterproofing layer is
applied ‘wet-on-wet’ with a polyester
reinforcement fleece, bonding
seamlessly to the substrate. Once
cured, within approximately 25 to 30
minutes, the surface layer is installed
onto the waterproofing to form a single,
uniform membrane. Cold-applied PMMA
systems are also low in volatile organic
compounds (VOCs), further reducing
their environmental impact compared to
solvent-based alternatives.
Built to last
PMMA’s chemical structure is free
from plasticisers and provides a high
tensile strength and elasticity. These
characteristics ensure the membrane
can withstand structural and thermal
movements and is highly resistant to
UV radiation, making it highly durable.
When installed correctly by an approved
contractor, the PMMA build-up can
be guaranteed for up to 25 years,
reducing the need for any repairs and
the associated waste, transport journeys
and carbon emissions. If a PMMA-liquid
applied membrane does get damaged
or reaches the end of its design life, it
can be overlaid rather than replaced
entirely.
Maximising green credentials
For specifiers seeking to enhance
sustainability through a green or blue
roof design, PMMA is compatible with
both. When tested and certified in
accordance with FLL guidelines, the
membrane will be root resistant and
have the durability to cope with the
planting’s load bearing requirement
as well as any post-build settlement.
PMMA’s high tensile strength and
flexibility also makes it suitable for
blue roof construction, with the liquid
application suitable for projects with
extensive detailing.
If solar panels feature as part of the roof
design, PMMA can be used successfully
with ballasted or mechanically fixed
PV systems. The membrane forms a
monolithic, fully bonded waterproofing
layer, reducing the risk of water
ingress around the joints and fixings.
Its resistance to UV and extreme
temperatures also means it won’t
degrade.
By specifying PMMA, architects and
contractors can help to enhance the
performance of a roof while reducing
environmental impact. The membrane’s
durability, cold-applied installation, and
ability to reduce heat absorption play a
key role in enhancing energy efficiency,
reducing CO₂ emissions, and supporting
sustainable building practices.

KEEP UP WITH COLOUR TRENDS
The colour and texture of a façade determines how a building looks. It communicates
purpose and identity, influences people’s perception of the building and, often, the
businesses and individuals within. John Park-Davies, Group Managing Director of Vertik-Al,
explores some of the recent building façade colour trends.
Colour is used to boost aesthetic
appeal, evoke emotions, and
blend or contrast a building with
its surroundings. To achieve this in the
long term, colourfastness and durability
are crucial. For optimum performance,
many façade designers opt for a
powder-coated finish, especially when
working with architectural aluminium,
such as cladding and curtain walling.
As a large, UK independent powder
coater of architectural aluminium, we
powder coat aluminium bar length
and items for many industries and
applications, which directly influences
the powders we use.
Neutrals dominate
Each year we conduct a colour audit,
which gives us valuable insight into
current and future colour trends. Last
year we applied thousands of different
shades, textures and finishes, but overall
usage was dominated by neutrals and
greys. In fact, neutral colours account for
11 of our top 20 most-applied powders.
Those who follow our journey will know
that Anthracite Grey in a matt finish has
been a firm favourite for several years
now, and there was no change in 2024.
With universal appeal, RAL 7016 was the
most popular powder colour.
However, black and white powders
were also used commonly during 2024.
Jet Black and HIPCA White sit behind
Anthracite Grey as our second and third
most used powders, respectively. Other
high-ranking neutrals include Signal
White, Pure White, Signal Black and
Traffic White. HIPCA White is also the
only top 20 powder to feature in both
matt and gloss finishes.
These tones have been slowly regaining
ground over the past couple of years.
While we apply vast quantities of
Anthracite Grey, combined, black and
white hues are used most consistently.
This is likely due to their broad appeal
and ability to contrast or enhance other
architectural details.
Warm greys
Most evident last year, perhaps, was the
greater use of warm greys. Khaki Grey,
Moss Grey, Silk Grey and Pebble Grey
all rank in our top 20 most-used powder
colours. Unlike the perennially popular
Anthracite Grey, Basalt Grey, Slate Grey
and Black Grey, these greys are much
softer. Warm and calming, they are
enriched by natural light, making them
ideal for cladding and facades. Their
increased use suggests the cool grey
trend may even be in decline.
Super-durables
As well as retaining the top spot,
Anthracite Grey also featured in 16 th
position, but this time in an ultra-durable
powder coating - Interpon D2525 Matt.
This is a series of powder coatings with
exceptional weather resistance, offering
outstanding gloss retention, resistance
to colour change, and maximum film
integrity. They are Qualicoat Class 2
certified and GSB approved.
Qualicoat Class 2 powders are better
known as super-durables. Developed in
the 1990s, super-durables now boast a
track record exceeding 30 years in the
field and, with greater awareness and
demand for long-lasting performance,
their use is growing steadily. We have
decades of coating experience using
super-durables and, as a result, we
offer extended warranties on Class 2
powders.
Our most popular colours aside, we
have also been using smaller quantities
of more interesting colours and finishes,
such as metallics, anti-graffiti and nonslip.
We know that metallic effect powders in
Anodic Bronze and Anodic Steel Bronze
are already popular with designers,
but last year we added another to the
list – Anodic Champagne. Just like the
shift from cool to warm grey tones, this
metallic is far warmer than either Anodic
Bronze or Anodic Steel Bronze. We also
received a request to colour match one
of Farrow & Ball’s Traditional Neutrals –
No.4 Old White.

SCHOOL ENJOYS STUNNING
HYBRID STRUCTURED PAVILLION
The new Beech Court Pavilion at Abingdon School in Oxfordshire has been constructed to
connect the existing Amey Theatre to the main school via a dynamic, multi-functional
space. Here, Alex Brock, Pre-Construction Manager from B&K Structures, explains.
Beech Court Pavilion seamlessly blends slender glulam
beams and a supporting steel structure – crowned by
green roof planting above extensive glazed elevations –
to form an elegant and multi-functional space for dining, study
and social activities, with green views in all directions.
The complex steel canopy frame and exposed glulam diagrid
roof was installed on site by B&K Structures in just eight
weeks, along with also completing the connection design.
A key design ambition was to connect the students to
nature, and the final visual impact of the pavilion showcases
the aesthetic and biophilic benefits timber can bring to an
education setting.
The project team brought together David Morley Architects
and engineersHRW, with Beard Construction as the main
contractor. B&K Structures (BKS), a leading UK specialist
timber and timber-steel subcontractor, was awarded the
contract to complete the connection design, fabricate and
erect the complex octagon roof, with 35m 3 of visual grade
glulam beams manufactured by BKS’ timber supply chain
partner Rubner.
Alastair Wood, Senior Architect at David Morley Architects,
says: “The design concept was to create an elegant pavilion
that provides a flexible dining space within a garden setting.
This put an emphasis on the transparency of the façade,
daylight and connection between inside and outside – a
key element of which was to have a continuous glazed
external perimeter, with a roof floating above, using generous
overhangs to provide solar shade to the interior and shelter to
the outdoor spaces.”
developing engineersHRW’s 3D model into fabrication
information, a meticulous logistics plan, regular engineer
inspections and early engagement from the BKS installation
project manager. Finally, minimal yet skilful alterations were
made by the BKS erection team on site including cutting,
realigning, tack-welding, re-checking and completing a full arcweld
in situ.
BKS Drawing Office Manager Glyn Hubbard concludes:
“Every project brings a number of challenges to be overcome
– including coordination of information from other subcontractors
and trades and tight site programmes – but
this was exacerbated on Abingdon, given the complexity
of the roof structure setting-out, and the individuality of the
connections to be made, while simultaneously achieving the
aesthetics throughout.”
The Pavilion exemplifies the capabilities of structural timber: not
only meeting the clients’ aesthetic and biophilic requirements,
the timber on the project also brought sustainability credentials,
with the 34.896m 3 of glulam sequestering 24.543 tonnes of
CO 2
e from the atmosphere. Contributing to circular economy
principles, when properly fabricated, installed and maintained,
the structural timber also offers a long working life with the
potential for reuse, while PEFC chain of custody guarantees all
of the trees used will have been replaced by new growth in just
seven seconds. The result at Abingdon School is testament to
the close design collaboration from the project delivery team
and the technical expertise from BKS.

The sheer complexity of the pavilion’s roof structure posed
unique challenges in terms of design, planning, prefabrication
and the subsequent installation.
Andy Holland, BKS Operations Manager, explains: “We
had to build the roof as four separate quadrants supported
by temporary falsework columns. However, as they met at
different angles of pitch, the geometry of the connections was
very complex and required strong technical skill. As a result, a
constantly changing variety of stub plates coming off the main
steelwork were required.
“The buildability and temporary works review was also
unusually challenging, and the tolerances on both fabrication
and installation were far tighter than is normal: a maximum
of 5mm rather than 10mm – even a very small error on the
steelwork would have made it impossible to align and fix the
glulam beams.”
B&K Structures met and addressed these construction
challenges through a collaborative process that combined

EUROFORM’S WEATHERCLAD MEETS BRIEF FOR ILFRACOMBE HOMES
Euroform’s WeatherClad wood effect shiplap planks have
been selected for Devonshire Homes’ new Ilfracombe
development, Mariner’s Haven. Euroform is supplying
the low maintenance, fi bre cement planks, which are
manufactured according to BS EN 12467: 2012+A2:2018
and have BDA Agrément certifi cation, in six bespoke
colours.
Devonshire Homes has designed the Mariner’s Haven
homes in sympathy with the landscape. A number of the
house types will feature half shiplaped exteriors to refl ect
the character of the development’s coastal location in an
elevated position overlooking Ilfracombe. Mariner’s Haven is
delivering 347 new homes, including 38 affordable homes,
ranging from one and two bedroom apartments to two, three
and four bedroom houses. The fi rst homes were released for
sale in late 2024.
Performance and look were key criteria for product
selection for Devonshire Homes. Initially Euroform provided
samples of eight bespoke colours, from which the
housebuilder chose six to depict sand, grass, sea and sky.
WeatherClad is also available in 21 standard colours, plus
RAL and NCS colours on request, and Euroform provides a
comprehensive range of colour matched profi les and trims.
The natural timber effect of WeatherClad, with its random
embossed grain, and the width of the board will both add
to the pleasing look. WeatherClad boards are 230mm wide,
wider than most similar boards on the market.
WeatherClad carries third-party BDA Agrément
certifi cation from KIWA, a certifi cation recognised by
architects, specifi ers, engineers and building control
personnel. Certifi cation confi rms the product’s suitability and
fi tness for purpose in terms of performance and durability.
WeatherClad has a European Classifi cation of A2-s1,d0 for
Reaction to Fire in accordance with BS EN 13501-1.
Weatherclad is part of the range of Euroform’s Code for
Construction Product Information (CCPI) assessed products.

ROBUST ROOFING FOR THE
GOODS YARD REGENERATION
Langley’s HM-30 Paratech
roofing system has played
a key role in ensuring
durability and
sustainability at a pivotal
development in Stoke.
As part of the wider regeneration
efforts at the heart of Stoke’s
evolving urban landscape,
The Goods Yard project is a pivotal
development within the Stoke Station
Masterplan. Located alongside the
Trent and Mersey Canal, this ambitious
rejuvenation work aims to transform
a tired industrial area into a thriving
micro-neighbourhood. The Goods Yard
consists of 174 design-led, build-torent
apartments and, with a 30-month
project timeline, the roof needed to
be completed to a high standard, on
schedule, and within budget.
Working in close collaboration with Main
Contractor Bowmer + Kirkland and
roofing contractors Advanced Roofing,
Langley provided a roofing solution that
met the specific requirements of this
newbuild residential development.
In response to Bowmer + Kirkland’s
preference for a hotmelt waterproofing
solution, Langley proposed its HM-
30 Paratech system – a fully bonded,
purpose-developed system for
newbuilds. The HM-30 Paratech
system offers a BBA-certified durability
statement of ‘the service life of the roof’,
making it an ideal choice for a project
where performance and longevity were
paramount.
The system’s speed of installation was
also a key consideration. Langley’s
second-generation hotmelt offered
considerable time savings over its firstgeneration
counterparts, helping the
project adhere to its tight construction
schedule without compromising on
quality. As the project moved forward,
the use of HM-30 Paratech allowed the
roofing work to be completed on time,
despite the complexities associated with
the development’s rapid timeline.
Sustainable and cost-effective
roofing
The thermal performance of the roofing
system was another critical factor not
just for the client and build, but longer
term for the residents occupying the
homes. With help from Langley’s roofing
solution, The Goods Yard achieves
a U-value of 0.2W/m²K. Aligning
with broader sustainability goals, the
building offers numerous advantages
for future residents such as enhanced
living comfort, financial savings from
lower energy bills, and a positive
environmental impact due to reduced
energy consumption and a lower carbon
footprint.
Langley also provided an Independent
Insurance Backed Guarantee (IBG) for
additional peace of mind. This provides
an extra layer of assurance, ensuring
that the value of the original guarantee
is maintained for the entire duration,
regardless of the trading status of
either the installing roofing contractor
or Langley. That level of assurance was
essential to Bowmer + Kirkland, who
wanted to be certain that the building’s
roof would stand the test of time.
Collaboration and technical support
The successful delivery of The Goods
Yard relied on working closely with
Bowmer + Kirkland, with each partner
bringing their own expertise to the table.
Mark Lambkin, Contracts Manager at
Bowmer + Kirkland, says: “We use hot
melt on the majority of our schemes. It’s
a tried and tested solution to what we
found to be a problematic part of the
building. We felt Langley’s offering was
the more robust of the options available
and we were happy to collaborate with
them.”
Connor Wignall, Senior Estimator at
Advanced Roofing, says: “After previous
successful installations of Langley’s HM-
30 Paratech, it was a natural progression
to use the system again on this project.
The adaptability of product helped us
overcome sequencing issues on the
project and keep in line with programme
and cost restrictions. We had several
awkward details to overcome. The fact
that Langley have a cold applied liquid
waterproofing product compatible
with bituminous waterproofing that
doesn’t affect the IBG really came into
its own. This, coupled with Langley’s
regular site visits and reports meant the
project delivered a quality install that
was handed over to Bowmer + Kirkland
within the required timeframe.’’

SOPREMA PROVIDES DOUBLE ROOFING SOLUTION
SOPREMA’s waterproofi ng roof systems were specifi ed in
the construction of Cheltenham Place in Salford, Greater
Manchester. Constructed by Bridgestone Construction,
with W Hughes & Son as the roofi ng contractor and Leach
Rhodes Walker as the architect, Cheltenham Place will
provide high-quality accommodation for students within the
city.
SOPREMA worked with W Hughes and Son to
identify, specify and install the Duofl ex SP waterproofi ng
system, which complied with the building’s specifi c roof
performance requirements. The speed of application was a
major infl uencing factor in product specifi cation, and a key
attribute of Duofl ex SP.
There was also a requirement to provide a full
waterproofi ng and insulation solution for the higher tiers of
the building, but due to inaccessibility for a bitumen boiler,
SOPREMA was tasked with providing an alternative solution.
DUO HT was specifi ed as a great alternative to Duofl ex SP,
without the need for a boiler, or having any impact on cost to
the client.
SOPREMA’s Alex Goodyear said: “It was fairly obvious
from the outset that we would be unable to take a boiler
to the higher stories, so we needed a solution for these
areas with the same performance as Duofl ex SP without the
client having to factor in a change in pricing. The DUO HT
system suited this perfectly, which enabled us to commence
with the installation with a clear design plan for all stories.
Additionally, the same 30-year warranty was maintained
across both products, which was another key factor in its
specifi cation.”
Sustainability is always a key consideration for modern
buildings. The Sopra XPS insulation used has a bronze
Cradle to Cradle certifi cate, which dictates that every raw
material that is used in a product must be reusable.

SMARTROOF HELPS BUILD ENERGY EFFICIENT APARTMENTS
Smartroof’s offsite-manufactured, modular roof system has
played a crucial role in creating energy and cost-effi cient
apartments in a Hampshire housing development.
Built by Taylor Wimpey, the Bramley Park development
in Warsash near Southampton comprises 85 new homes
including several blocks of six apartments. The primary
goal was to maximise the usable space within the roof area
of each apartment building, allowing for the addition of
two generously sized apartments per block. This demand
for additional space was met through Smartroof’s roofi ng
system, which for this project required a T-shaped design.
The compound-cut cassettes required for the roof valley
sections presented a challenge, but Smartroof’s precision
in design and offsite manufacturing allowed for a seamless
fi t on-site. By pre-fi nishing the valley sections in the factory,
this minimised time spent working at height.
A standout design feature of the project was the use of
steel purlins for each block. This eliminated the need for
pre-determined supporting walls, which in turn gave the
designers greater fl exibility in the apartment layouts.
As well as its space-maximising features, the Smartroof
system also enhanced the thermal performance of the
apartment blocks. The pre-engineered insulated roof system
provides superior insulation and airtightness, ensuring
the apartments will remain comfortable for residents while
offering improved energy effi ciency. This is an important
consideration given the growing demand for energy-effi cient
solutions across the housing market, as well as recent
changes to Building Regulations. The system comes with a
10-year warranty, ensuring the roofs will continue to perform
at a high level over time.

requirements for high-risk buildings
(HRB) has sharpened the focus on
transparency, suggesting building
designs be signed off by building control
at Gateway Two. Furthermore, any
deviations from the original specification
at this stage must be recorded in a
change control plan and reviewed by the
Building Safety Regulator (BSR).
In HRBs the safety of workers and
occupants is absolutely paramount –
hinging not just on sound design and
engineering practices but also the ability
to maintain a clear, comprehensive, and
continually updated record of all relevant
data. This is often referred to as the
Golden Thread of Information.
This concept is crucial in the
management of riser shafts – critical
components of large infrastructure that
serve as the backbone of a building by
housing key utilities and services. Playing
an indispensable role, the Golden Thread
ensures the integrity of the physical
structure while supporting its design,
construction and operation through the
provision of accurate, up-to-date and
relevant information.
The Golden Thread’s impact
With building safety now at the
forefront of the design and construction
agenda, the Golden Thread ensures
vital documents and information are
readily accessible during any stage of a
project to support the building control
process for HRBs. Aside from helping

FIXING STRUCTURAL DAMAGE IN
HERITAGE BUILDINGS

Our nation’s architectural heritage
needs preserving and we have a
responsibility to encourage the
retention and reuse of existing buildings.
When it comes to the repair of old
masonry and preventing structural issues
in listed or heritage structures, it’s crucial
that remediation work doesn’t alter the
appearance and structural function of
the building.
Repairing masonry, whether in heritage
or contemporary buildings, requires a
thorough understanding of the existing
construction’s form and condition.
Accurately diagnosing the causes of
structural defects is vital to ensure
appropriate repairs are made. Without
a proper assessment, repairs can be
ineffective or even damaging to the
original structure. In heritage buildings,
repeated repairs are particularly
undesirable due to the potential
cumulative impact on the building.
Maintaining structural integrity
Repair solutions should be designed
to maintain the visual appearance of
heritage buildings while effectively
addressing underlying structural issues.
Lightweight, high-grade stainless-steel
products provide strength and flexibility
without compromising the building’s
original appearance. Helifix remedial
solutions have been refined over 40
years, retaining the integrity of important
buildings while providing the necessary
structural support. The goal is always to
deliver repairs that are as unobtrusive
as possible, reinforcing the structure
without accelerating the deterioration of
original materials.
Repair methods for cracking and
movement
Historic masonry buildings often face
issues such as cracking or movement.
A combination of products can address
these problems, depending on the
specific needs of the building. This
may or may not include techniques
outside of the simple reinforcement of
the building superstructure. Common
methods include stitching cracks and
tying masonry façades back to the core
of the building. These interventions are
typically much less visually invasive than
traditional methods and tend to have
shorter project timelines. The aim is to
restore the structural integrity of the
building while minimising the impact on
its appearance and function.
Using lime mortars
Lime mortars are often preferred due
to their compatibility with older building
techniques and are ideal for re-pointing
and re-bedding of masonry wherever
possible. Unfortunately, the bond
strength and compressive strength of
‘genuine’ lime products does not allow
their use for many structural applications.
In these cases, discreet modern
materials avert concerns over the
changing passage of water leading to
freeze/thaw damage, while also avoiding
the creation of rigid sections that could
cause cracking.
Concealed products
One of the key advantages of modern
repair solutions is their ability to provide
structural support without being visible.
Using concealed repair products ensures
the aesthetic integrity of the heritage
building is preserved. This minimises
disruption to the original design while
still providing effective structural
reinforcement. Many of these repairs
have proven to last for decades, with
installations still effective 25 years after
their completion. These concealed repair
products are proven on many Grade
I listed buildings and other significant
structures across the world, providing
long-lasting, environmentally friendly
repairs.
Consult conservation professionals
Conservation professionals play a

to its ETICS range are helping the EWI industry maintain
consistently high quality during installation for the longterm
benefit of specifiers and property occupiers and
streamline its supply chain.
The performance of an
external wall insulation (EWI)
system or external thermal
insulation composite system
(ETICS) will only ever be as
good as its component parts. A weak
link in the system build-up will not only
undermine its promise to improve the
thermal performance of a property, but
it could add complexity and hassle to
the installation process, resulting in
additional time costs for contractors.
Advanced fi xing solutions have a crucial
role to play, therefore, and EJOT has
off ered a range of innovative anchors –
tube-washer and screw combinations –
for many years. But anchors are just one
of the components which contribute to
the effi cient installation and performance
of the system. That’s why EJOT off ers
similarly innovative ancillary products,
such as fi xing components for safely and
securely mounting external elements
including handrail and downpipe
brackets onto the façade.
EJOT’s latest developments, however,
off er a holistic solution that could change
the way EWI components are sourced.
By extending the EJOT Pro-Line range of
profi les, EWI system providers can now
source their complete suite of fi xing and
attachment components from a single
supplier. That brings a host of benefi ts,
as a number of systems companies are
already realising.
Improving system performance
EJOT’s EWI solutions are designed to
optimise the performance of the EWI
system and ensure everyone in the
supply chain maximises the benefi ts of
using technically advanced products.
These benefi ts include reducing thermal
bridging – a common issue for wall
insulation systems which can also result
in dampness and mould growth on
internal surfaces.
Thermal bridges can occur in many
areas of the system’s construction,
with anchors and edge profi les being
particularly vulnerable points. This is
why EJOT’s R&D team has focused on
creating products that address these
risks, including through manufacturing
all our profi les in PVC rather than
aluminium, and the development of a
new patent-pending PVC base ‘high
load’ profi le. This features a hollow
chamber design to reduce thermal
transfer, while also off ering increased
rigidity.
In addition, our profi les enable precise
edge formation and help to permanently
drive rain away from the building.
Pro-Line profi les are also designed
to compensate for movement where
applicable, such as around doors and
windows, to prevent cracks developing
over time.

Etex has expanded its plasterboard production facility in Bristol as it commits to UK
manufacturing. Specify & Build attended the facility’s official opening to find out more.
Visiting Etex’s plasterboard facility
in Bristol is a true lesson in scaling
up. The company has invested
£170 million in expanding its existing
production site, creating Etex’s most
efficient plasterboard line in Europe in
terms of size, speed and complexity.
In fact, the line is so long that the team
who designed and built it even had to
allow for the curvature of the Earth in
their calculations!
This is Etex’s largest production
investment ever, and a strong
commitment by the company to UK
manufacturing. The expanded facility,
which produces plasterboard for the
Siniat brand, allows the business to
produce more than 98% of its portfolio
of boards in the UK. By increasing local
Etex has gone the extra
mile during the
expansion, ensuring
that sustainability is an
integral part of the new
facility
production, Etex says it now has greater
flexibility and can ensure significant
carbon savings by decreasing the need
to transport boards from other countries.
John Sinfield, UK & Ireland Country
Manager, said: “This investment will give
our UK customers additional confidence
that we are ready for market recovery
and able respond to any increases in
demand, in line with wider Governmental
drives.”
A sustainable future
Etex has gone the extra mile during the
expansion, ensuring that sustainability
is an integral part of the new facility. The
new site is a zero-waste-to-landfill plant
and part of Etex’s strategic sustainability
roadmap which, in the UK, includes
rainwater harvesting and increasing the
recycled content of its products year-onyear.
Etex is the first UK manufacturer to
have recycled content certified in new
products (through SCS certification),
with recycled content in UK products
ranging from 23% up to 45% in new
plasterboards.
Preparing for growth
Speaking at the official opening, Etex
CEO Bernard Delvaux said that despite
the current challenges facing the
industry, he expects positive growth in
the future. “Building and construction
is expected to be flat across the EU
in 2025, before returning to growth in
2026,” he said. “We believe there is
a fundamental need for new housing
and that means it’s time to invest in our
capacity and to prepare for growth.”
John agreed, acknowledging the
challenges that the industry is currently
facing: “The UK government is talking
about construction being the engine of
growth and we have a responsibility to
be ready. We have a housing crisis in
the UK – the next generation is finding it
almost impossible to buy and we need
more homes.
“We also have a massive skills shortage,
an ageing workforce and a need for
greater emphasis on trades and skills,
otherwise there’ll be no-one to build
the homes and fit our products. What
specifiers want is certainty of installed
performance. They want test data and
evidence, which is why we’re investing
seven figures every year in testing to
support market demand.”

FABRIC-FIRST DESIGN KEY TO

the need for costly renewable technologies as part of a fabric-first approach.
Set to become mandatory for all
new homes in 2025, the Future
Homes Standard (FHS) is an
opportunity to deliver much needed
energy efficient housing and stay
on track with our climate ambitions.
Making sure the envelope of a building
is as good as it can be is essential,
with attention to detailing and thermal
bridging eliminating some of the issues
that create poorly performing homes.
The revisions to Part L requirements
of the Building Regulations represent
progress towards the 2025 Future
Homes Standard but reaching these
goals requires a focused and upfront
effort on the design of a building’s
envelope. The June 2022 interim Part L
uplift to energy efficiency requirements
demanded 31% lower carbon
emissions from all new homes through
a combination of fabric improvements,
low-carbon heating and PV panels.
However, 2025 has spurred an even
bigger transformation for new housing,
with 75-80% emissions cuts mandated.
To achieve such dramatic cuts now
requires housebuilders to prioritise
thermally efficient building fabrics from
day one.
In 2025, optimising the thermal
performance of the building envelope
through intelligent design and a fabricfirst
approach is essential. Constructing
an airtight, well-insulated building fabric
that minimises heat loss will be key to
hitting energy and emissions targets and
achieving compliance, both for large
developments and individual houses.
Enhancing the building’s envelope
efficiency also provides occupants with
superior thermal comfort and air quality.
This creates more comfortable indoor
spaces which, in turn, can enhance
productivity, health and overall wellbeing.
Building as designed
A core element of the fabric-first
approach is addressing thermal
bridging, which can account for up
to 30% of a home’s heat loss if not
managed correctly. Eliminating thermal
bridging through intelligent design
and correct product specification will
be vital to meet these ambitious new
regulations. However, the industry
often fails to consistently build what
we design, using incorrect products or
detailing. Workmanship and site skills
can also cause issues, leading to a
performance gap between as-designed
and as-built building performance, with
weak spots significantly impacting heat
loss and overall fabric performance.
The Building Regulations Part L report
details the required materials that must
be installed without substitution, unless
the report is recreated or amended by
an energy assessor. Building control
can use this report as a checklist
and may ask for thermal elements to
be recalculated if you swap brands
or material types of different thermal
values. Part L now states the actual
thermal transmittance values are used
for building products within the building
envelope; in the past, generic accredited
construction detail values were accepted
within the SAP assessment. These
values could vary substantially from
the actual value of a specific product.
By making this change, the Y value
obtained is now accurately represented
within the report.
Photographic evidencing
One of the standout changes from Part
L helping to bridge the performance
gap, is the requirement for photographic
evidencing of key junctions at the
relevant construction stage for every new
dwelling. This will need to have geolocation
technology activated, and the
report will be provided to building control
and the building owner. Essentially there
will need to be proof that the dwelling
has been constructed from the same
materials it was designed from; ensuring
the property runs as efficiently as it
should.
High-performance lintels
Traditional steel lintels can create major
thermal bridges in homes due to steel’s
high thermal conductivity and typical
long spans. However, solutions such as
Hi-therm+ address this. By incorporating
a thermal break, Hi-therm+ is up to
five times more thermally efficient than
standard lintels; a cost-effective solution
that will save energy over a home’s
lifespan when the fabric is done right. A
recent enhancement to the Hi-therm+
Lintel is pre-fitted insulation with a higher
content of recycled materials, boosting
thermal efficiency even more. With up to
20% increase in performance, Hi-therm+
Lintels can improve overall junction Psi
values by up to 15%.

NEW LOWER CARBON ADHESIVES FOR FAÇADE
SYSTEMS
Alsecco has introduced a low-carbon basecoat for its
external wall insulation to support sustainable building
design. By switching to specially optimised cement that
uses 30% less carbon in the production process, Alsecco
has reduced the embodied CO 2
in its adhesive and
reinforcing compounds.
The highest levels of carbon within Alsecco adhesives
and compounds comes from the cement elements used in
the dry mortar. While the firing process for cement can be
carbon intensive, it is the reduction of the raw materials to
formulate the cement that generates further emissions. By
using lower clinker content, created with the raw materials,
the optimised cement produced uses less carbon. This
allows Alsecco to produce lower-carbon adhesives.
Alsecco is in the process of converting all of its Armatop
adhesives, as well as its laying mortar, and ceramic and
glass adhesive products.
The new low-carbon adhesives will come with green
labelling to highlight the reduced carbon content, supported
by data sheets featuring the latest technical information.

INFILL WALLS TO FIRE PROTECTED STEELWORK
Etex has launched a third-party tested solution for securing
steel infill wall systems to fire protected structural beams,
to ensure the highest standards in protecting structural and
fire integrity in building facades.
Working with passive fire protection specialist Promat,
Remagin has undertaken comprehensive testing to
demonstrate mechanical performance where the SFS
interfaces with boarded structural steelwork. While it is vital
that structural steelwork is protected from the threat of
fire to maintain its structural integrity, it is also essential to
demonstrate that the fixings for items to that same steel will
be suitable for the ambient conditions.
Introducing board between SFS heads and steel beams
can cause additional rotational movement, increasing
bending moments on fixings and raising the risk of
fatigue under dynamic loads.To address this Remagin
conducted independent tests on various screw types and
configurations, gathering key data on failure loads and the
level of movement. This was followed by cyclic loading tests,
simulating real-world wind pressure on SFS infill wall panels.
The results provided critical insights into fixing
performance, allowing Remagin to develop a data-driven
approach to screw design and specification with each fixing
solution tailored to meet project-specific requirements to
ensure structural reliability.

The Modern Methods of Construction (MMC) framework
Category 2 panellised system is a fully tested, complete,
ventilated and insulated structural wall with a choice of
internal and external fi nishes, offering an alternative to
traditional masonry construction. The system offers one
warranty, one procurement route and one single point of
contact, while improving build speed and effi ciency. The
solution has been designed for the social housing market,
delivering speedier build schedules and warmer homes for

Comprising a more sustainable, closed panel timber
frame, the solution switches traditional masonry for timber,
which has been shown to cut embodied carbon emissions
by around 20%. The system also uses mineral wool
insulation manufactured from up to 65% recycled glass and
carries a U-value of 0.16 to 0.13W/m 2 K, depending on wall
thickness, which exceeds the 0.18W/m 2 K required by the
Future Homes Standard in 2025.
Complete fi re, thermal and acoustic performance
testing has been carried out on the EnveoVent system,
alongside fully detailed structural calculations. This meets
requirements of the Building Safety Act 2022 for a golden
thread of secure, easily accessible and accurate product
information.

the terror risk in the public realm and integrating terrorism protection into urban planning and landscaping.
On 3 April 2025, Martyn’s Law
– the Terrorism (Protection of
Premises) Act: 2025) became
UK legislation following a long campaign.
The new law places a mandatory
obligation on those responsible for
qualifying premises with a capacity of
200 or more, or events with a capacity
of 800 or more, to take reasonable
precautions to prevent acts of terror and
protect people from the risk of harm
should the worst happen. Meanwhile,
‘vehicle as a weapon’ attacks in
Magdeburg and New Orleans over the
2024 festive period have reiterated once
again how vulnerable crowds can be to
such incidents.
In towns and cities across the UK,
the drive to encourage footfall means
that urban centres are evolving, with
pedestrianisation, markets, and the use
of town squares as event spaces all
creating environments where crowds
are likely to congregate. The challenge
for placemakers and urban designers
is to integrate hostile vehicle mitigation
(HVM) and security measures into urban
centres, while retaining uniqueness and
a welcoming aesthetic.
What is HVM?
HVM are barriers or bollards that have
been tested to withstand a vehicle
impact to protect pedestrians. HVM
systems are rated in line with test criteria
that certifies their performance according
to the size, speed and trajectory of
the impacting vehicle, and they can
be temporary (surface mounted) or
permanently installed with foundations.
Some permanent solutions enable the
bollard or barrier section to be removed
to enable access or allow deployment
only on an as-needed basis.
While many events held in public
locations are now protected using
temporary HVM, there is a growing trend
towards integrating permanent HVM
into the public realm. When specified
as part of a landscaping project, this
provides an opportunity to protect
people, while seamlessly integrating
HVM into the public realm in a way
that is both operationally considered
and aesthetically appropriate. Investing
in permanent HVM as part of urban
realm planning and design ensures that
protection is always in place, which can
be more cost-effective over the long
term than hiring temporary HVM each
time risk needs to be mitigated.
Risk assessment and early
engagement
If there is even a possibility that HVM
might be a requirement for a public
realm regeneration or landscaping
project, now or in the future, early
engagement with a specialist that
can deliver a Threat, Vulnerability and
Risk Assessment (TVRA) and Vehicle
Dynamics Assessment (VDA) and advise
on suitable solutions is essential. It is
much easier and more cost-effective
to integrate HVM into the urban
environment as part of a public realm
and landscaping strategy than it is to
retrofit it into existing road layouts and
public spaces.
A TVRA considers the potential threats
to any event spaces or pedestrianised
areas, including pavement seating areas
and outdoor dining, along with the
vulnerability of those areas to different
types of attack or vehicle incursions.
Although the purpose of HVM is to
prevent a vehicle attack, it’s important
that other threats and vulnerabilities,
such as marauding attacks or knife
attacks, are also considered as part of
the risk assessment. Terrorists often use
a vehicle as a first weapon or means of
access; HVM will provide time for the
alarm to be raised and for people to take
evasive action; but it will not remove
the threat. Consequently, as well as
considering which locations need to be
protected from hostile vehicle attacks
and how, the TVRA should consider
means of escape and safe haven
options for pedestrians too.

mitigation with design can often offset
the cost of carrying out a TVRA and VDA
by reducing the amount of HVM required
and opening up creative approaches to
active travel strategies, directing footfall
towards local businesses and creating
a town centre layout that works for how
people use the public realm now.
LANDSCAPING
Carried out as an integral part of the
TVRA, the VDA considers the road
layout and topography to assess the
potential size, speed, and trajectory of
attacking vehicles driven towards the
area that needs to be protected. So, for
example, if the road leading to a market
square is narrow and bendy, the risk is
reduced because a larger vehicle will not
be able to use the route and no vehicle
will be able to gather speed. Conversely,
if there is a wide, straight road on an
incline leading to the vulnerable location
and a vehicle can gather speed as it
moves downhill, the risk is significantly
increased.
Specification should always be aligned
to risk. By determining risk early in the
design and planning process, there may
even be scope to alter road layouts, add
traffic calming, introduce landscaping
features, or create pedestrianised zones
that could mitigate risk. This way, HVM
becomes part of a wider, more holistic
landscaping strategy, supporting urban
design inspired by public safety. This

More than bollards
Where HVM is required, it’s important
to understand that there is no one-sizefits-all
approach. While bollards may
sometimes be the preferred choice, there
is a huge array of aesthetic and practical
choices. The rated protection can be
disguised as all kinds of design features;
from street furniture and planters,
through to cycle racks and public art.
HVM could even be integrated as
wayfinding signage, combining rated
protection with a map of the area and
safety information. Where there are
heritage or local planning considerations,
these can also be incorporated into
the design, with shrouds disguising the
HVM made from timber, local stone or
powder-coated to complement ironwork
features.

CONTINUOUS FLOW WATER HEATERS REDUCES RUNNING COSTS BY 200 %
Runcorn-based heating engineer Dave Winrow was asked
by Margaret McNeil of Bridgewater Property Management
to come up with an energy efficient solution for Bridgewater
House’s heating and hot water as she was alarmed by ever
rising fuel bills.
The property was built in 1771 and is a classic two-and-ahalf
storey Georgian house with a basement, near the lower
end of a line of 10 locks leading from the Runcorn basin of
the Bridgewater Canal to the River Mersey.
The old system comprised two combis and two boilers.
Dave said: “The archaic boiler system, although very
dilapidated, was still working but as it was 10 years old or
more it definitely needed replacing with a system that would
be easier on running costs.”
Following a conversation with hot water heater
manufacturer Rinnai, Winrow decided to install three Rinnai
continuous flow water heaters, complete with extended
warranties. The system uses its controls to alternate the
firing sequence of the water heater and optimise gas
usages.
Dave continued: “The fully modulating 58kW unit gives
constant hot water and is a prime example of a modulated
unit at its best, as the unit’s 58kW capability can modulate
down to 4.4kW. It is very clever because it knows exactly
how much gas to use to heat the water due to its multisolenoid
burner, so it saves fuel and money. With other
water heaters they are either full on or off. Ms McNeil has
seen her heating and water bills tumble by 200% since
the installation.”
