Two-Tier Property
Market
Guernsey operates a two-tier
property market: the Local Market
and the Open Market. The Local
Market is primarily reserved for
individuals who hold Employment
Permits or have strong familial ties
to the island.
In contrast, the Open Market
provides a pathway to residency
for newcomers without prior
connections to Guernsey. It allows
individuals who are not eligible
for an Employment Permit to buy
or rent property and establish a
home on the island.
Ease of Relocation
to Guernsey
Relocating to Guernsey is
straightforward for holders of a
UK or Irish passport, those with
UK settled or pre-settled status,
individuals with the Right of Abode,
and their spouses, partners, and
children. These individuals are
eligible to:
• Reside in an Open Market Part A
property (family home), granting
them and their immediate family
the right to live in Guernsey
indefinitely
• Work, if they choose, or live
independently on private income
or investments
• Establish and operate a business,
if desired
There are no minimum income
thresholds, no formal application
process, and no minimum property
spend or wealth requirement—
only the ability to support oneself
without relying on public funds. As
part of your application, a criminal
record check will be carried out.

Healthcare
While Guernsey is not part of the
NHS, it provides a high standard of

medical centres and the Princess
Elizabeth Hospital. Services such
as GP appointments, A&E visits,

but access is straightforward and
waiting times are typically short.
The Medical Specialist Group (MSG),
a private practice of specialist
consultants, delivers consultantled
care. When referred by a GP,
treatment through the MSG is
funded by the States of Guernsey.
The Princess Elizabeth Hospital
functions similarly to a District
General Hospital, with all care led by
consultants, as there are no junior
doctors employed on the island.
Education
Guernsey’s education system closely
mirrors that of the UK, offering
free education through the States
of Guernsey for children up to
the age of 18. The system is broad
and inclusive, encompassing early
years, primary, secondary, post-16
education, special educational needs,
and adult learning across multiple
campuses.
The island is also home to three
independent colleges: Elizabeth
College and Blanchelande College,
which are co-educational, and
The Ladies’ College, which is
exclusively for girls.
Academic standards across all
schools are high, with smaller class
sizes than typically found in the
UK. Students are well-prepared for
further education and regularly
progress to universities around
the world.
Transport links
Guernsey owns its own airline,
Aurigny, which provides regular
flights to most UK regional airports
and twice weekly to Paris. Other
smaller airlines link to Jersey,
Southampton and Edinburgh.
Brittany Ferries provide direct
ferries to France, Jersey and UK
ports Poole and Portsmouth.
