step towards ensuring safety and energy

Designing a successful domestic hot water

(DHW) system for a commercial building

today necessitates a holistic understanding

of system design. One which demands

a nuanced approach, carefully balancing

adherence to stringent building legislation,

paramount safety considerations, economic

viability, and the growing imperative of

environmental sustainability.

One of the foundational approaches lies in a

thorough understanding and implementation

of the UK Building Regulations, specifically

Part G (Sanitation, hot water safety and

water efficiency) and Part L (Conservation

of fuel and power). Part G sets clear

guidelines on the provision of hot water

at safe temperatures to prevent scalding,

mandates measures to limit water wastage,

and specifies requirements for the design

and installation of hot water systems. Part

L focuses on energy efficiency, requiring

systems to be designed to minimise heat

losses (through effective insulation of

preventative design of pipework to avoid

dead legs. Furthermore, regular maintenance

and inspection schedules are essential to

identify and rectify any potential safety

issues before they escalate.

Cost optimisation requires a comprehensive

lifecycle perspective, encompassing initial

capital expenditure, ongoing operational

costs (primarily energy), and maintenance

expenses. While the allure of lower upfront

costs might be tempting, a more strategic

approach considers the long-term energy

consumption and potential for savings

through efficient technologies. Investing

in high-efficiency boilers or heat pumps,

properly sized storage tanks to minimise

reheating losses, and sophisticated control

systems can significantly reduce energy

bills over the system’s lifespan. That said,

good design will also help significantly

lower capital investment, as it helps avoid

system oversizing which inherently leads

to excess investment in unnecessary

or duplicated appliances. Furthermore,

designing for durability, especially when

considering local water quality (hard or soft)

can minimise long-term maintenance repair

and replacement costs. Recognising the total

cost of ownership is therefore crucial for

making informed decisions.

Finally, there is sustainability which involves

minimising the system’s environmental

footprint through reduced energy

consumption and the adoption of renewable

energy sources. Heat pumps, for example,

offer a significantly lower carbon footprint

compared to traditional fossil fuel boilers,

but are best deployed extracting heat from

the air to preheat a hot water system.

Solar thermal systems, a true and wellproven

renewable can directly harness

solar energy to preheat or fully heat water,

further reducing reliance on conventional

energy sources. Integrating smart controls

and monitoring systems can further

optimise energy usage by adjusting heating

schedules based on occupancy and demand,

preventing unnecessary energy waste.

As a result, sustainability has not only

emerged as a key driver in the optimisation

of commercial hot water systems, but has

started to supersede both cost optimisation

ore sustainable hot water

and, of some concern, safety. This is notably

the case with the latest generation of

high-temperature heat pumps dependent

upon poorly regulated propane-based

R290 refrigerants, and electrical systems,

such as photovoltaics (PV) which have a

known potential for causing electrical fires

on rooftops. Both technologies are fêted

by government as critical to the roll-out of

sustainability strategies but, in the wake

of the Grenfell Enquiry, are increasingly

problematic in their current iterations.

With an unprecedented acceleration in

technology many are now racing to keep

up with innovation in this field, further

compounding errors typically arising from

poor design or installation.

Gas to electric: Recognising common errors

Without a doubt, one of the great challenges

that faces the UK is the retrofit of HVAC

systems across the commercial built

environment. According to the Department

for Business, Energy, & Industry Strategy

(BEIS) there were 1,755,000 recognised

non-domestic buildings in England and

Wales at the end of March 2024. the UK

Green Building Council (UKGBC) estimates

that 80% of these buildings will still be here

in 2050, meaning the large majority which

still rely on gas water heating will require

retrofit over the next 25 years if improved

performance for sustainable operation is to

be achieved. Transitioning commercial water

heating from gas to electric presents unique

design challenges, and several common

errors can arise if these differences aren't

carefully considered.

To enable change requires accurate

load assessment. Underestimation leads

to insufficient hot water supply during

peak times, causing user dissatisfaction.

Conversely, overestimation results in

oversized systems with higher capital costs

and increased energy losses due to heating

and storing excessive water. Accurate

load calculations, considering occupancy

patterns and usage habits, are crucial for

optimal system sizing

and can be easily secured

by monitoring live flow

through the system via

low-cost, non-invasive

water metering. The latest

generation of water heaters

may even incorporate water

metering as a feature.

Without credible data,

one frequent mistake is to

plan for a direct capacity

swap without accounting

for energy characteristics.

Simply replacing a gas

boiler with an electric heater

of the same kilowatt rating

can lead to undersized

systems. Electric heating

elements, or systems

using heat pumps for low-carbon preheat,

will have a slower recovery rate compared

to gas-based systems, meaning they take

longer to reheat water. A design must

factor in this slower recovery and increase

the storage volume or the kW rating of the

electric heater to meet peak demands.

Another pitfall of transitioning from gas

to electric is neglecting the electrical

infrastructure. Existing commercial buildings

might have sufficient gas supply but lack

the necessary electrical capacity for a highdemand

electric water heating system. The

resultant upgrades to the building’s electrical

supply are not only extremely costly, but can

seriously impact project timeframes, either

of which can stall or lead to cancellation

of sustainability projects. A thorough

assessment of the existing electrical

infrastructure and DHW demands can help

deliver systems that require less electrical

capacity, accelerating project timeframes

as well as reducing capital investment and

ongoing operational costs which are another

major consideration.

While electric systems eliminate gas usage

for greater carbon savings, electricity costs

per unit of energy are much higher, by a

factor of four at time of writing. This is not

simply a case of choosing better value

electricity tariffs, it also requires balancing a

DHW application design to optimise running

costs. This is best achieved by taking

advantage of low-carbon technology, such

as heat pumps and solar thermal, to preheat

water and offset the demands of the more

expensive primary electrical heating. Failing

to design the system to effectively utilise

self-generated heat during daylight hours

leads is a key missed opportunity. Electric

water heating is an ideal partner for on-site

renewable energy generation, of which solar

thermal is by far the most efficient, proven

and safe option offsetting at least 30% of

annual electrical demand throughout the

UK. With smart controls and appropriately

sized storage, application can maximise

the benefits of renewable and low-carbon

integration.

An integrated perspective for future water

heating

A holistic approach to optimising DHW

integrates legislation, safety, cost, and

sustainability throughout the entire lifecycle

of the hot water system, from initial design

to ongoing operation and maintenance.

This requires a thorough understanding

of building regulations, load assessment,

appropriate component selection, optimised

system layout, robust safety measures,

and consideration for future needs and

maintenance. Engaging experienced and

qualified professionals is crucial to ensure

a commercial hot water system is safe,

efficient, cost-effective, and compliant,

especially when transitioning from existing

gas to electric hot water provision.

Commercial building operators that embrace

an integrated perspective that considers

the interconnectedness of these critical

factors will advance building sustainability

faster, while able to still prioritise safety and

minimise costs now and in the future.

Welsh Slate helps with lifeline to historic hospital

Work on the conservation of a

historic and ground-breaking

community hospital within a

World Heritage Site commenced

in November, thanks in part to

Welsh Slate.

Penrhyn Quarry Hospital,

also known locally as Ysbyty

Brynllwyd, was built in Bethesda

village in the late 1840s by

former quarry owner Colonel Pennant for the rapid

treatment of quarrymen injured at work, as well as

injured visitors to Snowdonia.

However, the much-loved hospital closed in the

mid-20th Century and all that remains of the

Popular with sailors and surfers, Mudeford lies

on a spit of land between Christchurch Harbour

and the open sea, where residential properties

rival Sandbanks in nearby Poole in terms of luxury

and prestige. One of West Fraser’s customers,

in a redevelopment project, is employing the

company’s high performance panel products

where a building is being transformed into a threestorey,

five-bedroom dwelling with a rooftop sun

deck.

The team carrying out the work for a private

owner includes Steve Mayes who has gained a lot

of experience of the West Fraser product range

working for local developers, Glass Harbour Group

and Ashhaus Construction: building bespoke, high

specification homes.

As Steve explained, “On a lot of our projects,

the architect’s drawings will specify the use

of a certain thickness of chipboard or another

panel product, but we tend to buy West Fraser’s

SterlingOSB Zero for its quality and reliability.

“The property I’m working on at the moment in

Mudeford dates from the 1960s and is undergoing

a full renovation as well as additions, so that it

will have five bedrooms all en-suite, including the

master which measures ten metres by seven.

“There are some new blockwork walls as well as a

couple which are retained, while we are building

studwork partitions on the upper floors. The roof,

however, is far from conventional with two gables

separated by a seven metre long ‘table-top’, which

has great sea views & is going to have a hot tub.”

(SITE), one of the

UK’s leading design and build companies

for modular, containerised and micro

data centres, has recently announced the

completion of a challenging data centre

upgrade project on Jersey, the largest of

the Channel Islands. The project involved

complex logistics with all equipment for

the project including three air conditioning

systems being shipped to the remote

location 14 miles off the coast of Normandy,

delivering the project on time and in budget.

Air conditioning refit

Focused on cooling, this project on two

rooms of a live data centre. In one room two

end of life Edenaire IPAC 70-2 AC units were

replaced with GEA Multi-DENCO Energy

Efficient DX Freecool air conditioning units.

These were partnered with exterior hybrid

heat rejection units.

Bradshaw unveils new all-electric, compact RCV

line-up for smarter urban waste management

Bradshaw Electric Vehicles, one of the UK’s

leading manufacturers and suppliers of electric

vehicles and waste management solutions,

has launched a new range of Refuse Collection

Vehicles which are specifically engineered to

tackle the challenges of urban and food waste

collection.

The Refuse Collection Vehicle range, which

includes the Goupil G4, the long-wheelbase G4L

and Bradshaw’s pedestrian PFB1500, are each

designed to offer a solution to local authorities

and waste management companies who need to

operate in confined urban and pedestrian areas.

All three models have been made available in 4

body configurations; high tip body only, high tip

body with bin lift, high tip body with bin lift and

compaction arm or high tip body with bin lift and

rear door for food waste collection.

Both the Goupil’s and Bradshaw’s RCVs are

compact, agile, highly manoeuvrable and ideally

suited to towns, high streets and pedestrianised

areas. Their compact dimensions enable access

through street barriers and around street furniture,

while electric powertrains ensure a silent and

pollution-free operation, making them an efficient

alternative to traditional refuse collection methods.

The road-legal Goupil G4 is available with two

lithium battery options, offering either a 62 mile

or 93 mile range (wltp figures) on a single charge.

The standard G4-RCV has a 2.0m 3 hopper and a

payload of up to 740kg and works with 120, 240,

and 360 litre bins. The G4L Long-Wheelbase adds

500mm to its chassis, increases the volume to

3.5m 3 and works with larger 660 litre bins.

Based on the popular PFB1500, which is available

with a number of body options, including cage

body, Bradshaw’s pedestrian-controlled walkalong

RCV is designed to tackle the challenges

of urban waste collection in areas with high

pedestrian footfall and

limited vehicle access.

ergonomic tiller head

provides a comfortable

and precise operation

and can be driven easily with either hand. With

five braking systems, automatic hill hold, and

advanced safety features, it ensures safe operation

All three RCVs feature corrosion-resistant

aluminium bodies with a 90° tipping angle for easy

waste disposal into larger containers or larger

RCVs for satellite operations, streamlining waste

collection rounds and reducing overall time on the

streets.

With increasing pressure on local authorities

to reduce emissions and improve air quality,

traditional diesel-powered waste vehicles are

no longer viable. Bradshaw’s latest offering

addresses these concerns by providing a zeroemission,

cost-effective solution tailored for urban

environments.

The Goupil G4 RCV in particular arrives at a crucial

time for waste management operations following

the introduction new recycling regulations coming

into effect on 31st March

2025, requiring businesses

across England that produce

more than 5kg of food waste

per week being legally

required to segregate food

waste from general waste.

Luceco has helped Akzo Nobel

upgrade the lighting system in

the Polymer Plant Controls Room

at its facilities in Gateshead.

Working with electrical

contractors NEP Services, Luceco

replaced the former wired wall

switch and handheld remotecontrolled

lighting to a widely

accessible digital dimming

solution that works with the

lighting specialists’ flagship

LuxPanel Backlit LED panels.

The room was first modelled

using lighting design software

Relux to confirm illuminance

levels. Based on this, Luceco then recommended

its flexible Platform technology for ease of use and

speed of installation.

The LuxPanel Extra features backlit LED panels

with modules mounted to the rear of the panel

body, enabling direct downward light distribution.

This eliminates the need for a Light Guide Plate

(LGP), resulting in enhanced performance and

UK takeaways

guilty of shocking

hygiene failures

Whether large or small UK takeaway

chains hygiene management is at an

all-time low putting customers at risk

of illness.

UK takeaways are failing hygiene

inspections at an alarming rate, with

one in twenty scoring low in 2024.

According to data from the

Food Standards Agency,

200 takeaways scored

zero and 3,630

failed their latest

inspection in

2024. Worryingly,

in Birmingham,

167 takeaways

scored a rating

between zero and

two.

The COVID-19

inspection backlog

has taken its toll, with

takeaway restaurants falling

into poor hygiene habits. Out of

3,630 that failed inspections were

Greggs outlets in Southall and West

Bromwich, which received a rating

of two.

Local councils are responsible for

carrying out inspections to check

whether food is being handled,

stored and served correctly and

have fallen behind in recent years.

Outdated legacy systems and

inefficient paper reporting have

led to a hygiene decline, and UK

takeaway chains need to embrace

the technological evolution

and digitise their hygiene

processes.

BCIS reveals five year

maintenance, cleaning

and energy forecast

Maintenance costs, as measured

by the BCIS All-in Maintenance

Cost Indices, are set to rise 15%

by 3Q2029, according to the latest

forecast data from the Building Cost

Information Service (BCIS).

Cleaning costs, mainly driven by

labour costs, are expected

to rise by 25% over

the forecast period,

while BCIS expects

energy prices

to fall by 15%

over the same

period.

Skills England’s first report

makes for exciting reading for

anyone in the building services

sector. The report highlights that

the transition to net zero will affect

around one in five UK jobs, with

a specific shift from those currently

working in ‘carbon intensive’ industries

– plumbing and heating engineers are a prime

example. The need for skilled workers in ‘green’

jobs is centre stage, with a new ‘Office for Clean

Energy Jobs’ set-up to focus on ensuring we have

the workforce ready to deliver net zero targets.

Training is required from the bottom-up, as

outlined in apprenticeship reforms also released

yesterday, which will hopefully provide more

flexibility to both learners and employers, with

assessment is a fantastic accomplishment. This

result reflects the dedication and hard work of every

member of the Star Platforms team. The IPAF Rental+

accreditation highlights our commitment to providing

top-quality platforms and exceptional support to

our customers, while maintaining the highest safety

The IPAF Rental+ scheme, operated by the

International Powered Access Federation (IPAF),

for education

among young

children on

positive mindset.

His unusual deviation from his day job came after

Chris took a personal journey of self-discovery

through mental and physical challenges to help

create a more confident and resilient version

of himself. He recognised the lack of resources

available for children to develop their mental

resilience and self-confidence.

In response, he has incorporated Wolf Instinct

Mindset, and within this business he has written a

book and organised outdoor challenges aimed at

fostering self-belief and resilience in young people.

He is also creating a community and podcast all

with the intention of educating parents on the

power of a positive mindset and helping children

forge a positive mindset.

Garvey’s primary business specialises in loft

conversions, commercial conversions, HMO

conversions and garage conversions; however, his

recent focus has shifted towards addressing the

mental health challenges faced by young people.

“My daughter struggled with her mindset and

mental health a few years ago,” he explains. “I

searched for resources to help her but found a

glaring gap in the market for education tailored

to children to help them understand and create a

positive mindset. That’s when I decided to leverage

my own personal growth journey to create

something impactful for kids. Looking ahead, I

believe that the next huge pandemic on the horizon

will be young people’s mental health and we must

act now to prevent this happening.”

Contractors

McCoy Contractors, a leading groundworks and

civil engineering contractor, is playing a vital role

in the major redevelopment of Coundon Court

School in Coventry as part of the Department

for Education’s 10 year Schools Rebuilding

Programme.

Appointed by main contractor Wates Construction,

McCoy Contractors has completed the extensive

groundworks package for Block 1 and Block 2.

The £40 million project aims to create a modern,

net-zero carbon campus while preserving the

school’s heritage buildings and respecting nearby

green belt areas. It involves demolishing six

existing blocks and replacing them with three new

state-of-the-art teaching facilities, with four teaching

blocks and two locally listed buildings retained.

McCoy’s scope of works across the 3,500m 2

site includes earthworks, site drainage, concrete

floor slabs, installation of new services, and

hard landscaping. A key challenge has been

maintaining a safe learning environment while the

school remains operational, requiring temporary

classrooms, fencing, barriers and access routes.
