Revolutionizing Student Accommodation with Innovative

Strategies To Deliver A Stellar Experience is our passion.

The pandemic has significantly affected the

hospitality industry, leading to rapid adjustments in

health and safety protocols, social distancing

measures, and increased emphasis on hygiene to ensure

guest well-being. The industry also experienced revenue

losses and workforce reductions. Navigating the changing

customer demands and the evolving landscape poses further

challenges.

Despite these obstacles, there has been an unprecedented

demand for Purpose-Built Student Accommodation (PBSA)

rooms. The pandemic has reshaped the student

accommodation landscape, with students now seeking more

secure and dependable options. Cost of PBSA rooms is

inclusive of all bills, making them an attractive choice for

students, especially due to rising energy costs.

Londonist DMC's dedication to offering students a smooth

and secure experience has gained even greater significance

in this context. The agency's innovative strategies, like

dynamic pricing, student portal, and comprehensive

services, have contributed to its resilience in these trying

times. Moreover, its thoughtful gestures, such as providing

a welcome pack with essential items, have played a crucial

role in creating a homely atmosphere for the students while

they are away from home.

purpose are found by venturing beyond one's comfort zone,

gaining self- awareness, and fearlessly embracing

challenges and risks. His unwavering determination and

creative mindset have led him to become an innovator and a

risk-taker, qualities that have played a crucial role in his

entrepreneurial pursuits. As a result, Asim's entrepreneurial

journey began with a Pedicab transportation business before

finding success at the Financial Times. He is inspired by the

words of Winston Churchill, which goes thus: "success is

the ability to move from one failure to another without loss

of enthusiasm."

His brainchild, Londonist DMC, is a highly successful

student accommodation agency. It offers flexible stay

options for students ranging from 2 weeks to 51 weeks.

With a global team operating from offices in London,

Istanbul, and China, Londonist DMC provides over 2000

rooms in 50 prime locations across Zones 1, 2, and 3 in

London.

“As the industry continues to recover and adapt to the

changing landscape, Londonist DMC's focus on customer

well-being and innovative strategies positions it to thrive in

the evolving hospitality sector. The agency's dedication to

providing flexible booking options, comprehensive student

support services, and a wide range of experiences through

partnerships demonstrates its commitment to meeting the

market's changing demands and delivering exceptional

service to its student community,” says Asim Erturk,

Managing Director, Owner & Founder of Londonist

DMC.

Asim Erturk is an accomplished entrepreneur and the

visionary founder behind the success of Londonist DMC,

Londonist Investments, and Uninist. His journey to success

began when he arrived in London as an international

student on the final day of Wimbledon in 2006, with just

£200 in his pocket. He believes that genuine happiness and

Asim founded Londonist DMC based on his experiences as

an international student in the UK. He noticed a lack of

specialized accommodation agencies for students and

decided to create a comprehensive solution. His vision was

to provide seamless support to students, starting from

airport transfers to essential services, making the process of

settling into accommodation hassle-free. The student

accommodation agency also identified opportunities in the

language schools and short-term flexible rentals market.

Through customer-oriented service and engaging content,

Londonist DMC became a preferred choice for international

students looking for accommodation in London.

Today, Londonist DMC, under Asim's guidance, has

garnered widespread recognition and awards for its

outstanding service and valuable contributions to the

education and travel sectors. His leadership and dedication

to the industry have been consistently acknowledged with

nominations and awards since the agency's establishment in

2013.

As the Managing Director, Asim has led Londonist DMC to

phenomenal growth, achieving a 150% increase in total

capacity in a short time. The agency's success is attributed

to its dedication to making students feel at home away from

home, offering exceptional facilities such as gyms, cinemas,

10

computer labs, and various social and

study spaces.

Primal Challenges And Roadblocks

During the initial phase of establishing

Londonist DMC, Asim encountered

several primal challenges and

roadblocks. Establishing a strong

presence in the fiercely competitive

student accommodation market was

one of the major obstacles. London has

a wide range of accommodation

options, so standing out and offering

students something special was

essential. Next was establishing a

trustworthy network of landlords,

PBSA suppliers, and property owners'

eager to engage with Londonist DMC.

It took substantial work and

negotiation skills to build mutually

beneficial connections, allowing the

agency to provide high-quality

accommodation options to student

clients.

Asim faced various challenges, but his

motivation was fueled by his

determination to address market gaps

and difficulties experienced by

international students. He saw an

opportunity in the short-term rental

sector, particularly the demand for

safe, secure, and all-inclusive

accommodation with on-site facilities.

With a strong vision to prioritize

students' well-being, build beneficial

partnerships, and drive growth, the

visionary leader developed innovative

and forward-thinking strategies to

achieve his goals.

As a result, Asim introduced multiple

marketing initiatives centered on

students' well- being. He is one of the

industry's pioneers in adopting VR

experiences for room viewing. This

made it possible for students to tour

residences from the comfort of their

own homes, which resulted in an

astonishing 1200 bookings. The

agency's dedication to catering to

students' wants and interests was made

clear by the VR option, which gave

customers more control over their

booking experience.

Standing Out from Crowds

Londonist DMC stands out in the

student accommodation market due to

its focus on flexible booking options

for short-term stays as little as two

weeks, catering to students' evolving

needs. The agency goes beyond

accommodation provision by offering

11

comprehensive services such as airport

pickup, cleaning, insurance, and more.

Its platform serves as a hub for

students to access local events,

shopping discounts, and sightseeing

vouchers, enhancing their London

experience.

Londonist DMC aims to make the

process of finding student

accommodation easier by removing the

requirement for a guarantor and

providing adaptable payment choices.

The agency recognizes the difficulties

students face in managing

accommodation expenses, so it offers

the option to pay rent in installments or

select a payment plan that suits their

financial circumstances.Asim and the

Londonist team have introduced

several innovations to the market. They

introduced dynamic pricing to optimize

pricing through automated strategies.

This data-driven strategy determines

the appropriate accommodation price

points, improving efficiency and

convenience for partners and students.

The agent portal is an innovative

platform that contains a wide range of

agents, making communication and

collaboration with partners more

efficient. On the other hand, the student

portal integrates with event discovery

programs, enabling students to

discover local events and experiences

easily. It also provides convenient

access to check-in, check-out times,

and invoices all in one centralized

location.

As a result, Londonist DMC

establishes itself as a market leader in

the student accommodation market by

providing distinctive and allencompassing

services, developing a

sense of community, and delivering

exceptional experiences for students in

London.

Meet Changing Customer Demands

Staying ahead of industry trends and

meeting changing customer demands

are crucial in the dynamic student

accommodation market. Londonist

DMC prioritizes continuous learning,

monitoring global and local student

housing markets, and attending

conferences and networking events.

The agency also engages with industry

experts and stakeholders to identify

emerging trends to incorporate into its

offerings.

Asim says prioritising customer

feedback and invests in advanced

property management systems and data

analytics to improve operations and

customer experiences to be changed to

Asim says prioritising customer

and customer experiences.

12

Crucial Factors for a Successful

Hospitality Agency

Asim believes that the success of a

hospitality agency relies on exceptional

customer service, maintaining quality

accommodations, efficient operations,

and effective marketing strategies.

Providing positive experiences,

anticipating guest needs, and

addressing issues build customer

loyalty. Clean, comfortable

accommodations leave a lasting

impression. Streamlined operations and

politics is as unique as it is inspiring. As the co-founder and

17

In his own words, Anderson's inspiration for Wing & Barrel

Ranch stemmed from a deep love for the outdoors and the

concern that the cultural essence of the west, particularly in

relation to hunting and fishing, was gradually fading away.

He wanted to establish a place that not only preserved this

heritage but also possessed the financial viability to endure

for a century and beyond. Anderson's vision was clear: to

offer people a glimpse into the 18th and 19th-century

hunting and fishing culture that has played a pivotal role in

shaping the identity of the American West.

His career trajectory has been marked by determination and

mentorship. Early in his career, Anderson was mentored by

Ron Burkle at The Yucaipa Companies, a period that not

only imparted valuable knowledge but also encouraged him

to pursue his dreams and embrace new challenges. With this

foundation, he embarked on the ambitious journey of

establishing a diverse business portfolio and ultimately

Wing & Barrel Ranch.

Overcoming Obstacles with Confidence

One of the defining features of Anderson's career is his

ability to confront challenges head-on and use them as a

vehicle to success. His journey was further complicated by

being diagnosed with dyslexia at an early age, which made

traditional skills like reading and writing a formidable

obstacle. However, he didn't allow this condition to deter

his ambition.

Anderson's resilience and willingness to learn from mentors

and peers set him apart. He discovered that his unique

perspective and ideas gained respect from others. This

realization was transformative, boosting his self-confidence

and propelling him forward. In the world of business, where

confidence is often the key factor, Anderson's unwavering

belief in himself became his driving force.

He acknowledges that confidence plays a pivotal role in

business success. Regardless of personal or environmental

obstacles, it is the cornerstone upon which achievements

are built. He remains vigilant about addressing his

shortcomings and has wisely surrounded himself with a

team that complements his skills, reinforcing the notion that

effective leadership involves both self-awareness and

collaboration.

The Origin of Wing & Barrel Ranch

Wing & Barrel Ranch is the embodiment of Darius

Anderson's love for outdoor sports and his commitment to

preserving a vanishing cultural legacy. Anderson's journey

into the world of hunting was initiated by his father, even

though the elder Anderson was not a hunter himself. Over

nearly five decades, his passion for outdoor activities grew,

ultimately culminating in the establishment of this

remarkable venture.

The realization that traditional hunt clubs often lease their

properties, leading to their eventual redevelopment, was a

pivotal moment for Anderson. He recognized that to

preserve this cultural heritage, they needed to acquire and

own the land. Thus began the journey to acquire, entitle,

and develop the land into the iconic Wing & Barrel Ranch,

complete with an exquisite clubhouse and a host of

activities.

A Unique Blend of Activities and Experiences

Wing & Barrel Ranch is not merely a place for hunting,

fishing, and shooting; it is a destination where the senses

are stimulated, and memories are crafted. Anderson's vision

for the club was to offer a comprehensive range of

experiences that catered to the physical, mental, and

culinary desires of its members and guests.

Physical Stimulation: The ranch boasts one of the finest

clay shooting facilities on the West Coast, featuring 15

different stations, trap and skeet, a high tower, and a fivestand

setup. Anderson and his team constantly strive to

enhance the guest experience, catering to both novice and

expert shooters, a challenging feat they've managed to

accomplish.

Mental Stimulation: The salon series at Wing & Barrel

Ranch is a testament to Anderson's commitment to

intellectual growth. The series invites guest lecturers from

various fields, including business, the military, and not-forprofit

organizations, to share their unique journeys and

insights. These lectures provide valuable takeaways that

inspire members to apply these lessons in their lives.

Palate Stimulation: Anderson's desire to combine the

culinary excellence of Northern California with the region's

renowned wineries gave rise to a truly unique aspect of

Wing & Barrel Ranch. The club collaborates with

exceptional local vintners who share a passion for outdoor

sports, ensuring that the wines served are not only

exceptional but deeply rooted in the club's sporting culture.

Moreover, the club's winemaker dinners, hosted by

acclaimed chefs like Charlie Palmer, create an atmosphere

where members can savor outstanding cuisine while

building lasting connections with fellow enthusiasts.

Innovative Programming for All Ages

Anderson's dedication to the preservation of outdoor sports

extends beyond the present generation. Recognizing the

need to introduce new generations to these pursuits, Wing

18

& Barrel Ranch hosts a three-week

kids camp during July. This initiative is

a testament to his commitment to

recruiting and retaining new

participants in the world of hunting and

shooting.

Furthermore, Anderson has made it a

priority to ensure that Wing & Barrel

Ranch is a family-friendly destination.

The club actively promotes activities

that foster an environment where

families can bond over shared interests.

The Key to Hospitality Success

For Anderson, the key to a successful

hospitality company lies in its

employees. He emphasizes the

importance of hiring individuals who

not only excel in their roles but also

share a genuine passion for the

industry. The staff plays a pivotal role

in delivering exceptional customer

service and fostering a welcoming

atmosphere.

19

Additionally, Anderson highlights the

significance of creativity and

innovation. To remain competitive and

appealing, the hospitality industry must

continuously introduce new and

exciting offerings. The ability to adapt,

think differently, and embrace

innovation is central to thriving in this

dynamic sector.

The Path Forward: Goals for 2024

and Beyond

As Anderson looks to the future, he has

set three key milestones for 2024:

Recruiting Great Members:

Attracting new members who share the

club's passion for outdoor sports is a

top priority.

Maintaining Quality of Service:

Ensuring that the high standard of

customer service remains consistent

and continually improved.

Expanding the Brand: Anderson

envisions taking the Wing & Barrel

model nationwide, creating new

opportunities for enthusiasts to

experience the unique blend of

tradition and innovation that defines

the club.

The expansion is driven by the desire

to share the Wing & Barrel experience

with a broader audience and to

encourage cross-pollination between

club locations.

Darius Anderson's Vision: Embrace

Innovation, Have Courage, and Give

Back

Darius Anderson's journey from a

passionate lover of outdoor sports to

the founder and CEO of Wing & Barrel

Ranch is a testament to the enduring

appeal of traditions and the power of

innovation. In an industry that

constantly evolves, Anderson's

commitment to preserving the past

20

while embracing the future is a shining

example of leadership in the world of

travel and hospitality. Wing & Barrel

Ranch stands as a beacon, inviting all

to experience the beauty of nature, the

thrill of outdoor sports, and the

pleasures of exceptional cuisine and

wine in a setting where traditions never

fade.

As Anderson aptly puts it, "Have

courage of conviction when you come

up with what you think is a great idea.

Recruit the best and brightest to

surround you and embrace failure and

grow out of it." This philosophy has

not only guided his personal journey

but has also shaped the identity and

success of Wing & Barrel Ranch.

A Commitment to Social

Responsibility and Philanthropy

Embedded in the DNA of Wing &

Barrel Ranch is a deep commitment to

social responsibility and philanthropy.

Through The Wing & Barrel

Foundation, Anderson and his team are

dedicated to several key causes:

Bringing New Participants into the

Sport: The foundation aims to

introduce women and children to

outdoor sports, fostering a passion for

these pursuits from an early age.

Honoring Veterans: Recognizing the

service of men and women in the

military is a core pillar. Wing & Barrel

Ranch actively engages in activities

that show gratitude to those who have

served their country.

Conservation and Climate Impact:

The club is dedicated to conservation

efforts that complement and support

climate change initiatives. Preserving

natural spaces and habitats is an

integral part of their mission.

Promoting Diversity: Ensuring that

diversity is reflected in both employees

and members is a vital component of

their approach. Wing & Barrel Ranch

seeks to create a more inclusive and

representative environment.

Qualities of a Successful

Entrepreneur

For Darius, confidence, humility, and

the ability to laugh at both successes

and failures key qualities for

entrepreneurs. In today's world,

balancing self-promotion with humility

is essential. Additionally, the ability to

surround oneself with a dedicated team

and maintain perspective on life's

priorities are crucial attributes.

Advice for Aspiring Entrepreneurs

Darius's advice to those entering the

hospitality space is to stay creative,

innovate constantly, and remain ahead

of the curve in providing unique

experiences. In the world of outdoor

sports, preserving access to these

activities for all individuals, regardless

of their background or income, is vital.

Embrace challenges and view failure

as a means of growth, and above all,

enjoy what you do.

Darius Anderson's journey is a

testament to the transformative power

of passion, innovation, and a

commitment to preserving traditions.

Wing & Barrel Ranch, under his

leadership, serves as a living

embodiment of these principles,

inviting all to partake in a world where

heritage and modernity coexist

harmoniously.

A Journey

Through Time

The Rich History of the Travel

and Hospitality Industry

22

ntroduction

IThe travel and hospitality industry boasts a captivating

history that spans centuries, evolving from humble inns

and caravanserais to today's global tourism empires. This

remarkable journey through time unveils the industry's

intricate tapestry, shaped by innovation, culture, and the

insatiable human desire to explore. In this article, we

embark on a historical voyage, unearthing the origins and

transformative moments that have brought us to the vibrant

industry we know today.

Ancient Beginnings: The Cradle of Hospitality

The origins of the travel and hospitality industry can be

traced back to ancient civilizations. Approximately 5000

years ago, in ancient Mesopotamia, early travelers sought

refuge in caravanserais, which serve as predecessors to

modern hotels. These waystations provided shelter, food,

and respite to weary travelers. The concept of hospitality

was deeply ingrained in human culture, as it was considered

a sacred duty to care for strangers and guests.

Ancient Egypt, renowned for its opulent hospitality

traditions, welcomed travelers with lavish feasts and

luxurious accommodations. In Greece, the concept of

"Xenia" was paramount, emphasizing the importance of

welcoming and caring for guests. This foundation laid the

groundwork for the hospitality practices we see today.

The Roman Empire: Pioneers of Travel

The Roman Empire played a significant role in shaping the

travel industry. With an extensive road network, Rome

encouraged travel for both trade and leisure. Taverns and

inns known as "tabernae" were established along these

roads, offering food, drink, and lodging to weary travelers.

The Romans were also the first to develop a postal system,

known as the "Cursus Publicus," which facilitated efficient

travel and communication.

The Middle Ages: Inns, Monasteries, and the Silk Road

The Middle Ages ushered in a new era of travel and

hospitality. European inns and taverns proliferated to

accommodate pilgrims, merchants, and travelers on

emerging trade routes. In addition to inns, monasteries

played a significant role, offering shelter to travelers as an

act of charity.

23

During this period, the Silk Road, an extensive network of

trade routes connecting the East and West, thrived. The

caravanserais along this route provided safe havens for

traders and their valuable cargo. The exchange of cultures,

goods, and knowledge made the Silk Road a melting pot of

hospitality and trade practices.

The Grand Tour: Birth of Modern Tourism

The 17th and 18th centuries witnessed the emergence of the

"Grand Tour," an educational journey undertaken by young

European aristocrats to explore art, culture, and history.

This marked the beginning of modern tourism. The concept

of tourism as a leisure activity took root, and with it came

the development of luxury hotels in Europe's most beautiful

cities, such as London, Paris, and Venice.

Industrial Revolution: Travel for the Masses

The Industrial Revolution brought significant changes in

transportation and lodging. Innovations like steam engines,

railways, and ocean liners made travel accessible to the

masses. Thomas Cook, a pioneer of mass tourism,

organized the first packaged tours, allowing ordinary people

to explore new destinations.

Hotels and restaurants also evolved during this period. The

world's first modern hotel, the Tremont House, opened in

Boston in 1829, offering luxurious accommodations and

fine dining. The concept of fine dining was revolutionized

by chefs like Georges Auguste Escoffier, who introduced

the brigade system, streamlining kitchen operations and

ensuring consistency in gourmet cuisine.

20th Century: Airlines, Resorts, and Global Tourism

The 20th century brought further transformations to the

industry. The Wright brothers' first powered flight in 1903

marked the beginning of commercial aviation. Airlines

rapidly expanded, offering global connectivity. In response,

luxurious resorts and hotels emerged in exotic destinations,

catering to a growing demand for leisure travel.

The post-World War II era witnessed the birth of the

package holiday industry, with tour operators offering allinclusive

vacations. The Hilton, Marriott, and

InterContinental hotel chains became global giants,

revolutionizing the way people experienced hospitality. The

1950s also introduced the concept of the "motel," a

convenient and affordable accommodation option for

travelers on the move.

Technology and the Digital Age

The advent of the internet in the late 20th century

transformed the way people planned and booked travel.

Online travel agencies (OTAs) like Expedia and

Booking.com made it easy for travelers to compare prices

and make reservations. Social media platforms and review

sites empowered travelers to share their experiences and

recommendations, influencing others' travel choices.

The 21st century has witnessed further technological

advancements, with the rise of sharing economy platforms

like Airbnb and Uber, providing alternative lodging and

transportation options. Mobile apps have streamlined

check-ins, allowed for keyless entry to rooms, and provided

personalized travel recommendations.

Sustainability and Responsible Tourism

In recent years, there has been a growing awareness of the

environmental and social impacts of travel. The industry

has responded with efforts to promote sustainability and

responsible tourism. Eco-friendly hotels, carbon offset

programs, and community-based tourism initiatives are

becoming more prevalent.

The travel and hospitality industry has come a long way

from its humble beginnings in ancient Mesopotamia. It has

evolved into a global powerhouse that connects people,

cultures, and destinations. From the caravanserais of the

Silk Road to the luxurious resorts of the 21st century, this

industry has continuously adapted to meet the evolving

needs and desires of travelers.

As we move into the future, the travel and hospitality

industry will undoubtedly face new challenges and

opportunities. With the rise of sustainable and responsible

tourism, advances in technology, and a growing global

population of travelers, the industry is poised for further

transformation. What remains constant, however, is the

industry's commitment to providing exceptional

experiences that leave an indelible mark on the hearts and

minds of those who journey through its rich history.

A Beacon of Excellence in Hospitality

In the fast-paced world of hospitality, where success

hinges on impeccable service, innovative cuisine, and a

dedicated team, James King, CEO of Titan

Hospitality Group, has emerged as a pioneering force.

With an illustrious career that began as a dishwasher at the

age of 14, King's journey from the ground up serves as an

inspiring testament to his passion for the industry.

A Journey Rooted in Determination

James King's story of perseverance and dedication started at

Midtown Bar & Grill in Washington, DC. His first role as a

dishwasher laid the foundation for a career that would see

him ascend through various positions, year by year. From

dishwasher to busboy, food runner, server, and bartender,

King honed his skills in every facet of the restaurant

business. By the age of 20, he had amassed a

comprehensive understanding of the industry, ready to take

on managerial responsibilities.

His tenure as bar manager at a popular Georgetown eatery

exposed him to the financial intricacies of the business. This

knowledge set the stage for his pivotal role as the General

Manager of Washington's iconic Tony & Joe's Seafood

Place on Georgetown's waterfront, where he dedicated five

years of his career. However, the time eventually came for

James King to venture out on his own, marking the

inception of his hospitality empire.

Titan Hospitality Group: Defining Excellence

Established in 2012 and headquartered in Annapolis,

Maryland, Titan Hospitality Group has swiftly become a

hallmark of quality in the hospitality industry. The company

boasts a portfolio of seven remarkable restaurants spanning

the DC and Baltimore Metropolitan Region, each offering a

unique dining experience:

1. Blackwall Hitch Alexandria

2. Blackwall Hitch Annapolis

3. Blackwall Barn & Lodge, Gambrills

4. Blackwall Barn & Lodge, Columbia

5. The Lodge Annapolis

6. Smashing Grapes, Gambrills

7. Smashing Grapes Columbia

Moreover, James's vision extends beyond the existing

establishments, as he is currently developing his eighth

restaurant, The Blackwall Barn & Lodge, Rotunda, slated to

open in late 2024 in Baltimore, Maryland.

As CEO of Titan Hospitality Group, James King takes on

the colossal responsibility of overseeing daily operations,

including marketing, accounting, human resources, and

culinary innovation. His role also encompasses district

management, site selection, architectural planning,

engineering, and the development of new projects. With

over 50 salaried management positions and more than 500

employees, King's leadership has propelled Titan

Hospitality Group to the pinnacle of the industry.

The Pillars of Success: Culture and Dedication

What sets Titan Hospitality Group apart from competitors is

their unwavering commitment to fostering a family-like

culture. James firmly believes that treating employees like

family results in a heightened guest experience. This

commitment to employee satisfaction not only distinguishes

Titan Hospitality Group but also fuels the company's

growth.

A Visionary Approach to Expansion

The strategic expansion of Titan Hospitality Group is a

testament to their meticulous approach. Market research

involving demographics, traffic counts, household incomes,

and community dynamics informs their decisions.

However, King emphasizes the importance of intuition,

asking a simple yet profound question: "Would I frequent

this establishment if I lived in this community?" This

28

instinctual approach has led to the

success of many high-grossing units,

even in less populated areas.

Adapting to Industry Trends

In a rapidly evolving industry,

innovation is key to staying relevant.

Titan Hospitality Group continuously

seeks new technologies that enhance

both the guest experience and

operational efficiency. One significant

change in recent years has been the

surge in third-party delivery services,

which the company has adapted to

meet growing demand.

Navigating Through Post-Pandemic

Challenges

The COVID-19 pandemic posed

unprecedented challenges to the

hospitality industry. While sales have

rebounded, rising prices, supply chain

disruptions, labour shortages, and

inflation continue to create hurdles.

29

Despite these challenges, James King

and Titan Hospitality Group remain

resilient, adapting to the ever-changing

landscape.

The Recipe for Success

For James, success in the hospitality

industry hinges on employee

engagement. In his words, "A company

is only as strong as the people who are

in the trenches making contact with our

guests." Titan Hospitality Group's

investment in its employees forms the

bedrock of their success. Alongside

technological advancements, nurturing

a dedicated team remains paramount.

Future Milestones and Goals

Looking ahead, Titan Hospitality

Group has set its sights on breaking the

$50 million annual revenue mark

within the next 18 to 24 months.

30

However, King emphasizes the

importance of periodically reassessing

growth strategies to ensure existing

units operate at peak efficiency. This

prudent approach ensures sustained

success and prevents the pitfalls of

rapid expansion.

A Visionary's Wisdom

James King encapsulates his business

philosophy with a powerful quote:

"Treat your employees like family, and

they will treat your guests like their

own." This ethos has not only shaped

his career but also the very core of

Titan Hospitality Group.

Qualities of a Successful

Entrepreneur

King's journey from a dishwasher to a

CEO offers profound insights into the

qualities necessary for entrepreneurial

success. Risk-taking, self-belief,

resilience, and a relentless pursuit of

growth and learning have been the

cornerstones of his accomplishments.

Advice for Aspiring Entrepreneurs

To those contemplating entry into the

hospitality industry or any other, James

offers sage advice: Start by defining the

culture you wish to build within your

company. A strong foundation of

company culture will withstand

challenges, making your business

resilient even in the face of adversity.

James King and Titan Hospitality

Group have etched a remarkable story

of passion, dedication, and innovation

in the hospitality industry. As they

continue to redefine excellence, their

journey inspires not only their peers in

the industry but also budding

entrepreneurs across the globe.

Toni

Jacaruso

Transforming Hotel Sales

In the fast-paced world of travel and hospitality,

innovation is the name of the game. Creative thinkers,

disruptors and visionaries lead the way, reshaping the

industry for the better. In this exclusive interview, we dive

into the inspiring journey of Toni Jacaruso, the visionary

founder of Jacaruso Enterprises, Inc. Based in Round Rock,

Texas, Jacaruso has redefined the traditional model of hotel

sales.

Toni's story is a testament to the power of determination

and innovation in the ever-evolving world of travel and

hospitality. From a childhood marked by entrepreneurial

spirit to the inception of a unique remote sales service, we

explore her journey, her company's mission, and the

remarkable impact it has had on the hotel industry.

Give us a brief overview of your background and your

journey since the beginning of your career.

Since my childhood, I've had an entrepreneurial spirit. Early

on, I established a neighborhood babysitting business that I

expanded successfully by hiring my friends as my

"employees" and taking a cut of their pay.

As soon as I was old enough, I got a job at a Holiday Inn in

downtown Minneapolis. This kicked off a 20+ year career

in the hospitality industry that advanced concurrently with

my undergraduate studies in Hotel & Restaurant

Management, followed by an MBA. I worked hard and

earned director-level positions for some of the largest hotel

brands in the world before moving into a role as Vice

President of Sales for a hotel management and asset

company with annual revenues close to a billion dollars.

But I noticed something was missing both in my career and

in the hospitality industry.

So, I started a company that introduced a groundbreaking

concept: remote hotel sales service. Today, I remain

profoundly thankful for the 100+ dedicated individuals who

choose to work alongside me. Their contributions are

instrumental in fostering the culture of mutual respect that

has led to our collective success.

What inspired you to start Jacaruso Enterprises? Can

you provide a detailed overview of your organization's

services and its mission & objectives in serving the hotel

industry?

In the traditional hotel sales model, sales activities are

overseen by an on-site Director of Sales, leading a team of

sales managers, catering managers, and sales coordinators.

Their primary focus is to drive hotel revenue by selling

sleeping rooms, special events, meetings, conventions, food

& beverage, and special amenities such as spa services,

packages, or leisure activities. Until 2007, this was all

handled in-house, on-site, hotel by hotel.

When I was inspired to start a company, I believed it was

possible to do what I loved, with people I loved, and to help

others. Spurred on by the wide adoption of SaaS and rapid

explosion of mobile technology, Jacaruso Enterprises

pioneered a new way of working in hotel sales. Our highly

experienced, all-remote, distributed workforce leverages

technology to engage with customers and co-workers. Our

clients get the benefit of a trained sales expert, ready on day

one to start bringing new business into the hotel, all at a

35

fraction of the cost of hiring and training an on-site

employee.

Our service carved out a unique niche in the hotel industry

and has opened hundreds of new doors for branded hotels

and boutique properties throughout the US, Canada, the

Caribbean and Latin America. We've achieved growth by

assembling an exceptional team of experts dedicated to one

another and the hotels we serve. Jacaruso Enterprises has

earned a spot on the Inc. 5000 list of Fastest Growing

Private Companies in America from 2017 to 2021 and has

recently been recognized as one of the Inc. 5000 Best

Workplaces in 2023. With a workforce of 115 employees

and over 800 hotel partners, we've spent over 16 years in

business continually innovating to meet our customers'

ever-evolving needs in the dynamic hospitality landscape.

How do you tailor your services to meet the unique

needs of different types of hotels? Can you share some

success stories or case studies of hotels that have seen

significant improvements after using your sales services?

More than 3,500 hotels in the U.S, Canada and Latin

America have relied on Jacaruso services including ongoing

sales outsourcing, short-term support of a specific property,

or sales training. Rather than offering a one-size-fits all

solution, we build a relationship with each hotel and its own

set of requirements and challenges. We work closely with

most of our hotel clients on an ongoing basis, becoming a

trusted collaborator with their on-site team. We are known

for our deep hotel sales expertise that we tailor to meet the

unique needs of our clients and their various types of hotels.

We have countless success stories of hotels that use our

service. In 2022, our partnering hotels saw over $269M in

direct revenue contributions. Some of the testimonials I'm

most proud of come from two of our current customers:

“Working with Jacaruso has been one of the best decisions

we made for our hotel. We can focus on operations while

Jacaruso drives revenue. We know we are in great hands!”

-Kaylan A., Vermont

“Jacaruso helped open our hotel in 2020, and we continue

to lead the market in occupancy because of their services.

Hiring them has been the best decision we have made.”

-Neal S., New York

What were the primary challenges and roadblocks you

faced during the initial phase? And what is your source

of motivation?

My last job before starting my company was highly visible,

lucrative, stressful, and unfulfilling. Incessant management

of crisis after crisis prevented me from reflecting on what it

was that I really wanted to do.

Shortly after leaving that position, I found myself in an

airport in the Caribbean with 4-hour layover. Armed with

nothing but airplane napkins, I sat down on the terminal

floor and began to write. An hour later, looking at a mosaic

of napkins sprawled before me, I had the ideas for the

inception of Jacaruso Enterprises.

When you're setting out to establish an innovative service

or product, there's no established path to follow. But there

are those who've navigated similar terrain. I've built a

network of fellow entrepreneurs who generously share their

experiences, help me sidestep pitfalls, and give me access

to resources that help me overcome hurdles.

The most valuable lesson I've gleaned is that you should

never underestimate the impact of hiring extraordinary

employees. Even during the peak of the pandemic, when

travel was at a standstill, our exceptional team united to

create a network that collectively generated leads for all the

hotels we supported. Our employees successfully secured

millions of dollars in new business that preserved jobs and

kept our hotels afloat.

Today, I remain profoundly thankful for the 100+ dedicated

individuals who choose to work alongside me. Their

contributions are instrumental in fostering a culture of

mutual respect and motivation. I'm both humbled by and in

awe of our collective success.

What sets Jacaruso Enterprises apart from

competitors? How do you strategize your game plans to

tackle competition in the market?

We acknowledge that we have competitors. Even though we

have more competitors now than we did pre-pandemic, our

primary focus remains on innovating our services so that

we provide maximum value to our partner hotels and propel

the industry forward. Some of the advantages that set us

apart are our extensive network, our exceptional team, and

our extended track record of results.

Within each major hotel brand, we have cultivated longterm

partnerships and established vital connections with

high-level stakeholders and decision makers. Our

meticulous hiring process and comprehensive benefits

preserve the company culture and attract top talent to our

team. The expertise and unwavering commitment of our

employees consistently drive results for our partner hotels.

36

We track these results with our cutting-edge technology,

which delivers interactive reports to each customer,

detailing their return on investment.

How do you stay ahead of industry trends and adapt

your services to meet customer demands? Have there

been any recent trends or changes in the hotel industry

that have had a significant impact on your

organization's approach to sales services?

comprehensive proactive and reactive effort that can

complement or substitute an onsite sales team. The

integration of automation and AI for our team has improved

our efficiency, allowing us to get more work done in less

time. We are also on the verge of introducing new tools and

technologies with automation and AI, promising further

advancements in our services.

It's important to stay in the know about what's going on in

our industry. We do this in a variety of ways including:

Continuous Learning: Our team actively engages in

ongoing learning via participation in industry events,

conferences, training programs and our bi-annual in-person

company meeting to stay updated on the latest trends,

technologies, and best practices in hotel sales and the

hospitality industry. We keep a close eye on trends and

changes within the hotel industry, such as shifts in guest

preferences, the impact of global events (like the COVID-

19 pandemic), and advances in automation, digital

marketing, and more.

Market Analysis: We have an internal research team that

conducts in-depth market analysis for our partner hotels and

the state of hospitality to help us understand current market

dynamics, competitor strategies, and emerging trends. This

information allows us to adjust our services accordingly in

response to changes in the marketplace.

Technology Integration: We are constantly staying at

he forefront of emerging technology. Our digital

technology team helps us to leverage cutting-edge

tools and software to streamline our sales efforts and

gather valuable data insights. We use this data to

tailor our strategies and identify areas for

improvement. Our CRM platform is completely

customized which allows us to share the most

impactful information to our hotel partners.

t

Recent shifts in the hotel industry such as the

growing use of automation, labor shortage, and

the widespread adoption of artificial

intelligence (AI), have significantly influenced

our operations for the better. Earlier this year,

we developed a new remote sales service that

provides two sales experts for one price to

help hotels get further faster. This dynamic

sales duo provides hotels with a

37

Brief us about the current industry scenario and what

was the impact of COVID-19 pandemic on hospitality

Industry?

The industry has had its share of trying times, but nothing

like the last few years. The US travel economy experienced

a $492 billion loss at the height of the pandemic. We saw

3.1 million jobs vanish and thousands of hotels close their

doors. It was devastating. The industry as a whole has truly

bounced back, but many markets are still in recovery.

People are traveling again; jobs are returning and new

opportunities are available every day. There's a lot of

momentum right now and we're maximizing it. What we've

continued to see is a hyper-focus on health and safety of

guests, enhanced cleaning protocols, evolving digital

communication, shorter travel booking windows and an

increase in the use of automation as well as AI.

In your opinion, what are the key factors that contribute

to the success of a hospitality company/hotels? Can you

share any upcoming trends or innovations that you

believe will shape the industry in the near future?

Exceptional guest experience: Providing an outstanding

guest experience is critical. From the moment a guest enters

the property to the time they check out, every interaction

should be seamless, enjoyable, and memorable.

Effective sales (and marketing!) effort: Successful hotels

have robust sales and marketing strategies in place to

ensure their rooms are filled. A strong online presence, use

of market analytics, and a targeted sales effort are essential

to staying competitive.

Adaptability and innovation: The hospitality industry is

ever evolving. Hotels must be adaptable and embrace

innovations. Trends like contactless check-ins, sustainable

practices, and the use of technology for guest services are

now the standard for travelers. These innovations continue

to shape the industry.

As for upcoming trends and innovations, we anticipate

several developments shaping the industry in the near future

such as:

Artificial Intelligence (AI): AI is transforming the way

hotels operate, engage with guests, and make data-driven

decisions. It has allowed us to create highly personalized

guest experiences like identifying guest preferences, from

room temperature and lighting to food and entertainment

choices. Chatbots and virtual assistants are also enhancing

guest interactions. Some hotels even have robots deliver

fresh towels to your door. AI is continually being used in

revenue management to analyze a wide range of data,

including historical booking patterns, market demand,

competitor pricing and predictive analytics. We're starting

to see the use of voice and facial recognition more,

contactless check in, check out and so many more ways to

leverage AI. It's not slowing down any time soon.

Sustainability: Environmental sustainability will continue

to gain significance, with a growing emphasis on reducing

waste, energy efficiency, and sustainable sourcing of

materials.

Personalization: Guests are seeking personalized

experiences. Hotels will use data analytics and AI to tailor

services, offers, and amenities to individual preferences.

Remote Services: As seen with remote sales services, more

hotels will embrace remote or virtual solutions for various

aspects, such as general assistance, concierge services, and

meetings. It's proven that remote services help with

expediting hiring, and often can be more cost effective.

What key milestones have you set for your company for

2024? Where do you see yourself in the near future and

what are your future goals?

In 2024, our primary focus revolves around achieving

significant milestones that align with our mission to support

hoteliers and their ever-evolving needs. We are committed

to further expanding our service offerings to better cater to

the dynamic landscape of the hospitality industry. We are

developing new services that will be meticulously crafted to

enhance our partner hotels' capabilities and empower them

to thrive in a competitive market.

A central goal for 2024 is the continued growth of our hotel

portfolio. We aim to extend our reach and impact by

partnering with a wider array of hotels, ranging from

established brands to boutique and independent properties.

Our remote sales services have consistently proven to be

instrumental in driving revenue for hotels, and in the

coming year, we plan to make this invaluable resource

accessible to even more properties.

Looking beyond 2024, we envision a future where Jacaruso

Enterprises plays a pivotal role in the success of numerous

hotels across diverse markets. We are committed to

38

fostering strong, enduring partnerships with our clients,

assisting them in achieving their revenue and sales goals.

Our overarching goal remains to be at the forefront of

innovative solutions in the hospitality industry, continually

adapting to meet evolving needs of hoteliers and making a

lasting impact.

Provide a one-line quote that best describes your

approach to business and your vision.

I founded JE based on the vision of “do what you love, with

people you love, and help others ”.

Do what you love - If you love what you do, energy and

passion come naturally.

With people you love - We only hire people we want to

vacation with. We have a greater sense of purpose, because

we're in this together.

Help others - When someone asks for help, we honor their

humility, so no one ever feels alone

Be committed to learning: Actively seek opportunities that

will help you to continuously learn and expand your

expertise. Keep up with industry trends and best practices.

Be hungry for knowledge.

Embrace technology: Be open to embracing and utilizing

new technologies for enhanced efficiency and effectiveness.

These qualities and skills can pave the way to success.

Embrace them!

What advice would you have for someone thinking of

entering this space right now? What would you advise

to budding entrepreneurs in general?

My advice to aspiring entrepreneurs is to ask for help often,

don't blindly follow advice, and trust your instincts. When

people told me my ideas wouldn't work, I'd never earn

enough money to retire, and employees wouldn't leave a job

with a known entity to work for a start-up, I replied, "Watch

me." I also rely on a small circle of close friends who love

me enough to tell me the truth.

What are the key qualities and skills you believe are

necessary for a successful entrepreneur?

Here are some key qualities and skills I believe are

necessary for a successful entrepreneur:

Have fun: The ability to have fun in your role and create a

relaxed and enjoyable work atmosphere goes a long way.

Don't take yourself too seriously. Belly laughs are good for

the soul.

Hire people smarter than you: I encourage entrepreneurs

to recruit top-tier industry professionals who are

unequivocally talented and often smarter than themselves.

Hiring a team of experts can contribute to the success of

your venture and help you get further faster.

Always use crystal clear communication: Set clear goals

and expectations for the team. Leave no room for

misinterpretation.

Lead by example: Demonstrate the desired behaviors and

skills through your personal actions and behavior.

Master relationship building: Building strong, meaningful

relationships with team members and clients is critical.

People want to work with and buy from people they like

and trust.
