CAPTURING CHORLTON IN INK:
LEN GRANT’S NEXT SKETCHBOOK PROJECT
It was a pleasure catching up with artist and
storyteller Len Grant this week in the leafy
neighbourhood of Chorlton. For more than
thirty years, Len has documented Manchester
life as a freelance photographer—but for over a
decade now, he’s also been capturing the city
with pen and watercolour as an urban sketcher.
His latest project, Chorlton Sketchbook 2024–
2025, is already taking shape. This will be Len’s
fourth urban sketchbook, following his wellloved
editions that have shone a light on different
corners of Greater Manchester. Chorlton,
just a short cycle from his home in Withington,
is the star of this new collection. As ever, Len is
pairing his illustrations with thoughtful stories
about the people and places that make the
area unique.

The finished book will be a 96-page publication,
due for release in Autumn 2025—a true
celebration of one of Manchester’s most vibrant
suburbs.

DECLUTTERING FOR
DOWNSIZING
While for most of our early homeowning years
we’re looking for the next home up – one with
more space, room for children, entertaining, a
home office – there comes a time when we’re
actually ready to downsize. Or perhaps I should
rephrase that – we’re at a lifestage where
downsizing makes logical sense, but emotionally,
well, maybe we’re not quite ready.
We see many clients come to us, looking to
move out of the family home now that the children
have flown the nest and there are just too
many rarely used rooms. Some come almost
with a feeling of being under duress, while
some come with a light and positive approach,
ready to find a new nest and start diverting
their income to stuff more fun than huge heating
bills and council tax charges.
Why are some ‘ready’, and some not so much?
I think it lies in the stage of acceptance they
have reached in their minds. Our homes are
so important to us – it’s where we have loved,
laughed, made memories, felt safe, entertained
friends, created spaces we’re proud of and
deeply comfortable in. Letting go of all of this
isn’t something that just happens overnight, it’s
a process of acknowledgement, of preparing
for change and readying oneself emotionally
and physically for that change.
The house hunters most ready to move, the
ones who I can see are comfortable with putting
their home on the market and being open
to a new home themselves, are those people
who have started the downsizing process long
before they actually start to house hunt. How –
by decluttering. And I know this because I can
see it when we visit their home to value it, and
when they tell me. Valuing a home where the
homeowner says: “oh, I don’t know how I shall
get all my furniture and things into a smaller
space” always rings an alarm bell. A home
where I am told “oh, we’ve cleared out so much
stuff already” indicates a mind on the move,
creating a distance between the home they are
in now to allow for falling in love with a new
place.
There are multiple decluttering methods people
use, from bringing in an expert to help you to
doing it yourself using one of the many methods
you can find online. Here are two DIY
approaches I know our clients have found most
workable,
Swedish Death Cleaning
I know, me too! The first time I heard this expression
I was a little horrified, but actually it’s
a very sensible approach to decluttering and
maintaining a simpler existence and has no
direct correlation with your likely lifespan left
on earth. It was developed by a Swedish writer
Margerita Magnusson, in her book The Gentle
Art of Swedish Death Cleaning and in short, it’s
about decluttering your home to remove all
non-essential items so your loved ones don’t
have any added stress after you’re gone. By
doing this yourself, you get to decide what’s
most necessary in your home, what items
hold memories that only have relevance to

you and therefore can be let go. It can include
everything from old photo albums to fridge
magnets to books to clothes to furniture.
How to do it: the guidance is that you go roomby-room
and look at everything you’re hanging
on to and ask yourself why. The general rule is
that you start in larger rooms and with larger
items and work your way down to the small,
sentimental pieces. Start in the loft – that place
you cram so much stuff because you can’t just
throw away memories, but they don’t fit elsewhere
in your home. Suitcases of baby clothes
you haven’t looked at for 25 years; your old
books and notes from university (my mother
kept mine, I have no idea why, we found them
when she was downsizing…); items from previous
homes that never really fitted here but you
kept ‘just in case…’; etc.
Get rid of any duplicates – so maybe hang
on to one onesie, but let the rest go – and
keep only what actively makes your life more
comfortable. They very act of making these
decisions, of recognising that you don’t need
everything you have held onto over the years,
then serves to help start creating the mental
space you need to make that downsizing decision
with heart, as well as mind.
The KonMari Method
A little like Swedish Death Cleaning, KonMari
recognises that there is often power in the stuff
we keep hold of. Created by Marie Kondo, it’s a
way to declutter your entire home in a category
by category approach, rather than room-byroom.
The categories are: clothes, books, paper,
komono (miscellaneous items) and sentimental
items. You start with clothes and progress to
sentimental items because the easier categories
to declutter come first, so by the time
you reach the last, hardest category, you have
developed a greater understanding of what you
should and can lose, and what you can keep.
She says you should only keep items that spark
joy: “When something sparks joy, you should
feel a little thrill, as if the cells in your body are
slowly rising. When you hold something that
doesn’t bring you joy, however, you will notice
that your body feels heavier.”
It’s an emotional approach to decluttering, but
then, downsizing is an emotional decision as
much as it is a practical one, so while you are
clearing space in your home and keeping only
what you know you will need and that brings
joy, you are readying yourself to move on, taking
only what is truly important with you.
Finally, decluttering in advance of putting your
house on the market is always a good idea.
People viewing a potential new home want to
see just that – its potential. Overflowing cupboards,
busy kitchen work surfaces, a stacked
high home office, a cellar or loft jammed full
of stuff; it’s hard to project your own life into
someone else’s crowded home, so clear the
space and let them see the joy your old home
might bring to their future.

AREA GUIDE:
WHALLEY RANGE
Whalley Range, just two miles southwest of Manchester
city centre, is one of the city’s earliest suburbs.
Originally developed in the 19th century by local
businessman Samuel Brooks as “a desirable estate
for gentlemen and their families,” it still retains much
of its historic character. Wide, tree-lined streets and
elegant Victorian and Edwardian homes give the area
a distinctive feel, though many of the larger properties
have since been converted into flats. Alongside these
period houses are newer developments, terraces and
semis that broaden the choice for today’s residents.
Community and Lifestyle
Whalley Range has grown into a lively, multicultural

One of the highlights of Whalley Range is Alexandra

We’ve already talked about the benefits of exercise for
both body and mind, and how getting active outdoors
in cold weather can be especially powerful. Running,
cycling and team sports are great options, but there’s
another sport that’s booming right now. It’s fun, easy to
pick up, can be played outside, and only needs two people.
Welcome to padel.
So, what is padel?
Padel is a racquet sport that blends elements of tennis
and squash. It’s played on an enclosed court, usually with
glass or mesh walls, which are used in play as well as the
net. Courts are slightly smaller than tennis courts, making
the game more tactical than physical, with an emphasis
on angles and strategy over power.
The racquets are short, solid and perforated, while the
balls are similar to tennis balls but with lower pressure,
meaning they bounce lower and slower. The result is a
sport that’s dynamic and social, with longer rallies and
plenty of action without requiring years of practice to
get good. Padel is probably the most rapidly growing
game in Europe, even though it’s been around since the
late 1960s. But why?

It’s said that everybody can learn padel in less than an
hour, to a reasonable competency level, whereas tennis
can take months or even years to achieve a ‘good game’.
This means that partnering up isn’t so challenging, and

DIY FAILS TO AVOID
Do you DIY? I do and I don’t. I dabble, shall we
say. But as the weather brightens and the big
four-day weekend of Easter approaches, the
temptation always rises to do something big.
Maybe re-hang that door that’s catching and
irritating me.
Or maybe fix the wonky fencing in the back
garden. Like many men, I love power tools. I am
also well aware that power tools can be extremely
dangerous in the wrong hands, and much as
it pains me to admit it, my hands are very much
the wrong hands when it comes to many power
tools. Some things are definitely best left to the
experts, I say.
However, thousands of less self-aware homeowners
will be reaching for their battery packs,
all fired up and ready to take on jobs that need
doing, without really thinking about who should
really be doing them.
It seems that the rise of TikTok DIY tutorials and
YouTube home hacks has led to an overconfidence
epidemic among homeowners. Admiral
Home Insurance reports a 13 per cent
increase in DIY-related claims over the past year,
with 75 percent of cases linked to decorating
accidents.
Recent research by Direct Line insurance has revealed
that 82 per cent of UK homeowners have
attempted DIY projects in the past two years,
and 22 percent of those DIY-ers have then gone
on to call in a professional to repair their mistakes,
with an average repair bill of just short of
£1,000 – adding up to a staggering £539 million
in extra household expenses each year.
Unsurprisingly, 90 percent of tradespeople surveyed
reported a rise in calls from people who
need help from a professional to fix or finish a
DIY project that has gone wrong. Half of tradespeople
say they get called to the rescue at least
twice a week.

to TikTok – it seems many people
are a little overconfident about their
skills. Attempting electrical repairs or
rewiring without expertise can result
in serious injury, or worse. You could
completely blow your electrics, or
even cause a house fire.
Plumbing
From replacing pipework to fixing
leaks, amateur plumbing can lead
to catastrophic water damage. One
wrong move can turn a small repair
into a costly disaster – fixing a burst
pipe costs a whopping average of
£2,023 – plus then of course you
have to replace anything irreparably
damaged.
Structural alterations
Please don’t go knocking down walls
or making alterations without professional
assessment. Any major changes
you make could weaken your
home’s structural integrity, resulting
in potential collapse.
Floor sanding
Renting a floor sander might seem
like a cost-effective way to refresh
your wooden floors, but if you don’t
really know what you’re doing you
can create deep grooves, uneven
surfaces, or even structural damage
to older flooring. You may end up
having to replace one or more floorboards
if you get it wrong, and at an
average of £80 per square meter for
hardwood boards, plus the cost of a
tradesperson, that’s a costly error.
Painting and decorating
This is the most common DIY job of
all, one attempted by more homeowners
than any other job and
indeed is one that most people
manage just fine. If you’re going for
it yourself this Easter, watch all the
YouTube tutorials – repainting walls,
especially cutting into ceilings and
around skirting boards is not as easy
as it looks in the Dulux adverts!

Last season at West Didsbury & Chorlton FC, we were
extremely saddened at the passing of a long term friend,
teammate and incredible human being, Stephen Piggott,
or “Piggo” as many knew him as.
Piggo was dealing with Kidney Cancer, whilst bravely
maintaining his duties with both work, football and family…all
which he loved so very dearly.
Cancer is sadly, something that will affect millions of
people every year, whether that is those closet to you, or
even the friend of a friends relative. My own Dad bravely
fought against Prostate Cancer, so this is extremely close
to my heart.
The remainder of the season, along with this season has
not been the same without Piggo. Therefore to commemorate
both him, and the millions of other people
that suffer from variations of Cancer, I am partnering
up with my club player sponsor JP & Brimelow, to raise
further money for The Christie’s Charity.

I’m Alice, the (shy!) face behind Stretford Confidential.
I started the page simply to keep track of all the good
things happening locally. Over time it’s become a way to
connect people, spotlight independent businesses and
show that even if you’re from abroad, you can play an
active role and feel part of the community.
MEET OUR LOCALS...
account, no plan to monetise, no strategy – just a way to
stay on top of what was happening and help others do
the same.
Then Covid hit. Weirdly, that’s when things levelled up.
Stretfordians came closer – walking Vicky Park, talking,
planning and dreaming up new ways to make the town
better. After lockdown the area buzzed with markets,
festivals, gigs and art pop-ups. I’d just had a baby, but I
didn’t want the page to fade away. To keep it manageable,
I switched to mostly Instagram Stories and monthly
highlights – a rolling calendar of what’s on.
People seem to appreciate it – views are solid, followers
keep growing, and it’s giving visibility to local projects,
events and independent ventures. Running the account
has nudged me out into the community too. I’ve met so
many people I wouldn’t have otherwise, while Coolo our
dog and little Freddie (aged four) are often recognised
around town long before I am!
Looking ahead, I want @stretford_confidential to keep
shouting about the great stuff happening here, to give
back to the community and show that Stretford is open
to everyone. I’d also love more interaction with followers
– swapping tips, sharing stories, and collaborating simply
because connections are what make this place special.

Chorlton, just three miles southwest of Manchester
city centre, is one of the city’s most desirable suburbs.
Known for its leafy streets, large Victorian and
Edwardian homes, and vibrant mix of shops, bars
and cafés, it blends historic character with a modern,
creative spirit. Once a Lancashire village on the border
with Cheshire, Chorlton became part of Manchester in
1904, but it still retains a distinct identity that draws
families, young professionals and long-term residents
alike.
Shopping and lifestyle
Chorlton is a haven for independent businesses. Food
lovers can pick up fresh seafood from Out of the Blue,
artisan cheese from Chorlton Cheesemongers, and organic
produce from the much-loved Unicorn Grocery.

We have chosen a number of local charities and we have
various fundraising activities planned throughout the year.
Here at JP & Brimelow we strongly believe in doing our bit

Part of the global Parkrun movement, Stretford
Parkrun has been welcoming runners, joggers and
walkers since 2015. Taking place every Saturday at
9am, our 5km course loops twice around Longford
Park and is one of only two Parkruns in the UK to
start and finish on a running track.
It’s free, friendly and open to everyone — whether
you’re running, walking or volunteering. Over 20 volunteers
help put the event on each week, and we’re

Baths has been run by the not-for-profit Love
Withington Baths since 2015, saving it from closure

To get your sale or purchase underway, we must confirm your
identity and, if selling, property ownership to comply with HMRC
legislation and prevent criminal activity. These legally mandated
checks are carried out by our partner Lifetime Legal, for which
there is a nominal charge of £60 (including VAT), which you pay
directly to them.
Step One
We will schedule a two-hour time frame for the Lifetime Legal team to call you at a
convenient day and time. Please keep your smartphone and two forms of ID, such as a
passport and driving licence, nearby. If you're selling a property, they will also need to
verify your property's ownership with the Land Registry.
Step Two
After the call with Lifetime Legal, each person will receive a text or email with a link to
download the Credas app to verify their ID. If you don't have a smartphone, Lifetime
Legal will guide you through alternative methods. You may also be asked to provide
further documentation, depending on the sale or purchase circumstances.
Step Three
After your identity and, if selling, property ownership, have been verified, we can
move forward with your property transaction. As part of the service, you will be
