Fire Detection Company of the Year
Protecting people with high
quality life safety products
In this issue of Building & Facilities News,
we are pleased to feature Hochiki as our
Fire Detection Company of the Year
and stay at the forefront of innovation. Overall,
we are pleased with our performance in a
competitive landscape. While specific figures
are commercially sensitive, we can say that our
products have shown resilience, and demand
remains strong across our key markets.”
Hochiki’s focus on quality, innovation, and longterm
reliability has always set them apart from
the competition. By prioritising rigorous testing
to exceed industry standards, Hochiki works
hard to consistently deliver a peace of mind to
its customers.
Nathan Hudson
Hochiki was first established in Tokyo in 1918,
and over time, it has grown exponentially
to become a global-leading manufacturer
of commercial and industrial fire directions
solutions. In 1972, the Hochiki America
Corporation was founded, followed in 1993 by
the newest division: Hochiki Europe.
For over 100 years Hochiki has led the way in
the design and manufacture of innovative life
safety solutions. Its leading edge commercial
and industrial fire detection and emergency
lighting products have acquired global
acceptance as the benchmark for high-integrity
and long-term reliability.
With global group sales turnover exceeding
£400m, Hochiki is a wholly independent,
multinational, publicly listed company with
over 2,000 employees working across six
manufacturing plants, 38 sales offices and 14
subsidiaries.
Its ongoing commitment to manufacturing
innovation ensures customer satisfaction and
its production facilities in Japan, the USA and
Europe offer international continuity in quality,
service, and supply.
Hochiki Europe manufactures and distributes
products to Europe, the Middle East, India and
Africa, with a strategic focus on fire detection
systems, wired and wireless products and
emergency lighting. We managed to speak with
Nathan Hudson, Sales and Marketing Director,
Hochiki Europe, who briefly described how the
last 12 months have been for the company.
“The past year has been one of growth and
adaptation, with a focus on reinforcing our
commitment to high-quality fire detection and
safety standards. Despite a challenging market
environment, the whole Hochiki Europe team
has worked to meet evolving customer needs
“Every time we talk to our customers, one of
the most repeated phrases we hear is just how
easy they are to install while also being known
for their durability and precision engineering,”
stated Nathan.
What Nathan is referring to here is Hochiki’s
two recent product launches that have further
enhanced the company’s commitment to fire
safety: FIREscape Nepto Emergency Lighting
and the ACD multi-sensor ranges.
FIREscape Nepto is the latest generation of
intelligent, self-testing and self-monitoring
emergency lighting system. This unique,
cost effective and fully compliant emergency
lighting system is based around an addressable,
emergency lighting control panel and features
addressable, self-contained LED luminaires
and exit signs. Its extra-low operating voltage
together with its ability to continually selftest
and monitor itself makes installation and
maintenance of the system quick, easy and less
costly compared to central battery or mainspowered
systems. This is best green solution
as Hochiki has also considered the useful life
of the entire emergency lighting system, from
manufacture and installation, right through to
recycling. What’s more, using the FIREscape
Nepto’s standard LED luminaires means the
units consume less than 0.5W when charging,
and once the units are fully charged, they only
consume 0.1W.
The FIREscape Nepto range offers exceptional
flexibility, allowing the system to be tailored and
configured to suit any installation requirements.
Additionally, Nepto control panels can be
networked, enabling centralised management
and protection for extensive, multi-building
sites.
Furthermore, photometric data for the
FIREscape Nepto units have been third-party
approved and verified enabling the installer to
design an aesthetically pleasing emergency
lighting system which meets all legislative
requirements, for building owner’s total peace
of mind. Additionally, the range also includes a
variety of accessories, including an I/O unit and
a common luminaire/exit sign mounting base.
Secondly, the Addressable Multi-Sensor (ACD)
with CO Detection is marked as the most
sophisticated multi-sensor with smoke, heat
and CO sensing elements that is completely
unrivalled by its competitors. The ACD operates
with 24 modes, a CO cell designed for up to 10
years life expectancy, and the ability to detect
4

Fire Detection Company of the Year
the threat of COHb poisoning.
The ACD is also enhanced for false alarm
reduction. In the modes featuring the Reduced
False Alarm function (+RFA), the sensor will
automatically adjust the sensitivity of the optical
sensing element over time, learning from its
surrounding environment from the moment of
installation.
Its flexible settings ensure that each mode
utilises different fire detection technologies
either in combination or individually to generate
a fire condition. The ACD operates on Hochiki’s
world renowned, robust and reliable, ESP
open protocol, giving specifiers, installers and
end users an open choice on system design,
installation and maintenance, as well as
complete control over costs. Hochiki also offer
a UL approved variant, the ACD-V. This version
has 16 fully approved operational modes and
is fully compatible with today’s enhanced
FireNET Plus Control Panels and Loop Explorer
II Software.
Hochiki’s unwavering dedication to advancing
fire safety is something to be admired, and this
award only motivates the company as a whole
to continue innovating, setting the highest
standards in the industry. Hochiki place a large
part of its success on its ability to form strategic
and long-lasting partnerships. Nathan described
some notable customer success stories the
company received in 2024.
“The first of two projects was based in Qatar,
where we collaborated with Fire Cloud Qatar
to secure Outpost Al Barari, a luxurious resort,
using our Ekho Hybrid wireless system. This
project illustrated the flexibility of our solutions,
as the wireless technology seamlessly fit
the resort’s unique, high-end design and
requirement to change layouts with the everchanging
desert environment. Both projects
underscore our dedication to delivering tailored,
effective fire safety solutions in diverse settings.
“The second project was based in Belfast,
where we partnered with 365 Fire to protect
the historic Print Works building, a Victorian
warehouse dating back to 1890, by installing our
reliable ESP range of fire detectors. This project
highlighted our ability to integrate advanced fire
detection within heritage sites, preserving safety
without compromising architectural integrity.”
The Titanic Distillers, Belfast’s first distillery
in nearly 90 years, opened in the historic
Pumphouse building, presenting unique fire
safety challenges due to the flammable whiskeymaking
process. Fire safety specialist Atlas
World installed a tailored system using Hochiki’s
advanced fire detection technology.
Hochiki’s ESP multi-sensors and optical
sensors were chosen for their ability to adapt
to environmental factors like steam and heat,
reducing false alarms. Discreetly designed
loop-powered sounders and beacons provided
effective alerts in noisy areas while maintaining
the building’s historical integrity. Despite supply
chain challenges, Hochiki ensured timely project
completion, earning Atlas World’s trust and
becoming their preferred supplier.
This project underscored the importance of
collaboration between heritage experts, fire
safety professionals, and technology providers,
and ensured modern safety standards were met
while preserving the site’s history.
Going into 2025, Hochiki will continue exploring
new ways to improve user experience and
system integration while keeping an eye on
enhancing safety, reliability, and ease of use in
both existing and new environments. One area
in particular that Hochiki is keen to continue
integrating into its products and manufacturing
processes is sustainability.
Nathan expanded on this, “We have
established a dedicated sustainability team at
our headquarters in Japan, which is driving a
comprehensive global sustainability strategy.
This team is focused on key areas, including the
use of eco-friendly materials, waste reduction,
and optimising our manufacturing processes
to reduce our environmental impact while
upholding our high standards for product
quality. A great example of this would be with
our FIREscape Nepto range which is produced
from fully recyclable materials and incorporates
energy-saving LED technology that helps to
reduce CO 2 e emissions.”

Logistics
Europcar adds small electric vans to help
businesses go electric
Helping businesses
make the switch to
electric, Europcar has
added a significant
volume of small
electric panel vans to
its nationwide fleet.
Available from Europcar locations across the
UK on long term flex rental of three months
or more, the Vauxhall Combo Electric and
award-winning Renault Kangoo eTech
provide businesses with an ideal entry route
to electric motoring.
As Head of Europcar Vans and Trucks,
Keith Shorter explained, the new additions
provide a virtually zero commitment entry to
electric motoring and will be critical as more
businesses try to work out how to make zero
emissions a reality
for commercial
vehicle motoring.
“While the electric
car parc is growing
significantly and
businesses have greater confidence in their
use, when it comes to electric vans the
confidence is less evident. Latest data shows
that electric vans represent around 1.4%
of all LCVs on UK roads. As the BVRLA has
identified in its ‘Van Plan’, there are several
hurdles organisations are finding hard to
overcome, not least of which is the cost
of entry. Winning the hearts and minds of
drivers who will need to adapt to electric van
usage is also critical.
“Our goal is to make electric commercial
motoring more accessible for more
businesses by providing a choice of
compact electric vans that can serve multiple
use-cases.”
The Vauxhall Combo Electric has class
leading load dimensions, 4.4m 3 maximum
load volume and 781kg payload,
complemented by helpful features such
as the Flex Cargo load-through flap for
additional load length. Rapid charging, long

range and maximum comfort, ergonomics
and space make the Vauxhall Combo Electric
a practical member of the team on the road.
The multi award-winning Renault Kangoo
E-Tech has a maximum load volume of up to
4.2m 3 and maximum payload of up to 724kg.
It is a compact van that fits in a multitude
of clever storage areas to maximise usable
space and practicality.
“These two small vans offer a wealth of
practical, comfortable and tech features that
make them perfect options for a wide range
of business uses,” added Keith Shorter. “The
rapid charging capability and long driving
range mean these vans also offer businesses
a great way to put electric vans to the test
operationally, as a real-world test drive.”

Looking for industry-leading vehicle compliance?
CheckedSafe is the only UK company to develop
and launch the GB Domestic Hours app, bringing
market-first technology to UK vehicle fleets. This
exciting new product was developed through
meticulous R&D to create an algorithm from a
complex set of rules, that up until now have only
ever been managed by paper systems.
2024 has been a fruitful year for CheckedSafe. The
portfolio of compliance tools, including the muchcelebrated
Driver Licencing Checks
and GB Domestic Hours modules
have been successfully completed
and launched. The company also
celebrated its 10th anniversary this
year.
We spoke to Director & Co-Founder,
Gary Hawthorne, to find out more,
“We looked at age-old traditional process and
flipped those to be managed by tech processes
instead. Commercial fleet compliance is still
predominately paper-based but many are curious
and open to digital innovations, that save time,
without losing pinpoint accuracy. With cuttingedge
tech at our disposal and some blood, sweat
and tears, we’ve been in the right place at the right
time to design and provide this service.
“Fleet managers can now oversee any size fleet
with mobile phones, rather than copious amounts
of paperwork (though using a laptop with backoffice
options are advised for added security).
There is no need to store huge boxes of reports,
plus it’s all in real-time so any defects/issues can
be resolved quickly, reducing overall long-term
costs and reducing downtime as better repair
planning can be achieved.”
Multi-Award-Winning CheckedSafe provides an
end-to-end digital Cloud solutions package to fleet
management across commercial fleet transport,
public and private transport, emergency services
and plant-hire vehicles. With an emphasis on costeffective
compliance, companies can track every
vehicle for compliance across the
UK and further afield, all for as little
as £1 per vehicle per week.
These award-winning digital
solutions have revolutionised daily
vehicle compliance, by streamlining
operations and eliminating timeconsuming
paperwork.
By downloading a mobile app, users can carry out
customised vehicle checklists: compatible across
Bus, HGV, Van, Car, Plant & Machinery and Grey
Fleet. Even when drivers are off-grid, the app still
functions and allows checks whilst on the go,
which is essential during busy periods.
The checklists are received by the main office,
helping compile a whole audit trail across the
company. This innovative system ensures all
vehicles are Driver and Vehicle Standards (DVSA)
compliant and automatically generates scheduling
slots for vehicle ad-hoc repair as well as routine
MOT’s and servicing.

Fire Safety Services & Solutions Company of the Month
Need risk assessments for
the residential and property
changes in the UK fire safety
legislation 2025-2029?
We are delighted in this issue of Building &
Facilities News to welcome back Imperium
Fire Consultancy as our Fire Safety Services
& Solutions Company of the Month
It’s been a busy year for David Murphy, Director
of Imperium Fire Consultancy, a Northamptonbased
company offering specialised fire safety
services such as: BAFE SP205 certified Fire Risk
Assessments, BlueSky UKAS certified Fire Door
Inspections, DSEAR Risk Assessments, EV charging
installation Risk Assessments as well as general
fire safety consultancy. David brings over 23 years
knowledge and experience in design, installation
and management across active and passive life
safety measures and systems.
We caught up with David to review how the last
twelve months have fared for the company and to
discuss plans for 2025 and beyond, “2024 has seen
sustained, strategic growth of our core offerings,
as well as the introduction of new services. We
have seen a 30% increase year-on-year in sales
with key existing clients as well as new client sales
direct and indirect. Our philosophy is simple: Stick
to what we are good at, never over promise, never
under deliver, integrity, honesty while keeping
communication and support open at all times. Our
client base is threefold: working in partnership
with fire alarm/fire safety providers as a specialist,
facilities management and lastly direct through the
likes of Property Management Companies (PMC),
residential care and other commercial businesses.
“Over the last few months alone, we have carried
out many EV charging installation risk assessments
for several PMCs, fire door inspections for major
FM clients, commenced a new Scottish contract
of over 80 sites for a nationwide residential care
company, as well as deliver services to a diverse
range of clients including hospices, residential
blocks and student accommodation.
“Battery Energy Storage Systems (BESS), Electric
Vehicles and E Bike/E Scooter Lithium-Ion Battery
fires have seen a significant increase in the news
reporting this year and continue to do so as the
world decreases its dependency on fossil fuels
and move towards green fuels. Like all new
technologies though, they carry inherent risks. EV
charging installation Risk Assessments continue to
gain very good traction in an industry where there
are presently no defined codes of practice or little
thought given to fire safety by installers and some
clients alike. Insurers and HSE are seeing this and
there is a strong move by them ensure the risk
assessments are being now carried out. Failure
to do so could significantly increase premiums
or in some cases, see them withdraw insurance
altogether.”
Another concentrated growth area has been in
DSEAR (Dangerous Substances and Explosive
Atmospheres) Risk Assessments.
The Dangerous Substances and Explosive
Atmospheres Regulations 2002 (DSEAR) puts
an onus on employers to contractually control
and mitigate the risks associated with fire safety,
explosions and corrosive metal substances and
protecting workers and members of the public.
DSEAR requires a Risk Assessment of all workplace
activities that involves the aforementioned, with
subsequent measures that eliminate or reduce
identified risks, provide procedures and equipment
to deal with emergencies and accidents, provide
information and training to employees and mark
zones where explosive atmospheres may occur.
“DSEAR risk assessments are increasing, with HSE
recommending updates followed-up every 3-5
years and the list of dangerous substances and
processes are growing every year.
“Imperium Fire Consultancy originally started
out offering Fire Door Inspections and Fire Risk
Assessments but the company’s remit has
diversified over time to meet accommodating risk
assessment needs across their client sectors.
“The landmark publication of the Grenfell Tower
Inquiry phase 2 Report in September concluded
that the tragedy was avoidable, with grave failings
across the board. Blame was laid at the door of
multiple organisations such as the local and main
government departments, private commercial
businesses, fire and rescue service, TMOs etc.
“Fire safety is now understandably of paramount
importance across many sectors, with competency,
experience, honesty and transparency now
required. For example, Fire Risk Assessments take
time and cannot be rushed and yet certain sectors
still see these as a race to the bottom. They are not
tick box exercises! We often state that for every
hour spent on site, we will often spend 2-3 hours
write-up time after, then making sure we get it right.
I spend a huge amount of time and energy ensuring
all customers are happy with our deliverables. This
means delivering reports and survey documents
on time and within specification. Great emphasis is
made on maintaining key relationships but always
with high ethical and moral standards.”
Imperium Fire Consultancy is looking to continue
growing in niche sectors in 2025. This includes
the Property management sector, residential and
care home sector, green energy markets (BESS
and PV Farms) as well as the education sector. On
the back of this, continuing to educate and ensure
the business keeps up with the ever-changing fire
safety landscape.
“The UK body of fire risk assessors is a specialised
group and the future industry and government
changes, like competency-based codes of practice,
will be paramount to ensure that the identification
of hazards, delivering of precise information on
effective fire safety measures, and a firm grasp of
how to mitigate or prevent the likelihood of firerelated
incidents are key.
“Imperium Fire Consultancy has completed the
latest higher risk buildings fire safety course, and
in line with these changes and we’re interested in
working further with the property and residential
sector. We will be exhibiting at the National
Landlord Investment Show at Old Billingsgate,
London on the 19th March, 2025; we’d love to meet
interested parties from across the sector.”

GroundsFest Review – Top Exhibitors
GroundsFest 2024: More exhibitors,
more visitors, more excitement
The second edition of GroundsFest, held on
10 and 11 September at Stoneleigh Park in
Warwickshire, has firmly established itself
as the UK’s largest grounds management
and landscaping event. Following a strong
debut in 2023, this year’s show exceeded all
expectations, marking a significant milestone
in its young history.
With 8,014 visitors across two days – 4,738 on
day one and 3,276 on day two – GroundsFest
2024 saw an impressive increase in
attendance, a remarkable feat for an event
that only launched last year. The expanded
event layout immediately immersed visitors in
the action, creating an engaging and dynamic
atmosphere from the moment they arrived.
Providing expert
arboricultural advice
Trees, particularly those in the
urban environment, provide many
benefits: they slow the movement
of rainfall, capture pollution
particulates, provide habitats for
wildlife and improve our well-being.
However, they can also be a source
of conflict as we interact with
them so strategic and informed
management of trees is needed to
realise these benefits. Although trees
pose a very low risk, landowners
have a duty of care to ensure that
their trees don’t endanger us so
surveys and proactive management
is needed.
Barton Hyett Associates Ltd
offer a range of services
including tree surveys, tree risk
assessments, planning, strategy
One of the standout features of this year’s
GroundsFest was the introduction of
Machinery Nation LIVE, which captivated large
crowds with thrilling machinery face-offs.
Visitors watched top brands go head-to-head
in a series of entertaining and rigorous trials,
comparing performance across categories
such as petrol vs. battery, agility, power, and
more.
Machinery Nation LIVE also provided
interactive equipment challenges where
attendees could compete for prizes, adding to
the excitement and engagement throughout
the show.
And speaking of prizes, GroundsFest 2024
was a treasure trove for lucky visitors.
Attendees had the chance to win a wide
range of impressive prizes, including a Toro
ProStripe 560, a
CyberTank portable
power station and
up to £20,000 worth
of Kress tools, an
award-winning
battery pruner SC
100e and a SWIFT
372e battery garden
ride-on mower from
STIGA, an EGO Pro
X battery-powered
and tree management advice to
a diverse range of sectors. The
Worcestershire-based team offers
expert, cost-effective arboricultural
consultancy and assessments
to the development sector, local
Government, rural estates and
landowners, schools, universities,
hotels, commercial, sports and
healthcare facilities, and more.
We awarded Barton Hyett Associates
as our Top Exhibitor at GroundsFest
2024 from the 10th-11th September
at NAEC Stoneleigh. Barton Hyett
Associates prioritises health &
safety with tree condition and risk
assessment surveys across largescale
estates, while ensuring trees
with heritage value are preserved for
future generations.
For Urban Forestry, the team provide
i-Tree surveys to capture and
analyse data on urban tree cover
for larger-scale tree management.
This long-term strategic approach
helps maintain and enhance tree
population through later adopted
local policies.

the construction tools market
with the invention of their
first tile cutter for hydraulic
mosaics. This groundbreaking
innovation set the foundation for
their now worldwide reach, and
continued impact on the industry.
In recent years, their focus has been
on developing cutting-edge tiling saws and
diamond blades which prioritise both precision
and user safety. This commitment is evident in
their dedication to helping landscapers achieve
flawless cuts while maintaining a strong emphasis
on health and safety.
RUBI’s debut at GroundsFest 2024
The year 2024 marked RUBI’s first appearance
at GroundsFest, where they had the opportunity
to showcase their comprehensive range of
landscaping tools. The spotlight was on their
specialised tools for cutting, mitring, bullnosing,
and transporting 20mm porcelain tiles, a material
increasingly favoured by professionals.
Key products highlighted included the DC Python,
DCX Expert, and DX 350 – saws specifically
engineered for working with 20mm
porcelain and natural stone tiles.
These saws incorporate RUBI’s
patented Zero Dust system,
which effectively minimises
dust generation during
cutting, thereby enhancing
user safety. Designed for
outdoor use, each machine
is equipped with a watercooling
system that not
only ensures precise cuts but
also prevents the blade from
overheating.
Introducing the DT-250 Max: A gamechanger
in portable tile cutting
A standout feature at GroundsFest this year was
RUBI’s newest innovation, the DT-250 Max. This
model is designed with a convenient
folding leg system and a sliding
table, making it an ideal choice
due to its quick set up and easy
transportation. The DT-250 Max
will officially hit the market
in early 2025, providing
professionals with a versatile
solution for on-site projects.
Additional product
highlights: Lightweight
efficiency and edge finishing
tools
Among RUBI’s featured tools was
the TC-125 G2, a rail saw celebrated
for its lightweight, portable design. Despite its
compact size, the TC-125 G2 is fully capable of
cutting and mitring both porcelain and natural
stone tiles effortlessly.
For landscapers looking to perfect tile profiles and
edges, RUBI showcased two different products:
the Pro Edger and Bullnose Grinder Attachments.
The Pro Edger offers a beginner-friendly solution,
allowing those with little experience achieve
greater control. For seasoned professionals, the
bullnose grinder attachments provide flexibility to
create more intricate and customised finishes.
Hands-on demonstrations and future
engagements
GroundsFest 2024 was an exceptional platform for
RUBI to present their products, offering hands-on
demonstrations that allowed visitors to experience
the tools firsthand. This interactive
approach enabled attendees to
identify the tools that best suited
their needs.
Looking ahead, RUBI is already
gearing up for GroundsFest
2025. Be sure to visit their
stand next year to discover
their latest innovations
and take advantage of live
demonstrations that can
elevate your landscaping
projects.

Building & Construction
Scotland’s leading modern
university introduces
step-free access in its
cyberQuarter building
Abertay University, recently ranked as a top
modern university in the National Student Survey,
is setting an exemplary standard in terms of
accessibility by introducing step-free access across
all five floors of the cyberQuarter building, thanks
to Stannah lifts.
This lift retrofit and installation was awarded to
Stannah, who secured first place in the APUC
framework. This process allows the university to
award contracts without the need for a tendering
process, streamlining the project and ensuring topquality
work from a trusted provider.
Located in Scotland, the university formerly
known as the University of Abertay Dundee blends
traditional and contemporary design, with the
old college dating back to 1888. The university is
home to Abertay’s cyberQuarter, a cutting-edge
£18m cybersecurity research and development
centre. This state-of-the-art facility brings together
students, academics, and
organisations to collaboratively
address global cybersecurity
challenges.
The works
The existing lift in the building had
become increasingly unreliable,
with frequent breakdowns and
maintenance issues that disrupted
operations. This highlighted the
need for a modernised lift system
that could ensure consistent
performance and compliance with
current safety standards.
After a thorough evaluation by
Stannah, it was clear that the best
solution was to completely replace the old lift with
a new, Stannah Machine Room-Less (MRL) traction
lift. This type of lift not only meets all necessary
safety standards but also provides enhanced
efficiency and reliability, making it an ideal choice
for the university.
Stannah was responsible for the entire design
process of the new lift, ensuring it was tailored
to the building specifications and client’s needs.
They also managed all on-site works, overseeing
the removal of the old lift and the installation of the
new MRL traction lift.
The challenge
This project involved the complex task of removing
the existing and installing a new lift system while
the building remained a live teaching environment.
One of the primary challenges was ensuring the
safety of all visitors throughout the construction
process. This included keeping corridors clear and
free from obstructions, implementing rigorous
safety protocols, and maintaining minimal noise
levels to avoid disrupting classes. To address these
concerns, Stannah adhered to CDM (Construction
Design and Management) regulations.
Due to the fact that this was a live building site,
the project was completed on a strict three-month
schedule. During construction, step-free access
was available via the café lift.
An additional challenge was the removal of the
existing MRL lift to make space for the new system.
Stannah designed the new lift installation to match
the dimensions of the existing lift shaft, thereby
eliminating the need for additional structural work.
Only cosmetic decoration was needed around the
new landing doors.
Balancing construction activities with the daily
operations of the building
required meticulous planning
and coordination, showcasing
Stannah’s commitment to creating
a safe environment despite the
challenges.
The solution
With support and guidance from
Stannah, an MRL lift was selected
due to it being one of the fastest
and most efficient lift systems
available, providing a reliable
solution for students, teachers,
and visitors.
The 8-person lift features modern
controls with buttons set at
heights accessible for wheelchair users. This
630kg capacity traction MRL lift is equipped with a
gearless variable voltage drive, meeting EN81-
20/50 standards.
Requiring minimal space both inside and outside
the shaft, this type of lift is ideal for most building
applications. Its highly flexible design allows it to
fit into existing lift shafts of any size, making it the
perfect choice for this project.
The result
Enhancing accessibility and efficient operation
of the lift was an important factor at Abertay
University’s cyberQuarter building. Now, the new,
reliable lift supports the needs of the users by
providing full step-free access.
The new MRL lift meets all open protocol and
design requirements set by the client. The design
complements the university’s aesthetic, while
ensuring
enhanced
performance
and
reliability. The stainless-steel lift showcases a
modern car interior, featuring artificial granite and
user-friendly elements such as digital displays,
enhancing accessibility for all users. The client
chose options for the lift car interior from Stannah’s
brochure, including selections for the walls, ceiling,
flooring, and car operating panel.
An open protocol lift system means that customers
are not tied to Stannah for maintenance and repair.
The cyberQuarter building, which can
accommodate up to 500 people, will necessitate
daily use of the new lift. It will provide step-free
access for all users, including wheelchair users and
those with reduced mobility.
All Stannah lifts are certified according to the Lifts
Regulations 2016 (2016 No. 1093).
Customer feedback
Bob Cochran, Project Manager from Stannah,
said, “Enhancing accessibility and transforming lift
operations were the primary goals of this project.
Prioritising health and safety, along with effective
communication, was crucial as we worked in a live
environment. As a result, the lift replacement was
a great success, with completion occurring just 12
weeks after starting on-site.”
Leigh Black, Estates Project and Design Manager
for Abertay, said, “We’re thrilled with the lift
solution provided by Stannah. The new lift is a
perfect fit for our cyberQuarter building providing
a smooth and accessible experience for everyone.
The installation process was seamless and it’s been
great working with the Stannah team who used
their lift expertise to overcome any challenges.”

Modular building: Moving
the needle in construction
By 2025, modular housing
will be on track to deliver
20,000 low carbon,
energy-efficient homes
in England, including
multi-storey structures
and skyscrapers. With
sustainability and cost
savings at the forefront
these homes are often
built twice as quickly,
cost 55% less to heat
than traditional brickbuilt
houses, and cut
construction related CO 2 emissions by 83%. The
UK Government is committed to modular building
as part of the Affordable Homes Programme.
Multi-award-winning Kedel is a leading business
founded on sustainable best practices, with a
range of recycled plastic alternatives to wooden
products – many aimed
at the modular building
market. These include:
cladding, decking,
fascia boards, ground
reinforcement grids,
porous paving, tongue &
groove, fencing, gates,
seating, benches, garden
and picnic tables, bollards
and much more. The
products are manufactured
using state-of-the-art CNC
machinery and everything
on site is recycled plastic.
Dermot Walch, Kedel
Managing Director,
explains, “We have
provided housing
associations with our
recycled plastic wood
fence panels and posts
offering huge long-term
cost savings on repair
and maintenance, plus
the ability to hit ESG
targets with low-carbon
products. These are suitable for a diverse range
of applications. In healthcare, hospitals love our
memorial benches, giving family members and
hospital workers a much-needed space for quiet
contemplation, and our knee-high birdsmouth
fencing provides a robust solution for car parks
and walkways.
“These products never
rot, saving on the annual
repair and maintenance
associated with standard
wooden ones. We’re
happy to work on
bespoke projects too.
At the moment, we’re
busy designing and
manufacturing temporary
housing for refugee
camps around the world,
supporting victims in wartorn
or climate change disaster areas.
“The media has always shown refugees living in
tents, which is fine in the summer months, but
these are not built to withstand strong winds or
rain. Our designs – purely modular in concept –
will be easy to erect and dismantle, and provide a
sturdy housing alternative to tents, with thermal
insulation and waterproofing throughout the year.
“We’ve seen a huge swing towards modular
buildings this year due to the convenience of
manufacture and speed of assembly. In addition,
they eliminate long-term maintenance costs
and reduce the building’s carbon footprint. This
switch to modular construction and low carbon
construction is rapidly becoming standard
practice and we expect to see further growth
over the coming years. Contrary to popular
belief, polystyrene, with the right techniques,
can be recycled, and we’re proud to be offering
an exceptional product line from recycled
polystyrene and other plastic waste.”

Winter of 2024-25 tipped to be the biggest
yet for heat pumps in commercial premises
With British Summer Time already
becoming a distant memory in 2024,
experts are predicting this could
be the biggest winter yet for the
installation of heat pumps in
commercial premises.
Heat pumps have been
at the forefront of the
government’s campaign for the
decarbonisation of UK homes,
including a £7,500 grant on offer
to homeowners in England and
Wales as part of the Boiler Upgrade
Scheme.
But the need for decarbonisation in business
Atlas Copco celebrates 1st UK
sale of X-Air 750-25 compressor
The sale was made to
Filpumps, a respected
water well drilling
company based in
Scotland. This marks
a significant milestone
for both companies,
with Filpumps being the
first in the UK to adopt
the X-Air 750-25, a
compressor specifically
designed for efficient
and high-performance
mid-depth drilling
operations.
Filpumps, an established leader in water well
drilling, provides innovative and robust water-well
solutions for domestic, agricultural and commercial
customers across Scotland. The privately
owned business, headed by Russell Mann, has a
well-founded reputation for reliability and good
service. The business had been using an older
compressor but sought a more efficient solution
as it expanded its operations while improving
premises, including the use of heat
pumps, has generated less noise.
Now, however, as increasing
number of businesses announce
Net Zero plans and climate road
maps, scrutiny on whether they
turn those plans into reality
is growing – and with it an
interest in heat pumps.
Craig Moreton, Controls and
Heat Pump Systems Lead at
Trane UK, a company which
manufactures, sells and rents
commercial heat pumps, expects that
trend to continue.
He said, “We are seeing increased interest from
businesses in heat pumps, especially in the
rental market which allows them to try out heat
pump systems without dipping into their capital
expenditure budget.
“Our view is that rental could be the key to
encouraging businesses to decarbonise the heating
of their premises and to overcome the myths and
misconceptions that have been holding them back
until now.
“There’s no doubt that heat pumps have been
adopted more quickly in the domestic market and
have earned more headlines, too.”
https://trane-hire.co.uk
its green credentials,
an important feature
when considering the
offered solution, said
Russell Mann. After a
recommendation from
Centurion, another
Atlas Copco customer,
Filpumps explored its
options and ultimately
chose the X-Air 750-25
compressor as the ideal
solution for its growing
drilling needs.
“We initially considered
a larger machine,” said Paul Bennett, Regional
Sales Manager for Atlas Copco. “But after
assessing Filpumps’ requirements, we realised
that the newly launched X-Air 750-25 was a perfect
match for their drilling operations. This compressor
is a game changer in terms of both performance
and efficiency.”

Wilo welcomes weeding out of
non-compliant circulation pumps
Following revelations that the Office of Product
Safety and Security (OPSS) found over 85% of
domestic heating circulators it inspected last year
were non-compliant, distributors and installers
are being urged to look
out for ‘fake’ pumps as
they could pose a safety
hazard to consumers.
The callout by Wilo, the
efficiency-first pump
manufacturer, leads
on from the OPSS’
Delivery report 2022-
2023, in which the UK
Government department also disclosed that it had
de-listed 38 domestic heating circulation pumps
from sale.
Now, Wilo is urging distributors and installers
to think twice, and check pumps hold the right
certifications and markings before stocking or
installing them in homes and heating systems. The
manufacturer strongly advises that if it is “too good
to be true”, then it is most likely non-compliant and
wants industry to spot the warning signs.
Lee Tebbatt, Managing
Director of Wilo UK,
said, “We’ve seen
a swathe of noncompliant
pumps
make their way onto
the market, and in
many cases, they are
manufactured to look
like the real deal. We
welcome the work the OPSS is doing to weed out
these fake heating circulation pumps, but while
the problem is still ongoing, it’s imperative that
distributors, merchants and installers know how to
spot a fake.”

Global law firm
Norton Rose
Fulbright has
advised Wolseley
Plumb and Parts (Wolseley) on its continued
operation and trade in relation to health and safety,
and planning permissions, in the Channel Island
of Jersey.
Wolseley is one of the UK’s leading merchants
in plumbing, heating, cooling and infrastructure.
It has 560 branches in the UK and has been
supporting a variety of trades for decades.
The merchant has been trading from its unit in
La Collette for several years and before taking
occupancy had received assurance from the
Regulation Directorate in Jersey that they
could trade from this unit. However, Wolseley
was recently informed by the Regulation
Directorate that it was obliged to apply for
planning permission, with the Health and Safety
Inspectorate
advising against
this being granted
due to La Collette
being a dockland area with a fuel terminal which
they considered posed a danger to the public.
Norton Rose Fulbright assisted Wolseley in
providing a counter health and safety report to the
Health and Safety Inspectorate, as well as securing
the planning permission, for its trade counter at its
La Collette branch in St Hellier, Jersey.
The multi-disciplinary team from Norton Rose
Fulbright included Head of Planning, Sarah
Fitzpatrick, who advised on the planning
application and conditions within it; Head of Health
and Safety, Europe, Middle East and Asia, Caroline
May; and senior associate, Andrew Swarbrick, who

Material Handling Operations
Made Safer with Combilift
When choosing material handling equipment
for your loads and facilities, making a wellconsidered
decision is crucial. You should
consider factors such as effective and efficient
handling, financial cost, and sustainability, but
safety should be your top priority.
With advancing technology, it’s essential to
stay updated with market developments to
ensure you’re not falling behind due to relying
on outdated material handling equipment or
machinery.
Irish forklift manufacturer Combilift has over
26 years of experience in the material handling
sector and is an expert in assisting businesses
in maximising the capacity of their facilities,
enhancing efficient operations and most
importantly, making them safer.
Combilift has a
dedicated team of
R&D engineers who
continuously work on
creating innovative
solutions for safe, spacesaving,
and efficient
handling of industrial
loads. Their commitment
to innovation is evident
from the multiple patents
they have acquired over
the years.
Multidirectional forklift models such as those
in the C-Series and CB range are designed to
travel sideways while handling long and bulky
loads, for example, timber panels or steel
beams. The sideways function eliminates the
need for overhead carrying while navigating
tight spaces, which significantly reduces the
risk of injury.
This in turn allows for much better and costeffective
use of all available space which is
one of a company’s most valuable assets. An
additional safety feature is that these forklifts
are built with a very low centre of gravity,
allowing for a low-to-the-ground movement
of the load. The C-series also includes an
integrated platform, providing a stable base for
resting loads during transportation.
Combilift pedestrian
stacker range, such
as the Combi-WR4
and the Combi-
CS are also ideal
for handling long
loads as well as
pallets. Equipped
with Combilift’s
unique, patented
tiller arm, these
models guarantee
maximum safety for
the operator and
other people in the vicinity. The tiller arm can
be turned to the left or right and allows the rear
wheel to be turned parallel to the chassis and
back again at the touch of a button.
This allows the operator to remain in the safest
position when working in narrow aisles – at
the side of the truck and not at the rear as with
other pedestrian stackers. This reduces the risk
of the operator becoming trapped between the
truck and the racking and ensures full visibility
of the load and the surrounding area.

how Combilift can enhance the safety of
your material handling operations while
maximising your storage space.

right people at the right time,” explains
Glenn Cowell, Smart Systems Manager, 22
Bishopsgate. “The beauty of the Security
Centre platform is its in-built customisation and
flexibility. We own it and know we can shape it
to our precise needs.”
One of the first priorities for 22 Bishopsgate
was to analyse daily building occupancy and
usage, giving management and tenants a
better understanding of how the facilities were
being used. Working with its chosen integrator
Total IT, the 22 Bishopsgate team started by
deploying Synergis access control. This was
quickly unified with video surveillance and
analytics through Security Centre. It then began
implementing a series of IoT protocols – such
as Bacnet, MQTT and SNMP – in order to begin
ingesting data from other building systems and
devices that could be visualised within Security
Centre.
These integrations have brought the
engineering and operations functions together
at both a technical and management layer,
ensuring any possible incident can quickly
be identified, logged, and responded to

Gardening for the mind
The theme of this year’s Mental
Health Awareness Week (13-19
May) was ‘Movement: Moving
more for our mental health’. What
better way to get moving than
getting out in our gardens and
sprucing up our outdoor spaces?
Gardening isn’t just a way to
beautify your surroundings – there
can be substantial benefits to your
mental wellbeing too. The mental
health charity, Mind, found that
nearly two-thirds of UK adults
(63%) say spending time gardening
or in nature helps their mental
health.
Engaging in gardening activities
can significantly reduce stress,
improve your mood and enhance
your overall sense of calm and
satisfaction. Whether it’s mowing
the lawn, pruning your perennials,
or simply enjoying the tranquillity
of nature and the outdoors, each
moment spent in the garden can
contribute positively to your mental
health. In this guide, Cheryl Harper,
Managing Director of Greensleeves
Lawn Care, discusses how getting
moving in our gardens can give us
a mental health boost.
Gardening is not only a delightful
way to spend your spare time; it is
also a great way of keeping active,
getting outdoors and improving
mental wellbeing. Working on the
garden is an excellent full-body
workout that incorporates both
strength and endurance. There
are so many fun green activities,
making gardening an accessible
form of physical activity. The very
nature of gardening tasks, whether
it’s mowing, planting, or weeding,
involves a range of movements that
engage different muscle groups.
Lawn care is a crucial aspect
of maintaining an aesthetically
pleasing outdoor space, and we
now understand how green spaces
aren’t just for nature – they boost
our mental health too. If you are
looking to enhance the beauty
and maintenance of your garden
and want to learn more about

Jardana KNX irrigation
control and Fabro
KNX touch panel
The automatic KNX irrigation control
system Jardana ensures healthy plant
splendour in the garden – with and
without KNX. In combination with
the robust Fabro KNX touch panel,
Elsner Elektronik GmbH offers an
efficient solution for controlling and
monitoring irrigation in the garden.
Jardana is the first automatic
irrigation controller that can also be
integrated into the KNX building bus
system. The controller consists of a
combination of hardware (valve unit,
sensors) and associated app. Jardana
can also be used independently of
KNX as a stand-alone solution.
Commissioning the irrigation system
works according to the ‘plug & play’
principle. Water & mains voltage are
connected. Settings are made via the
app. If required, Jardana generates
its own WLAN, which enables it to
be used in allotment gardens & on
extensive properties.
If irrigation needs to be stopped
because the garden is being used or
if an extra portion of water needs to
be provided, this can all be controlled
via the app using a smartphone or
tablet. If Jardana is integrated into the
home's KNX system, further options
are available. Irrigation can then be
monitored & operated via a home
control panel or garden touch display.
The Fabro KNX touch panel is ideal
for this because it is designed for
outdoor use. The large display and
control areas can be customised
to suit individual requirements. For
example, to quickly start and stop
watering or to monitor which zone
is currently being watered. Other
functions can also be integrated here,
such as lighting, awning control or
the display of current wind data,
cistern fill level etc.

Escaping the doom loop
Jason Petsch, CEO of OUTCO,
discusses how technology is
bringing long-term thinking back to
asset maintenance
A first step is to put in place better
incentives for the teams on the
ground to ensure that they are
rewarded for identifying and
reporting maintenance tasks that
might usually lie outside of their
remit.
This is where
technology
has already
changed the
game, for
example,
OUTCO’s teams
are equipped
with mobile
technology that
makes it easy to
record activity
on the go to
provide an audit
trail of service
delivery. This type of capability is
vital in high-risk work like winter
gritting or snow and ice clearance
where you need robust and legally
defensible records. It also makes
it easier for grounds maintenance
teams to log newly identified
maintenance tasks quickly and
precisely using geo-spatial tagging.
Crucially, the backend technology
powering the mobile apps used
by our teams also automates the
process of notifying the customer
and delivers quotations for any
remedial work.
At OUTCO, we’re already embarking
on this journey with clients, auditing
sites, helping them embrace a
longer-term view. This will help
organisations optimise their
resources, enhance operational
efficiency, and ensure the sustained
health and
functionality of
their estates.
Embracing
this approach
is the key to
mitigating
the risk of
terminally
declining
assets and the
potential shocks
of unforeseen
expenditures.
Moreover, it can
help to foster a culture of innovation
and adaptability, positioning estate
managers to thrive in an everevolving
landscape.

OUTCO can bring a fresh approach
to your asset maintenance, contact

choice for children’s parties, clubs, and even
corporate events.
Market trends
Over 150 trampoline parks have opened
since 2014, providing a fun and dynamic
experience for visitors of all ages. Ninja
Warrior courses, inspired by the ITV show,
offer thrilling obstacle challenges for children
and teenagers, combining fun with physical
activity. Soft play centres remain a family
favourite, featuring slides, ball pits, and
interactive play areas that are perfect for
year-round entertainment and parties for
babies, toddlers, and children.

£13,333 per year. Playcraft’s
Smart Funding service
ensures clients retain cash
Client success
story

project, “We’re developing a wheelchairfriendly
soft play section that accommodates
both manual and electric wheelchairs. The
end result will be an inclusive space for all
children. We’ve also seen a surge in sensory
play areas, reflecting a growing focus on
neurodiverse-friendly design.”
Mike further explained their approach
to client collaboration, “We start by
understanding your vision, then visit your
site to create a 2D floor plan. Once finalised,
we develop a full 3D design with custom
colours, themes, and layouts. This ensures
clients can visualise the project every step of
the way.”

‘Fabric First’ principles should be
adopted by the water industry
behaviour change. A change in
the ‘fabric’ of the water network
may be the solution.
Our water companies are
regulated to provide a minimum
standard of pressure and flow of
water, but in many areas due to
network structure and gravity fed
systems supply is much greater.
Water Management
‘Fabric First’ is a practice recognised in the
building industry, to improve the energy
efficiency performance of homes.
Stewart Clements, Director of the Heating
& Hotwater Industry Council (HHIC),
recently stated, “It’s important that those
responsible for building new homes and for
upgrading existing homes – including both
social and private housing providers and
landlords – recognise the different factors
involved in minimising energy consumption
and in making tomorrow’s homes the
efficient properties needed to achieve
decarbonisation and reach the net zero
target for 2050.”
Historically, the environmental impact of
water usage has been largely ignored.
However recent environmental concerns
and energy costs have highlighted the link
between the water coming out the tap and
environment. The recent surges in energy
prices have focused attention on the cost.
Heidi Mottram, CEO, Northumbrian Water
highlighted the fact that on average 25% of
energy used in the home is to heat water.
“The energy used to heat water for devices
and appliances emits an average of 875kg
of CO 2 per household per year. This is
equivalent to the CO 2 emissions from driving
more than 1,700 miles in an average family
car.”
– Energy Saving Trust
While water efficient appliances, ie.
dishwashers and washing machines, can
reduce domestic water and energy usage,
much of this hot water used in ‘time critical’
usage, eg. taking a shower or running the tap
to rinse dishes.
To date, much of the water industry’s
focus has been on adapting customer
behaviour. In traditionally drought ridden
environments such as Australia and South
Africa, consumers have largely embraced
the message. However, Britain’s grey sky
and regular rainfall makes it harder to embed
So, run a hose for five minutes at
the bottom of the hill, and your
lawn will be greener than the
gardener that does the same at
the top. These ‘time controlled’
uses, eg. teeth cleaning, taking
a shower, running a tap to rinse
dishes could be standardised
down if all households received the same
acceptable, ‘standardised’ supply.
Groundbreaker’s NRv2 LoFlo ® is a
surprisingly simple method of working
towards current water usage reduction
targets. NRv2 LoFlo ® regulates the level
of flow entering customer premises –
regardless of network pressure, meaning
a reduction in the level of water used by
customers when ‘variable use’ appliances
are used. As the flow of water into the
premises is limited, then the amount used
by the customer is also limited – but without
providing a degradation of service, and more
importantly not requiring any intervention
or behavioural change on the part of the
customer, leading to ‘natural’ reduction in
per capital consumption.
While some water companies are offering
‘environmental incentives’ to developers to
build water efficient homes, and some local
planning departments are insisting on water
efficient homes designed to keep per capita
consumption (PCC) to under 100L per person
per day, this will not impact the consumption
of existing housing stock.
The NRv2 LoFlo ® can be easily and simply
fitted to any meter installation or retrofitted
on meter exchange or when upgrading or
remediating underground meter chambers.
Thus, allowing Water Companies to
manage demand with little or no impact on
consumers and at minimal cost to the water
undertakers.
“A simple solution at approximately £20
per household, fitted on the normal meter
exchange/upgrade cycle could achieve in
excess of 20% of consumption reduction
targets in 10 years.”
A number of flow modulation ranges are
available which enable the perfect balance
between usage reduction and service
provision. As an added benefit, the NRv2
LoFlo ® can also provide whole site protection
against contamination by back flow –
effectively a 3 in 1 solution.
