01 INTRODUCTION
In 2005, Tom and Martin stepped out of the shadows and established Mackenzie & Ebert, uncertain of how they
would fare on their own. Not in their wildest dreams would they have predicted that, in the next 20 years, they
would be working across the globe on so many amazing projects. It has certainly been hard work, but great fun
at the same time. Thanks go to all of the people with whom we have worked in that period for their support.
It has been hard to believe that this anniversary year has been marked with involvement at two truly world
famous courses: firstly in being charged with carrying out adjustments to the Old Course at St Andrews in
preparation for the Open Championship in 2027, working with the St Andrews Links Trust and The R&A; the
second in being selected to advise The Honourable Company of Edinburgh Golfers on fine-tuning Muirfield for
member play. It is an honour and privilege to be entrusted to advise these great links which are being treated
with the utmost respect, with design proposals backed up by diligent research.
Looking back to their formative years, both Tom and Martin were fascinated by the World Atlas of Golf. Perhaps
it was the imagination of the great courses contained that fired their architectural ambitions. The company now
finds itself, advising 18 of the clubs in that wonderful book - in fact, 33 of the World Top 100 Outside of the US,
as ranked by Golf Digest, and 18 of the Top 100 in the World as ranked by Golf.com.

New South Wales, Australia - 5th Hole
One such course in the World Atlas Of Golf is at New South Wales Golf Club in Australia.
The 1st March 2025 was a remarkable day for the Club when its course re-opened for
play, having completed a full course reconstruction. Even more extraordinary was that
it was only six months earlier that the work started. For a course already established in
the Top 100 in the World, it was a bold move, but the Club is striving to reach the highest
level in world golf and saw this as an essential part of that quest. In all, 21 greens were
reconstructed in 3 ½ months, using 3 Australian shapers, guided by accurate plans and
close supervision. Every green was approved personally at the base stage and before
grassing. This project showed that architects do not need to sit on bulldozers to produce
world class results.
The construction of the new course at Moncayo Golf and Ocean Club in Puerto Rico
nears completion. Opening is scheduled for early in 2027. Its breathtaking coastal setting
and dramatic landform will give the course a wonderful Caribbean character. 2025 has
seen the involvement in the project of the prestigious Discovery Land Company.

The team has grown over the 20 years of the company’s life. While we are
still a relatively small enterprise, our success is due to the hard work and
talents of everyone at Mackenzie & Ebert. This has driven us to utilise

It is a common misconception that there is a “Mackenzie & Ebert
Bunker Style”. That is not the case and, as well as designing different
styles to suit different terrains and soil types, we are also using different
edge techniques and lining products and methods.
With edging and faces, we have used revetment of differing heights,
artificial revetment, turf and heather cubes, rolled edges of turf and
wooden sleepers. With liners, we have used two types of bound stone
liners, three different rubber crumb products, two geotextile products
and one artificial turf liner as well as upturned turf and turf sprayed
off. We tailor the bunker style to the client, their budget, the climate,
the soils and the grass type. A single approach cannot work with so
many variables.

Moncayo - Drone Surveying
The last few Annual Reviews have emphasised the enormous value of producing
detailed plans in 3 dimension and doing the thinking before a start on site. That,
in itself, is a skill and takes years to learn. The recent advances in technology have
magnified the advantages of this approach. Detailed plans allow us to produce
computer generated stills and videos to allow the design team and clients to see
what the proposals will look like, allowing adjustments to be made during the
design process. Work can then start on site with confidence that the proposals
can be built to plan, with only minor adjustment required. However, huge value
is also placed on site visits to assess the implementation of the designs.
This year has seen more contractors investing in advanced GPS technology in
the cabs of the excavators. This tells the shapers exactly where their bucket is in
relation to the design. It is a remarkable advance that increases efficiency, but
only if the drawings are accurate and are actually what the designer wants. We
are living through a technological revolution and our intention is to embrace it to
improve how we work.
New South Wales has clearly shown how efficient this approach is, with all
eighteen greens rebuilt and grassed within three and a half months. Detailed
plans were used to produce the CGI videos of the holes, which were presented
to the members. The shaper, working on the sand areas, used the still from the
CGI as inspiration for some of his exceptional sculpting work of these areas as
the stills show. Architects do not need to sit on bulldozers to produce world class
results.

Royal Portrush - 7th Hole
Our Computer Generated Imagery (CGI) is helping
numerous projects gain approval from memberships
and owners and assisting in the planning permission
process. The images are also proving invaluable in
helping clients, committees and construction teams
understand our designs and they provide great
marketing material before the course or course
changes are built.
They are also an extremely helpful design tool,
allowing us to assess our plans before construction.
Having this capacity in house means we can be
in total control of the output and the associated
costs.In many ways, we are now building holes and
courses twice - once in a 3D digital form and then
in reality.
The next step we are looking to take is to connect
our 3D models of holes to the latest golf simulator
technology, so that clients and golfing customers
can play the holes before they are even built.

Tom and Martin returned to
review the revamped New
South Wales in November, eight
months after its six month
express make-over. With every
green and bunker re-designed
and re-built, it was pleasing to
see how everything had matured
so impressively. The goals of
the re-design were to create
more variety, in line with other
great seaside courses across the
world, to make the course feel
sandier and more coastal and to
make it fairer without losing its
renowned challenge.

The extensive upgrade of the
front nine of the Valley Course
at Royal Portrush now gives the
Club two links that are amongst
the best in Ireland. The changes
have introduced wonderful sea
views and, as the name of the
course suggests, some of the
best dune lined holes in golf. The
reconfigured layout is a great
foil for the Dunluce.

Aldeburgh, on the Suffolk
coast, took a brave decision to
create new holes on land they
had owned for some time. The
Club opened its new layout in
the autumn. This includes a
rerouted 2nd hole and a new
loop of three holes, from the
6th to the 8th. Numerous other
improvements have been made
to existing holes.

MAD SWANS MENDIPS
SOMERSET, ENGLAND
Last year’s review profiled two
12 hole projects which were
under construction. Since then,
the company behind them has
launched its brand, Mad Swans,
and has fully opened its first
venue at Mad Swans Mendips,
just south of Bristol and Bath.
The course at the other venue,
Mad Swans South Downs in
Hampshire, opened for play in
September with a full launch of
the whole facility in the spring
of 2026.

The courses at both Mad
Swans venues are made up of 2
loops of 6 holes and have been
designed to satisfy all golfers.
Aiming at a different golf and
entertainment market, these
venues feature sports bars,
fully equipped driving ranges,
putting courses, padel tennis
and pickleball courts as well as
eco-cabins. A third venue in
Dartmoor National Park gained
planning consent in the autumn
and the intention is to start
construction in 2026.

A new 3rd green was opened in
the spring. The design intention
was to return the green to its
former character. New tees have
also been formed to provide a
new playing line, but these have
yet to be opened for play. This
project was part of a medium
and long term masterplan being
developed for this wonderful
links.

North Hants, a Regional
Qualifying Venue for The
Open during the year, opened
its upgraded course in the
spring, after a total bunker
refurbishment, carried out
over one autumn and winter.
The overall area of sand was
reduced quite significantly but
the impact of the remaining
bunkers is greater than before.
An example is the restoration
of the huge bunker on the par
3 10th hole which snakes across
the front and up the right side
of the green.

Los Leones Golf Club completed
its bunker renovation with a
phase of works covering the
back nine. The bunkers have
been formed with elegant, high
sand lines with surrounds which
are much easier to maintain. The
bunker layout has been adjusted
to ensure that the best players
are tested from the back tees.

The Dunluce Lodge, a luxury
hotel sitting to the right of the
4th fairway at Royal Portrush,
opened at the start of 2025 in
plenty of time for the Open
Championship being held on The
Dunluce Course. The key focal
point for the guests as they enter
the grounds is the huge putting
green set so close to the Lodge
itself. The setting for the green,
with the course and the Skerries
in the background, could not be
bettered.

UNDER
CONSTRUCTION
Here are some of the highlights from the year of construction with work underway from Britain and
Ireland to Australia, South America, The Caribbean and Canada. The tried and tested approach of
designing greens in 3D, producing computer generated imagery to bring the designs to life and following
those plans using GPS technology, allows this work to be done incredibly accurately. The thinking is done
before work starts and the final finessing is done on the ground. Clients can programme and budget much
more accurately and the results are without compromise.

progress quite slowly and some are very small while others involve a lot more input. Some are delayed
during the permitting process, which seems to be becoming ever more challenging all across the World.

Among the new commissions in 2025, it was exciting to be appointed to advise The
Honourable Company of Edinburgh Golfers on fine-tuning Muirfield for member play.
Feasibility work on a project in Vietnam was carried out and other exciting new
appointments were commissioned in Scotland, Sweden and Argentina.
Having produced masterplans at many clubs, it is especially rewarding to be asked to review
and update those plans to help them to continue to improve. Such input is being made at
the likes of Hirono in Japan, Hamilton in Canada, Royal Dornoch on their Championship
Course and at Nairn, which entered the Golf Digest Top 100 Courses in 2024 for the 1st
time. Another re-connection was with The Abaco Club in The Bahamas where a review
was undertaken and a new 7th hole and associated works then built.

St Andrews, Scotscraig stands
among golf ’s original Scottish
clubs and remains deeply
connected to the birthplace of
the sport.

In Argentina, it is an honour to
be working with Paul Feeney in
the creation of El Faro Links,
his new course set in beautiful,
sand dune terrain on the east
coast near Pinamar. His dream
is to create a private members’
club, centred around the course
which he laid out initially. Work
has included fine-tuning the
layout and designing the greens.
Construction is well under way.

to carry out a feasibility study
for a site in Vietnam, where a
new city is being planned with a
staggering 11 courses associated
with it. The dramatic landform is

A return visit, after more than
two years, was made to Hirono,
near Kobe in Japan, where a
major restoration project was
undertaken in 2019. The goal of
that project was to regain the
character of the course, which
was originally designed by
Charles Hugh Alison. For this
year’s visit, specific holes were
reviewed after the Club hosted
the 2024 Japan Amateur and
designs were discussed for the
practice facilities.

It has been a huge privilege to work on so many of the venues which host The Open Championship. It is
a common misconception that Mackenzie & Ebert are The R&A’s architectural advisor. That is not the
case. While the company has to work closely with their championship department for all of the venues
for The Open and also the AIG Women’s Open, the individual clubs have to be satisfied that they are
receiving the high quality, independent advice that they need.
These great courses that host the best golfing event in the world have to test the world’s best players
but, for 99% of the time, they have to be enjoyable courses for ordinary members and club golfers to
play. Finding the right balance is the key.

At Royal Birkdale, the
course work was completed

drought. The new Open practice
tee, which utilises neighbouring
Hillside Golf Club’s range,
gained planning approval and

spectator experience at Birkdale
are significantly different to
2017, when it last hosted the
event. It will be fascinating to
see the championship unfold in

In November 2025, The St
Andrews Links Trust and The
R&A announced the addition or
reconfiguration of tees for seven
holes, the movement of two
bunkers on the 2nd, the addition
of bunkers on the 6th and 10th
and the restoration of the left
side of the fairway on the 16th
hole which had been allowed to
grow up as rough over the years,
along with a pair of new bunkers
to add jeopardy for those playing
away to the left of the Principal’s
Nose and Deacon Sime bunkers.
These measures will strengthen
the course for the 2027 Open
Championship. It is also hoped
that the new tees will help the
pace of play, taking some greens
that were previously driveable,
out of range.

sympathetic proposals has been

The major renovation and
improvement project carried out
in 2016 took the Ailsa Course
to the coastal edge for so many
holes, such as the 4th, 9th,

green sits right on the edge of

located any closer to the beach.
Improvements were also made

In 2015, Furesø Golf Club in
Copenhagen reopened its 27
hole facility, having overhauled
all of the holes. It has gone from
strength to strength, becoming
one of the most sought-after
clubs in Denmark. No-one
dreamt, however, that it would
ever host a DP World Tour event,
but it did that in August, with
the Danish Championship being
played there on a composite
course. Danish favourite
Rasmus Højgaard eagled the
72nd hole but still lost out
to England’s Marco Penge.
Even more remarkable is that
the course has been managed
pesticide free for more than 10
years.

The Women’s Amateur Latin
America Championship was
played at Lima Golf Club in
2024. The men’s equivalent,
the Latin American Amateur
Championship, will be played
there in January 2026. A
major layout configuration was
undertaken to allow a full length
practice ground to be created,
essential for the hosting of these
events.
