Concerns for future of hospital
BY DANIEL ALVEY
There are fears a rural
hospital may close if a way
forward cannot be found to
open it up to new patients
again.
Darfield Hospital, which is
almost 100-years-old, has not
been accepting patients since
November and is staffed by
nurses, but no doctors.
The hospital has 10 beds and
offers respite and palliative
care to elderly patients when
fully staffed. But it currently
has fewer than five patients
who were admitted before
admissions stopped.
A health sector worker from
the area spoken to by Selwyn
Times was concerned the low
patient numbers and lack
of doctors may give Health
PHOTO GEOFF SLOAN
New Zealand Te Whatu Ora a
reason to close the facility.
"Our concern is that
someone is going to look at
Darfield Hospital and say
let’s close it down,” she told
Selwyn Times.
Departed council chief
executive Sharon Mason will be
starting her new job while still
effectively being paid by Selwyn
ratepayers.
Her new employer, The City of
Onkaparinga in South Australia,
initially
announced
she would be
starting her new
role as its chief
executive on
March 23. This
has now been
brought forward
to February 16.
After leaving
Sharon Mason
her $374,000
a year role at the council
on Friday, Mason was given
a $57,380 payment in lieu
of notice. It was a result of
councillors agreeing to let her
out of her contract two months
early, instead of making her
work until March 13.
Councillor Tracey Macleod
was disappointed to hear Mason
would effectively be paid by the
council for about a month after
starting her new job.
Historic hall paddock put back to work
A 5ha paddock beside the Hororātā
Hall is being restored to full
productivity to help raise funds for
the historic building.
The field was donated by Sir John
Hall more than 130 years ago for
the benefit of the hall, but has been
largely dormant in recent years after
a previous lease lapsed.
Farmer Tim Cookson said the land
had strong productive potential.
“This is good land that has been
under-utilised. The aim is to develop
it so it again contributes to the
running of the Hororātā Hall,”
Cookson said.
After extensive work to bring the
paddock back into production, a crop
of lucerne is now being established.
Farming operations have had to
work around the paddock’s role
as overflow parking for major
community events, including the
Hororātā Highland Games, requiring
flexibility in cropping and harvest
schedules.
Said Cookson: “It’s been great
to see how quickly the farming
community has got behind it. There’s
something that really resonates
about using land productively to
support our community.”
Opposition to hall funding cuts
BY DANIEL ALVEY
Rural residents want the
council to look into how it
can save money at its big
community centres rather than
its small halls.
Over the next 12-18 months,
the council is planning to
consult on the future of 13
under-utilised halls.
They are in Ladbrooks, Lake
Coleridge, Mead, Sheffield,
Tawera, Courtenay, Doyleston,
Glenroy, Greendale, Greenpark,
Halkett, Killinchy, and
Kimberley.
Glenroy Residents Association
member Samuel Dennis said
the focus should be on making
savings from big facilities
like the Lincoln Event Centre,
Rolleston Community Centre
and West Melton Recreation
and Community Centre, not the
smaller halls.
“When you add up all the
money the little halls are losing,
they are losing $150,000 a year
when you add it all together,”
Dennis told the Malvern
Community Board.
"The three big halls that
(council staff) say are high
performing, together they are
losing $600,000 a year, and that
is only operating cost.
“If you actually wanted to
make savings, it would be the
big halls you’d look at, or other
areas."
Unlike like the small halls, the
event centre and community
centres are staffed.
Rolleston Residents Association
chair Mark Alexander said
the $220,000 difference between
the revenue and operating
cost of the Rolleston
Community Centre works
out to about $7 a person.
His personal view is
that if booking costs were
increased, fewer people
would use the centre and
it would lose more money.
Springfield Community
Association chair Graeme
Dawson said without a
hall, there would be no community
meeting area.
Lydia Gliddon
“If you take a hall away from
a community of 350 people with
no other facility in the area to
hold that size of meeting,
you have taken away the
community.”
Mayor Lydia Gliddon
said there are no plans
to close any of the small
halls, but a community
could run its own hall.
"In my view, it is not
actually about divesting
and shutting things
down, it is how we make
best use of what we have got,”
Gliddon said.
Glenroy
Community
Hall lost
the council
$12,409
in the
2024/25
financial
year, while
the Lincoln
Event
Centre lost
$275,036.
"We have got some
communities wanting to take
responsibility for their hall, so
why are we not letting them do
that?”
She said the council could
have management agreements
with the communities.
Gliddon said all operational
expenditure, including the
community centres at Rolleston,
Lincoln and West Melton, is
being reviewed as part of this
year’s annual plan.
“No decisions have been
made, and any changes would
involve community input.”
In brief
Death not suspicious
A sudden death on Sunday
morning on North Belt in Lincoln
is not being treated as suspicious.
“There was nothing to indicate
there were any suspicious
circumstances,” a police
spokesperson said. A resident
reported seeing three police
vehicles and an ambulance outside
the property about 7.30am.
Fire restrictions still apply
Despite the recent rain, firefighters
are reminding people they still
need a permit to light any fires in
the district. Rolleston Volunteer
Fire Brigade chief Marty Tier said
crews have been called to several
fires over the past two weeks
which did not have a permit.
He said the district is still in a
restricted fire season. To check
the latest conditions or apply for a
permit, go to checkitsalright.nz
Hospital ‘essential to
our rural community’
› From Page 1
Haunui Retirement Village
board chair Bernard Duncan
is also concerned about the
hospital's future and is hoping
for a positive outcome.
“Haunui is very anxious
that the hospital can (continue
to) operate in the way it
has historically. It is a very
important service for the
community,” Duncan said.
Residents from the village
have been admitted to the
hospital. It means
family and their
spouses can still be
close by without
having to travel to
Christchurch.
The Darfield Medical
Centre next door had
previously provided
doctors to the hospital
but this stopped after
the practice changed
hands.
Green Cross Health
network manager – medical
Steve Crew said when it took
over the medical centre practice
the hospital contract was not
part of the sale and its current
focus was on the centre.
Said Health New Zealand
executive director,
commissioning, Greg Hamilton:
“This kind of care requires
consistent and sustainable
primary health cover.
"We were alerted to
constraints in primary health
Greg Hamilton
care coverage in the area
following a change in general
practice ownership, leading to
the suspension of admissions.”
People have also contacted
Selwyn MP Nicola Grigg with
their concerns.
"I am aware of the claims
regarding a potential closure
of Darfield Hospital and have
sought clarification from the
Ministry of Health,” Grigg said.
“Darfield Hospital is a
long‐standing and essential
asset to our rural community,
and ensuring that our
community retains
accessible, local
healthcare will continue
to be a priority. I will
continue to engage
closely with relevant
agencies as further
information is provided."
Hamilton said the
facility is currently
staffed with 24
employees. It has a
standard roster of two
clinical staff on-duty at all times
with support from other staff as
required.
“We are considering possible
approaches to address this
issue. While admissions for
end-of-life and respite care
are suspended at the Darfield
community facility (hospital),
there are a number of other
aged residential care facilities
within Selwyn and across the
Canterbury area able to provide
this care,” Hamilton said.
"Notice periods are for
people to be tied over while
they look for work,” Macleod
said.
"In this situation, somebody
(Mason) knew they had
somewhere to go and still
thought the ratepayers of
Selwyn should subsidise that,
so I’m disappointed to hear
that, because she is going to be
paid twice.
"But I don’t have to live with
her decision – she does.”
The Onkaparinga council has
also confirmed her salary will
be AUD$405,000, which works
to NZD$98,149 more than she
was earning in Selwyn.
Mason is also entitled to
claim up to AUD$20,000 from
the Onkaparinga council to
help relocate to Australia.
Macleod said Mason’s
contract allowed her the
$57,380 payment, but she
would have expected Mason to
return some or all of it based
on her early start date.
"As one human being to
another my expectation would
be, don’t just take it because
you can.”
Mason did not respond to
questions from Selwyn Times
about the change of her job’s
start date or whether it was
shifted because she was let out
of her contract early.
She also did not respond to
questions asking if she would
return some, or all, of the
payment in lieu of notice.
Mayor Lydia Gliddon also did
not respond to questions about
whether she thought Mason
should return the payment.
Deputy mayor Brendan
Shefford declined to comment.
Councillor John Verry said
taking the payment ends
Mason’s relationship with the
council on a “sour note”.
same opportunity,” he said.
"One hopes the council does
not include this clause in the
(chief executive’s) contract.”
Council is expected to ratify
acting chief executive Steve
Gibling as its interm chief
executive at a meeting today.
Gibling is expected to stay
in the role until at least after
the annual plan process is
complete.
NEWS Selwyn Times, January 21, 2026 | 7
Culture change a must to save land
Selwyn is growing fast, and with
it, concerns about urban sprawl
and how the district plans for
the future. Daniel Alvey reports
The district’s rapid expansion
shows no sign of easing,
prompting growing concern
about the way development is
reshaping the district.
In the last 10-15 years,
Rolleston’s urban zoning has
increased from 10sq km to 15sq
km. During that time, its population
has surged from about
10,000 to about 34,100.
More growth is already
locked in. The Carter Group are
planning a 3500-home subdivision
in Rolleston West.
Urban Estates has purchased
160ha of farmland to the north
for a development expected
to deliver around 2500 homes,
which will likely be progressed
through a private plan change.
At the current rate of about
2% growth per year, Rolleston is
expected to reach a population
of 50,000 – the threshold to be
called a city – by 2045.
Mayor Lydia Gliddon said
she is increasingly concerned
about how and where growth is
occurring.
“We can’t keep seeing urban
sprawl as we have. Growth
needs to happen where it’s
practical, serviced, and makes
sense for communities. The
issue isn’t growth, it’s unmanaged
growth," she said.
Aerial maps from 2010-2015, left, and the latest imagery show the Rolleston area has grown about 50% while the population
has increased by 214% in the last 10-15 years.
PHOTOS: CANTERBURY MAPS
Gliddon said she wants the
district to grow smartly, not just
big.
“That means building around
our existing towns, making
sure roads, pipes, and parks are
ready before houses go up.
“Our job is to make sure
growth strengthens Selwyn
rather than stretching services
or losing what people value
about living here. We’re not
about endless subdivisions;
we’re about places people love
to live.”
Over the past decade, the
pace and location of growth
has largely been beyond the
council’s control, driven by successive
government reforms
aimed at easing housing shortages
in major cities.
Those reforms have also
made it easier for developers
to rezone greenfield land in
Selwyn through private plan
changes.
Gliddon acknowledged the
current Government reforms,
which include cutting red tape
from the Resource Management
Act, tightening the rules
of what councils can do, and
the abolishment of regional
councils, will make it easier for
developers.
“The Government wants to
speed up housing and cut red
tape, so councils will have less
discretion in some areas, particularly
around zoning and
consenting processes.”
“Our job will be making sure
the basics – like infrastructure
and community services – keep
up, and that development
is co-ordinated and doesn’t
burden the ratepayer.
Gliddon said protecting the
district’s farmland is a must.
“Once productive land is
gone, it’s gone, so any development
on high-quality soils must
be rigorously tested,” she said.
While there are protections
like the National Policy Statement
for Highly Productive
Land, designed to protect good
soils for farmland, they can be
disregarded if growth demands
outweigh the need to protect
the soils and is often done a
case-by-case basis.
For example, last year, the
Environment Court stopped a
plan for Lincoln businessman
Lynn Townsend to rezone his
property and some of his neighbours'
land for a business park
largely because it was on highly
productive land.
Construction analyst Mike
Blackburn said claims Selwyn
is losing too much highly
productive land to housing are
“dubious”.
Back behind the wheel again
Three weeks after handing in his
keys, Terence was back behind the
wheel of another Scania. His wife
still won’t let him forget she was
right - nor that he had the shortest
retirement she’s ever heard of.
For 15 years, the 66-yearold
had driven heavy haulage,
commanding a 500hp Scania
truck. It was the kind of career that
becomes a lifestyle. But inside the
cab, his body was telling him to
stop.
Years ago, Terence had crashed
a motorcycle high up in the
Hakataramea Pass, blown off the
road by high winds. He severely
damaged his left knee. Even after
a while, the joint never felt quite
right.
Driving a truck isn’t like driving
a car. The clutch is heavy. The
gearbox demands constant work
from your left leg - up, down, up,
down - shift after shift, hour after
hour. For Terence, every push sent
a reminder through his knee and
ankle.
“I was exhausted,” he admits.
“Loss of mobility, loss of sleep. I
just felt beaten.”
One stormy night, after a team
meeting, Terence had finally had
enough. He climbed out of his
truck, handed in his keys, and
walked away from the career he
loved.
“I thought, ‘What do I do now?’”
At home, his wife had been
reading about Koru FX, a natural
cream made in Christchurch. She
ordered him a bottle.
“I wasn’t interested,” Terence
laughs. “I thought it would be like
everything else I’d tried. But she
insisted.”
The bottle sat unopened for days.
Then one morning, with nothing to
lose, Terence applied it to his knee.
The cream absorbed quickly with
a pleasant peppermint scent, not
sticky, not stinking like a rugby
locker room.
“I noticed it took the edge off,”
he says. “But I wasn’t convinced.”
That afternoon, an old mate
rang. Word had got around that
Terence had hung up his keys. His
friend needed someone to cover a
shift and the truck had an 18-speed
Road Ranger gearbox.
“For those not in trucking,”
Terence explains, “a Road Ranger
requires heavy, constant clutch
work. The same thing that did me
in.”
“I thought, ‘Perfect,’” Terence
grins. “If this cream is useless, I’ll
know by tonight. Then I can write
to the company and tell them so.”
He climbed into the cab. Pushed
the clutch. The knee responded.
“I did a full day’s work,” he says,
still amazed. “Got out at the end of
the shift and could move freely. No
seizing. Nothing.”
Instead of a complaint, Terence
sent Koru Nutrition his story.
What makes Koru FX different
is its triple-action formula. The
blend of 16 natural oils, including
mānuka, arnica, and black pepper,
work synergistically. Warming
oils help the ingredients penetrate
deep, while peppermint provides
fast-acting support. Arnica and
calendula then deliver long-lasting
comfort.
The retirement he thought
was forced upon him has been
postponed. He’s back doing what
he loves, commanding the Scania
on the roads he knows best. These
days, Koru FX is part of his
morning routine before every shift.
“My wife won’t let me forget she
was right,” he laughs. “But I don’t
mind. I’m back in the truck.”
Strategy needed to stop the sprawl
› From Page 7
Said Blackburn: “On
someone’s chart, it may be
labelled highly productive
because of the soil type, but it’s
not, because it’s not being used.”
Gliddon believed a balance
between the need for housing
and protecting the land could be
struck.
“Selwyn needs homes for people,
but we also need to keep
feeding people. Agriculture isn’t
just part of our heritage, it’s still
Selwyn’s single biggest economic
contributor and a critical part
of New Zealand’s food system,”
Gliddon said.
One fix to urban sprawl is to
build up, but despite the scale of
expansion, Rolleston has largely
remained a single-storey town.
In November, 80.3% of residential
consents in Christchurch
were for multi-unit developments.
In Selwyn, that figure
was just 26.8%, with most consents
for duplexes rather than
multi-storey housing.
While medium-density housing
has been slow to take
hold, overall density has still
increased. The 2016 District
Plan required 10 households
per hectare, compared with 15
households per hectare under
the current plan.
That change is reflected in
population figures – while
Rolleston’s urban area has
grown by about 50%, its population
has increased by 241%.
Urban sprawl in Selwyn is
The Liffey Stream is an example of a greenway – an untouched area surrounded by development.
largely market-driven, with
strong demand for housing and
developers capitalising on flat,
easily subdivided land. As a
result, the speed and direction of
growth – particularly in Rolleston
– has often been shaped by
private plan changes rather
than council-led planning.
Real estate agent Chris Jones
said people are choosing Selwyn
because they want a three‐bedroom
family home on a 400sq m
section.
“I argue people
are voting with
their feet because
they are buying
sections flat out,”
Jones said.
Blackburn said
the trend extends
beyond Rolleston
to Selwyn’s
outer townships, Mike Blackburn
including Darfield, Leeston,
Southbridge and Kirwee.
For example, Darfield’s population
has increased by 52%
in the last 15 years from 2350
people to 3590 people and its
footprint is sprawling
“This just reinforces the fact
that everybody wants to live in
Selwyn, and it is a really good
news story,” he said.
“Urban sprawl is going to continue
in Selwyn because of its
popularity.”
He said the average section
size in Rolleston is about 400sq
m, often smaller, and argued
intensification is impractical in
much of the town, where the
average home is only about 10
years old.
“You are just not going to
knock down all these new
houses to rebuild three houses
on them.”
He said the southeast of
Rolleston, where homes were
built between the 1970s and
1990s, was the only area where
redevelopment might be viable.
Rolleston still offered good
value compared to Christchurch,
Blackburn said.
“Kevlar Homes are putting
out brand new, really top‐quality
houses for $650,000, and
people are going, ‘it’s that or
an apartment in the centre of
Christchurch’. That’s what is
driving growth.”
Lincoln University PhD
student and senior tutor in
landscape architecture Marcus
Robinson said the loss of productive
soils at the urban fringe
was a global issue, and particularly
pronounced in Selwyn.
“Greenfield subdivisions
form part of the problem
because housing development
locks in land
use for future
generations.”
Robinson said
slowing urban
sprawl would
require a cultural
shift.
“A lot of the
research points
towards a more
sustainable,
compact urban form, but
that actually requires New
Zealanders to embrace
higher‐density living.”
Marcus
Robinson
He said mixed zoning could
help subdivisions feel less
urban by integrating green
space and other multi-use
spaces.
“You can have things like
recreation alongside habitat
corridors, and food production
alongside stormwater
management.”
Robinson cited the Liffey
Stream in Lincoln as an example
of an area which doubles as a
greenway with the area remaining
untouched while the town
has grown around it.
A study last year showed
Rolleston had the second‐worst
tree canopy of 78 cities and
towns in the country, with 7.9%
coverage.
Robinson said current zoning
practices typically separate
housing and farming, rather than
considering broader outcomes.
“We need to have a strategic
and holistic approach to planning
that considers all factors.”
Decades of service woven into fabric of
Proud to be me is a fortnightly
series highlighting ordinary
and extraordinary people
from all walks of life in the
Selwyn District. This time,
Coen Lammers speaks to
David Drake, whose work was
recognised in the recent New
Year Honours
Anyone who has spent time
around David Drake knows the
Lincoln Rotary stalwart dislikes
people making a fuss about
him.
So when he was awarded
a King’s Service Medal in the
recent New Year Honours, it
came as no surprise Drake
felt proud, but also slightly
awkward.
“To be honest, I felt a bit
embarrassed, because I am only
one of many Rotary members
working in the community and
my wife Margaret deserves
this medal just as much as I
do,” said the reluctant medal
recipient.
The 84-year-old Rolleston
resident has lived in Selwyn for
more than 20 years, after working
all over the country and
leaving his mark in many corners
of New Zealand through
Rotary community projects.
Drake was born during
World War 2 in Linwood in
Christchurch’s eastern suburbs
and had to pull his sleeves up at
an early age.
David Drake, front, working on the new bridge over the Little River Rail Trail with his colleagues from the Lincoln Rotary Club.
“Mum and dad didn’t have
money, and I was the oldest so
always had jobs to get some
money to help out.
“I had my first job at seven,
when I crept out of bed to do
a milk run and mum never
knew,” said Drake who also
delivered newspapers and
groceries, worked with a boot
maker and a fishing shop, while
he was still at school.
Drake admits he did not like
high school, and started work
as a farmhand in the Pelorus
Sounds when he was 15.
“My mum had seen an advert
for that job and it took me two
days to get up there on the bus
and mail boat.”
After a couple of years in the
Sounds, Drake tried his hand at
fruit picking in Nelson, worked
on a farm in Hororātā, in a
hardware store, and even filled
in as a postie in New Brighton,
before finding his career path
in sales with Watties.
“One thing just leads to
another. A wise person once
told me that you always have
to say ‘yes’ to any opportunity,
because you never know what
it may lead to.”
His next career change to join
Wilson Distilleries included
a move to Dunedin, which
marked his first involvement
with Rotary.
“One thing just leads to
another. A wise person
once told me that you
always have to say
‘yes’ to any opportunity,
because you never know
what it may lead to.”
David Drake
“That’s where it all started
back in 1976,” Drake said.
He soon became deeply
involved in the Dunedin South
Rotary club and continued with
the Christchurch West club
when work brought him back to
Canterbury.
A family visit to Vanuatu
sparked the idea of raising
funds for a library in Port Vila.
Drake contacted a Rotary friend
in Te Puke and organised a
container of grapefruits, which
helped fund the project.
That successful initiative
proved to be the first of many
community projects undertaken
by Drake and his Rotary
colleagues, and the work
continued when he moved to
Palmerston North, and later
Auckland, to manage local
bakeries.
As a member of the Terrace
End Rotary Club, Drake came
up with the idea of running a
Top Town competition between
local schools in Palmerston
the community
North, which became a popular
annual community event for
more than a decade.
Drake says he is still proud
of helping to build a pathway
around the Tāmaki Estuary
after joining the Pakuranga
Rotary Club.
“Each year, we would concrete
100 yards of footpath
around the estuary. It was a
great idea and a real team
effort,” Drake said.
He still takes great pride in
the stretch of path he helped
to create during his 15 years in
Auckland.
As he edged toward
retirement, Drake gladly
accepted an offer from
employer Quality Bakers
to transfer back to
Christchurch.
Retirement only
seemed to inspire the
energetic Drake to find
new ways to support his
community. He became
a driver for Selwyn Community
Care, alongside multiple
projects with the Lincoln Rotary
Club.
Flicking through the 50-year
history book Drake compiled
with Graham Thiele and Anna
Giltrap, he seems at a loss to
pinpoint the highlights of his 25
years working in Selwyn.
When pressed, he singles out
the charity auction organised
by his club for the Bone Marrow
Cancer Trust.
“I suggested the auction after
I had heard about a similar
event in Timaru and we thought
we might get $30–40,000, but
we ended up raising nearly
$80,000.”
Despite his age, Drake and his
Rotary colleagues are not afraid
to get their hands dirty, helping
to restore the Motukarara Railway
Trail and the Little River
Rail Trail.
“We found the old Motukarara
Railway Station rotting
away in a paddock, so we lifted
it, restored it and also built a
bridge on the Little River Rail
Trail,” said Drake, who also particularly
enjoys engaging with
the younger community.
“I’ve been running a
school quiz for the past
15 years and we now
have 22 schools participating.
It’s a great way
to get the students, but
also the parents and
grandparents involved,”
he said, adding that
David Drake the school event helps
to raise awareness of
Rotary.
He said Rotary, like many
volunteer organisations, is finding
it increasingly difficult to
attract new members.
“I think it’s the pressure on
families these days. Both parents
need to work to pay the
bills and people are just too
busy.
“Compare that with when
our kids were young – we had
time to play sports, but also to
volunteer.
“Times have changed, but I
will keep going as long as my
body allows me.”
NEWS
Feedback
sought on
bus lanes
problem
BY DYLAN SMITS
The growing pains of a major
route upgrade are being felt by
motorists.
Halswell Rd’s new bus lanes
have resulted in a volley of complaints
to Banks Peninsula MP
Vanessa Weenink.
She told Selwyn Times most
days she is contacted by residents
concerned about the
danger of merging ahead of
the bus lane sections. Some
also questioned if the bus lanes
should allow regular traffic to
reduce travel times.
One option suggested to
Weenink, to balance the needs of
buses and cars, is turning some
or all of the Halswell
Rd bus lanes into T2 or T3
lanes.
T2 and T3 lanes allow access to
vehicles carrying a minimum of
two or three occupants respectively.
The lanes would still have
bus access.
The bus lane sections between
Dunbars and Curletts Rds were
added as part of the wider $60m
upgrade to Halswell Rd, but only
the section between Dunbars Rd
and Augustine Dr operates 24/7.
Selwyn Times, January 21, 2026 | 11
The approach to the Halswell Rd bus lanes offers little space for merging, leading
to driver concerns.
PHOTO: GEOFF SLOAN
Between Augustine Dr and
Curletts Rd, the bus lane operates
at peak times from 7am
to 9am and 3pm to 6pm on
weekdays.
Weenink wants to hear public
feedback about the bus lane
design and functions through an
online survey.
“There’s a bus lane that people
are saying is really potentially
quite dangerous when the traffic
is merging. I don’t think this
needs to be all or nothing. There
are options and it would be great
to hear what the community
thinks,” said Weenink.
When the survey closes in six
weeks, Weenink will present the
feedback to NZTA.
There is confusion for some
motorists on approach to the
bus lane near the Dunbar Rd
intersection.
A short distance north of the
intersection, the left-hand lane
becomes a bus lane, forcing drivers
to either rely on the traffic in
the right lane to let them in or
accelerate to reach the merging
lanes first.
Said NZTA system design
regional manager Richard
Osborne: “In our recent correspondence
with Vanessa
Weenink, we stated we would be
interested to hear more about
the level of community support
she had noted for different
approaches on the road”.
Osborne said there is no plan
at present to review the current
layout and operation of the
road, but NZTA will consider
any community feedback on this
issue.
He said implementing T2 or T3
lanes would be a challenge.
"Allowing additional vehicle
types during peak hours would
reduce the effectiveness of
the bus priority and may
impact journey time reliability,
particularly as demand on the
corridor increases with local
growth.”
There has been public concern
the bus frequency in Halswell
did not justify the bus-only lanes.
However, Environment
Canterbury did increase the
bus frequency along Halswell
Rd (Halswell to Queenspark)
last April to every 10min from
5.30am to 6.30pm on weekdays
and every 15min outside of those
hours, and on weekends.
Last month, ECan reported a
7% increase in patronage for the
route.
Whata Rau or bilingual signage?
Readers react to last week’s
Selwyn Times article about
whether the new Leeston
Whata Rau, should have

By all means have the gifted
(Māori) name, but it should
also have the words library and
Leeston community centre for
clarity if nothing else. The Māori
name links it to the local people.
How about Leeston library
and community centre? Call it
what it is.
– Darrin Limmer
Leeston library and
community centre. Blenheim
had the same problem, a lot just
call it the library, but when you
have to explain where it is to
foreigners or visitors who have
no idea of Māori words is where
the problems start. You then
describe the building. Libraries
today do a lot more than just
take a book out to read.
– Bernadette Gilmore
Personally, I believe both
English and Māori signage
would be appropriate. After
all, Whatu Rau is the name
for the building, but does not
describe what it is for. The
trouble with the local rūnanga
gifting a name is that if the local
authorities turn the offer down,
they (and anyone who supports
The construction of the new library and community centre, Whata Rau, is due to
start at the end of the year.
them) are immediately labelled
as racist.
– John McCormick
English is our No 1 spoken
language in New Zealand. I
cannot understand why we
don’t have English names on all
our buildings. A prime example
is the Rolleston library. Who
can pronounce them, let alone
spell them? I would like to see
library on the building, Māori
underneath on a smaller print.
– Mick Rochford
Nothing wrong with ‘Leeston
library and community centre’.
It’s an accurate descriptor,
understood by all and reflects
what happens in the building.
No confusion.
– Kareena Gourlie
I personally would like to see
both names and both names
sharing the same size.
– Andrew Dengel
It should be called just that,
Leeston community centre and
library, and they can put the
Whata Rau underneath that in
small letters.
– Virginia Dean
The purpose of a sign
is to convey information.
If the library has a Māori
name, excellent, but the word
‘library’ should accompany the
name to tell those who can’t
read te reo the purpose of the
building. Both languages next
to each other. Mutual respect,
everybody wins.
Community steps up to fill
committee and save club
BY SAM COUGHLAN
The Ellesmere Combined
Netball Club will be able to
form a committee this year
after a lot of stress and a plea
for volunteers.
Ellesmere started Sunday’s
special meeting at their
Leeston Park
clubrooms
with just five
confirmed
committee
members of
the required
nine. But
enough people
put their
hands up at the
Jess Galbraith
meeting to fill that number and
then some, with four extras on
standby to help.
Outgoing president Jess
Galbraith, who will stay on
the committee for a couple of
months alongside outgoing
treasurer Justine Chaunce to
ease the transition, said it was
a relief.
"We've definitely got a really
strong committee. We were able
to nominate a new president, all
in all I would call it a success,”
she said.
“It's really nice though to
have the our time with the
committee end on a positive
note because it was going to
be pretty heartbreaking for it
to end if the committee didn't
Ellesmere Combined netballers will be able to play for the club this season after a
committee was able to be formed.
continue.”
The outcome means Ellesmere
will be able to register with
the Selwyn Netball Centre this
season and
about 120
players will be
able to turn out
for the club.
The new club
president is
Jo Maddren,
who was
previously the Jo Maddren
senior coaching
convenor at the club.
Said Galbraith: "She
(Maddren) has been on the
committee for about five years
already and she's definitely got
the experience to do it.”
Ellesmere Combined was only
formed in 2009 when Leeston,
Dunsandel and Irwell joined
forces, but the individual clubs
can trace their history back as
far as the 1960s.
Galbraith was optimistic
about the club’s future.
"We have got lots of
experience in different areas,
and I have no doubt that with
them the club will be able to
continue.
“That's all we can hope for,
and with a strong committee
the club can can make anything
happen.”
Country squad ‘up in the air’
BY SAM COUGHLAN
Canterbury Country's crucial
Hawke Cup playoff against
Nelson this weekend could
hinge on the availability of key
players.
Head coach Rob Frew is waiting
to hear whether he would
be able to call on spinner Raunaq
Kapur, wicketkeeper Jesse
Frew and batter Harry Chamberlain
after they feature for
Canterbury in the Super Smash
this week.
The return of Black Caps
Mitch Hay and Henry Nicholls
from India could push Jesse
Frew and Chamberlain back
into the Country team. But
Ish Sodhi’s departure to link
up with the New Zealand T20
squad could mean further Canterbury
games for Kapur.
"It's just a bit up in the air
really,” said Frew.
"You've just got to view it as a
positive and say ‘we're part of
the stepping stone, aren't we’?
Canterbury
Country may
not be able
to call upon
the services
of all-rounder
Raunaq Kapur
against Nelson
this weekend
after he was
called into the
Canterbury
squad.
PHOTO: THE HAWKE
CUP REPORT
These boys want to be playing
for Canterbury, so it's great
that they are.”
Country will meet Nelson at
Mainpower Oval in a three-day
game starting on Friday, with
the winner to challenge for the
Hawke Cup against holders
Taranaki next month.
Ohoka wicketkeeper Jesse
Jones and Weedons spinner
William Jull would be the likely
beneficiaries of any absences.
Country beat Nelson at this
stage last season but went
down by just five runs in the
challenge match. Kapur was
caught on the boundary trying
to hit the winning runs.
With inclement weather due
later this week, Country know
if the match is washed out
they will progress, by virtue of
being the higher-place finishers
from the zone 3 qualifiers.
•The match at Mainpower
Oval starts at 10.30am on
Friday and continues until
RURAL LIFE
Microplastics and rising cancer rates: Act now!
An alarming health situation is playing
out across rural and urban New
Zealand: bowel cancer, once mainly
associated with older adults, is being
diagnosed for the under-50s at an
increase of around 26% in the last two
decades.
Leading Canterbury Colorectal
Surgeon, Professor Frank Frizelle, was
interviewed by Time magazine on this
matter in 2025, and describes the speed
of the increase as “like a Ferrari – it’s
speeding away.” Since the increase is too
significant to attribute to genetics alone,
he is looking to environmental exposure
and specifically, microplastics.
What are microplastics?
Microplastics are tiny fragments
of plastic, under 5mm. While some
are deliberately made, such as the
microbeads added to face washes, most
come from the slow disintegration
of larger plastic-related products,
including food packaging and polyester
clothing. They spread and accumulate,
and are now found in not only food,
drinking water, soil and air but in
human tissue, including the colon,
lungs, breast and liver.
Rural exposure
In addition to the general ways we
all encounter microplastics, rural
communities face particular exposures.
Microplastics enter rural water supplies
through:
• Breakdown of plastic water pipes,
tank, and fittings
• Agricultural plastics (silage wrap,
bale netting, mulch films) degrading
into the soil
• Wastewater via irrigation and
biosolids spreading
• Atmospheric deposition, where
airborne microplastics settle onto
land and into waterways
• Runoff from landfills or illegal
dumping sites
What is the cancer connection?
The evidence is serious and mounting.
Laboratory studies show microplastics
can trigger inflammation, oxidative
stress, and cellular damage – all
known drivers of cancer. Studies have
also found higher concentrations of
microplastics in cancerous colorectal
tissue compared to non-cancerous
tissue. Microplastics are now urgently
being researched both here and
overseas as a likely key contributor to
cancer.
What preventative action can you
take now?
There is a simple action that
homeowners can take to reduce
exposure to microplastics in their
drinking and cooking water – have
reverse osmosis filtration installed.
The filtration membranes reject not
only microplastics but other
contaminants such as nitrates.
Sue Kelly, of Sue Kelly Water Systems,
says “The increase in cancer rates is
deeply concerning, and for people
already living in the midst of existing
significant cancer rates with more
increases projected, the solution and
safeguard is so simple. Installing
reverse osmosis filtration to reduce
exposure is a sensible precaution for
all concerned homeowners, whether
rural or urban.”
Strengthening your family’s future
through smart planning
• By Chris Coughlan,
Partner, Rural Coach
There are stages in everyone’s life
when key decisions need to be
made and acted on.
Positive or challenging, the
catalysts for these moments are
numerous – marriage, death,
separation, incapacitation,
succession, inheritance, or any
other significant capital event.
These are but a few! When a
family is in business together,
such as in farming and many
rural service businesses, legacy,
wealth, business, and personal
relationships all overlap. Family
dynamics can make decisionmaking
at these key times
challenging, not to mention the
daily running of the business.
Why do some families consistently
succeed, collaborate effectively,
and make sound decisions when
they are needed?
Firstly, they get clear on what
matters most to them – these are
the things that bring joy. I don’t
say that flippantly; they genuinely
know what makes them happy
and fulfilled. Their actions align
with their values (who they are).
Understanding this enables them
to build clarity and a detailed
picture of what it is they want to
achieve.
Often, these catalysts can trigger
succession. Should succession
be part of your plan, then
understanding how others in
the family and business see their
futures is important. In fact, it will
be critical to your success, and this
is where the value of independent
facilitation comes in. The reality
is that all families have their own
dynamics, and it can be lifesaving
for both families and individuals
to express their thoughts with
the safety that independent
facilitation through Rural Coach
brings. A shared understanding, an
opportunity to feel heard and be
actively part of the process is what
gets everyone in the boat together
and rowing in the same direction.
Assessing your current, or ‘present
state,’ is important. Getting all
relevant information on the table
for your decision is also critical
to success. Know your financials,
consider the ‘what if’s’ where
relevant (estate matters), and
reflect on heritage or legacy where
it plays a role.
Assessing where you are now
and knowing what you want to
achieve allows you to explore the
steps to bridge the two. Every farm
and rural business has a team of
professional support. Consider
who they are and make the
most of your team. Fill the gaps
where information or expertise
is missing. Once your plan is
clear and you know what you
want to achieve, seek advice, ask
questions, build knowledge and
be informed. While you hold the
control, professional knowledge
undoubtedly facilitates and
supports better outcomes.
In the end, what separates those
who achieve their goals from
those who don’t isn’t just having
ambition or a goal – it’s about
taking effective steps to reach
them. Rural Coach helps you
build that smart plan through
independent facilitation. With you
in the driver’s seat, we help you to
refine your vision and direction. We
keep you on track, accountable,
and connect you with the right
rural professionals at the right time
to support your progress.
Are you a confident farmer with
a clear vision for your future?
At Rural Coach, our vision is simple: Confident farmers achieve
their dreams.
We know the toughest challenges on the farm aren’t always out in the
paddock – they happen around the kitchen table when facing key decisionmaking
moments. The same applies to family-owned and run businesses.
Our mission is to support you and your family in having the conversations
that matter, ensuring everyone stays aligned and on track for
both business and family success.
Let’s start a conversation that moves you forward.
Don’t leave your future to chance. Achieve your dreams with the expertise,
systems, and processes of Rural Coach.
Planning ahead for autumn
Even with summer still all around us,
if you’re thinking of making changes in
your garden, the best time to create and
embed change is coming right up, and
it’s… autumn.
Sharon Crofts Landscape Design is
here to help you prepare to make the
most of the autumn season.
There are two main reasons why
autumn is the perfect time to make
landscape design changes. First of all, in
practical terms, it’s easier to work the
land before wet winter weather hits. And
secondly, plants and lawns will adapt
to planting and change better once the
hottest months are past.
Sharon says: “Plants will love you if
you plant them in early to mid autumn.
We will be past the hot weather so they
get less stressed, and there’s still ample
time for good growth and establishment
before the winter dormant season.”
Sharon should know – Sharon Crofts
Landscape Design is based in Tai Tapu,
she has a great understanding of local
conditions, and has been sharing her
expertise with Selwyn residents for over
30 years.
The planning process starts with an
on-site consultation to discuss your ideas.
From there, Sharon will produce a design
concept and a planting schedule to
create a garden that’s unique to you and
your lifestyle. Working to a landscape
plan is the best guarantee of success:
plantings will be placed in conditions
where they will thrive, and the aesthetics
and usability of your garden space will
be maximised to meet your personal
preferences.
When you call on a professional
designer, you’re accessing their
experience, design flair, and knowledge
and connections. Those who live and
breathe this work every day often have
design and planting ideas or innovative
landscape options that the home
gardener hadn’t considered.
Homeowners have the option of
implementing the plan to fruition
themselves, or alternatively, Sharon can
recommend contractors from her trusted
network who will come to the property
and offer quotes for the work.
To get ready now to take action in
autumn, contact Sharon to arrange a
consultation. She will provide prompt
service, a garden design to suit your
individual tastes and requirements and
all the practical helps and supports you
require.
HOME PROFESSIONALS
Solar Alps – harnessing sunshine for you
With the big sunshine days of summer, so
many Selwyn households and businesses
are up for making the switch right now –
and who wouldn’t be? Clean energy and
lower bills vs evergrowing electricity
costs and reliance on the grid… the
choice is clear. Switch today and save
tomorrow!
Solar energy isn’t only about direct
sunshine though – it will be your silent
powerhouse, working for you right
through the year, even when it’s cloudy
or rainy.
Choosing solar will be one of the most
important decisions that your household
or business will make. If you’re planning
a new build, integrate solar right from
the start – this will future proof your
build, your energy independence and
the property re-sale value – all while
decreasing your costs from day one.
If you’re renovating, solar can
be seamlessly integrated into
an existing build by a team who
knows what they’re doing… and
that team is us.
Based in Christchurch and
working across Selwyn and
Canterbury, we are a locallyfounded
solar company with over
15 years of combined industry
experience. Solar isn’t an add-on to
our services, it’s the total focus of
our work.
Each of us has built our careers
in solar. We are fully up-to-date
with all developments, expert in our
work practices, and passionate about this
field.
And here’s the really important thing…
Longterm fencing performance:
Waratah Longlife Blue
New Zealand is a country built on
number 8 wire thinking, and when it
comes to fencing for kiwi conditions,
proven innovation matters. That’s why
Canterbury Timber & Hardware is proud
to stock Waratah Longlife Blue wire
technology, the fencing solution designed
for long-term performance across kiwi
conditions.
At the heart of the range is Y-posts,
chainlink, netting, and wire with the
associated tolls and hardware. The
advanced blue coating technology is
engineered to resist rust and corrosion
for up to nine times longer than standard
galvanised options, which means fences
stay stronger and look better for years.
Good news whether you’re running
stock, securing pets, or just wanting a
tidy, low-maintenance boundary around
your property.
Waratah Longlife Blue is ideal for
creating safe, secure paddocks for
horses, sheep, cattle, deer, alpacas, and
other grazing animals. Mix and match
any combination of posts, high-tensile,
low-tensile, or barbed wire and Stockgrip
netting to minimise sagging and reduce
the need for ongoing tensioning. Add
gates and you have a solution that is
simple to maintain and
easy to extend as your
property changes.
Around the home,
Waratah Longlife Blue
products are perfect for
smart, practical fencing
that blends into
the landscape. Use
them for dog runs,
garden protection,
orchard areas, or
just to screen off an
area. The blue-tinted
finish is subtle but distinctive, and
because the coating is designed
to last, you do not need to worry
about rust marks on paths, decks,
or driveways. Waratah’s Flex
Rail fencing system is a standout
option for horses. Designed for looks
and safety, Flex Rail does what it says – it
flexes instead of breaking, helping
reduce injury risk while remaining
visible and looking good. With
no rot, no painting, and minimal
maintenance Flex Rail delivers the
classic timber look but without the
downsides. It is also a smart choice
for use near living areas where
appearance matters just as much as
functionality.
Think pool? Think landscaping!
Lagoon Pools installs state-of-the-art pools across
Canterbury – they can also organise the complete
landscaping package for you, to ensure your entire
pool area looks amazing. The surrounding paving,
decking, lighting, landscaping and fencing, essential for
beauty and practicality, can all be considered for each
individual area.
While it takes around five days to install the pool
itself, the finishing touches can take from four weeks to
a few months, depending upon the design. You might
want to start the process now, to give the landscaping
time to bed in, into autumn. However, Lagoon Pools
installs the whole year round, and winter installs are
also often popular, as this takes
away some of the urgency of
the holiday season.
Lagoon Pools is a locally
owned and operated swimming
pool supplier and installer.
The husband-wife team of
Julie and Warren Hastings
has been working together
for over 30 years, making
outdoor living dreams come
true for homeowners across
Canterbury.
The continued popularity
of enjoying a pool in your
own backyard has led to huge
demand for the company’s
services. “We suggest booking
in your pool project well in
advance, to make sure we can plan all aspects of the
install and landscaping to meet your ideal timescales,”
says Julie.
Julie and Warren provide a professional and
customer-focused service and say there really is a pool
for any site. They install pools in sizes to suit both small
and large sections, ranging from 2.9m metres to 12
metres in length with a variety of widths, colours and
shapes.
Lagoon Pools is proud to hold the Selwyn,
Christchurch and Waimakariri area dealerships for
the Leisure Pools range of 100 per cent composite
fibreglass swimming pools. The technology is cutting
edge, deploying patented
Composite Armour innovation
and patent-pending full vinyl
ester resin construction. You can
rest assured with the quality
of your investment – every
swimming pool comes with the
lifetime structural warranty and
the lifetime structural osmosis
warranty.
Landscaping can transform
your pool area into an extended
living space where family and
friends can relax.
Getting tasks sorted before the seasons change
Expert advice on what to do for
your garden this week
VEGETABLES
In all but the coolest areas,
radishes sown now will not
thrive, tending to bolt to seed,
even when the soil is kept
moist, and those that do mature
will be unacceptably sharp in
flavour.
To add a little bite to salads,
use nasturtium leaves and flowers,
or grow some mustard
streaks (Brassica juncea), which
grow very rapidly and if to be
eaten fresh are best young.
Older plants can be used in stirfry
mixes.
Onion plants can have their
tops bent over to assist bulb
swelling. Crops sown in autumn
will be almost ready for pulling.
If harvested in hot, settled
weather, they should be wellripened
and suitable for long
storage.
Thick-stemmed bulbs will
probably not keep well, so keep
them aside for immediate use.
Liquid manure helps most
crops. Make your own by tying
a sack filled with sheep, horse,
cow or poultry manure and
suspending it in water for a
few days. One kilogram of fresh
manure to five litres of water
is a suitable mixture. Excellent
liquid manure can also be
made with seaweed and is good
for silverbeet, asparagus and
cabbages.
Nitrate of soda and sulphate
of ammonia (2Tbsp to 20
litres of water) promotes leafy
growth in salad crops and any
winter greens not growing as
fast as they should.
Early potatoes can be lifted
as the foliage yellows. Once
potatoes are well matured, a
Unlike almost all other lilies, L. candidum has no resting period. Fresh growth
develops from the bulbs as soon as the flowering period is over, so if bulbs are to
be divided or shifted, the work is best done now.
Onion plants can have their tops bent over to assist bulb swelling. Crops sown in autumn will be almost ready for pulling.
combination of rain and warm
soil could prompt new growth,
spoiling the crops quality and
storage properties.
Stake Brussels sprouts in
exposed positions to prevent
them twisting in the wind.
Spring cabbages are best
when harvested early. Make one
sowing at the end of January
and another two weeks later.
Grow in a seed tray or make a
seed bed in a sheltered spot in
semi-shade. Enrich the soil with
some fine compost. Sow seed
thinly in 50mm-deep drills and
cover firmly. Transplant the
seedlings when big enough to
handle.
Cabbage aphis and white
butterfly caterpillars go on the
attack at this time of year. Protect
seedlings with derris dust
or spray with soapy water.
FLOWERS
The Madonna or true Christmas
lily (Lilium candidum), will
have finished flowering. Cut the
old flower stems off at ground
level and destroy to prevent the
spread of botrytis.
Unlike almost all other lilies,
L. candidum has no resting
period. Fresh growth develops
from the bulbs as soon as
the flowering period is over,
so if bulbs are to be divided or
shifted, the work is best done
now. Also unlike other lilies,
the bulb should not be covered
but the top third left above the
ground. They like hot, dry spots
and will tolerate some lime.
Multiply all lily bulbs by
detaching scales and inserting
them point upwards in boxes of
sandy soil with the base of each
scale just below the surface.
Keep the boxes moist and plant
the scales out when they have
rooted. Plants propagated this
way should flower in the second
season.
Violas and pansies may be
looking straggly and producing
smaller flowers. Cut them
back to new growth just above
the ground and they will spring
away.
Tulips and hyacinths can be
lifted and cleaned when the
tops have died down. Place the
bulbs in shallow trays in a dry,
cool, airy place. Never expose
them to full sunshine. Anemones
and ranunculuses can be
lifted and stored for a month
or two, until planting space is
available. For winter blooms,
plant anemone bulbs now in a
warm place.
Like all bulbs, narcissi, crocuses
and snowdrops suffer
if kept out of the soil for any
length of time. Lift only when
overcrowding makes it necessary
and replant without delay.
FRUIT
Strawberry plants can be
increased readily from the
rooted runners the plants are
now producing. Use only the
strongest on any vine and
after it has established roots,
set it out in rich soil in early
March. This summer propagation
allows the plant to develop
before cold weather sets in and
bear a fruit crop next summer.
If planting is delayed until winter
or spring, no fruit should be
allowed to develop in the first
season.
Being of woodland origin,
strawberries like plenty of
compost, leaf mould and wellrotted
manure. Superphosphate
applied when planting will supply
the phosphates important
to full growth. Do not use lime,
as strawberries prefer a slightly
acid soil.
Cannon Alpha fires a big
shot in battle of the utes
Motoring with Bob Nettleton
The super sized Cannon Alpha
is now the ‘big shot ute’ in the
GWM (Great Wall Motors) New
Zealand lineup, but is it hitting
the target with buyers here?
When it launched here last
year, the Cannon Alpha was
pitched as one of the largest
utes in its class.
At 1991mm wide, it sits
between a conventional
dual-cab ute and a full-size
American pickup. It offers a
3500kg braked towing capacity,
up to 821kg of payload, and
features such as a 60/40 split
tailgate on the range-topping
Ultra model, providing easier
access to the deck.
On size alone, the Cannon
Alpha is now matched – and in
some cases overshadowed – by
newer arrivals such as the Kia
Tasman, LDV Terron and its
MG twin, the MU9.
Size is not the only thing
these utes share – pricing is
also closely aligned. However,
the Chinese models stand apart
with their longer seven-year
new-vehicle warranties, which
offer added peace of mind
and may be enough to tempt
some buyers to switch brand
allegiances.
GWM claimed the Cannon
Alpha was the first ute sold
in New Zealand with a full
hybrid powertrain when it
debuted here. With strong
hybrid performance, 4x4 offroad
capability and a spacious
cabin, it appeared well
positioned for success.
Sales, however, have been
sluggish – perhaps reflecting
how tough it can be for a
newcomer to break into a
market where buyers tend
to favour tried-and-true ute
stalwarts. A notable exception
has been the strong sales
performance of the BYD Shark
EV and plug-in hybrid ute last
year.
The Cannon Alpha is offered
locally with either a turbodiesel
or plug-in petrol hybrid
powertrain. For this review,
we drove the flagship $59,990
Ultra 2.4-litre turbo-diesel,
producing 480Nm of torque. A
more affordable but still wellequipped
Lux variant is priced
at $54,990.
Powering the standard
Cannon is GWM’s 2.4-litre
single turbo-diesel fourcylinder
engine, delivering
135kW and 480Nm.
That torque figure matches
the Mitsubishi Triton’s twinturbo
diesel and exceeds the
recently launched and heavily
hyped Kia Tasman by 40Nm.
The Alpha offers smooth
power delivery across the rev
range, aided by a variable
geometry turbocharger that
reduces lag while maintaining
efficiency at higher speeds.
While responsiveness and
pulling power are impressive,
overall smoothness and
refinement fall short of what is
needed to seriously challenge
class-leading rivals.
Engine noise remains the
biggest drawback — it is too
gruff for a modern diesel,
particularly during low-speed
urban driving and under
harder acceleration on the
open road.
At highway speeds, however,
the Alpha settles into a more
composed and refined stride,
proving itself a capable longdistance
cruiser that delivers
occupants to their destination
relaxed and refreshed.
Power and torque are
handled by a nine-speed
automatic transmission shared
with the Cannon Alpha’s
hybrid siblings.
In testing, the gearbox
occasionally stumbled, with
the odd clunky shift and
hesitant ratio selection. While
it ultimately chose the correct
gear, it did so less decisively
than expected from a modern
automatic.
Cleaner, crisper shifts
would bring it closer to the
standard set by established
Japanese rivals – an important
consideration given it is not
priced significantly below
them.
Inside, there is plenty to
like about the spacious cabin,
which comfortably seats five
with room to spare. The driver
benefits from good all-round
visibility and clear controls for
functions such as indicators
and wipers.
The tech offering is strong,
led by a 14.6-inch colour
multitouch screen with
wireless Apple CarPlay
and wired Android Auto, a
12-speaker premium Infinity
audio system, and climate
control.
A comprehensive suite of
safety and driver-assistance
systems is also included,
featuring adaptive cruise
control, lane departure
warning and blind-spot
Rating out of 10:
Overall points out of 10: 7
monitoring.
Suspension consists of a
front double-wishbone setup
with a rear multi-link, nonindependent
arrangement.
Together, they do the job
competently without adding
much sparkle.
Long-term durability on New
Zealand’s demanding roads
and rough terrain remains a
“time will tell” question.
The test vehicle felt more
like an urban cruiser than a
hard-core workhorse, though
capable of the occasional
backcountry excursion. This
appears consistent with GWM’s
plans for the Cannon Alpha.
Ride comfort is clearly
prioritised, and the plush
suspension tuning may not
appeal to the traditional
ute buyers drawn to more
rugged, work-focused Japanese
alternatives.
Road holding is secure
at moderate speeds, but
increased body roll becomes
apparent when pressing on
twisty roads.
For those willing to look
beyond traditional badges, the
Cannon Alpha represents solid
value and everyday usability
– but to truly win over the
ute faithful, it needs to feel as
accomplished on the road as it
looks on the spec sheet.

What to ask at an
open home
Price drop of $75,000 - 6.74% net yield
For Sale
It’s easy to get carried away when you’re searching through
property listings for the house of your dreams. But if you’re not
careful, home buying can become a nightmare.
Buying a property is a complex and
potentially stressful process, not least
because it involves such a scary amount
of money.
It’s smart to do as much as you can to
reduce the risk of unwelcome surprises
or unexpected costs further down the
line.
In the first instance, it is recommended
drawing up a list of questions to ask
about properties you’re interested in.
Remember that you can ask the real
estate agent anything you like about the
property. They are also required to tell
you everything they know and not withhold
any details.
If you’re not sure what to ask, here’s
a handy list of questions. Open homes
can be busy, so ask the agent if you can
talk on the phone, or send questions via
email.
- Have there been any issues with the
property, such as earthquake damage
or water-tightness?
- Are there any offers on the property, or
have any contracts been cancelled by
potential buyers?
- How long has it been on the market?
What is the seller’s preferred settlement
date?
- What maintenance, repairs or
improvements have been carried out?
Do these have permits?
- Is there a Land Information Memorandum
(LIM) available or a building
report prepared by an accredited property
surveyor?
- Is the property well-maintained? What
condition are the roof, piles, wiring,
and plumbing in?
- Is the property insulated? If so, to what
degree (eg walls, underfloor, ceiling)?
- Is there any risk of methamphetamine
- If there is a body corporate (usually for
apartments), what does that entail?
- Are there any issues with neighbours
possible to save unhappy surprises later.
Knowing the right questions to ask is a
Make a list
There are lots of decisions to be made when building
a new home. Most need to be made before plans are
lodged for consent and construction gets underway.
Housing companies usually guide their clients through
this process.
Whether working with a housing company or calling
on the assistance of an architect or architectural draftsperson
there will be a lot of decisions. The process
will be easier for all concerned, if you have done your
homework first.
Carry out your own research on building trends
and choices. This will help you get a feel for what is
available.
Before deciding on your builder, you will want to
find out whether the company will require you to
choose from their existing library of house designs
and a set range of features and fittings, or whether you
will have the freedom to have a more bespoke plan
and to choose any feature available on the market.
As you research, keep records of what you might like
to have in your own home. Initially, you will be idea
gathering. Take photos of aspects within house designs
which appeal to you along with the fittings you like.
List down the key points you would like in your
home:
• number of bedrooms, living areas and bathrooms;
• size of garage e.g. double or triple;
• open plan living, or one or more separated living
spaces;
• kitchen dynamics including whether a pantry or
scullery is a must;
• wardrobes – size and type e.g. walk-in robe
in master bedroom;
• office or study nook needs;
• laundry separate or in the garage;
• cladding and roofing types;
• storage facilities within the home including
cupboards, storerooms and attic trusses;
• type of heating and whether under floor
heating, a ducted system or a log fire;
• double or thermal low-emissivity windows;
• spaciousness of entryway; and
• indoor/outdoor flow.
Think of each room in turn and consider your family
requirements, noting down features you definitely
want.
Consider also fittings such as:
• the exterior doors;
• style of door and handles;
• window catches;
• kitchen joinery and handles;
• bench top options;
• positioning of sink, oven, microwave, dishwasher
and refrigerator within the kitchen;
• bathroom fittings such as the type of vanity, shower
and bath;
• size of windows and how to capitalise on the sun;
• positioning of rooms to allow family interaction and
also quiet areas;
• whether to have a deck or patio; and
• type of seal for your driveway and paths.
Before sitting down with the designer, ensure you
Research building trends & choices.
have completed your research and have a clear idea
of what you want, remembering your final choices
will be influenced by your budget, size of section,
and product availability. There may also be design
limitations influenced by building regulations and
construction capabilities.
Researching and making a list will help prepare
you for the many decisions you will need to make in a
short space of time.
Presenting your home for sale?
The presentation of your home doesn’t
mean spending thousands on an upgrade
either! So why wouldn’t you want to do
everything possible to make it appealing
to prospective purchasers?
Street appeal
The exterior of your home is the first
thing buyers will see, so the property
needs to look well-kept and inviting.
Take a look at your place from the street
and see it through a buyer’s eyes. So, cut
the lawns, trim trees, plants and hedges,
add some garden lights and place a nice
pot or plant by the front door. Ensure the
house exterior is cleaned or freshened
with new paint if necessary, hose down
drives, paths and fences, put stylish new
numbers on the house and perhaps buy
a funky new letter box!
Make an entrance
Even if your entrance or hallway is
small, you can still give it some wow!
A large mirror adds light and makes
an entrance look twice the size. Fresh
flowers, candles or a stylish piece of
art create an inviting first impression.
Ensure floors are clean whether timber,
tiles or carpet.
Create space
Light, air and space are three key factors
in presenting a home to the best
advantage. Open up curtains and windows
and use lamps and light fittings for
mood and ambience. Arrange furniture
to maximise space and remove items
that make the room appear cramped.
Fresh feel
Freshen rooms with new paint if necessary,
but aim for neutral tones which are
more versatile for buyers. Add a splash
of colour in cushions, throws, artwork or
a vase of flowers. Invest in a new duvet
or bedspread and always make the bed!
Clear out clutter
Storage space sells but clutter complicates!
Clean out your cupboards, shelves
and garage, and get rid of unnecessary
clutter. Buyers inspect wardrobes and
cupboards so tidy them up and reduce
the number of photos, books, nicknacks
on display – they distract buyers, too!
Beautify the bathroom
Replace or resurface fittings if necessary,
but otherwise you can simply
beautify your bathroom with thorough
and fastidious cleaning, thick opulent
towels, a tray of beautiful soaps and
some lush, green plants. Invest in a new
shower curtain or laundry hamper, and
maybe a sleek, modern towel rail.
Clean clean clean
Cleaning is a mandatory part of selling
your home: have carpets, rugs and
upholstery commercially cleaned and
sanitised, clean drapes and blinds to
look like new, polish glass and furniture,
wash down all surfaces and fittings in
the bathroom and kitchen, clean all light
fittings, wash windows inside and out,
deodorise your home to eliminate any
odours from pets, cooking or smoke.
Outdoor spaces
Even a small patio, deck or terrace can
be enhanced with a café table and chairs.
Add some colourful accessories – placemats,
candle lamps, pots and plants, and
there you have an extra living area. If
space is not limited, hang a hammock,
string some outdoor lights, position a
garden sculpture or create a water feature
that buyers will love.
Hire a handyman
Squeaking doors, dripping taps,
cracked tiles, broken fences, leaking toilets
or appliances that don’t work are a
turn-off for buyers. If you can’t repair or
replace things yourself, then hire a handyman
to make sure everything in your
home works as it should.
Finish it first
Buyers want to see a finished home,
not one that’s still being fixed! So finish
everything before you list your home
for sale, then launch it onto the market
when it looks its absolute best – you have
nothing to lose and everything to gain!
Selling your home?
Potential buyers are likely to be
living in your neighbourhood, it’s
an area that they already love
and are actively seeking to stay
in. That’s why it makes sense to
advertise your property in the
Selwyn Property Guide.
Dressing your
property up for sale
Your house is on the market and you hope to get a good price. While market performance
will largely influence this, presenting your home at its best will help.
First impressions count from the
moment potential buyers view a property
from the street to the moment they
walk through the front door.
Weed the garden, cut back unruly
shrubs and prune trees where needed.
Kill off weeds in the lawn, sprinkle grass
seed over bald patches and fertilise the
lawn.
Indoors, tidy up. Get rid of excess
or bulky furniture, toys, books, hobby
items or fitness equipment and if too
many photos on the wall pack these
away so the home looks roomy.
If there is a gap or a room needs
enhancing, look at what you have. A
piece of furniture might be painted up
or an old leather bound book popped
on the coffee table. Shelves will also add
depth to a narrow space while mirrors
may give the illusion of a larger space.
In entryways, add an easy chair, small
table, bookcase or large vase.
Awkward spaces such as coved ceilings
in attics or upstairs rooms might be
converted into storage shelving and the
room given a purpose as an office, playroom
or extra bedroom so viewers can
see how the room might be used.
Stow possessions neatly in containers,
shelving or tidily in cupboards; highlighting
the storage potential within the
home, ensuring it is clean and tidy for
viewing at any time.
Move the pets outside as not all buyers
will be pet lovers while some may
suffer pet allergies putting them off a
house if they see a pet inside.
If parts of the house look tired, consider
renovating by painting walls,
replacing worn carpet, or modernising
the kitchen, bathroom and toilet; rooms
that should sparkle. Replace tired cabinetry,
or the benches and cupboard/
drawer fronts then update old toilets,
showers or kitchen appliances. Modernising
these rooms can lift the final
selling price.
Use consistent and light paint colours
throughout for balance and seamlessness,
making the house appear more
spacious. An effect that is increased
when walls and curtains share the same
or a similar colour.
Consider the personality and purpose
of a room. Bright colours lift living
areas especially if large and open. However,
bedrooms are suited to calmer
softer colours with just a touch of bold.
Layer bedding or use throws for effect
along with cushions or a stuffed toy in a
children’s room.
With curtaining, smaller patterns or
plain fabrics are the rule for smaller
rooms whereas larger patterns make
spacious areas cosier. If blinds or drapes
are past their best, replace these even
if it is only with neutral cotton curtains.
The effect will be worth it.
Eco-friendly features will also add
value for some buyers though not
universally, however earthy natural colours
and features are popular. Consider
who your target buyers are likely to be
and what will appeal to them.
First impressions count from
the moment potential buyers
view a property from the
street to the moment they
walk through the front door.

18
Marketing your property –
what does it mean?
Marketing a property is more than
presentation and advertising.
Conceptually, marketing is identifying
what prospective buyers are looking for
then providing this. For example, larger
homes and sections may appeal more
to families. Young couples starting out,
generally have tight budgets leading
them to smaller properties, while older
people may be looking to downsize.
Brand new has a particular appeal
however there will always be a market
for established homes. Having a picture
in your mind of the type of buyer
will help in determining the features to
emphasise.
If repairs and maintenance need to be
carried out before putting the property
on the market, seek the advice of a real
estate agent. They can advise on what
tasks are worth completing and what
might be unnecessary expense.
Installing a new kitchen or changing
the carpet may lift the house but will
the expense be recouped in the sale
price? On the other hand, modernising
an outdated kitchen or bathroom could
make a huge difference to the look of
the place. Avoid going overboard unless
the capital value of properties in the
area justifies this.
Real estate agents are in contact with
prospective buyers so are aware of
what they are looking for. Draw on their
expertise and advice to help make the
most of the selling opportunity.
Establishing a relevant and fair price
for a property is important. Most agents
calculate this based on the price properties
in the area have sold for, and
what a particular property has to offer.
A unique or exceptional property may
justify a higher price, though run-down
properties can gain more than they
appear to merit. This might be due to
the area or other factors that suggest a
good investment.
When promoting a property, mix it up
and be creative so your property stands
out from the rest. TradeMe is a must;
checked by most people looking to buy.
Present the features the property offers
as benefits to potential buyers.
Erect a sign outside the property. People
stop and look at photographs and
this might spark sufficient interest for
them to visit an open home. Spending a
fortune on massive advertising campaigns
in every media might seem a
way to attract potential buyers but may
be an unnecessary expense without the
return. A better philosophy could be
a little often. This will depend on the
value of the property, your budget and
how best to reach target buyers.
Buyer perception is also significant.
For example, properties that sit for a
while can become stale. Resting the
property by taking it off the market for
a short time, then relisting perhaps in
spring or when sales in the area appear
to lift a little, can make a difference.
However, if a property does not sell
immediately there is no need for panic
or dropping the price. It may simply be
that the right buyer has not yet come
along. If the mix is right your property
will sell.
If a property does not sell immediately there
is no need for panic or dropping the price.

Time for a new year refresh
19
There’s something about the start of a
brand-new year that makes us want to
reset.
It’s a natural moment to pause,
reflect, and take a fresh look at our
surroundings and make some positive
changes.
Fortunately, a new year refresh
doesn’t mean ripping everything out
and starting again; a few thoughtful
changes can be enough to make your
home feel lighter, calmer, and ready for
2026.
Clear the clutter
With the Christmas decorations
packed away until next December, now
is the perfect time to tackle any clutter.
Focus on the high-traffic areas of
your home that tend to attract clutter,
including the hallway ‘drop zone’, your
kitchen counters, and bedroom tables
and dressing tables.
Be ruthless when it comes to deciding
what to keep. Ask yourself: “Is this
useful or truly loved?” and if the answer
is no, it might be time to say goodbye.
contrasting colour or with patterned
wallpaper.
If that sounds like too much work, you
can introduce colour through smaller
touches, such as new cushions and
throws, ceramics, artwork, or even a
bunch of flowers.
Play with your layout
Ever heard the saying ‘a change is as
good as a rest’? Well, you can put that
into action by shifting your furniture
around to make your spaces feel new.
Even a few simple tweaks to your
home’s layout can improve the flow and
how you use your rooms day to day.
Grab some paper and draw a rough
layout to see where things might work
better. Maybe your couch would look
better at an angle, or you’ve got a large
window that would be the ideal place
for a reading chair – don’t be afraid to
try things out and see how they look.
Consider colour
One of the biggest changes you can
make to your home is a fresh coat of
paint. Go big and bold with jewel tones
or keep things understated and calming
with a chic neutral colour palette.
Don’t fancy painting the whole
room? Then opt for a feature wall in a
Bring the outside inside
A touch of nature is a great way
to make a home feel fresher and
more alive. There’s a huge variety of
houseplants to choose from, but if
you’re not particularly green-fingered
then how about a vase filled with
branches, or natural materials like
wood and stone?
Make the most of the long summer
days by ditching heavy curtains and
blinds in favour of something a little
lighter that will allow natural light to
flood your rooms.
