Ensuring building integrity with DOYMA Gaskets
In today’s construction landscape, pipe entry
sealing solutions deserve far greater
attention than they often receive.
Penetrations for pipes and cables
through walls, floors or ceilings
represent one of the most
vulnerable points in a building’s
envelope. Without proper
sealing, moisture ingress, gas
penetration and premature
deterioration can lead to costly
repairs and compromised
structural integrity.
DOYMA pipe gaskets, supplied in
the UK exclusively by Service Sealing
Solutions, offer a robust answer to
this challenge. Designed with
a Double Profile System
(DPS) and high‐adhesion
elastomeric grip, these
gaskets deliver enhanced
contact pressure
where it matters most –
ensuring a permanent,
maintenance‐free
seal around services
including water, gas,
electrical and waste lines.
A standout innovation in the
range is the Curaflex Nova® gasket
A sustainable collection service
for vinyl flooring
insert. Engineered for both pressing and
non‐pressing water conditions, its Integrated
Torque Limiter (ITL) ensures accurate
installation torque, while non‐conductive
frame materials prevent corrosion. Backed
by a 25‐year guarantee and available in
configurations suitable for retrofit applications,
these gaskets not only protect buildings from
the unseen but also contribute to compliance,
longevity and peace of mind on every project.

Recofloor is the national commercial waste vinyl
collection service founded in 2009 by flooring
manufacturers Altro and Polyflor. The scheme collects
smooth, safety and luxury vinyl tiles (LVT) postinstallation
offcuts – as well as loose lay, uplifted smooth
vinyl and roll-ends – and recycles this into new products,
including flooring. The scheme operates in two ways:
it offers collections directly from project sites and
contractors’ premises, or small volumes of day-to-day
waste vinyl can be dropped off at any participating
flooring distributor across the UK. Recofloor is free to join
and provides industry with a sustainable, economical and
easy-to-use route to recover and recycle waste vinyl.
In 2025, Recofloor welcomed 38 new members in 2025,
rounding off an award winning year in which it collected
563 tonnes of flooring – enough material to cover 26
regulation sized football pitches. This marks a 6% year
on year rise in material recovered and brings the total
collected since the scheme was founded to 8,016 tonnes
(the same weight as 5,726 black rhinos).
In addition to the flooring gathered in 2025 for recycling
into products, 21 tonnes were able to be repurposed for
reuse; this was made possible through valuable logistical
and operational support from Headlam Group.
Throughout the year, Recofloor supported 126 collectors
and expanded its availability in Northern Ireland, reinstating
collections for waste vinyl flooring in the Belfast area
through distributor Provincial Floorcoverings (PFL).
Alongside its core recycling activities, the Recofloor
team remains at the centre of encouraging progress and
collaboration across the industry. This included exhibiting
at The Flooring Show for the first time and hosting its
in person Sustainability and Awards event at the Belfry
Hotel, featuring talks from several key industry voices and
attended by representatives of Altro and Polyflor.

Welcome to our April edition where we’ve got lots of exciting news to
share from across the building & construction industries.
In today’s construction landscape, pipe entry sealing solutions warrant
far greater attention than they typically receive. Openings created
for pipes and cables through walls, floors and ceilings are among the
most vulnerable points in a building’s envelope, often leaving structures
exposed to long-term risk. As projects increasingly demand durability
and compliance, Service Sealing Solutions are stepping into the spotlight,
providing a robust defence against moisture ingress, gas penetration
and premature deterioration. By addressing these critical weak points
early, they help prevent costly remedial works while protecting the overall
performance and integrity of the building. These are located on the
front page.
In this issue, we would like to recognise Mainmark for its Commitment
To Excellence. Mainmark Ground Engineering delivers industry-leading,
non-invasive solutions for subsidence and ground instability. Backed
by 82,000+ global projects, its innovative technologies provide precise,
low-disruption results across sectors. Trusted by insurers and developers

Redefining ground
engineering solutions
In this issue of Building & Construction Review, we would like
to recognise Mainmark for its Commitment To Excellence
Mainmark Ground Engineering (UK) Ltd is
a specialist provider of non-invasive ground
improvement and foundation repair solutions,
operating as part of an internationally recognised
group with more than 82,000 completed
projects worldwide. With its UK headquarters in
Milton Keynes, the company has expanded its
presence in recent years with operational hubs in
Hampshire and Greater Manchester, supporting a
growing nationwide demand for its services.
Commitment To Excellence
In 2025, Mainmark further extended its reach
into the Republic of Ireland in response to the
country’s increasing subsidence risk. Unlike the
UK, where subsidence is largely linked to clay
shrinkage and swelling, Ireland’s more varied
geology presents a wider range of substructural
challenges, including flood-related instability,
settlement and void formation. These conditions
can make subsidence cases less predictable and,
in some areas, more severe – reinforcing the need
for advanced, adaptable ground engineering
solutions.
At its core, Mainmark focuses on delivering
cost-effective, low-disruption solutions for issues
such as subsidence, underpinning, re-levelling
and slab lifting across residential and commercial
properties. Recognising that no single method
can address every ground engineering challenge,
the company has developed a suite of proprietary
technologies. These include its JOG Computer-
Controlled Grouting system, designed for the
precise lifting of large and complex structures,
and its Teretek® resin injection technology, which
enables structures to be raised, re-levelled and
re-supported while simultaneously improving
ground strength and filling voids. Additional
innovations such as Terefil® – a lightweight
cellular concrete used for soil replacement and
void filling – further enhance its capabilities.
Operating across sectors including residential,
commercial, industrial, civil engineering and
heritage, Mainmark is known for its ability to
deliver effective solutions in sensitive or highrisk
environments where minimal disruption is
essential.
General Manager Tom Kavanagh highlights the
importance of both innovation and expertise,
“Our team is what truly sets us apart – passionate,
experienced professionals who plan and
deliver every project with precision. From major
infrastructure schemes to individual homes, we’re
focused on providing best-value solutions while
minimising disruption. Innovation is central to that,
particularly with technologies like Teretek®, which
has been developed to deliver highly accurate
ground improvement outcomes.”
A significant area of focus for the business is
the insurance-backed sector, where it works
closely with insurers and loss adjusters to resolve
subsidence claims efficiently and sustainably.
In addition to his role at Mainmark, Kavanagh is
Vice Chair of the Subsidence Forum Committee,
a leading UK industry body. He notes, “There
is a need to rethink how subsidence claims are
managed to help future-proof homes against
climate change. We’re also supporting initiatives
addressing empty homes, many of which are
increasingly affected by subsidence.”
Mainmark is also involved in major commercial
developments, including its work at 2 Finsbury
Avenue in the City of London. There, its low-impact
ground stabilisation techniques have enabled preconstruction
works to proceed safely in a dense
urban setting, minimising disruption and protecting
surrounding structures – demonstrating the
precision and reliability of its approach.
With continued investment in innovation and
expansion, Mainmark is well positioned to
meet evolving ground engineering challenges,
delivering sustainable, low-impact solutions that
support the resilience and longevity of buildings
and infrastructure.

agriculture and landscaping, Mudfords’ products play
a vital role in ensuring weather protection, enhancing
site safety, supporting material handling and securing
loads during transport. The company also continues
to innovate in bespoke manufacturing, producing
custom-made industrial covers, haulage products,
netting solutions and even niche items such as cricket
equipment or leisure textiles, reflecting its ability
to combine traditional craftsmanship with modern
production techniques.
What sets Mudfords apart is its unique combination
of heritage, expertise and manufacturing capability.
With over 190 years of experience, the company has

allowing it to offer practical, high-quality solutions that
perform in real-world conditions. Its commitment to
bespoke production, reliable supply and competitive
pricing is matched by a straightforward, no-nonsense
approach to customer service. This balance of tradition
and innovation has enabled Mudfords to build strong,
long-standing relationships and maintain its position as

Most recently, the company has strengthened its
online presence and e-commerce offering, making
it easier for customers to order key site protection
products such as sandbags, tarpaulins, hessian and
lifting equipment. Free UK mainland shipping on
larger orders, clear product descriptions and helpful
guidance support a smooth customer experience,
demonstrating Mudfords’ commitment not only to

Looking ahead, Mudfords plans to continue
expanding its product range, strengthen its digital and
e-commerce channels, and further develop bespoke
manufacturing solutions for customers across
construction, infrastructure and logistics sectors. Now,
as part of the Stuart Canvas Group, it is well positioned
to grow its market presence while maintaining the
quality and service standards that have built its
reputation.
Nichola reflected on the company’s recent recognition
for its Commitment To Excellence, “Being recognised
for a Commitment To Excellence is a proud moment
for the team at Mudfords. It reflects the company’s
long-standing dedication to quality, reliability and
customer service, values that have guided the
business for nearly two centuries. The recognition
reinforces Mudfords’ commitment to continuing

“It covers everything from how people are

vulnerabilities and ensuring compliance with
legal requirements and best practices, such
as Working Together to Safeguard Children.
During the event, dedicated safeguarding
officers oversee child protection measures
both in the crowd and from a distance,
monitoring the implementation of policies and
act as the primary contact for any concerns.
In the event of an incident, X2Consult ensures
swift and appropriate handling, including
liaising with relevant authorities if needed.
After the event, X2Consult conducts a
thorough review, providing detailed feedback
to enhance future safeguarding practices.
X2Consult’s expertise in this area is
unmatched. It recently contributed the
first chapter of the Association of Event
Venues e-guide on safeguarding and
the company has worked with
Silverstone race course at
both Formula 1 and Moto GP
events.
“What makes us a little
bit different is we provide
everything.” Thomas told
us, “We would look at doing intelligence and
planning first. We do all the risk assessments
and the policies, then we would have boots
on the ground that would focus directly on
individuals, to ensure if there’s any kind of
issues, they’re dealt with professionally,
legally and within compliance.”
A central component of X2Consult’s success
goes beyond simple compliance though.
The company is committed to forging
safe environments that not only promote
wellbeing, but also ensure the
most favourable outcomes for those
under its care.
Emphasising a multi-agency approach,
X2Consult strives to build systems and
practices that not only address immediate
risks but also foster a culture of
awareness, respect and
empowerment. This
dedication to ensuring
children, young people
and other vulnerable
people are cared
for, runs throughout
the entire ethos of
X2Consult. For Thomas,
this ethos is rooted
in a deep personal
commitment,
“I recognised quite early on in
my career that I don’t do this job to
be wealthy.” he told us, “I do this job solely
because I want to make sure that vulnerable
people, young people and children have the
opportunity to flourish without the threat of
interruption from individuals that might want
to disrupt that.”
The last twelve months have been
transformative for X2Consult. 2025 saw
considerable growth in both clients and
internal staff, as well as further expansion
of X2Consults international operations with
an increased presence in both Europe and
further afield. Thomas told us, “Our operations
in foreign countries are starting to increase
now and the amount of internal operations
that we’re doing are definitely starting to
increase. We are seeing not only smaller
clients coming to us, but also big national
corporations that have identified what we do
and how we can help them.”
Looking forward into 2026, Thomas explained
the largest challenge for the safeguarding
industry is making external organisations
see how essential safeguarding is, no matter
which sector clients operate in. The explosion
of technological advances also has an impact
on safeguarding too, “I think more and more
now we’re starting to see things develop in
social media and the use of AI.” Thomas says,
“There's great positives for safeguarding
coming from these leaps in technology
but also increased risk. So, we’ve got to
continuously adapt and change our response
based on how technology is developing.”
To meet these challenges X2Consult is
planning to ramp up its efforts within the next
three months with an increased pre-event
service offering. Looking further ahead, the
company plans expansion into America and
Canada, as well as a reaffirmation of the
company’s work in the UK.
Whether it is safeguarding children in educational
settings, protecting vulnerable adults in care, or
offering close protection for individuals exposed
to heightened risks, X2Consult’s unique approach
to safeguarding consultancy is setting a new
benchmark for the industry.
Its tailored, meticulous and unwavering
service is underpinned by a belief that every
individual deserves to live free from fear
and harm. By cultivating safe and nurturing
environments, X2Consult ensures that
children, young people and vulnerable adults
have the opportunity to grow, succeed and
lead fulfilling lives, protected and supported
every step of the way.

Retrofit for the future goes large
At a time when the failures of retrofitting
insulation have attracted more news coverage
than the successes, from the Grenfell Tower
tragedy to the botched installations of ECO4, it is
worth reminding that low energy refurbishment
done well can, and should, be transformative.
Using experienced retrofit architects to carry out
design proposals is key.
BCR Recommends
Awen Design are currently punching well above
their size (thanks to their experience in social
housing retrofit) by leading design proposals for
the comprehensive and ‘deep’ refurbishment
of the Lancaster West Estate, which lies in
the shadow of Grenfell. Measures such as
replacement high performance windows,
airtightness parging and non-combustible
external insulation will dramatically reduce
the estate’s district heating load and, just as
importantly, the residents’ energy bills. Careful
attention to the elimination of thermal bridging
and the weather protection of the insulation
will extend the life of these dwellings for years.
Coupled with heat recovery ventilation systems
for both energy efficiency and healthier
internal air quality, plus sprinkler systems for
fire safety, this scheme will show that, with the
right designers, retrofit can be done well and
responsibly – putting right the shortcomings
of the recent past and benchmarking a better
exemplar for large-scale retrofit.

Paradigm Stairs
Steel, glass, fine-grained oak and
carefully chosen materials are
brought together to sculptural

are as visually compelling as
they are structurally precise. At
Paradigm Stairs, a staircase is
never treated as a secondary
element. It is recognised for what
it truly is: a fundamental, universal
feature of a building and often the
very first architectural statement
encountered on entry.
When designed properly, a
staircase does far more than
connect levels. It establishes
atmosphere, sets proportion and
creates an immediate sense of
intent. Paradigm Stairs specialises
in bespoke staircases that deliver
this impact, combining considered
design, exacting craftsmanship and
advanced fabrication techniques
to complement and enhance the
architecture around them.
Each project is approached
collaboratively, aligning the client’s
vision with technical expertise to
produce a staircase that feels both
distinctive and inevitable within its
setting. Materials are used honestly
and with restraint, allowing form,
structure and detail to speak clearly
rather than relying on excess.
The result is not a product pulled

The evolution of temporary
alarm systems in construction
sites and buildings
In today’s environment, safety and
security are central to design and
investment decisions form the
very start of planning. Building
Contractors and Facilities
managers must protect
people, assets, during and
after construction across
increasingly complex
projects. From fire alarm
systems, medical alerts
and lockdown alarm
communications, every
system must work
flawlessly under pressure.
Meeting these demands
requires dependable, practical solutions
– not just regulatory box-ticking.
For over 30 years, Fircroft Technologies
has specialised in audible and visual
alarm systems built for real-world use.
Its products meet stringent fire safety
standards while offering flexibility for
commercial, industrial, and specialist
sites. Crucially, the company designs
with day-to-day usability in mind. Modern
alarm systems must often handle multiple
functions – fire, lockdown, first-aid, and
site-specific alerts – on a single network,
without adding complexity or cost.
The ASYRA Wireless platform reflects
this approach. By enabling multiple alarm
types to operate across one
wireless network and system
monitoring with a Mobile App
instead of a control panel, it
removes the need for extensive
cabling and allows fast, flexible
installation. Building contractors
benefit from scalable, mobile
flexibility and cost effective
expansions while facilities
managers benefit from minimal
disruption, scalable coverage, and
integrated emergency functions
within one system. Because it
operates independently of Wi-Fi or
internet connections, it remains reliable
even if other networks fail – a vital feature
for all safety alarm systems.
Independently tested to recognised
standards, Fircroft’s high-output
sounders and clear visual devices
can reduce equipment numbers and
maintenance costs. Combined with
bespoke design and customisation
options, its systems support compliance,
streamline emergency procedures, and
help create safer, more resilient buildings
ready for today’s risks and tomorrow’s
demands.

Rooted in expertise: Filros Timber Consultancy
In an industry where a project’s structural integrity
depends on the depth of technical expertise behind it,
Filros Timber Consultancy has emerged as a critical
partner for architects, engineers, and developers. Filros
operates nationwide and provides a bridge between
traditional craftsmanship and modern wood science.
What sets Filros apart is a pedigree rarely found in
independent firms. The consultancy is steered by a
powerhouse team of ex-TRADA experts, bringing
decades of high-level technical authority to every site
visit and report. Director Philip O’Leary, formerly the Head
of Timber Consultancy at BM TRADA, leads the firm with
over 30 years of experience in timber design and forensic
investigation.
A spectrum of specialist services
Filros has rapidly become the ‘go-to’ for complex timber
challenges, offering services that go far beyond simple
inspections:
▲ Structural & condition surveys: Specialist nondestructive
testing for both modern timber frames
and historic landmarks.
▲ In-situ visual strength grading: Determining the
structural grade of softwoods and hardwoods already
in place, providing vital data for structural engineers.
▲ Expert witness services CPR Part 35 compliant reports
for legal disputes involving timber performance, decay,
joinery and veneered products or installation failures.
▲ Bespoke training: Delivering CPD sessions and
workshops – such as their popular ‘Timber 101’ series –
to upskill the next generation of industry professionals.
12
The TRADA legacy
The team includes renowned wood scientist Dr. Andy Pitman
and architectural technologist and Timber Frame Specialist
Terry Hyland, both veterans of the TRADA technical team.
This collective experience means Filros doesn’t just identify a
problem; they understand the cellular and structural reasons
behind it. Whether it’s diagnosing premature decay in cladding
or assessing the historic timbers of listed buildings and
structures, the Filros team applies a level of rigor that was
once the exclusive domain of national research bodies.

transforming and revitalising vintage
and existing furniture, giving well-crafted
pieces a renewed purpose in modern
homes. We believe quality furniture should
be reimagined, not replaced – combining
sustainability with thoughtful design.
Our focus is on updating vintage furniture

faded, or painting pieces in carefully
selected colours to create a fresh,
contemporary feel. Each piece is carefully
prepared and thoughtfully finished to
ensure durability as well as visual impact.
We also custom-transform vintage
furniture into distinctive bathroom vanities,
blending character and practicality. By

cabinetry while retaining the charm and
craftsmanship of the original design.
At Revived & Restored, sustainability is
at the heart of what we do. By breathing
new life into existing furniture, we reduce

Stannah Lifts enhances
accessibility at Shortlands
railway station
Shortlands Station becomes
the latest station in South
East London to benefit from
accessibility upgrades with
the installation of three new
passenger lifts from Stannah.
The project focused on
installing new passenger lifts
to network specifications,
enabling seamless access from
the station entrance to each
platform, as part of a wider project and
ongoing effort to improve accessibility
across Network Rail’s stations.
Work
Stannah Lifts worked with South
Eastern Railway (SER) – Southeastern
and Network Rail Kent route - and civil
engineering contractors, BAM Nutall,
to ensure seamless integration of
three 16-person passenger lifts to SER
specifications, providing step-free access
to each platform.
Challenges
Stannah faced several logistical
challenges due to the restricted size of
the site and limited access, which made
material deliveries particularly difficult.
At the start of the lift installations, the
footbridge had not yet been installed,
requiring a crane to directly carry
materials onto the narrow platforms.
The Solution
Stannah Lifts proposed the installation
of three 16-person passenger lifts, each
featuring a car size of 1,100mm wide by
1,750mm deep to accommodate the
narrow platforms.
Results
Shortlands station now offers greater
convenience for wheelchair users,
those with limited mobility or people
travelling with heavy luggage, bicycles
and pushchairs. The energy-efficient
hydraulic lift system with the bespoke
car sizing helped to address the space
constraints on the platforms.

“Reaching our
40th anniversary
is a tremendous
achievement,”
said Gary Smith,
Managing Director.
At the centre of this shift is Puustelli
Miinus, a Finnish system built around
the SmartFrame bio-composite
structure. By removing MDF and
chipboard entirely, the frame delivers
a 45–70% reduction in embodied
carbon, as well as achieving M1
Indoor Air Quality certification –
an important consideration for
projects prioritising healthier
interior environments.
Where Miinus differs most from
conventional joinery is in its
SmartCabinet philosophy. Instead
of glued carcasses destined for
landfill, each cabinet is constructed as
a maintainable system. Rails, panels,
shelves, drawers, and fronts can be
upgraded, refurbished, or reused
individually, extending service life and
reducing waste across every future
refurbishment cycle.
For architects, specifiers, and building
owners, this offers a practical route
to improving asset longevity, lowering
lifetime costs, and aligning with emerging
ESG and whole-life performance
requirements.
Sustique is the sole UK agent for
Puustelli Miinus, and the system can be

Scientists fuel sustainable future with
catalyst for hydrogen from ammonia
Scientists have created a catalyst for hydrogen
generation from ammonia that becomes more active
with time, and by counting atoms revealed changes
that boost the catalyst’s performance.
The millennial generation is often confronted with
prejudices: Critics accuse young people of having a
weak work ethic, not caring about social responsibility
and instead being constantly engrossed in smartphones
and social media. However, these critical voices often
forget that there are numerous counter-examples.
One such example is Yannic Diehm, IT employee at
Lutz Pumpen GmbH in Wertheim. Since his youth, the
28-year-old has been involved in the volunteer fire
brigade in Bettingen – a village in the district town of
Wertheim with around 800 inhabitants.
A research team from the University of Nottingham's
School of Chemistry, in collaboration with the University of
Birmingham and Cardiff University, has developed a novel
material consisting of nanosized ruthenium (Ru) clusters
anchored on graphitised carbon. These Ru nanoclusters
react with ammonia molecules, catalysing splitting
ammonia into hydrogen and nitrogen – an essential
step toward green hydrogen production. This groundbreaking
research is published in Chemical Science,
the flagship journal of the Royal Society of Chemistry.
This work is funded by the EPSRC Programme Grant
‘Metal atoms on surfaces and interfaces (MASI) for
sustainable future’: www.masi.ac.uk which is set
to develop catalyst materials for the conversion of
three key molecules – carbon dioxide, hydrogen
and ammonia – crucially important for economy and
environment. MASI catalysts are made in an atomefficient
way to ensure sustainable use of chemical
elements without depleting supplies of rare elements
and making most of the earth’s abundant elements,
such as carbon and base metals.
Please visit:
https://universitiesfornottingham.ac.uk
While others are already relaxing on the couch in the
evening, Yannic Diehm keeps an eye on the pager in his
trouser pocket. When the small device sounds the alarm,
he is called out – whether for fires, accidents or natural
disasters. Without volunteers like him, an important
pillar of society would be missing. Around 95% of all
firefighters in Germany today are volunteers. “We are
proud that our employees not only take responsibility
in their professional lives, but also in their free time,"
says Heinz Lutz, Managing Director of Lutz Holding.
Yannic Diehm's commitment to the volunteer fire
department impressively demonstrates his team spirit
and willingness to help – values that we as a company
actively promote and value.” Meanwhile, 16 Lutz
Pumpen employees are currently active in volunteer fire
departments alongside their professional lives.
