critical role in preserving the structure’s historic character while

replicated ornate architectural details—cornices, brackets,

Universal Epic Universe at Celestial Park. Complex concave

City skyline, delivering 600,000 square feet of high-quality, affordable

housing with a refined architectural presence. A fully prefabricated EIFS

panel system replaced conventional brick veneer, integrating continuous

insulation, brick-look finishes, and fine textures to create a distinctive

stepped “wedding cake” façade. Horizontal, vertical, and radius panels

align precisely with the concrete structure, achieving an ultra-custom

appearance typically reserved for luxury towers.

Off-site fabrication enabled rapid installation and faster dry-in, reducing

overall construction time from 36 months to just 24 months while cutting

and craftsmanship achievable with advanced EIF systems. Meticulous

planning, including a full-scale mockup, ensured consistency and

seamless texture across 25,000 square feet of façade.

Innovation played a key role, with a self-adhered membrane flashing

and sealant providing a continuous, airtight, and watertight envelope

while simplifying warranty and material sourcing. The system delivers

both aesthetic excellence and long-term performance, enhancing
