converted into a two-way vent.

In addition to supply, Air Pressure Solutions offers
commissioning and certification services, ensuring
that systems are fully operational, correctly
configured, and compliant once installed. This

After a much-anticipated wait, the
Government has given an indication
of the likely timetable in relation to
the remaining provisions under the
Leasehold and Freehold Reform Act
(LAFRA).
Matthew Pennycook, the Minister of
State for Housing and Planning, has
updated the House of Commons on
the next steps the Labour Government
intends to take in relation to the
leasehold reforms it pledged in its
manifesto. The Government also
intends to make a start on the tall
task of introducing the Leasehold
and Commonhold Reform Bill.
Expert lawyers, however, say that a
timetable only goes so far, and more
needs to be done to reform the sector.

at national law firm Clarke Willmott LLP
(pictured right), said, “Ultimately, the
Government’s determination to bring
clarity to the provisions under LAFRA are
welcomed. However, despite outlining
a general timetable as to when we can
expect to receive greater detail under

This same design flexibility can be applied across
a wide range of commercial applications. Balcony
and façade glazing systems provide solutions for
high-rise residential developments, while largerscale
installations can be used to rethink traditional
approaches to curtain walling. By offering
adaptable systems rather than fixed solutions,
Solarlux gives architects the tools to respond to
complex design challenges without compromising
on performance.
In addition to flexibility, durability is a key
consideration. Solarlux systems are designed to

certified to FSC ® and PEFC standards, reflecting

and heat within the production cycle.

sliding door systems. The cero range, for example,
demonstrates how far glazing technology has

from just 34mm and options for even slimmer

Alongside this, Solarlux’s glass extensions

which can struggle with temperature extremes,
these fully insulated structures are designed to be

Decarbonising commercial
hot water without the
bespoke price tag
For the modern Facilities Manager (FM), the
mandate to decarbonise is clear. However, the
path to Net Zero is often obstructed by aging
infrastructure, limited plant room space, and the
high capital expenditure associated with bespoke
engineering.
In commercial settings, Domestic Hot Water
(DHW) can account for up to 30% of a building’s
daily energy consumption. While transitioning to
electrical alternatives is a pillar of sustainability,
high-temperature water heating remains a
challenge. To meet peak demands and strict
anti-legionella regimes, FMs often feel trapped
between costly, oversized heat pump installations
or high-operating-cost direct electric systems.
Adveco’s FUSION TW/TWplus reimagines this
transition. It offers a packaged, pre-sized hybrid
approach that slashes emissions while bypassing
the complexities of bespoke design.
Redefining the hybrid approach
FUSION serves as an alternative for new builds
and gas-to-electric retrofits. Rather than relying on
a single large, expensive heat source, it harnesses
a hybrid architecture. By offsetting primary heating
with a low-carbon alternative, it reduces grid
demand, driving savings superior to both gas
and standard direct electric systems.
At the heart of the FUSION TW/TWplus is the
integration of an ADV-W series air source heat
pump (ASHP) and the ARDENT electric boiler.
These units work in tandem with a 750-litre ATST
twin-coil cylinder to create a highly efficient
indirect water heater. The TWplus incorporates an
additional backup immersion for assured operation
with no single point of failure.
A common pitfall in commercial HVAC is the dropoff
in efficiency when heat pumps are forced to
work at high temperatures. To reach required flow
temperatures (+55°C), heat pumps need to work
harder, drawing more energy and increasing costs.
Adveco, in partnership with Midea, developed the
ADV-W range to solve this. These monobloc units
maintain high seasonal efficiency while delivering a
continuous 60°C output. This ensures a consistent
pre-heat, allowing the top-up heating to easily
reach the +65°C required for legionella protection.
Furthermore, the use of R32 refrigerant reflects a
commitment to safety and the environment. R32’s
lower Global Warming Potential (GWP) enabled
a compact, single monobloc outdoor form factor
which is lower cost to purchase, install and operate.
Supporting the ASHP is the ARDENT electric
boiler. Unlike traditional immersion systems prone
to limescale, the ARDENT operates in a sealed
‘primary loop’ configuration. By recirculating a
finite amount of water through a heat exchanger,
it eliminates scale issues, extending the unit’s
lifespan and reducing maintenance callouts. New
enhancements, including a larger primary heating
coil within the cylinder means even greater power,
up to 24 kW, is now available from ARDENT in the
same compact 400 and 580 litre form factors. In
such an iteration it is possible to meet instantaneous
draw off demands of up to 225 litres or maintain
continuous flow rates of up to 855 litres/hour
for the most demanding applications.
The greatest risk in a hybrid system is ‘contention,’
where two sources work against each other. FUSION
excels through smart control which deploy intelligent
climate curves, adjusting water temperatures based
on external conditions (-20°C to +43°C).
The system maximises the heat pump’s contribution
– potentially covering 70% of total heat requirements
– before blending in the ARDENT boiler. For the
FM, the system ‘thinks’ for itself, managing stepped
power control to reduce start-up current. With an
included GSM module, fault notifications are sent
via BMS or text, allowing for remote management.
Tangible savings and proven success
FUSION’s adoption is driven by verified data.
Compared to direct electric DHW systems, FUSION
delivers an average carbon saving of 36.3%. The
figures are even more striking when moving away
from gas, delivering an average of 60.8% carbon
savings, with some variants reaching 67.86%.
For organisations with specific goals, the base
TW variant can even deploy solar thermal pre-heat.
Adveco’s controls ‘cheat’ the system in favour of
solar input, providing an ultra-low-carbon solution
with a minimal rooftop footprint.
Perhaps the most compelling argument is the costto-performance
ratio. Traditional high-temperature
heat pump specifications can be prohibitively
expensive; Adveco has demonstrated that a
centralised FUSION system can match these specs
for a tenth of the cost. By offering 25 pre-sized TW
variants, FUSION removes the need for bespoke
engineering, providing an off-the-shelf, ready-to-go
system that reduces installation downtime.
The industry has taken note. Named Commercial
HVAC Product of the Year by Heating &
Ventilation News, and in the 2025 Energy Saving

throughout the UK.

demonstrates that commitment in action, delivering
a modern workplace designed to minimise
embodied and operational carbon while maximising
comfort and usability for its colleagues.
Located within the Regent’s Place campus, the
refurbished headquarters promises an adaptable,
future-ready workspace where employee
wellbeing, accessibility and environmental
performance are central to the design.
A key objective of the project brief was to
minimise both embodied and operational carbon
while future-proofing the building for low carbon
strategies. This included the use of water-based
cooling and compatibility with heat pump systems
to support long-term sustainability goals. Artus Air’s
AR75 and AR60 solutions aligned closely with
these requirements, making it a natural choice
for the development.
Artus Air AR75 and AR60 units will be installed
throughout the open plan workspaces, executive
offices and meeting rooms across the two-floor
40,000 sq. ft. space. The system ensures

supports collaboration, productivity
and day-to-day wellbeing for the
British Land team.
The project also demonstrated
strong collaboration between Artus
Air and British Land from the earliest
stages. Working closely with sustainability

delivery teams, the partnership helped shape
design and installation decisions.
Resiliency and certainty were key to British Land’s
procurement and supply chain strategies. By choosing
the fully packaged comfort cooling solutions from
Artus Air, the procurement journey was simplified and
supply chain risk mitigated. Once on-site, Artus units
can be installed up to 75% faster* than traditional
systems due to the compact, fully packaged form,
removing the need for multiple ceiling components
(typically) required in other installations.

sustainability ambitions could be balanced with

Beyond the breakroom: A smarter
approach to workplace food waste
Employee eating habits have shifted considerably.
The structured three-meal routine has mostly
disappeared and snacking, irregular mealtimes and
on-the-go consumption is on the rise. While this
presents opportunities, it also presents challenges
regarding how we manage our waste.
The UK wastes around 9.5 million tonnes of food
annually. Workplace canteens see this play out
daily through overstocked fridges, surplus catering
and items that sit untouched until someone clears
them out.
Data-Led Vending: Where telemetry meets stock
management
Vending machines equipped with smart telemetry
offer a different model to traditional canteens.
Real-time data tracking enables operators to see
what products are selling, at what times and in
what quantities. Rather than restocking based
on estimates, ranges are replenished according
to current consumption patterns, immediately
reducing the volume of unsold items. However,
technology only works when it’s backed by
proper operational procedures.
At Connect Vending, we use this data to tailor each
site’s product range to match the demographics
and preferences of its workforce. A distribution
centre with early-morning shift workers requires
a different selection from a professional serviced
office in the city centre. By analysing site-specific
consumption data, we adjust not only what goes
into the machines but also how it’s merchandised
using colour placement and brand positioning to
maximise uptake.
Our retail merchandisers carry out regular fresh food
audits on site, rotating stock and removing products
before they reach their expiry dates. Several of our
smart fridges also feature safety-lock mechanisms
that automatically prevent access once a product
passes its use-by date, providing an additional
failsafe to complement the human checks.
Giving surplus a second life
Even with tight stock management, some surplus
is inevitable. The question is what happens to
it. Since October 2022, Connect Vending has
partnered with Olio, a food rescue organisation,
to extend our social responsibility beyond the
workplace.
This partnership creates a meaningful second life
for surplus food that would otherwise be wasted.
Olio co-ordinates volunteers to visit our sites to
collect surplus food items that are still perfectly
edible. The redistribution model creates a safety
net for items that cannot be consumed within the
workplace timeframe, ensuring that edible food
reaches people who can use it rather than ending
up in landfill.
The results to date speak for themselves. Across
363 collections, 2.9 tonnes of edible food have
been donated, the equivalent of 6,600 meals
reaching 577 local families. On the environmental
side, that amounts to 11,900kg of CO 2
emissions
avoided and the equivalent of 549 trees planted.
We also work with local food banks alongside Olio,
so that as many routes as possible exist for surplus
food to reach someone who needs it, rather than
ending up in a bin.
A practical path forward
Telemetry led by stock management, site-specific
merchandising and structured redistribution has
given Connect Vending a model that addresses
food waste at each stage. Surplus is reduced
because machines are stocked against real
demand. What remains goes to families who need
it with 6,600 meals redistributed and counting, and
Olio’s quarterly impact reports provide facilities
managers with hard data to track progress against
sustainability targets.

Building in comfort
How an extended stay hotel concept
in Manchester is supporting the
wellbeing of the construction sector.
When Darren Spencer finishes a hard day’s work,
overseeing multi-million pound construction
projects in the centre of Manchester, all he craves
are the creature comforts of home.
But, despite living more than 1,300 miles away,
Darren doesn’t go without those after-work creature
comforts, because a short stroll through the city
leads to his home away from home, The Residence
Inn by Marriott Piccadilly, Manchester.
Once inside his spacious apartment, Darren kicks off
his rigger boots and hi vis jacket, takes a refreshing
shower and settles down with a hot brew to watch
the TV in his lounge. Quietness, far from the
madding crowd of Manchester’s building sector.
A few doors away, Darren’s colleague, Assured CMS
construction director Richie Newsham, is cooking
up a quick dinner in his apartment after enjoying a
refreshing post work drink in the hotel bar.
Overseeing the development of two huge new
hospitality properties in the city, Richie, Darren and
their construction teams have been in Manchester,
living at The Residence Inn for close on a year now
and counting.
As Manchester’s skyline fills with new build
projects, The Residence Inn by Marriott has created

city centre hotel.
Richie, Darren and many of their co-workers are
able to enjoy all the facilities and services of a
luxury hotel with the benefits of home comforts but
in their own apartment or studio.
“It is,” said Richie, “Good for everyone’s wellbeing.

“We have different teams of site workers staying

projects are at.”
After more than 50 years in the construction game,
Richie knows what he is talking about, recalling

was virtually the only option.
He added: “Being aware of people’s mental
health is so important today, particularly in the
construction business.
“I have to look after the welfare and wellbeing of
my teams and my managers.
“A huge part of that is about where they are staying.
“Being away from home can be hard, the work is
demanding and I have to make sure the wellbeing
of my team is good.
“Darren and others are here for months on
end. The beauty of The Residence Inn being an
extended stay hotel is the fantastic facilities, the
kitchen that is in each apartment, not to mention
the space you get to relax in.
“The gym is open 24/7, and if you want to wind
down with a drink at the bar you can.
“There’s even a launderette you can stick your

hotel team never goes unnoticed.
“When you stay somewhere for long periods of
time you get to know the people who run the place.
“It’s nice to be able to have a quick chat, exchange
pleasantries. I stay in many hotels around the
country and I have to say the team here are all
brilliant and the service second to none.”
It all goes to make daily working life easier for
people like Darren who stays at the hotel for two to
three months at a time, taking the occasional break
to head back home to Bulgaria.
He said: “Everything you need when you are
working away from home is here.
“You get your own space which does not feel like
a box in a hotel. I can even leave my stuff here for
when I return.
“As we start work early, too early sometimes to eat
first thing, we can always take a break later in the
morning and pop back to the hotel for breakfast
and then go back out to site.”

over the 155-apartment style hotel, nestled in the
heart of Piccadilly, last year.

FMB finds 1 in 10 Welsh
homeowners lose
money to rogue builders
New research from the Federation
of Master Builders (FMB) has
found that 12% of homeowners in
Wales have personally lost money
to rogue builders, due to poor or
unsafe building work.
The financial impact in Wales has
been an estimated loss of £239
million over the last five years,
which equates to an average loss
of £1,139 per person. Across
the whole country an estimated
£14.3bn has been lost.

Welsh Government
to work alongside
colleagues in
Westminster
to introduce
a mandatory
licensing scheme
for building
companies
– to protect
homeowners,
as well as the
reputation of
good builders.
Currently, anyone can legally
operate as a builder without needing
to prove competence, qualifications
or experience. Research earlier this
year by the FMB and HomeOwners
Alliance found nearly half of
homeowners wrongly think
builders are licensed and 81% of
the public support the idea. The
recommendation is also included
in FMB Cymru’s Welsh Manifesto,
which will be revealed in 2026.

Education and healthcare facilities face a
common challenge: deliver essential public
services while reducing carbon emissions
and controlling spiralling energy costs.
The NHS has committed to ambitious Net
Zero targets, with clear expectations to
reduce operational emissions and show
measurable progress under their Green
Plans. Whilst at the same time, schools,
colleges and universities are being guided
to cut energy demand, lower carbon
emissions and conduct energy audits
through their Climate Action Plans.

Fire testing and the
road from BS to EN

In recent years, the UK construction
sector has moved from historic
British Standards (BS) toward
European (EN) test methods and
classification systems as part of the
process to strengthen fire performance
standards and legislation. This
transition creates a more structured
framework for demonstrating
performance, with clearer links
between what is tested in the
laboratory and what is ultimately
installed on-site. True assurance
depends not only on how products
are tested, but also on how results
are interpreted and how far those
results can legitimately be applied.
Transitioning from single test results to
defined applications
Historically, fire testing has been conducted
as a one-off event: build a sample system,
test it, record the result. The difficulty came
when applying that result to products of different
sizes or configurations. The boundaries were not
always obvious.
The transition from historic BS 476 methods to
BS EN test standards and classification systems
addresses this. It builds rules for practical
application directly into the framework of standards,
so performance can be fully defined and traceable.
The results of a fire resistance test such as BS EN
1364-1 (which replaces BS 476-22) determines
the tested system performance to BS
EN 13501-2 (for example EI 240-240
minutes integrity and 240 minutes
insulation fire resistance). However,
this classification is just the start.
Direct field of application (DIAP)
DIAP rules are written directly into
the test standard. They define specific,
limited variations that are automatically
covered by the test result without
further assessment. Depending on
the standard and construction, DIAP
may permit defined adjustments
such as reductions in size, increases
in certain component thicknesses, or
dimensional changes permitted by the
test standard. DIAP provides a clearly
defined starting point. It ensures that
every test comes with an inherent,
published scope of application.
Extended application (EXAP)
EXAP standards provide a structured, rulesbased
method for extending fire test results using
recognised technical principles. EXAP is carried
out in accordance with the relevant EXAP standard,
which may be supported by:
s EN extended application standards
s EN product standards
s European Assessment Documents (EADs)
s Relevant European Commission Decisions
or delegated acts
s EN 13238 (conditioning procedures)
s CEN/TS 15117 and other sector-specific
technical specifications
The process typically follows one of several
recognised methods:
1) Direct reference to product technical
specifications where extension rules are
already defined
2) Relationship-based assessment, demonstrating
how performance varies with defined parameters
3) Experimental or empirical programmes,
using additional test evidence to map
performance changes
4) Recognised calculation methods where
validated models are available
The objective is to ensure that any extension
remains technically justified and consistent with
established European methodology.
The pathway from test to classification
The overall process can be visualised as:
The final classification report records not only the
fire resistance performance, but also the permitted
field of application derived through DIAP and any
applicable EXAP.

Electric Mowing Systems
Eco Clipper offers large area mowers that help
field managers minimise mowing costs while
producing a professional finish. The Eco Clipper
mowing system was originally developed
to replace the cylinder mower in turfgrass
production. The aim was to retain the cutting
performance of a well-tuned cylinder mower,
but not the high maintenance requirements and
sensitivity to mowing conditions, such as wet
grass and weeds.
The system
The smooth cutting decks with fast spinning
small blades ensure a high quality of cut and
a good distribution of clippings. Thanks to the
electrically driven blades, the mower is very
economical and quiet. The large wheels and
smart mower deck linking system ensures good
contour following and enables high mowing
speeds.
The benefits
Users report high productivity gains and
appreciate the low maintenance requirements
and the ability to schedule mowing even under
less favourable mowing conditions, such as early
morning dew and wet autumn, which can often

Municipalities and sports field and park

Tillicoultry allotment
group, which serves as
a nature haven for the
local community.
Founded in 1978, the
Tillicoultry Allotment
Association has grown
into a large allotment
offering social
areas, a community
greenhouse, and
vegetable plots. It also
hosts Alloa school pupils, providing
them with dedicated raised beds
to learn about growing plants and
vegetables.
The donation from West Fraser will
help the group repair its communal
tool shed floor and install new
guttering to prevent water damage
during heavy rain.
Elke Mackenzie, Co-chair of the
Tillicoultry Allotment Association,

The health, safety and welfare of our staff
and clients is paramount to every aspect
of the work that we undertake. As our
installation crews work out on the road
Monday to Friday, often in remote areas
and at the mercy of the elements, in 2016
we invested in our first truck-mounted
welfare unit, situated behind the cab of the
installation vehicle and containing a toilet,
sink, shower and drying room in addition to
kitchen facilities within the cab itself. After
quickly seeing an increase in productivity,
this was quickly rolled out across the rest
of the fleet, making Davis Trackhire the first
and only company in the Portable Roadway
industry to have full welfare facilities on all
installation vehicles – saving our clients vital
expenditure on on-site welfare.
In May 2023, Davis Trackhire was contracted
to undertake a particularly complex and
high-profile project – to provide a loadbearing
temporary access across the playing
surface at Liverpool Football Club as a
platform for two 300-ton mobile cranes and
two 600-ton crawler cranes to facilitate the
removal the old roof section of the Anfield
Road Stand. Using a team of 14 men, four
installation vehicles, two forklift trucks and
1,375 aluminium panels, a double-element
temporary roadway system was installed
over a membrane underlay from one end
of the pitch to the other, placing the bottom
layer of panels flat-side down to eliminate
any corrugation markings penetrating the
pitch surface.
In December 2023, Davis Trackhire
introduced a new out-of-cab remote driving
system to one of our installation vehicles,
allowing the driver/operator to manoeuvre
the vehicle from outside the cab using a
remote control. Safety features include a
rear-mounted monitor, cameras, and sensors
detecting anything moving around the
vehicle at three-metre & 1.5-metre distances
to help create a safer working environment
and reduce the risk of injury by negating the
need for the driver to climbing and out the
vehicle cab many times a day, while also
increasing site efficiency by up to 30%.
