Wet Leisure Company of the Month

Providing excellence in

pools, spas and wellness

In this issue of Building & Facilities News, we are pleased to feature

the Swimming Pool and Allied Trades Association (SPATA) as our

Wet Leisure Company of the Month

SPATA occupies a uniquely influential position

within the UK’s wet leisure sector, serving as the

country’s sole trade association dedicated to

swimming pools, spas, and wellness facilities.

Established in 1961 by six founding companies as

the Association of Swimming Pool Contractors,

SPATA emerged from a need to formalise standards

in a then-developing industry. Its evolution in 1971

into a broader organisation reflected the growing

complexity of the sector, encompassing not just

pool construction but the wider ecosystem of

design, engineering, and supply.

Today, SPATA operates from its headquarters in

Andover, Hampshire, coordinating a nationwide

and increasingly international membership base.

Its central mission is to ensure that all stakeholders

involved in pool, spa, and wellness projects are

equipped with the knowledge and resources to

engage competent, accredited professionals. This

objective is underpinned by a rigorous framework

of standards, guidance, and independent

inspections that define SPATA’s role as both

regulator and enabler.

At the heart of SPATA’s offering is its commitment

to technical excellence and ethical practice. The

association provides comprehensive support to its

members, including up-to-date industry training,

detailed technical guidance, and robust compliance

frameworks. Its register of vetted specialists

offers reassurance to a diverse client base, from

luxury hotels and commercial leisure operators to

architects, contractors, and private homeowners

seeking bespoke installations.

What’s more, SPATA’s influence extends beyond

its membership. Through collaboration with

organisations such as the Institute of Swimming

Pool Engineers (ISPE), the Pool Water Treatment

Advisory Group (PWTAG), and the Swimming

Teachers Association (STA), as well as coming

under the umbrella of the British Swimming Pool

Federation (BSPF), with its fellow organisation

BISHTA (British and Irish Spa and Hot Tub

Association) and SPATEX, the UK’s only wet leisure

industry dedicated show. SPATA contributes to

shaping both national and international standards,

and in doing so, continues to define the benchmark

for quality, safety, and professionalism across the

industry, reinforcing its status as a trusted authority

in wet leisure.

Sallie Leslie-Golding, SPATA PR & Marketing

Manager, comments on what gives the company its

competitive edge, “SPATA’s real strength lies in the

fact that its members are independently vetted and

committed to working to strict industry standards

and a clear Code of Ethics. They have access to

a wide range of British and European Standards,

as well as SPATA’s own technical guidance,

which helps maintain consistent quality through

membership companies. There’s also an ongoing

inspection process, so it’s not a one-time check.”

“Over time, that’s built a strong reputation,

particularly when it comes to delivering reliable,

high-quality commercial pools, spa facilities, and

luxury residential projects. What really sets SPATA

apart, though, is its transparency and its longstanding

role in the industry. For over 60 years, it

has supported both its members and the people

who rely on them.”

“All of this ultimately gives members the best

possible foundation to deliver work that genuinely

meets industry standards, whether they’re working

with architects, developers, hotel operators, leisure

centres, or private homeowners.”

With over six decades of experience, SPATA

has consistently led the way in developing and

refining industry standards. Rather than allowing

guidance to become outdated, SPATA has taken

a progressive approach regularly updating its

standards and breaking them into manageable

sections so they can evolve quickly alongside

new construction methods, safety requirements,

and emerging technologies.

Another defining achievement of SPATA is its role

in celebrating excellence across the sector, in

partnership with the British and Irish Spa and Hot

Tub Association (BISHTA). Together, they co-host

the prestigious British Pool & Hot Tub Awards

that are held during SPATEX at the CBS Arena in

Coventry. The ceremony is annually hosted at the

Wet Leisure Industry Gala Evening organised by

the British Swimming Pool Federation, the event

has become a highlight of the industry calendar,

recognising innovation and craftsmanship

across both commercial and residential projects.

SPATA maintains a strong presence at SPATEX,

and its ongoing involvement not only showcases

the market of the trade association and its

members, but also reinforces its role as a

central point of guidance, connection, and

professional development for the entire industry.

The next SPATEX show is 2nd-4th February 2027:

www.spatex.co.uk

Furthermore, SPATA’s influence extends well

beyond the UK. Through active collaboration

with organisations such as the European Union of

Swimming Pool and Spa Associations (EUSA) and

the World Alliance of Pool and Spa Associations

(WAPSA), it contributes to a global exchange of

knowledge and best practice. This ensures that

UK standards remain aligned with international

developments in areas like sustainability, safety,

and education.

Looking ahead, SPATA remains committed to

strengthening technical standards to support

the next generation of commercial and domestic

pool, spa and wellness builds whilst expanding

educational resources for facilities managers,

architects, and pool operators.

“SPATA is also enhancing collaboration

across the wet leisure industry to improve

safety, sustainability, and water management

practices, supporting innovation that improves

energy efficiency, operational reliability, and

guest experience in wellness and hospitality

environments, and expanding our membership so

that a greater number of companies and individual

operators are consistently working to uphold

the highest industry standards, strengthening

professionalism across the sector and ensuring

the safety, confidence, and protection of end

users,” states Sallie.

Pressure Venting Company of the Month

Engineering pressure

solutions for critical

environments

In this issue of Building & Facilities News, we are

pleased to feature Air Pressure Solutions Ltd as our

Pressure Venting Solutions Company of the Month

For more than 23 years, Air Pressure Solutions

Ltd has been at the forefront of designing and

manufacturing specialist pressure venting and

gas extraction systems for some of the most

demanding, safety-critical environments. Built on

a foundation of practical engineering expertise,

the company has evolved into a recognised leader

in pressure relief and arc blast protection, serving

industries where performance, compliance,

and reliability are non-negotiable.

The origins of the business can be traced back to

2003, when founder Paul first established himself

within the sector. However, the thinking that

would ultimately define Air Pressure Solutions

began even earlier. Throughout the 1990s, Paul

repeatedly encountered a persistent challenge:

the lack of available pressure vents in the sizes

and specifications required for complex or

non-standard applications. Faced with limited

options and unwilling to compromise on safety

or performance, he began designing bespoke

solutions himself. This hands-on, problem-solving

approach, born out of necessity - became the

cornerstone of the company’s ethos.

This early experience fostered a culture rooted

in innovation, adaptability, and a willingness to

challenge conventional limitations. Rather than

relying on standardised products, the focus was

always on engineering solutions that directly

addressed real-world challenges. In 2013, Air

Pressure Solutions Ltd was formally established,

transforming those earlier ventures into a

dedicated, specialist manufacturing business

with a clear identity and purpose.

Operating from its base in Sevenoaks, Kent,

the company benefits from a fully integrated,

single-site structure. This setup enables seamless

collaboration between design, manufacturing, and

customer support teams, ensuring consistency

and responsiveness throughout every stage of a

project. It also allows for stringent quality control

and strong technical alignment, essential when

delivering solutions for complex or safety-critical

applications. From this UK hub, Air Pressure

Solutions supports projects both nationally

and internationally, reflecting the growing

global demand for highly specialised pressure

management systems.

The company specialises in the design and

manufacture of pressure relief vents and arc blast

pressure vents, primarily serving the fire protection

and power generation sectors. Its systems are widely

used in data centres, where they play a crucial

role in safely relieving pressure generated during

gaseous fire suppression system discharges. In these

environments, even minor pressure imbalances can

result in structural damage or system failure, making

reliable venting systems essential.

In addition, Air Pressure Solutions’ products are

deployed in substations and switchgear rooms,

where they help manage arc blast events. These

incidents can generate sudden and extreme pressure

increases, requiring robust, precisely engineered

solutions capable of performing under highly

demanding conditions. The company’s systems

are also integrated into pressurised smoke control

environments, where maintaining balanced airflow is

critical for both safety and operational efficiency.

Within its specialist field, Air Pressure Solutions is

widely regarded as an international market leader.

This position has been built through a combination

of technical expertise, continuous product

innovation, and a commitment to delivering

practical engineering solutions. Rather than offering

generic, off-the-shelf products, the company

focuses on solving complex pressure management

challenges where standard approaches are often

insufficient.

One of the company’s key differentiators lies

in its product design philosophy. While many

competitors offer separate one-way or two-way

vent systems, Air Pressure Solutions has developed

solutions that incorporate dual-directional

functionality within a single unit. This approach

simplifies specification and installation, reduces the

risk of incorrect product selection, and ultimately

improves overall system reliability and efficiency.

Equally important is the company’s emphasis on

collaboration. Air Pressure Solutions works closely

with clients throughout the design and specification

process, providing detailed technical input,

performance calculations, and tailored engineering

support. This collaborative approach ensures

that each solution is optimised for its specific

application, which is particularly valuable on

complex projects where precision and compliance

are critical.

The company works primarily with fire suppression

system manufacturers and installers, smoke

control specialists, and contractors within the

power generation sector. These are typically

high-specification environments where system

performance cannot be compromised and where

compliance with strict regulatory standards is

4

Pressure Venting Company of the Month

essential. In such settings, a tailored, engineeringled

approach is not just beneficial, it is necessary.

At the heart of Air Pressure Solutions’ operations

is a clear guiding principle: to deliver the most

effective technical solution for each application

by fully understanding the challenge and

engineering accordingly. This philosophy underpins

everything from product development to customer

relationships and project delivery.

This approach is exemplified by the company’s

innovative MPV range, a versatile family of

pressure relief vents designed for modern fire

suppression and blast protection applications.

Engineered for both performance and adaptability,

the MPV range plays a vital role in managing

pressure changes caused by inert and chemical gas

discharge systems, as well as arc blast events in

high-risk electrical environments.

At its core, the MPV is designed to function as a

one-way pressure vent when used with inert gas

systems such as Argonite or Inergen, allowing for

the rapid release of excess pressure during system

discharge. Its key innovation, however, lies in its

adaptability. By simply removing a single securing

screw during installation, the unit can be easily

converted into a two-way vent.

This flexibility allows the same unit to manage

both positive and negative pressure, making it

suitable for use with chemical fire suppression

agents such as FK-5-1-12 and FM200, which require

controlled venting in both directions. The ability

to adapt a single product to multiple system types

offers a significant advantage in both design and

installation.

As a result, a single MPV unit can replace multiple

traditional vent types, reducing complexity in

specification, installation, and stockholding. For

contractors and system designers, this translates

into improved efficiency, reduced risk of error, and

simplified logistics. The vents are also engineered

for high free vent area performance while

maintaining a compact, fire-rated construction

suitable for critical infrastructure environments.

Ease of installation is another key consideration. The

MPV range is supplied as a complete kit, including

wall sleeves, fixing components, and safety labelling,

ensuring straightforward integration into both new

and existing systems. This attention to detail reflects

the company’s commitment to making advanced

engineering solutions as accessible and user-friendly

as possible.

Beyond pressure venting, Air Pressure Solutions

has also established a strong reputation in the field

of smoke control. Its portfolio includes smoke fan

kits, fire curtains, and a comprehensive range of

smoke ventilation components, all designed to

protect life and property in buildings where safe

evacuation and effective fire management are

critical.

These systems are not simply standalone

products but fully integrated solutions designed

in accordance with stringent UK and European

safety standards. This ensures that all elements

work seamlessly together in emergency situations,

where reliability and co-ordination are essential.

A key part of this offering is the company’s

mechanical smoke extract and pressurisation

systems, delivered through its smoke fan kit

range. These systems are designed to control the

movement of smoke within buildings, particularly

in stairwells and lift lobbies, ensuring that escape

routes remain clear and accessible during a fire.

Each system is tailored to the specific building type

and height, from low-rise residential developments to

complex high-rise commercial structures. All systems

are designed in accordance with BS EN12101-6,

ensuring full compliance with industry standards.

The kits are supplied as complete packages,

typically including fire-rated extract fans, ductwork,

dampers, control panels, and override systems, all

engineered to operate as a cohesive solution.

In the event of a fire, these systems enable smoke

to be effectively extracted or controlled through

pressurisation, preventing it from spreading into

protected escape routes. This not only supports

safe evacuation but also assists emergency

services in accessing and managing the incident.

In addition to supply, Air Pressure Solutions offers

commissioning and certification services, ensuring

that systems are fully operational, correctly

configured, and compliant once installed. This

end-to-end support provides added assurance

for clients working within highly regulated

environments.

Complementing these systems is a wide range of

smoke control components, including automatic

opening vents, smoke shaft dampers, control

panels, and detection systems. These can be

supplied individually or as part of a complete

package, all designed to meet Approved Document

B and BS EN12101-2 requirements.

Alongside smoke ventilation, the company

provides fire and smoke curtain systems that play

a critical role in compartmentation. Designed

to contain fire and restrict the spread of smoke,

these curtains help protect escape routes and limit

damage within buildings.

The systems are rigorously tested, offering fire

resistance up to 1,000°C, with up to two hours of

integrity and 60 minutes of insulation. Constructed

from woven glass fibre fabric reinforced with

stainless steel wiring, they are both durable and

reliable under extreme conditions. Available in

bespoke configurations, they can be tailored to

the specific dimensions and requirements of each

project.

Design flexibility is further enhanced through

options such as surface-mounted or recessed

installations, as well as finishes that can be

matched to interior aesthetics. Practical features

such as battery-backed control panels and gravity

failsafe operation ensure reliable deployment, even

in the event of power failure.

Looking ahead, Air Pressure Solutions continues

to invest heavily in innovation and product

development. As Project Manager Vicky White

explains, “We are launching our latest pressure

vent development for the European market,

delivering fire ratings up to EI120. Our focus has

been on developing products that meet evolving

standards, and we have further innovations in the

pipeline.”

“Looking forward, we aim to expand our global

distributor network while continuing to push the

boundaries of what is technically possible. Our

goal is to remain at the forefront of the industry

by combining innovation with practical, real-world

application.”

CRM & Job Management Solutions Company of the Month

How Rakata

Technology is

transforming

CRM for

specialist trades

In this issue of Building & Facilities News, we are pleased to

feature Rakata Technology as our CRM & Job Management

Solutions Company of the Month

Founded nearly two decades ago, Rakata Technology

was established with a clear and practical mission:

to bridge the gap between technology and realworld

business operations. From the outset, its

founders recognised that many organisations were

being slowed down – not supported – by the very

systems designed to help them grow. This insight

shaped the company’s direction, leading to the

development of intelligent, reliable IT support and

software solutions that streamline workflows and

improve efficiency, particularly in sectors with

complex operational demands.

Headquartered in Bristol, Rakata Technology operates

from a central base while serving clients across the

UK. Its approach blends in-person engagement –

through site visits, training, and strategic meetings

– with ongoing digital collaboration via platforms

such as Microsoft Teams. This combination ensures

consistent, responsive support while maintaining close

relationships with clients, regardless of location.

Within the industry, Rakata Technology has

positioned itself as a specialist provider of tailored

CRM and job management systems. Its flagship

platform, Rakata CRM, is designed specifically

for sectors where off-the-shelf systems often fall

short. With a strong focus on carpeting businesses

with showrooms, alongside mechanical and

engineering firms, the company has carved out a

niche by understanding the day-to-day challenges

these industries face – and delivering systems that

simplify, rather than complicate operations.

“Rakata CRM is built around a business’s unique

processes to help them scale and operate more

efficiently,” says Dwight Britten, co-founder of

Rakata Technology. “Our approach is centred

on understanding each client’s needs and

continuously refining our software to meet them.

We believe every business deserves a tailored

solution. With Rakata CRM, clients in flooring and

engineering trades benefit from personalised

job management tools designed to streamline

operations, reduce errors, and improve efficiency.”

For mechanical and engineering businesses,

the strength of Rakata CRM lies in how closely it

reflects the realities of complex, multi-stage project

work. Rather than forcing teams into rigid, generic

CRM structures, the system is built for job-centric

environments, enabling end-to-end management

of projects involving multiple engineers, sites,

and tasks. It centralises job data, time tracking,

and activity logs, giving teams full visibility across

every stage of a project.

Dynamic scheduling tools support shifting

workloads and priorities, while real-time

updates ensure all stakeholders remain aligned.

Integrated features for timesheets, expenses,

and asset tracking further strengthen cost control

and operational oversight. Crucially, mobile

connectivity allows field engineers to access and

update information on-site, ensuring seamless

communication between field and office teams.

In the flooring and carpeting sector, however,

Rakata CRM stands out for a different reason: it is

purpose-built around how these businesses operate

day to day. One of its most valuable capabilities is in

measurement and estimating – traditionally a timeconsuming

and error-prone process. The system

automatically calculates material requirements,

including carpet, underlay, and adhesives, based

on room dimensions, while also factoring in labour

costs. This significantly reduces manual input, saving

time and improving accuracy at the quoting stage.

Beyond estimating, the platform connects the entire

workflow from initial survey through to installation.

Surveyors can capture room data via a mobile app,

generate quotes instantly, and convert them into live

jobs without duplication. Fitters, in turn, can access

full job details on-site, upload photos, and complete

sign-offs in real time. This end-to-end visibility

ensures that

every stage of a

project is tracked,

managed, and

communicated

effectively.

Operational

control is further

enhanced through

job tracking,

scheduling, and

automated communication tools, including customer

updates and appointment co-ordination. By removing

the need for workarounds typically associated with

generic systems, Rakata CRM enables flooring

businesses to operate more efficiently, reduce costly

mistakes, and ultimately improve profitability.

Looking ahead, Rakata Technology continues to invest

in the evolution of its platform, with a strong focus

on automation, integrations, and user experience.

Recent updates include enhanced automated

quoting, instant invoicing with online payments, and

automated purchase orders – all designed to reduce

administrative workload and increase accuracy.

“We are constantly improving and evolving Rakata

CRM,” Dwight adds. “Our goal is to enhance

automation, expand integrations, and develop

even more industry-specific features. We aim to

support more businesses across the UK in scaling

efficiently through smarter systems.”

As the company continues to grow, its guiding

philosophy remains unchanged: to empower

businesses through technology. By simplifying

complex processes and delivering tailored

solutions, Rakata Technology is helping

organisations across flooring, engineering, and

beyond to operate more effectively – and focus on

what matters most: growth and customer service.

Water Management

The smart choice for

developers ready to unlock

UK water incentives

As the UK tightens its building regulations and

accelerates its shift toward water efficient, low

carbon homes, one sustainability measure is rising

above the rest: micro greywater reuse. With Aqua

Gratis – Cascade Water Products’ ultra compact, fully

automated greywater system – developers can now

achieve regulatory compliance and unlock thousands

of pounds in financial incentives region by region.

The conversation is shifting. With fresh water

efficiency targets, new environmental incentive

schemes, and unprecedented scrutiny from water

companies and regulators, the case for fitting

micro greywater reuse systems in every new

home has never been stronger.

Water company incentives: The UK’s best funding

opportunities

A major shift in 2025-2026 means all English water

companies now offer environmental incentive

payments for homes built to higher water

efficiency standards than required in Building

Regulations. (linkedin.com)

These incentives reduce infrastructure charges and

sewerage connection costs - and micro greywater

reuse systems like Aqua Gratis help developers

meet the highest tiers.

Where are the best incentives?

The 2025-2026 Water Sector Incentives summary

shows generous rewards across England, with

some regions offering exceptional payouts for

greywater recycling:

s Thames Water: £2,100 per plot for greywater

recycling. (buildingenergyexperts.co.uk)

s Southern Water: £1,453 per plot for greywater

recycling. (buildingenergyexperts.co.uk)

s South West Water & Bournemouth

Water: £1,370 for greywater recycling.

(buildingenergyexperts.co.uk)

s United Utilities: Incentives up to £664 for water

neutrality and £400 for water reuse.

(buildingenergyexperts.co.uk)

s Anglian Water: Up to £3,500

per plot for combined water

efficiency and sustainable drainage

measures. (anglianwater.co.uk)

Even more importantly, all English

water companies now formally support

water reuse, and uptake is expected to

rise dramatically as awareness grows.

(ewsc.org.uk), (linkedin.com)

How to apply for incentives:

Simple & developer friendly

Water companies have streamlined

the process:

s Most utilities offer straightforward

online applications through

their Developer Services portals (e.g., United

Utilities’ application process is clearly outlined

and requires only evidence of compliant

installation). (unitedutilities.com)

s Payments are typically credited directly against

infrastructure charges – meaning developers

see the financial benefit quickly and with

minimal admin. (buildingenergyexperts.co.uk)

Is compliance easy?

Yes – especially with micro greywater systems.

Aqua Gratis helps developments meet strict audit

requirements for water efficiency, which are

mandatory to unlock upper tier payments (e.g., United

Utilities’ tiered audit system). (unitedutilities.com)

Important: Penalties for non compliance

United Utilities explicitly penalises developers

whose completed homes fail to achieve the

promised water efficiency standards after audit.

Aqua Gratis removes this risk with performance

stable, consistent daily water reuse – helping ensure

developments pass first time. (unitedutilities.com)

What about retrofits and deep refurbishment?

While most schemes focus on new build

infrastructure charges, the retrofit sector is hungry

for innovation. The National Home Decarbonisation

Group warns that innovation can be slowed or

‘stifled’ when funding pathways are unclear,

stressing that support should include financial

incentives and connections to industry partners

who can accelerate adoption. (bristolwater.co.uk)

Today, many water efficiency incentives don’t yet

extend to refurbishment. But they should, and

industry voices are increasingly advocating for:

4 Retrofit specific rebates for water recycling

systems

4 Incentives aligned with decarbonisation and

water neutrality goals

4 Grant style funding for social housing retrofit

projects

Cascade Water Products supports ongoing sector

advocacy to expand funding – because micro

greywater reuse shouldn’t be limited to new

homes.

Policy momentum: Water reuse is

becoming the norm

On 25th May, the Water Reuse

Association will visit the Welsh

Parliament to meet Members of the

Senedd, pledging publicly, “We pledge

to make water reuse standard in all

new developments from 2030.”

This aligns perfectly with the

direction being set by Ofwat’s

Environmental Incentive Framework.

From April 2025, Ofwat requires

water companies to embed

environmental components and

tiered incentives directly into their

developer charging structures.

(bristolwater.co.uk)

Greywater reuse is now one of the most

financially rewarded sustainability measures a

developer can adopt, unlocking:

s Lower water infrastructure charges

s Reduced sewerage connection costs

s Water neutrality bonuses

s Incentives aligned with Ofwat’s Environmental

Incentive Framework

All of which positions micro greywater systems

like Aqua Gratis at the centre of policy, planning,

and sustainability compliance for the next decade.

Why Aqua Gratis?

4 Fully compliant with UK water efficiency

requirements

4 Compact micro system ideal for individual

homes and apartments

4 Supports top tier incentive eligibility

Glass Systems Manufacturer Company of the Month

Premium glass system

solutions for a seamless

transition to the outdoors

In this issue of Building & Facilities News, we are pleased to feature Solarlux as

our Glass Systems Manufacturer Company of the Month

At the premium end of architectural glazing,

Solarlux has carved out a distinct position by doing

one thing exceptionally well: opening up buildings

to light, air and their surroundings. For architects

working on high-end residential and commercial

projects, its systems are less about windows and

doors in the traditional sense, and more about

shaping how a space feels and connects. Clean

lines, large expanses of glass and dependable

performance sit at the heart of its approach,

allowing buildings to feel lighter, more open

and more closely linked to their environment.

The company’s story began in 1983 with founders

Herbert Holtgreife and Heinz-Theo Ebbert. That

journey started with a simple idea, their first bifold

door, famously sketched on a beer mat in a pub which

would go on to become a highly engineered product.

From the outset, the focus was clear: develop glazing

solutions that blur the boundary between indoors and

outdoors without compromising on energy efficiency

or durability. What began as a single concept has

since evolved into a comprehensive portfolio of

systems used across the world, yet the original

ambition remains unchanged.

Today, the business is still family-owned, led by

Stefan Holtgreife, and that sense of continuity is

evident in how the company operates. There is a

clear emphasis on long-term thinking, both in the

products themselves and in the relationships built

with architects, developers and clients. Rather than

chasing short-term trends, Solarlux has focused on

refining its systems over time, investing heavily in

research, development and manufacturing expertise.

Everything is designed and manufactured at its

headquarters in Melle, Germany, where a 58,000m²

campus brings together production, design and a

large showroom under one roof. It is more than just

a manufacturing facility; it represents the company’s

broader philosophy. Sustainability is embedded

throughout the site, from geothermal heating and

cooling systems to rooftop photovoltaic panels

that generate renewable energy. The surrounding

landscape has been carefully designed to support

biodiversity, with trees, wildflower meadows and

green roofs creating a campus that feels integrated

with nature rather than separate from it.

This approach extends beyond environmental

credentials. By keeping the entire process in-house,

from initial concept through to final production,

Solarlux maintains a high level of control over quality

and consistency. Every system is manufactured at

the German facility before being distributed globally,

ensuring that each project benefits from the same

level of precision engineering. For architects, this

offers reassurance that what is specified will be

delivered exactly as intended.

Solarlux offers a broad but carefully considered

range of glazing solutions designed to respond

to different architectural requirements. Bifold and

sliding door systems form the core of the portfolio,

available in aluminium, timber or a combination of

both. This material flexibility allows the systems

to be adapted to suit a wide variety of design

languages, from contemporary minimalism to more

traditional aesthetics.

Among the most notable innovations is the

company’s minimal sliding door system, capable

of reaching heights of up to 6.5 metres per panel.

With ultra-slim sightlines, these systems allow for

almost uninterrupted views, creating a seamless

visual connection between interior and exterior

spaces. Despite their scale, they are engineered

to deliver high levels of thermal performance and

structural stability, demonstrating the balance

between aesthetics and functionality that defines

the brand.

12

BFN is sponsored by Rakata Technology – see them on page 7

Glass Systems Manufacturer Company of the Month

These systems are not just designed to look

impressive; they are built to perform in demanding

conditions. Options for automation allow even

the largest panels to be operated with ease, while

advanced glazing technologies ensure that energy

efficiency is not compromised. This combination

of scale, precision and usability makes them

particularly suited to ambitious architectural

projects where both visual impact and technical

performance are essential.

Beyond doors, Solarlux provides complete glazing

solutions that extend how spaces can be used.

Glass canopies and non-insulated systems can

transform terraces, patios and external areas into

flexible spaces that can be enjoyed throughout the

year. These structures offer protection from the

elements while maintaining a strong connection to

the outdoors, making them particularly effective in

hospitality and leisure settings.

A recent example can be seen at Pesto at the White

Swan in Wythall, where a Solarlux Atrium Plus

glazed canopy and Proline S sliding glass doors

were used to extend the restaurant’s dining area.

Working alongside Amazing Space Concepts and

JS Partnership, the project introduced a lightfilled

extension that enhances both capacity and

customer experience. The design allows the space

to be opened up in favourable weather or enclosed

when required, creating a versatile environment

that adapts to changing conditions.

The finished structure combines clean architectural

lines with practical features, including automated

shading systems and integrated heating, ensuring

the space remains comfortable throughout the

year. This project highlights how glazing can play a

central role in shaping commercial environments,

not just aesthetically but also in terms of usability

and operational efficiency.

This same design flexibility can be applied across

a wide range of commercial applications. Balcony

and façade glazing systems provide solutions for

high-rise residential developments, while largerscale

installations can be used to rethink traditional

approaches to curtain walling. By offering

adaptable systems rather than fixed solutions,

Solarlux gives architects the tools to respond to

complex design challenges without compromising

on performance.

In addition to flexibility, durability is a key

consideration. Solarlux systems are designed to

perform in challenging environments, including

coastal and exposed locations. Through the use

of advanced pre-anodisation technology, the

aluminium surfaces can be prepared to resist

corrosion caused by salt air and harsh weather

conditions. This ensures that the systems maintain

both their appearance and functionality over time,

even in demanding settings.

A defining aspect of Solarlux’s offering is its fully

integrated approach. Every project is handled

in-house, from design and engineering through to

manufacturing and finishing. This allows for a level

of precision and customisation that is difficult to

achieve with standardised products. Each system

is bespoke, tailored to the specific requirements

of the project, ensuring that it aligns with the

architectural vision.

This commitment to quality is supported by

extensive testing. At its headquarters in Germany,

Solarlux operates advanced testing facilities where

systems are subjected to rigorous performance

trials. These include resistance to wind and water,

impact testing, acoustic performance and long-term

durability assessments. Security is also a priority,

with systems meeting recognised standards such

as PAS24 and European classifications including

RC2, RC3 and RC4.

Material choice plays an important role in both

performance and design. Solarlux systems can

be manufactured in aluminium, timber or hybrid

combinations, with finishes available in any

standard RAL colour. Timber used in production

is sourced from responsibly managed forests and

certified to FSC ® and PEFC standards, reflecting

a commitment to sustainable sourcing. This is

complemented by environmentally conscious

manufacturing processes, including the use of

water-based finishes and the recycling of water

and heat within the production cycle.

Innovation continues to drive the company

forward, particularly in the development of its

sliding door systems. The cero range, for example,

demonstrates how far glazing technology has

progressed, combining large-scale dimensions

with minimal visual impact. With sightlines starting

from just 34mm and options for even slimmer

configurations, these systems are designed to

maximise transparency while maintaining structural

integrity and energy performance.

Alongside this, Solarlux’s glass extensions

offer an alternative to more traditional forms of

construction. Unlike conventional conservatories,

which can struggle with temperature extremes,

these fully insulated structures are designed to be

used throughout the year. By integrating shading

systems, ventilation and solar control glazing,

they maintain a comfortable internal environment

regardless of external conditions.

These extensions can be adapted to suit a wide

range of applications, from residential additions

to commercial spaces. Whether used as a garden

room, dining area or fully integrated extension,

they provide a way to introduce more light and

openness into a building without sacrificing

comfort. Each project is individually designed,

ensuring that the final result responds to both the

architectural context and the needs of the user.

As Jeevan Matharu, UK Marketing Manager,

explains, the company’s philosophy goes beyond

aesthetics, “The aim of what we’re doing is

improving spaces not just visually, but from a

wellbeing perspective. Access to natural light has

a huge impact on how we feel, and in climates

where daylight can be limited, it becomes even

more important to maximise it within the home.

We want to give homeowners that opportunity,

while delivering a solution that is high quality

and built to last.”

Looking ahead, Solarlux continues to invest in both

its product range and its global presence. New

product developments are regularly introduced,

building on existing systems while exploring new

possibilities within architectural glazing. Showroom

updates and international expansion, including new

locations in key markets, reflect growing demand

for high-performance, design-led solutions.

For architects, the appeal lies in the combination

of flexibility, reliability and design potential.

Solarlux systems are not simply components within

a building; they play an active role in shaping how

spaces are experienced. By bringing together

engineering expertise, material quality and a clear

design philosophy, the company continues to

support projects that prioritise light, openness

and long-term performance.

Heating, Ventilation & Air Conditioning

Decarbonising commercial

hot water without the

bespoke price tag

For the modern Facilities Manager (FM), the

mandate to decarbonise is clear. However, the

path to Net Zero is often obstructed by aging

infrastructure, limited plant room space, and the

high capital expenditure associated with bespoke

engineering.

In commercial settings, Domestic Hot Water

(DHW) can account for up to 30% of a building’s

daily energy consumption. While transitioning to

electrical alternatives is a pillar of sustainability,

high-temperature water heating remains a

challenge. To meet peak demands and strict

anti-legionella regimes, FMs often feel trapped

between costly, oversized heat pump installations

or high-operating-cost direct electric systems.

Adveco’s FUSION TW/TWplus reimagines this

transition. It offers a packaged, pre-sized hybrid

approach that slashes emissions while bypassing

the complexities of bespoke design.

Redefining the hybrid approach

FUSION serves as an alternative for new builds

and gas-to-electric retrofits. Rather than relying on

a single large, expensive heat source, it harnesses

a hybrid architecture. By offsetting primary heating

with a low-carbon alternative, it reduces grid

demand, driving savings superior to both gas

and standard direct electric systems.

At the heart of the FUSION TW/TWplus is the

integration of an ADV-W series air source heat

pump (ASHP) and the ARDENT electric boiler.

These units work in tandem with a 750-litre ATST

twin-coil cylinder to create a highly efficient

indirect water heater. The TWplus incorporates an

additional backup immersion for assured operation

with no single point of failure.

A common pitfall in commercial HVAC is the dropoff

in efficiency when heat pumps are forced to

work at high temperatures. To reach required flow

temperatures (+55°C), heat pumps need to work

harder, drawing more energy and increasing costs.

Adveco, in partnership with Midea, developed the

ADV-W range to solve this. These monobloc units

maintain high seasonal efficiency while delivering a

continuous 60°C output. This ensures a consistent

pre-heat, allowing the top-up heating to easily

reach the +65°C required for legionella protection.

Furthermore, the use of R32 refrigerant reflects a

commitment to safety and the environment. R32’s

lower Global Warming Potential (GWP) enabled

a compact, single monobloc outdoor form factor

which is lower cost to purchase, install and operate.

Supporting the ASHP is the ARDENT electric

boiler. Unlike traditional immersion systems prone

to limescale, the ARDENT operates in a sealed

‘primary loop’ configuration. By recirculating a

finite amount of water through a heat exchanger,

it eliminates scale issues, extending the unit’s

lifespan and reducing maintenance callouts. New

enhancements, including a larger primary heating

coil within the cylinder means even greater power,

up to 24 kW, is now available from ARDENT in the

same compact 400 and 580 litre form factors. In

such an iteration it is possible to meet instantaneous

draw off demands of up to 225 litres or maintain

continuous flow rates of up to 855 litres/hour

for the most demanding applications.

The greatest risk in a hybrid system is ‘contention,’

where two sources work against each other. FUSION

excels through smart control which deploy intelligent

climate curves, adjusting water temperatures based

on external conditions (-20°C to +43°C).

The system maximises the heat pump’s contribution

– potentially covering 70% of total heat requirements

– before blending in the ARDENT boiler. For the

FM, the system ‘thinks’ for itself, managing stepped

power control to reduce start-up current. With an

included GSM module, fault notifications are sent

via BMS or text, allowing for remote management.

Tangible savings and proven success

FUSION’s adoption is driven by verified data.

Compared to direct electric DHW systems, FUSION

delivers an average carbon saving of 36.3%. The

figures are even more striking when moving away

from gas, delivering an average of 60.8% carbon

savings, with some variants reaching 67.86%.

For organisations with specific goals, the base

TW variant can even deploy solar thermal pre-heat.

Adveco’s controls ‘cheat’ the system in favour of

solar input, providing an ultra-low-carbon solution

with a minimal rooftop footprint.

Perhaps the most compelling argument is the costto-performance

ratio. Traditional high-temperature

heat pump specifications can be prohibitively

expensive; Adveco has demonstrated that a

centralised FUSION system can match these specs

for a tenth of the cost. By offering 25 pre-sized TW

variants, FUSION removes the need for bespoke

engineering, providing an off-the-shelf, ready-to-go

system that reduces installation downtime.

The industry has taken note. Named Commercial

HVAC Product of the Year by Heating &

Ventilation News, and in the 2025 Energy Saving

Awards, FUSION has already been embraced

by commercial and public sector organisations

throughout the UK.

The release of the TW and TWplus variants has

seen FUSION fast becoming the standard for

organisations across hospitality, retail, healthcare,

education and the public sector. What unifies

all these organisations is the refusal to choose

between sustainability targets and operational

budgets. For facilities managers, FUSION TW/

TWplus is a scalable, reliable resolution to the most

pressing challenge in modern building services.

Cutting carbon and prioritising comfort: Artus Air

supports British Land’s sustainable HQ ambition

Artus Air heating and cooling solutions

are being installed at British Land’s

new London head office at 20 Triton

Street, Regent’s Place, supporting the

developer’s commitment to creating

high-quality workplaces with

significantly reduced carbon impact.

Developer British Land is renowned

for building, owning and managing

some of the UK’s most sustainable real

estate. The redevelopment of 20 Triton Street

demonstrates that commitment in action, delivering

a modern workplace designed to minimise

embodied and operational carbon while maximising

comfort and usability for its colleagues.

Located within the Regent’s Place campus, the

refurbished headquarters promises an adaptable,

future-ready workspace where employee

wellbeing, accessibility and environmental

performance are central to the design.

A key objective of the project brief was to

minimise both embodied and operational carbon

while future-proofing the building for low carbon

strategies. This included the use of water-based

cooling and compatibility with heat pump systems

to support long-term sustainability goals. Artus Air’s

AR75 and AR60 solutions aligned closely with

these requirements, making it a natural choice

for the development.

Artus Air AR75 and AR60 units will be installed

throughout the open plan workspaces, executive

offices and meeting rooms across the two-floor

40,000 sq. ft. space. The system ensures

consistent temperature control and

thermal comfort in every area,

creating a flexible environment that

supports collaboration, productivity

and day-to-day wellbeing for the

British Land team.

The project also demonstrated

strong collaboration between Artus

Air and British Land from the earliest

stages. Working closely with sustainability

leads, technical specialists, designers and project

delivery teams, the partnership helped shape

design and installation decisions.

Resiliency and certainty were key to British Land’s

procurement and supply chain strategies. By choosing

the fully packaged comfort cooling solutions from

Artus Air, the procurement journey was simplified and

supply chain risk mitigated. Once on-site, Artus units

can be installed up to 75% faster* than traditional

systems due to the compact, fully packaged form,

removing the need for multiple ceiling components

(typically) required in other installations.

Early and ongoing collaboration ensured that

sustainability ambitions could be balanced with

practical design requirements to deliver a comfortled

workplace with high aesthetic quality through

compact and attractive heating and cooling design

integrations.

Antone Husbands, Head of Specification at Artus

Air commented, “Our approach is collaborative

from day one and this project is a great example

of that. The fundamental design of Artus Air's

solutions reduces embodied and whole-life carbon

and enhance occupant comfort through patented

airflow design: key factors in our selection on this

outstanding redevelopment.”

Husbands continues, “British Land is committed

to delivering against its sustainability ambitions,

and Artus Air’s solutions are supporting those

goals at 20 Triton Street. By working closely with

the project team from the outset, we were able

to support both the sustainability ambitions,

reduction on operational carbon and the creation

of a beautifully designed workspace that is

comfortable, welcoming and future-ready.”

Facilities Management

Beyond the breakroom: A smarter

approach to workplace food waste

Employee eating habits have shifted considerably.

The structured three-meal routine has mostly

disappeared and snacking, irregular mealtimes and

on-the-go consumption is on the rise. While this

presents opportunities, it also presents challenges

regarding how we manage our waste.

The UK wastes around 9.5 million tonnes of food

annually. Workplace canteens see this play out

daily through overstocked fridges, surplus catering

and items that sit untouched until someone clears

them out.

Data-Led Vending: Where telemetry meets stock

management

Vending machines equipped with smart telemetry

offer a different model to traditional canteens.

Real-time data tracking enables operators to see

what products are selling, at what times and in

what quantities. Rather than restocking based

on estimates, ranges are replenished according

to current consumption patterns, immediately

reducing the volume of unsold items. However,

technology only works when it’s backed by

proper operational procedures.

At Connect Vending, we use this data to tailor each

site’s product range to match the demographics

and preferences of its workforce. A distribution

centre with early-morning shift workers requires

a different selection from a professional serviced

office in the city centre. By analysing site-specific

consumption data, we adjust not only what goes

into the machines but also how it’s merchandised

using colour placement and brand positioning to

maximise uptake.

Our retail merchandisers carry out regular fresh food

audits on site, rotating stock and removing products

before they reach their expiry dates. Several of our

smart fridges also feature safety-lock mechanisms

that automatically prevent access once a product

passes its use-by date, providing an additional

failsafe to complement the human checks.

Giving surplus a second life

Even with tight stock management, some surplus

is inevitable. The question is what happens to

it. Since October 2022, Connect Vending has

partnered with Olio, a food rescue organisation,

to extend our social responsibility beyond the

workplace.

This partnership creates a meaningful second life

for surplus food that would otherwise be wasted.

Olio co-ordinates volunteers to visit our sites to

collect surplus food items that are still perfectly

edible. The redistribution model creates a safety

net for items that cannot be consumed within the

workplace timeframe, ensuring that edible food

reaches people who can use it rather than ending

up in landfill.

The results to date speak for themselves. Across

363 collections, 2.9 tonnes of edible food have

been donated, the equivalent of 6,600 meals

reaching 577 local families. On the environmental

side, that amounts to 11,900kg of CO 2

emissions

avoided and the equivalent of 549 trees planted.

We also work with local food banks alongside Olio,

so that as many routes as possible exist for surplus

food to reach someone who needs it, rather than

ending up in a bin.

A practical path forward

Telemetry led by stock management, site-specific

merchandising and structured redistribution has

given Connect Vending a model that addresses

food waste at each stage. Surplus is reduced

because machines are stocked against real

demand. What remains goes to families who need

it with 6,600 meals redistributed and counting, and

Olio’s quarterly impact reports provide facilities

managers with hard data to track progress against

sustainability targets.

Building in comfort

How an extended stay hotel concept

in Manchester is supporting the

wellbeing of the construction sector.

When Darren Spencer finishes a hard day’s work,

overseeing multi-million pound construction

projects in the centre of Manchester, all he craves

are the creature comforts of home.

But, despite living more than 1,300 miles away,

Darren doesn’t go without those after-work creature

comforts, because a short stroll through the city

leads to his home away from home, The Residence

Inn by Marriott Piccadilly, Manchester.

Once inside his spacious apartment, Darren kicks off

his rigger boots and hi vis jacket, takes a refreshing

shower and settles down with a hot brew to watch

the TV in his lounge. Quietness, far from the

madding crowd of Manchester’s building sector.

A few doors away, Darren’s colleague, Assured CMS

construction director Richie Newsham, is cooking

up a quick dinner in his apartment after enjoying a

refreshing post work drink in the hotel bar.

Overseeing the development of two huge new

hospitality properties in the city, Richie, Darren and

their construction teams have been in Manchester,

living at The Residence Inn for close on a year now

and counting.

As Manchester’s skyline fills with new build

projects, The Residence Inn by Marriott has created

a unique, home style living space, within a luxury

city centre hotel.

Richie, Darren and many of their co-workers are

able to enjoy all the facilities and services of a

luxury hotel with the benefits of home comforts but

in their own apartment or studio.

“It is,” said Richie, “Good for everyone’s wellbeing.

“The beauty of this place is it is like a home from home.

“The flexibility of having your own space, but with

such great facilities is vitally important.

“We have different teams of site workers staying

here depending on what stage the construction

projects are at.”

After more than 50 years in the construction game,

Richie knows what he is talking about, recalling

back to the days when long term lodgings in B&B’s

was virtually the only option.

He added: “Being aware of people’s mental

health is so important today, particularly in the

construction business.

“I have to look after the welfare and wellbeing of

my teams and my managers.

“A huge part of that is about where they are staying.

“Being away from home can be hard, the work is

demanding and I have to make sure the wellbeing

of my team is good.

“Darren and others are here for months on

end. The beauty of The Residence Inn being an

extended stay hotel is the fantastic facilities, the

kitchen that is in each apartment, not to mention

the space you get to relax in.

“The gym is open 24/7, and if you want to wind

down with a drink at the bar you can.

“There’s even a launderette you can stick your

work clothes in the wash, which is particularly

useful when it has been wet and cold on-site.”

In addition, a friendly, welcome smile from the

hotel team never goes unnoticed.

“When you stay somewhere for long periods of

time you get to know the people who run the place.

“It’s nice to be able to have a quick chat, exchange

pleasantries. I stay in many hotels around the

country and I have to say the team here are all

brilliant and the service second to none.”

It all goes to make daily working life easier for

people like Darren who stays at the hotel for two to

three months at a time, taking the occasional break

to head back home to Bulgaria.

He said: “Everything you need when you are

working away from home is here.

“You get your own space which does not feel like

a box in a hotel. I can even leave my stuff here for

when I return.

“As we start work early, too early sometimes to eat

first thing, we can always take a break later in the

morning and pop back to the hotel for breakfast

and then go back out to site.”

Owners, brothers Adrien and Alex Grosjean took

over the 155-apartment style hotel, nestled in the

heart of Piccadilly, last year.

Adrien said: “When people stay with us, it is not

just checking in and we give you an apartment,

we are giving you the hotel, the service, ongoing

support and all the facilities.

“We are committed to providing the kind of quality

accommodation that works for both leisure and

business guests.

“That’s our hotel’s point of difference, a quality

blend of both an apartment and a hotel, backed

by an international brand, Marriott, which is so

important for us to have.

“Our hotel is playing its part not only in providing

great accommodation for tourists but also for

workers and businesses like Richie’s who can make

themselves feel right at home.”

WeatherFAST Fatra Coated Steel

delivers next level Gutter Performance

Building Services

Fatra coated steel from WeatherFAST Ltd signals

a decisive shift in how the sector approaches both

new build and refurbishment challenges.

Membrane-coated steel has already established

itself as the dominant specification across modern

construction, with around 90% of single-skin and

composite gutter systems now relying on this

technology. Yet, until recently, innovation has

largely focused on durability and waterproofing.

WeatherFAST’s innovations move the conversation

forward, placing safety and installation efficiency

firmly at the centre.

At the core of this advancement is a factorylaminated

PVC membrane bonded to galvanised

steel resulting in a combination that delivers

both structural strength and a high-performance

waterproofing layer. The upgraded Fatra coating

introduces an enhanced anti-slip tread pattern,

significantly improving grip underfoot and helping

to define safer maintenance walkways across

Before

roof-level environments. In practical terms, this

responds directly to long-standing concerns

around contractor safety when accessing

gutters for inspection and maintenance.

The system’s design also addresses one of the

most persistent issues in guttering: failure at joints.

By incorporating a single heat-welded lap detail

with a built-in 75mm end lap, the need for mastics

or tapes is eliminated, reducing potential weak

points and ensuring a more consistent installation.

The result is a seamless, watertight finish that

not only improves reliability but also cuts

installation time.

This technology is fully realised in the WeatherFAST

folding system, a bespoke gutter lining solution

engineered for both refurbishment and new

build applications. Designed to fold directly into

existing gutters, the system allows contractors to

upgrade failing infrastructure without the need for full

replacement. Once installed and welded, it forms a

After

continuous lining that promotes efficient water flow

while resisting corrosion and wear.

Complementing the core system is a comprehensive

range of accessories and sheet sizes – up to

1,500mm wide – enabling tailored solutions across

a variety of gutter profiles. This flexibility, combined

with a 25-year warranty and life expectancy

exceeding 30 years, positions the product as a

long-term asset rather than a short-term fix.

This product reflects a broader shift in the building

and facilities sector: one where safety, speed and

sustainability are no longer competing priorities

but integrated expectations. With its Fatra coated

steel and innovative folding system, WeatherFAST

comes up trumps.

FMB finds 1 in 10 Welsh

homeowners lose

money to rogue builders

New research from the Federation

of Master Builders (FMB) has

found that 12% of homeowners in

Wales have personally lost money

to rogue builders, due to poor or

unsafe building work.

The financial impact in Wales has

been an estimated loss of £239

million over the last five years,

which equates to an average loss

of £1,139 per person. Across

the whole country an estimated

£14.3bn has been lost.

FMB Cymru is calling on the next

Welsh Government

to work alongside

colleagues in

Westminster

to introduce

a mandatory

licensing scheme

for building

companies

– to protect

homeowners,

as well as the

reputation of

good builders.

Currently, anyone can legally

operate as a builder without needing

to prove competence, qualifications

or experience. Research earlier this

year by the FMB and HomeOwners

Alliance found nearly half of

homeowners wrongly think

builders are licensed and 81% of

the public support the idea. The

recommendation is also included

in FMB Cymru’s Welsh Manifesto,

which will be revealed in 2026.

Not just MDF;

West Fraser’s MDF

Invented in 1966, West

Fraser’s CaberMDF range

is still adorning homes and

buildings all over the UK.

It could be skirting boards,

stair rails, kitchen cabinets,

and funky storage.

There are five distinct grades of

CaberMDF, each oozing quality

and versatility; Trade (Light),

Pro (Standard), Trade Moisture

Resistant, Pro Moisture

Resistant and Industrial.

As with all CaberMDF, the

task at hand is easy when

choosing a product that

saws, drills, shapes and routs

cleanly and easily, without

splintering or chipping, unlike

plywood of plain boards.

The range is suitable for use

Reduced risk and compliance headaches

MyMobileWorkers (MMW) will be exhibiting at Traffex/Parkex 2026 at Stand: B35

At Traffex/Parkex 2026, MMW will be showcasing

how its platform supports organisations across

traffic management, parking, fleet operations

and asset maintenance, with a clear focus on

improving efficiency and visibility in day-to-day

operations.

At the heart of the offering is a cloud-based

workforce management system designed to help

teams capture and manage data directly from

the field. In sectors such as highways and traffic,

accurate and timely information is essential. As

permit expectations are increasing, competence

requirements are under closer scrutiny, and dataled

operations are becoming the standard, this

system enables inspections, incident reporting

and maintenance activities to be completed

in real time. The result is a more streamlined

workflow, reduced reliance on paperwork, and

improved readiness for compliance and auditing

requirements.

Fleet management is another key area being

highlighted. MMW provides tools that give

organisations greater oversight of vehicle usage,

driver activity and operational performance. By

bringing this information together in one place,

teams can make more informed decisions, while

also supporting safety and regulatory compliance.

The platform’s capabilities within the parking

sector will also be demonstrated. Designed to

support enforcement and operational teams, it

enables digital notice

issuing, evidence capture

and case management

within a single system.

This helps to simplify

processes while

maintaining accuracy

and transparency, both

of which are increasingly

important in today’s urban

environments.

For asset management,

the system allows

organisations to log,

monitor and maintain

a wide range of assets

across multiple sites,

from street infrastructure

to wider estate holdings.

This provides better

control over maintenance

programmes and supports

longer-term planning

for facilities and asset

managers.

MMW is fundamentally

about embedding

structured processes into

everyday operations,

ensuring that all work is carried out safely,

compliantly, and in line with established procedures

through clearly defined and enforced workflows.

Over time, MMW has identified a recurring challenge

across organisations: a lack of consistency and

adherence to process among operatives.

Addressing this gap is where

MMW delivers real value. One

of its key strengths lies in its

flexibility across industries.

The platform is designed

to integrate seamlessly

with existing systems while

adapting to varied operational

requirements, making it

suitable for a wide range of

organisations. Its user-centric

design also encourages

adoption in the field – an

essential factor in the success

of any digital transformation

initiative.

MMW is fully ISO 27001

certified, meeting the highest

global standards for information

security. A businesses data

is one of their most valuable

assets. Whether it’s customer

records, job details, or

compliance documents,

keeping this information

secure is MMW’ priority. If

you’re looking for stronger

security, a proactive approach

to cybersecurity, or in need of

a constant refinement of your

processes, MMW platform is for you.

Battery Supply & Distribution Company of the Month

Leading battery

solutions

In this issue of Building and Facilities News, we have

featured Celltech Battery Solutions as our Battery

Supply and Distribution Company of the Month

Initially established as Fairfield Solutions in 2002,

the company originally operated as a specialist battery

wholesaler. From the outset, the company focused

on supplying reliable, compliant battery solutions and

quickly identified strong niche opportunities within the

fire and safety sector, alongside supplying many of

the UK’s leading electrical retailers.

Over time, the company expanded into specialist markets

where reliability and technical knowledge are critical,

and in 2021, it was acquired by the Celltech Group

who operate as part of the Addtech Group, a global

conglomerate of over 150 technology companies.

Based in the heart of Sussex, the company is currently

rebranding to Celltech Battery Solutions following a

relocation to their new site at Isfield last year, a move

that has significantly increased its warehouse capacity

and enhanced operational efficiency.

From this base, Celltech Battery Solutions now

supplies customers nationwide across the UK and,

as part of the wider Celltech Group, benefits from

access to international expertise and manufacturing

resources, without sacrificing its reputation for

impeccable customer support.

Celltech Battery Solutions’ primary role is the

distribution and supply of industrial, standby

and specialist battery solutions. It supports

customers operating in safety critical and regulated

environments such as fire and security system

installers and maintainers, facilities management

providers, UPS and critical infrastructure operators, rail

and maritime organisations and OEMs/manufacturers.

Widely recognised as the UK’s leading battery

distributor to the fire and safety sector, Celltech Battery

Solutions are well-positioned as an independent

specialist, known for providing technically sound

advice rather than a one size fits all approach.

The company supplies both off the shelf products,

as well as engineered solutions tailored to specific

applications. Celltech Battery Solutions custom

battery pack capability is especially impressive.

Featuring fully bespoke design, these packs are

tailored to the client’s specific needs. Alongside

this the company also provides pre-approved

pack solutions. This not only helps customers in

specialist industrial applications but also reduces

cost, risk, and time to market.

The Celltech Battery Solutions model is unique to

many others in the industry, as it aims to develop

a relationship with customers by offering a friendly

and professional service, discussing individual

needs to select the right battery solutions.

The company’s strong technical expertise,

particularly in regulated and safety critical

applications, combined with honest, independent

advice, helps customers navigate the sometimes

complex and ambiguous world of regulations and

applications in the battery sector, and offers one

of the best customer service experiences on

the market.

Celltech Battery Solutions’ excellent relationships

with world leading battery manufacturers also

allows the company to deliver competitive pricing.

This global backing is further strengthened by the

stability of being part of the Addtech Group and

works in tandem with the company’s famed local

support and responsive UK team.

“This means our customers have a trusted partner

who can offer clarity, best practice guidance, and

insight into new or better ways of doing things,

with the reassurance of strong group backing as

well as the benefit of responsive local support

as battery technology continues to evolve.” says

Managing Director, Gino Stocchetti.

While the company has historically operated under

the Fairfield Solutions brand, the transition to

Celltech Battery Solutions hasn’t diluted its guiding

philosophy. Its core ethos is focused on delivering

reliable power, expert advice, and exceptional service,

combining global strength through the wider group

with local support delivered by its Sussex team.

“Our rebrand reflects closer alignment with

wider engineering, manufacturing, and supply

chain capabilities, while keeping continuity for

customers.” says Gino, “Ultimately, the rebrand

reflects closer alignment with the Celltech Group

and its mission to enable electrification in a safe

and sustainable way.”

As Celltech Battery Solutions looks ahead, it aims

to further strengthen its leadership position in the

fire and safety sector, alongside expansion within

the rapidly growing UPS and critical infrastructure

market. The company plans to continue developing

its custom battery pack offering for OEM, medical

and specialist applications, while also providing

up-to-date support for customers.

This year the company will also be exhibiting at

The Security Event at the NEC Birmingham (Stand:

5/A30) on the 28th-30th of April, offering customers

a chance to learn more about Celltech Battery

Solutions’ transition and seeing firsthand how the

company’s innovative battery solutions are driving

the industry forward.

As the need for battery-powered devices

continues to grow, Celltech Battery Solutions

remains a stalwart partner for specialised battery

needs across the country. Its expert technical

advice is matched by an ever-expanding offering

that incorporates intelligent design and reliability,

and is cementing Celltech Battery Solutions

as a leader in battery solutions.

Precision Sensing Technologies Company of the Month

Sensing

the unseen

In this issue of Building & Facilities

News, we are pleased to feature Takex

Europe Ltd. as our Precision Sensing

Technologies Company of the Month

For more than three decades, Takex Europe Ltd has

played a central role in delivering advanced sensing

solutions across the EMEA region. Established in

1990 as the European subsidiary of the Takenaka

Sensor Group, the company builds on a heritage

that dates back to 1959, when founder Shinsaku

Takenaka launched Takenaka Electronic Industrial

Co., Ltd. in Kyoto, Japan. From modest beginnings

in a small room in the Kawaramachi district, the

group quickly established itself as a pioneer,

developing the first transistor optical sensor and

photoelectric counter of which some would say

were the innovations that laid the groundwork for

today’s sophisticated detection technologies.

Today, this family-owned business operates from

its base in Basingstoke, UK, serving as a key sales,

marketing, and distribution hub for the EMEA

region. While its European operations are centrally

co-ordinated from the UK, the wider organisation

maintains a global footprint, with additional

business activities in the Americas and Australia.

Research and development remain anchored in

Kyoto, ensuring a strong link to the company’s

engineering roots, while manufacturing is carried

out in Japan and Vietnam to maintain high

standards of quality and reliability.

At its core, the company provides

technical expertise and support

alongside a comprehensive portfolio

of sensing solutions. These include

photoelectric beams, indoor and

outdoor passive infrared (PIR)

detectors, motion-activated voice speakers, and

ultraviolet flame sensors. These products are

widely specified in high-security environments and

are trusted by government, military, and critical

infrastructure organisations worldwide.

Specifically, within the perimeter security sector,

Takex has earned a reputation as a global leader

in both active and passive infrared sensing

technologies. Its consistent focus on precision,

durability, and innovation has positioned the

company as a preferred partner for demanding

applications where performance and reliability

are paramount.

A key differentiator for Takex lies in the unique

combination of heritage, engineering quality, and

long-term reliability that underpins its product range.

Drawing on decades of expertise from its parent

organisation in Japan, the company’s solutions

are rooted in a philosophy of precision design and

meticulous manufacturing. This Japanese approach

to engineering ensures consistently high build

quality, with products developed to perform reliably

even in the most demanding environments.

Another significant advantage is the emphasis

on proven, field-tested technology.

Rather than pursuing short-term

trends, Takex focuses on refining and

enhancing technologies that have

been rigorously tested over time.

This results in sensing solutions

that offer dependable performance,

low false alarm rates, and long

operational lifespans.

Customers also benefit from strong

after-sales assurance. Most products

are supported by a five-year

warranty, reflecting the company’s

confidence in its engineering

standards and providing added

peace of mind for installers and end users alike.

This level of support is particularly valued in

sectors where system downtime or failure is not

an option.

Focusing on some of the company’s newest

products, the new Vape Sensor (VS-1000E) is a

cutting edge Vape & Smoking Sensor designed to

address the growing concern of vaping and smoking

in schools, restrooms, and similar environments.

Using a high-sensitivity particle sensor and laserbased

detection, it identifies fine aerosol particles

that traditional smoke detectors often miss.

The unit operates independently with no need

for apps, cloud services, or ongoing licences,

reducing both complexity and cost. It also features

adjustable sensitivity, integrated audio-visual alerts,

and seamless integration with existing security

systems. With built-in privacy protection, no

cameras or audio recording, the VS-1000E offers

a discreet, reliable solution that balances effective

monitoring with user trust.

Two more products include Presence Sensors

(MMW-3S & MMW-3W). MMW-3 is a state-of-theart

mmWave radar sensor engineered for precise

presence detection, using advanced 60GHz

millimetre-wave radar technology to deliver highly

accurate sensing, even subtle human movements

like breathing.

Designed for versatility, the MMW-3 can be discreetly

installed behind walls or ceilings, maintaining

aesthetics while providing reliable coverage. It is

available in both ‘spot’ and ‘wide’ models, allowing

precise detection in confined or open spaces, with

adjustable ranges from 0.2m to 3.5m.

MMW-3S provides targeted, narrow-range

detection perfect for confined areas like doorways

or small rooms. Whilst, MMW-3W covers wider

zones, making it ideal for open spaces such as

offices and corridors.

Looking ahead, Takex remains focused on delivering

high-quality solutions to its customers and

distribution partners. The company continues to

West Fraser’s weatherresistant

CaberShield Eco

Continually investing in the

improvement of its engineered

wood-based panel products,

West Fraser has received new

BBA certification, confirming its

environmentally-friendly CaberShield

Eco is capable of withstanding

constant exposure to the elements

for a full sixty days: comfortably

delivering extended practical and

economic advantages for contractors

and developers seeking an edge on

the competition.

The latest addition to an already

comprehensive portfolio,

CaberShield Eco is the greenest

option on the market for creating

high specification, weather-resistant

floors which simultaneously provide

a slip resistant, safe working

platform, also able to shield the

spaces below from rain and snow

so that work can proceed while

the main roof and the rest of the

envelope are made weathertight.

Rigorous evaluation has proved

that the inherent performance

characteristics of the CaberFloor P5

is boosted by the solvent-free UVcured,

waterproof coating across the

upper surface to CaberShield Eco.

This means the panels – along with

the tongue & grove versions – will

withstand high traffic along with the

worst of the winter weather during

the exposed construction phase.

Together with the boards’ own

structure, this outstanding resilience

is facilitated by an installation

process featuring the use of West

Fraser’s CaberFix D4 glue, which

is applied to the edges as well as

across the joists. In addition, from

an environmental perspective, the

panels’ specification cuts Scope

3 emissions when compared to

melamine protected flooring.

Health & Safety

Data before decisions:

Supporting net zero in

education and healthcare

Education and healthcare facilities face a

common challenge: deliver essential public

services while reducing carbon emissions

and controlling spiralling energy costs.

The NHS has committed to ambitious Net

Zero targets, with clear expectations to

reduce operational emissions and show

measurable progress under their Green

Plans. Whilst at the same time, schools,

colleges and universities are being guided

to cut energy demand, lower carbon

emissions and conduct energy audits

through their Climate Action Plans.

In both sectors, the direction of travel is

clear – the constraint is not ambition, it’s

time, budget and resource.

The reality of public sector facilities

Hospitals operate 24/7 with energy-intensive

medical equipment, ventilation and hot water

systems. Whilst education buildings must

maintain optimum internal temperatures,

balance ventilation and manage ageing

infrastructure – all with limited budgets.

The Department of

Education guidelines

imply that understanding

energy usage and

conducting an energy audit is one of the top

actions schools can take.

The same is true for NHS Green Plans: facilities

must understand their baseline before acting

on interventions. Yet many estates teams still

rely on high-level meter data, which rarely

reveal where inefficiencies truly lie.

Turning visibility into control

Portable, non-invasive monitoring devices

offer a practical first step. Tinytag Energy

Loggers enable Building and Facilities

Managers to measure single and three-phase

power across plant rooms, wards, classrooms

or specialist equipment. By capturing voltage,

current, power and power factor over time,

teams gain detailed insight into:

s Peak demand patterns

s Unoccupied energy consumption

s HVAC performance

s Equipment inefficiencies

This detailed visibility supports evidencebased

energy audits and help to identify

improvements before projects are

commissioned, and money is spent.

When combined with the environmental

monitoring of temperature, relative

humidity and CO 2

– critical in both clinical

and teaching environments, energy data

helps create the balance between comfort,

compliance and cost control.

Cost-effective progress

Reducing internal temperatures by just 1°C

can save 5-10% of annual heating costs in

education settings. Similar gains across

large hospital estates can translate into

substantial savings.

In a climate of limited public funding, data-led

decisions reduce risk. Rather than relying on

assumption, facility managers can prioritise

interventions based on measured evidence –

targeting upgrades, optimisation or replacement

where it will deliver the greatest impact.

For over 40 years, Tinytag by Gemini

Data Loggers has supported public sector

organisations with reliable, British-designed

monitoring solutions. In the race to Net Zero,

progress starts not with assumption,

but with accurate measurement.

Fire Safety

Fire testing and the

road from BS to EN

Adam Boumnain,

General Manager, Attain RTC

In recent years, the UK construction

sector has moved from historic

British Standards (BS) toward

European (EN) test methods and

classification systems as part of the

process to strengthen fire performance

standards and legislation. This

transition creates a more structured

framework for demonstrating

performance, with clearer links

between what is tested in the

laboratory and what is ultimately

installed on-site. True assurance

depends not only on how products

are tested, but also on how results

are interpreted and how far those

results can legitimately be applied.

Transitioning from single test results to

defined applications

Historically, fire testing has been conducted

as a one-off event: build a sample system,

test it, record the result. The difficulty came

when applying that result to products of different

sizes or configurations. The boundaries were not

always obvious.

The transition from historic BS 476 methods to

BS EN test standards and classification systems

addresses this. It builds rules for practical

application directly into the framework of standards,

so performance can be fully defined and traceable.

The results of a fire resistance test such as BS EN

1364-1 (which replaces BS 476-22) determines

the tested system performance to BS

EN 13501-2 (for example EI 240-240

minutes integrity and 240 minutes

insulation fire resistance). However,

this classification is just the start.

Direct field of application (DIAP)

DIAP rules are written directly into

the test standard. They define specific,

limited variations that are automatically

covered by the test result without

further assessment. Depending on

the standard and construction, DIAP

may permit defined adjustments

such as reductions in size, increases

in certain component thicknesses, or

dimensional changes permitted by the

test standard. DIAP provides a clearly

defined starting point. It ensures that

every test comes with an inherent,

published scope of application.

Extended application (EXAP)

EXAP standards provide a structured, rulesbased

method for extending fire test results using

recognised technical principles. EXAP is carried

out in accordance with the relevant EXAP standard,

which may be supported by:

s EN extended application standards

s EN product standards

s European Assessment Documents (EADs)

s Relevant European Commission Decisions

or delegated acts

s EN 13238 (conditioning procedures)

s CEN/TS 15117 and other sector-specific

technical specifications

The process typically follows one of several

recognised methods:

1) Direct reference to product technical

specifications where extension rules are

already defined

2) Relationship-based assessment, demonstrating

how performance varies with defined parameters

3) Experimental or empirical programmes,

using additional test evidence to map

performance changes

4) Recognised calculation methods where

validated models are available

The objective is to ensure that any extension

remains technically justified and consistent with

established European methodology.

The pathway from test to classification

The overall process can be visualised as:

The final classification report records not only the

fire resistance performance, but also the permitted

field of application derived through DIAP and any

applicable EXAP.

At Attain RTC, we work within this framework

every day, delivering EN fire testing and supporting

clearly defined DIAP and EXAP pathways in line

with current standards. Our UKAS-accredited

laboratory was developed specifically for this more

structured testing environment. By combining

state-of-the-art equipment with technical expertise

and well-defined processes, we focus on producing

evidence that is robust, traceable and aligned with

today’s regulatory and compliance landscape.

In a system where assurance depends on the

quality and clarity of the underlying evidence,

our role is to provide reliable testing and technical

support – helping turn fire test results into

performance information that can be confidently

understood and applied across real projects.

The Woodcote secures planning

approval to restore and

transform historic pub site into

an enduring luxury destination

The Woodcote in West

Sussex has secured

planning approval

from the South

Downs National Park

Authority to restore

and transform the

site of its historic pub

into a contemporary

country lodge and

dining destination of

exceptional quality.

The consented scheme carefully

restores the historic cottage that

forms the original pub building,

transforming it into a relaxed

village bistro, while introducing

a new flagship fine dining

restaurant alongside 16 generously

proportioned guest suites. Together,

these elements reshape the site into

a refined, low density countryside

retreat designed to serve both

the local community and luxury

destination visitor.

Rather than expanding for scale,

the project has been conceived to

elevate the experience of place,

preserving heritage while creating

an enduring luxury destination

within a stunning South Downs

landscape.

A landscape led vision shaped by

architectural leadership

Award-winning landscape architects

Studio Engleback have shaped the

project around the character of

the surrounding countryside from

the outset. Led by Luke Engleback,

the team carefully studied the site

and its wider setting, walking local

footpaths to understand key views

and researching the area’s geology

and historic landscape.

Turf & Grounds Management

Introducing the Eco Clipper

Electric Mowing Systems

Eco Clipper offers large area mowers that help

field managers minimise mowing costs while

producing a professional finish. The Eco Clipper

mowing system was originally developed

to replace the cylinder mower in turfgrass

production. The aim was to retain the cutting

performance of a well-tuned cylinder mower,

but not the high maintenance requirements and

sensitivity to mowing conditions, such as wet

grass and weeds.

The system

The smooth cutting decks with fast spinning

small blades ensure a high quality of cut and

a good distribution of clippings. Thanks to the

electrically driven blades, the mower is very

economical and quiet. The large wheels and

smart mower deck linking system ensures good

contour following and enables high mowing

speeds.

The benefits

Users report high productivity gains and

appreciate the low maintenance requirements

and the ability to schedule mowing even under

less favourable mowing conditions, such as early

morning dew and wet autumn, which can often

prevent removal of grass clippings.

The models

Municipalities and sports field and park

managers have discovered the advantages

of the Eco Clipper mowing system. For them,

Eco Clipper now offers two versions:

the 4.11m wide EC-FM4 Sport and

the 3.43m wide EC-FM343. Both are

positioned in front of the tractor,

providing excellent visibility and

comfort for the tractor driver.

The EC-FM4 Sport has four

independent mowing decks, mows

till 4.11m wide and folds up to 2.5m width.

It only needs 50hp, but fits best to small size

agricultural tractors. To meet the demand for

more lightweight mowers suitable for most park

tractors from 40hp upwards, the Eco Clipper

FM343 has been developed. This three-part Eco

Clipper front mower cuts 343cm wide and folds

to a transport width of 170cm. As with the larger

411cm wide EC-FM4, electricity is provided by a

PTO-powered generator behind the tractor.

Turf & Grounds Management

UK’s largest independent

supplier of aluminium roadways

Davis Trackhire is the UK’s largest

independent supplier of aluminium

Trackway and is owned and operated

by brothers Travis and Blake Davis. With

more than 200 years’ combined operations

experience throughout the company, we

operate a full UK wide service and we aim to

supply the very best equipment with a first

class customer service.

Founded in 2010 from humble beginnings

with just 200 second-hand aluminium

Trackway panels (found in a scrapyard!)

and a second-hand Volvo truck with rearmounted

crane, the company has since

grown into one of the UK’s most professional

and trusted suppliers of portable aluminium

roadway and related ground protection

services. Offering a full UK-wide installation

and removal service from our depots in

Scotland and England using our fleet of 14

bespoke installation vehicles (with a further

two on order and expected on the road in

Spring 2025), we boast a total stockholding

of 15,000 heavy duty aluminium roadway

panels. This is complimented by a further

2,000 heavy duty composite panels and

6,000 medium duty ground protection mats,

taking our total stock to over 140,000m²

– enough to cover the playing surface of

Wembley Stadium 20

times over!

With Travis & Blake

being from an events

background, it was

fitting that one of

the company’s first

and biggest success

stories to date was

securing the contract

to supply ground protection for the London

2012 Olympics opening ceremony. After

quickly branching out into more industrial

sectors the company now actively supplies

their products and services to other major

sectors including Rail, Transmission,

Construction, Civil Engineering,

Geotechnical, Renewable Energy and Film

and TV.

With our team of seven Project Supervisors,

all of whom are also ALLMI certified Lift

Supervisors, covering the length and

breadth of the UK we assess every site

individually to determine the right type and

amount of equipment required to achieve

our customer’s goal. All of our Project

Supervisors have progressed through the

industry from the ground up, boasting over

150 combined years

of portable roadway

experience between

them. Their roles

include conducting

in-depth site

surveys, producing

site-specific risk

assessments and

lift plans, carrying

out site audits

and supervising installation crews where

required.

The health, safety and welfare of our staff

and clients is paramount to every aspect

of the work that we undertake. As our

installation crews work out on the road

Monday to Friday, often in remote areas

and at the mercy of the elements, in 2016

we invested in our first truck-mounted

welfare unit, situated behind the cab of the

installation vehicle and containing a toilet,

sink, shower and drying room in addition to

kitchen facilities within the cab itself. After

quickly seeing an increase in productivity,

this was quickly rolled out across the rest

of the fleet, making Davis Trackhire the first

and only company in the Portable Roadway

industry to have full welfare facilities on all

installation vehicles – saving our clients vital

expenditure on on-site welfare.

In May 2023, Davis Trackhire was contracted

to undertake a particularly complex and

high-profile project – to provide a loadbearing

temporary access across the playing

surface at Liverpool Football Club as a

platform for two 300-ton mobile cranes and

two 600-ton crawler cranes to facilitate the

removal the old roof section of the Anfield

Road Stand. Using a team of 14 men, four

installation vehicles, two forklift trucks and

1,375 aluminium panels, a double-element

temporary roadway system was installed

over a membrane underlay from one end

of the pitch to the other, placing the bottom

layer of panels flat-side down to eliminate

any corrugation markings penetrating the

pitch surface.

In December 2023, Davis Trackhire

introduced a new out-of-cab remote driving

system to one of our installation vehicles,

allowing the driver/operator to manoeuvre

the vehicle from outside the cab using a

remote control. Safety features include a

rear-mounted monitor, cameras, and sensors

detecting anything moving around the

vehicle at three-metre & 1.5-metre distances

to help create a safer working environment

and reduce the risk of injury by negating the

need for the driver to climbing and out the

vehicle cab many times a day, while also

increasing site efficiency by up to 30%.

Sports floodlights

& planning

Sports facilities are

increasingly looking to

LED floodlights to save

energy and maintenance

costs. While everyone

loves the sharp clean

light on the pitch, the

instant switch on and

clever controls, there

are two other aspects to

consider:

Turf & Grounds Management

Groundsman

grass maintenance

machines

Since 1990, Groundsman

Industries has developed its

unique range of grass maintenance

machines and accessories for

maximum performance and

durability from its factory base in

Co. Antrim, N. Ireland.

Lighting Columns:

s Can they take any extra weight –

some LED floodlights are heavier

than the existing?

s Are they in good condition – if >

20 years of age have they been

inspected and tested?

s Are the base holding down bolts

corroded?

Planning Permission:

The secondary, and often

forgotten, consideration is planning

permissions and being a good

neighbour. The Local Authorities

(LA) vary in their approach – is a

change to LED simply a maintenance

upgrade, a change of a planning

condition or is full planning

permission required?

s Check your existing permission

– days/hours, are you increasing

light levels?

s Check ‘obtrusive light’ limits –

this restricts light spill levels at

house windows and visually how

bright your floodlights are against

a dark sky from these windows.

s Bats are a legally protected

species and need to be

considered.

Even if your floodlights have been

there for years, a resident can

complain to the local authority – light

is a statutory nuisance – and this can

result in an abatement notice to stop

or restrict the light.
