Welcome to the next chapter of Signature
The first Signature introduction of the
year is always one that challenges me,
as it comes between two very opposing
seasons, and therefore provides ample
opportunity to not only reflect on the
year that has just passed, but to also look
at what lies ahead as a business, as an
industry and of course as a community.
In this particular case, I have an added
agenda, which I must address before
anything else; many of you will have
hopefully enjoyed the evolution and varied
content of Signature, and whilst it did
indeed evolve, there always remained
a familiarity, a sense of identity, through
every edition. That identity, and that
constant familiarity, along with pretty
much all our marketing and print work,
including the ever-popular calendars, was
created by the producers and designers
that have been by my side since the very
beginning. One of the first calls I made
when deciding to create my own agency
was to Matt and Georgie Wood, and Susie
and I will be forever grateful for their belief
in our vision, and for turning it into a reality.
For close to 30 years our lives have run in
parallel, and it is with great pride that we
consider them friends. It was therefore
with a heavy heart that we received the
news of their retirement last year, so that
they may focus on their health and wellbeing,
and so the most recent edition of
Signature was the last thing they did for us.
However, in typical fashion, they
very kindly encouraged us to continue
producing Signature, so before we go any
further, Susie and I, our family,
and everyone at Kennedys`
would like to thank Matt and
Georgie for everything they
have meant to us, and to
wish them all the very best in
whatever they do in the future.
So, welcome to the next
chapter of Signature, and with
it a new design partner, a fresh new look,
some features that will be all too familiar,

Tadworth Cricket Club
A few years ago I was approached by
Tadworth Cricket Club, and, having listened
to their ambitions and seeing the impact
the club has in the community, it took me
no time to sign on the line!
Great leadership, an equally impressive
history, and a string of local parents and
supporters all make this a welcoming club.
Our focus has been on youth membership
and on encouraging more girls to join, with
the aim of having our first girls’ team.
I enjoy my visits and am looking forward
to continuing to support them; so if you
fancy dusting down your old pads, or simply
want to take a chair and enjoy an afternoon
of spectating from the boundary, why not
give them a call, or better still, just
turn up and tell them I sent you!

Whilst the birthplace and focus
of Signature has historically
been all about the Walton,
Tadworth and Kingswood area,
Kennedys’ have of course increasingly
spread our geographical wings, and are
now active in areas such as Banstead, Nork,
Chipstead, Coulsdon, Cheam, South Sutton,
Epsom and Ashtead. We are looking for
future contributors in those areas to submit
news content, and we will do what we can to
spread the word in our “Local News” space.
It can be anything from supporting a local
charity, to updates on local facilities or even
local events such as Spring or Christmas
fayres.
Until then, I would like to take this
opportunity to talk about the work Kennedys’
do to support and promote three different
sports within our community.
Kingswood Tennis Club
For around eight years we have been the proud
club sponsor of Kingswood Tennis Club, and
during that time we have focused on growing
the youth membership, and in particular
welcoming and encouraging more girls to join.
Under the inspiring and skilful guidance
of the club coach, VP, we have seen a real
upturn in the quantity and quality of junior
members, not to mention events such as the
Friday night pizza night, and I am privileged
to award the Kennedys’ Cup to the most
improved player at the annual awards.
If you have always thought about playing
tennis, or about coming back to the sport,
there is no better, friendlier place to do it
than at Kingswood, so whatever your age or
standard, or even if you just want to be part
of the local community, I would encourage
you to pop in or just give them a call.

I have followed for many years at
all levels, but have never considered

Owner Maria Romano explains how Spaghetti Tree’s warmth
and character grew from her family’s Sicilian traditions, shaping
restaurants rooted in community and shared food culture
When and where did your father get his love
for cooking and hospitality?
My father’s love for cooking began in Sicily where
food was always the centre of family life. Meals
weren’t just about eating - they were about bringing
people together, sharing stories and spending time
around the table.
When he moved to the UK, he brought that same
philosophy with him. Hospitality, for him, has always
been about making people feel genuinely welcome.
As he always taught us, “hospitality isn’t just about
food - it’s about making people feel like they belong.”
That idea - treating guests like family - became
the foundation of everything we’ve built with
Spaghetti Tree.
What are your earliest memories of being in a
restaurant and when did you start helping in the
family business?
My earliest memory is actually of eating in a
restaurant where my father worked as a maître d’,
long before he owned a restaurant of his own. I
remember the buzz of the dining room, the clatter of
plates and the smell of fresh pasta coming from the
kitchen. Even then, I was fascinated by the way he
greeted guests and made everyone feel welcome.
When he eventually opened his own restaurant in
1985, I started helping out at weekends while also
raising a young family. At first it was simply lending
a hand wherever I could, but being around it gave
me a real feel for the rhythm of the business.
Looking back, food really was the centre of our
family life - and that’s the feeling we’ve always tried
to recreate at Spaghetti Tree.
How do you think restaurants have evolved
over the last thirty years?
Restaurants have changed enormously. Diners today
are far more adventurous and knowledgeable
about food, and there’s a much greater
appreciation for quality ingredients and authenticity.
Technology and social media have also
transformed the industry in ways we could never
have imagined. But despite all the changes, the
fundamentals remain the same: people still want
great food, warm service and somewhere they feel
comfortable and looked after.
What motivated you to open a restaurant in the
village, and what makes you most proud of the
Spaghetti Tree brand now it has multiple sites?
Opening a restaurant in the village was really about
becoming part of the community. We wanted to
create somewhere people could come together -
whether it was for a family meal, a celebration, or
simply a relaxed evening out.
Spaghetti Tree has always been a place
where generations of people come together
to share food and make memories.
What makes me most proud is seeing how
Spaghetti Tree has grown while still holding
onto those original values. What started with
my parents has grown through the
generations, but the heart of it is still the same.
Over the years many members of our family
- brothers, sisters, nephews, nieces and even
my grandchildren - have worked
in the restaurants. My daughter joined the
business when she was just 14 and is
now my business partner, helping
us evolve with the times by
introducing vibrant cocktails and
live music while still keeping the
spirit of the restaurant alive.
For us, Spaghetti Tree has always
been about more than just serving
food - it’s about creating a warm,
lively place where people gather,
celebrate and enjoy time together.
What’s your favourite dish on the current menu?
That’s always a difficult question because there
are so many favourites, but I tend to come back
to the classic pasta dishes. For me, simple Italian
cooking done well is hard to beat.
My ultimate favourite is Spaghetti Aglio,
Olio e Peperoncino - garlic, olive oil and chilli.
It’s incredibly simple, but when it’s made properly
with great ingredients it’s absolutely delicious.
In many ways it captures what we’re about:
honest Italian food, cooked with love!

Spaghetti Aglio e Olio with Peperoncino
(Garlic, olive oil and chilli spaghetti) Serves 2
INGREDIENTS
– 200g spaghetti
– 4 cloves garlic, thinly sliced
– 4 tbsp extra virgin olive oil
– 1 tsp dried chilli flakes
(or 1–2 fresh red chillies, sliced)
– Salt, for pasta water
– 2 tbsp chopped fresh parsley
(optional)
– Freshly ground black pepper
– Grated Parmesan or Pecorino
(optional)
TIPS
METHOD
1. Cook the pasta: Bring a large pot
of salted water to a boil. Cook the
spaghetti until al dente according
to package instructions.
2. Prepare the garlic oil: While the
pasta cooks, heat the olive oil in a
large pan over medium-low heat.
Add the sliced garlic and cook gently
until it becomes light golden and
fragrant (about 1–2 minutes).
Do not let it burn.
3. Add the chilli: Stir in the chilli flakes
or fresh chilli and cook for about
30 seconds to release the flavour.
4. Combine pasta and sauce:
Reserve about ½ cup of pasta
cooking water, then drain the
spaghetti. Add the pasta to the
pan with the garlic oil. Toss well.
5. Adjust the sauce: Add a splash
of the reserved pasta water and toss
until the oil lightly coats the pasta.
6. Finish: Season with black pepper
and salt if needed. Add parsley
and lots of grated Parmesan!
Serve immediately.
– Keep the garlic light golden, not brown. Burnt garlic tastes bitter.
– Pasta water helps the oil emulsify and coat the spaghetti.
– You can add sautéed prawns, clams or crispy pancetta for variation.

This year I’m so excited
to be designing a
balcony garden for the
RHS Chelsea Flower
Show alongside the
very talented Kate Henning. There
is no denying that balcony and
container gardens have become
hugely popular at flower shows
over the last few years and this is
no surprise to me. Small gardens, in
my opinion, are far more relatable
to the everyday gardener. It is
wonderful looking at the big show
gardens and appreciating how
fabulous they are, but if you are like
me, I’m thinking ‘yes it’s amazing, but
it is not even remotely possible to
re-create this in my humble garden’,
this is where small gardens come in.
So many ideas can be taken away
and recreated in a space no matter
how compact or bijou!
In our balcony garden at Chelsea
this year, we will be using some
simple tricks to create a garden
that can be enjoyed all year round,
full of vegetables, herbs and
edimentals (edibles that can be
eaten, mixed in with your other
perennials and shrubs), an outside
kitchen, a covered area to sit under,
a dipping tank and of course, lots of
fabulous planting.
Sustainability has and is always at
the forefront of my mind when I’m
designing a garden and our RHS
Chelsea garden is no exception.
Every product and material has
been carefully thought through,
wherever possible we are repurposing
and hunting for vintage
items and if not, we are using artisan
handcrafted, products. By using
artisans, and small independent
companies that take every pride in
the products that they make, we can
ensure that every part of the garden
will last for many years to come.

TOP TIPS
For Small Space Gardening
Harvest rainwater creatively
Including a water trough into your garden
will enable you to harvest rainwater, which
as we know from last summer, with hosepipe
bans in place, is essential. But not only
is this a sustainable option it is also better
for the plants, they would much rather be
watered by rainwater than tap. If you visited
my garden at Hampton Court last year,
you would have seen my old cattle trough
that collected the rainwater from the
shelter using a rain-chain.
You don’t need to have a fancy expensive
water butt, just something big enough to
collect a good amount of water and dunk
your watering can into and ideally, it is a
container that you like the look of - no plastic
monstrosities are needed for this job!
Use vertical space
In small gardens, height becomes
prime planting territory. Add vertical
structures for climbers such as
jasmine or wisteria, creating scent,
greenery, and even summer shade.
Don’t be afraid to think big!
It’s easy to assume that a small space needs small plants,
but don’t fall into that trap. Choose a feature tree or shrub
you truly love and plant it in the largest pot your space can
accommodate. A multi-stem tree with grasses, perennials

earlysummer recipes with us to whet your
appetite. If you enjoy it, do explore her

A Salad for an Interesting Potato
Serves 2 generously (or 4 as a side)
INGREDIENTS
– 300g Anya potatoes
– 150g broad beans, podded weight
– 2 egg yolks
– 1 tsp apple cider vinegar
– Up to 100ml of your best extra virgin olive oil
– 6–8 radishes, trimmed and halved
– Small handful of lambs lettuce,
baby spinach or salad leaves
– 4 spring onions, finely chopped
– 1 tbsp finely chopped parsley
– 1 tbsp finely chopped mint
– 2 tsp baby capers
– 3–4 cornichons, sliced
METHOD
Place the whole potatoes in a pan of cold, salted water,
bring to the boil and cook for 15 minutes or until a skewer
pierces the middle without effort. When the potatoes
have just a couple of minutes to go, add the broad beans
for 2 minutes. Drain and tip into a serving bowl, halving
any large potatoes as you do.
Meanwhile, make a mayonnaise. Put the egg yolks in a
bowl and whisk in the apple cider vinegar and a pinch
of salt. Ever so gradually, whisk in the extra virgin olive oil,
pouring it in a thin stream so the mix doesn’t separate.
Spoon the mayonnaise into the bowl of warm potatoes.
Add the radishes, leaves, spring onions, herbs, capers
and cornichons and toss gently. Serve while still warm.

If you’ve ever visited the Kennedys’ office in Walton on The Hill,
Chai Cafe in Banstead, or The Running Horses in Mickleham, you
may have noticed something they all share in common; they have all
benefited from the magic touch of vintage furniture specialists,
A Hundred Stories. We caught up with owners Claire and Jamie to
discuss their craft, and of course, that incredible house of theirs!
How did A Hundred Stories come to be?
We actually started by making personalised
chalkboards and selling them on eBay, then
gradually moved on to upcycling small pieces
of furniture in our garden shed at our previous
house. After a while Jamie gave up his job as a
London cabbie, and not long after that I left my
career as a marketing manager so we could
both focus on the business full time. It all grew
quite organically from there.
Can you talk us through the services you offer?
Our core business is vintage and antique
furniture, which Jamie restores, and he also
makes bespoke tables to order. Alongside that
we offer interior design services, from one-hour
Zoom consultations right through to sourcing
and full room design. The Old Kennels
(pictured) is also a location house used for
filming and photoshoots, and we rent it out on
Airbnb for guests to stay as well.
Everything you touch seems to result
in rustic perfection, what’s the secret?
The secret really is to let the character
and soul of a piece do the talking.
We try to do as little as possible when
restoring furniture so that it still bears
the marks and stories of time. We’ve
always preferred things to feel natural,
slightly imperfect and lived-in rather than
overly polished.

Can you tell us about the house, it’s pretty
special
Thank you! It was actually quite a small
cottage when we bought it around ten years
ago. In 2019 we added the extension and
designed the big kitchen windows to make
the most of the incredible views. It’s created
a wonderfully light-filled space that’s perfect
for cooking, working and entertaining, and it’s
very much the heart of the house.

places for breakfast, lunch and dinner while
he’s out and about on his patch.
Breakfast and Coffee would have to be at
Piggies sandwich and coffee bar in Cheam
Village. George Constantinou and his team
have been serving the Cheam community
for over 34 years.
Lunch would be some freshly baked
bread and sweet treats at The Bakery in
Carshalton Beeches, which is run by the
Stennings Family and opened in 1972.
Dinner without hesitation, and Martin’s
absolute favourite, is Village Charcoal Grill
Cheam, an authentic Turkish family run
business in Cheam Village which has been
serving customers for over 30 years. Martin
has been a client for over 25 years.
Next up is Helen, who shared her favourite
coffee stops, hidden gems and the places
she loves in her area.
Where is the best coffee in your area?
I love the coffee they serve at Chai in
Banstead, as they use Beanberry Coffee,
which is my favourite and they have all
the dairy alternatives.
Any hidden gems only known by the locals?
We love Ciao Italia in Banstead for a lovely
dinner out, and Mayfield Lavender do a
fantastic breakfast. I’m keen to try
The Carafe, the new restaurant in
Banstead High Street. I have heard they
also do a lovely breakfast.
Are there any charity or community projects
in your area worth knowing about?
Stripey Stork based in Reigate, but they
really cover the Surrey/Croydon area.
They are like a baby bank - supporting
babies and children and helping to
support their families. Anyone can get
involved by donating childrens’ toys,
clothing and equipment.

RIGHT ACT
The Renters’ Rights Act
represents one of the
biggest shifts in the UK
lettings landscape in
recent years, reshaping
how landlords manage
tenancies, serve notice,
review rents and respond
to tenant requests
While the legislation aims to create
greater clarity and fairness, it also
introduces new rules that many landlords
are still getting to grips with.
At Kennedys’, our dedicated lettings
team has been preparing for these
changes for months - making sure our
landlords stay compliant, protected, and
confident. With deep local knowledge
and hands-on experience, our specialists
are already guiding landlords through
the practical realities of the Act.
Here, they share clear answers to some
of the most common questions we’re
being asked.
With the new Renters’ Rights Act, can landlords
still serve notice to end a tenancy?
Yes, but the process has changed. There is no more Section 21.
From May 1st 2026 landlords must now use Section 8 and rely on
specific legal grounds to serve notice. The key takeaway is that
notice can still be served, but it must now be supported by a
specific legal ground/s and the correct notice period.

How will rent increases work under the new Renters’

Rent increases will need to be served using a formal Section
13 notice and can only happen once per year. If a tenant

How will pets be handled under
the new Renters’ Rights Act?
Tenants will have the right to request a pet and
landlords can’t unreasonably refuse, but the request still
has to be reasonable. For example, a Doberman in a
one-bed top floor flat could reasonably be declined. It’s
also important to remember that if the head lease
states no pets, that restriction will still apply. Pop in for a

Local Families Helping Local Families
Stripey Stork is a Surrey based baby bank that
collects new and pre loved clothes, toys, prams,
cots and essential items for babies and children,
redistributing them to many thousands of families
experiencing hardship across Surrey and Croydon.
Working closely with health visitors, midwives,
schools, children’s centres and social workers, they
ensure donations reach those who need them
most. Last year they supported 16,907 families,
helping 30,280 children and distributed around
82,650 essential items. Behind every number is
a child who is warmer, safer and better cared for,
and that is only possible because of the
kindness of Stripey’s supporters.

For the best part of twenty years, land and new
homes has been an important and growing
sector of the business, and one that I’ve enjoyed
learning more about, gaining experience in,
and heading up since around 2006 when we
had our first new homes site in Copt Hill Lane.
We have had the opportunity to work with a whole
range of projects and sites and our reputation, together
with our ever-increasing database of developer clients,
has meant that we haven’t had any period of time over
the last 18 years when we weren’t marketing a new
home or land site.
From one-off units to larger sites such as Frith Park,
and everything in between, we have had the pleasure
of working with a wide variety of developers and local
builders, including Octagon, Michael Shanly Homes,
Devine Homes, Millgate Homes, Urban Green,
Brookworth Homes, Saffron Homes, Elivia Homes,
Creed Homes, SJB Developments, Veda Homes.
The planning scene has changed dramatically
in recent years, creating possible development
opportunities that might have otherwise been seen
as unlikely, or at least long term. As such, and as the
Head of our Land and New Homes department, I am
