Developer British Land

is renowned for building, owning and managing

some of the UK’s most sustainable real estate. The

redevelopment of 20 Triton Street demonstrates

that commitment in action, delivering a modern

workplace designed to minimise embodied and

operational carbon while maximising comfort and

usability for its colleagues.

Located within the Regent’s Place campus, the

refurbished headquarters promises an adaptable,

future-ready workspace where employee

wellbeing, accessibility and environmental

performance are central to the design.

A key objective of the project brief was to

minimise both embodied and operational carbon

while future-proofing the building for low carbon

strategies. This included the use of water-based

cooling and compatibility with heat pump systems

to support long-term sustainability goals. Artus

Galaxy Data Centres, announced

recently the acquisition of Redhill

Data Centre with a development

value of over £100 million. This

partnership marks Castleforge’s entry

into the data centre sector, combining

their expertise in operational real

estate investment with Galaxy Data

Centres’ deep industry experience

Financing for the acquisition was

provided by ICG Real Estate.

Located near London in the Foxboro

Business Park, the Redhill Data

Centre campus spans 11,800m 2

across three buildings with 26MVA of

power. Twenty-six existing tenants,

including Fortune 500 enterprises and

organisations ranging from financial

services to AI, are attracted by the

secured green energy, low-latency

connectivity to data centre hubs

like Slough and the Docklands, and

scalable infrastructure.

In its January 2024 Research Letter,

Castleforge argued that the surging

demand for data is significantly

outstripping current levels of power

supply, & with difficulties constructing

new data centres around major

metropolitan areas, existing hubs

are becoming increasingly attractive

prospects for investment.

have been an attractive prospect that

we have been monitoring for some

time, but with advancements in AI

and Cloud computing accelerating

demand, we have been eager to

find the right opportunity in which

The project also demonstrated strong collaboration

between Artus Air and British Land from the

earliest stages. Working closely with sustainability

leads, technical specialists, designers and project

delivery teams, the partnership helped shape

design and installation decisions.

Resiliency and certainty were key

to British Land’s procurement

and supply chain strategies. By

choosing the fully packaged

comfort cooling solutions from

Artus Air, the procurement

journey was simplified and

supply chain risk mitigated. Once

on site, Artus units can be installed

up to 75% faster than traditional

systems due to the compact, fully

completion at Moss Industrial Estate

in Leigh, Greater Manchester, with

50% already pre-let.

The multi-million-pound ‘Grade A’

industrial units, called Centenary

Court, total 26,000ft 2 and have been

built by GM Property Management.

With flexible layouts to

accommodate modern industrial

business, the three remaining units

range from 3,880ft 2 to 5,000ft 2

and have been built to the highest

specification. As well as being

spacious, light and energy efficient,

complete with solar panels and

electric car charging, all six industrial

units have been constructed with

high-specification steel portal frames

and are highly insulated with noise

cancelling materials throughout.

One of the three available units is

already complete and ready to move

in, with the remaining two units

expected to complete early in 2025.

The high-spec units are expected to

bring 37 new jobs to the industrial

estate.

Only 1 in 10 FM pros

have 100% accurate

asset registers

According to a recent survey, 34%

of facility maintenance professionals

do not update their asset registers

or do not know how frequently they

are updated. Only 9% believed their

asset registers to be 100% accurate

and up to date, with a further 37%

stating their register is at most 50%

accurate.

For their State of FM Report 2025,

SFG20, the industry standard for

building maintenance, surveyed 190

professionals from various sectors

to assess challenges and priorities

regarding facility management. The

survey reveals that asset registers

were the leading investment priority

for respondents over the next three

years, spotlighting the industry-wide

keeping their registers complete and

updated.

The report also reveals that almost

a third of FM professionals (31%)

still keep their asset registers in a

spreadsheet. A further 5% have a

mix of software, spreadsheets, and

paper-based registers, splitting their

assets across different formats.

in the cement-based liquid screed market.

We have been producing liquid screed

in-house at our facility in Cong, Co. Mayo,

Ireland, for over 20 years.

Cemfloor is a high-performance, cementbased,

free-flowing, self-compacting

liquid screed. It can be installed quickly

(up to 2,000m² per day), saving time, foottrafficked

in 24-48 hours, and dries within

28 days with minimal shrinkage (<0.05%).

It is suitable for a variety of applications

including commercial and domestic

floors, underfloor heated floors, wet

rooms, bonded, unbonded, or floating

floors, new builds or renovations, and

single or multi-storey projects.

Cemfloor is only installed by fully

approved and trained applicators,

ensuring quality is never compromised.

Its reduced drying times ensure floor

coverings can be applied quickly without

delaying the project. At a final moisture

content of 2.5%CM, Cemfloor screeds will

have achieved a relative humidity value

of <75%, compared to gypsum-based

screeds, which need to be dried to a final

moisture content of 0.5%CM to achieve

a relative humidity value of <75%. The

reduced drying times of Cemfloor ensure

strict project timelines can be adhered to

without long delays waiting for screeds to

dry out.

Cemfloor boasts exceptional thermal

conductivity of up to 2.9W/mk and

is highly suitable and responsive to

underfloor heating, as it can be laid in

very thin sections. This ensures lower

energy bills and running costs. If the

benefits of the Cemfloor system are to be

Based in Bradmore, just outside Nottingham,

Andrew Cunningham founded GeoPura in

2019 and launched their trademark Hydrogen

Power Unit (HPU) at the Goodwood Festival

of Speed, delivering the first electric hill climb

powered by green hydrogen. The Geo Green

Power team was instrumental in this launch,

with a number of key members transitioning

across to roles within GeoPura.

The two companies continue to work

alongside each other, and recently delivered

a demonstrator project which involves a

2.5MWp ground mount solar array generating

power to operate a 1MW electrolyser and

produce 130 tonnes of green hydrogen every

year. Currently all the green hydrogen

produced is used with GeoPura

HPUs providing 100% emissions

free off-grid energy to outside

broadcast, festivals and

construction customers.

What really sets Geo Green

handle every project from

start to finish. Communications

& Projects Director, Kat Auckland,

new 7.5-tonne Isuzu N-series

Liverpool timber merchant, Terry’s Timber, has

welcomed a new 7.5-tonne Isuzu N75.190(E) into its

commercial vehicle fleet, supplied by local dealer

Ditchburn Truck Services. Continuing a longstanding

relationship with the manufacturer, the

company’s latest rigid was selected from the Isuzu

Truck UK Driveaway range, ensuring minimal lead

time and rapid delivery.

Replacing an identical truck in a five-strong,

100% Isuzu-supplied commercial vehicle fleet –

comprised of three 7.5-tonners and two 3.5-tonne

Grafters – it features a dropside body from Brit-

Tipp, which helps with the loading and delivery of a

large range of heavy timber products.

What is the typical service period for an employee?

The average length of service is 9-10 years

although we actually have employees who’ve

We run a graduate programme in our engineering

department for mechanical, electrical and process

engineers. The scheme was introduced eleven

years ago when it evolved from the regular summer

work experience placement we offered to students,

and we have seen many students successfully

complete the programme. Our graduate

programme is popular because people are given

the opportunity to be hands-on and fully integrated

into the business from day one. Graduates get

exposed to most parts of the business.

Does West Fraser offer an apprenticeship scheme?

For over 40 years, West Fraser has been giving

local 16+ year old school leavers the opportunity to

complete apprenticeships at the plants in Inverness

and Cowie. As is common with apprenticeships,

Historic Whitby Abbey facilities

benefit from lift modernisation

One of England’s

most famous historic

monasteries, Grade

I Whitby Abbey,

has invested in a lift

modernisation by

Stannah to offer reliable

step-free access to

visitors.

Originally founded

in AD 657 and

occupied by the

Anglian community,

Whitby Abbey was later rebuilt as a Benedictine

monastery. Today, the 7th Century ruins remain

a popular heritage landmark in North Yorkshire,

now housing an award-winning visitor centre

repurposed from a 17th Century banqueting hall.

Whitby Abbey House Visitor Centre, developed

in the early 2000s beside the abbey ruins,

includes a souvenir shop, museum and café.

The passenger lift is located on the ground floor,

providing access to the museum and exhibition

area on the first floor.

Due to the age of the existing lift, modernisation

work was needed to maintain smooth and

reliable operations for visitors who require stepfree

access.

Whitby Abbey is managed and maintained by

English Heritage, who issued a tender for the lift

works. Following a rigorous tendering process,

Stannah, acting as the lift supplier, worked

with Cundall consultants to determine the best

approach for this modernisation project.

The challenge

Whitby Abbey attracts over 150,000 visitors each

year, so keeping the visitor centre open was

important to fulfil the customer experience. The

shop’s closure was kept to a minimum to ensure

the safe transportation of equipment and initial

start of works. This also allowed the on-site team

to establish a safety perimeter, prioritising visitor

safety. Following this, the shop remained open

for the duration of the project.

As this was the only functioning lift in the

building, it was important to complete the

modernisation as quickly as possible to avoid

long disruptions to shop operations and visitors.

The solution

Working collaboratively with Cundall, lift

modernisation was proposed in place of full

replacement, a recommendation supported by

Stannah Lifts to achieve a cost‐effective outcome

with minimal impact on day‐to‐day operations.

By upgrading key mechanical and control

components, the lift’s reliability, performance

and long-term serviceability are improved while

shortening installation time and minimising

downtime.

The lift modernisation solution included a new

Hydroware control panel to improve reliability

and lift response times, a hydraulic tank unit for

more efficient system operation, and a borehole

ram to provide safer and smoother travel.

A new stainless steel

car operating panel

(COP) and landing push

stations were installed

to improve passenger

usability, accessibility

and lift reliability.

The installation of

a variable voltage

variable frequency

(VVVF) electronic

drive improves ride

comfort by delivering

smoother acceleration and deceleration, reducing

any jerking movements and mechanical wear,

while also improving energy efficiency. The shaft

lighting was also upgraded to LED to improve

behaviour and

Facilities urged to prioritise water safety

amid London Legionella outbreak

Amid growing furore surrounding a recent rise in

Legionella cases in London, a Legionella testing

authority is urging facilities to reassess water

safety protocols to ensure they are doing their

upmost to alleviate what is becoming a growing

public health risk.

According to recent reports, the UK Health

Security Agency (UKHSA) is currently

investigating a cluster of Legionnaires’ cases in

North-West and South-West London. Though the

majority of cases are reported as single, isolated

cases, specialists from the public health body are

trying to uncover the source of the disease.

Legionnaires’ disease is a potentially fatal lung

infection caused by inhaling droplets of water

containing Legionella bacteria. Common sources

of outbreaks include contaminated cooling

towers, air conditioning systems, showers and

taps that have not been properly maintained.

With the outbreak raising alarm, the UK’s leading

Legionella testing authority, Hydrosense, is

reminding facilities managers of the importance

of rigorous water safety measures. This includes

regular testing, temperature monitoring and

disinfection procedures to reduce the risk to the

public and ensure absolute best practice.

which can take several days to deliver results

and may fail to detect low levels of Legionella

before they become a serious risk. According

to Hydrosense, more proactive approaches –

including rapid testing, continuous monitoring

and real-time water system analytics – are now

essential to safeguard public health, especially in

high-risk urban environments.

Greg adds, “Legionella risk is rising faster than

ever, yet our testing methods haven’t kept

up. Most lab results take at least a week but

Legionella can double in a single day. That’s

simply unacceptable and facilities need faster,

smarter tools to stay ahead – going beyond even

compliance – to help better protect public health.

Otherwise, the real concern is that incidents

like the one currently unfolding in London will

become far too common.”

How Kramp delivers a next-day delivery service

With 150,000 square feet, Kramp’s UK

distribution centre has space to stock up

to 80,000 products. Digger windows sit

alongside hydraulic oil on the shelves,

illustrating the range of items needed to

keep the industry moving.

During a typical week, 9,000 boxes

are shipped, involving picking 21,000

lines. Around seven outbound arctic

shipments are sent to Kramp’s customers

nationwide daily. If the

item is in stock, then

they almost always

provide delivery the

next day. To do this, two

shifts are run from six

o’clock in the morning

to ten in the evening,

Monday to Friday.

The site is divided

into three sections.

Dangerous goods are

separated from the rest

of the warehouse with

automatic fireproof

doors. The bulk of the

floor space houses its

large items, accounting

for only 20% of the

total lines, and is

managed by a team

of forklift drivers.

The remaining

80% are in smaller

racking and picked

by hand.

As each order

comes in, the Kramp system will

decide whether it needs a 60 or 30-litre

cardboard box, which

begins its journey

around a conveyor

belt system in the

warehouse.

There are three floors of

small racking, and the

box will stop at a floor if

an item for the order is

located there. A picker

is allocated to the order,

and they are given a list

sorted to provide them

with the most efficient

route for collection.

A completed box moves

on the conveyor to the

packing area and is

weighed by a

quality control

system, which

flags if the box is

not the expected

weight. Reducing

picking errors is

a priority for the

operations team.

Delivering a same-day dispatch and,

where possible, next-day delivery

remains central to Kramp’s offer to its

customers. With most dealers waiting

until they close before they send their

order to Kramp, the warehouse’s peak

activity is between six and ten o’clock in

the evening.

McCoy

Contractors

McCoy Contractors, a leading groundworks and

civil engineering contractor, is playing a vital role

in the major redevelopment of Coundon Court

School in Coventry as part of the Department

for Education’s 10 year Schools Rebuilding

Programme.

Appointed by main contractor Wates Construction,

McCoy Contractors has completed the extensive

groundworks package for Block 1 and Block 2.

The £40 million project aims to create a modern,

net-zero carbon campus while preserving the

school’s heritage buildings and respecting nearby

green belt areas. It involves demolishing six

existing blocks and replacing them with three new

state-of-the-art teaching facilities, with four teaching

blocks and two locally listed buildings retained.

McCoy’s scope of works across the 3,500m 2

site includes earthworks, site drainage, concrete

floor slabs, installation of new services, and

hard landscaping. A key challenge has been

maintaining a safe learning environment while the

school remains operational, requiring temporary

classrooms, fencing, barriers and access routes.

Hardy Group, a family-owned

bottling and packaging business. The

company has production facilities

both in Warrington and Kendal, where

they package beers, ciders, soft

drinks, juices and tonic water for a

number of blue-chip companies.

A multi-national brewing business

referred Kemtile to Thomas

Hardy Group, referencing their

experience with Kemtile delivering

‘fit for purpose’ drainage and

flooring solutions on their sites

professionalism. Kemtile was briefed

by the Thomas Hardy Engineering

team to provide a hard-wearing

around a new canning line. The line

was to be installed at their Warrington

The national procurement specialist

James Halstead plc, the

manufacturer and international

distributor, is providing the

following trading update ahead

of its interim results for the half

year to 31st December 2024.

The Company sells, for the

most part, commercial flooring across the world

and has seen increased confidence in the segment

of resilient sheet flooring that is sold into the

healthcare, education and other institutional

sectors. Regional sales into the Middle East and

the Americas have been particularly buoyant.

Overall sales are slightly below last year with profit

before tax comparable to the level in H1 2024.

In the UK, the core home market, the Company

has experienced more caution following the

incoming government’s first budget and the

subsequent changes to living wage and national

insurance. Our UK sales in the first six months are

in line with the comparative but

have been constrained, in part,

as a result of lower confidence

leading to customers revising

their capital spend and

deferring renewal. Additionally,

the six month period has also

seen a degree of destocking in

our UK distributor customers.

Despite this, and given the level of backlog of

repairs and renewals in the health sector and

education, we can only be confident of prospects

in the UK.

In overseas markets there are many positives

in our broad reach of sales. While Australia and

New Zealand sales have declined, turnover in the

Americas, the Middle East and Mediterranean is

progressing. The Company remains ungeared

with cash levels broadly similar to the comparative

(2023: £62.4m) notwithstanding increased

dividends and higher UK corporation tax.

returned from Sunday 21st to Tuesday 23rd

Top of the bill: Belfast

Arena flooring

Kemtile, a division of Stonhard, has

delivered a ‘top of the bill’ flooring

solution by laying 1,200m2 of its

Stonclad GS, a high-performance,

seamless ‘power-trowelled’ resin

flooring system at the popular SSE

Arena in Belfast.

The SSE Arena is an indoor multipurpose

venue at the heart of

Belfast’s iconic Titanic Quarter which

welcomes over 800,000 visitors every

year to see international performers,

sporting events, exhibitions, and

conferences.

The venue needed a new hardwearing

floor finish to replace an

existing non-compliant system

on its lower concourse area that

experiences a large amount of

‘footfall’ during events.

For this latest project, Kemtile was

asked to provide its flooring expertise

and experience after installing the

upper concourse floor back in 2018.

The brief was simple; to remove

the current system - deemed not fit

for purpose - and supply and install

a new hard-wearing floor, suitable

for this high profile, heavy-traffic

entertainment and commercial area.

The Kemtile team was also asked

if they could extend the entrance

matting system to the arena's main

entrance doors and most importantly

have the whole project completed

within four weeks.

Kemtile recommended using

Stonclad GS, a seamless heavyduty,

power-trowelled epoxy-based

mortar system at 6mm thick. Firstly,

the Kemtile team removed the old

cementitious flooring system using

the CFJ Awards

Tremco, a brand of Tremco CPG UK

success at the CFJ (Contract

Flooring Journal) Awards held on

Friday, September 6th 2024. The

awards ceremony, which celebrated

excellence in the contract flooring

industry, saw the Tremco flooring

Flooring

Intensive therapy for floors at a busy

thermal spa instead of replacement

With the Bona Resilient System it is possible to renovate and

upgrade resilient floors as opposed to replacement! Offering

substantial cost, downtime, and environmental savings.

Flooring has an enormous effect on any

space – this applies to shopping centres as

well as medical practices, schools, sports and

administrative buildings. It forms the basis for

interior design and contributes significantly

to the overall impression. Resilient floor

coverings have always been the flooring

of choice for these high-traffic settings for

decades. They are easy to install, easy to

maintain and extremely durable.

But even resilient floor coverings do not

have an unlimited lifespan. The wear layer

eventually develops hairline cracks allowing

moisture and bacteria to penetrate. Surfaces

become dull and stained and cleaning agents

become ineffective. This was the case in

the premises of the

thermal baths located

in the idyllic Austrian

ski and spa village,

Bad Gastein. In the

hot springs of Bad

Hofgastein, visitors

have been enjoying

the Gastein thermal

water with all its

invigorating power

365 days a year and

have been doing so

for over 50 years. The 1,000m 2 of linoleum

floors in the rehabilitation area are up to 20

years old and were unsightly, neglected and

could no longer be cleaned or maintained

effectively.

What many people don't know: with the Bona

Resilient System it is possible to renovate

and upgrade resilient floors as opposed

to replacement! Offering substantial cost,

downtime, and environmental savings.

Replacing the floor covering in the thermal

bath would have incurred at least two

months of disruption to business, incurring

substantial loss of revenue. The replacement

process would have included dismantling and

removing the treatment rooms, creating new

covings and repair to the subfloor.

That was out of the question for the spa

operators. They

commissioned

the Bona Certified

Craftsman and interior

decorator Kreuzthaler,

to renovate all

floors with the Bona

Resilient System.

This is a complete

system for renewing

and transforming

existing resilient floor

coverings.

The first stage of the

renovation included

dry sanding and the

use of Bona Diamond

Blades to remove the

old layers of polish.

This whole process is

of course dust-free, in

combination with the

Bona FlexiSand and

DCS extraction system. The floor was then

resanded while wet with the Bona Quattro

disc and Bona Net abrasives. After the surface

was vacuumed with the wet vacuum cleaner

and allowed to dry,

the coloured paint,

Bona Pure Colour, a

2-component PU paint

with a drying time of

just one hour, was

used.

When it comes to

visual design, the

Bona Resilient System

knows no bounds.

Bona Pure Colour is

available in all RAL colours offering a wide

range of design options. Coloured routes

and zones can also be implemented. Logos

and graphics can even be integrated into the

new wear layer. Bona Creative Chips (colour

chips) are also

available, which can

be incorporated into

the renovated floor

covering.

The RAL colour

7035 light grey was

chosen for all rooms

of the Bad Gastein

thermal baths. Bona

Creative Chips (‘Black

& White’) were then

applied to the wet coat of paint to visually

enhance the surface and conceal unevenness

of the floor. Then the transparent PU varnish,

Bona Pure, was

applied twice to

protect the colour and

offer a fully sealed,

hygienic surface. A

logo was added to the

floor in the entrance

hall which was sealed

in to protect it.

The visual result

speaks for itself,

and the onsite

maintenance team are

delighted at the ease

of cleaning following

the renovation. The

Bona Resilient System

also brings many other

benefits.
