Project: Al Reem Island Proposed Residential, Commercial and

Scope: Automated Vacuum Waste Collection System Final Design & Preparation of Construction

Drawings

Crown Consult was retained to undertake the Automated Vacuum Waste Collection System network requirement

calculations for this 450 Hectar development. The final design of the network was done by Crown Consult based

on the required design guidelines / standards of the system manufacturer and municipality guidelines. Continuous

liaison and coordination with the client and all relevant approving authorities took place on weekly basis in order

to identify all requirements necessary for the design process.

The major challenge was the proper integration of the system into the service corridors already designed and/or in

place for local and regional services.

Crown Consult obtained all necessary NOCs as required by the approving authorities. Crown Consult prepared the

construction drawings and contract documents for the designed system.

Scope: Concept Master Plan, Traffic Study and Roads & Infrastructure Design

Project: Affordable Housing Project - Dubailand

The Affordable Housing Project, a development with 98 hectares in area, is meant to provide housing opportunities

for tens of thousands of mid-level income families in the heart of Dubailand. Offering a variety of land uses, the

development will provide a fully independent and livable community. The site will include several community

facilities, commercial, retail, and a significant residential element within generous landscaped open spaces. The

development’s total built up area is 791,000 square meters. Crown Consult prepared the concept master plan options

including concept road and infrastructure master plan design. This entailed the preparation of road hierarchy, road

cross sections, external road network, and grading analysis.

In addition, Crown Consult prepared the concept infrastructure and utilities design for the development including

services such as storm water drainage, sewerage, irrigation, potable water, electrical, street lighting, and

telecommunication networks. Coordination with the local district cooling system provider was made throughout

the development of the concept master plan. Crown Consult will undertake the full detail design of the roads and

infrastructure of the development in the next stage of the project.

A Traffic Study for the concept master plan of the development was also prepared by Crown Consult. A detailed

traffic impact study of the same will be undertaken upon approval of the master plan by the client.

A landmark project larger than the previous two Palm islands located north of Deira, Palm – Deira will contain

a mix of uses to cater to the growing Dubai population. The services provided by Crown Consult included full

design of the entire access road network, full drainage and street lighting network design, and conceptual design

of access bridges. In order to efficiently prepare and complete the design work, overall project management and

coordination was applied throughout the design process.

Project: Dubai Motor City

Dubai Motor City adjacent to Emirates Road offers a variety of motor vehicle related recreational uses and facilities,

attracting tourism and local visitors to the Dubailand. Crown Consult developed a comprehensive road network

with detail design for the Theme Park Road, the Main Boulevard and north roads. In addition, the detail design of

the Access Road extending from Emirates Road to Dubai Motor City was part of this exercise. In parallel with the

design work, Crown Consult undertook ongoing project coordination and management of the works.

Project: Dubai Festival City – Luxury Mall at Zone 8C

Scope: Traffic Study, Parking Design and Management, Road Design

Crown Consult was retained to undertake several assignments for this unique project located in Dubai Festival

City the biggest mix-use development in the region, Dubai Festival City. Crown Consult undertook the following

assignments as part of this project:

1. Traffic Study;

2. Car Park Accessibility Review;

3. Car Park Management and Internal Circulation;

The study provided information and recommendations which will help the Client in making decisions about the

operations of proposed car park, access points, the provision of additional infrastructure and optimization of the

overall traffic within the study area.

Project: DMCC Business Park

The Dubai Multi Commodities Center is a development consisting of 9 offices towers, 1 hotel tower and ground

floor retail. The site is anticipated to generate approximately 5,000 vehicular trips during the peak hour periods.

Crown Consult’s role was to provide professional advice to further enhance the planned external access points

as well as a circulation scheme internal to the site. All improvements were according to approved geometric

standards and sound engineering practices.

Crown Consult also conducted a peer review of a Traffic Impact Study as completed by another consultant. The

review was based on our understanding of Roads and Transport Authority’s procedures and knowledge of guidelines

and standards.

Crown Consult was retained to prepare the detailed design of roads and infrastructure for the 30 hectares island of

Al Hamra Village in Ras Al Khaima, UAE. As part of the detailed road network design, Crown Consult prepared

detailed geometric design (horizontal and vertical alignments), signage & road marking schemes, and pavement

design. In addition, detailed infrastructure and utilities design for the development including various services such

as storm water drainage, sewerage, irrigation, potable water, electrical, street lighting, and telecommunication

networks was prepared.

The project entailed the validation of the internal road network of NadAl Shiba 2. In cooperation with Pragoprojekt,

Crown Consult prepared the site analysis / context study for the project. Following the validation process and

overall project coordination and management, a Design Check Report was prepared to present the findings.

Project: Al-Hamedya City

Al-Hamedya City is a 60 hectare mixed use development located on Emirates Road in the emirate of Ajman. The

project entailed the provision for a range of services. Crown Consult prepared the full internal and external roads

network design including geometric design (horizontal and vertical alignments), signage, marking, pavement

design, etc.

Infrastructure and utilities design was also prepared for the site including various services such as storm water

drainage, sewerage, irrigation, potable water, electrical, street lighting, and telecommunication networks.

As part of the project management component all necessary NOCs were obtained by Crown Consult through

ongoing coordination with approval authorities and the preparation / submission of Tender Documents.

Scope: Traffic Circulation and Desing, Parking Review

Project: Palazzo Versace Hotel and D1 Tower

The Palazzo Versace project consists primarily of a luxury hotel and residential apartments. The prestigious hotel

and residential combination will be the second of its kind, following the successful launch of the Gold Coast

location. This hotel is anticipated to redefine luxury accommodates in the region and will have serviced apartments,

world class ballroom facilities and spa as well a training center/lagoon for diving.

Crown Consult undertook the review of all vehicular access to the development to satisfy TECOM and Client’s

requirements. Vehicular access for visitors and residents of the development and accessibility to the basement

parkings were reviewed and adjusted, where necessary. Service Vehicles access to the development and their

maneuverability within the site were also reviewed and modified as required. Ensuring proper Gate Levels and

geometrically sound ramp designs for all connections of the development were part of the scope of services of

Crown Consult on this project.

Crown Consult investigated the potential of improving the underground parking structure in terms of capacity and

maneuverability for cars and service vehicles such as garbage trucks.

All Crown Consult’s findings and designs were coordinated with TECOM authorities and approved by them prior

to implementation.

Project: Silverene Tower

SILVERENE at Dubai Marina is a prestigious residential development located next to Dubai Marina Mall. The 2

towers, 26 and 34 storeys high, house 550 apartment units along with ancillary retail at the ground floor. A total of

672 parking spaces are provided for the development in 3-basement, ground and 2 podium floors of Car Park.

Crown Consult coordinated closely with the Client, the Architects and relevant authorities to ensure the adequacy of

the transportation infrastructure and design capable to cater for the traffic generation of the proposed development.

Crown Consult obtained the RTA’s approval for this study.

Project: Burj Dubai – Plot 39

Two residential towers on Plot 39 of Burj Dubai Development is to provide prestigious residential address in one of

the most strategically located developments in Dubai. The 2 towers, 25 and 40 storeys high, house 567 apartment

units along with 5,500 square meters of office and retail component. A 4-Level Car Park provides a total of 781

parking spaces for the development.

Crown Consult coordinated closely with the Client, the Architects and relevant authorities to ensure the

adequacy of the transportation infrastructure and design capable to cater for the traffic generation of the proposed

development.

Scope: Traffic Impact Study

The development is a Commercial / Office Building located on a 6,812 square meter plot in Al Barsha First, Dubai,

UAE. This G + 8 Building with a total built up area of 57,400 square meters is designed primarily for office use

with supporting retail at the ground floor. A 3- basement Car Park and surface parking provide 512 parking spaces

for the development.

Crown Consult coordinated closely with the Client, the Architects and relevant authorities to ensure the

adequacy of the transportation infrastructure and design capable to cater for the traffic generation of the proposed

development.

Crown Consult obtained the Traffic Impact Study approval for the development.

Scope: Traffic Impact Study

Project: Eurostar Tower

EUROSTAR Office Building is located on a 15,791 square meter plot in Dubai Investment Park 1. This G+6 Office

Building with a total built up area of 44,000 square meters comprises of 29,100 square meters Gross Floor Area of

Office and 1,176 square meters Gross Floor Area of Retail. A G+1 Car Park building and surface parking provides

575 parking spaces for the development.

Crown Consult coordinated closely with the Client, the Architects and relevant authorities to ensure the adequacy

of the transportation infrastructure and design capable to cater for the traffic generation of EUROSTAR Building.

Crown Consult obtained the RTA approval for this study.

Scope: Traffic Management Study

Project: AJ Tower

AJ Tower, a G + 29 Commercial / Office Tower and Car Park Building is located on a 10,000 square meter plot in

JAFZA South. Crown Consult undertook the traffic management of the proposed development. AJ Tower contains

retail and office landuse with a total built up area of 876,000 square feet. A G+10 multi storey car park with 856

spaces located adjacent to the building caters to the parking needs of the residents and visitors of AJ Tower.

Crown Consult coordinated closely with the Client, the Architects and JAFZA to ensure the adequacy of the

transportation infrastructure and design capable to cater for the traffic generation of AJ Tower.

Scope: Multi-Storey Car Park Traffic Study

Project: City Tower 2

Located opposite Emirates Towers on Sheikh Zayed Road, a multi-storey car park at G+7 was designed for a

commercial office tower with 390,000 square feet in area and 1,600 square feet of showroom. Based on the size

and type of the development the generated traffic by the development was estimated at 1,277 vehicles per hour for

the highest peak hour. This project entailed data collection and site analysis by Crown Consult, coordination and

liaison with relevant parties. Following which, Synchro traffic models were prepared by Crown Consult in support

of a Traffic Impact Study.

Scope: Car Park Management & Internal Circulation ; Dubai Pearl Access and RTA/TECOM Roads

Tie-in Design ; Interchange 4 ¾ Continuity Design ; Pedestrian Link to Al Safouh Tramway-

Conceptual Design

Crown Consult is undertaking several engineering assignments for this unique project in the heart of TECOM

atthe base of the Palm – Jumeirah. The 162,950 sq m (1,753,984 sq ft) development plot supports an urban

mixed use project. The total target GFA of 9,683,220 sq ft will contain retail, office, hotel and residential uses.

A 5 level podium / basement combo car park structure will supply approximately 15,000 parking spaces for the

development.

Crown Consult has been commissioned by the developer to ensure good accessibility and smooth traffic flow

for Dubai Pearl. Car Park management and internal circulation plays a vital role in the success of Dubai Pearl.

Crown Consult assignments include the development of the Car Park management Strategy and optimal Internal

Circulation. In addition, Crown Consult will undertake feasibility studies to identify potential infrastructure

improvements / opportunities to develop schemes for better mobility. Developing a pedestrian link between Dubai

Pearl and the proposed Al Safouh tram stations, feasibility study for the continuity of the Ring Road portion

of Interchange 4 3/4 and, investigation of alternative podium accessibility will be studied in this project. Full

design for Tie-ins between RTA / TECOM roads and Dubai Pearl accesses will be developed for approval by the

authorities.

The development is a Commercial / Office Building located in Dubai Industrial City. This 2B+G+11 Commercial

/ Office Building with a total built up area of 33,000 square meters comprises of 23,297 square meters Gross Floor

Area of Office and 1,637 square meters Gross Floor Area of Retail. Two basement Car Park and surface parking

provides 524 parking spaces for the development.

Crown Consult coordinated closely with the Client, the Architects and relevant authorities to ensure the

adequacy of the transportation infrastructure and design capable to cater for the traffic generation of the proposed

development.

Crown Consult obtained the technical approval of this study from the authorities.

Scope: Roads Design and Preparation of Construction Documents

Project: The Lake Residential Neighborhood

The Lake Residential Neighborhood next to Dubai International City is comprised of 30 low to medium-rise

residential buildings with a total of 2,400 dwelling units. Crown Consult undertook the geometric design of the

internal roads of the development which encompasses the preparation of the horizontal and vertical road alignments,

profiles, proposed levels, and typical cross sections.

The optimal access strategy to each building from the main roads was also developed. Signage and marking design,

pavement design with typical details and detailed driveway design was performed by Crown Consult as part of the

scope of services of this project.

Crown Consult prepared the construction drawings and documents as per the requirements of Nakheel and other

relevant authorities.

Project: Dubai Studio City Service Road

Crown Consult was engaged to undertake the Road Design and preparation of the Tender Document for implementing

the design of the service road along the main artery of Dubai Studio City. Dubai Studio City is to be the hub for

major film studios in the region with supporting residential, retail and commercial landuse components.

Close coordination with TECOM and The Zoning Authority ensured smooth and timely execution of this project.

All the necessary NOCs were obtained by Crown Consult from the relative approving authorities.

Scope: Site Accessibility and Traffic Impact Study

Project: Palm Cove Townhouses A, B, C, D, M, N, O, P

Crown Consult undertook the initial traffic impact and accessibility assessment of Palm Cove Townhouses located

in Palm – Jebel Ali, Dubai, UAE. The 8 Cove Communities, each containing between 16 to 22 townhouses contain

a total of 134 townhouses in between the fronds of the Palm Island.

In this exercise, Crown Consult estimated the generated traffic from the developments, investigated the adequacy

of the number of entry and exit requirements for each Cove Community and evaluated the required parking demand

and supply. The overall road network of the study area was analyzed to ensure adequate distances between the access

locations to each cove and the surrounding junctions. Geometric improvements / modifications will be developed

upon client’s request during final design to ensure efficient and safe accessibility to the Cove Communities.

Project: Al Habtoor Headquarters

Al Habtoor is planning its headquarters in Jumairah Village, Dubai and Crown Consult was retained to undertake

the landscape architectural design of the development incorporating the client’s vision and requirements and in

accordance with Jumairah Village guidelines and regulations. In addition, the design was to achieve the highest

ranking of LEEDS approved building designs.

pathways & ramps, water features, retaining & free standing walls, landscape planters, decking, fences, gates,

Project: Mid-Rise Apartments

This project is for the development of the conceptual and detail landscape architectural design of 10 G + 4, 2 G +

2 and one residential tower in Jumeirah Village, Dubai.

Crown Consult’s scope of services included the concept design of the hardscape, pathways & ramps, water features,

retaining & free standing walls, landscape planters, decking, fences, gates, detached pavilions, arbors & shade sails

and softscape for this development.

Crown Consult developed the landscape designs in line with client’s vision and requirements and in accordance

with Jumairah Village guidelines and regulations. In addition, the design followed LEEDS standards for building

designs.

Scope: Traffic Impact Study & Roads and Infrastructure Design

Project: The Royal Estates – The Palisades

The Royal Estates within The Palisades at Dubai Investment Park is a multi-purpose development with a total plot

area of 177,000 square meters. This mixed-use development with a total built up area of 380,000 square meters

comprises of office, retail, hotel and residential landuses.

Crown Consult undertook the grading design of the subject development. It is also awaiting client’s go-ahead for

conceptual / preliminary / final design and Tender Analysis as part of the Roads and Infrastructure Design of the

development.

Crown Consult will also provide the Construction Supervision for The Royal Estates when construction begins.

Crown Consult is expected to undertake the Traffic Impact Study of The Royal Estates in accordance with the

requirements of Dubai Road & Transport Authority.

Project: Luxury Resedintial Towers Saraya 1 & 2

Scope: Development Access / Parking Circulation and Design Review, Traffic Impact Study

The Saraya 1 & 2 project is located on a very prominent location in Abu Dhabi Cornish Area. The towers

accommodate luxury, high-end apartments with top of the line ancillary facilities. The 40 storey towers each

contain about 79 luxury apartments ranging between 3 to 6 bedrooms. Saraya 1 includes 4 basements and 5 podium

parking levels while Saraya 2 includes 2 basements and 5 podium parking levels to meet the parking requirements

of their residents and visitors.

Crown Consult undertook the review of all vehicular access to the development in order to ensure compatibility

with the standards and guidelines of the concern authorities and satisfy Client’s requirements. Vehicular access for

visitors and residents of the development and accessibility to the basement and podium parkings were reviewed

and adjusted, where necessary. Ensuring proper geometric design of all ramps for development connections were

part of the scope of services of Crown Consult in this project.

Crown Consult investigated the potential of improving the underground parking structure in terms of capacity and

vehicle maneuverability.

The Traffic Impact Study of the development was prepared and approved in accordance withAbu Dhabi Department

of Transport guidelines.

The development is a Residential / Commercial Building located in Danet, Abu Dhabi. The 4B + M + G + 19 floors

+ Roof Building is proposed to comprise of 228 residential apartments plus 1,188 square meter of Office space and

670 square meter of Retail space. A total of 290 parking spaces are proposed for the development in four basements

and the ground floor.

TThe Al Maraya Development is a residential / office tower project in the Madinat Al Arab District of the Dubai

Waterfront. The Madinat Al Arab District is located at the base of the Palm Jebel Ali and is set to become a

dynamic and exclusive community.

The Al Maraya development is proposed to consist of 2 towers, one residential and the other offices with retailshops

located on the ground floor of the development The Al Maraya development is to be built on a 15,372 square meter

plot of land with an estimated Gross Floor Area of 76,770 square meters. On site parking is provided in 3 basement

levels accessible via a set of ramps.

Crown Consult completed the Preliminary Technical Report requirements of the Dubai Waterfront Authority.

Project: GEMS World Academy

GEMS World Academy is a G + 3 school on a 42,000 square meter plot in Al Barsha South First, Dubai, UAE. This

G + 3 school with a total built up area of 22,000 square meters was designed to cater to 1,030 students ranging in

levels from Nursery to Grade 12. The development includes Auditorium, Sports field and Hall, and other amenities

needed for the school curriculum and activities.

Crown Consult coordinated closely with the Client, the Architects, the school and relevant government authorities

to ensure the adequacy of the transportation infrastructure and design capable to cater for the traffic generation of

the proposed development.

Project: Community Villas Development

The Community Villas Project located in Najmat, Reem Island of Abu Dhabi is an exclusive villas project. This

high end residential development consists of 42 villas and supporting amenities like clubhouse, roads, gardens and

service yards. The project site measuring approximately 2 hectares is adjoined by a public park on north side and

sea front public promenade on the south.

There are three types of Villas; 3-bedroom, 4-bedroom and 5-bedroom each of which range from G+1 to G+2

storeys. Parking for each villa is located within its own plot. The 240 sqm. clubhouse will be G+1 structure housing

minimart, gym, change rooms, showers, swimming pool and party hall, and will be located at the centre of the

development.

Crown Consult is undertaking the Traffic Impact Study of the development in accordance with the Abu Dhabi

Department of Transport’s standards and guidelines. Vehicular access for visitors and residents of the development

and accessibility to the individual villas are reviewed and adjusted, where necessary. The maneuverability of the

Civil Defense and other larger vehicles within the site are also reviewed and modified to ensure proper geometric

design of all roads.

Project: Imperial College London Diabetes Center

The Imperial College of London Diabetes Centre (ICLDC) proposes a new facility in Al-Ain, UAE. The services

of this 5,400 m2 facility will include the latest evidence-based protocols for diabetes treatment, prevention, and

education for residents of the United Arab Emirates. The Al-Ain facility will allow for more residents of the UAE,

including those in the Northern Emirates, to better access the world-class healthcare provided by ICLDC.

ICLDC – Al Ain is expected to generate 300 visitors per day and to cater for their traffic has provided 160 parking

spaces on site.

Crown Consult is undertaking the Traffic Impact Study of the development in accordance with the Abu Dhabi

Department of Transport’s standards and guidelines.

Scope: Automatic Traffic Count Survey

Project: Western Region Oil Facilitiest

Crown Consult undertook the required Automatic Traffic Count Surveys for 9 identified stations of Oil Facilities in

the Western Region of Abu Dhabi to establish the traffic patterns of each facility. The surveys took place in SAN,

ASAB, HABSHAN, BUHASA and RUWAIS facilities in Western Region of Abu Dhabi.

Crown Consult undertook 72 hours of continuous Automatic Traffic Counts (A.T.C) with vehicles classifications at

9 identified stations. The surveys were conducted for each lane of each approach. Vehicle classification were made

based on the length of the surveyed vehicles.

The A.T.C. results were checked and submitted in digital format at 15 minutes intervals.

Project: Louver - Abu Dhabi

The Abu Dhabi Louvre is located in the cultural quarter of Saadiyat Island in Abu Dhabi. The development will

consist of permanent and temporary exhibition areas, children’s museum, auditorium, educational workshops,

research centre and events/reception areas.

Due to the unique characteristics of this development, the traffic and parking requirements for Louver is

unconventional and must cater for the special functionality of the development. The Louvre Abu Dhabi is located

in an area served by a proposed Light Rapid Transit route and within walking distance of municipal parking

facilities

.

The daily visitors to the Louver is estimated at around 3,000 with a good portion of them using the planned

public transport while the rest use private cars, taxis, walk and shuttles. There are no on-site visitor parking,

hence the private vehicles will use the off-site municipal parking facilities nearby and access the development via

transit. Visitors will also arrive by foot from surrounding cultural attractions and closely located hotels, along the

Corniche.

Twofour54 Zone 1 will be a shared media production and post production facility that includes a training zone,

retail space, residential apartments, hotel, office and areas of public space.Twofour54 Zone 1 will be located within

the Abu Dhabi Media Zone, which itself is an area within the

broader Mina Zayed Waterfront Masterplan area.

With an overall gross floor area of 250,000 m2, the development is expected to generate about 3,500 trips in

its peak hours of generation. An efficient public transport system is envisaged to reduce the reliance on private

vehicles to access the development.

Around 4,000 on-site parking spaces will cater for the parking demand of the residents and visitors of the

development. Shared Parking schemes and strategies have optimized the use of the parking facilities and reduced

the need for allocation of unnecessary space for parking. Parking Management Systems are to be implemented to

ensure an effective operation of the parking facilities within the development.

Twofour54 Zone 2 will be a studio support and shared facilities, retail space, restaurant, residential apartments,

office including post production facility and areas of public space. Twofour54 Zone 2 will be located within the

Abu Dhabi Media Zone, which itself is an area within the broader Mina Zayed Waterfront Masterplan area.

With an overall gross floor area of 107,500 m2, the development is expected to generate about 1,000 trips in

its peak hours of generation. An efficient public transport system is envisaged to reduce the reliance on private

vehicles to access the development.
