Between the spring and summer months, the Costa del Sol

becomes one of the most important cultural epicentres in Spain,

Oh, See! Málaga - 23rd and 24th May

Between the 23rd and 24th of May, one of the most eagerly awaited

festivals of the spring arrives in Malaga: Oh, See! Málaga. With artists

such as Queralt Lahoz, Mikel Izal, Yahaira, David Van Bylen and

Siloé. In addition, if you want to enjoy the experience to the fullest,

you can opt for VIP or premium tickets, which will give you access to

exclusive areas, private bar and exclusive acoustic concerts.

Puro Latino Torremolinos Fest - 18th and 19th July

If your thing is reggaeton and urban rhythms, then in July you have

a date at the Puro Latino Torremolinos Fest. An event that

combines the best reggaeton with the energy of summer, and

which in its last edition brought together more than 70,000 people.

In 2025, the line-up has already confirmed the presence of big

stars such as Bad Gyal and Nicky Jam.

101 Music Festival - 27 June to 25 July

The 101 Music Festival Costa del Sol, to be held at the emblematic

Plaza de Toros in Malaga, aims to turn Malaga into a musical

reference point, attracting artists from various genres. Among the

names confirmed for 2025 are Cruz Cafuné, Siempre Así, Sara

Baras, Coque Malla, Ara Malikian and Pastora Soler.

Brisa Festival - 24, 25 and 26 July

The Brisa Festival returns to Malaga with a proposal full of talent

and an incredible fusion of styles. From indie to pop-rock and

electronica. Some of the artists on the bill are Carmen Xía,

Detergente Líquido, Midnight Walkers and Rocío Lapaz. As a

novelty, this year a joint season ticket has been launched with the

Bella Festival, which allows you to enjoy four days of concerts.

Reggaeton Beach Festival - 5th and 6th July

The Reggaeton Beach Festival is the biggest urban music festival

in Europe. An event that takes place in the San Pedro Alcántara

Municipal Stadium and brings together the most influential artists

of the genre in two days full of music and partying. A unique

experience in a paradisiacal setting.

Boombastic Festival - 24, 25 and 26 July

The Boombastic Festival, which will take place at the end of June

at the Parque Ferial in Estepona, brings together an explosive

combination of urban, pop and electronic music. This year's line-up

features names such as María Becerra, Melendi, Steve Aoki and

Juancho Marqués.

Weekend Beach Festival - 10th to 12th July

The Weekend Beach Festival in Torre del Mar is one of the most

complete events of the summer on the Costa del Sol. On its tenth

anniversary, it has once again outdone itself with a luxury line-up

that includes Rozalén, Lia Kali and Kaiser Chiefs. Offering a

spectacular mix of indie, rock, electronica and hip hop.

Sun & Thunder - 17-19 July

If you are a fan of heavy metal, book your tickets for Sun &

Thunder in Fuengirola. The event already has more than 40 bands

confirmed, among them Shakra, W.A.S.P. and Freedom Call. Three

intense days of pure metal in the unique setting of Sohail Castle.

Museo Picasso Málaga

Cultural events on the Costa del Sol in 2025

This season, the Costa del Sol also becomes an important cultural focus, offering a programme of exhibitions and

artistic activities of the highest quality. Numerous museums and galleries in the province will host proposals ranging

from classical art to the most avant-garde works.

Art exhibitions

Exhibitions at the Picasso Museum Málaga

Between April and September, the Museo Picasso

Málaga will present the exhibition "Joan Miró: The

Canticle of the Sun", a journey through the work of the

renowned artist, inspired by nature and the poem of St.

Francis of Assisi, where you can admire various

paintings, sculptures and drawings that show his

constant technical experimentation.

In May, "Picasso. Poetry in the Image", an exhibition that

explores the relationship between Picasso and literature,

through some of his engravings, manuscripts and

drawings.

In addition, between June and September, the museum

offers "In Picasso's Skin. Fashion in his work", an

innovative exhibition that analyses the influence of

fashion on Picasso's work and its impact on

contemporary designers.

Exhibitions at the Museo Carmen Thyssen Málaga

From May to September, the Thyssen Museum presents

"Sculptures of Time". A fascinating journey through the

evolution of sculpture from the 19th century to the

present day, including works by Rodin, Gargallo and

other contemporary artists.

From June to October, "Sorolla and the light of the

Mediterranean" explores the painter's masterful

technique, focusing on his use of light in beach scenes,

gardens and Mediterranean portraits.

In addition, until 20 April, the museum is hosting the

exhibition "Zurbarán. Santas", which brings together ten

saints painted by Francisco de Zurbarán and his workshop

during the period of greatest splendour of his career.

Exhibitions at the Centre Pompidou Malaga -

"El tiempo detenido. Photography and Memory"

(July - November 2025)

Between July and November, the Centre Pompidou in

Malaga presents an exhibition dedicated to photography

as a tool for capturing identity and history. Through iconic

images by great photographers, the exhibition

addresses themes such as war, exile and social

transformation. It offers a fascinating visual journey into

the power of the image in the construction of memory.

Exhibitions at the Russian Museum in Malaga -

"Kandinsky's Cosmos" - (April - August 2025)

The Russian Museum in Malaga presents a retrospective of

Vasili Kandinsky, one of the pioneers of abstract art. The

exhibition reflects his fascination with spirituality and colour as

a universal language through paintings, watercolours and

theoretical writings. It traces his artistic evolution from his

early works influenced by Russian folklore to his most

emblematic abstract compositions.

Exhibition at the Museo Ralli Marbella -

"Dialogues between European and

Latin American Art" (May - September 2025)

The Ralli Museum Marbella presents an exhibition that

puts the influences between European and Latin

American art in conversation. Particularly highlighting

the connection between European surrealism and Latin

American artistic production. Including works by artists

such as Roberto Matta, Wilfredo Lam and Leonora

Carrington.

Theatre and performances

Highlights at the Teatro Cervantes

In April, the theatre hosts "La casa de Bernarda Alba", a

new adaptation of Federico García Lorca's classic that

delves into the role of women and social oppression.

In May, "La ternura" (Tenderness), a Shakespearean

comedy of love and entanglements, with a modern take

on gender stereotypes, will premiere.

Also, in June, "Bodas de sangre" (Blood Wedding),

another jewel by Lorca that stands out for its great

symbolism and impressive scenographic display.

Outstanding plays at the Teatro Ciudad de Marbella

In homage to International Dance Day, on 26 April, the

Ballet Flamenco de Andalucía presents "Tierra Bendita"

in Marbella. A piece directed by Patricia Guerrero, winner

of the 2021 National Dance Award, which seeks to

showcase flamenco without reservation and give

prominence to the new generations of creators.

The work fuses tradition and modernity, incorporating

elements from the 18th and 21st centuries. With a careful

staging that combines different techniques and styles,

from the Phrygian to the Mixolydian mode, exploring

ancestral aesthetics and their current resonance.

Highlights at the CaixaBank Soho Theatre

Between April and May, the CaixaBank Soho Theatre

welcomes "West Side Story", the classic Broadway musical

that fuses love, rivalry and an unforgettable soundtrack.

In June, the theatre offers "The Grönholm Method", an acid

comedy about competitiveness and the world of work, in

which job candidates face increasingly absurd tests.

Finally, in July, "Chicago", the iconic musical about

crime, fame and corruption in the 1920s, will premiere

with a first-class cast.

RESTRICTIONS ON TOURIST

RENTAL PROPERTIES: NEW RULES

AND REGULATIONS

Tourist rental is the temporary transfer of a property for short-term stays,

generally for holiday purposes, when the property is marketed or promoted

through tourist channels.

Although this type of rental has brought significant benefits to the local

economy, such as boosting tourism and creating jobs, it has also generated

a number of drawbacks, such as the rising cost of the property market,

the disruption of community life in residential neighbourhoods and the

saturation of the tourism sector.

In the province of Malaga, tourist rentals have had a

strong presence. Regulation has been a constant topic of

debate, as the expectations of the tourism sector have

clashed with the concerns of permanent residents and

local authorities. At a local level, Malaga has faced a

growing number of homes being used for tourist rentals,

which has led to a shortage of affordable housing for

residents and an increase in rental prices.

Regulation in Málaga is framed within Law 13/201, on

Tourism in Andalusia, Decree 28/2016, on housing for

tourist use and Decree 31/2024, which modifies various

provisions on housing for tourist use.

In this context, Malaga City Council has implemented

some measures to limit the number of tourist homes in

certain areas of the city, especially in the old town and

areas where there have been excessive concentrations of

these accommodations. The restrictions include setting

limits in specific areas and requiring owners to comply

with a series of administrative and safety requirements.

Recently, there have been several court rulings that have

influenced the regulation of tourist rentals in Malaga. One

of the most prominent cases is related to the ‘compulsory

registration’ of tourist accommodation by a ruling of the

Superior Court of Justice of Andalusia (TSJA).

In 2023, the same court issued a ruling that invalidated

the authorisation of some tourist accommodation in

areas considered to be saturated, establishing that local

authorities have the power to limit the amount of tourist

accommodation in certain areas if the interests of

residents and urban sustainability so require.

On the other hand, tourist rentals can be limited by

agreement of the owners' associations.

They can be limited temporarily, with maximum periods

or specific seasons for the exercise of this activity, or an

increase in the community of owners' fees of up to 20%

for owners who rent their homes to tourists can be

agreed.

On the other hand, the Communities of Owners can

prohibit the tourist rental in their facilities in the

Statutes, and by a vote of the majority of the residents.

The prohibition of tourist rental activity in homeowners‘

associations has been the subject of debate and

regulation. Since 6 March 2019, the majority required to

limit this activity has been relaxed, allowing

homeowners’ associations to reach agreements that

limit or condition the exercise of tourist rental without

the need for unanimity.

The Horizontal Property Act (LPH) establishes that the

activity of tourist rental can be prohibited if the

agreement is adopted by a qualified majority of three

fifths (3/5) of the owners, of votes and quotas.

Conclusion: Although regulation has advanced in

recent years, the tensions between the interests of the

tourism sector and those of residents are increasingly

evident, and therefore there will be more and more

Communities of Owners regulating it, and more rulings

for the most specific and litigious cases. For this reason,

it is important to analyse each specific case.
