FSEC FireCompartmentationinvestigationsFire compartmentation is an integral part of the safetyfeatures of any building and The Fire strategy should dictatewhat standard of fire resistance the walls and floors of abuilding should have in accordance with Building Regulationsand fire safety principles, dependent upon the height size anduse of the building.Failures in fire compartmentation like the Grenfell incident,can lead to smoke and flames spreading rapidly and preventescape routes being available to the occupants with theresulting consequences.Failures in Fire compartmentation are punishable under thearticles of the Fire Safety Order 2005 and ignorance of theproblem is not a defence in law for the “Responsible Person”.Often horizontal fire compartmentation between floors(usually 60 minutes FR) on buildings up to 6 floors, will bebreached by service risers and pipes and cables passingthrough the premises. FSEC Fire DoorInspectionserviceWhy should we inspect them?Fire Doors form an integral and cruciallyimportant part of your building’s firecompartmentation lines and Fire Strategy. Thefunction of fire compartmentation is to slowdown the spread of fire and smoke to allowyour building occupants time to leave safelyand protect your building contents andbusiness.Fire doors should comply with BS 476 andshould be checked under article 17 of the FireSafety Order 2005, with BS 9999 2017, sectionI.6.2 stating a 6 monthly check and central Gov(MHCLG) recommending every quarter!Fire Doors can be on risers, cupboards, roomswhere you have a high risk (plant rooms etc),etc and they can be either timber or metal.Failure to keep your doors well maintained isnot only part of the British Standards, but it iscovered under criminal law!The Regulatory Reform Order (2005) Article 17specifically states that it is a legal requirement toensure that fire resisting doors and escape doorsare correctly installed and adequately maintainedin order for them to be fit for purpose and theresponsibility to ensure this happens falls onwhoever has day-to-day control of premises(Responsible Person).At FSEC, we can demonstrate full competency withour assessors as well as demonstratable years ofexperience across fire engineering, BuildingControl, active and passive systems.
