Experience and Knowledge--with over 20 years in real estate, I know<br />

the market, your neighborhood, the complex contracts, and I have the<br />

negotiation skills to make your real estate goals a reality. Prior to my real<br />

estate career, I was a CPA and an auditor with one of the largest<br />

international accounting firms in the world. That background gives me a<br />

unique financial perspective and attention to detail that sets me apart…<br />

and makes a difference for you.<br />

Integrity and Honesty--it’s the core and non-negotiable. Ask my<br />

of Realtors and abide by a strict code of ethics...not all agents can say<br />

Market and Home Education Day<br />

We’ll take some time to look at houses and<br />

neighborhoods that you’re interested in. We’ll<br />

explore and talk about the market, each<br />

neighborhood and each house. It’s also<br />

possible that I’ll recommend neighborhoods<br />

and show you houses that you hadn’t previously<br />

considered. I’ll help you analyze the pros and<br />

cons of each home, something that I’ll do<br />

with every home we look at.<br />

Finding THE Home<br />

Based on our time together during Market and<br />

Home Education Day, I will customize a home<br />

search for you and send you an email alert as<br />

soon as a home hits the market. I network with<br />

other brokers to look for pre-market<br />

opportunities. I’ll work incredibly hard to find<br />

you the right home!

THE OFFER<br />

To be sure, buying a home is a complex and<br />

intricate process! It’s layered with details and<br />

comes with important rules, regulations and<br />

laws. The basic <strong>Colorado</strong> real estate contract is<br />

about twenty pages long and that doesn’t<br />

include the disclosures, amendments, inspection<br />

objections, and more!<br />

ALL THOSE DETAILS<br />

My background as a CPA and an auditor make<br />

me uniquely qualified to navigate the contracts,<br />

details, and the twists and turns that make<br />

every real estate transaction different! When<br />

you fall in love with a property, I’ll prepare an<br />

analysis so that you know what a fair price is.<br />

NEGOTIATION<br />

I’ll counsel you about winning offer strategies,<br />

present your offer, and negotiate smartly so<br />

that your offer has the best chance of being<br />

accepted. Negotiation is my strength and I’ll<br />

continue to use that skill to advocate for you<br />

during the inspection, appraisal, and due<br />

diligence periods of the transaction.


INSPECTION AND DUE DILIGENCE<br />

PROCESS<br />

It's important that you conduct inspections to be<br />

assured that the home is in good condition and to<br />

make you aware of items that may need repair.<br />

You’ll need to review title and other due diligence<br />

documents. You may need to review homeowner’s<br />

association rules and regulations. I’ll guide you<br />

through these topics as you learn about the property<br />

and counsel you about additional negotiation<br />

strategies related to these items.<br />

APPRAISAL<br />

If you are purchasing the home with a loan, your<br />

lender may require that a licensed appraiser provide<br />

an opinion about the value of the home. This value<br />

plays a role in determining how much money a<br />

lender can lend to you. Even if you are paying for<br />

the home with cash, you may want to hire an<br />

appraiser to value the home. In either case, an<br />

appraisal can give you confidence in the price you<br />

are paying for the home.<br />

CLOSING<br />

Getting to closing is a detailed process, typically<br />

with a few turns in the road, but I’ll walk you through<br />

all the steps necessary to owning your home. And I<br />

won’t stop there! I will be here to answer questions<br />

and offer advice--for months and even years<br />

after closing!<br />

market. Even if you later reduce the<br />

price, that first day market buzz can’t<br />

be recreated. That’s why it’s important<br />

most money within your desired<br />

timeframe. To help you determine the<br />

best price, I will prepare a competitive<br />

market analysis. That analysis looks at<br />

the competition, supply and demand<br />

levels, past sales, overall market<br />

factors like interest rates, seasonality,<br />

and more. Pricing a home well means<br />

you're balancing two risks: overpricing,<br />

which means you miss that allimportant<br />

initial market interest; and<br />

losing money by underpricing. I have<br />

been pricing homes for nearly two<br />

decades and that experience can help<br />

you to determine the correct pricing<br />

strategy… a strategy that balances<br />

your needs with what the market will<br />

bear.

STAGING CONSULTATION<br />

II'll meet with you several times to talk<br />

about the best way to stage your<br />

home. Things like painting, caulking,<br />

carpeting (even low-grade) and<br />

decluttering can make a big<br />

difference! In the right situation, minor<br />

updating can result in big returns. We’ll<br />

talk about how to arrange furniture and<br />

wall decor. Presenting your home in the<br />

best light will make a significant impact<br />

in photographs and online. It also<br />

makes an impact with inspectors and<br />

appraisers, who view well-kept homes<br />

in a more positive light. And of course,<br />

Unless prohibited by homeowner’s associations<br />

or other restrictions, I’ll install an impressive<br />

looking yard-arm post that is tall, bright and<br />

noticeable. My sign panels include a 1-866<br />

number that allows buyers to drive by and get<br />

listing information and pictures, sent to their<br />

phone, 24 hours a day.<br />

INSPECTION NEGOTIATION<br />

It’s a critical part of my service to sellers and it<br />

certainly doesn’t stop with the offer. I’ll advocate<br />

for you during the inspection process, a point in<br />

the transaction that sellers need the advice of<br />

someone experienced and driven to protect their<br />

interests.<br />

APPRAISAL ADVOCATE<br />

Another milestone event is the<br />

appraisal. Typically, if a buyer is borrowing<br />

money to purchase the home, the buyer’s lender<br />

will order an unbiased appraisal in order to<br />

determine the value of the home. Unlike many<br />

realtors, I meet with the appraiser to point out<br />

the positive features of the home, answer any<br />

questions the appraiser may have, and to<br />

provide property update details and<br />

comparable sales data.

SHOWING SERVICE<br />

I use a professional showing service so that you<br />

experience a seamless, user-friendly way to let buyers<br />

see your home. A buyer’s realtor calls the showing<br />

service to schedule a showing and you’re able to<br />

approve the showing by text, call, or email. You’ll<br />

receive daily showing activity reports and you can<br />

download the app to make communication even<br />

easier.<br />

SENTRILOCK LOCKBOXES<br />

I use Sentrilock lockboxes. These electronic lockboxes<br />

provide security features that conventional lockboxes<br />

just can’t match. Your home’s security is of utmost<br />

importance to me and I use the latest technology to<br />

address this concern.<br />

BROKER FEEDBACK<br />

After each agent shows your home, I contact them to<br />

ask for feedback. This information is important, so I<br />

make at least three attempts to connect with the<br />

agent. I’ll email you their responses so that we can<br />

discuss any potential adjustments to the marketing<br />

strategy.
