WHY ME?
Experience and Knowledge--with over 20 years in real estate, I know
the market, your neighborhood, the complex contracts, and I have the
negotiation skills to make your real estate goals a reality. Prior to my real
estate career, I was a CPA and an auditor with one of the largest
international accounting firms in the world. That background gives me a
unique financial perspective and attention to detail that sets me apart…
and makes a difference for you.
Integrity and Honesty--it’s the core and non-negotiable. Ask my
previous clients about this. I'm also a member of the National Association
of Realtors and abide by a strict code of ethics...not all agents can say
the same.
Buying or selling a home is typically the largest financial transaction you
will ever make. Please never allow someone to help you navigate this
journey if you don’t completely trust and feel assured that they have your
best interest in mind, at all times.
Communication--means that I listen. To your hopes and dreams. Your
plans and thoughts. The big stuff and the small stuff! Communication is
key; with you and all the other parties in the transaction… the lender, the
title company, the inspectors, the other realtor and everyone else that I
need to reach out to in order to make the process as smooth as possible
for you.
Old Fashioned Hard Work--you hear that phrase a lot, but you’ll see it
with me. It means I’m willing to show you thirty houses (or more!) if that’s
what it takes to find your dream house. It means I might be at the office
until 11 PM evaluating multiple offers for a seller. It means I aggressively
negotiate and strategize for my clients, so their real estate goals
become a reality.

Experience, Integrity,
Knowledge, Communication
and Hard Work
It’s what we all want when hiring a
professional. You can’t overestimate the
impact these traits make when buying
or selling a home. The best agent makes
all the difference in finding you your
dream home or selling your current
home for the best possible price in the
least amount of time.
That why I devote myself to becoming
the best in the business. I am continually
“upping my game” so that your real
estate goals can be achieved.
6
FOR BUYERS
If you are interested in buying a
home, let's talk!
It starts with communication and listening.
We’ll sit down and have a genuine
conversation so that I can learn what’s
important to you. What’s your
homeownership vision? Of course, we’ll talk
about what neighborhoods you like and how
many bedrooms you need, but we’ll also talk
about things like what the overall market
means for buyers, what your five and ten
year housing goals are, where the best
coffee shops are, and where you can find
the nearest biking path.
8
MOVING FORWARD…
The goal is to make sure you make a smart
housing decision. Here’s a basic roadmap
of how we get there…
Work with a trusted lender to get
pre-approved
Create your wish list
Start looking at homes
Negotiate the best offer
Perform due diligence and inspections
Negotiate inspection items
Order the appraisal
Closing
Move into your dream home!
LET THE FUN BEGIN...
10
Market and Home Education Day
We’ll take some time to look at houses and
neighborhoods that you’re interested in. We’ll
explore and talk about the market, each
neighborhood and each house. It’s also
possible that I’ll recommend neighborhoods
and show you houses that you hadn’t previously
considered. I’ll help you analyze the pros and
cons of each home, something that I’ll do
with every home we look at.
Finding THE Home
Based on our time together during Market and
Home Education Day, I will customize a home
search for you and send you an email alert as
soon as a home hits the market. I network with
other brokers to look for pre-market
opportunities. I’ll work incredibly hard to find
you the right home!
12
THE OFFER
To be sure, buying a home is a complex and
intricate process! It’s layered with details and
comes with important rules, regulations and
laws. The basic Colorado real estate contract is
about twenty pages long and that doesn’t
include the disclosures, amendments, inspection
objections, and more!
ALL THOSE DETAILS
My background as a CPA and an auditor make
me uniquely qualified to navigate the contracts,
details, and the twists and turns that make
every real estate transaction different! When
you fall in love with a property, I’ll prepare an
analysis so that you know what a fair price is.
NEGOTIATION
I’ll counsel you about winning offer strategies,
present your offer, and negotiate smartly so
that your offer has the best chance of being
accepted. Negotiation is my strength and I’ll
continue to use that skill to advocate for you
during the inspection, appraisal, and due
diligence periods of the transaction.
INSPECTION AND DUE DILIGENCE
PROCESS
It's important that you conduct inspections to be
assured that the home is in good condition and to
make you aware of items that may need repair.
You’ll need to review title and other due diligence
documents. You may need to review homeowner’s
association rules and regulations. I’ll guide you
through these topics as you learn about the property
and counsel you about additional negotiation
strategies related to these items.
APPRAISAL
If you are purchasing the home with a loan, your
lender may require that a licensed appraiser provide
an opinion about the value of the home. This value
plays a role in determining how much money a
lender can lend to you. Even if you are paying for
the home with cash, you may want to hire an
appraiser to value the home. In either case, an
appraisal can give you confidence in the price you
are paying for the home.
CLOSING
Getting to closing is a detailed process, typically
with a few turns in the road, but I’ll walk you through
all the steps necessary to owning your home. And I
won’t stop there! I will be here to answer questions
and offer advice--for months and even years
after closing!
14
16
FOR SELLERS
Having an experienced agent that knows
the market and who is dedicated to getting
you the best return makes all the difference.
I'm always studying the market and I’m
committed to innovation in marketing,
education and furthering my skills so that I
can sell your home for the most amount of
money. Whether the market is red hot,
cooling, or it’s in the middle of winter, I've
seen it all, and know how to capitalize on
and strategize for every situation.
MARKET STUDY
18
Interest in your home will never be at a
higher level than the day it goes on the
market. Even if you later reduce the
price, that first day market buzz can’t
be recreated. That’s why it’s important
to price the home at a price that will
attract buyer’s attention and get the
most money within your desired
timeframe. To help you determine the
best price, I will prepare a competitive
market analysis. That analysis looks at
the competition, supply and demand
levels, past sales, overall market
factors like interest rates, seasonality,
and more. Pricing a home well means
you're balancing two risks: overpricing,
which means you miss that allimportant
initial market interest; and
losing money by underpricing. I have
been pricing homes for nearly two
decades and that experience can help
you to determine the correct pricing
strategy… a strategy that balances
your needs with what the market will
bear.
20
YOU HAD ME AT HELLO…
First impressions are everything! From
the moment a buyer sees your home
from the curb, they start forming
opinions about the house. To ensure
success, it’s critical that your home
looks its best, both on the exterior
and the interior. We’ll talk about what
you can do to best achieve that look.
As part of this process, I provide the
following services:
Staging Consultation
Professional Photography & 3D
Video Home Tour
Professionally Created Floor Plan
22
STAGING CONSULTATION
II'll meet with you several times to talk
about the best way to stage your
home. Things like painting, caulking,
carpeting (even low-grade) and
decluttering can make a big
difference! In the right situation, minor
updating can result in big returns. We’ll
talk about how to arrange furniture and
wall decor. Presenting your home in the
best light will make a significant impact
in photographs and online. It also
makes an impact with inspectors and
appraisers, who view well-kept homes
in a more positive light. And of course,
a well-staged home results in more
online views and more showings!
24
PROFESSIONAL PHOTOGRAPHY
& 3D VIDEO HOME TOUR
Once your home is ready, a professional real
estate photographer will take exterior and
interior photos. These magazine-quality
photos will be used online and for brochures.
The photographer will also create an
immersive 3D video home tour.
High quality photos and 3D video tours are
what catch a buyer’s eye and are a critical
part of the marketing plan.
PROFESSIONAL FLOOR PLANS
Prospective buyers want to envision the flow
and layout of the house and a professionally
created floorpan does just that. It's another
key piece of the marketing plan.
26
ONLINE PRESENCE
Over 90% of buyers begin their housing search
online. I maximize online exposure through
syndication to a vast number of websites and
other online methods too:
EMAIL MARKETING
With my e-flyer program, your property can reach
thousands of brokers in the metro area and along
the front range. Additionally, buyers looking for a
property that matches your home’s features will
receive an email that highlights your home.
Reaching brokers and buyers quickly after a home is
listed is crucial to creating market demand.
EYE-CATCHING DIGITAL
BROCHURES
When you combine a thoughtfully staged
home and magazine quality professional
photos, the result is beautiful digital
brochures that buyers can return to over
and over again.
OPEN HOUSES
While photos are a critical part of
marketing your home, pictures don’t
completely capture it’s attributes…only an
in-person visit can provide a buyer with
the true feeling of your home. Note that
open hoses, by nature, invite strangers
into your home. We will talk more about
this if you have any concerns about open
houses.
28
STANDOUT YARD SIGNS
30
Unless prohibited by homeowner’s associations
or other restrictions, I’ll install an impressive
looking yard-arm post that is tall, bright and
noticeable. My sign panels include a 1-866
number that allows buyers to drive by and get
listing information and pictures, sent to their
phone, 24 hours a day.
INSPECTION NEGOTIATION
It’s a critical part of my service to sellers and it
certainly doesn’t stop with the offer. I’ll advocate
for you during the inspection process, a point in
the transaction that sellers need the advice of
someone experienced and driven to protect their
interests.
APPRAISAL ADVOCATE
Another milestone event is the
appraisal. Typically, if a buyer is borrowing
money to purchase the home, the buyer’s lender
will order an unbiased appraisal in order to
determine the value of the home. Unlike many
realtors, I meet with the appraiser to point out
the positive features of the home, answer any
questions the appraiser may have, and to
provide property update details and
comparable sales data.
32
SHOWING SERVICE
I use a professional showing service so that you
experience a seamless, user-friendly way to let buyers
see your home. A buyer’s realtor calls the showing
service to schedule a showing and you’re able to
approve the showing by text, call, or email. You’ll
receive daily showing activity reports and you can
download the app to make communication even
easier.
SENTRILOCK LOCKBOXES
I use Sentrilock lockboxes. These electronic lockboxes
provide security features that conventional lockboxes
just can’t match. Your home’s security is of utmost
importance to me and I use the latest technology to
address this concern.
BROKER FEEDBACK
After each agent shows your home, I contact them to
ask for feedback. This information is important, so I
make at least three attempts to connect with the
agent. I’ll email you their responses so that we can
discuss any potential adjustments to the marketing
strategy.

We had an excellent home buying experience with Joyce, during a very long new-build process here in Denver. We
went under contract in April and didn’t close on the home until the following February. Clearly, Joyce devoted an
immense amount of time on us and our home purchase. There are a lot of additional complex issues involved with
new construction, and Joyce has definitely navigated that minefield numerous times before. Joyce is very well
versed in both the technical issues and nuance of new construction. She knew what were reasonable timetables
and expectations for the developer and what appeared to be stall tactics. Joyce also provided a thorough review
and comments on the HOA documents. During that extended time there were several very pointed conversations
needed, and Joyce handled all of them for us. She was very good at engaging in those conversations and
anticipating the options and outcomes of those conversations. Joyce is a very effective communicator, constantly
kept us up to date on the status of the various issues and reminded us of deadlines that we were responsible for
well in advance. She was relentless on staying on top of the developer on pending issues and keeping them
accountable for their commitments and promises. At the end of the process, we were very good friends with Joyce.
There had been periods of tears of joy and tears of frustration, she was there for all of it. At the end of the deal
she had the respect of the developer, whom she tenaciously hounded and held accountable. We give Joyce the
highest recommendation possible. She works tirelessly into the night for you and advises you well during every step
of the process.
Troy and Kirsten Q.
Joyce helped me purchase my first home, and I couldn't have been more pleased with the house we found! She is
very knowledgeable and made the process move forward seamlessly. We were in constant communication through
the whole process, and everything was put together fast and efficiently when it came time to make an offer. She
worked hard to help me get an offer accepted in a multiple-offer situation, and helped me get into a great first
home! We are still in communication, and I look forward to working with her again!
Audra D.
My husband and I moved from Michigan and were looking to purchase our new home for our large family in the
new Arvada neighborhood. We have Joyce Hachen as our realtor and she was AMAZING. She was EXTREMELY
through in her research for the right area and home for our family and always came prepared for anything we
needed. We decided to build our new home and she was at every meeting with questions that I hadn't even come
up with to make sure we were making the best decision possible. We could not have done this without her. She
goes above and beyond for her clients and treats them as if they are friends instead of a paycheck waiting to
happen. I HIGHLY recommend her to anyone looking to buy a home! There is no one better! Thank you again so
much Joyce for the amazing home buying experience!! :)
Scot and Whitney H.
It’s my absolute pleasure to recommend Joyce Hachen. Over the course of several months I have been extremely
pleased will the level of effort she placed in addressing my concerns and aiding me in navigating the volatile
residential market. Her knowledge of the intricate and mutable home buying market was a huge advantage to my
search, allowing me to properly frame an offer which was ultimately accepted. During the home inspection aspect
of the contact, Joyce continued to provide keen insight on the bigger issues regarding the property; facilitating the
proper post inspection assessments and encouraging an inspection resolution that was in my best interest. I
confidently recommend Joyce, as a dedicated and knowledgeable Realtor and an all-around great person.
Michael C.
We are writing to you to express our pleasure with our real estate
agent, Joyce Hachen. To let you know where we are coming
from, we have had six corporate relocations over the past 15
years and have had our fair share of real estate agents and
transactions. Despite our years of experience with buying and
selling our homes, the experience had always lent itself to stress.
Joyce epitomizes the perfect real estate agent the moment you
meet her because she exudes trustworthy, high caliber
professionalism and is very well respected in her community. She
sets herself above her colleagues because she insists on
standing in the middle for her clients and goes above and
beyond expectations. Joyce has the ability to make you feel as if
you are her only client. She cares very much for the people she
serves and she delivers on everything she commits to and stays
accountable. We are nothing but pleased with Joyce and her
expertise and we recommend her to everyone! Our only regret is
that we wish we could take her with us to Arizona to help us find
our new home!
John and Lori Ann P.
Selling our home was one of the hardest things we have ever
had to do, and Joyce Hachen was our guiding light through every
step. It brings me great honor to write this letter of
recommendation and to do her justice, I am going to share a
brief story of why she has become so special to us. Moving away
from Denver, CO, to be closer to our Midwestern family roots
meant we had to leave the people that we called friends in the
Rocky Mountain state. Making the decision to sell our house was
emotional enough, which is where Joyce was most supportive.
She not only knew what needed to be done from the business
end of things to sell our home, she also knew how to balance
that with a personal side that listened to our concerns and
fears. She was never above listening to us, as we expressed our
joys and frustration with the process of both preparing the house
for sale and finding suitable buyers. We endured the
interruptions of nap schedules and hanging out in various spots
in Denver with our three children (ages 3, 2 and 6 months I might
add) until showings were completed. Patience as a Realtor with
a high maintenance family like ours has awarded Joyce our
highest medal of honor. I have been in the hunt for a new house
going on a year since moving from Denver and I have utilized
four or five different Realtors by now. NONE have even come to
compare with the intelligence and virtue that Joyce displays
when performing her job. It has been a very frustrating
experience for us as we long to find a Realtor that will work as
hard for us in finding a new home as Joyce did when she sold our
home. It is in my opinion that we will not find one. We wish she
was here to help us out. Please accept our grandest
recommendation of Joyce Hachen to be your Realtor. You will
not find another better than her. Simply the best!
Brian and Heather W.
