NOTRE EQUIPE
The practice is led by Derek Bush, a british
interior designer.
L’agence est menée par Derek Bush, un
architecte d’intérieur britanique.
Founder and Managing Director
Derek began his career by helping Terence
Conran set up the first Habitat stores in
France. He remained there and establihed
an interior contractors agency, Wiltshier SA
which over the course of 12 years became the
biggest interior contracting company in the
country.
In 1988, Derek established an independent
interior design practice, and founded Bush
Architecture in 1999 to develop its core
activities in three sectors: commercial, retail
and high-end residential interiors.
With over 40 years experience in project
management, Derek Bush is a rare commodity
in the French construction world. Having run
two very succesfull contracting and design
companies, Derek has managed to complete
the most challenging of projects.

Terence Conran à réaliser les premiers
magasins HABITAT en France. Ensuite, Il gère
l’implantation de l’agence d’architecture
intérieure Wiltshier SA à Paris, qui est devenu
en 12 ans l’une des plus grande entreprise
d’aménagement intérieur en France.
En 1988, Derek créé sa propre agence de
design intérieur, DSB, puis il fonde Bush
Architecture en 1999 pour développer ses
activités dans trois secteurs : le tertiaire, le
commerce et le résidentiel haut de gamme.
Avec plus de 40 ans d’expérience en gestion
de projets, Derek Bush a un profil rare dans
le milieu du batiment français. Avoir dirigé
deux grandes entreprises contractantes et de
conception a permis à Derek de réaliser les
projets les plus ambitieux.

Capita called upon Bush for a
Project Management and Cost
Consultancy mission. The operation
consists in the construction of the
first french warehouse-club of
the American Group Costco. The
project is located in Essonne, in
Villebon-sur-Yvette.
Capita a fait appel à Bush pour
une mission d’économie de la
construction et de management
de projet. L’opération consiste en la
construction du 1er Club-Entrepôt
sur le territoire français du Groupe
Américain Costco. Le projet se situe
dans l’Essonne, à Villebon-sur-
Yvette.
The large surface warehouse
(shelving, mutliple cashiers,
refrigirated rooms, etc.) comprises
of 11,288 m² of retail space on
the ground floor and 2,000 m² of
office activities in R+1. The R+1 will
host the French headquarters of
the group. There are 900 parking
spaces, split into a plant-full, openair
parking lot and an underground
parking under the building.
L’entrepôt de type grande surface
(rayonnage, ligne de caisses,
chambres froides, etc.) comprend
11 288 m² de surface de vente
au RDC et 2 000 m² d’activités de
bureaux au R+1. Le R+1 accueillera
le siège social France du groupe. Il

Bush works closely with Nick
Patchett on the renovation of a
shopping center in the suburbs of
Barcelona.
To renew the image of the aging
shopping center, we proposed
different concepts to attract
customers. Firstly, this included the
rethinking of the building’s exterior:
renewing the logo, redesigning the
entrance hall, dressing the facades
in creating advertising areas that
will source income for the shopping
center. Secondly changing the
areas of internal circulation of the
building (floors, lights, signalisation,
...), enlarging the sales areas and
creating a relaxing rooftop area.
After various proposals, we are in
charge of the construction & cost
management.
Bush travaille étroitement avec Nick
Patchet pour la rénovation d’un
centre commercial en banlieue de
Barcelone.
Afin de renouveller l’image
vieillissante du centre commercial,
nous avons proposé plusieurs
concepts permettant d’attirer les
clients. Cela consiste premièrement
à repenser l’aspect éxtérieur
du batîment : renouveller le
logo, repenser le hall d’entrée,
habiller les façades en créant des
zones publicitaires qui seraient
sources de revenu pour le centre.
Deuxiémement, changer les
zones de circulations intérieures
du batiment (sols, lumières,
signalisation,...), agrandir les zones
de vente et créer un espace de
détente sur les toîts.
Après diverses propositions, nous
sommes en charge de la gestion des
coûts et de la construction.

Bush enabled the PRIMARK Group,
an Irish clothing retailer already
present in several countries in
Europe, to establish themselves in
France.
Bush is managing the introduction
of Primarks stores in France
thanks to their expertise in project
management and their knowledge
as architects.
Grâce à sa double culture Franco-
Anglaise, Bush a permis au groupe
PRIMARK, distributeur Irlandais de
vêtements présent dans plusieurs
pays d’europe, de se développer en
France.
Bush gère l’implantation des

de gestion de projet et de à savoir
faire en tant qu’architecte.
Bush has responded to customer’s
requirements by producing high
quality shops in a very short amount
of time. Six shops are open today
and ten more are, simultaneously,
in progress all over France.
Bush a su répondre aux exigences

qualité dans des délais très courts.

Bush has been hired by Koton,
a Turkish fashion company, to
conceive their first boutique in
France, in the O’Parinor shopping
centre.
Bush a été choisi par Koton, marque
de Prêt-à-Porter turque, afin de
concevoir leur première boutique
en France, au sein du centre
commercial O’Parinor, en région
parisienne.
Bush was supplied with a concept
document and layout plans from
Koton’s architects, and adapted
the design to French fire safety
and accessibility regulations. Bush
took care of obtaining the building
permit, and of hiring a local team of
consultants.

integrate and adapt the new
concept onto existing Carrefour
Markets. This includes both
interiors as well as exteriors: the
car park, facades and interiors of
shopping malls.

of the main contract works and of

In 2012, Yves Rocher asks Z-Studio
and Bush to shape its new image
according to its current concept
in several stores / outlets across
France: Annemasse, Cluses,
Bourges, Nogent, Ploermel Rouen
and Valenciennes.
En 2012, Yves Rocher fait appel à
Z-Studio et Bush pour réaliser la
mise à jour de sa nouvelle image,
selon un concept prédéfini, dans
plusieurs magasins / points de vente
à travers la France : Annemasse,
Cluses, Bourges, Nogent, Ploermel,
Rouen et Valenciennes.
When the brand renewed its
identity, it entailed the renovation
of its existing stores, in tandem
with the creation of new ones
for example, modifying the front
of the store and furniture to the
new colors of the brand, while
adapting the concept to the shell
specification of the building.
Lorsqu’une marque modernise son
image, cela implique la rénovation
des boutiques existantes mais aussi
d’en développer de nouvelles. Yves
Rocher a apporté des modifications
à ses devantures, son mobilier
et a modifié les couleurs de son
enseigne. Ce sont ces adaptations
que nos agences ont réalisé en
tenant compte des réglementations
en vigueur.

Working with international
construction and management
consultants, Turner and Townsend,
Bush operated as the local
architect. We were responsible for
the design, site management and
implementation of all Marionnaud
Stores in France, following the
brand’s large programme of
renovation and creation of stores.

Our client, GO PRO, is installing
its headquarters on the 9th floor
of the Amiral Building in Issy-les-
Moulineaux.
Situé au neuvième étage de
l’immeuble Amiral, notre client GO
PRO installe son siège social à Issyles-Moulineaux.
Following the rapid development
of this young society, the number
work spaces must double that of its
previous building.
The surface area of the new office
is 1600m2, which has allowed
our partners MMOSER to design
a better adapted interior refit for
the new demands of the client.
Bush is in charge of the design,
management of tender proposals
and site supervision. On this site,
a hundred new open-space work
stations will be built, as well as
informal work spaces, meeting
rooms, laboratories and relaxation
areas.
Suite à l’évolution rapide de cette
jeune société, le nombre de postes
de travail doit doubler par rapport
au bâtiment précédent.
La superficie des nouveaux locaux
est de 1600m2, ce qui a permis à nos
partenaires MMOSER de concevoir
un aménagement intérieur mieux
adapté aux nouveaux besoins du
client. Bush est en charge de la
conception, de la gestion des appels
d’offres et du suivi de chantier.
Sur ce site, une centaine de postes
de travail en Open-Space sont créés,
ainsi que des espaces de travail

JP Morgan, the prestigious
American bank, wished to renovate
its Parisian building which it has
occupied since 1916. Designed
by Jules Mansard, this gem of
architecture is located in the heart
of Paris, 14 Place Vendome.

occupe depuis 1916. Conçu par Jules
Mansard, ce bijou d’architecture est
situé au cœur de Paris, 14 Place

Following its first renovation in
1993, the building required a
revamp.
This very complex project has been
assigned to TP Bennett London for
the design and Bush has been put
in charge of the execution and site
supervision.

The well know North-American
consultancy firm, Thomson
Reuters, is coming to the end of its
commercial lease and requires a
rapid relocation.
Initially located in Puteaux, the new
offices will stay in the same town.
From now on however they will be
spread across three floors in a new
building, over a global surface area
of 1918m2.

entreprises, arrive à la fin de son
bail commercial et est obligé de
procéder à un déménagement
rapide.
Situé initialement à Puteaux, les
nouveaux locaux restent dans la
même ville. Ils sont désormais
répartis sur trois étages dans le
nouveau bâtiment, sur une surface
globale de 1918m2.
The design and execution are taken
care of by Bush, however CBRE will
project manage the project.
La conception et l’exécution sont

The spaces are made up notably
of meeting rooms, informal work
spaces, a kitchen and relaxation
room, an open-space work area as

reduce half of its office space
located in the 8th district of Paris,
on the 3rd floor of a building on
Avenue Montaigne.
The British architectural firm,
MMOSER, named Bush as the
Project Manager and local architect
to adapt the concept which
they had developed to French
regulations and standards.
Initialement installé sur la totalité
du 3ème étage d’un batîment
Avenue Montaigne, dans le 8ème
arrondissement de Paris, le fond
d’investissements KKR souhaitait
réduire sa surface et entreprendre
des travaux de rénovation.
Bush a été nommé par le cabinet
d’architectes britanniques MMOSER
en tant Chef de projet et Architecte
local afin d’adapter le concept
original à la réglementation et aux
standards français.
The 250m2 space can accommodate
ten people and includes both open
offices, a kitchenette, meeting
rooms, a reception hall and a few
small partitioned offices.
Bush was put in charge of any
necessary adaption to local
standards, tender and choosing the
contractors, as well as the on site
project management.
The project lasted eight weeks.
Ce nouvel espace de 250m2 peut
accueillir une dizaine de personnes
et comprend à la fois des bureaux
ouverts, un coin cuisine, des salles
de réunions, une réception et
certains bureaux cloisonnés.

The new premises has a 290 m2
surface. After consolidating all the
the needs and requirements stated
by the client, Bush proposed a
comprehensive concept for office
layout and the design of custom
furniture.
Once the concept is validated by
the client, the agency is in charge
of the tender period concerning
the works including interior design,
decoration and the creation of
custom furniture. As an architect
and project manager, we are also
in charge of site supervision until
site delivery to the client. The time
frame is very short making it a real
challenge for Bush.
Les nouveaux locaux compte une
surface de 290 m2. Après avoir
récolté toutes les informations
sur les besoins des employés et
les impératifs du projet, l’agence a
proposé un concept complet pour
l’aménagement des bureaux ainsi
que la conception de mobilier sur
mesure.
Une fois le concept validé avec
le client, l’agence est en charge
des différents appels d’offres
concernant les travaux du local
ainsi que l’aménagement intérieur,
la décoration et la création du
mobilier. En tant qu’architecte et
chef de projet, nous sommes aussi
en charge du suivi de chantier,
jusqu’à la livraison au client. Le
temps imparti est très réduit, c’est
un réel challenge pour Bush.

In 2013, the Jupiter building tenant
wished to sub-lease 4 of the floors.
Bush conducted research into the
feasibility and costs of introducing
multiple tenants rather than a
single one.
The client was satisfied by the
study and entrusted Bush with the
renovation of these floors as well
as the buildings public areas. The
four upper floors were completely
refurbished as well as creating a
new atmosphere on each floor.
The high quality interior radically
changed the look of the building,
giving a high-end, warm and
welcoming look.
The work took about six months,
as the building remained open
throughout the work.
En 2013, le propriétaire du bâtiment
Jupiter fait appel à Bush pour
réaliser une étude de faisabilité
et de coûts afin dde passer d’un
locataire unique à unne installation
multi-locataire.
Satisfait par l’étude, il a confié la
rénovation et la décoration des
espaces à l’agence. Un nouveau
design ainsi qu’un mobilier d’accueil
conçu sur-mesure ont été créé
pour le hall d’entrée, les quatre
niveaux ont été totalement rénovés
de façon à créer une atmosphère
propre à chaque étage.
L’aménagement intérieur haut de
gamme à radicalement changé
l’identité du lieu.
Les travaux ont pris six mois durant
lesquels le bâtiment est resté
ouvert.

Commerz, a German real estate
company, asked Bush to propose
the layout of an office platform
located on a large office park, for
our client to consider different
possibilities of offering to potential
tenants. The aim of this project was
to explore different “atmospheres”
and offer a variety of workspace,
open spaces as well as closed areas,
in order to accomodate both groups
of employees and individuals.
The plans were put together
efficiently and given to the client
within the scheduled time.
Commerz, société immobilière
allemande, a demandé à Bush
de définir une proposition de
réaménagement d’un plateau
type de bureaux, permettant a un
potentiel locataire de se projeter
dans ces locaux. L’objectif :
proposer une diversité d’espaces
de travail, allant de zones ouvertes
(open spaces) à des cellules plus
cloisonnées, accueillant tantôt
des groupes de travail, tantôt des
employés freelance de passages.

The construction period defined
was 4 months, which includeded
the creation and development of
several spaces on the ground floor
(training laboratories, open meeting
rooms, a repair shop, warehouse...)
and on the first floor (closed offices
and open space). The basement
and outside have also undergone
transformations: installing air
conditioning, a compactor with
fences, underground tanks for
recycling wastewater and parking.
La durée des travaux était de
quatre mois, de la création à
l’aménagement de plusieurs
espaces au RDC (laboratoires
d’entrainement, salles de réunion,
atelier de réparation,entrepôt
de stockage…) ainsi qu’au
premier étage (bureaux fermés
et open space). Le sous-sol et
l’extérieur ont également subit
des transformations:installation
d’un compacteur, enterrement des
cuves de recyclage des eaux usées,

Since 2012, Bush has collaborated
with Eurostar in the space planning
and renovation of office spaces.
They led the transformation of
three interiors, in Paris and in the
rest of France.

Bush developed the design and
managed the entire project in
the complete renovation of three
sites, two in Lille and one in Paris,
on behalf of their client Eurostar
International LTD.
The 600m2 parisian site is located
on Rue de Dunkerque and the 280
m2 and 350 m2 sites in Lille are
located on rue du Luxembourg
and on Boulevard de Turin. All the
sites had to undergo a complete
renovation, including furniture and
technical installations. Bush had
to manage the renovation while
the space was still occupied by the
company, which proved to be a real
challenge for the team.

potentiel de l’espace, comme du
marbre, des textures chaleureuses,
etc. Une sélection de meubles a été
faite selon le souhait du client afin
de mettre en valeur les espaces.
Le client avait besoin que le projet
soit effectué le plus rapidement
possible, Bush a travaillé
intensément pour définir et réaliser
un concept moderne pour ce grand

Bush was in charge of the complete
renovation of a client’s town
house. Our mission included an
interior design concept proposal,
management of the work and
budget as well as furniture ordering.
Bush s’est vu confier la rénovation
complète de cette maison de ville
proche de Paris. Notre mission allait
de la proposition d’aménagement,
au suivi de chantier, en passant par
la gestion du budget ainsi que la
commande du mobilier.
A kitchen, living room and access
onto a sunny garden terrace can all
be found on the first of the three
floors. The “timeless” environments
combine modern and chic, with a
natural light.
Au rez-de-chaussée, la cuisine et
le séjour donnent sur une terrasse
fleurie, largement ensoleillée.
L’esprit intemporel du lieu combine
modernité et élégance et profite
d’une importante lumière naturelle.

On the second floor, felted colors
lead to a contemporary bathroom
and onto a master suite and
office. These two beautiful rooms
conceived with a Scandinavian
atmosphere through its materials
and colors bring comfort and calm.
The third level provides access
to a bedroom, a bathroom and a
relaxation room, and is decidedly
warm with stunning views of the
“Parisian rooftops.
A l’étage les couleurs feutrées
mènent de la salle de bain à la suite
parentale en passant par le bureau.
Le style scandinave adopté pour ces
espaces transparait à travers les
couleurs et les matières choisies.
Au niveau supérieur, une chambre,
une seconde salle de bain et une
salle de relaxation profitent de la
vue sur les toits de Paris.

The apartment had not been
touched for more than twenty
years, so we started by ripping
everything out, renewing all of
the technical installations: new air
conditioning, plumbing, electricity,
connections.
The aim being to generally
modernise the appartment.
Then we renovated it from top to
bottom, rearranging and creating
new spaces, building new rooms
and installing new ceilings and
floors.
An important part of this project
was the finishes, among which the
creation of new moldings similar to
the existing.
We made the apartment look and
feel like it should being on one of
the most prestigious roads in the
world, and it does.
Cet appartement n’avait subi aucune
transformation depuis plus de vingt
ans, les travaux ont commencé
par une importante étape de
démolition et de mise aux normes
des installations techniques: air
conditionnée, plomberie, électricité
et connectiques.
L’idée générale était de moderniser
le lieu.
La rénovation commenca, allant de
la rénovation des espaces existants
à la création de nouveaux espaces,
la pose de nouveaux plafonds et
sols.
Un important travail de finitions
a été réalisé, entre autre sur les
boiseries qui ont été remplacées à
l’identique.
L’appartement est désormais digne
de son emplacement, l’une des rues
les plus prestigieuses du monde.

A complete rework of a family town
home needed to reflect the needs
and wishes of a well-known style.
This project involved a lot of work.
Costs were driven down and work
was undertaken by individual trade
contractors.
The apartment was renovated
from top to bottom: new rooms
were created, walls built, ceilings
changed, technical installations
renovated and finishes revived.

Il s’agit ici du remodelage complet
d’une propriété familiale afin de
refléter les souhaits et besoins d’une
personnalité bien connue. Ce projet
a impliqué un grand investissement,
les coûts ont été reduit au maximum
et les travaux ont été réalisés par
des entrepreneurs individuelles.
Cet appartement a été entièrement
rénové, des nouveaux espaces ont
été crées, l’organisation des espaces
de vies a été revue et un important
travail de finitions a été réalisé.

PROJECTS

The Aerospace-Boeing-Aermacchi
consortium commissioned
architectural associates BUSH and
Z.STUDIO, with the assistance of
engineers IDEKIA, to design and
implement a training center for
Singapore Armed Force fighter
pilots. Constructed on a French air
base next to existing hangars, the
project had to accommodate for
3 flight simulators, training/office
rooms and an auditorium.
Le consortium Aerospace-
Boeing-Aermacchi a missionné
les architectes associés Bush et
Z.Studio, avec la collaboration de
ingénieurs d’Idekia, pour la création
de leur centre de formation destiné
aux pilotes des forces armées
singapouriennes. Construit sur une
base aérienne française existante,
ce projet intégre trois nouveaux
simulateurs de vols, des salles de
cours et des bureaux ainsi qu’un
auditorium.
Acoustic panels built with
aluminium soundproofed the
facade of the building due to its
proximity to the tarmac. Noise
pollution was accounted for from
ongoing aircraft activity.
Technical constraints and
demanding communication skills
characterized this project, which
lead to a satisfactory result.
En bordure de piste, le bâtiment se
protège des nuisances sonores par
une façade acoustique constituée
de panneaux d’aluminium.
L’enveloppe se déforme pour
prendre en compte les multiples
contraintes liées aux atterrisages
et décollages des avions et
hélicoptères.

Our client’s warehouse occupants
had moved out, the offices hadn’t
been used for years.
The new tenants wanted a pleasant
space to work in and needed
workshops within the warehouses
as to add value to the products they
were selling.
Suite au déménagement des
précédents locataires, l’entrepôt de
notre client restait innocupé depuis
plusieurs années.
Les nouveaux locataires
souhaitaient des espaces de travail
agréables et avaient besoins
d’ateliers à l’intérieur même de
l’entrepôt, de manière à augmenter
la valeur de leur production.

The Sorbonne Graduate Business
School (the IAE-Université Paris 1
Panthéon-Sorbonne) opened an
additional site to accommodate
new students.
L’IAE-Université Paris 1 Panthéon-
Sorbonne (Sorbonne Graduate
Business School) a ouvert des
locaux additionnels pour accueillir
de nouveaux étudiants.
Two 200m2 office floors were
arranged to fulfill the needs of the
client and comply with public space
requirements and regulations.
Specific technical systems (air
conditioning, air handling, etc) have
been completely redesigned.
Deux plateaux de bureaux de 200
m2 chacun ont été aménagés en
respectant les obligations et les
normes pour les espaces publics. Les
installations techniques spécifiques
(climatisation, traitement de l’air,
etc.) ont été totalement repensées.
Two classrooms and an
amphitheater were designed and
built. All of which were fashioned
with recycable materials in a bright
and contemporary atmosphere.
Deux salles de classes et un
amphithéâtre ont été créés.
L’ensemble a été traité avec
des matériaux recyclables, dans
une ambiance lumineuse et
contemporaine.
